Anybody have moved in?
I am interested to know too if anyone did move in by now.. have you guys get your electric supply install?
water supply already installed. I think electric supply will installed by this few days.
Hi Bryan & sooling, both of u also one of the PP owner :-)
Hello PP Owners,
M also one of the owner of PP.
Nice to meet my neighbours here :)
Hi PP Kaki, yes i am one of the owner and planning to move in soon... glad to know you and Bryan/Wong here and hope we could meet up one day. When did you guys going to move in, have you both start renovate you unit?
Hi PP Kaki, Bryan and Wong
Yes, i am one of the PP onwer too and planning to move in soon. Have you guys start renovate your units? When did you guys going to move in?
Hi Soo Ling,PP Kaki, and Bryan..
Not so sooon...But currently actively looking for furniture, kitchen renovation thingy...
Got any good recommendations?
My unit is located at west wing. What about you guys??
also west wing.
start renovate by next week.
any MSN ID?
Did anyone have their unit reworked or repair due to the poor workmanship? I found that there is water stain at the living room probably due to heavy rain. Besides i found that the laminated floor are uneven when you step on it. There are many more defect actually.
Mind sharing the defects that your unit facing?
Thanks
Abothen
Hi there,
You can actually inform the management and they will rework them for you. I've actually submitted my complaint list such as uneven tiles, broken tiles, windows etc to the mgt and they sed most probably it will take 2-3weeks for them to repair everything for you.
same defect as ur unit :-(
which floor u bought?
Just bought a type B for 340K ! Price is dropping like no tomorrow !!!
Hi Rob,
Don't fool around here, i know you like this condo, but dont think people here is stupid, make foul statement and pretend people believe what you said.
Rob..it depends which floor ur unit is..lower floor type B..developer's price lower than 340k...so which floor is yours? dont try to mislead
well, i guess he bought the one at the 6th floor facing the poolside.
Hi James and Jayson, the units that both of you are selling price negotiable?
HI guys, economy is so bad, employees being retrenced,no overtime,no bonus and increment and forcasted to be worst next year.Property price going down and government/bank trying their best to woo customers by lowering down
the BLR.we are all going to see a going down trend of property price starting next month till end of next year.
anyone in the sane state of mind would not buy subsale property now. More retrench is cmoing when the Q4 result is announced and you'll see market in US and all over the world crash
I think it is ridiculous that owners of the apartments in Penang can simply hike up the price to their wish as soon as OC has been obtained or even some before OC obtained. You will soon realize that simply quoting unreasonable prices is not going to bring you buyers especially in times of these when ppl are already loosing jobs everywhere. Those who really want to sell of their units, better pray hard if you were planning on a good investment within such a short period of time.
Hi all,
Does anyone mind to share what's the original price like, say type B at 17 floor with 2 cp?
Thank you in advance! :)
The market will find its equilibrium, don't worry. For prospect buyer, if you are not happy with the current offers, surely you will be benefited for playing the waiting game, few more months will do. This is a free dynamic market, we are happy to keep those still living in their dream of 40-60% profit, and glad to have those wake up early, bite the bullet and cut lost. This waiting game sure will benefit those cash rich.
Any unit of any type that cost $350k?
Hi Jay,
U may try Type C, basically its below or in between RM350K! Gud luck!
Thanks Chengy & kk, should I go direct to developer or is this anyone interested to sell? Also can someone let me know what kind of facilities are there? Thanks.
Why only type B,C and D is traded how abt the Type A layout not bad if i am not wrong
Type A,price higher, most owners buy to stay not for invest buy/sell..
Its 1154sq.feet,overlooking lush green hills...
Haha, the 1154 unit has been on sale for half a year. It started with unrealistic price of 380K. Today it is at 350K. Wait for another few months, it will be 300k
Even at 300k, which is close to RM 300 per sqft, this is still freaking expensive. Good luck to whoever buy that !
what is happening is investors n speculators who were hoping to make huge profits are getting their fingers burnt..during soft launches of projects they buy many lots and deprive genuine buyers, especially first-time buyers from owning property. as Hokkiens say dont be so "tam sim"
to aik chin daily blog,
if u prefer Type A, please get it from developer. they still have few units there. wish u goog luck!!!!
Thanks Yeoh i went and visit the developer but they stamp a price which i think its way too high! The plae is not bad went there few times but the carpark is 'PLAIN STUPID'!
ic, I think they follow the market price. for type A, I think u can't get cheaper than developer liao. yup, car park quite narrow but once you familiar it then should be OK and no problem :-)
Thanks Yeoh for the feedback i will see what i can get out from the developer but i think its a nice place over there.
p/s: You yourself PP owner?
yes, hope u can b PP resident soon :-)
Yeoh just one little question! do you think the road leading towards Jalan Yeap Chor Ee can be open soon?
I heard that Harta Intan boss willing to link it after I-Regency Condo completed. How true is that I know sure. But sooner or later sure can access to Yeap Chor Ee Road.
FYI, right now if you don't mind drive thru bumper road, actually we can access thru Yeap Chor Ee Road.
Yeoh i tried that day but my car is too low to pass that route!!!
This page look like only left 2 of us. How about we chat thru email instead of here? I already drop u an email.
I have a friend who bought PP and during CNY, I visited her and I felt that the workmanship is good. The material given is also very nice. I think it is a good value place to invest and nice place to stay for small family.
wah, so many people want to buy PP :-)
FYI....
With 300K impossible to get Type B/C.
Market price the cheapest also need 330K for Type C.
Yeoh, impossible huh ?
Wait lor, when bank sell that time, maybe can get at 280k. You never know right ?
More VSS coming if you are not aware :)
ok, if yes I also interested.
Dear Daniel,
I doubt you can get pp at that price, developer cost price when launch was around rm250k.
Maybe you can try other areas.
Thanks Ameer for the advice. Wonder if engineers in Penang just throw away 300k++ for a small apartment. Our earning salary is not much (sadly speaking) and purchasing power is low compare to many countries. If I buy now for 300k++, how much should I sell in the future when I move on like 5-10 years later? Are there buyers willing to spent even more for me? This is not landed afterall, it's not making sense to me. May be we should ask our foreign bosses to give more increment in salary :)
Hi Daniel,
You should ask yourself if you're buying for your own-stay or investment purpose,if own-stay,you shud look at the environment, prices of penang property be it landed or apartment will surely rise in future, just matter of time only.
Please note that Penang Property Market is a Seller's/Owner control market.
thanks
Many owner/ investors is selling for profit, and many people want to buy cheap condo. The price gap between buyer and seller is 50~100K. Is there any actual transection?
Hi All,
Please refer to The Star Newspaper on properties ad.There is one unit of PP for sale at 345K with 2 carparks.Unfortunately not my preference.I prefer lower floor with 1 carpark, but for those interested can check it out.Can nego somemore.Cheers
Forgot to tell ya it is type C,Another ad is Type D at 375K with 1 carpark. Also not my preference, too big for a couple. Please let me know if you cant get it,I have contact.Cheers
only 2 Type E units for whole building. if not mistaken, costs around RM450K for Type E.
Hi, anyone can advice what is the maximum amount of the loan we could get from bank and the interest rate if we buy "2nd-handed" house now?
Thanks.
hi Home,
Usually its 90% loan financing, intereste rate for home loan is blr-2.20 % meaning 3.3% based on current blr.
Hi Ameer,
Thanks for your prompt reply. May I know the information on the Legal fee, stamp duty, etc for refinancce?
How much should we pay for a house cost around RM300k?
Thanks.
Thanks Yeoh, on the updates on Type E... wondering if anyone letting it go. hehe
May I know so far there are how many unit already have owner to live in? Looks like many units still waiting for sale after OC obtained..I scare after some times, the investors still can't sell their unit out, and they're forced to rent it out, makes the condo become lousy..and the price also will drop tremendously.. ><
As for today, around 50+ units already moved in.
My friend is shopping for furniture now, open house soon. Will see whether the buyers here are more to investors, speculators or actual "home owners".
The access road is a bit of problem for me.
Hi BK, you also one of the PP's owner? Nice to meet you.
I don't own PP. My friend does. Looking forward to the house warming.
ic, why not you buy PP as well? :-)
The access road is only one, I have a little problem with the location. Location, location, location. Damn...
ok, but sooner or later will have access road to Jln Gambier.
My friend also said the same thing. Sooner better than later because many first time property investors cannot hold too long. Pity them.
Gerald, has the price of property in Penang start to come down already? If yes, probably it'll become cheaper before the end of the year already. :P
FYI, very difficult to get below 300K for PP.
Initial launch price for type C is 250k? type D is 280k? I think many PP investors want to make at least 100k cut. Sound a bit greedy to me. Make 20-30k is reasonable. Access road remained a problem.
The investors started to rent out their unit instead of selling, as no people will buy in such high price... more and more renting will make the condo become lousy, as the person who rent the unit may not take care the environment and facility compared to the owner.. ><
I drove through many newly built apartments, take Regency height for example, I noticed that many units are actually unoccupied and dark at night. Even Putra Place still got many bare units for sale... In my opinion, current market is actually dominated by sub-sellers. Considering more and more new apartments built, means everybody is trying to sell off their units but unable to. I wonder if genuine owners in future will find themselves living in "ghost" apartment where whole floor only 1 or 2 units occupied... This is still, just Penang, not Singapore, not Hong Kong. There're only so many Penangites... This is just a concern I see.
-Daniel-
Dear Daniel,
I totally disagree with you,if there are no market for apartments, then developers/contractors would not launch any projects as there have to pump millions into it,and they would have spent millions on market research.
You will be suprise the number of ppl buying properties in Penang.
Since you are not a developer or contractor, you dont have to concern.
Thanks
hey ameer,
I can understand your objection since you are a housing agent. And it is definitely in your best interest if house price is higher as your commision will be higher as well.
Let the market react. I can see more and more units unsold, and even enquiry for certain projects like the spring, time square etc are really scarce now.
Even south bay have problem launching their 2nd phase.
Traditionally, house price will only go down after 6 months to 1 year after stock market go down.
Hey CB,
the stock market has went down quite some time back and now the stock market has gain,so shud the property prices go up??
For your info, stocks, forex, property are not related. To buy a share,u check the price stated on KLSE,For property, where do u check??
it all depends on a willing buyer and a willing seller to negotiate the price.
Thanks
Now developers still have market because of sub-sellers. When sub-sellers have their hands full of units unable to sell, they will stop buying. Then we will start to see what is the real demand for expensive properties. Just take a drive to some newly built apartments, you can see it yourself to believe how many units are empty there, this will only get worse until people realise the fact...
I'm not a developer, but I do plan to buy an apartment unit. However, I do not want to live in a dark and empty apartment environment, that is my concern, as a buyer.
-Daniel-
Daniel, how do we grade expensive properties "expensive"?I dont get it?
If there is market for sub-sellers,meaning there are sub-buyers.
When you see new apartment with no occupants does not mean the unit is un-sold,it could be the buyer do not intend to move in soon,or they plan to rent it or keep as an investment.
Hi ammeer,
I wont continue debating this with you.
The fact that as a housing agent and you have so much time sitting in front of PC and going through all the blogs instead of going out and showing units to potential buyer painted a rather good picture of property market in Penang now
Good luck
Hi Cb,
I dont have to sit in-front pc,i have a mobile phone wireless internet to blog, there are ups and downs in property market, infact for any types of business, there are ups and downs, depends on how well you're to smell opportunity.
Thanks for the wishes
Any unit for rent? My budget rm500 without furnish..1carpark only.
Hi, May i know PP is leasehold or freehold?
it's freehold
hi..pp owners....i am sure you have noticed that the lovely area opposite is being cleared..any idea what the owner of the land, i think its the developer of i-regency is going to do? build low rise landed property?...i sure hope so...not high rise..this will spoil the environment and block the view
anyone know what is the future plan for that piece of land and please share with us because I also curious to know.
The land opposite belonged to USM.
If it is cleared for development then it is another good news for Palm P residents because the road will be linked to Yap Chor Yee and prices may jump another 20~30% on top of current market price of 410K for 1350sqft.
The Thinker,
Something for you to think. Assume 25% up, your unit will be selling at ~500K or ~370 psf. Do you think they will be market for this price at this place?
The 1475sf Light Linear with superb condo facilities at only from 522K and above, or 354 psf.
Maybe you have to wait longer (5~10yrs) to achieve 500K. However, it is still a question because condo price always saturated at a level only. It will not like landed property which can appreciate all the time.
Just for you to think a bit.
The Thinker,
Are U a Kid?
410 + 30% = 533k
haha ..
U must be staying there and dreaming to sell at this price right?
market price is 410k ? the last i heard, the units that is on sale for 390k has been staying there for 6 months and still unsold :)
All property investors nowadays are very greedy. Want to take more than 100k profit just by booking an apartment unit 2-3 years ago. Wait till I-Regency get their OC by next two months, sure got price war one. Every year of loan interest is more than 10k. See who can hold.
BK, i agree with you...But what to do, there are always demand although the price is too high.
I don't think there will be any price war. Don't under estimate Pg people holding power. Otherwise, Pg property won't stand firm this now against recession.
That's why bank is laughing to the end because Pg people got holding power. RM10k interest every year per unit.
To the onlookers up there...take your time to observe slowly and you are even allowed a century to do that.
Like the saying, beauty is in the eyes of the beholder.
And also just like Ng swee lim (sekinchan DAP assemblyman) said it is my hak to cakap when contronted by BN on Khir's super mansion issue.
You said my condo is good and I said my condo worths a million. At the end, the buyers determine the price. Why is that a laughing stock ?
Some say competition arises when I-regency is done. How will an apartment, facing the most busiest road capable of producing the most disturbing noises, deemed to be valuable and comfortable? I really doubt that a condo at a distance of just less than 500m away from the main road can be so captivating to any buyer.
To the new buyers, just try open the balcony after 6PM ...you will feel the stress.
The loan interest is very low now, together with flexi package, you may not need 10K per year, and also, interest is getting less and less.
I would not want to compared PP & IR. Both almost sold out before OC. So, both have its own strength. The only thing is, PP really need a road to link to the main road.
As the owner of PP, should be more gentlement which could help to bring up PP image too.
The i-Regency and PP is too close, it will be wierd for not to put them side-by-side to compare. PP one and only access road via U-garden is the major hurdle for it to attract buyers or high-rental tenants. And I was 100% convinced i-Regency will post a serious threat to PP "market price". Since mat rempits only raced till the Perkaka junction from Vistana, disturb noise is non-existence.
Let us be a bit conscious.
First thing first, the noise is an unavoidable harmless factor dictating I-R market prices. Earlier I agreed with you that I-R is a threat to PP but not those units facing the main road. I thought the units facing USM commands a better price but you know what, the empty land behind it has been cleared up for condos development.
The project was advertised and confirmed by the KL developer.
Once this becomes a fact, what can I-R do to pose a threat to PP ? For I-R main phase facing the main road and back-phase facing a new condo project ? no way.
There is no comparison and in fact PP is untouchable not to mention about I-R bringing any threat to even the mid-cost U-gardin. 2ndly, once the new land is developed, the link from PP to Yap chor yee will be again a fact that brings up the value of both PP & Ugarden.
(I m just a commentator not owner of any)
There is so many people enquired about i-Regency, but the "For Sales" signage for PP have been there for more than 6 months now. I don't think the general public are mostly stupid.
Then let the blind leads the blind.
Well, I-R not yet obtained OC, maybe another 3~4 months down the road. So, we can only know the subsale price then. PP already obtained OC for about 1 year. The price may already saturated.
For the noise problem, maybe can spend some time to read University Place and see any complaint on it. However, I think there are many other more popular roads for the biker in that region. Anyway, the noise alone will not pose any significant impact to the selling price.
For the land behind I-R (besides PP?), can thinker provide more details on the developer? Then we can try to validate this. Can't find any developer name with Magnum on net. This may impact I-R, and PP as well if just beside it. This is because another condo which is that close will take away the privacy.
Anyway, both condo tigh each other together. Any price of 1 condo will have impact to another (unless any of it having superb condition). So, it is better hope both condo having good market price.
If you are non PP or I-R owner, maybe you think another way.
I want to agree with Thinker. Typically the greedy people that want to take huge profit instantly by subselling their units are those that do not open their eyes widely and look around.
Hi, BK,
Agree to you to some extend, but if the owner setting a very high price, nobady will buy. The past transection price is the reference, regardless how much the owner bought last time. You must factor in the time, effort and the risk the owner took, and the buyer now can see the unit and the surounding by their own eyes and can get the unit in 3 months time with minimal risk. So convinent but you need to pay for it.
If still not agree, you may practice according to your way next time when you are selling property. I am sure many people would like to buy from you and resell it.
I kind of agree with BG that the price for PP seems saturated (if not stagnant). On last year July, type B at 10th floor with 1 CP was selling at 370k. Same type higher floor with 2 CP was asking 420k. It seems the price remain the same since then.
Personally I believe the price may still go up if the events below happen:
- the road is connected to Yap Choi Ee
- Shop lots from I-R boomed, especially if they provides grocery store and night spot.
Hi BG,
This is not the first time I heard the same argument on why you should be allowed to take 100k profit out of it with the risk that you took 2-3 years ago.
I am just giving my opinions on why i-Regency is a real threat to PP "market price". I recommend wait and see.
Hi, BK,
Actually saw you in some others project as well.
PP + IR still less than 500 units. My opinion is, that location is really nice by looking around. No old building and everything mostly built in new planing. I think 500 units are not enough for near future demand. If only when more new condo built there (as mentioned by the thinker), buyer may have more choice then.
Smile.
BG,
You should see my comments on Reflection.
500 units can be considered significant when talked about same location. I still think there are too many property investors out there that jacked up the price for quite profits. Look at the Spring and D'Piazza.
Smile.
Hi, BK,
No doubt there are many investors out there -- those making money through proproty transaction and those normal working people invest for side income. This is halal punya business. As I said, if the price should not be 100K higher than the initial price, no transection can be made. If there is transection, means the 100K is accepted. So, buyers can decide it. They are part of the supply and demand.
Totally agreed, BG. Let's see whether the "market price" that someone claimed should be can hold for how many more months. Investors typically need capital to reinvest.

for much of the units viewed Type D are still the best option in terms of size and layouts. anyone who might have a unit for sale kindly let me know. preferably between 12 to 18 floor. thanks!
any sea view n higher floor unit available ? how much if yes
Lolz Property Gain Tax is back. I think most speculators would want to sell their units within this year or else they will have to wait for 5 years (5 years of bank interest) and yet lose another 5% in tax. Now, who just bought PP for 400k+? Lolz.
