Did you get a 3-D rendering done on AutoCAD Kitchen Designer? For that price you throw, should come with a detailed 3-D layout on computer screen and also on paper.. This should be agreed by both parties upon the quotation.

Yes, the space should be just the thickness of one melamine board. I complaint to him the 4inches+ gap is not making sense and he still insist it is fine, it is okay and all the bullshit until i insist to fix the 4 inches to the usual gap thickness by putting up other designer name. So it is not for opening the door, it is his mistake that he refuse to admit and try to con me to believe the size is "okay". Furthermore, when his worker came and fix the issue, the worker himself said, 4 inches+ is too much... ai... after all this, it screwed up all my move in schedule. Btw, you wont believe it, and i dont believe how naive i was, the 2D drawing is so simple that even my computer drawing to my carpenter is much more detail. The drawing from Cooking Zone is in 2D and WITHOUT any measurements!


Fisol, no 3D drawing, yeah i was very surprise too when i first get his quotation because the other quotation i get was in 3D. But he is very gentle speaking and i thought i was on the right move... proven wrong now. But even 3D diagram wont fix my issue because it is not the layout that is wrong, it is the promised material mechanism and also the finishing of the installation.

i dont think he has a website now since he is still new, the shop name is cooking zone. Just be careful when you deal with him as his quotation alot grey area not like other pro designer. Yup, i heard about cucina but dint get their quotation previously.

Any genuinely interested purchasers can just go around asking mortgage officers around Penang asking how much the recent Spring subsales are done... Or even ask property agents if anyone is willing to sell below developer price..?

In a nutshell, the market WILL know what the price is. And they will be smarter than you think.

The case was reported to IJM mgmt office early Nov and today people came in to fix the thing. IJM staff has been very professional in handling issues. Thank you for that.

I will request a defect rectification letter from IJM mgmt office on what actions taken to rectify the issue. In the future if the same problem reoccurs, the IJM mgmt will be responsible to resolve recurrence problems.

IJM charges more for their properties because they can boast quality end products. No one will pay premium dollars for condos with shoddy workmanship. Unlike the infamous "CA Goh"developer who sells cheap eg. The Cove and the Central Park projects. You buy because it is cheaper by the footage and shouldn't expect much of a quality. You get what you pay for as they said. If there are more incidents like this from IJM. Their power to command more for their condos diminishes. Speculators will less lightly to buy if there are no takers for their resales! In the end. Both buyers and IJM herself suffers. All by it's own doing.

Some people advise that temporary do not buy "The Spring" because the price will drop very soon due to supply over demand.

yes, that is indeed true, it will drop below RM280k for entry level unit. I have been visiting there since OC, until now it only 20% of occupancy and mostly are tenant.

The fools who rushed to queqe up overnite to buy, now they have to serve repayment for banks for the empty unit.

A MOTORCYCLE LOST AT THE SPRING CONDOMINIUM


I am one of the owners of the “The Spring Condominium”. I lost my motorcycle inside the compound of the condominium (at the motorcycle parking space). My motorcycle was lost between 16/12/2009, 6.30p.m to 17/12/2009, 8.30a.m.

Immediately, the same day, I made a complaint to the management and requesting to view the CCTV. I was disappointed that the IJM management staff could not operate / replay the CCTV.

I was being told that they have to send someone from KL office to operate it. To my much disappointment, I was being informed by the management that the CCTV hard disk had scratch and not in operation. I went to the IJM Penang Office to complain and all of the managers were on holiday.

I had written a complaint letter to the General Manager of the Jelutong Development Sdn. Bhd. I seek IJM to settle the issue with me within ten (10) days.

At first, the management told me that they might be able do something for me as a goodwill. After a few weeks of waiting, on 4/2/2010, I called the management staff to find how the situation. He told me that the management and committee had met and decided not to compensate because they said that they had not done anything wrong.

I believe that the maintenance fee that I have been paying monthly cover the operation of the CCTV and other facilities. Should all these facilities are not in working condition ? Are we therefore not liable to pay such maintenance fee?

If the management feels that they have done everything right then how about the CCTV in not working order ???

I will support you in whatever manner you intend to take this matter. Its pretty stupid to say the CCTV hard disk is spoilt and throwing the ball back to us. I had an incident where, i was charged interest for paying the maintenance fee late and now with all this faulty thingy, why should we pay them? The reason of buying apartment for an expensive price is to have SECURITY and IJM FAILED MISERABLY !!!

Your posting sounds like an advert for mandarin oranges/beer price war btw our 2 local famous hypermkts!

I'd advised you to carefully research the distinct differences in rentable rates for your unique unit types (A,B,C, etc), layout, features, view quality..then benchmark against prevailing mkt rental rates of apts in Pg.

Although every unit in Spring is sea-facing, not every unit has similar seaview quality, panorama, volume of breeze, floorplan layout, carpark positioning, etc..

Let these winning/less-winning features eventually decide what rental rates u can command, against how much prospective tenants can/could/should offer. Leasing is not an activity to be classified under "one size/type fits all" pricing scheme, and each Spring unit should be appreciated based on its unique winning features & subtleness.

It's true that there's currently a property glut out there, so essentially it's a buyer's/tenant's mkt. But I'd advise against shortchanging & downgrading ur unit value out of desperation, or simply just to match the whims, fancy & perception of those who think they know where "real mkt rates" should stand

As much as there are many desperate investors out there being somewhat "burned", I don't think there's any far lesser subsale buyers/tenants waiting to jump in immediately on artifically depressed bargains.

2 projects sitting along a same road & sharing the same sea doesn't mean their values are somewhat similar. Distinct winning features should be well-positioned to command a higher premium, while more ordinary units can be creatively customized to further enhance value.

Keep in mind that in terms of "centralness" of location which boasts one of the best traffic dispersal road networks in Pg & closest seafronting proximity, The Spring truly holds its own trademark luster which a lot of aspiring others can only watch & lust in envy.

I went to visit Spring with property agent today with the intention to take a look and consider buying. After the visit, i decided not to. The unit didn't look like 1281 sq ft and it was warm. I think it would still be warm even if i put on air-conditioner.

Agree. I owned and stayed in an apartment in Relau 1997. It was RM110K-140K, a medium cost apartment at that point of time. A lot of owners bought for investment purpose. But, it was in the wrong period of time (Asia financial crisis). Then they rented out to anybody. My unit was surrounded by foriegners. I was so mad. And the Management did not do anything. I sold out 15% below cost 5 years later.

I am frustrated too, seeing the kids trespassing The Spring's compound to collect their kite. Even worse is when they were playing layang2 on the junction leading to our home. What if some of us accidentally run on them with our car? Erm... or should I say what if they are being run over by our car while they were chasing their kite. I even have a kite hanging on my balcony. There is a very wide area near the new built jetty for fishermen. Why don't they just play there? Not to say thay I am selfish, but i do see them hanging their drinks and helmets on The Spring logo. That is quite sad coz I am very proud with that logo. After all, it's the first place I had ever bought and most importantly, I am staying here.

Why Bayswater don't have this issue??? Because of location of course! no low cost apartments there and not enough open space to let the breeze take off their kite.

Any news of action how authorities are going combat the smoke? I heard from my friend in Symphony Park saying he had bad times with the smoke too. Just how long this smoke problem will last?

Very rare, newly completed project oredi put into auction. If this is not so called over-supply, don't know what other term can be used.

This is even before completion of Summer Place, which conservatively at least another 300 so called speculator units available upon completion. Is it a tell tale sign?

Looks like genuine homebuyers may see some light at the end of the tunnel if the situation persist.

U ppl are darn funny lah..if u can't consider subsales at 270k+ or rental rates >1k, what's the point of even drawing comparison wth Summer Place? Even if Summer comes up soon, what makes u all think u can afford its price tag?

Here are the facts: Ocean View rent going for 800+pm, 1cp, 1 narrow access road so far. Although Spring & OV are within walking distance, just look at the congestion surrounding OV. With Maritime place & mosque coming up, what makes u think ppl won't pay a bit more premium to enjoy more exclusitivity at The Spring? Esp with that new hawker place at Sg Pinang doing so well & within walking distance to Spring..

When it comes to choosing a proper place to stay, the subsale & tenancy mkt will find its own equilibrium. It may take some time & painful lesson, but reality will soon prevail over some baseless transaction claims & convenient numbers game.

Trying to install Streamyx Uni Package. The one with 4Mbps. I was told by TM Point staff to register with 2Mbps first. They said maybe TSpring port don't support 4Mbps. Btw, anybody here using the 4Mbps package already? It'll be really sweet if it's possible coz the difference in the charges between 2M and 4M is only RM5. It'll be crazy not to upgrade to 4M :)

Why compare wth OceanView, by paying abt RM800, one gets a measly c/p, then end up double parking outside while getting overnite sound + lighting effects from 24hr shops across the road

Have u been inside Miami Green or Alila condo before? These places will redefine what exclusitivity means. Fortunately, Spring is just along Jelutong waterfront, near to everyone & everywhere. No need to burn so much fuel going Tg Bungah/Ferringhi to enjoy being exclusive.

When those 500+ units of SummerPlace comes up, then a savvy investor or smart homebuyer would be thankful that Spring is nicely perched on a quiet vicinity away, while still remaining in striking distance from future Maritime Sq property appreciation

there is smoke from time to time but no smell. if got smell, mutiara heights and ocean view would have cursed long time ago. after all, we pass the expressway every now and then, so pls be the judge yourself.

yup, summerplace is another option but much more expensive, hence the swimming pool. Both also leasehold just to note.

the stupid IJM developer (architect) are doing the stupid design on the spring.

dun want to point out the other issue but just point out this f*ck*ng air-cond placement. according to management, we have to place the air-cond compressor at the balcony which i feel is the most STUPID design. The reason, while u on the air-cond, u can enjoy your HOT COND at the balcony as the hot air are out from there. So, you have 2 choice, on the air-cond, u can't stand at balcony or off the air-cond, enjoy the fuck*ng dumpsite air there.

for me, i will allocate and move to other suitable location. i m prepare for this war against with them. the unit is my hard earn money, i will do what i like and what is right.

p/s: still a lot of issue haven't point out (as i am not stay there always, but i will find out in a very short time if my time are free)

Investor normally looking for Freehold title, 99 years lease hold will not get 2nd value in near future.
Invest in Lease hold is for self staying, or rent it out for sustaningable "monthly" income. Appreciationg for 2nd value is not there. Because not worth so spend all the transaction fees for properties last for 99 years (max can pass to 2nd generation).
Believe or not, Penang will be the next "Singapore" and the freehold will be very limited in future.

OC had been obtained for ~1 year.

Assuming,

a. Initial Property price is RM230K.
b. RM30K initial own payment at 5% interest = RM1.5K/yr. (EPF & ASN >5% return)
b. Bank loan of RM200K at BLR-2% = 4.05%. Then, the interest paid in 1st year is ~RM8K
c. Maint fee, Indah water, MPPP...etc = RM200/mth or RM2.4K/yr.

With that, the total property cost after 1 year is RM230K + RM1.5K + RM8K + RM2.4K = RM242K.

Selling at <RM270K (return of ~10%) could be too low to most of the investors.

The total property cost after 2 year will be higher RM230K + 2(RM1.5K + RM8K + RM2.4K) = RM254K.

However, there is some some room if the selling price is targeted at RM310K.

They claimed they have talked to JXXX Ooi and talking about building a garden in this Rubbish site some time a go, at that time, not even getting OC yet.

Lets not confuse arrogrance with efforts to push for change. Yes, its true that we initiated a meeting with our Jelutong MP who gave us plans on the dumpsite. However, he has cited that there MAY be hindrances like lack of land for alternate landfill, costs involved, etc. Whatever progress after that is up to the State Govt.

So pls get yur mindset right that we are not trying to promise a change. Unlike most bloggers back then who just sit and condemn all day, we are just a group of concerned residents who are taking the initiative to bring change to the Jelutong Expressway.

Yes we agree that its dissapointing that nothing materialised after that. At least we have tried..I have shared this with the fellow Spring residents via the resident blog long time ago and we have moved on.

I can see that you are still emotionally and mentally affected by the fact that the landfill is still there and still claiming there is "rubbish smell".If you are a resident, then work closely with the JMC to figure out ways to further deal with this issue.

It has been 8 months since we have moved in and life here is pretty nice, albeit a few teething issues here and there. We have adapted and moved on. So should you.

Its normal for property to appreciate. What the agents quote now are reasonable reflections of the current market rate. The speculative period is over for the Spring.

Its good that you think the Spring is still a good place to build a family home. Just try nego with some agents and I am sure u will get a good deal.

New launch supply : 2008 = High; 2010 = High
Subsale supply : 2008 = Low; 2010 = High
BLR = 2008 : Medium; 2010 = Medium (BLR is about back to the rate before 2008)
Interest paid by investors : 2008 = Negligible; 2010 : High (Started paying interest because they are no longer protected under 10/90 or 5/95 plan)

对此,黄泉安指责槟州英达丽水公司一名华裔高层人员“白拿薪水”,睁眼开空头支票,要求能源、绿化工艺及水务部长拿督陈华贵撤换该名官员。

他说,该名官员早前承诺解决日落洞英达丽水公司污水处理厂内排污槽堵塞,以及上述住宅排污槽堵塞倒流的问题,但至今毫无下文,让该区居民饱受异味折磨。

“去年开斋节前夕,日落洞甘榜丁雅发生污水溢出问题,今年3月双溪槟榔及哈芝哈欣依曼路一带又发生排污管爆裂的问题,影响槟榔阁及The Spring公寓居民。”

他表示,今年5月已联络相关发展商与英达丽水公司一名华裔高层人员一同前往视察,而英达丽水的高层人员也答应会在 1星期内解决当地排污系统。

“当时,我们发现其中一个污水槽堵塞,而该官员也承认这是造成上述住宅区污水无法顺利排出的原因,他在答应我时眼神非常坚定,但没想到至今毫无下文。”

他提及,本身也要求这名高层人员提呈一份有关解决方案的报告予陈华贵,但这名高层并没在所承诺的日期内交上报告。黄泉安说,污水问题已影响当地居民生活,而这名高层更是另一种“白拿薪水”的公务员,希望陈华贵另派人选担任该高层的职位。

另,针对黄泉安的控诉,记者当场电联上述英达丽水高层时,对方表示本身必须遵守公务员守则,不愿置评。

I guess the problem with Spring now is that most of the buyers are "investors". Now they have problem to sell their unit out.
I'm very doubt is the occupancy rate is 80%.

According to some brokers saying that the Penang property is extremely overpriced and most likely there will a burst very soon.

It will hit severely on condo/apart sector.

Is it possible if we all owners collect money and built swimming pool ? If each owner pays RM1k, we will have RM330k.I'm guessing, it should be enough. And since the visitor parking is not making sense for us as owners, we can use that place. Its big enough.

Having a swimming pool will definitely improve The Spring competitiveness (especially when the Summer Place gets into the current market). But, most likely, those investors are stuck with their units may not agree to this idea. They may not want to incur additional cost (currently, they are paying for interest, bank instalment and maint fee) while they do not see any light at the end of the tunnel.

getting the collective agreement from all the owners for the pool is wishful thinking. building of the pool would cause the maintainence fee to rise as well. however if you could really get everyone to agree, ask them if they want to collectively turn the spring to freehold or not... :)

Assuming the invesors bought at RM250K and RM10K/yr for interest/maint fee/etc, by now, the cost is 250K + 15K = 265K (and the cost is catching up every year)

While the current asking price has been settled down at RM300K-RM330K.

The investors still hope to sell at current asking price.

It may be possible that you can get one as per your budget because it is no fun to pay RM10K every year.

I went to the water front 1-2 months ago. It's quite dirty and smelly. Occupancy rate seems quite low. I woudn't spend RM300K to buy this lease hold condo, with so many problems.

武吉阿曼警察總部肅毒組警員今午2時許,拉隊到檳島雙溪檳榔區某高級公寓2樓某單位展開突擊行動。

據悉,警方接獲可靠情報后,暗中觀察多時,待今日時機成熟即上門取締,結果在有關單位內發現大量毒品,種類包括海洛英和冰毒。

搜獲手槍

消息指出,警方初步調查后,發現屋內的毒品多是正在提煉中,也搜獲一支裝有子彈的巴雷塔手槍。

檳州總警長拿督阿育耶谷副總監接受記者電訪時,證實上述案件,但沒透露詳情。

據知,上述高級公寓約一年前才取得住用准證,平均每個單位價值約30萬令吉。該區環境清幽,保安森嚴,相信毒販看中這一點,租用該單位后深居簡出,以為躲在屋內煉毒就能瞞天過海,豈料仍逃不過警方法眼。

事發后,大批媒體聞訊趕到,但不獲進入公寓範圍內,記者只好在外苦守,有者更爬上公寓圍欄上拍照。

約下午4時45分,相信警方完成調查工作后,才將兩名印裔嫌犯扣押下樓,準備帶返警局。嫌犯年齡分別是30余歲和40余歲。

警員也陸續搬出數個塑膠大箱子和行李箱,相信皆裝滿所起獲的海洛英和冰毒。

至截稿為止,警方仍未針對上述毒品案發表詳情。

(槟城22日讯)武吉阿曼与槟州警方肃毒组伪装公寓访客,联手瓦解豪华公寓海洛因炼毒厂,扣捕两名受炼毒集团聘请的印度籍“炼毒师傅”,并起获市值百万令吉的海洛因与一把短枪。

警方于周五上午11时许,在日落洞一栋豪华公寓二楼一单位展开这项行动。来自武吉阿曼肃毒组与槟州肃毒组警员,早在公寓外监视这间炼毒中心至少一周,并确定出入嫌犯人数,同时追查嫌犯是否持有枪械;此外,警方也观察及收集单位内部设计与居住环境,拟定行动计划,以务求人赃并获。

警方在屋内制伏两名青年印裔嫌犯,两人都是印度国籍,因此警方不排除该炼毒集团,从外国输入“炼毒师傅”协助,以提炼高素质的海洛因。据知,执行任务的警员,为避免引起毒贩怀疑,以外来访客进入公寓,分成数组人马低调抵达该单位大门。

警方为防止毒贩开枪反击,警员都预先穿上防弹衣持枪戒备,再破门而入。据知,警方在主人房内搜出一批以公斤计算海洛因,并在现场隐秘处搜出一把自动短枪。落网嫌犯惊见警方入屋,未及反抗已被警员制服,并马上带会警局盘问。

近期租下单位

毒贩近期以至少2500令吉至3000令吉租下一个单位,把主人房设置成小型毒品提炼厂,长时间紧关房门提炼毒品,以供应北马毒品市场。

警方连续7日7夜轮班监视公寓毒贩,以确定毒品流向与黑市接手人。该批毒贩行事隐秘,相信没打算长期在该公寓单位炼毒,并以游击方式,在槟岛各公寓单位进行炼毒工作,因此屋内的家具都一切从简购买,连客厅露台也只用两条薄布红被单悬挂。

起获枪械及大量毒品

槟州总警长拿督威拉阿育耶谷副总监证实肃毒行动起获一把枪械及大量毒品,不过由于调查工作仍在进行中,所以警方会在适当时候,召开记者招待会宣布案情。他指出,遭逮捕的2名印裔男子初步证实是炼毒中心的负责人,至于主脑人物有待调查。警方将于周六把他们押往槟城推事庭申请延长扣留,同时援引1952年危险毒品法令第39(b)条文调查。

豪华公寓一名保安人员指出,警方是于上午11时向保安亭表明展开取缔行动后,即进入公寓搜查。

据悉,警方全副武装进入公寓,在不费枪弹下成功把嫌犯制伏后,即先进行搜查工作;较后警方于下午3时20分传召鉴证组前来进性搜证工作。据了解,贩毒集团在该豪华公寓炼毒已有两个多月,而单位是屋主自己出租,所以保安亭没有租户的资料。

此外,当地一些居民也表示,遭警方取缔的单位鲜少开门,单位晚上都没亮灯,所以一般相信炼毒工作是在居民出外工作时,才进行炼毒。

警暗中调查已半年

消息指出,遭警方破获的炼毒中心,与日前关税局突击直落巴巷沿海公路果园炼毒厂或有关。

据悉,除了警方至今未能证实这间炼毒中心的幕后首脑。据了解,武吉阿曼警方在槟城暗中调查已有半年,主要是监督槟州内高级公寓的炼毒厂线索;警方也发现,贩毒集团所提炼的毒品,都通过马来西亚的航空设备运毒。

被捕男子受聘炼毒

据知,被逮捕的印裔男子来自印度国家,他们是受贩毒集团高薪聘请到我国炼毒。两名炼毒师傅被捕时,身穿背心及短裤,在两个月前才被安排到高级公寓。警方将通过移民厅调查他们入境记录及背景。

A new garbage transfer station will be built at Jelutong landfill, replacing Batu Maung garbage transfer station.

......Apart from Pulau Burung, there was an older landfill in Jelutong and a transfer station in Batu Maung – both on the island. The initial plan was to rehabilitate the Jelutong landfill into a park but that was proving too costly.

The Jelutong landfill now serves as a dumping ground for construction materials.

Chow said a garbage transfer station would be built there soon to replace the one in Batu Maung.

“The Penang Development Corporation will take back the Batu Maung garbage transfer station for development next year,” he added.

The subsale asking price remains unchanged since OC about 1.5 year ago (mid of 2009).

The buyer already saved 1.5 yrs x RM 300K (selling price) x 5% (interest) = RM22.5K if you buy now.

The current economic volatility is unprecedented. The past data in 2006 is not applicable in 2010. There have been a lot of changes since then, ie. BLR, Demand-Supply situation, Inflation, Household Debt up to 77% of GDP, higher property entry price...etc.

The Sprng asking price has already settled down since >1 year ago. The asking rental (posted in this blog) is also in the range of RM1,000-RM1,200 (unfurinished).

It is only good for own stay, not for investment. To add on, Summer Place is more attractive even the price is higher.

Its interesting to note that by plagiarising some economic data, everybody now is an economic expert. It is true that past data do not hold true presently. So what makes one deduce the future base on present data? I am just saying if everyone's that smart, wouldn't they have anticipated the recent property price hike donkey years ago?

Agree on the tapering off on the Spring's price, but only for the larger units. Just call up any property agent now and tell them u want to sell an A-Type.. u will know what i mean.

Dunno abt investment at this juncture, but own stay is fine thus far :)

Your ignorance of the actual facts is amusing. The Spring unit was rented out to a local who had two Indonesians processing drugs there.The guns bust in Nautilus Bay was by a local tenant too. And the money laundering case in Silverton condo several years back involves a foreigner too. Moral of the story, it doesn't matter what type of dwelling you are. If ppl want to commit crime, RM1.5mil condos are not spared either.

As for economic knowledge, I cant blame if you and max have the same level as the uncle or auntie in the market. These days ppl just take figures and give out smart-ass comments. Make them look wise like Bank Negara spokesman.

Just be humble and move on lah.

Heroin worth RM1m seized from condo

New Straits Times, Oct 24, 2010

GEORGE TOWN: Penang police uncovered another drug processing laboratory on Friday morning.
In their latest bust, they seized RM1 million worth of heroin from an upscale condominium off Jelutong Expressway in Sungai Pinang here.

Two local men, aged 40 and 41, who were believed to be in the midst of processing the heroin, were detained in the 11.45am raid.

He said the raiding party also seized a Beretta pistol loaded with a magazine filled with 13 9mm bullets.

"Altogether, we estimate the seizure to amount to RM168,800, excluding the RM1 million heroin," Tun Hisan said at the state police contingent headquarters here yesterday.

峇都茅转运站关闭加剧处理量 日落洞垃圾场压力大
二零一一年二月十三日 晚上六时五十七分

(槟城13日讯)峇都茅垃圾转运站将在今年关闭,槟岛市政局将租借日落洞垃圾场作为临时转运站,为期6年。

为了让路槟第二大桥建筑工程,峇都茅垃圾转运站最迟在今年就必须关闭。由于槟岛土地有限,找不到其他地方作为垃圾转运站,因此州政府原则上同意借用日落洞垃圾场6年,作为替代转运站的地点。届时槟岛所有固体废料都会运来日落洞垃圾场,以让驳船把垃圾拖到威南布隆岛。

黄泉安:日理逾2千吨

日落洞区国会议员黄泉安接受《光华日报》访问时,这么表示。他说,槟岛每天都会制造600-800吨固体废料,而目前日落洞垃圾场每天需要处理1500吨的建筑废料,如果固体废料迁移至日落洞垃圾场,每天就必须超过2000吨的垃圾。

他指出,处理如此庞大垃圾量并不容易,需要根据国际标准,因此州政府需要以一份完整的计划书。不过,他说,负责峇都茅垃圾转运站处理工作的EURASIA EXPRESS公司,目前还未向州政府提交计划书。

他透露,该公司的服务记录不佳,曾发生托运垃圾时驳船翻覆,导致海域被污染。因此,他说州政府希望在最短的时间内收到计划书,然后召集垃圾场附近一带的居民进行汇报,要求居民进行监督工作,确保承包公司根据程序处理废料。

The Management Committee is doing a good job but it has increased the management fees and their lawyer has issued hundreds of demand letters like a gangster contractor.
Whilst we have to pay what can we do. From the way it is acting like tough landlords we must keep the committee in check by voting for a change of the management masterminds every two years afterall the government holds elections. They seem to be gangster connected demanding money like ah longs. And putting their lawyers on to you if you fail to answer their questions. I would like to interview their chairman.and ask him to train his manager the aloff Mr Teh to be more polite to residents.

It is a mutual understanding and yet the most important that every unit owner should pay their maintenance fee on time in order to upkeep the spring. The committee members are doing what they should do. Know your rights, convince the other residents to back you up. You have the right to vote them out in AGM but in the meantime, everyone should pay his own share.
