will white lily phase 2 houses be built using red clay bricks? I doubt it..white lily phase 1 more than 95% is cheap cement bricks...don't believe go n check for yourself
Wow now some penang ppl really expert know how to analyse bricks...scarry guess next time when developer sell the house must also include in S&P what bricks they are using...

Well, looking at the type of brick used is somewhat an old fashion way of judging the quality of the build. I went to the site of white lily, and i have to say the craftsmanship was quite impressive.

There is no road from Gambier to Minden unless the road beside I Regency entrance.
Yes, for time being can't access from Jln Gambier to Minden Gardens yet. But sooner or later should be have access road.
hey guys, i went to the soft launch yesterday, all terrance units being sapu finish in just a few hours. crazy! so good meh this project? terrace units is RM969k, semi-D 1.4M and above.
for that price of 989k (before 20k early bird freebie/discount) i too had my doubts and did not bother going to the soft launch ...
1) they told me that the project included building a surau (I'm not Muslim)
2) the location is next to U-garden and LMC flats
3) this is linked to Penas in some way (even the office is in Penas tower) and I'm just a little bit more cautious given the reputation over the years (of ppl who worked with them)
just my 10 sen's opinion (since inflation has increased everything except our gaji)
hi, yeah i thought so too. but still, selling like hot cake. regarding point #3, i think white lily is doing quite well, a couple of ppl that bought it commented that the quality is actually quite good based on what they seen so far. and also the BSG land is directly beside, it they open up the road leading to bukit gambier than should be good. anyway, want to buy also dont have chance now.
Went to the soft launch...selling like hot cake but still have limited units available. As for White Lily, the workmanship is very impresive..visited the site on Friday...They have thrown in very solid materials.
No sure it is worth with the cost at 989K, do you guys think that majority of 3 storey terrance house in Penang cost this much? Just wanted to have some comparison with others ..
If not mistaken 22 x 60" only. Obviously overpriced. Surrounding by high rise, the only word "KUN" (mandarin) & not a good feng shui. Sorry to say that for those who had bought it.

hahaha, that was the funniest comment i ever seen in fengshui. there are only few high end condo(having said is not supercondo) around that area. It would be "kun" thats right, but "kun" by more expensive new BSG project around. Ppl who bought any new projects in minden heights opted for the location and the neighbourhood, not seaview or bridgeview that might be blocked by the high-rise building.
feng sui aside...location? yes, it is a posh area popular for big semi-d and bungalows wit rich tenants/owners.
nevertheless minden garden is still indeed an expensive terrace in view of its build up of 22*60 compare with standard 20*70. ie completed 1permai & 2permai at tg bgh doing abt 900k-1.1m now with a better build up. which one is a better buy?

after I signed my SnP, the developer told me that I should go back and use the same lawyer for house loan? else, i would not enjoy free SnP legal fee provided by them. As I believe my own lawyer would give me a much better rate than theirs. Anyone facing the same problem?
they using famous brand good quality and nice floor & wall tiles.... especially is bath room decor tiles.. super nice....

There are still a few units available, go check it out, but of course the left over units are not so ideal units. I have visited the units, they have so far built 4 units - 2 semi-d, 2 terraces. The layout is good, all rooms are spacious, good for family with a few kids, however the space at the back door is a bit narrow.I have visited White Lily's show house too, the finishing is good, and i like how they placed the master bedroom, however the other rooms are rather small, not so practical. One more thing, the Minden Garden Residence is located at the higher land than White Lily but closer to the main road.
Is the show room open for viewing? Is it open on weekend?

I went to see one of the house ( under renovation ). The build up is nice and bed rooms are spacious. The used build material is also with quality and good craftmanship. Overall, think it is a nice house even though, the land & build up area are a bit small compared to other projects.

I visited the show house which is SemiD Type. Nice house layout and craftsmanship. Believe it will appreciate upon completion, provided the economy is not at downturn after 1 yr from now. Worth to buy for own stay and investment. There are only few SemiD left with mostly Terrace unit sold out.
Most of the Semi D are still available. (1.4M+)
They have been stuck since the very first day.
That 1.4m Semi-D unit sold out already. Heard that the buyer is from Palm Residence.
The speculators have to pray very hard that White Liliy will be fully consumed in subsale market in the next 2 years.

RHB noted that the Malaysian Institute of Economic Research (MIER) Business Conditions Index (BCI) had declined for two consecutive quarters and falling below the 100-point threshold, which indicates that “businesses have turned negative on the outlook, as Malaysia is unlikely to be fully insulated from the impact of the debt crisis unfolding in Europe.”
MIER yesterday revised its 2012 GDP growth forecast downward to 3.7 per cent due to external headwinds, which is markedly lower compared with its growth forecast for 2011 of 4.9 per cent.

Just visited the site last week. The house structure is OK and now internal work is being done. I see most used material and craftmanship is good in quality. Not sure what is the selling price now? Anyone knows?
I know White Lily is selling at RM1.1Mil...Seem like small build up unit is no longer a concern for most buyers but they keen more on location and house design.
When affordability becomes an issue, people will compromise on size. Btw, it's not small for a terrace house like this.
