i think 300 per sqft is overpriced and highly inflated. I actually doubt there are any sales made as i checked with PP salesman twice and dont see any units being sold at that price.

Actually, it all depends on the demand. Right now the demand is so high that it's not unreasonable. I personally have had offers that high for my unit as well. So, if people are offering that high why not? It's not tam sim but just good biz.

Yes, you are right. Harta Intan should upgrade all facility standard, window quality near each floor of lift, guard house std, touch/go machine, lobby area , common place and overall sorrounding compund outside the said building before telling buyers that it is worth this and that.

mm...sounds logical. By upgrading itself pp should be a strategic and worthwhile property to own. Many projects have its pros and cons, PP is by far 8+ for its catergory for my grading.(1 for the worst, 10 the best).

hi EC..palm palladiumese?...now that sounds like an innuendo! yes m pp owner.. ru aware that some interior designers do actually prefer to source from IKEA.i know someone who does that...gives u two quotes for the same fittings...IKEA or done by someone local. I like the idea..in fact m a fan of IKEA

as for pp kaki .. the racial composition of owners.is not as important as the type of people we get.whats more important is that we get decent, well-behaved people who show consideration and respect for their neighbours...not like those who drag furniture , bang doors..really hope dont get this type

Logically every single unit of PP is still under the possession of the developer at this moment, not until the day when all $$$ has been extended to the developer, then only he/she will finally attain all the necessary titles to pronounce him/herself as the legal owner... As such, would think that the procedures involve in sub-sale of units by individual PP owner are tedious at this stage... unless... perhaps with the blessings from the developer.

Just sharing. I saw some Alila owners appointed renovation contractors having problem with the developer's appointed contractor. Must be the fighthing over the biz. Hope it won't happen in PP but cross your fingers.

Anybody has any suggestion? What I know is we can renovate months later. This will avoid those holigan from hindering our preferred contractors to renovate our units.

actually its illegal for developer to appoint in house contractor as it is not stated in S&P. also these in house contractors would be charging u the earth...imagine using your hard earned money to feed these parasites...if this happens in PP all owners should protest to developer..why must we have to wait a few months..as though we stole our property... anyway this issue was raised by another owner i had a chat with n it seems that the developer is not appointing any in house contractor...so lets hope it stays that way...in fact it should stay that way. anyone getting kitchen/wardrobe from MYkitchen or genesis decor? what are the prices like?

You may assume property price will continue to be rocket sky high, but pls ask the real estate agency around you in Penang, how many sales they have made during the past few months. If there is no demand, price will be drop very soon. Klang Valley had already felt the heat now, soon will spread over to Penang. Just like stock market, there will be an optimum point when price start to go down. Startto grab the right opportunity to sell! else...

Based on this report, for a 1000 sq.ft condo(92.893 sm)in penang, with exhange rate of 3.3, it should cost us RM429,168. How much we are paying now in Penang for a medium cost condo? We are still cheaper than Thailand, Vietnam, and Cambodia (big insult), not to mention China, Taiwan, Singapore and Hongkong. We just slightly better than Indonesia, should we celebrate? Some of us may claim about our low spending power, but is Philiphine, Vietnam, Cambodia really better than us? Why?

It is a false perception Penang property is over priced. Indeed, our mainland property is under priced while Penang and KL property just live up the USD1400 psm standard, which is still far behind other peer country in Asia, not to mentioned those developed countries. By 2020, we are still far behind, should we call us a developed country?

If our government manage our country properly, our property should still have ample of room to appreciate. Hope this happen, I can't wait another 50 yrs

Just checked with one of the bank agent fm Maybank, and he said the evaluator mentioned that Palm Palladium onli worth RM260K for the type C unit...same goes to other banks like Public Bank.
Dont understand certain sellers, hw they could sell their units more than RM350K- RM360K!!! They are earning about RM100K extra..This ppl just wanna earn big money!! And the others are suffering out there...

Your information is wrong. I know someone who already got a valuation of 320k for a type C unit from a local bank. Anyway, 260k is below cost for a high floor type C unit. Check your information before posting.

Buddy, just get used to the open market, driven by supply and demand. The price only valid when the transaction take place. Be practical, let's work harder to put ourself to in their position to earn large money in future.

RM260k for type C?

All type C owners, are you willing to sell at RM260k?

Nobody is willing to sell at this price anymore. The call is not on the bank valuer, it is with the owners, unless type C owner kena lelong by bank, then you can get RM260k only if no open tender is held.
Most of the owners at this period is not willing to sell less than 300k for type C.
So dont dream to get type C less than RM300k

ppkaki2, yes, new act, sinking fund will collect on monthly basis, instead of previous in one lump sum. But still depends on whether yr S&P signed before or after the act effective date.
Sinking funds 10% of monthly maintenance fee.

I bought the unit from sub-sales. When I sign the S&P, I ask the lawyer to check the original S&P whether the sinking fund is stated. The answer is yes.

I am a buyer of Taman Bukit, Bukit Mertajam, Penang. This taman is developed by Harta Intan Group. The build quality is very bad. One of the wall is warp, having a portion of the wall protude out a few inches. Other than that I have cracks on car porch. If it's a only a little, I won't mind, but it cracked at a lot of places and they are long. Kitchen tiles not even, and when you knock most of it, it's sounds empty inside. When I put custom made cabinet, found that the ceiling is also warp. The worse thing is I have taken my house key since March 2008, but until end of August 2008, they haven't completed the application for water supply !

I disagreed that it is not important to know this point as it is directly related to PP as the developer is the same.

We are going to see the same problem like those Tmn bkt owners. The best thing is to ask your lawyers to hold the last 5% payment until all is resolved. If the developer refuses then we have the right to claim back that. Well hope that 5% is enough to cover the repair.

Are the tiles that bad? As far as I'm concerned, usually we get to file a complain to the developer and get those imperfections fixed before renovation. Hence we should check our units thoroughly and file the complains before begining rennovation works. I believe once you begin rennovation works, the developer will not want to take responsibility for the defects anymore since some defects could be inflicted by the contractors.

Also I was told by the guard that they are still going round the units to look for defects and get them fixed while waiting for OC since they need to fix them sooner or later when the owner complains after getting his keys. Sounds responsible to me ...

fyi , after u get the house key, u'll be given a complaint for defect form, by the developer. that is the time for u to report every defect in your house, and the developer will have to do the rectification works for you. that is the standard procuder for a new house. but depend on developer oso.. i dont know bout this developer ?

That's the grey area: wavy wall and uneven floor tiles is not categorized as defects, most of the time considered as poor workmanship/quality, but developer tend to say what you get is what you paid for. Unless the tiles crack by the vacant possession, the norm is developer would not entertain your complain bcs it is not a defects afterall. Imagine how much it cost them to reticfy a 1000 sq.ft floor tile? Hacking+reinstall, minimum 5k per house for 300x300mm tiles. I kena once for uneven wall, I end up skimmed coat whole internal with personal money.

No, the lawyer or banker dun need any of your approval to release the final 2.5+2.5% to developer.

What anonymous said are right. There is no way you can hold the payment unless they cannot complete the house. You can go and read your S&P carefully, even without O.C, they still can just pass you the key after they issue you a vacant xxxxxx (sorry, cant remember what it was)and ask for final payment. If you bought a house (no luxury type) before, u will know most of developers also have the so called poor workmanship issue. You only can claim the scratches on the door, crack tiles, water leakage....etc.

That is so wrong; home buyers shouldn't have to put up with second class workmanship.This is the problem when buying off a plan, sell first then build. There is no guarantee of the finished product: home buyers should have the right for a final inspection of the property. This would make the developer think twice before trying to rip the buyer off!

i don rili understd wad u mean by those grey area on the wall/floor? do u mean that some portion of the tiles' shade looks 'darker' than others? if that is wad u mean, i don think u r rite about the poor workmanship. i think it's due to the tiles problem. for your info, actually, tiles come out from factory in a big quantities. wad i mean each time of production, the color of the tiles is either slightly darker or lighter than the previous batch. that's wad we call different qc for each batch of tiles tat come out from factory..it's norm in construction industries...u can check wif the tiles supplier..

I agree, there should be no sub-standard quality. Can someone volunteer to lead the way to get things right? Can someone translate the talks into actions? If complaining developer won't give any concrete action and result, is someone volunteering to lead the revolutionary fight and escalate the issue to higher level? I bet, after all, it is just talks bcs it too costly and risky to fight the fraudulent reality.

Build and sell, are we ready to pay extra 25-30%? Again, talks is cheap.

what different qc for tiles imply here?

In tiles manufacturing, they have seperated batches of tiles send into their giant oven, and different batch/qc will vary in tones typically, and sometimes sizes and thickness. I used to have a code of tile, different qc, vary by nearly 2mm, that's is huge bcs it cannot fit to replace the defect tiles. The tolerance is way out.

If the previous claim is true, you might want to pay attention to color or tones of your floor/wall tiles.

Regarding the grey area i mean here is the developer can call this a workmanship standard according to the market offer, but not defects. For instance, for difffent qc and vary tone or shade of you floor tiles, look like puzzle at home... To buyers, this is a defect, but to architect and developer, everything is fine bcs in your SPA, they didn't state this have to be in even color... so do the eveness of the floor and floor. You can bring this up to court, but i won't change the result. Off course, they do their best for safe guard their reputation, but not at all cost.

errr... indeed different qc of tiles in unavoidable for a project at this scale, quite impossible for developer to buy the same qc and stock them right from start (unless direct import), high inventory cost. BUT if within a house there is different qc, then it may look like puzzle. This typically happen to my site when customer request replacement of tile (cracks etc), we have to replace them a different qc tiles, but we warn them in advance the final result.

Another typical grey area is hollowness (easy break), and water pounding due to evenness and gradient. All this won’t be entertained by developer. But most of time, is the wavy wall and rough finishing, I bet 9/10 med cost project have this issue.

there r 6 units per floor...but this condo r divided into 2 wings..each wings consist of 3 units..swimming pool is small..but i think it's enuf to accomodate 134units of occupants..for actual unit, i don haf much comments..seems like not too satisfying from previous comments..depends on individual judgement

I received the letter asking for payment for 3 items too. I do not agree with No 5. The developer wants to collect 5%. It says, '...after the date of purchaser take vacant possession of the said Parcel' which we have not taken vacant possession yet!. I will call the lawyer. So you guys call your lawyer to double check.

And on item 4, '...within 21 working days...'; so that means we have to file the Quality defect claim when we take the keys. Why were we limited to 21 w/days ?? those who still remember how the clause works, please share.

Saw reply from one of the a'mous saying that we have no way to claim the uneven wall or floor and we are not able to hold the 5% still. If the defects are really unacceptable or clearly seen defects.(eg: floor tile pop out by 1~2mm) then we should claim to developer. If they are still arrogant, we can make it big and email to the whole Penang. I guess this developer will checkmate in months.

I believe the 18mths..refers to the period the developer is legally obliged to repair/replace defects to units which of course are not caused by the owners doing renovations and alterations...as for the 6mths...well correct me if i am wrong that covers the period from vp/collection of unit keys...so roughly 6 mths to fill in defects form?... I think we as owners should read the fine print and double check with lawyers before we start "accusing" developer of cheating us..I feel that it is not a nice/positive feeling to have when even before we move into our units we start having doubts, make negative statements etc..by the way I am an owner..ppkaki2

Yup...agreed that we should think positively rather than let our emotion stuck on the negative points because of the wild guess or rumour from those unknown irresposible sources. For sure it will not help the situation and make everyone panic.
Overall, it will be our home sweet home soon. Think positive guys. Let's stay united to deal with the developer only if any problem surface up later.

FYI, I have been there for few rounds but didn't see any crack as described by some of the guys, which sounds like crack everywhere. By the way, I'm one of the owner.

Normally, developer request final payment before VP. Is the letter mentioned you should pay all the misselaneous fee (quit rent, assess fee, deposit, and INTEREST) before you can collect your key? If yes, congratulation, your can own your property very soon. But, this not equal to OC, normally it take few weeks to months to get oc after the key hand over.

If haven't reach VP (vacant possession, where you will received your key), how can you get OC in 2~3 week?
Normally, VP first, collect the key, make complaint on the defects and so on.... then only OC, which normally 2~3 months after VP.
Bank will release all the loan at this stage, but 5% will be kept by lawyer and pay to developer after 6 months from VP for 2.5% and 18 month another 2.5%. The first 6 months 2.5% is to ensure the developer repair all the defects you complaint. Otherwise, you may talk to your lawyer and repair by your own using the 5% kept by the lawyer. Same for the 18 months for those defect only appear after 6 months.
For the sinking fund, suppose to be either pay in 1 lump sum (5K in this case) or pay 10% of monthly maintenance monthly. If PP developer collect both, something wrong somewhere! But if this is stated in S&P, no choice liao.
New rules is the 10% monthly, but don't know when it started.

Hi, I have received later from Harta Intan on 23th Aug ’08 and stated VP was granted and the construction of the said building has been duly completed.
Base on my experience once developer receive the payment from laywer after bank release money and upon the VP status granted the purchaser has the right to obtain key from developer with payment of the MISC(~5k). I did confirm bank had release the money to laywer, but seem like developer not yet sending out letter for key hand over, look like they is some delay here and i am not sure what do you guys think?

hi all,

visited our unit today. the unit quite dirty, guess they're cleaning it up. the security personnel told us that OC shud be soon but he didn't say when. PP manager gave us a brochure of an interior designer called vil'lon interior loacated at bangkok lane. after viewing, we went to the show room but was so disappointed with the attitude of the person in charge (or the guy) there. he was on the phone when he let us in. so we waited for a while thinking that he will attend to us soon. after 10 mins he still on the phone. my husband went to check on him at his office, he just ignored my hubby. so i decided not to engage with these people.. we just walked out of the place... gosh!! maybe they have too many business that they don't have to entertain us..
anyway...as k said we can use our own contracter.. i've checked with PP manager...
so i'm still scouting for contracters and comparing prices...

pp kaki recommended my-kitchen. liked his service then we went to cucina and verra kitchen yesterday. both of them need a week to draft out the plan. next stop was mekio... the designer looked inexperience and didn't ask our requirement and kept drawing n drawing and come out with a quotation within 15mins.. LOL... this morning, we went to matrix kitchen just next to GCF. liked the designer as he was explaining every single thing from material to the hood etc etc but sad thing is. they don't do wardrobe.. we're looking for somebody that can do both kitchen and wardrobe. we went to GCF as well but again.. the only person there who's attending to us looked as though he doesn't know whats he's doing there.. Quite hesitant in answering our questions.. the funniest part is when i asked him.."are you the designer?" he answered.." errrr.. ( a very long errr).. yes)" hahaha...

hi shubie n pp owners...yes im sure all owners are excited but now comes the most difficult and stressful time...renovation and interior design..my interior designer recommends laminated wood...altho i prefer solid wood..more expensive of course but he says laminated looks good n will last...what do u guys think? n of course before the kitchen units/cabinets can be designed/planned we need to decide on appliances first...cooker hood, burners, fridge, oven...in fact after checking for any defects which the developer has to repair/replace after we collect our keys is to do lighting, alarm, plastering and painting

k, here's what my husband and I found out after talking to several id people. solid wood looks nice (and of course costs more) but it is prone to scratches and not suitable for heavy usage i.e. daily cooking (for weekend cooking ok i think).. so k, chosen your contracter???

hi..since some of u haf collected the keys n view ur unit..can i noe if there is any comment on workmanship as complained by earlier ppl in the blog? is everything satisfying? another thing is, will the developer go wif u to ur unit uponing handing over the key to check if there is any defects? pls share wif me..tq!

hi all...yes we need to pay sinking fund plus miscellaneous charges when collecting key...the last 2.5% will of course be released by bank to lawyer unless ur a cash buyer then you have to pay all of it to collect keys...they say we will be given a form to list down all the defects...usual ones would be crack window panes, laminated wood stains...tiles crack..n doors wont open completely... other than that lets hope no major defects...an architect i know says the workmanship n quality is good...well guys u have to see for yourself...collecting my keys soon

no, they din follow us to our unit and we can submit defect form anytime.

hi shubie..collected ur keys? i havent waiting for the letter which has been sent..u going to have plaster ceiling?..cos apart from checking for defects, if any, the first thing to do is do plaster ceiling n all the lighting...head spinnin now..so much to do...look for lights..been told meiko lighting in jln perak ..can get good buys cos can bargain.n quite a lot of difference in price so check it out...so shubie decided on kitchen/wardrobe or still looking around? by the way ikea 2009 catalogue is out sorry ppkaki dont have msn...but soon we should all meet at palm palladium perhaps this Saturday?

received the letter yesterday.. collected the keys... woohoo... plaster ceiling only for kitchen i guess.. coz no budget to do for living area :(.. I went to INAP ligthting located at Sunway Tunas.. Prices are reasonable and can bargain.. What I like about that shop is the guy's marketing skill.. I'm a person goes for good service apart from the quality... I'll check out the lighting shop at Jln Perak tomorrow.. Thanks for the info. We haven't decided on the contractor as we're still waiting for few more quotations.. Hopefully we can decide by end of next week so the reno can take place.. You found yours? Any idea where to get bathroom accessories.. ie mirror
I've downloaded the IKEA catalogue 2 weeks ago but don't think getting big stuff from there... My hubby says it's not practical to pay a big price for the delivery... Sighhhh...

no, not each floor got all the type.

16th floor, type A*1, D*1 & E*2.
28th floor, type A*1, D*1 & F*2.
The rest (6th till 27th floor but exclude 16th floor), type A*21, B*42, C*42 & D*21.

Total 134 units.

ya... I am interested with type A coz the living hall is big... but then the hall is facing U-garden and this make me hold my decision...is there any units which is not facing u-garden but the sea view?
