Did anyone have their unit reworked or repair due to the poor workmanship? I found that there is water stain at the living room probably due to heavy rain. Besides i found that the laminated floor are uneven when you step on it. There are many more defect actually.

Mind sharing the defects that your unit facing?

Hi there,

You can actually inform the management and they will rework them for you. I've actually submitted my complaint list such as uneven tiles, broken tiles, windows etc to the mgt and they sed most probably it will take 2-3weeks for them to repair everything for you.

I think it is ridiculous that owners of the apartments in Penang can simply hike up the price to their wish as soon as OC has been obtained or even some before OC obtained.You will soon realize that simply quoting unreasonable prices is not going to bring you buyers especially in times of these when ppl are already loosing jobs everywhere.Those who really want to sell of their units,better pray hard if you were planning on a good investment within such a short period of time.

Haha, the 1154 unit has been on sale for half a year. It started with unrealistic price of 380K. Today it is at 350K. Wait for another few months, it will be 300k

Even at 300k, which is close to RM 300 per sqft, this is still freaking expensive. Good luck to whoever buy that !

Thanks Ameer for the advice. Wonder if engineers in Penang just throw away 300k++ for a small apartment. Our earning salary is not much (sadly speaking) and purchasing power is low compare to many countries. If I buy now for 300k++, how much should I sell in the future when I move on like 5-10 years later? Are there buyers willing to spent even more for me? This is not landed afterall, it's not making sense to me. May be we should ask our foreign bosses to give more increment in salary :)

I drove through many newly built apartments, take Regency height for example, I noticed that many units are actually unoccupied and dark at night. Even Putra Place still got many bare units for sale... In my opinion, current market is actually dominated by sub-sellers. Considering more and more new apartments built, means everybody is trying to sell off their units but unable to. I wonder if genuine owners in future will find themselves living in "ghost" apartment where whole floor only 1 or 2 units occupied... This is still, just Penang, not Singapore, not Hong Kong. There're only so many Penangites... This is just a concern I see.

I can understand your objection since you are a housing agent. And it is definitely in your best interest if house price is higher as your commision will be higher as well.

Let the market react. I can see more and more units unsold, and even enquiry for certain projects like the spring, time square etc are really scarce now.

Even south bay have problem launching their 2nd phase.

Traditionally, house price will only go down after 6 months to 1 year after stock market go down.

Now developers still have market because of sub-sellers. When sub-sellers have their hands full of units unable to sell, they will stop buying. Then we will start to see what is the real demand for expensive properties. Just take a drive to some newly built apartments, you can see it yourself to believe how many units are empty there, this will only get worse until people realise the fact...
I'm not a developer, but I do plan to buy an apartment unit. However, I do not want to live in a dark and empty apartment environment, that is my concern, as a buyer.

When you see new apartment with no occupants does not mean the unit is un-sold,it could be the buyer do not intend to move in soon,or they plan to rent it or keep as an investment.

The land opposite belonged to USM.

If it is cleared for development then it is another good news for Palm P residents because the road will be linked to Yap Chor Yee and prices may jump another 20~30% on top of current market price of 410K for 1350sqft.

Something for you to think. Assume 25% up, your unit will be selling at ~500K or ~370 psf. Do you think they will be market for this price at this place?

The 1475sf Light Linear with superb condo facilities at only from 522K and above, or 354 psf.

Maybe you have to wait longer (5~10yrs) to achieve 500K. However, it is still a question because condo price always saturated at a level only. It will not like landed property which can appreciate all the time.

Just for you to think a bit.

You said my condo is good and I said my condo worths a million. At the end, the buyers determine the price. Why is that a laughing stock ?

Some say competition arises when I-regency is done. How will an apartment, facing the most busiest road capable of producing the most disturbing noises, deemed to be valuable and comfortable? I really doubt that a condo at a distance of just less than 500m away from the main road can be so captivating to any buyer.
To the new buyers, just try open the balcony after 6PM ...you will feel the stress.

The loan interest is very low now, together with flexi package, you may not need 10K per year, and also, interest is getting less and less.

I would not want to compared PP & IR. Both almost sold out before OC. So, both have its own strength. The only thing is, PP really need a road to link to the main road.

As the owner of PP, should be more gentlement which could help to bring up PP image too.

The i-Regency and PP is too close, it will be wierd for not to put them side-by-side to compare. PP one and only access road via U-garden is the major hurdle for it to attract buyers or high-rental tenants. And I was 100% convinced i-Regency will post a serious threat to PP "market price". Since mat rempits only raced till the Perkaka junction from Vistana, disturb noise is non-existence.

Let us be a bit conscious.

First thing first, the noise is an unavoidable harmless factor dictating I-R market prices. Earlier I agreed with you that I-R is a threat to PP but not those units facing the main road. I thought the units facing USM commands a better price but you know what, the empty land behind it has been cleared up for condos development.
The project was advertised and confirmed by the KL developer.

Once this becomes a fact, what can I-R do to pose a threat to PP ? For I-R main phase facing the main road and back-phase facing a new condo project ? no way.

There is no comparison and in fact PP is untouchable not to mention about I-R bringing any threat to even the mid-cost U-gardin. 2ndly, once the new land is developed, the link from PP to Yap chor yee will be again a fact that brings up the value of both PP & Ugarden.

(I m just a commentator not owner of any)

Well, I-R not yet obtained OC, maybe another 3~4 months down the road. So, we can only know the subsale price then. PP already obtained OC for about 1 year. The price may already saturated.

For the noise problem, maybe can spend some time to read University Place and see any complaint on it. However, I think there are many other more popular roads for the biker in that region. Anyway, the noise alone will not pose any significant impact to the selling price.

For the land behind I-R (besides PP?), can thinker provide more details on the developer? Then we can try to validate this. Can't find any developer name with Magnum on net. This may impact I-R, and PP as well if just beside it. This is because another condo which is that close will take away the privacy.

Anyway, both condo tigh each other together. Any price of 1 condo will have impact to another (unless any of it having superb condition). So, it is better hope both condo having good market price.

If you are non PP or I-R owner, maybe you think another way.

Agree to you to some extend, but if the owner setting a very high price, nobady will buy. The past transection price is the reference, regardless how much the owner bought last time. You must factor in the time, effort and the risk the owner took, and the buyer now can see the unit and the surounding by their own eyes and can get the unit in 3 months time with minimal risk. So convinent but you need to pay for it.
If still not agree, you may practice according to your way next time when you are selling property. I am sure many people would like to buy from you and resell it.

I kind of agree with BG that the price for PP seems saturated (if not stagnant). On last year July, type B at 10th floor with 1 CP was selling at 370k. Same type higher floor with 2 CP was asking 420k. It seems the price remain the same since then.

Personally I believe the price may still go up if the events below happen:
- the road is connected to Yap Choi Ee
- Shop lots from I-R boomed, especially if they provides grocery store and night spot.

Actually saw you in some others project as well.

PP + IR still less than 500 units. My opinion is, that location is really nice by looking around. No old building and everything mostly built in new planing. I think 500 units are not enough for near future demand. If only when more new condo built there (as mentioned by the thinker), buyer may have more choice then.

No doubt there are many investors out there -- those making money through proproty transaction and those normal working people invest for side income. This is halal punya business. As I said, if the price should not be 100K higher than the initial price, no transection can be made. If there is transection, means the 100K is accepted. So, buyers can decide it. They are part of the supply and demand.

The unit that u prefer may still available by the developer. I checked with developer few weeks ago, they still have 1900sf units. The office is a bungalow at logan road opposite MGS school.
