Last year, I bought the Panasonic 29 inch TV and inverter fridge from SEC Dato Keramat and 3 sets of free gifts from Panasonic too. Different SEC outlets give different discount. You got to do a survey before you place your order.
Advantages of buying from the same shop is you have more bargaining power and you are able to get more free gifts too.
You can buy from the wholeseller. They are able to give better rate.
I have a colleague who would like to buy it during Jusco member sale day. He just bought a Sony LCD TV 32 inch in May. We realised that the price given by Jusco is the cheapest compare to all other electrical shop. On top of that as every RM100 you buy you will have RM5 or RM10 vouchers. Besides that, you will get extra warranty period. I heard my colleague gets additonal 4 year warranty for his LCD TV so he gets total 5 years warranty from Sony. The most important you can have 0% interest free.
I think the most important things to survey is kitchen cabinets, glass hood & hob and plaster ceiling. Electrical items like TV, fridge, oven, etc is not that important as price for those items will be cheaper when the time you move in. Electrical items same like computer items...depreciate very fast as there are new models coming out. As for lighting, I will said that it depends on individual preference. As for me, I prefer to start doing survey once I had confirm and know how I want to design my house. I believe there will be more choices towards the year end. However, I do go around to take alook if I am free.

I received quotation from GCF at RM12K for Melamine board while MDF board is at RM14K.
For those who interested to look for plaster ceiling...I will highly recommend Proplaster (Pg) S/B at 161, Jalan Sungai Pinang, 10150 Penang. Contact number is 04-2822091.
Fyi, the price of the plaster ceiling will increase from 1 July 2008. Thus, whatever price that you get now might be higher by the time your OC obtain.

yup, i did call up Verra & they said its ready & i will b reviewing d quotation with them this Thu :-) but as for GCF, i called d contact person & its either not ready (more than 2wks already) or they're still in d midst of preparing it..hmmm... they'll call me back soon though..
after going thru d website u recommended, i surmised that melamine is only used as external layer of certain construction and not as a whole. so i guess Verra is using melamine as external layer with particle board base right?
if using MDF, then they can exclude the melamine layer and paint over the surface instead.

1) Under our law, Do we need to get developer's consent for a subsale? I heard from certain lawyers a developer's consent is not necessary now. Only the state consent is required becos of leasehold.
2) Can i apply for loan in this scenario?

I understand that the latest update on obtaining OC is prior to CNY. And it appears to me that some of you has already paid the deposit on kitchen works.
I was at both gcf & signature kitchen. Was thinking of doing the same as u guys in order to lock in the price before it escalates.
However according to both companies they say price lock-in is only valid for 2 weeks, unless I'm willing to pay in full now. Besides, they cant really give an exact quotation without physically measuring your apartment kitchen dimension. Of course they can proceed to doing it, but you'll have to bear the risk if the kitchen cabinet doesnt fits. Seems like a big risk to me...
So the qns is.... how u guys done it? Besides, if OC is really forth coming just before CNY, tht's still SIX MONTHS to go. I'm really puzzled... care to shed a light on this?

FYI, i'm still pondering over my quotations cos to me, its still rather early..but i'm having the same dilemma as you are.. all kitchen makers said almost the same thing.. in which we have to pay 30% ~ 40% to lock in the price first.. but to tell u the truth, i'm still sitting on my hands as of now.. 30% ~ 40% is not a small amount of money mind you :-)
but according to those makers, deadline will be by end of July.. decisions decisions.. arrgghhh...

Nowadays all bathrooms come with that type of ceiling. You wouldn't want to remove that. Else you'll be seeing all the piping & other stuff. Not a good sight.

Ya gigi, i thought Alex was meet a bulk buyer owner at the beginning. So, I go to check with my friend who become as an house agent. He said with the spring housing price, the rental of RM1500 consider reasonable lo & it may be shoot up after everything is complete.
I was agreeing with him also, as I foresee now near the beach side, it was very similar with Gurney Park. A lot of Chinese walk a round they & they was a police car stay they to keep the place safe. Looks great! Maybe you guys should have a look at night.

The rental for apartments along Gurney is around RM3K to 6K. So, for spring, RM1.5K rental is reasonable. As what i previously said, rental for serina bay is already RM900.

If the house "normal" not like bayswater..it's too hot. The rental for a house is 5% per year.
Say, now the spring is about RM320K, 5% per year is about RM16K, &.....it's about RM1333 per month...so, RM1500 per month, you may judge yourself...high floor? Low floor? Reno?...Thanks!

I believe you would have received 2letters from IJM...one required 55%and the other one required 5% by now. You should be more initiative or proactive by chasing your lawyer to instruct tha banker to pay the loan. To be safer, check with your bank officer too.
To be honest, not every legal firm who will be nice to keep track on the due date for you all. Most of the time...it will end up customer will be penalty for late payment. When you ask your lawyer, your lawyer will put the blame on your bank that release the money slow. So better check it out yourself and insist the banker to issue the letter to confirm that they have release the money to the developer. In the letter, they will indicate how much you need to pay for your monthly installent and when you need to start paying for your installment.

To the anonymous who wish to look for cheaper electrical product in Penang...you may consider buying it during Jusco member day in December. I have a colleague who bought a house early of the year...and he told me that buying from Jusco during member sales is the cheapest compare to other electrical shops. The reasons are you will entitle 5% disscount, RM5 voucher upon purchase of RM100 and longer warranty period.
I called Winston Ng & Teoh to ask about the loan agreement. They told me that it is in the court for PA. I don't know what is PA anyway. Any experienced home buyer can explain? Plus how long will it take for the payment to be ready from the PA stage. Really scared of the penalty of 10%. Right now, can't stop thinking of the day i'll hold the key to my own house. Cheers~

I just called up my lawyer and banker. Both confirm that 55% and the 5% had been released to developer.
My Maybank banker informed me that I will get the confirmation letter by end of this month indicating how much loan had been released to developer and what is the interest amount that I need to pay starting next month.
I was informed that I will start serving interest now until OC obtained and all the loan has release to the developer, then only we will start our housing loan repayment. This few month will be serving interest.
Wah u want cheap, good, big and tasty some more ah?
People buy smallest unit high floor already near 270k. With interest and all the loan+lawyer fee maybe near 280k, who want to sell you at 280k?

From the latest pics submitted, looks like they are doing something to the fence..hasn't anyone noticed? they are raising the concrete portion higher from the ground. hopefully this is a start. :)
Gigi, I have taken photo of the construction since the beginning and sad to say that the higher concreate portion has already been there all the while. It is higher than other parts of the fence cause the road is going up hill and they have to make the fence higher. Do notice the height of the entire fence is different which is cause by the road elevation. I really doubt that IJM will do any modifications.

There is no way to avoid them. They can recognise those contractor that you hired in. They will stop they van or car from entering the building if you didn't purchase those cement, bricks and sands from them.

1 good thing on ijm project is no appointed contractor, u can hire ur own contraction, no need give money for those blood sucking ppl. u can ask bayswater ppl, they dint facing this problem. as i know, only ijm project dun hv appointed contractor, other developer like regency height, serina bay, i-regency will hv those gangster as appointed contractor.

Going to call to my banker later, to check whether they already received the instruction from lawyer. Another few days to go before due...
About the "appointed contractor", a friend of mine who is staying in Alpine Tower told me that she didn't face this problem. She appointed her contractor to renovate her house. Any update about Bayswater's situation?

To me, I'm not too happy when seeing housing price is getting higher and higher (ridiculously?). Investors are making money while people who really need a house are suffering. The worst part is, some irresponsible developers are doing low quality job, or even abandon the project. And then, these irresponsible developers can still go for another new projects. People are not protected :(

first story (my colleague)
he paid/bought cement & sand (obviously higher priced than normal) from those ppl & also paid roughly RM200 for "rubbish collection fees".. the best part is that these "contractors" will issue the purchasers official receipt upon delivery too.. :-D he also said that we can ask these ppl to clear off the rubbish & also send those purchased cement/sand directly to your unit..
second story (my friend)
she told me its a complete crap cos she didnt buy any cement/sand from anyone other than her direct contractors. end of story :-P :-D
she also added that we have the right to complain to IJM regarding this issue & it seems that IJM is quite good in handling this kind of situation..
also, IJM will set up management office even before we get the keys to our unit and we as resident will have to register ourselves & also submit the contractor's company profile to IJM's management office for verification before we can start the renovation. any unregistered company/individual will be barred from entering the site.
the moral of the story is.. this is only applicable for Bayswater, so we'll never know what will transpire after this for our place.. :-) one thing's for sure, we need to continue having this kind of feedback session so that we can handle this as "virtual management committee" instead of handling it individually..

They are a company with gangsterdom background which already got a lot of police reports from owners at Regencey Height. They even complaint to Bukit Aman. Remember the show units at Regency Height and Bayswater....??
dear frenz /spring owners.
i've checked with IJM the other day, that they still have about 15 bumi units left. mostly at the midlle level (11-16), & only left A,B,C,D type. the price now is at RM 280-290k depend on level.
1)would it be worth for me to buy this house considering that, the unit is bumi lot and leasehold property, for that price?. i might have hard time to sell it later.
2)need your opinion on whether what type of the house is the best & which side is better (ferry / bridge).

This morning, the lawfirm told me that they're going to give instruction by today.
Called again just now, not yet done, and said that will give instruction tomorrow.

For my case, the loan release within 2 days upon lawyer firm instruction. To me, banker side is quite efficient, as compare to my lawyer (Winston Ng & Teoh), who took more than 1 month to issue instruction.
Now it is time to save up and ready to pay monthly installment.. going to be broke... :(

Prices normally jump around 10% after bumi lots are released..same for other properties... so definitely you will have a price appreciation but again does the small increase satisfy you is another question.

Yep. It's also open on Saturday but you must make appointment with IJM. Just call them up.

IJM only has Type B show room unit for viewing. Those interested is requested to make advance booking with the IJM sales person. You will not be able to walk in for the show room as it's only open for those who had make an appointment with the IJM sales person only. The showroom is at IJM office.
What i hear from IJM sale person is.. no one can view the show room except the owner.. They told me all units are sold out already

btw, i went to Winston Ng's office last Fri..d lawyer asked me to sign only 2pcs of paper with similar contents..thats all..how bout u Chin Eng & Amy? any of u guys started paying for the loan yet?
i've informed my banker that i've signed the paper & asked him to let me know when they released the loan..
i guess there's not much thing to update here except to wait for the loan release & OC.. and also almost daily drive to The Spring site to look at the progress :-P

There will be pasar mlm every Saturday nite only (starts around 8pm)along Javenue shop lots (Near Oceanview) infront of Nautilus Bay. You won't miss it if you go to Spring on Saturday nite. Lots of ppl & cars double/triple parking and the Promenade will be full of people. I think the entire Georgetown will be there.
By the way, if you love fruits, it's cheap (but gotta bargain first). Cheaper than lorong kulit.

IJM will only consider recieve the loan when laywer firm pass the cheque to them.For my case, i late one day just because my bank need 2working days to post the cheque to lawyer firm. According to my lawyer, IJM won't penalty to buyer if only late 1 or 2 days.next step is to discuss abt OC topic.:)

My Maybank banker told me that I will start paying the interest to the bank starting next month as they had released two payments to the IJM developer.

What have you bought from IKEA? I am sure by now you would have the picture how you want to design your kitchen.
In my opinion, it's better to separate your wet kitchen and dry kitchen. I plan to do a small kitchen at the dry yard where I will do all my cooking stuffs there. The reason is I won't need to clean up such a big kitchen after cooking....just a small area will do. It also prevents the oil from spreading to the whole kicthen and house.

i bought mostly non-permanent items from IKEA such as plates, GRUNDTAL series of wall shelf & rail, glass cabinet, LACK shelving unit and etc.. how about u? discounts for IKEA are mind boggling.. example, the glass cabinet's original price is RM199 but now its only RM119!!
basically i will maintain my kitchen as it is (as dictated in the house layout) cos change in piping/tap location will involve hacking of wall surface which is not an economical option for me.. so i guess my kitchen will still be in one room except that i might have door partitioning for Living/Dining to Kitchen..
to tell the truth, i might follow most of the layout as the floor plan.. except maybe when it involves some fengshui issue la :-D
btw, my banker jz informed me that they havent received the loan release notice from Winston yet.. gonna call Winston in awhile.. ;-( my loan agreement stated that i will have to pay for my installment one month after they release the loan. which is about the same time as Andrea..

I won't purchase from IKEA as I heard the quality is not so good but I will ask other kitchen designer to do it for me.

If there is two piping on there...I can place my watching machine next to the piping. Wherease I will place the wet kitchen opposite the two piping. It will only be able to confirm after I take a look on actual layout.

I believe the ProPlaster staffs would have tell you that they will not be able to give you the exact price before you get your house, right?
You can go to ProPlaster office to take a look of the designs they have whenever you are free. They are able to give you some opinions. You got to let them know what types of downlight you want to install or have in mind....and they would be able to tell you whether would it be suitable or not.
They have given me a lot of opinions on the design of plaster ceiling I should choose and what types of lights are suitable for my dining, living room, study room and kitchen too.

IMHO, to install IKEA's FAKTUM kitchen series by yourself will be quite a hassle.. price doesn't come cheap too.. pls bear in mind that the kitchen series does not include sink, tap & whatnot, so remember to read the fine prints when u purchase the set :-) in my case, i'm targetting only relatively small items..

There's a calculation shared (about how much BTU needed for a space)
Formula:
BTU needed = width x depth x height x 5
Example:
living room = 600 sq ft
height = 8 ft
BTU needed
= 600 * 8 * 5
= 240000 btu
Therefore, 2.5HP is suitable for this living room.
