«Oldest ‹Older 401 – 600 of 737 Newer› Newest»what's the selling price? C type at 18th floor. 2 car park. side by side. I m the owner n interested to know the market price.
Hi anonymous,
Another pp owner. You just want to know market value or you also plan to sell?
if pp now selling at 300 per sq .ft. compared to 200 per sq.ft. then you should know approx. how much for 18th flr since you bought when first launch..
i think 300 per sqft is overpriced and highly inflated. I actually doubt there are any sales made as i checked with PP salesman twice and dont see any units being sold at that price.
300 per sqft reasonable because Desa Airmas already sold 300K+ for 1000 sqft unit.
I love this blog new outlook :-)
Wah, RM360k for type C?? RM312 per sqft?! Too high already la...
wow...u hope to make more than rm100,000 profit...very tam sim...
Actually, it all depends on the demand. Right now the demand is so high that it's not unreasonable. I personally have had offers that high for my unit as well. So, if people are offering that high why not? It's not tam sim but just good biz.
wah, I love pp. my unit worth more than 350k :-)
aiyo, my gathering fail. no one response :-(
demand is high ? its all fake picture. All ppl say wanna buy but when they see this kind of price tag, they'll quit -- i m one of them.
At 360K for a 1100 sq ft apartment, i'll go to get a landed for 550k for god sake. lol
exactly..agree with u..by the way each floor only two c type ..that is c and c1 so one owner want to sell 18th floor at rm360k, so only one more owner left...so how can more than 2 say they are owners too...? agents or just speculators..kay poh people?
wah, 360k for 1100 sq ft too expensive lah.almost rm327 per sq ft. i will rather buy i-regency at 1200 sq ft with 2 carpark at rm360 from sub sale.
if compare pp with ir the location for ir better plus can enjoy some shopping at palazzia shoplot.
as i know 1900 sq ft for pp around rm590k. if like this i better used this sum of money to buy landed property. too expensive the price for pp and not worth to invest based on the location, enviroment also not good lah.
Yes, you are right. Harta Intan should upgrade all facility standard, window quality near each floor of lift, guard house std, touch/go machine, lobby area , common place and overall sorrounding compund outside the said building before telling buyers that it is worth this and that.
mm...sounds logical. By upgrading itself pp should be a strategic and worthwhile property to own. Many projects have its pros and cons, PP is by far 8+ for its catergory for my grading.(1 for the worst, 10 the best).
lol.. another fella with RM320 per sqft.
Good luck to whoever that is going to spend this kind of money to get a condo.
Hi Anonymous,
The Spring leasehold also cost around RM300 per sqft.
yes the spring not only leasehold...also no facilities..have to go n swim in the polluted sea...also high density n built on reclaimed land..u may think the location is nice but imagine the noise from traffic along the freeway especially when more development takes place...pp ..quiet, homely location...stay also cheng sim..by the way im a pp owner
Hi to all!
Surprised that this blog had been enabled since last year. Truly missed it!
Am owner of C-type on 18th floor of Block 2. Hello to perhaps... adjacent future neighbor here? ^_^
By the way, some information to share with all here with regards to renovation cost to date:-
Plaster ceiling - Min. RM3.00 per sq.ft
Kitchen Cabinet - Min. RM300.00 per m run
Wardrobe - Min. RM350.00 per m run
and escalating...
Later.
hi ec..so ur the owner of C-18? are your quotes from interior designer or you are sourcing yourself?
Hi anonymous (19xx - 28/07/08),
Nice to meet ya.
Got the info from a friend of mine, who is an ID contractor. By the way, you're a Palm Palladiumese?
Later.
Hi EC, can you please provide us your renovator contact?
Hi EC,
Yes, we are pp owner. Urs one is C1 or C2?
Hi All,
Latest update :-
121/134, 90.30% sold
5/121, 4.13% Bumi unit
3/121, 2.48% India unit
113/121, 93.39& Cina unit
Hurray!!!! More than 90% is Cina
:-)
hi EC..palm palladiumese?...now that sounds like an innuendo! yes m pp owner.. ru aware that some interior designers do actually prefer to source from IKEA.i know someone who does that...gives u two quotes for the same fittings...IKEA or done by someone local. I like the idea..in fact m a fan of IKEA
as for pp kaki .. the racial composition of owners.is not as important as the type of people we get.whats more important is that we get decent, well-behaved people who show consideration and respect for their neighbours...not like those who drag furniture , bang doors..really hope dont get this type
Hi Anonymous,
Yes agreed with you but I just share out info that I know. BTW, you mind to nick name insted of using Anonymous. Thanks.
the photo capture on palm palladium really ugly, look like low cost. please capture soem nice photo and post here in order to attract buyer.
the floor with laminated wood in each rooms look great but is the cost cheaper than marble tile?
anyone has experience taking care of this type of floor material before? appreciate your sharing.thanks.
Hi senior, I also 1st timer to own my new hse and also don't know how to take care all those laminated floor. As I know, normal mopping is OK but don't too wet la :-)
Hi All, where are the rest? Any info to share among pp owner?
Hi Anonymous (29/07/08, 1151),
'Palm Palladiumese' simply crossed my mind when I was composing the comment... my apology if it offended you... nevertheless don't see why you have the thought that it's malicious...
Hi PP Kaki,
Sure you're anxious to move in, aren't you? ^_^
Later.
hi EC...not at all didnt take it to be malicious...infact cheeky..so u looking forward to moving in like all pp owners? i am...more so as i live in that area and see it everyday...
Hi EC & Anonymous, finally both of u post some comments. Mind to leave ur contact here? So that we can check thru MSN.
Hi Phoebe, don't worry. Later or soon u sure can get ur unit here n bcome pp resident.
Hi Phoebe/Rachel,
Logically every single unit of PP is still under the possession of the developer at this moment, not until the day when all $$$ has been extended to the developer, then only he/she will finally attain all the necessary titles to pronounce him/herself as the legal owner... As such, would think that the procedures involve in sub-sale of units by individual PP owner are tedious at this stage... unless... perhaps with the blessings from the developer.
Very own perception. Please correct me if I'm wrong. Thanks.
Later.
Hi Anonymous (31/07/08),
Great to hear that! Thanks for the compliment. ^_^
Hi PP Kaki,
You definitely the most informative PP owner. Wondering where you got all the info... from the developer? :)
Later.
Hi EC,
You mean the racial composition of owners? Not from developer is from one of the government website :-)
Hi All,
Another 9 hrs I want to go PISA Penfurnex 2008 fair :-)
hi EC...didnt u know...subsales is the usual tactic adopted by property speculators/agents etc...at times they would only pay the booking fees n start looking for buyers...u know the greed of some people. so EC u gonna be the owner of C18 block 2?
pp kaki...so which govt. website is it?
Hi Anonymous,
Can you please intro urself 1st?
Hi All,
I just back from Penfurnex 2008 fair. Alot of stuff there. After shopping few kitchen renovator, I think My Kitchen offer most reasonable price. For those not yet visit, mayb can go there to have a look.
Hi Anonymous (01/08/08, 1759),
Your question implies that you're gonna be my adjacent neighbor, or have I just over thought? ^_^ Yeah, will move in...
Hi PP Kaki,
A fruitful trip to the fair, wasn't it? Great to hear that and thanks for sharing the info! :)
Later.
Yes, fruitful trip to the fair. Maybe tomolo I go to fair again EC, can you please share ur MSN? So we can chat thru IM :-)
Hi PP Kaki,
My MSN pass: ec_loh@streamyx.com
So how's your 2nd visit to PISA?
Hi anonymous,
PP Kaki is right. How about a nick name... won't do any harm, right... or is there any?
Wondering if you're the anonymous I read from recent i-Regency blog... :)
Sense growing hostility between PP and i-Regency owners in that blog... wondering why... ???
Later.
Hi EC,
I sign up both my kitchen and wardrobe with "My Kitchen".
hey pp kaki..whats the contact for my kitchen? tks
Email : yeoh@mykitchen.com.my
Hp No : 012-4861018
BTW, mind to share who r u? :-)
poor response for this blog :-(
i guess all owners are just waiting impatiently for OC and keys to their condos...any news regarding OC?
pp kaki2
I think still the same end of Aug or early of Sep.
To all potential buyers,
Please check yesterday & today Kwang Wah Newspaper Classified Ad alot of units listed there. Grab it before price increase.
Wish u all good luck!!!!
Just sharing. I saw some Alila owners appointed renovation contractors having problem with the developer's appointed contractor. Must be the fighthing over the biz. Hope it won't happen in PP but cross your fingers.
Anybody has any suggestion? What I know is we can renovate months later. This will avoid those holigan from hindering our preferred contractors to renovate our units.
actually its illegal for developer to appoint in house contractor as it is not stated in S&P. also these in house contractors would be charging u the earth...imagine using your hard earned money to feed these parasites...if this happens in PP all owners should protest to developer..why must we have to wait a few months..as though we stole our property... anyway this issue was raised by another owner i had a chat with n it seems that the developer is not appointing any in house contractor...so lets hope it stays that way...in fact it should stay that way. anyone getting kitchen/wardrobe from MYkitchen or genesis decor? what are the prices like?
ppkaki2
Those investors who think can cook up the property price. Beware!
Property market is overheated now!
You may assume property price will continue to be rocket sky high, but pls ask the real estate agency around you in Penang, how many sales they have made during the past few months. If there is no demand, price will be drop very soon. Klang Valley had already felt the heat now, soon will spread over to Penang. Just like stock market, there will be an optimum point when price start to go down. Startto grab the right opportunity to sell! else...
http://apartment-penang.blogspot.com/2008/08/property-prices-on-downward-trend.html
hello fren ...
nobody pointing a gun to ur head to buy the overpriced property in penang.. go live in changlun kedah if u cant afford one.
-co2
I do think he has a point here.
when property price is too high and over price, every one is affected. You might not feel the hit now, but soon. When houses get to expensive, less sale, economy get slow down.....
I suppose co2 is one of the agent or investor, else won't get so ......
u r wrong.. im one of property owner in penang..juz bought it for 300k.i know its expensive for a high rise, instead i can live in semiD in seberang..but thats my choice..if u want to live in the island, there's a price to pay..
-co2
hi co2, u just bought PP and only costs u 300k? really cheap and worth to buy.
Hi Anonymous,
I see you put the same very very negative statement into various condo blog. Just wonder what is your bad motive behind. If you think that the price is high for you, you have the choice to stay in the mainland. Nobody will stop you.
Angry
c02, no one also pointed the gun at yr head to read the opinion of others and start to piss off.
This is a blog and it's normal to have different opinion. It's up to everyone to judge whether this guy/gal talking facts or otherwise. I don't think anyone will base on comments here to decide whether to buy/invest in the property or not. Be real.
Furthermore, i think the comment not directed at PP and make sense in certain way.
Angry too, if can't take it rebut with fact, instead of rudely asked ppl to stay elsewhere. Not everyone rich enough like yours to own the condo but believe they still have the rights to voice their opinion.
Hi Anonymous,
This is an island, not mainland.
Do you know what is island?
Do you need me to describe what island is? Go little boy, go back drink milk.
yepp evryone is free to comment..but prepare to be rebutted la..
do you think by posting some speculative article all over the blog will bring the properties price down in this island..what a desperate move..
i rather not selling my property if it is undepriced..renting it out is always the option..
-co2
Considering the living standard, and the economy status I find the property market is over price to hell and back. It is a false market and that could be disastrous.
Let equipped ourselves with more info and get a bigger/real picture on Malaysia properties before we continue the discussion. By end of this, I hope most of you agree with me Malaysia property are seriously under priced, including penang.

Philiphine USD1969 psm
Vietnam USD2070 psm
Cambodia USD2503 psm
Taiwan USD4424 psm
SIngapore USD10723 psm
Hongkong USD16052 psm
Let do a case study here:
Based on this report, for a 1000 sq.ft condo(92.893 sm)in penang, with exhange rate of 3.3, it should cost us RM429,168. How much we are paying now in Penang for a medium cost condo? We are still cheaper than Thailand, Vietnam, and Cambodia (big insult), not to mention China, Taiwan, Singapore and Hongkong. We just slightly better than Indonesia, should we celebrate? Some of us may claim about our low spending power, but is Philiphine, Vietnam, Cambodia really better than us? Why?
It is a false perception Penang property is over priced. Indeed, our mainland property is under priced while Penang and KL property just live up the USD1400 psm standard, which is still far behind other peer country in Asia, not to mentioned those developed countries. By 2020, we are still far behind, should we call us a developed country?
If our government manage our country properly, our property should still have ample of room to appreciate. Hope this happen, I can't wait another 50 yrs
-sad-
Hi Anonymous,
Sounds like you better sell off all your property & stay in the Cave away from Penang island. Or else your house will worth not even one cent in the near future when the economy collapse.
Angry
Hi, so you all know how much is type A and type F? any show room available? I should contact developer or agent?
Thanks...
I was told by the developer that we need to pay an extra of RM5K as sinking fund when we wanna collect the house key? Is this true?? Haihh...Money money money!!Killing us...
I think there is a lot of Anonymous that sharing information with all of us here, which is good :)
Sad,
you should not get so emotional ( well, that is your choice if you want to be that).
It is always good to see +Ve and -Ve input from people, to equipt ourself better. More infor is better then no info, so it is up to us to digest it and chose what is right. Personal attack is not the way to go for civilize people like us.
I dun own any of Palm Palladium, is a good project. So, I not get over emotional upon criticisms.
I just being sad over our country development, lagging behind all others. Worst, our people are getting used to the 3rd country perception. Those people here cons or pros still have chance to see real situation if they open minded, imagine those out there still complaining our government not do enough to provide cheap housing.
Forgive me, I believe in the fittest survive.
hi banana, please contact devloper.
contact no. : 04-2822182
hi Anonymous, agreed with u.
better than no info but 5K sinking fund is killing me :-(
Yeah, How can I am not Informed about 5K b4 this?
I don't know about other PP Owner,But 5K is a lot to me.
SOB~ SOB~ :(
5k have to pull out from renovation $$$$$$......
Disappointed.
HOpe O.C fast fast obtain since they want $$$ here $$$ there
Regards,
CatherineP
I am interested in this Palm Condo unit type C, anyone interested to sell ? has this project obtain OC ?
Hi CatherineP, I also just encountered that when highlighted by someone. Like someone suggest, we can organise own committees to look after this fund and whr the spend it.
hi ML, what is ur budget? last week newspaper got publish few units but don't know still available or not. Maybe u can check it out by urself.
Hi All,
I think we better talk to the developer about the sinking fund. Its not fair to collect the RM5K fm us at a time...Its too much, with the current economy, why cant we pay by installment or mayb there's other solutions...
This developer is getting desperate over with money...We need to fight for our rights!!
Just checked with one of the bank agent fm Maybank, and he said the evaluator mentioned that Palm Palladium onli worth RM260K for the type C unit...same goes to other banks like Public Bank.
Dont understand certain sellers, hw they could sell their units more than RM350K- RM360K!!! They are earning about RM100K extra..This ppl just wanna earn big money!! And the others are suffering out there...
Do you have any information regarding the floor for that 260K MYR price?
Every floor and total number of carpark available are different.
thanks
Abothen
Hi All,
The sinking fund 5k is stated in the SnP, can we still fight?
Any lawyer here? Please help.
Your information is wrong. I know someone who already got a valuation of 320k for a type C unit from a local bank. Anyway, 260k is below cost for a high floor type C unit. Check your information before posting.
Buddy, just get used to the open market, driven by supply and demand. The price only valid when the transaction take place. Be practical, let's work harder to put ourself to in their position to earn large money in future.
Who going to help them when there're cons by developer for the large amount sinking fund or the loan interest they have paid? Risk and return la, fair world.
RM260k for type C?
All type C owners, are you willing to sell at RM260k?
Nobody is willing to sell at this price anymore. The call is not on the bank valuer, it is with the owners, unless type C owner kena lelong by bank, then you can get RM260k only if no open tender is held.
Most of the owners at this period is not willing to sell less than 300k for type C.
So dont dream to get type C less than RM300k
hi all regarding sinking fund...in spring condo blog they were saying that new housing policy only allows developer to collect 10% of sinking fund together with maintenance every month so if maintenance rm150 + 15...anyone can confirm this?
ppkaki2
ppkaki2, yes, new act, sinking fund will collect on monthly basis, instead of previous in one lump sum. But still depends on whether yr S&P signed before or after the act effective date.
Sinking funds 10% of monthly maintenance fee.
Anyone know when was the new housing act was enfornced?
i am willing to pay 320k for type C. Nothing more than that.
Right now the property market is buyer market. I'll urge any buyer out there just hold and we can collectively drive the price downwards.
As for the report, come on dude, those data can always be manipulated. It just depends on you are talking to seller, or buyer. Simple !
The rule of thumb, any where in the world i.e.,THE BUYERS MAKE THE MARKET NOT THE SELLERS.
Anyone got any latest about the O.C?
Visit the site last weekend and the guard told me around 2 weeks from now. Hopefully is true, so that I can move in ASAP.
Hi PP Kaki,
I was told the same thing too. Heard that OC will be obtained either end of this month or early/mid Sept 2008. Me too cant wait to move in...BTW, any updates on the sinking fund? Hopefully we dont have to pay the RM5K amount at one time..else its gonna burden all the owners.
For sinking fund, I never called developer. Anyone can confirm on this? Thanks.
I bought the unit from sub-sales. When I sign the S&P, I ask the lawyer to check the original S&P whether the sinking fund is stated. The answer is yes.
Lawyer said since it is stated, u hv to pay. Sad :<
I am a buyer of Taman Bukit, Bukit Mertajam, Penang. This taman is developed by Harta Intan Group. The build quality is very bad. One of the wall is warp, having a portion of the wall protude out a few inches. Other than that I have cracks on car porch. If it's a only a little, I won't mind, but it cracked at a lot of places and they are long. Kitchen tiles not even, and when you knock most of it, it's sounds empty inside. When I put custom made cabinet, found that the ceiling is also warp. The worse thing is I have taken my house key since March 2008, but until end of August 2008, they haven't completed the application for water supply !
Hi all,
Let's get back to talking about Palm Palladium, since this is the blog for it. Has anyone got a unit to rent?
Re: buyer of Taman Bk. Bk.Mertajam. Get in touch with House Buyers claim Tribunal, and file the complaints. Good Luck.
Yups..agreed! Went to Palm Palladium las week, and saw the tiles not even and some broken especially at the living room. Need to bring this issue to the developer...
Hi Anonymous,
I went to Plam Palladium for a few rounds but did not see like what you described. Which floor / area are you talking about?
Angry
It is good to know the complaints made by Tmn Bkt owner. Thanks.
I disagreed that it is not important to know this point as it is directly related to PP as the developer is the same.
We are going to see the same problem like those Tmn bkt owners. The best thing is to ask your lawyers to hold the last 5% payment until all is resolved. If the developer refuses then we have the right to claim back that. Well hope that 5% is enough to cover the repair.
Are the tiles that bad? As far as I'm concerned, usually we get to file a complain to the developer and get those imperfections fixed before renovation. Hence we should check our units thoroughly and file the complains before begining rennovation works. I believe once you begin rennovation works, the developer will not want to take responsibility for the defects anymore since some defects could be inflicted by the contractors.
Also I was told by the guard that they are still going round the units to look for defects and get them fixed while waiting for OC since they need to fix them sooner or later when the owner complains after getting his keys. Sounds responsible to me ...
Hi Senior, before our lawyer pay the last 5 percent, we will need to sign on some approval form that our unit is in the good condition, right?
fyi , after u get the house key, u'll be given a complaint for defect form, by the developer. that is the time for u to report every defect in your house, and the developer will have to do the rectification works for you. that is the standard procuder for a new house. but depend on developer oso.. i dont know bout this developer ?
Onwer 22nd Floor.
I have view other ppl units. But I dont know la. I am not satisfied.
RM5k sad sad.
Beware of :
1. Uneven floor
2. Door scratch
3. uneven wall
Please ask lawyer to hold 5%.Trust me
many many complaints need to be made. the kerja tangan very rough
regards,
K.Scrooch
That's the grey area: wavy wall and uneven floor tiles is not categorized as defects, most of the time considered as poor workmanship/quality, but developer tend to say what you get is what you paid for. Unless the tiles crack by the vacant possession, the norm is developer would not entertain your complain bcs it is not a defects afterall. Imagine how much it cost them to reticfy a 1000 sq.ft floor tile? Hacking+reinstall, minimum 5k per house for 300x300mm tiles. I kena once for uneven wall, I end up skimmed coat whole internal with personal money.
No, the lawyer or banker dun need any of your approval to release the final 2.5+2.5% to developer.
What anonymous said are right. There is no way you can hold the payment unless they cannot complete the house. You can go and read your S&P carefully, even without O.C, they still can just pass you the key after they issue you a vacant xxxxxx (sorry, cant remember what it was)and ask for final payment. If you bought a house (no luxury type) before, u will know most of developers also have the so called poor workmanship issue. You only can claim the scratches on the door, crack tiles, water leakage....etc.
KM
That is so wrong; home buyers shouldn't have to put up with second class workmanship. This is the problem when buying off a plan, sell first then build. There is no guarantee of the finished product: home buyers should have the right for a final inspection of the property. This would make the developer think twice before trying to rip the buyer off!
anonymous (21/08/08) - grey tiles area on wall / floor
i don rili understd wad u mean by those grey area on the wall/floor? do u mean that some portion of the tiles' shade looks 'darker' than others? if that is wad u mean, i don think u r rite about the poor workmanship. i think it's due to the tiles problem. for your info, actually, tiles come out from factory in a big quantities. wad i mean each time of production, the color of the tiles is either slightly darker or lighter than the previous batch. that's wad we call different qc for each batch of tiles tat come out from factory..it's norm in construction industries...u can check wif the tiles supplier..
I agree, there should be no sub-standard quality. Can someone volunteer to lead the way to get things right? Can someone translate the talks into actions? If complaining developer won't give any concrete action and result, is someone volunteering to lead the revolutionary fight and escalate the issue to higher level? I bet, after all, it is just talks bcs it too costly and risky to fight the fraudulent reality.
Build and sell, are we ready to pay extra 25-30%? Again, talks is cheap.
well, i am in construction line n deal wif tiles suppliers..that wad tiles suppliers told me..white horse..alpha tiles...all different qc on each production..
what different qc for tiles imply here?
In tiles manufacturing, they have seperated batches of tiles send into their giant oven, and different batch/qc will vary in tones typically, and sometimes sizes and thickness. I used to have a code of tile, different qc, vary by nearly 2mm, that's is huge bcs it cannot fit to replace the defect tiles. The tolerance is way out.
If the previous claim is true, you might want to pay attention to color or tones of your floor/wall tiles.
Regarding the grey area i mean here is the developer can call this a workmanship standard according to the market offer, but not defects. For instance, for difffent qc and vary tone or shade of you floor tiles, look like puzzle at home... To buyers, this is a defect, but to architect and developer, everything is fine bcs in your SPA, they didn't state this have to be in even color... so do the eveness of the floor and floor. You can bring this up to court, but i won't change the result. Off course, they do their best for safe guard their reputation, but not at all cost.
funny la that guy who works in construction line..people talk bout grey area between poor workmanship & defects , he talks bout QA/QC of tile manufacturing...
errr... indeed different qc of tiles in unavoidable for a project at this scale, quite impossible for developer to buy the same qc and stock them right from start (unless direct import), high inventory cost. BUT if within a house there is different qc, then it may look like puzzle. This typically happen to my site when customer request replacement of tile (cracks etc), we have to replace them a different qc tiles, but we warn them in advance the final result.
Another typical grey area is hollowness (easy break), and water pounding due to evenness and gradient. All this won’t be entertained by developer. But most of time, is the wavy wall and rough finishing, I bet 9/10 med cost project have this issue.
Talk is cheap, but if you don't stand up and be counted things will never change. The developers keep on making more money, the rich gets richer and the working class gets taken for a ride as always.
just went to see type A. Not bad. Overall is nice, love the sea view at 28th floor. but lift a bit slow in response.
If the road open then even better ... :)
Wonder why no one is buying type A? do you know?
yup..i realise the lift prob too. i haf checked wif developer regarding the lift problem. they r aware of this matter n still waiting 4 kl professional to come again to check..less ppl buy type A bcoz the price is v expensive due to the big area..depends on one's necessity..how big is the family..bcoz type A consist of 5 rooms..n 3 bathrooms..n the price..of coz v 'attractive'..haha
ic... overall is not bad... 1 floor 3 units only is it? i saw the space outside the houses are quite big... but swimming pool there is quite small... feel that it is stylish becase master room got 2 sides big windows...
greenish view... hopefully the road can open then no need to drive thru the snakey road to reach home.
anyone went to see the actual unit already? Any thought and inputs?
there r 6 units per floor...but this condo r divided into 2 wings..each wings consist of 3 units..swimming pool is small..but i think it's enuf to accomodate 134units of occupants..for actual unit, i don haf much comments..seems like not too satisfying from previous comments..depends on individual judgement
http://www.propertick.com/article/top-10-home-buying-mistakes
Out of 10 mistakes, i think PP go for #10:
10. Having buyer’s remorse. No place is perfect. There will always be surprises. Don’t let a few initial blips spoil the whole ride. And don’t miss a great house waiting for the perfect one!
My first impression of this project: effective layout for most model/type. BTW, out of curiosity, may i know exactly where this project located?
You can easily get a landed property for Type A price. That's the reason it cant get sold out.
hey pp owners I have received letter asking for final payment..so it looks like OC soon?
true type A not sold out becos for that price u can easily get a nice landed property...but it also depends on the lifestyle u want...n its not really correct to say there are 6 units per floor divided into two wings ..as the wings are separated so its 3 units per floor...ppkaki2
I received the letter asking for payment for 3 items too. I do not agree with No 5. The developer wants to collect 5%. It says, '...after the date of purchaser take vacant possession of the said Parcel' which we have not taken vacant possession yet!. I will call the lawyer. So you guys call your lawyer to double check.
And on item 4, '...within 21 working days...'; so that means we have to file the Quality defect claim when we take the keys. Why were we limited to 21 w/days ?? those who still remember how the clause works, please share.
Saw reply from one of the a'mous saying that we have no way to claim the uneven wall or floor and we are not able to hold the 5% still. If the defects are really unacceptable or clearly seen defects.(eg: floor tile pop out by 1~2mm) then we should claim to developer. If they are still arrogant, we can make it big and email to the whole Penang. I guess this developer will checkmate in months.
Hi K. Scrooch,
I also bought one unit from the sub-sale agent. Mind to share with me more on the procedure like? Do we need to pay the extra RM5K sinking fund to the owner?
Thanks..
Regards,
DellPg
Hi Anonymous,
About that No 5 statement,
'...after the date of purchaser take vacant possession of the said Parcel' I believe, it also mentioned that the money will be paid to our lawyer for safekeeping and they "can" only release to the developer after 6 months and 18 months respectively. But this is where the grey area comes in...how does this actually protect us? Can we stop our lawyer from making the payment if it is not satisfactory?
Palm Fan
I believe the 18mths..refers to the period the developer is legally obliged to repair/replace defects to units which of course are not caused by the owners doing renovations and alterations...as for the 6mths...well correct me if i am wrong that covers the period from vp/collection of unit keys...so roughly 6 mths to fill in defects form?... I think we as owners should read the fine print and double check with lawyers before we start "accusing" developer of cheating us..I feel that it is not a nice/positive feeling to have when even before we move into our units we start having doubts, make negative statements etc..by the way I am an owner..ppkaki2
Yup...agreed that we should think positively rather than let our emotion stuck on the negative points because of the wild guess or rumour from those unknown irresposible sources. For sure it will not help the situation and make everyone panic.
Overall, it will be our home sweet home soon. Think positive guys. Let's stay united to deal with the developer only if any problem surface up later.
FYI, I have been there for few rounds but didn't see any crack as described by some of the guys, which sounds like crack everywhere. By the way, I'm one of the owner.
WK
wah, suddenly so many PP owner blog this site. PP kaki here :-)
heard from a reliable source that OC should be ready 2-3 wks time...can anyone confirm?
Has the developer hand over the key to owner (vacant possession)? Developer must obtain CF (VP) first from authorities before start submit Form B to for OC application.
yes, is true. 2 or 3 weeks from now. last week I just pay a visit to the site and I saw 2 pool tables :-)
not yet..but developer has sent letter asking for final payment
Normally, developer request final payment before VP. Is the letter mentioned you should pay all the misselaneous fee (quit rent, assess fee, deposit, and INTEREST) before you can collect your key? If yes, congratulation, your can own your property very soon. But, this not equal to OC, normally it take few weeks to months to get oc after the key hand over.
OC should obtain pretty soon... the latest news.. probably in 2-3weeks time
To PP owner,
Anybody interested to sell type B ?
(No agent please. Pls dont waste my time. Sorry).
Please leave your contact. I am a buyer who likes this area.thanks.
Hi,
Has anybody got any good recommendation for kitchen, built in cabinet, plaster ceiling renovator?
Palm Fan
To Palm Fan,
Please leave ur contact so that I can provide u all those info that you request thru email.
hi PP kaki,
you can email me at kieve@netscape.net
Palm Fan
hi PP kaki,
do u mind to send the info to me as well? my email is : phil232002@gmail.com. TQ!
phil
Hi PPKaki,
Pls share the recommended renovator details with me (lkhyin@yahoo.com) too. I am also interested in it. Thx a lot!! =)
WK
If haven't reach VP (vacant possession, where you will received your key), how can you get OC in 2~3 week?
Normally, VP first, collect the key, make complaint on the defects and so on.... then only OC, which normally 2~3 months after VP.
Bank will release all the loan at this stage, but 5% will be kept by lawyer and pay to developer after 6 months from VP for 2.5% and 18 month another 2.5%. The first 6 months 2.5% is to ensure the developer repair all the defects you complaint. Otherwise, you may talk to your lawyer and repair by your own using the 5% kept by the lawyer. Same for the 18 months for those defect only appear after 6 months.
For the sinking fund, suppose to be either pay in 1 lump sum (5K in this case) or pay 10% of monthly maintenance monthly. If PP developer collect both, something wrong somewhere! But if this is stated in S&P, no choice liao.
New rules is the 10% monthly, but don't know when it started.
S&P stated 10% of maintenance, deeds of mutual covenants(a separate document) stated 5K. So how?
perhaps the 5k mentioned in the deeds of covenant refers to total amount to be collected as sinking fund through monthly 10%payment...does anyone know when the new act came into force?
Hi, is there any unit available? What is the price?
Hi Wong,
Thanks a lot for the photos...pls share more photos and upload them onto this blog (if you have any) especially on the facilities...
Thanks...
how much is the mantainance fees ? anyone here knows ?
0.14 cents per sqft
hi..kieve n phil232000 did u get the details? i too wanted but instead of giving details "u know who" started asking other questions..did that happen to u?
haha..i din get the details..yeah..same thing happen to me as well..
phil..
Well Folks, same thing here, let us give him a few days and then we will be able to know the truth. Maybe he was busy with other stuff.

Hi, I have received later from Harta Intan on 23th Aug ’08 and stated VP was granted and the construction of the said building has been duly completed.
Base on my experience once developer receive the payment from laywer after bank release money and upon the VP status granted the purchaser has the right to obtain key from developer with payment of the MISC(~5k). I did confirm bank had release the money to laywer, but seem like developer not yet sending out letter for key hand over, look like they is some delay here and i am not sure what do you guys think?
It seems you are the first to get that letter. I do not receive it yet. Anybody else has got it ?
to phil,
I jux wan to ask r u pp owner or not, cant? u can refer from the rest did I share any info with them.
hi pp owners ..i too received letter saying building is complete and request for payment. i spoke to salesperson i harta intan to clarify...they can only issue us the letter re collect keys after getting official OC letter and the payment of the final 2.5% and miscellaneous...rm5k sinking fund, reno deposit rm1000. should be ready sometime september.no problem if we want to use our own interior designer...
HI Guys, my friend just told me there is a retention pond in front of the PP...I'm a bit worry my unit (Type C) will have a bad smell when raining...any ideas?
retention pond is "jenis tertutup" so its covered up ...so no problem with smell.
Hi PP owner, we have reached the VP, can the developer hold the key till OC or the purchaser have the right to request key from them?
when i spoke to the sales person i got the impression that unit key will only be handed over when misc fees plus the last 2.5%is paid ..which means there will be another letter before we can get key..thats what i understand...why dont u call n confirm..in fact would be good if other pp owners also call developer to check so we can share the info here
hi,
type d,2 carparks,high floor,sold for rm400k.
=) Does anyone heard of MM2H programme?
What is Malaysian opinion about this program?
Will this benefit us in the long run?
=)
hi pp owners...its possible to view unit..go to management office in pp..by the way developer is suggesting we all use same grille gate...sample available for viewing..i would prefer to get a better designed one...workers still cleaning up and replacing defective tiles
Any news about the OC?
hi pp owners...any news to share...blog has been very quiet lately...maybe all busy viewing units and planning...we can use our own contractor/ID..so thats good news...hope OC soon
hi all,
visited our unit today. the unit quite dirty, guess they're cleaning it up. the security personnel told us that OC shud be soon but he didn't say when. PP manager gave us a brochure of an interior designer called vil'lon interior loacated at bangkok lane. after viewing, we went to the show room but was so disappointed with the attitude of the person in charge (or the guy) there. he was on the phone when he let us in. so we waited for a while thinking that he will attend to us soon. after 10 mins he still on the phone. my husband went to check on him at his office, he just ignored my hubby. so i decided not to engage with these people.. we just walked out of the place... gosh!! maybe they have too many business that they don't have to entertain us..
anyway...as k said we can use our own contracter.. i've checked with PP manager...
so i'm still scouting for contracters and comparing prices...
good news pp owners...oc obtained...letter will be out soon probably next week...pp owner
hi shubie so any luck looking for contractors/interior designer? i had a look at kitchen/bedroom design in GCF..egate near tesco...like the designs...abit expensive though also quite annoyed when after talking to me for a while the chap excused himself said he had an urgent call to make..so making calls is more important then seeing to customers...bad business attitude...
hi k,
pp kaki recommended my-kitchen. liked his service then we went to cucina and verra kitchen yesterday. both of them need a week to draft out the plan. next stop was mekio... the designer looked inexperience and didn't ask our requirement and kept drawing n drawing and come out with a quotation within 15mins.. LOL... this morning, we went to matrix kitchen just next to GCF. liked the designer as he was explaining every single thing from material to the hood etc etc but sad thing is. they don't do wardrobe.. we're looking for somebody that can do both kitchen and wardrobe. we went to GCF as well but again.. the only person there who's attending to us looked as though he doesn't know whats he's doing there.. Quite hesitant in answering our questions.. the funniest part is when i asked him.."are you the designer?" he answered.." errrr.. ( a very long errr).. yes)" hahaha...
Congrats to the owner of Palm Palladium!
yes, later I go HI office to settle payment and by Monday can collect keys :-)
PP already obtained OC and suppose move from "Upcoming Penang Property Project" to "Penang Apartment & Condo" :-)
Congrat to all pp owner.. Can move to new home.. Hope all of you will be happy with you new house..
hi shubie n pp owners...yes im sure all owners are excited but now comes the most difficult and stressful time...renovation and interior design..my interior designer recommends laminated wood...altho i prefer solid wood..more expensive of course but he says laminated looks good n will last...what do u guys think? n of course before the kitchen units/cabinets can be designed/planned we need to decide on appliances first...cooker hood, burners, fridge, oven...in fact after checking for any defects which the developer has to repair/replace after we collect our keys is to do lighting, alarm, plastering and painting
hey pp kaki..did u went to HI office around 930am this morning?
i agree with k... now i'm getting the headache!!
k, here's what my husband and I found out after talking to several id people. solid wood looks nice (and of course costs more) but it is prone to scratches and not suitable for heavy usage i.e. daily cooking (for weekend cooking ok i think).. so k, chosen your contracter???
Hi k & Shubie,
The following url holds descriptions for both solid and laminated timber flooring.
http://home.howstuffworks.com/hardwood-floor10.htm
Later.
hi moonlight lady, u saw me this morning?
yes, I visited HI office & paid the balance.
hi shubie, nice to meet u this afternoon.
hi shubie...yes..id is a trained architect so can at least trust his opinions...actually first thing we need to do is the lighting and plastering..by the way are we allowed to paint the interior of unit with different colour? have you considered getting some stuff from Ikea? i do like their kitchen/wardrobe designs..
hi loh..tks for the url..u pp owner too?
hi k,
yes, all of us are pp owner. u too?
hi loh,
thanks for the url.
k,
i love the stuff from ikea too but lecehla wanna go all the way to kl to do it...
pp kaki..
got your keys???
hi ppkaki..m owner too...hi shubie..me too luv ikea stuff..from years spent abroad..actually i did go to ikea kl ..theycan arrange transportation for a fee of course..i will still get some stuff there...nice solid wood stuff which is difficult to get "locally" luv the leather sofas...anyway good luck hunting for renovator/id
For all your info, Ikea can deliver to Penang with a min. charges of RM680 for one van, if you purchase a lot than it is worth.
KM
hi KM...tks for info. i intend to buy quite a lot...furniture..display cabinets etc. so charges will increase if they use a bigger van?
hi shubie,
yes, I already got my keys this noon but not the 1st one because few owners today morning already got it and earlier than me :-)
hi k, any MSN ID? chat thru MSN more faster :-)
Hi K,
I think one wan already can carry many things coz except sofa, others are all in pack. You need to unpack and assemble it yourself later.
Do we need to pay RM5K sinking fund when we collect the house key?
Hi there, I am also one of the PP owner. Lets all of us keep in touch. :)
hi..since some of u haf collected the keys n view ur unit..can i noe if there is any comment on workmanship as complained by earlier ppl in the blog? is everything satisfying? another thing is, will the developer go wif u to ur unit uponing handing over the key to check if there is any defects? pls share wif me..tq!
hi all...yes we need to pay sinking fund plus miscellaneous charges when collecting key...the last 2.5% will of course be released by bank to lawyer unless ur a cash buyer then you have to pay all of it to collect keys...they say we will be given a form to list down all the defects...usual ones would be crack window panes, laminated wood stains...tiles crack..n doors wont open completely... other than that lets hope no major defects...an architect i know says the workmanship n quality is good...well guys u have to see for yourself...collecting my keys soon
no, they din follow us to our unit and we can submit defect form anytime.
hi shubie..collected ur keys? i havent waiting for the letter which has been sent..u going to have plaster ceiling?..cos apart from checking for defects, if any, the first thing to do is do plaster ceiling n all the lighting...head spinnin now..so much to do...look for lights..been told meiko lighting in jln perak ..can get good buys cos can bargain.n quite a lot of difference in price so check it out...so shubie decided on kitchen/wardrobe or still looking around? by the way ikea 2009 catalogue is out sorry ppkaki dont have msn...but soon we should all meet at palm palladium perhaps this Saturday?
hi k,
yes, meiko lighting price reasonable.
we can meet up at 5th floor this Saturday :-)
which unit u bought?
Hi All,
Lets all of us meet up this saturday. :)
hi k,
received the letter yesterday.. collected the keys... woohoo... plaster ceiling only for kitchen i guess.. coz no budget to do for living area :(.. I went to INAP ligthting located at Sunway Tunas.. Prices are reasonable and can bargain.. What I like about that shop is the guy's marketing skill.. I'm a person goes for good service apart from the quality... I'll check out the lighting shop at Jln Perak tomorrow.. Thanks for the info. We haven't decided on the contractor as we're still waiting for few more quotations.. Hopefully we can decide by end of next week so the reno can take place.. You found yours? Any idea where to get bathroom accessories.. ie mirror
I've downloaded the IKEA catalogue 2 weeks ago but don't think getting big stuff from there... My hubby says it's not practical to pay a big price for the delivery... Sighhhh...
Sorry all...

hi BNN, u interested on PP? welcome to b one of the owner.
ya... I am interested with type A coz the living hall is big... but then the hall is facing U-garden and this make me hold my decision...is there any units which is not facing u-garden but the sea view?
