,last time i buy 17 floor sea view is 270k discout 5k early bird..then 2 back to back car park 18k'..now change to side by side car park add 6k..so total my seaview unit is 270k+18k+6K=294k.,but now i hear the officer say 16floor is selling 343k discout 20k..then if buy 2 side by side car park is 43k so totaly for 16floor is 343k-20k+43k=366k.. 16floor n 17 floor is same price.

the law firm called me just now about S&P singning too, i told them i'll inform them once my loan is approve. in fact we can sign netime once the loan approves.
our montly maintenance is rm220, 200 for the maintenance and rm20 for sinking fees

I got offer from both Ambank and EON. The rate is the same BLR -2.20. The only difference is that the lock in period from Ambank is 7 years versus Eon 4 years. I haven't read the fine print yet but if somebody has done the comparison, please highlight it here before I sign the loan offer from any of them. Thank you.

hi, i've my loan approved from ambank, our property is first 3 years interest free rite, but at the loan offer letter the bank is only responsible for the 1st year interest free, according to my am sales, the other 2 years will be state at the S&P by the developer as this 2 years is bond by the developer thus the bank will not be involve.... is this true?

There is a COMMERCIAL shop below the car park and I think this is no good. I hope all owner can find a way and talk to Nusmetro !! And there are just too many units in that Condominium, surely traffic jam at guard house !! Maintenance is RM220, too high as there are so many people there !!
I have sent Nusmetro a long email requesting a proper solution to prevent the commercial shop lot from being exist in the Luxury style condo, but so far no reply. Do you all think that The Spring 900+ sq. ft. is BIGGER than Oasis 1000+ sq. ft. ?? The bedroom is bigger, the bathroom is bigger and longer in The Spring 900+ sq. ft. Try to look at the arrangement of the furniture and you can see the big difference. I am not sure, maybe it is the picture effect, but I will ask more about this from Nusmetro soon. If you know more info please let us know.

Nothing is perfect, and I believe every condo has its own uniqueness, weaknesses & advantages.
Lets just hope that the Oasis will be ready by 2012.

Today I receive some complaint from my client who purchases Osis since it launch on beginning 2008. My client is purchase through Henry Butcher sales agent. He told me he is unhappy that Nusmetro suddenly send the letter to change his car park number which he prefers and location before.
I have look through the copy of letter and the original plan, I doubt what the letter say the change only affect number not the car park. Seems the plan is change. Currently I know Nusmetro want to earn more $$$ through expand the number build of car parks but it should not affect the terms and condition for the previous buyers. This is only happen for unprofessional developer.
I doubt why Nusmetro can change their plan after signing the S&P with buyer. Besides why Nusmetro can change the development plan after they submit their development plan for city council for none related safety methods. Normally they only allow to change the plan if related to safety stuff and convenient for buyers not for own commercial purpose. What Nusmetro done currently to old buyers, it is against the rule of akta perumahan under section Misappropriation of plans/sale and purchase agreement (Penyelewengan pelan/ Surat Perjanjian Jual Beli (SPJB)). Buyers who are not happy can make a complaint to KPKT as in terms of legal right you are absolute in good position, I’m sure Nusmetro will receive a letter from KPKT, not possible for buyer to receive 货不对板. As I say b4 for simple explanation of buyers right, you can visit http://www.kpkt.gov.my/artikel/perumahan/index1.html (Malay version)or http://www.kpkt.gov.my/artikel/perumahan/index2.html (English version). The point 7 - Misappropriation of plans/sale and purchase agreement, you can make a complaint to KPKT.
I have heard my client that one of the VIP Datuk buyer, who are not happy with the change, he make a complaint and threaten to settle the case in court. Finally Nusmetro close his mouth by compensate him with some special gift. I guess it must be side by side car park (this is my personal opinion). Epower why u pay the money for the change of car park, in fact you deserve to receive a gift as well also if you know your right. Nusmetro just know how to take advantage of the obedient and lack of informative buyers and scare to a big fish. Same scenario like Kampung Buah pala villagers.
I heard that Nusmetro want the old buyers to sign a new document. In fact you should get an advice from your lawyer, there will be no further document after signing S&P and loan agreement before compete of project. Please don't simply sign the new document, you will regret if you don’t understand the content. I think in new document, Nusmtero may ask to pay less compensation to old buyers which not according to original S&P. Besides, it may related to change of car park layout as well. Base on S&P, the buyer should derserve to get what it is originally in the document. Any changes should should get approve by buyers and buyers should deserve compensation.
As I say before, for the early bird, they are deserve a very good compensation for the delay of project, base on calculation on daily interest, Nusmetro need to pay for each buyers as below.
The calculation is based on 10% of the house price per annum.
Total of delayed days x cost of house x 10% divided by 365 days. Now Nusmetro already delay about 1.5 years, say it will delay about 18months, cost of house pricing say it will be 260K
547/ x 260,000 X 10% = RM39K
365
Nusmetro should pay the money since this is their fault, before clear the villagers, they already start to sold the properties. They must aware that how the buyers pain while waiting for their house.

Some of the old buyers terminate the contract and repurchase the same unit which need to paid double for lawyer/ loan and higher premium before. What is your comment about this?

The Oasis is never meant to be a luxury condo. If i'm not mistaken, it was stated in the Snp that its only 700 sq feet, and we need to sign an additional agreement for the developer to knock the wall for the washing area to extend it to 1k+ sq feet. i was shocked too, as the Snp has stated very clearly that the original unit consist of only 2 bed rooms.
i hope the developer would complete the Condo in style, as i had heard that Nusmetro wants this project to be perfect and plans to make this their 1st luxury style project for their branding. fingers crossed and we cld only wait and see.

Location wise quite strategic, anyway it is nearby the current Oasis site. This is one of the affordable project, there is no swimming pool in plan. Perhaps somebody else can share more info on this.

I am interesting in your querry arising on 23rd December 2009 regarding the sq feet issue, it falls to my concern also on the actuall 700sf than an additional 300sf expansion only can reach 1000sf but si it worth for us to pay so much higher price for that. Correct me if i am wrong, izzit we heed to obtain our strata title only we can do such major expansion? OC can be obtained with their arrangement like this? does it will effect our future selling if the S&P only stated 700sf? and another issue is the maintenance fees of RM220, does all the facilities confirm is FOC to be use? just my concern to share to all

Actually putra place oso same concept..s&p only stated ard 800sqft and need extansion after that..they selling rates oso no so bad..no worries. Developer do so for their tax reduction.For the facility, should be FOC. So far, never heard stil ned to pay.

I read about from earlier comments that the S&P is stated only 700sf. Then, they are asked to sign a second agreement to extend to 1000sf. Is the second agreement to the advantage of the developer?
If in the end, only 700sf is delivered, is the second agreement valid by law? Have this happened before?

Based on my opinions, this project just sold 70%, for beginner that want to invest, better don't lodge in for this project.
since launching is 2007/2008, how long will this condo to be completed? until now still havent sold out all? there must be something wrong...

Own a unit in Block B, most properly own stay, I believe for those who purchase the property will received their quarterly update bulletin, went to see the property at lease 2 times a month, construction are are progressing. Just abit of enquiry wether there are any additional installation in the unit beside the flooring, astro point etc?
My one is for own stay.
From the quarterly update bulletin, Block A(75% complete), Block B (65% complete), Block C (46% complete), however estimation for the pricing is Block A-B (from RM260K++ to RM400K at 2011), Block C (From 260k++ to RM490K at 2011).
Seems that Block C have a good return.
I am Block A buyer. Hopefully it can have good return also.

If you believe Feng Shui, For those Block C facing pool units is Super Good (Lucky Star 81 is on the pool direction), BUT the big conflict is the swimming pool water direction is "flow out" from the units, this will affected those facing pool unis loose the lucks & wheel due to the water is not flow in. If the developer can change the pool design and let water direction to flow-in, this will be great & benefit for all units.

Contacted the developer and was told VP will be issued by May 2012..good news to those waiting to move in..
Different story, Nusmetro told me that they targetted to Vacant Possession to be June 2012 and then another 2-3 months of renovation. This will come to August or Sept !
Yup , is correct after obtaining the VP developer will carried out the renovation work first before they can officially hand over the unit to purchaser.
