At night it looks grand as the roof top has dim spot light reflecting upwards. Saw few buyers showing some interest, i guess they should grab it fast before prices shoot up again...owner here.

I share this in other blog. My grading for houses in town in preference is;
(> means better than).

Delima palace > Bayswater> Palm palladium > the brezza > Regency height > I-Regency > ixora height > d-piazza > summer place > the spring > vista gambier > oasis.

Delima palance & palm palace are still the best as it is low dense and big size. Interior structure are very very nice. Bayswater, the brezza & regency height are in good grading but high dense with about 500units (500u * 3persons). The others are less prefereble.

I think most of the condo need about 50K minimum for renovation, unless you can accept to stay in a simple house.

The "gangster" is referring to renovation contractor. Most of Penang condo, you must use the appointed renovation contractor by developer. If you use your own contractor, your contractor workers might be threaten, or you still need to get the material from the appointed contractor with price higher than market price. There are already many cases in Penang. Still some of you not aware.
However, this normally only affected lower end condo/ apartment. High end condo should be gangster free.....

For sure there will be appointed contractor, so call penal. The thing is whether they are "gangster system" or "professional" one. If "professional" one, they may not stop you from getting your own contractor. Sometime, they could offer better service or competitive package.

I have checked with the developer sometime back, the developer will not appoint any specific contractor; it's up to the aparment owner to find renovator of their preference. however, need to pay some kind of deposit to make sure that the renovator does not damage the apartment when moving the building the materials; lift, floor, stairs etc and also to make sure the waste from the reno is properly disposed off.

Is PP worth that high or some ppl are trying to fry the price high. No doubt PP is nice, but if compared to other condos, PP still loose out. I would be willing to pay a bit more for some place much more nicer, bigger landscape, bigger pool, more parking space, better assessibility etc.

I am also interested in PP. However due to my bank quota, I am not able to get any loan.

At the same time, I am expecting an economy down turn and less demand in property market.

Just look at our daily goods prices. It is double the price.

Meanwhile there are plenty of new projects coming up, the supply is over the demand.

Why buy a condo at the peak of property price?

Agree, why pay more to get PP while the buyers have more choices with better condo @ lower price???

PP is isolated with one entrance. Unless there is plan to wider the road or to have a new alternative route, else if anything wrong with the road, a lot of PP owners will be temporarily "homeless" !!!

Recently always concerning about PORR and Monorail. Anyone have any idea PORR and Monorail will go any nearer to PP? This is really a good concern point to discuss. I used to stay in KL where the apartment is close to the LRT, it will be noisy when the train passby.
I believe PORR and Monorail will not go near PP but i am still concerning because USM is just beside PP.
Any one has detailed roadmap?

I just browsed GoogleMaps..

Looking at the landscape around PP, i saw an unoccupied piece of land(jungle-like/swappy area) infront of PP.

Did anyone know if that land belongs to USM or other party?

The area is quite huge though...I hope is belongs to USM but seeing Ideal Regency condo building on that area as well, i suspect it might belongs to some other developer....any thoughts?

This is the symptom of Economy Crisis.

Now, the I hope the worst thing never happened. Bcoz Expenses of the Rakyat up. Mean their Saving lessen. Saving lessen means Bank will have less cash flow. THen Interest will Hike. I hope this wont happen. Last Crisis Interest rate to BLR 13%. If this happened . Ik now lar.. who can afford to invest in property and even had hard time to buy house to stay. I advise ppl who wanted to buy new properties now please look for Fixed rate Loan. Safe urself.

U only listed the worst thing.

Petrol price increase? I have 2 car, and will get RM1250 yearly. With new petrol price, only increase ~RM1000 yearly. I actually make profit.

Electricity price increase. My current usage is below 400KW (average 200KW). Not many impact.

All other things price will increase due to petrol and electricity price increase. But most middle class people will no affected much. Their main concern is: where to keep the money? If keep in bank, the money depreciated over time. Option should be buy share of the company related to petrol, electricity or other commodity.

But not many people brace to take risk in share market. So, another option is invest in property. If price no good, still can rent to those cannot afford a property now. So, we can still cover the inflation.

This will happen after a few months later when people don't feel much paint by taking some re-structuring of their expenses. Otherwise if there is another increase in petrol price.

Your money is depreciating. You need to think of way to against inflation.

BLR will not increased in short term as announced by bank negara yesterday.

Nowadays, you can trust any annoucement made by anyone. The fuel price which is annouced to be revised on August 2008 but suddenly it increased near 50% overnight. So for BLR i believe the rate will increase very soon.

Anybody knows in which month we can move in? Can't wait till end of '08 because cost of renovation materials kept increasing. If 3yrs back needs $30K for reno, now you probably needs to fork out $40K~$45k to reno your unit...sigh!

Originally thought of selling but now hold back due to oil price hike. No point to earn some surplus where we need to spend more to get another one.

For example an individual which can say 1k permonth will cut to maybe onli rm300 per month because of the inflation. then in longer term the Bank will be lack of cash to role. THen BLR will increase.

I dun know that this will somemore got ppl think as below :


1. I own 2 cars I profit rm1250 - rm1000 ==> RM250 profit ( retarded )

2. I use less electricity not much different.. ( retarded X 2 )

try to lessen ur fuel consumption. Switch off air con if can. Yeah every crisis can be overcome like Rakyat said. I agree, but overcome with injuries cant be avoided. This is for ur own good. I am angry because u r giving wrong information to other people which might give them wrong direction. From what u have written it seems that u r still encouraging ppl to buy more properties. And i think this is not that good because u just wan to sell ur properties at a higher price. I also own a properties in Putra Marine. But at the moment i really dun wan anyone Malaysian to be too exposed to the properties market anymore. Many made profit from properties and that is true and I hope they will at least manage their risk exposure. My apology for the not professional note i have written. Forgive me. Take care.

ammar it is so clear that you are an agent trying to sell Damco unit. hahahaha.. MY god who would be so stupid enuff to buy thru u since for sure the buyer will have to pay 2% more (1% for ur agent fee and another 1% for damco since he will include into the selling price for this). might as well directly look for damco. If you are a serious agent get customers from somewhere else. Anyway PP is about 90-95% done. i think completion should be end of July. and if luck OC by end of Aug.

I just planned to go to ikea this coming Raya. It is open 24hrs daily. No shut down but transport is on your own and paid by yourself. Not arranged by them. Kind of disavantage. Self -serve item; cash & own carry. Full-serve item; ikea contractor with charge.

In this case, it is better to buy in penang unless you have a Hilux or van to drive them back.

ikea kitchen depends on design..materials etc..starting from about rm8000.. what i like about ikea is that u get what u see...if its solid pine than thats what u get ..with local, smaller firms...they say one thing and u get another...i have heen to gcf in e-gate opp.tesco..not cheap...but designs and quality look good...with prices of everything going up..now paper products too anything thats wood based/derived will cost more...lucky for pp owners its completed

agreed. I served other blogs and looks like some ongoing projects are facing problems. Some with the fate of being stalled and some could get different 'spec' after completion. You know what i mean...

Btw, about ikea transportation arrangement, it is ikea's constractor, Mr Jaafar. Local delivery RM65 and to northen area it could be expensive.

An advice to Condo owners, never build wardrobe set fix to every rooms. Get a detachable type. It is movable and cheap. When we sell the unit, we can move it to new house. No new owners would appreciate what we built now as it will become old to them.

You are right. Nothing much but I saw few families were rushing frantically to the fair fearing of losing out. Perhaps, this shows how Penang ppl is.

Nevethesless, it is a sign of economy slow down with high inflationary and phasing in of early recessionary indication. Most developers will wait and see and so are the buyers. I guess the whole M'sis economy will start to plunge soon coupled with uncetainty in our political arena.

1. Too rich, dont bother to compare price.

The S&P only covered until VP. Developer will not pay for late OC. Normally, OC obtained about 2 months after VP.

Why restrict ourselves to this rule? haven't we learnt enough back in 1997 where buyers had been victimised? Do you want to accept procession which is only 80~85% in completion even if the developer notify buyers for key collection?
I will make it big if it is not as per spec and agreement. The developer don't have to think about setting their foot even in Malaysia anymore. Think about it, you have your right!

Harta intan group is a very responsible developer la brother, dont worry about the OC, definitely around these few months. PP is already completed, including the interior parts, so, why worry? Probably need some more time for finishing of the building only, or may be imposed tighter QC.
PP is the among the best condo, if not the best, around this area. Appreciate and be proud of it.

It is good if H.intan sticks to the commit date. Early this year, they said mid-Aug or early Sept. Now they said Sept or early Oct. This is M'sian style. I wonder how many years will it take to fine tune our mindset?

Anyway, hope that H.Intan knows the contract is near to 3 yrs now.

Ask Urself.
And Sept and OCT Is the 4rd Quarter. FOr a reliable company, they will Get is by August for for 3rd quarter account. If U all understand what i mean.

u may be right but like everything else delays do occur especially with rise in prices, shortage of building materials,..so often projected dates not possible..dont forget delay could also be due to certain people waiting for "grease money"..u know lah..malaysia boleh...terrible social disease.by the way are u a pp owner or just want to make people feel bad...thats not nice

Have a look on the website http://www.higroup.com.my/ , I believe they have updated new pictures for us to view. It looks like it is more or less completed already. It should not be very long before we get the OCs. Normally the common area is the last part to be completed. I believe it is more on touching up here and there only. Be cool...

Ya, the swimming pool area looks completed. I strongly feel in love with this property as it is not crowded, low dense and secluded. No heavy traffic near this area. I hope everybody can have a nice neighbourhood when we move in.

I m going to KL during Raya. Mission is to Ikea. I have a catalogue but viewing the actual ones are better than those in the book.

went to pp today..open house for some units type A still availble. didnt get chance to see my own unit as locked..but saw facilities etc..really good...looks classy..well equipped gym, pool room n function room..altho swimming pool is not big..its a good size...developer was there so spoke to him ..said applied for oc already..govt. dept is a bit slow as usual...checking bit by bit..anyway hopefully by august/september 08

But I already seen the workmanship er.. quality er.. below my expectation. Hm... To COnfirm I am a "B type" owner. But it is still ok with me getting O.C late as long as b4 CNY next year. Bcoz I need to sell my Condo to get $$ for renovation.

A friend of mine just visited type A, price now is $580K! It is over $100K increase...but my friend said no ISO improvement...hahaa. He said door never change to a solid type and still sells at $580K. Well, quite true.

The empty land in front of PP is going to be bangalow/semi-d but different developer. At least no condo to be built in front of PP.

Agreed! the workmanship is so-so. If you take scotland villa to compare, PP will loose out straight! If you take bayswater.. it is quite near to it. When I went there, overall is quite good until we see our own unit then will I comment further.

Lobby was not as per the postcard sent to us. Supposed to be marber wall..Lobby was expectedly small,it is ok though.

We are the only block there. So, visitors or our 3rd car can park outside. Plenty of parking areas.

What i think Harta Intan should do is; replace the bars sorrounding swimming pool area to the aluminium type. At least it looks classy to sell the $580K!! Windows near lifts should change to sliding type. Now it is like the apt layers type. A surprise!!!

The lobby rain shelter will be installed. I saw the steel protruding from the wall.

This proj was completed before fuel price hike. Ya, hopefully the bricks and cement are materials not reduced. If not we will see spider webs like Pernas project.

I went to the open house, and saw there were already cracks which appear inside the show unit(Level 6) How come such a new place can have crack....

Also the window pane on each floor beside the staircase and lift, is like the low cost flat window...

well maybe cracks appear because of the reno/decorating in the showflat type A 6th floor..maybe after open house is over the cracks will be plastered etc...to be honest we cannot expect everything to be perfect ..up to our own expectations..given the cost of everything now..if pp owners nothappy im sure they will still make a good profit if they sell

Just my personal view ya..I am sorry but palm palladium looks like a low-medium cost apartment from the outside. I could have sworn the initial artist impression looks better. At RM300K+ , shouldnt it look at least look more modern like the recent projects like spring, bayswater or time square?

About the 'classyness'; well pray that the building has been completed. We are already out of fuel price hike danger zone. Look at i-regency / vista g., materials been changed to reduce cost. At least we will get OC soon. Anyhow, we still have our right to demand on the bad workmanship.

To a'mous, you can demand developer to explain to you why the floor plan differs but you need to measure in precise to contest their claim. Well, they will always say...'well,my project price surge 50% now and everything is the best'.

Anybody interested to hire a land valuer to check the unit size whether they are per spec ? I will get one. If you are interested just drop me an email, we can share the cost.

susie who told u actual size of condo is different from floor plan? esther says too many corners but as was pointed out corners are per spec. i must admit that when pp is viewed from the pool angle it is not that special regarding design but please also look at the front usm side...it looks good...n i like the water effect in front. by the way im a pp owner ..i think as owners we should not start finding fault with everything...boh song la ..to be honest if we want everything the way we want then we have to build our our house..lets be realistic..also the gym looks really good..the equipment..layout and even the washrooms for swimming pool..be positive guys...think positive.. things will be positive..dont be so kow cheh!

I think she means that what you see on the floor plan is not exactly what you will get..., is it?
Based on the pictures taken and the floor plan, we can see that:
-living room: 1 window is missing
-master room: 1 window has been moved to center of the wall...
so, in my opinion, these 2 points are considered as differences..
Any comments?

Yups, agreed with Susie. Suddenly added one extra window in the master bed room. Like the unit full with windows everywhere...The swimming pool size is too small, I guess. And the guard house area is so limited in space.I am just giving my comments. Correct me if i am wrong...

Well, complain to developer is not a bad thing at all at least it did hilite to the developer that they have rooms for improvement and it basically didn't cost you anything except "cake ki" abit only.

Personally, i opted Palladium 70% due to the location(secluded, non-heavy-traffic) and the balcony spacing(*each balcony NOT even close to each other. I really can't find any such design in any condo or you may say apartment or flat :p)

So, my money goes to the above 2 points.

*Also, dont be suprise to find out that your office colleague is your neighbour =p =P =P.....

Intelian? Agilian? Motorolian? Avagoian? AMDian? Alterian? Seagatian? Lumiledian? indian? alien? hehee....

yes, I'm one of the owners. The main point I like about PP is its low dens. My only concern is the road leading to it, I find it a bit eerie & insecure, especially at night. Hopefully the road will be lighted up??

as most pp owners would know there are two roads that u can take...one is the road leading to u grds..turn left just before the guard house then right or the road that twm says is a bit eerie..actually i have been told that the land next to it will be developed..double story link houses so i think when that happens the road will have lighting.

learnt that we have to pay rm5k for sinking fund b4 collecting our unit's key..then y we still have to pay another 10% of our maintenance fee every month as sinking fund? don u agree that we contribute too much for juz for sinking fund?

regarding sinking fund..i read in the spring blog that the 10% of monthly maintenance is new housing rule...becos if developer collects lump sum of rm5000 for sinking fund...the money may just disappear as happened with u grds, n park..so i dont think we need pay the rm 5000...someone please confirm

I was told about $5K before signing s/p. I cant remember if there is any $5K stated in s/p.

As a matter of fact, there is a clause in s/p where developer will not form a committee upon OC issuance but will pass to residents to do it instead. If we can form a committee, we can manage the fund well. Just volunteer ourselves to form an effective committee.

But we can refuse to pay it since it is not stated in s/p.
