It seems steel prices are rising to worrying levels. Here are some excerps from the report:

"...In the two weeks since the ceiling price was lifted, steel bar prices have shot up to a level surpassing even the "grey" tags contractors had been paying before. Steel prices used to be capped at around RM2,400 per tonne but the grey market price ranged from RM3,000 to RM3,600, says Master Builders Association Malaysia (MBAM) president Patrick Wong. The prices today range from RM3,800 to RM4,000...."

".... For property buyers, brace for higher prices. Wong also sees developers delaying property launches except for the high-end properties where demand remains strong. Yam says the selling price of properties cannot be maintained at current prices. Developers caught in this transition, especially those who are completing their projects in one or two years' time, will suffer as they have to factor in the higher costs leading to margins being compressed, he adds... "

Like it or not steel plays a significant part in project costing. We should be lucky we got our units now. Good luck to those who just signed up for other projects which have just started or going to start. You will be lucky the developer doesn't revise the price.

i bet i'm as enthusiastic as all of u (especially first time buyer) cos we bought this condo using our own blood & sweat money..

jz confirmed with my colleague staying at Bayswater. we can only establish management committee once our actual occupancy reaches 25%. its not a must to establish the committee but it will be a good "check & balance" system..

anyway, word of caution from my colleague is that, when we received the key, IJM will hold a session in which we'll need to go & check the condition of our unit. if there's any complaint whatsoever (example: wavy wall plaster, light point distorted etc etc), we'll need to highlight there and then..cos they (IJM) won't be held responsible once u signed off the unit..

I met with the sale person today and addressed this issue to him. You guys need to waterfall your disatisfaction on the ugly fence to your respective sales person. Just hope they'll take appropriate action on this.

You should have 18 months from VP to complaint on the defect. If developer ignores your valid complaint, you may repair yourself and claim through the S&P lawyer. They will use the last 5% (lawyer keep this until after 18 months) for your claim.

This should be inside the S&P.

And developer should reliable for 5 years for any major problem.

Please write in or email to IJM for complaining regarding the horrible fence. Only gather all our power can help ourselves..

tentative date of OC is november according to IJM staff. As for the fence, one of the staff has mentioned that while that is the actual fence, it will not remain like that as they plan to have it as part of some landscaping, maybe grow shrubs or plants over it. After all, the Spring is modelled after tropical setting. Hopefully thats true huh? :)

IJM have confirm that is permenant fence. They wont change it..
IJM sold the unit as what is launch at that time meaning they wont spend more to change it..

hi all,
went to IJM's show unit today. same setup as shown in photos..anyway, the perimeter fencing will remain the same but there will be shrubs & greens grown over/around it.. IJM personnel told me that it will be done by professional landscaping company using imported trees & shrubs.. hope the end result will live up to its Spring theme..

my other concern is regarding the Promenade area. i saw 2 roadside stalls setup exactly opposite of Nautilus project to cater for jaywalkers around the Promenade & also few couples courting in the dark areas... i sincerely hope that this Promenade will not turn into similar condition as Queensbay's beach area.. it will disastrous if that happens..

Speaking from my understanding, anyone who wish to apply for freehold status must surrender their land back to Penang state governemnt first before they are allowed to apply.

In that case, if we surrender the land, Penang government might want to use the land for something else. So in the end, we might end up with nothing.

Let me rephase that. For the current leasedhold status, we only need to surrended the land after 99 years. If want freehold, we need to surrender it back NOW. Might end up with nothing at all. Not even our SPRING.

What I meant was, it is not easy to obtain freehold status. Before we can apply, first we have to return the land to the government. Once you return, the land is no longer ours. We can't even stay in it anymore.

The problem is, the government might not want to give you the plot of land back at all. I think it's kind of risky right ? Unless the 99 years leased is almost up.

Anyway, I might be wrong on this. Just speaking from understanding.

hi all Spring owners,

If you like IJM to build a better fencing then you have to send a group protest mails rather that sent it out individually. It carried more weight.

I am OceanView owner and previously we face the same fencing issue like you. Initially IJM just build the wire fencing (so ugly and no security)and after we residents protest in group (getting all the owner signatures), finally we got the nice fencing (bricks fencing) as what you seen today.

Sorry for spoil the market. Actually, i just worry couldn't get the particular type of unit i like. Even remain 2 units for me to choose in that morning but end up becomes last choice that is because IJM sold out to politic ppl in last minutes. This is really a "rich ppl getting richer, poor ppl getting poooorer" game.
i wondering why we care about freehold convert as sub-sale oreli gain ~50K and also the building cant stay over 100 years. Anyway, this is nice to have. :P For fence issue, i am ok to sign the group protest mails but in term of what IJM afraid to this group protest? or may be it will look nicer after build landscaping.

Someone told me that IJM sold the units partly to IJM staffs itself, or someone closed to them. Not sure if they required to sign S&P and get any loan. For some of other condo, they no need to sign anything, just wait until some other buyer take over their unit.
If true, I wish to apply job in IJM.
Leasehold unit having potential to be depreciated toward to end. If you sell it in 5~10 years time, should be OK.
If apply freehold, need to pay more money. But I think it is worth to apply for.
Fencing issue, it is better to voice up now than regret. It might be nice after the landscaping completed, and it might be not.

perhaps it might not be ugly or perhaps it will be but its not advisable to take chances over our hard earned $$ don't u think so?

anyway, if any of you happen to work in FTZ area, take note of KNOWLES and SPANSION facilities. these 2 factories are using the same type of fence. not so bad actually but these are factories and not condo..so we'll never know the end result though..

btw, any of u got calls from law firm to collect the stamped SPA and bank docs for EPF withdrawal yet?

I very anxious and have been calling the lawyer and ijm 3 times a week about the S&P. The S&P is stuck in ijm since last week. According to the lawyer, ijm have not yet sign the S&P. Called Jacky Chan but he ask me to call back tomorrow as the person incharge of the S&P is on leave.

i received one leaflet from GCF and they're offering 0% installment over 12 months for purchases made using credit cards from selected banks (HSBC, Citi, CIMB). i might drop by GCF this weekend to check it out..

btw, i'm glad we bought The Spring considering the fact that there're no more ceiling price for steel, cement & now petrol price has gone up so much..whew...!!

Dear all,

I have checked with one lawyer on the freehold conversion. He informed that conversion is possible before the strata titles are issued but there must be consensus among all the 396 owners and must be willing to pay conversion premium. Also, there shouldn't be a problem for banks to provide consent for conversion cos ultimately they will be ending up holding an even higher value property.

I would like very much to have SPRING converted to freehold but I am very tight in cash. Now having terrible headache finding money to do renovation and furnitures. Have emptied everything just to buy SPRING. Somemore at the very last minute IJM raise the price by 10K (alot of $$$).

Yesterday finally step in the spring to view the actual layout. I feel The Spring Condo just need some minus renovation. I already sent the complain to IJM about the fencing design.Hope IJM can consider our complain and change the fencing design.

Just called up IJM this morning. IJM said that they are going to change the fencing. Have not confirmed what is the finalised fence but they will definately change the existing one due to lots of complaints.

i won't mind paying for the conversion to freehold because in long run, we will have better return to our property.. but definately not now cos:
1) I'm cash strapped :-P
2) We need approval from all units
3) We havent got our OC yet

btw, i havent got my stamped SPA and bank loan yet but the law firm Winston Ng & Teoh said i should be getting it by tomorrow cos they received one parcel from IJM last Friday.
then i'm gonna go get my EPF withdrawal asap :-)

1) LSS electrical offers 5% for 1yr installment and 7% for 2yrs installment for Maybank Credit Card. i plan to get all my electrical appliances from there.

Hi, great job to all of the resident! Finally they plan to change the design, and I hope that they'll make a new and nicer one :)

I think when there's a chance to change the title to freehold, should do it as soon as possible before government change their mind. Anyway, we have to wait until get the consent from 396 units. No choice :)

My solicitor is Winston Ng and Teoh too. I not yet got my S&P stamped, and I hope that mine is one of the S&P in the parcel that sent to it. Hehehe. Can't wait to get my S&P and read through it (I hope that I can understand as much as I can) -_-"

My loan agreement will be prepared by B. C. Teh (Ambank's panel). Just called and knew that it is not ready yet :( I hope that I can get all documents done asap!

I went to Signature Kitchen just now, and the wardrobe is nice. Well, not yet check out the price at GCF. Will have a look next weekend! :)

I went to EPF office today to submit my form for withdrawal. Below are the forms required when you submit for your house withdrawal:
1) Photocopy of your IC
2) Current account statement or first page of you saving account book (Active account)
3) Photocopy of your S & P document
4) 10% downpayment recepts
5) Bank offer letter
You must remember to bring your original documents together as the EPF officer needs to verify against your photocopy documents.

I went to GCF & Signature Kitchen today. I realised that the designs display at GSF is nicer than Signature Kitchen. Besides that, the price for kitchen cabinet from GCF is cheaper compare to Signature Kitchen as well as the there are more variety of colours for the kitchen top at GCF compare to Signature Kitchen. On top of that, the prices and qualities for kitchen appliances in GCF can be consider.

I will go to Bravo and Verra Kitchen to get the quotations within these few days. I will update you all about it.

I went to Llumar shop today. They reallay have the security, safety, UV protection, etc tinted film. It cost around RM45 per sq ft.

However, if you use another brand which have the same qualities or features, you just need to pay RM35per sq ft.

I highly recommend this as it looks better than putting the window grill or door grill.

Hi Ciplak,

You got to keep chasing your lawyer and IJM staff. If not, they will keep delay the S&P. I keep chasing them, therefore I got my S&P fast.

I bought unit A06. The differences between GCF and Signature kitchen is around RM3.5K++ difference. By the way, have you get your quotation from GCF and Signature Kitchen?

I get to know from Mr Winson yesterday. He is the supplier of Llumar. He recommended me another tinted film from US which has the same quality as Llumar but cheaper compare to Llumar. It's only RM25 per sq ft. Mr Wilson suggested that I look for another friend to do together as he is able to give me better rate on it. By the way, for those who wants Mr Winson to demonstrate how security/safety of the tinted film...from avoiding burglary to brake into the house...you may call him @ 012-402 1813.

Matrix Kitchen is also in e-Gate, just 2 shoplots away from GCF.
Bofi is situated along Gottlieb Road, before Peng Hwa. I didn't go there coz it looked so deserted. Heard that they would ask whether your budget is above RM30K, else they will not do. Dunno how true. Let me know.

Hello all,

Do you all know that GCF not only offers kitchen furnitures, but they offer to do the whole house's furniture for you? They will help you to design, match colours, etc. It acts like a 1-stop new house furniture shop. I got to know about this through brochere I received from GCF. However, I don know much about the price range.

There's another place you guys can consider. It's Devon. Not famous as Signature Kitchen or Kamay but I think can be considered lo since it's also like a 1-stop shop. Devon is situated just right next to Arredo in Macalister Road. It's a tiny shop to the left of Arredo (within Arredo's premise).

They offer to do everything from renovation to helping you purchase materials likes tiles and giving ideas on interior design. Plaster ceiling quoted to me was RM2.80/sq. ft. A simple small kitchen is RM3K+ including build-in stove and ventilator. The workmanship and material is of course ordinary. Not good not bad type.

Just my opinion. You guys can go over and get a quotation. By the way, Arredo's furniture is not bad and price ok also.

P.S: I'm not a Spring house owner. Wanted to buy. Was at the soft launch in E&O. Din manage to get a unit. Now bought other place instead but still occasionally visit Spring's blogspot. Happy staying!

Yes, that's the plaster ceiling price quoted to me from Devon. But I'm not sure it the tiny shop I went to (next to Arredo) is part of Devon. But the name card has Devon's name on it la. The RM2.80 is just plaster ceiling. Not inclusive of holes for lights, lights, wiring and painting. Holes for lights is about RM10/hole. Lights vary between RM10-20. I was told after everything is done, painting need to be re-do as plaster will get to some of the walls. You can contact Mr. Oon 012-4352976

To the anonymous who wants to put up wallpaper, maybe you can go to Devon also. However, I don know the quotation. Try calling the above Mr. Oon. There's another shop where you can go to. It's Classic Decoration S/B. At Jalan Pangkor. It's opposite Thai restaurant, Prontip. Contact person Mr. Chin 012-4852236. In Classic, they are more into curtains but I saw they have wall papers as well. Quite nice design. Again, I don know what is the price.

ya...i do agree that the 'naked' fence surrounding The Spring does look abit ugly for the time being. but who knows, maybe it might turn up looking great with all the plants and shrubs being planted on later? just a benefit of a doubt though.
i bet that with such a reputable developer, they wont just leave the fence unattended as it is now when the whole apartment is ready as this project was highly anticipated by many even before the launch of this project. but of course, better still if its fully concrete as to protect the home-owners' privacy and it will too boost up the outlook of the apartment.
either way, the apartment will still look great. have faith in IJM to make this apartment a prosperous one.

i was at Brano last Sunday as well :-) actually i do prefer Brano's design compared to the rest. i've visited Signature, Devon, GCF and Brano Kitchen but yet to receive their quotations. but i prefer Brano's showcase design near the entrance :-)

IMHO, it would be hard to gauge how much we need to modify our kitchen now don't u think so?

I would suggest that you keep on calling your lawyer firm to chase after them everyday. I get a call from a friend of mine who is a lawyer, she was worried for her client too as the S & P lawyer haven't return the S&P to her client. According to my friend, IJM will be asking for the payment soon...and worried that if her client didn't get her S&P, then there will be interest imposed from IJM to her client. I suggest that for those who haven't get your S&P stamped...keep calling your lawyer firm everyday.

As for EPF withdrawal, do not need to worry as it's really efficient. You are able to get your EPF withrawal within a week time.

I agreed that Brano has a nice display. However, if you observe clearly...the lift systems which enable you to lift up fronts...isn't that good compare to GCF. So, to those who wants to use the lift systems for their top cabinets, try to ask them whether they have another brand of lift system brand. The lift system kitchen cabinets that display at the entries of the shop isn't a good quality one.

The lift system used in GCF is from BLUM. It's very expensive though, around RM500-600 but it comes with a lifetime warranty.
Brano's lift system is not that good but the kitchen cabinet design is nice.
They are the only ones using glass cabinets if I'm not mistaken.

Yes, the lift system used by GCF is BLUM. Even though it cost RM500-600 but it's life time warranty. I felt that it's really worth the value.

Brano is not the only kitchen designer that have glass design cabinets. I have visited at least seven shops on kitchen designers shop...they doesn't have any issue preparing the quotation on glass cabinet for me. Of course, I didn't request glass for the whole kitchen cabinet. I only requests tempered glass for the top cabinets.

RM15K for kitchen reno for Signature Kitchen & Brano is dfinitely not enough. First, consider the material that you are using, for chipboard, RM10K is also enough. Then we have the solid surface. Signature's solid surface is very expensive. They are using LG HiMacs. Lastly we have the appliances. Teka & Ariston will burn a hole in your pocket. Try buying from outside.

Which other shops are using glass cabinets? What do you think of it? They look nice but I'm afraid kids may injure themselves when they knock into it. MDF and membrane press are also nice but they are hard to maintain. Once scratched, gone case. For glossy MDF, the glossiness may fade over time if you don't take care of it.
I actually bought the BLUM system. Asking my contractor to install for me. :)

Verra Kitchen, Signature Kitchen, Visukamma Design S/B, Roset Interiors S/B does have glass cabinets. However, I only request for top cabinets using glass cabinet. The bottom cabinets..I don't use glass as it's not easy to take care of it. By the way, may I know which contractor did you engage with?

Most of my quotations are within RM13K to RM17K...however, I still haven't really look through the quotations in details yet. There are some of the kitchen appliances and accessories...I will not get it from the kitchen designer shop. The reason is there isn't any promotion now and it will be more expensive to buy now. Unlike the kitchen cabinet, we can place order by booking it first as the price of the materials are increasing now...certain shops are doing promotions now as it's due to the materials for the kitchen will be increase after end of this month. My suggestion is please do go and visit all the kitchen designer within these this month and ask them to give you quotation ASAP. Please remember don't pay them in full as we still haven't get our key yet. Do ask the vendor how much do you need to pay if you want to place a deposit for booking...and will only settle partial of the payment upon OC obtain. The reason is you still need them to do the measurement once more for you as it will not be accurate just base on the house layout plan.

btw, in The Spring leaflet, it was mentioned that we will have 2 Heater Points..if the design is according to Bayswater condo, Heater Point will be something like hotel concept of split Hot & Cold shower knob.. i wonder what about The Spring..anyone have any idea on this matter?

You have to access what you want, what you can actually have, and what you would work best for. Everyone will have different requirements. E.g. I am the type who loves to cook and baking cakes. On top of that, I love to hold parties at my house during special occasions. Thus, I have plenty of kitchen utensils such as plates and pots. Therefore, I will need more cabinets or storage place to keep my stuffs. The reasons I choose glass for my top kitchen cabinets are your kitchen will look bigger and brighter.

Actually chipboard is easy to take care of.I don't think it can be scratched easily. However since it's laminated, make sure those guys are doing a good job coz the laminates may 'bubble' up. I guess solid wood is still the best if you like country style type of kitchen but it's expensive. Nowadays ppl are increasingly using MDF. Looks nicer.

How big is your kitchen? With chipboard, you can get the whole kitchen done for RM13K. MDF will be more expensive by around RM2-3K while glass cabinets another 20% extra. I'm not an owner of the Spring. Just browsing thru & help out whenever possible.

If you are going for Signature Kitchen, don't use their solid surface. Very expensive. They are using LG HiMacs, much more expensive than other imported ones. The imported one (pure white from Samsung Staron)) is around RM220 per ft run (dunno whether it has gone up). The ones with colors are RM280 per ft run. I got the local made ones which cost only RM180 per ft run. These prices are standard. Cannot get any cheaper. Alternatively, you can use tiles or granite instead. Much cheaper but solid surface still looks better. :)
The furniture & appliances will kill you! Dining table + sofa + fridge + oven is around RM10K already! Somemore you have to buy hood/hob/mattresses/wardrobes/tv cabinets etc.
Don't forget that the quotation that the kitchen specialist gave you is only for the cabinets & tops. Masonry/piping/plumbing/wiring are NOT included! You guys should also factor them into the total price.

Worktop is "Luxor" solid surface with Blum clip motion door hinges and Blum Motion STD - Silent Close Drawer Runner. No doubt you said that your solid acrylic is local made and only cost RM180 per ft run...May I know what brand is it and how many years of warranty?

I will said that most of the kitchen designers are the distributors for LG HiMacs and Samsung Staron. Even though these two brands cost RM280 per ft run but it does has 10 years warranty and is 100% solid arcylic too. Unlike some local brand...it only consists of 50% -70% arcylic

So, have you all signed your loan agreement? I haven't signed yet (loan agreement is not yet ready)

I got my EPF withrawal within a week...The EPF department is very efficient now.

For those who takes up loan with Maybank, please don't take up their MRTA as is more expensive than the rest of the insurance companies. I bought my MRTA from Great Eastern which covers for Term Life, PA and Critical Illness. The most important thing is I will get a surrender value when I complete my loan repayment period. Fyi, those who buy MRTA from banks, please check on the interest charged. For those who buy MRTA from bank...I do advice you to pay them directly instead of include into the housing loan. The reason is the interest charged for MRTA is very high...around 9%

The cost of MRTA is base on your age. The one I get from Maybank is RM9K plus and is only cover for RM100K. Wherease OCBC's MRTA is RM5K for RM200K. I didn't take from bank. I brought from insurance company and it's RM1.5K yearly. I opt for 25 years MRTA...after complete 25 years I may choose to withdraw and get the surrender value is it more than RM90K or I can continue serving the insurance until 70 years old.

The local solid surface has various brand names, SkyStone, etc.
Skystone has 8 years warranty.
When I was first looking for solid surface, I wanted the best, 100% acrylic... However after going thru so many many reno stuff, I don't really have the money to get the best so local made ones are sufficient for me. Believe me, after you are done with your whole condo budget, you would be finding ways to cut cost!

I believe all of us are granted grace period of 60 days to pay for the money. After due date, then just will be charged for interst if the person/bank hasn't pay/release money.

I still have another month to go before due.

I've done my S&P and EPF part. Just left loan agreement. Will sign it next week too :)

deal all Spring owners, any updates on the fence issue? Today i went over and have a up close and personally look at the quality, it is really terrible. I am worried about the security and durability of such thin metal. Come on IJM, we spent over 300K and this is the quality? as i have underdstood, 300++ ppl are queeing for hours to buy the 100 units leftover. lots of ppl are speculating that spring will repeat the success of bayswater. well check it out. there're lots of sellers now (since most so call investors bought more than 2 units hoping to goreng) but no sellers. call up some brokers to ask.

i think Spring's price will soar like crazy even without the intervention of speculators. With the 30% rise in construction materials and the current uncertainty hitting the local construction industry, new projects will be stalled and current projects may be delayed. There will be lack of ready built condos in the market and the more established ones will get all the attention. I reckon a RM270K Spring unit would fetch at least RM360K - RM380K after OC is obtained. Get ready for havoc in November.. :P~~~~~

i just check with IJM officer last week, all the remaining bumi units already increase 20K. type A in 9th floor now is 293K. will increase again after OC obtained.=.="if not mistaken, i think 6 months later bumi units will release.May i know where is Floor Depot?thanks.

do u have any idea how many % is the BLR adjustment? this is definately a stupid move cos it will cause economy meltdown with BLR gone over d roof.. cham cham.. now no choice but have to wait & see.. i hope they didnt implement it overnight like what they did for petrol price..

as for the water heater point, i asked the same thing in earlier blog entry.. its either hotel style with separate hot & cold water tap or just electric point.. not sure.. thats y i didnt buy any electrical appliances yet..btw, ru buying everything from SEC from now onwards? did u compare prices with LSS or other electrical appliances store?

if i'm not mistaken, we have to plan for the location of power sockets first right?

as for the furnitures, i also heard the same thing.. i guess its caused by increase in transport cost.. even Bas Kilang in FTZ is demanding 30~40% increase in the transport price.. its the start of the much dreaded domino effect of petrol price increase..

Actually you use up more energy this way by heating up all the water in the storage tank when you will not be that much water.

It maybe classy but not cost effective.

I collected my S&P and signed the loan agreement as well. Refer letter (Progress Billings)from IJM, due date to pay the 55% is 60 days from the S&P date. For those who still not signed the loan agreement, pls hurry up to allow any delayed interest at 10% p.a.

Would like to share regarding BLR. When inflation going higher n higher, gov will take action by increase BLR rate, this make ppls think to save $$$ rather then spend it. Then purchase power will reduce and will bring down the selling price. Understand gov will discuss this issue at July. So, wait n c what’s the outcome. By the way, US Prime rate also will impact also. Hopefully they will not increase higher then 8% from 6.75%.

For the property insurance, like what CKC n Andrea said, you may consider taking up GE insurance beside Banks MRTA which is no “return/value” at the end of loan period. I plan to do the same as well bcoz now the bank is not compulsory us to buy the MRTA from them.

When u saying that the water heater same like hotel style, what tats means? Can you tell us more as my understanding is IJM will help us to build in the storage hot water heater point only.

For all first house owner, pls spend smartly for the renovation and furniture especially those apply for EPF. As the economy now is still not stable, suggest you all dun spend too much and keep the money for future use or other fee like deposit for your water and TNB, 3 months advance payment of maintenance fee, MPPP and etc.

Any1 have any idea how can we communicate with IJM more efficient for the fencing issue besides keep sending emails to IJM staff? Do not rec’d any good news from IJM yet as they always claim that after the plantation then its will look better.

dear all,
for those who wants to know about storage water heater, here are some info. storage heater tanks are normally 'hidden' above the plaster ceiling. u shud have the copper piping concealed behind the wall tiles. so wat u see is just the shower with a mixer handle (hotel style). common brands are JOTUN/ALPHA/CENTON. just hope ijm provides the concealed copper pipes. unlike instant water heater, storage heater tanks take longer time to heat up as they are bigger. that's why they consume higher electricity. do ensure there is a proper manhole on the plaster ceiling for easy maintenance of the tank.

Yes Dave, you need to keep it ON all the time to keep the water in the tank warm. That's y it is NOT energy efficient and is very very very expensive on your pockets in the long run. The storage water heater is only 10% efficient in using electricity. Imagine warming up the entire 20 gallon tank but only using up abit of the hot water and reheating again after afew hours.

I read somewhere that it is very cheap to install. Maybe that's y IJM is able to install it for us.

Are you sure ur spa back dated to 28Apr as soft launch on 03May only? When you pay the booking fee(20k)? If you are the bulk buyer then it’s might be difference. Better u call up ur bank loan officer and lawyer to get it done by this week.

IJM will send you a register mail to notify you for the due date of 55% payment. U need to ensure your loan agreement all in order for bank to release the $$$ before the due date. You need to check with ur loan officer when bank will release the $$$, might be once ur loan agreement in order or on the due date. For the installment plan, diff bank or package will be diff. Some of them are start after first release n some are upon full release, u need to check it wif ur bank loan officer. Anyway, u also can request to start your installment before the bank release the $$$, then u will pay down your principal 1st.

if u are a bulk buyer, your SPA period is extended to 3 months until 24th July..this is same for ALL bulk buyers coz your SPA will be backdated to 24 April..the day u paid yur 10%

Here is some Pros about storage heater compare to instant heater:
1. pressure is better or not depends on your current pressure in the first place. so if your cold water pressure is good, water storage heater will equal that same pressure as the same cold water pipe is use, just mixed with hot water from the tank.

for instant heater, the difference is pressure may be ok but water flow rate is very low. only a small amount of water is flow thru the instant heater at a time so that it can be quickly heated up, hence you get a slow rate of flow. pressure for instant water is fairly constant too so if your current pressure is not good enough, it may not even work

2. yes you can but each shower must be connected to the storage tank using copper pipes

3. yes you need copper pipings for the extra hot water. remember to get hot water from storage tanks, you need two pipes. one hot from the tank, and one cold from your supply. then you need a mixer tap to mix the cold and hot water

4. depends on the size. for 20 or is it 30 litre tank, its around 300 or 400 ringgit.

hi all,
i've asked my colleague (staying at Bayswater) regarding this heater tank issue. he told me that it's not compulsory to use the tank (approx rm500). IJM installed the pipings for us but its still up to us whether to use the tank system or not. he made big mistake by installing heater tanks cos he told me that it's not energy efficient & there's possibility of us doing re-piping provided we get consent from IJM. but thats for Baywater unit; so i guess its the same as ours. hope it helps..

Additional to all Spring buyer and potential buyers

1. The plot of empty land besides Nautilus Bay and Spring is to be a new food court project for the promenade. Nautilus Bay is ready for occupation in fact a few units is under renovation and one unit has moved-in.

2. The dump site has been ear-marked to be a park.

3. Summer place is expected to be from RM250K onwards shaped like u-shape...but that was before the petrol price increase. Summer Place is located at the mouth of the infamous Sg Pinang, for the record IJM is part of the team to try to clean the river...

4. There is a chinese temple new spring. But heard that there will be a mosque near Sri Pinang (low cost units and near Summer place).
A Church is to be built beside Nautilus bay at the front of the promenade. The building plan has been approved by the council. Construction soon..

5. The four tall structure are designed by well known Japanese artist and is supposed to be very spectacular except that the previous state government was trying to alter the design to include a mosque to be projected by the light at the top of the four structure instead of the original design. The Japanese left without completing the final piece of the design. What a waste!!!

5. A lot of IJM staffs has been blogging is giving misleading inform here including giving positive and negative statements.

6. Bank Negara is expected to call for a review of the overnight interest rate very soon. Buyers pls get your bank to lock-in the rate offered.

7. OC for Spring is expected only before CHY 2009 and not Nov as stated here.

8. No sore-loser, stupid speculators, missed out buyers, IJM mgmt & staff benefited from this blog. Buyer take all comments at their own risk.

Ya, The Spring is good...but very unfortunate for the desperate buyers...atRM350K sub sale. Get get better condo with such price with a bit of sacrifice if out of town.

Its' a bit crazy..but if I have managed to get a unit to invest, I will say all the good things of Spring, etc, etc so as to convince those desperate buyers to part with their hard earned money. It is human nature-lah...he.he.he..

But I'm here not to discourage you to buy but buy at your own peril.

I did notice something here. Each time when there is a -ve comment about the spring, the person will kena tembak like hell even though the comment making valuable info. I just wonder who they are, spend all the time here to tembak each and every of the -ve points. Are they the spring owner or the IJM "people"? I don't think the future buyer will tembak the -ve comment cos the -ve comments are useful as they are on property hunt.

pls wake up to the real world. do u know there are ppl out there who are not afraid of raising blr, material price etc...they are experienced speculators who can afford to wait and hold. this is wat they do for a living. the longer u wait the higher the price will get and u will end up paying more in purchase price and interest rates in future. my advice is ...buy it as soon as posible if u like the unit.

Thats why... Just look at how the "3 units bulk buyers" comment. They are rich people. Probably not working.

The problem is IJM. Why? They sold most of the units to the rich and not fairly open for sale to everyone at the same time. For average income people suffer when the rich speculate the property prices. So they speculator will end up making 50K of your hard earn money easily. Some more they can leave a lansi comment here.

Blame IJM... Invite speculator, not open for sale fairly to everyone. Your hard earn money just gone like that if you buy from the speculator and not at developer price.

One camp says building material rises, house price will shoot up as well. Another camp says life is already tough, money no enough. Demand will drop. I say nobody really know, let us all sit back, wait for a while and see how it unfolds. No need to bombard another camp. Afterall we're all here to share personal opinion, not expert advice :) If we're some hot shot property expert, we won't be here reading blogs trying to share and learn from everybody's experience. Bummer, we won't even be talking about sub-million dollar properties eh? haha...

Have you got all your kitchen cabinets quotation from various companies? have you make up your decision on what types of materials you want for your kitchen cabinets, how many cabinets you need and the what brand of table top you want?

Are you doing plaster ceiling for your house? If yes, have you start survey for plaster ceiling price?

i went to Verra & saw the white overall layout of the kitchen model at the back & it was love at first sight :-) i havent booked yet tho..but basically my heart is with Verra la :-D i asked them to quote for me similar spec as yours..thanks to u..i even copied ur spec into my hp & i referred to it when i talked to the salesperson..hehe..thanks so much for sharing.. as for table top, i asked them to quote for local & Samsung acrylic; also i skipped oven & opt for hood & stove only..

as for plaster ceiling, i havent got any quotation yet..but its confirmed that Devon is RM2.8/sq ft.. and i plan to go to the property fair at PISA this weekend. cos there're booths for interior stuff as well. wana bring d layout & plenty of namecards to get quotations :-) so any of u going there then?

its gonna b a bz weekend cos i also plan to go hunting for lights along Petani Road.. a few lighting stores there..

i only went to 2 stores (LSS & SEC) for electrical appliances. any other stores offering better deals? cos i plan to buy everything from one store.. isit a wise or unwise decision?
