I took my keys when OC was given and all the defects I pointed out were taken care of and much to my satisfaction too. It all depends on the developer. You need not worry if the developer is a reputable one like IJM.
Not taking the keys will send the developer a neg. message of not trusting. Setting a good relationship will help you in the long run. Don't be "Kiap Siew" in the beginning.

Hi Penang Fan. I was having a chat with IJM guy yest n it appears that there are lots of defects for LC1. Until now there are still lots of units pending to be fix. The developer isIJM but it doest mean everything were built by IJM. For LC1 the interior was done by Areka Indah which is the appointed contractor by IJM. Unfortunately LC2 is also by Areka Indah.damn. There could be a risk for LC2 and just hope for the best I guess. I would rather let IJM have all the keys until they fix everything for me to avoid any dispute. By the way, all bumi unit for LC2 sold. 25% of LC2 units are owned by bumi. Highest count of bumi units compare to others like LC1, point n etc.LC4 is launching this 23rd Nov. The bungalows on the sea selling for rm15 million. Wow...total 19 units.

There are a lot of condos in Penang with fantastic views lah.....:) But staying here, i think you will be the first to die if there's any natural disaster. You surely don't get violent tornedos in Malaysia that often, but when it comes, the coast normally gets hit first....:)

Condomana. I think the best thing you should do is lock yourself at home and avoid going out in open space. Because who knows twister or tornadoes may come. Eventhough you are staying at home I cant guarantee you that the house roof wont collapse like what happened to our goverment hospital cases lately. There is no way someone can avoid accidents otherwise everyone can avoid death or injuries. My last advice to you is try be more optimistic and there are things you can't avoid in life no matter how much you try such as natural disaster because it can happens anytime, anywhere and to anyone..doesnt mean staying near sea has higher risk..

You are right. Global warming effect is causing rising sea level, and research has shown that based on current warming level, sea level could rise by 1 foot every 30 years in Penang. And judging by Jase Nemo's photos, this project would probably be submerged by sea water by the end of the century (maybe just treat it as a non-renewable leasehold lor).
Furthermore, with the reclamation of phase 2, silting will get worse, so you'd probably start to get mud and silt at your doorstep. And even worse, phase 2 consist mostly commercial developments and public area. And what does the public do when they stroll down the coastal promenade? They throw rubbish into the sea. Where does the rubbish end up? Right in front of your doorstep maybe?....:)
Summer ..Which month we will get OC and VP?
Hi Jase & CK. I bumped into one of IJM contractor who supervise the project in LC2 last week. 2 things he told me. Some of the units will get the key in Jan and some in Feb. Majority after Feb. I think most likely block C and D will get the key since these 2 blocks are the most completed blocks. Another thing is that if you notice all the units main wooden door do not have any door knobs or lever yet is because they are going to fix it with electronic door scanner. It is like the one used in hotel where you used the card to scan the device to enter the room. Cool.
Anyone know when the OC will release ?
Hey frank. You're back in action.. some people snp stamping was on 17th Jan and some in Feb. By right next week should starting issuing letter to us but..I feel that it is unlikely to happen coz block E F & G are yet to fully complete. C and D are complete but not sure whether IJM will issue letters to block C and D first. Im eagerly waiting for the letter everyday...

Hi. OC maybe before CNY but I think what most important is VP which is when you collect key. I was told LC2 is now pending for the architect to issue OC. If that happens before CNY we should be getting the key few weeks after that. I was told somewhere in mid of Feb
Block G is still far to go. I dont think we can get keys in before CNY.

What kind of compensation are you expecting for a only month late? We should be a little more forgiving and not be so calculating.
Hi Penang Fan, this has nothing to do with forgiving or calculative, I have been waiting anxiously to move into my new house and any delay in schedule I should be compensated accordingly. It is developer's responsibility to hand over the unit on time, and it is buyer's right to receive the compensation. 10% penalty per annum would easily translate to 8k per month in this case, its not the kind of amount to be generous or be thoughtful about.
Anyway the choice is yours, if there is indeed a delay, you can walk proudly into IJM office and volunteered to be opt-out for the late penalty payment - however, do it at your own will and don't drag other buyers along. Another option is you can collect the money and donate it out for charity.
Penang fan, thank you for your noble remark, indeed an eyes opening for me. I finally get to witness how arrogant and lansi a rich penangite can be. I would suggest you to donate to the charity in this case, few thousand ringgit could easily buys one year ration for those live under extreme poverty in the nation:
A contract between seller and buyer has been formed. Both parties have to abide and honor it otherwise there is no point of having a contract. Few thousands maybe be a small amount to some people but it could mean alot to someone. IJM wont be kind enough to buyer if things would go the other way round. Taking an example of.my case. My bank released the 10% progressive amount late to IJM by less than a week. You know what? I got a letter from IJM asking me to pay penalty for late release. The amount was only RM180. If IJM was considerate enough they would have waived the penalty charges after all..For those who is renting and waiting to move in soon a month delay means a month loss paying the rental. I dont think IJM will be kind enough to compensate uou for this. Again, I may not be eligible for the compenstion as my snp was signed in Feb but this can be a good platform to create an awareness to all LC2 owners.
tyh, I remembered my S&P was signed and perhaps stamped (need to confirm) in Jan'2010. And yes, I will have to pay additional rental if the unit is not completed on time. Coincidentally, I have been levied RM180 for the late interest payment as well, not due to bank release but the notice being sent to me pretty late (only ~one week before due-date).
Don't get me wrong - I am not first time customer of IJM and so far I am still very satisfied with the overall quality of their projects. I also purchased from other developers and I can say by comparison IJM still stand-tall among them, from all perspectives. I just cant stand when somebody bragging about the late-penalty from developer, tak boleh tahan if I am going to have a neighbour like this in the future.
I received my keys for LC1 and most infrastructure are not complete. Its because SnP was signed saying 36 months, so, IJM gave us keys and allowed 6 months free maintenance. After you get into your unit, there are many parts not ready for move in condition, esp the water villa.
Now Block G also cannot complete on time, I think IJM will also does the same things for LC2. My friends bought Maritime Square and now its over 36 months, yet IJM came out with another excuses. What can we do ? Sue IJM for compensation ?
Seems keys will only be given after Chinese New Year. Probably early Feb. Yes, IJM will compensate for the late delivery as per contract according to the IJM management. I am a bit disappointed for IJM late delivery this time.

Just checked my S&P and it was signed on 1/14. IJM told me that they can only deliver in March and that is excellent as I will be getting two 60 inches Smart TV for free.
It is almost towards the end of month now and still no news on VP yet. Anybody knows the latest status?
Owners are collecting their keys today. Yes, it comes with a big fat check as compensation for the delayed delivery. Finally but worth the wait. The condo is one of it's kind. International luxury at it's best. I think the resale would be brisk and expensive.
