The Bumi Lots have yet to be release. Just called IJM yesterday. It was said that there are only limited units left & that it will only be released in Nov. Some owner have bought units under friend's who are Bumi to get the balance units & at a cheaper price. The show unit will also only open for viewing again in Nov after Bumi Lots are released. OC will get obtained in Dec 08 according to developer.

Desperate or not is not for me to say but if they feel it is worth it & suitable for their individual needs then why not? Maybe they would not make the transfer from bumi to non-bumi as it maybe for own usage. Could be later on when they intend to sell after several years they can make the transfer or probably sell to bumi. I am not sure whether they will transfer at the end of the day but from what i understand is the buyers intend to use for their own stay & is not buying for investments. Who knows? Its their decision. :)
I am sorry that this project will be lease hold forever.
I'm not Spring owner but I don't think they care much about the conversion to freehold, since the project take off the developer never promise the project to be freehold.
Furthermore, don't think it make any diff whether freehold or leasehold, 99 years is long enough. The Spring still have its buying point, good location with 2 car parks but do agree the sub-sale price is too stiff.
Freehold or leasehold not much defferent for strata title, at the end of the day, you only share a portion of the land......

I agree with you on the leasehold issue. People are beginning to accept leasehold properties though not many but there are acceptance. Most of KL properties in Sunway & Damansara are also leasehold properties & people still buy them.
So leasehold properties are not much an issue these days if you wish to get new properties rather than old properties. :)

If no loan has been release & developer take no action, then you are lucky loh, I serve 3 months installment liao.
Last i called was last week & they said OC in Dec 08 as bumi lot is release in Nov.

Yes, there is a school next to Spring. In every new housing area it is a requirement to have a school. Most residential areas have schools nearby even without schools most roads are already jammed up these days.
In IJM's proposed plan it is said that behind the existing shophouses there will be an office building & additional shophouses called Lot 28.
I am not too sure about the access card for the lifts as it is not stated in the specifications so i doubt IJM will install it.

Ooi, all unit is locked unless your fren is ijm staff or contractor. Or else you can't enter to your unit, this is to prevent damage on your unit.
Frankly speaking from my opinion, difficult for us to get OC this year.
Tomorrow is November and still not completed. Alot still have to be done. The ground floor is still in a mess. I believe they still need 3 weeks more at least to complete everything.

Sulin, the ground floor car park will be a roof covered. Also there will be some plant on the fence. But all this will only be done after OC obtained. Just to fulfill the paper work. I get this info from my friend.

regarding the school, ch'ng u r right. other than school, there still got 1 church built next to nautilus. then 1 soho tower(more than 20 storey) built next to the church. u can ask ijm staff for the master plan.

I also regret that I have booked an expensive matress and paid 60% already. Maybe the price will dropped next year or I can get more promotion freebies.

I took Matrix as my kitchen renovator. i've spoken with a few kitchen renovator in Penang and most of these ppl are from sales side & would like to clinch the sales asap. If you have the time, sit down with this Matrix guy; his name is Joe (very professional person to work with); and he will be able to explain every single thing about kitchen appliances to you from Hob/Hub to kitchen tap.. and i'm sure you'll be surprised by the level of professionalism & amount of things we (as layman) didnt know about...
as for OC, an ex-IJM employee did mention that they're striving to get it by end of this year or before CNY but IMHO, as long as they can deliver good workmanship, i've no prob with delay in OC..
as commented by Steve, prices of electrical appliances might drop over time (older model will be cheaper), so just hold on to your horses. as of now, i just paid downpayment for some furnitures & kitchen. thats about it... the rest i will buy/book after i get OC

as for price, i think it differs now cos i booked it way before Gov increased our petrol price to RM2.70
the main consideration for hood is actually the balancing of the rotor. if it's not well balanced, then the suction fan will grind against the inner wall of the hood, thus causing faster wear & tear. so it'll be best if you buy it as package from your kitchen maker.

i regretted buying stuff from Ikea way too fast. luckily bought only small stuff like pepper shaker & all that :-P new Ikea 2009 catalogue is out.. so alot of new ideas to beautify our place :-)

I think the price for all kitchen cabinets will not be expensive now as the petrol has been dropping drastically from RM2.70 to RM2.15 as at today. Besides that, I just heard from my colleague yesterday that the petrol will drop till RM2.00 soon. So...I believe all household items be it kitchen cabinets, lightings, furniture, etc will be reasonable or slightly cheap due to the current economy.

I will be opting to go for tiles for the kitchen top. Solid surface can't withstand heat and is prune to scratches. The quote I got from Oldtiles is RM185 per foot run.

can anybody suggest ferry view or bridged view and (pro and cons) and 13th floor or 14th floor because most of my chinese friend says that 14th is not good number for them and i beleive foreigner don't like 13th... now i'm confused....
please help me to buy or not if buy which unit facing sunrise or sunset.....

Floor 14, is kinda a pantang for Chinese market (therefore lower bargain power during sub-sale), therefore majority of condo put 12A, 12B or some other symbols as alternative. I suggest floor 13. Maybe Mat Salleh may concern, but how big is the Mat Salleh market at this area of island all the time? If you are at Tanjung Bungah/BF/Tj Tokong, that's different story. Those retirees are very much more health and environmental sensitive than Asian, they pay close attention to facilities and air quality around their surrounding, therefore the chance is slimmer.
Buy or not buy, that's personal. But it never a bad ideal to consider some more other properties that don't have so many conflicting opinions from public, Palm Palladium is certainly a better option.
Zul, I agree with true voice die hard. If u are looking at envvironment, palm palladium is the place, obviously. Any given apartment or condo in town environment is comparitively more polluted. But its your choice, really. People have been living at the Jelutong Expressway seafront for the past 30 years. Spring has its advantages in terms of traffic access, spacious condo layout and most importantly, REPUTABLE developer.
For palm palladium, u are paying more for a project which is squeezed in a small plot in minden heights. May look ok for now but imagine the jam and parking problems outside later just like U-Garden. Design wise, some bloggers commented it looks like a low cost apartment and those who recently move in have reported uneven tiles, broken tiles, windows and even lower grade fittings. Well, at that price, u get what u pay for right?
The choice is yours.

for environmental i have another apartment in Eden Seaview which is very good in term of environmental. most probably i will travel to Batu ferringhi every weekend for healthy environment.

what True_Voice_Die_Hard and Ooi said is true. solid top is nice bcos there's no "joint-line" but its not scratch proof. you can see the effect at most mamak stall & even McDonalds cos they're using solid table top. as for price wise, i do hope it'll b cheaper after CNY cos i intend to start all renovation work after CNY..
Granite is definitely nicer looking than tile but its also quite expensive depending on the granite pattern & usage.

Oh IC. i thought u bought sub-sale since sound like only a couple of unit available. If i were u, i would consider the higher the better... less noise(learn from the blog that a school will be nearby), less air polution..better view, better sub-sale price. May cost a bit more, but worth every sen paid. This only apply for medium cost condo and above, low cost condo may the other way round.

The lawyer must be the panel of IJM. Normally the IJM people will let you know your lawyer. You do not have to pay for the snp for the developer side. You only have to pay abaout rm200 for disbursement fee. For the loan side you have to pay depend on your banker whether you taking free or non free legal loan, Better you take one lawyer which will be easier.

Actually i'm a banker so i will take my staff loan. the loan documentation will be handle by my panel lawyer. the problem is for S&P is there any stamping, normally for MOT we need to pay the stamping but for appartment i don't think that the title will be that fast.
based on Ameer figure RM7K for RM300K property
there is 2 stamping have to pay for loan RM5 for RM1000 worth of loan. while another stamping for MOT 1% for 1st RM100,000 and 2% for the balance which totaling RM5,000.
Now i'm not sure this MOT stamping do we need to pay or is there any other stamping for S & P stamping at the same rate.
for 1st time property buyer there is 50% discount for stamping on MOT for property less than RM250,000.

No I didn't view the show unit but i went to the site for at least 5 time to see and feel the location even check the sun position for my unit the sunrise only up to 11.15 in the morning after that should be ok. i didn't smell anything bad but at night the sea side maybe a bit crowded and some hawkers selling foods and many people wasting time there.
can somebody shares here how much is the cost for the legal fee for S&P and Loan Documentation.
The title is not released yet. My lawyer said it will take around 2 to 3 years. Once the title is ready than only we are going to pay the stamping fee. My lawyer estimated around 4 to 5 k.

IJM is suppose to have the carpark roof erected before handing over our respective units & not after that. CNY is 26th Jan 2009.
I was told by the salesperson that they can only errect the car park roof after OC. If they do that before OC, then OC cannot approve. I have already confirm with them on this before I bought a unit.
Just take note that the small model in IJM office also does not have the roof car park.
To obtained OC, the buildings has to be ecxactly same with the approved building plan and layout plan by local council.
Kindly refer to our SPA, see whether in the SPA stated the car park should be covered or not. I believe is not la...

I am quite sure they will keep their word. This is one of the reason I buy from branded developers. No doubt it is more expensive but it is worth it because their promises carry weight and their end product have more quality compared with other "cha kai" developers. "Cha kai" developers promises you the stars, moon and wind. I experienced this first hand some years ago.
those who plan to buy sub-sales unit of this project. If u can wait, hold on first, quite number of good units still available directly from IJM once bumi lots are release. Of course don't expect the same as the launching price but at a very competitive market price, could be slightly better than the current sub-sales price or equal - disclaimer: not mean to jeopardise the sub sales market, just share what I've known from a source. The source may or may not accurate. It's up to the individual buyer! Good Luck!

Imagine, RM281k is the lower floor,if slightly upper floor, easily cross RM330K.
For investment and profit, lets say one bought for RM281K, one must expect to sell at least RM350k to cover the cost and etc.
For 925 sq ft apartment at RM350K, the owner must have a lot of lucks to be able to sell the apartment. Not to mention those who bought the higher floor, maybe the owner have to sell at RM390 (for a 925 sq ft apt)

By the way, there are only few units left, from a realiable source.

Type A, B, E, F and G layout are nice, esp. Type A and E, among the best.
Type C and D not worth buying, the layout are the worst, esp. on the master bedroom, if u put up a queen size bed, doubt u can even move around. The above layout won't tell u much, u'll know what I'm trying to say when u visit the actual unit.
The above is solely for the benefit of genuine buyer. Of course, if you're an investor, don't think u care much.

The staff told me that March the O.C will be approve.So late to get the O.C because Penang State Goverment allow them to apply freehold on 20-12-08. This information is true.Not believe just call IJM. Once the O.C approve wanna apply for freehold is not easy.
ai ya.... the day ijm start selling spring, the day freehold can't be converted. This is because if only just one buyer dun want to convert, the conversion can't be done. All buyers must agree on the conversion.
For apartment, that is the case because the land is shared by all buyers. For landed property, a different story.
doesnt make sense at all to convert a sold leasehold apartment project into freehold as it will attract conversion premium which the existing leasehold buyers might not willing to fork out. Unless the State Govt allows conversion WITHOUT a premium, (which is highly unlikely) and IJM picks up the administrative costs, I really dont see the reason on why the OC takes so long....

I feel conned because at the time when I made the purchase, the salesman said OC in OCT. If he is not sure he should have said so.....
Not just The Spring, Pinang Court 2 and Desa Pinang 2 (both under IJM) have been completed for more than 6 months. Wonder why it takes such a long time to obtain OC.
