Indeed tower A and B have different on the upgrade package, like the kitchen, fridge and windows. Tower A also has tiles and sliding windows right?

But don't forgot that the selling price also have huge different. A : 130k and B : 170k
Different about 40k. do u think 40k can reno better than developer provide ?
Of course can... With the extra 40k, we personally can reno better than that...

The tiles and kitchen upgrade, fridge and so on... Will it be suit for all buyers at Tower B. Do u think developer won't earn from the upgrade?
Will all of tower B owners like the type of tiles (color, type), the fridge (seems too small), kitchen (design).

Personally I dislike the fridge and tiles because fridge too small for me. The tiles not that preferable, and the color hard to match my preferable paint.

Therefore it cause a problem to me, or maybe other tower B owners too.

I'm from Tower A, we can do better renovation than the original package. developer EAT TOO MUCH MONEY already. If count 30-40k extra, definitely we can get nicer interiors designs.

Once both parties (the said 86 buyers and BSG) did confirmed dont want the upgrade package, BSG should conduct the tear off works.

Now BSG only start the work, will it be so coincident? all of the 86 buyers buy at the same time (sign S&P) and now they only able to settle it?
if yes, really doubt about their capability and efficiency.

and now back to the licen expire part.
someone said it will expire early June.
if later has new issue, or yet finish the tear off progress, then how?
since someone is SO SURE can get OC so SOON.....

Indeed. Agreed with you. If you all have aware, some part of 5th floor area, especially the basin(s) & BBQ are rusty already. Later when we wanna use it, it may be "out of service".

When I get the keys, I may raise this issue to developer later. See what they will respond. If no action, will refer this to authorities.

We bought a new house, not subsales nor renting it.

This is very obvious. LC and LMC will delay. Developer earn not much in such project. Why they want to chase the CCC for poor people like us? At the end all buyers also will get the house, just 'slow a bit only'. Developer still can get their money from banks too. WHY SO HURRY?

There is different case for luxury condo, for slightly bigger size (800 - 1200 sq ft) average, they can sell more than 500k - 800k.
We view this in this way, at pasar malam, the baker sell cakes for 3+1 pcs for RM6.
We can choose different flavours, but unable to eat at pasar malam, no service from seller, hot environment and so on.

On other hand, at cafe and restaurant, just some value added, a pcs of cake could be RM9 - RM20. Customers of course can get better services, such as good environment to enjoy their cake, listening to music, staff to service,

Don't blame government, because they force those developer to build such houses for us. Problem should be on seller. Why? Think about it.

Hi.. just extra information for those who get keys for Tower B, especially those are looking for ELECTRICAL things.

If you want to get good service and price, look for Cinjuta Sdn Bhd, located at Desa Green, Jalan Van Praagh, 11600 Pulau Pinang. Just next to the chinese primary school at Jelutong's Friday's pasar malam. Tel : 04-282 6108, Open at Monday until Saturday, 11am - 7pm. Close on Sunday.

Because myself also looking for better price, comparing from few famous electrical shops in Penang, including AEON, Tesco, Giant and Courts too. Among all, Cinjuta can offer the ideal price. It was introduce by my friend too. You may look for the boss, Mr. Yeoh, saying that is Dennis from Tokio Marine recommend 1, then the boss may give better price.

At other electrical stores, their concept is sales, push sales.
At Cinjuta, the boss is base on customers' need, provide better advice and after sales service.
for the same quantity of electrical I want to buy, I roughly save RM1,500 if compare with those quotation from the other electrical chains stores.

If you dont believe me, go to this shop, talk with the boss. (remember to quote is Dennis introduce 1), then you sure wont regret and may come to thanks me afterward :)

I sharing this because I also wish the residents at Tower A & B can at least save on the electrical. Since now everything also expensive.

A very funny things about this Centrio Avenue apartment.
Both towers obtained the CCC. However, the access card still can't be use due to bomba has not approve it. Has security seem like no security. All workers and outsiders are free to enter at anytime without checking !!!!

Anyone using RHB loan for Tower 2? BSG is charging me RM7k for late interest payment.
As per RHB agreement, they will only release the money to BSG upon OC obtained, so it is sure will be the late payment.
BSG is acknowledged on it and agreed waive the late interest payment during i sign SnP last year.
But now I want to collect the key, they say no such thing and insist want me to clear the interest before can get the key.
What a worse developer is that, BSG is keep destroying their own reputation and keep conning people on this LMC.
I am thinking to complain it to Tribunal Tuntutan Pembeli Rumah. This is kind of cheating element in this purchase.
Anyone facing same issue? How you settle it?

You may said this is markup price. Assume that your purchased price = RM170k
but now I heard that the price up to 280k. If you want to sell, you may still earn some pocket money (after minus the levy, interest and bank's penalty)
Or you can search for Sri Saujana / Permai (Forgotten the name), the quite new project at Macallum (3 blocks near the coastal highway), the selling price including car park only about 90k. now the selling price about 120k, after so many years. only increase 30k.
If you bought your unit at original price 72k + car park (some owners got non upgraded units). and sell at 280k.
Do you know how much you are earning?
Do you get what i means? the value !!!

2) install aircond and piping?
3) door grill, bird cage and awning ?
4) reno as per the showroom ?
Probably you should give partially to Wayne, the rest own peoples settle it.
Or you can report to YB and police, but how effective their works, I really don't know.

2) Are you staying there already ?
3) When you notice that TNB riser is NOT LOCK, you should take a photo or video and complaint to management office first (with the captured photo / video) and requesting the management to lock the door, or else anything lose will be their responsibility. Like your case, I assumed that you don't have any proof, then they can argue that TNB riser is lock for all the time being.

Regardless LC, LMC, affordable house or super condo, this kind of things will happen. Owner and all the residents shall pay attention on it. Otherwise all will be own cost.

I also heard that has an owner keep their uninstall electrical devices at the house during the renovation. Owners are not there during reno, afterward, the devices all GONE. Nobody pay for the lose.

Push here and there kungfuing and said not thier responsibilty .The door is always lock. Eventhough i take the trouble go down for another 2 levels the riser also not locked . So what can i say. To make thing simple, owner shall stand firm and must voice out. Or else the management will bully the owner (especially those know nothing).
This was told by my friends who working as sub-con. Hence, whenever I go the CA's management, I will keep to my decision and force them to do. Otherwise they just say "is like this, is like that".

We all may collect keys recently, the house is new. If found out any defect (window, wall, door, kitchen, cabinet, toilet, bathroom, washing area, tiles etc) the owner must ask management to repair it. We paid for a good condition house, not with those defect.

Actually my floor's TNB riser is open too, and I believe the rest will be the same. But I wanna enter house earlier, then I always go to management to ask them to lock the TNB riser's door.
I just say one words to them "if you never settle the door, when my TNB's device is gone, I will look for you."

Then, my problem solve.
I make myself very clear, "they solve my problem, I won't go bother them. When I have problem, they will share my problem."

Hi Rashid, I don't think developer will refund. Like other who already signed S&P at earlier state (for upgrading package). They unable ask for original condition at 72k due to the bond contract (agreement).

For your question, purchasers already fulfill their duty to paid the late payment interest, will the developer so kind and refund back after collected it, or refund due to boycott etc?
Personally, I don't think so because as per black and white. Save and except "May 27, 2015 at 5:46 PM" has a better solution. But he/she does not reply at this moment.

Or we view it at another way, if developer late delivery vacant possession (after 3 years), definitely they must compensate purchasers in due course.

Probably developer just telling purchasers "Now we are paying 10k, instead of 30k. If you want, you take it. Otherwise we declare bankrupt and you get nothing."

30k x 700 units = 21 millions
10k x 700 units = 7 millions

At night time look like they are disappear for a period too.

Once take other people's money *salary, please perform the duty.

Why tower B's owner need to collect gym room's key from tower A's security?
although gym is near to tower A, but tower B's access card cannot be use at tower A.
This cause inconvenience to tower B's owner.
To be fair, tower B should has collect the gym room's key at its own security area.

Tower B's level 1's tempered glass (after the security) close very slow.
Those residents at Tower B, please try it (especially during night time). If you guys feel it close very slow, we should complaint on the management.

I did complained and Mr. Kee (the management staff) said slow is better than fast, like the one at Tower A (close too fast).

Here is the issue, close too slow, those outsider can follow us and enter our place without any security checking.

So, if you really stay at tower B, I urge you all to check, and complain it at the management there. Or we can meet up and go complain.

Don't go complain that lift broke down. Don't complain that the cleaner never clean the corridor. The security guard often disappear or never do their work.

Hi Summer Lee, sorry to hear that you are having water leakage problem. I am not related to the Centrio Avenue project but just thought maybe I can share with you my similar experience. I have a property which has water leakage problem and the management didn't do anything about it for some time. So I photographed the damaged area, wrote a formal letter, attached the photographs to the letter, sent and also cc to anyone that is related to it, including the building manager, CEO (if there is any), management, etc. basically anyone you can think of that might be relevant. Not long after that, they sent the building manager over to inspect and they rectified the problem.
But firstly if you can try to see where the water leakage come from. This is very important and useful so that you know what and where the problem really is, from there you will have a better idea about the possible ways of repairing it which will come in handy when they start rectifying the water leakage problem.
Good luck to you and I hope your problem can be resolved as soon as possible.

Hi Summer Lee,

A good idea would be to check with your neighbor upstairs to see whether they have done any renovations to the drying area or bathroom. Chances are, the waterproofing could have been compromised during renovations. In such circumstance, get the neighbor upstairs to rectify (via the management office). Or else, write to management and developer using registered mail to lodge your case. Or else once the warranty period expires, you may have no other recourse.
