At the Light, the average building height is 7 storeys, and average unit size is 1500 sqf., that's low density.

For most developments in Gurney Drive area, the average building height is 40 storeys, and average unit size is 5000 sqf., that's high density.

JM Land general manager (North) Toh Chin Leong said the group sold RM34.5mil worth of properties, generated by Vertiq, The Address and The Light Collection One and Two.
This is what IJM sold during the property fair in Penang's G Hotel this pass weekend. Still a lot of people buying. Overall the price of the properties in Penang will never go down eventually it will keep going up but make sure you have the holding power to sustain if you buying for speculation that it will go up in price when it is completed unless you buy properties that are unique with certain views and facilities.
Remember Penang is an island where places to stay and landed property are scarce resources just like Hong Kong and Singapore. I think any property in Penang will go up in price and it just mater of time.

I totally agree with Frank. Lands are scarced and Penang property will not go down. Another good point brought up by Frank is the holding power. If you have a strong holding power and cash flow this is in fact a right time to invest more in property since most of developers are giving out free legal and stamp duty on SPA. I'm done with residential investment and now moving to commercial investment like shophouses.

Don't you think this project is compact . Judging from the model of phase 1 shown at the property fair recently. It looks like everything is squeeze into 1 area. I look into your unit and you look into my unit. Of course you have the light linear and light point squeeze into phase 1 as well. Than comes the light collection 1,2,3,4 and the water villas.

I doubt the coral concept will work. It will probably survive the first few months and than all will die.

it reminds me of Platino when they were marketing their 4 seasons park....

I believe IJM use this low rise concept to avoid the view of Malay kampung & the noise of express way. I guess that's the reason Linear was marketed as a separate package.

This similar concept was successfully implemented in Belissa Court (in Pulau Tikus) to avoid the view of the huge Church next to it.

Regarding the coral pond... I don't mind if they change it to Koi pond, or water garden, as long as they don't let the ponds dry up.

Hopefully those monsoon drains and the precipitation of mud along the shorefronts from the result of land reclamation won't affect the end result illustrated by IJM's artist : )

I suggest the future management to convert the ponds directly into Koi ponds to save time and money. Since, we pretty much know that a coral pond would not be sustainable under such climate and environment.

Nevertheless, i do hope all turns out well for those of you who invested there.

Penang Fan, hi sorry I mean to ask you why you said " those E blocks unit goes from 2.2 million and upwards " From what I know when it was first offer they were selling at 1.3 million to 1.5 million only with sea view. Sorry I am just curios how do you get that number base on what price per sq feet and base on what you said it is worth that much. Thanks

Guys, my thought was IJM going to make it like a KOI point ot etc. I did know they going to make it ccoral pond instead. is this true? Im still puzzled whether IJM will hold on to their words that the ground floor units with garden comes with grass garden or cemented garden. Their original plan was to cement it and when I bought it they told me that they changed it back to grass. If it is not grass then I will be super pissed.

People get pissed with developers all the time in Penang, coz things always don't turn out what they "imagine" it to look like...:)..What can you do?..Hahaha....Sue the developer because one of the sales people "mislead" you during pre-sales? And suckers would keep coming back to buy as long as the sentiment is good and they "feel" the can "flip" for a profit...:)

Tyh, the best to find out is to go to the construction side to find out. Check in on block "C" and on the ground floor if the floor( where they going to plant the grass )is almost the same high with the interior floor then you can forget about it.

Frank.thanks. I went there every weekend and like what you said it is hard to see whether they will be planting grass for the grd floor units. Reason being is that the grd for isn't on the ground as it it is on 1st floor. Above car park. I guess I will have to hold on to their words.

Tyh, from the picture I took. It is very hard for them to plant grass for I think they only have about 6 inches dept compare to the internal floor. I wonder can they really plant grass on that floor? If they cemented that area it will be such a waste I mean what can you do with that space ?

Release of 10% again.frank, did you by any chance get to see the garden on the ground floor unit with garden for block d?

Tyh , sorry I did not have a chance to look at block "d". If you see all the ground level ( noted car park at the bottom floor )and the floor plan on all those on the ground level there all have " garden " but how do they define garden ? I guest the best is to check with IJM management. I also notice that all the garden have a very tall ceiling ( not completely open air ) for the ceiling to be on top of the building. My guest is they will just cemented it and is all up to you how you decorated it. It does make you wonder ....ha .ha.

momo nemo, no I dont own any collection II but would like to own one studio unit in the future if the price is right. I heard about people Q up many days to have a chance to buy. I guess i miss out but I do like the collection 2 very much. I see it to be a good investment compare to other places in Penang. I notice a lot of things very comparable to the Sri Tanjung by E&O once the Mall (phase 2) is build. I think the value will go up and notice from the outside of the light linear and surrounding landscape look like IJM really put in real effort to make it very special place to own. I would really love to look at the interior of the light linear to see what kind of materials do they use to build the interior of the apartment. May be can buy one unit there if the price is right. Honestly envy those who have invest here in the Light look like IJM is serious for the whole phase 1 and follow by phase 2 and I dont think they want to screw up phase 1 for it might affect their sale in phase 2. I only have well wishes for the buyer.

Hi mono memo n frank. Yup. I was at the launching. I was there with my laptop while waiting for my turn. Block c & d grd units were all taken except for remaining 1 unit which I boughts. The rest were bought by ijm employees. Not much choice for me to choose from. My queue number was 72 if not mistaken. Those people in front of me mostly bought the studio units. Frank, I think linear is a good buy too. Subsale now is 800k+. I foresee it will go up again when whole phase 1 completes. Furthermore the maintenance fee is cheaper. Another project I'm considering is Penang world city studio units. Waiting for launching. Btw,if the garden gets cemented it makes the grd unit nothing special anymore. I like garden a lot thats why I bought it to be honest. I paid 30k extra for this unit compare to the units above me for the 454sqft garden.if gets cemented I will feel sad. Hey guys. We shud meet up one day to get to know my future neighbors n those interested in collection2.. We can exchange ideas. Your thoughts?

Frank. As far as I can recall the queuing starts on Tuesday and the soft launch was on Saturday. People started queuing up since Tuesday but 90% of them are not the buyer. They hired foreigners to queue up for them and some even gotten their kids waiting in the queue. I went there on Thursday night and I saw them. They camp inside the IJM office on 16th floor. If you really wanted to see Light Linear I would suggest you to sneak inside. else you can call the broker appears in The Star Classified selling Light Linear telling them that you are interested buyer and wanted to view the units. In fact i saw few people walked into Light Linear and no one stopping them too.

Pilings are for the pontoon (jetty). So its the type that you can see boats docking

Oh.i wonder why the piling so high up.i don't think the pontoon will be that high.most likely for the boats to tie the string onto it too.according to ijm they will provide 2 boats for collection owners to rent.not sure how true it is.btw, I asked ijm before n residents cannot park their own boats at that pontoon. The pontoon must be small.btw,when u walked into construction were there workers stopping u from going in?im planning to sneak into my unit but afraid being scolded by them.

No, the residents are not allow to park their own boat at public pontoon. It is a bad news if you own a boat. However you can always rent from the management. There will be 2 medium size boat for rent.

IJM claimed to provide 2 boats for Collection residents but that is just verbally told. Not stated in SnP. According to them the only place which is open for rental to park theirs boats is at phase 2 pontoon. That would be long long way to go.

It does not matter. Cost of a boat is like a car and I think the management could afford it.

At the same time, I personally heard it from IJM staff. Hence I am 90% confident they will honor their promise.

Yes, we will be neighbor if neither one of us is selling our units. Indeed, it is not our culture to own a boat as Chinese are too busy searching for fortune and forget to enjoy their life.

It is a good idea that management owns the boats and rent it to residents. Let the management do the headache maintenance and we just pay the rent of approximate RM2000/day. Unless you are a enthusiast, else the costly parking and upkeep will even cost you more.

None of my family members have ever cruise or have party on a private boat before. If IJM don't do it, I will propose to the management in every AGM.

oh. i guess it will just be like a hall only. it will be for rental. it wont be cheap.over here in my place it cost me rm200 to rent the hall without airconds some more. i would rather do my house warming/party in my own house garden furthermore it is just a few steps away from the swimming pool whereby the kids can go swimming while the parents busy barbecuing.

Kokomo. Launching price was 450k-500k if not mistaken. Fully sold. I dont think you will see anyone leting go the studion unit. I would estimate the market price right now would be somewhere between 600k+. In my opinion if you would like to go for studio unit you might want to consider Penang World City project by Ivory. They will be launching strudio units by the end of the year if not mistaken. I predict the selling price will be somewhere above 500K+. Just some thoughts as I am also interested in this project studio unit.

The studio where got so expensive. If I remember, it range from somewhere RM330k to RM400k. Those on RM400k is on Block G with bigger build up and those smaller units are at Block C. About RM630 per sq/ft. My best guess for now is around RM750 to RM800 per sq/ft which comes around RM400k on the ones facing The Light Linear.

I was there joining the queue therefore i know pretty well the initial price for studio during launch. The price starts from 700psf which the standard 517sf units were asking for ~360k onward. Those units in block G, which suppose to be the most attactive one, were already being fully booked internally (staff, bulk buyers etc) before open up to public.

In fact the studios are trully a good deal, by paying <400k you get to stay within the luxurious world class precinct where any other units would easiy cost >1mil by the time they complete. furthermore 2 car parks are provided, and get to save mnt fees also due to smaller built-up.

I agree with u, Alan. Moreover the price is so expensive. IJM die hard never thought of these.

a) What if the units they get is not what they expected (like Platino).

b) What if nobody wants to rent or pay higher for their units (especially when economy is heading south).

c) What if the water turns brown or become very dirty and contaminated few years after completion (due to water pollution or toxic waste).

d) What if IJM change their future plans when the demand suddenly turns bad (most developer have Plan B)

e) What if there is tsunami at the location (forcing the residence to evacuate and move out)

f) What if there is no boat or government do not allow boat been used at the area after few accidents happened (some incidents happened at Batu Ferrighi too which forced the autority to react)

g) What if multi-national companies bought over 35 % of their share market (like SP Setia) and suddenly intend to change their future projects.

In other words, for these projects to be successful, all the criterias I highlighted above must not happens. The odds of all of it happens will be low but the odds of one of it happens in a few years time will be pretty high. Just one calamity is needed to destroy the value of these properties. The dreams and hope of the residences will be crashed and most will have sleepless nights if their plan fail. Their dreams of buy low and sell high might turns up to be buy high and sell low or buy high and regret it because of the opportunity cause if they invested else where.

The real threats for this project are only (b) & (d) in my opinion. However, other projects are also facing the same situation if (b) & (d) happen, not only IJM....
This project is definitely for those who enjoy life, those who always think deep(+ deeper) will never buy....Life is shortlah, just enjoy it while u can. Buying a 400k property in Penang won't go wrong if compared to 400k BMW.

studio buyer already have their own home. They are using LC2 studio unit for their holiday house.

For me, I don't mind staying in a so call shoe box condo for holiday. It is easy to clean, cheap to maintain.

How to get tsunami when Light is protected by mainland? If Light gets tsunami, Penang will be wiped out already. [Pls see Penang map] If economy heads south, all properties will be affected not only those built by IJM. Ya, better buy a house than a car. Anyway I stay in a 1300sf condo for now, but am planning to move inside the studio when I am around 50+. Easy to maintain, cheap utilities bill and it also prevents you from buying too many unwanted things that you dont really need at home. Well it depends on your needs!

C'mon guys. where else can you get 400k unit in a prime area with the sense of community belongings and security? Furthermore those who can afford to stay here are mostly from well to do background.

My intention is just to warn those speculators who always thought life is rosy. FYI, stock is about to head south whether due to election or external matters. Once this happened (is happening now), properties will goes down or stagnated. Don't forget that government is going to build PR1MA houses. If u're clever enough, you'll know what might happened.

When the BNM readjust the interest rate in future, many speculators will have problem servicing their loan. Just 1% out of 1 million means extra RM 10,000 a year. How many people will be able to do so if it was extra 2%, 3% or more?

The reason i say "what if" is because i feel i have social responsibility to remind people in case they are carried away by their emotions when speculating or never took a deeep thinking before investing.

By the way, frank 64, i bought a unit (1449sf) Reflection Condo by SP Setia for own stay. My earning is considered top 40% earners. I did took the risk and i did not miss the boat.

I do sincerely apologise. I do not mean to talk about someone else's property. However if this is an open forum for open unbias debate, then you should accept even unconstructive criticisms.

I do believe property prices will continue to go up, whether at a moderate pace or slower pace, only time will tell. If you look at it with this question, will property prices be worth more in 50 years time, then that will probably give you the answer straight away.

Even so I stand by what I said about shoebox properties. I am not keen on properties that are less than 1200 sqft for me personally. They are not practical in many ways and of course if you compare it to a BMW then it's a better investment but realistically, you would either buy the BMW or a super condo if you're that rich. Normal people would rather spend the 400k on a bigger more practical home.

1. Is there any car park for this project ? Where the car park will be?

2. Penang weather is around 28-32 degree and will there be any smell from the sea due to high temperature? how good the quality of water/sea running through this project?

Shoebox or music box also doesn't matter, it depends on which type of buyer. For rich people, it maybe one of their collections only. I believe majority of the buyers are not buying for own stay but investment or holiday house instead. In fact, when we r young, we look for bigger house. But by the time we reach 50-60 when our children start to leave us one by one for studies, we'll do the reverse......the smaller the better.

I agree with you that in spite of the shoebox size, there are surely buyers who buy for investment or just for holiday stays due to it's impracticality for long term stay.

I had intention to purchase a unit for my parents, but ended up buying something else in tanjung bunga as they prefer morning strolls on the beach. Also, I have a feeling that the building maintenance would be very costly moving forward. Pls don't get me wrong, I am a person who doesn't mind paying high maintenance for quality living, but it seems that is not the case for a lot of Penangites. Once you have 30% of the owners start giving problems for maint fee collection, the condition of the buildings here would have no where to go but downhill.

To Stanley : When I said you miss the boat is because you did not have a chance to purchase the collection 2 when it first came out for sale.
Now you came out to say so many " what if this and what if that " dont you think is a bit suspicious about your motive behind it. They are a lot of "what if" could happen to your Reflection Sp setia condominium also; something like earthquake, tornado, hurricanes and who know your so many " what if ".
At least you are being honest saying you are at the top 40% earner (not the top 10).

Studio is not a practical home. My girlfriend and I have experience staying in Manhattan, New York for 9 months in a studio unit. You are confine to you little space. For holiday or very short term is great, but for long term, is like staying in a jail even only the two of us.

Imagine if you have a family (even only 1 child) and thinking that staying studio is great, think about it again. Even for investment, potential buyers and tenants will only be from a small limited polls. Studio in a prime location is for those who cannot afford a bigger unit but would want to maintain lifestyle.

We went meeting with COB when I was in a maintenance committee. Most of the maintenance default does not happen in middle high condo but low cost and middle cost apartment. I do not want to give further comment on it because it might hurt low income group feelings. Bottom line is default will not happen in the light collection.

I get 3 car parks for my unit. I know some get more and some get less. There are about 1100 units (40acre land) in LC. Hence there will be minimum of 110 visitor car parks too.

45% completion for block C,D & E. I doubt there's any bumi lot left. Since you are bumi then you don't have to wait for bumi lot release right? You can now just walk in and buy if still available. I would assume you are bumi by looking at your nickname.

You won't get to see the waiting list. I just checked with Jim few days ago regarding collection 2. All bumi units for studio units fully sold. There are some larger units available. Starting from 843k onwards for 1367sqft.

Hi Cindy... I checked with him for this unit early this week and he offer me few units that are still available inculuding this unit. The unit type is B2. You can see the floor plan above.mine is B1. This unit car park im not sure. Depends of the allocation they made. This unit car park should be close to me i think. Mine is just 1 level down my unit. I can just walk down 1 staircase to get my car. I got 3 carparks. I think this unit comes with 2. Not sure. You might want to check with IJM. Some of the sales guys not very service oriented. If you are really interested I can meet you at IJM office and intro you to the guy..anyway, I don't get commission nor a broker. So don't worry. Just trying to get a nice neighbours to myself..hehe..

cindy.. I called my IJM sales guy again and it appears that the mentioned unit is bumi unit. He confirmed to me once again that now only left bumi unit. Due to open for non bumi purchase sometime in may. However you can register with IJM now so that they will notify you once bumi units are open for sale. Sorry for the confusion. Few days ago the unit on my left which is the bigger unit sold to a Chinese for 1.1+million. This is bumi unit but he managed to buy..hmm.. Guess what.. Malaysia boleh...apa pun boleh.

The surrounding environment, the connectivity to to sea, the status, the quality, the concept.....etc that make the different. Moreover you pay about 200k cheaper compare with seaview unit.

I am quite interested with this project but since my budget is limited so I narrow down my option to block C and D since unsold bumi lot mostly at these two blocks. Trying my luck to q for bumi lot release unit.

another thing, isn't that the unit facing pool for block C and D quite close to each other? only separated by small size pool. Will this cause privacy issue? And if you notice there is one block in between block C and D which the units are even closer with some of the units in block C and D pool view.

I still remember there are 2 exact same size of 1701sq-ft for me to choose when I visited IJM. 1 is facing nowhere and another is directly seaview (i call it million dollar view). They are priced at 900k and 1.37M respectively.

Zoomone, if im not wrong...the distance between blk C & D is about 90ft ++. There are sunscreen provided for the master bedroom (have to confirm with ijm ) and with certain units have it at their balcony. Since it is not a high density project + surrounded by upper class neighbour hood. It shouldn't be much issue unless you are very2 particular.

Hi zoomone. Welcome to collection 2 community. My unit is at block D ground floor facing exactly the pool. I'm the only one who owns the ground floor facing the pool as the rest are bought by IJM employees. That was what I was told and during the launching my unit was he only unit opened for sale. This is referring to ground floor units. I bought it because when I have my own kids, they can just go out swimming and just walk few steps to enter the house immediately. It feels like private swimming pool to me. Starting from 1st floor onwards all units have sunshade for the windows. It is stated in the SnP agreement and brochure too. To me whether it is facing he sea or not is not a concern to me. The cons about facing the sea to me is that it will be hot during sunrise. Also when it rains the rain will get into he balcony. I like my own private garden that is why I chose ground floor furthermore my unit will be idden from sunrise and sunset heat. Regarding the brown sea water I think once they have completed the commercial phase reclaimation it shouldn't be that brown I open. I went to the site almost every weekend to take a look at he progress. To me the color doesn't bother me much but most importantly it doesn't smell stinks. Oh ya. I kinda agree that the distance between block d and e may be too close but you can always fix some curtains to ensure privacy. Ground floor doesn't come with sunscreen therefore I really need to install Eire curtains or bamboo blinds. I can show you the floor plan, car park floors design and etc on the SnP in you want.

That is how it is going to look like..I think I know which unit you are referring to. That unit will be facing block c. The ground unit will have its own staircase going down to the pontoon area. Yeah. Thanks for sharing the info. Iin fact I went to ivory birch house last week and they old me soft launch will be either Jan or Feb. the sales office will be at the actual project site and not birch house. I intend to get the studio unit only the time. I was told the selling price would be somewhere rm600+ per sqft. I think the price is reasonable for hthat area taking into consideration of the entire project roadmap and also he surrounding areas condos prices. Another advantage of collection 2 is that we are the closes to the commercial phase. Just a walkin distance compare to light point and ollction 3 which is further away. Oh ya. Just for your info.. Within the collection projects 1,2,3 & 4 only collection 2 has tennis courts. Sounds weird but it is true. So whoever wants to play tennis will need to come to collection 2. Imagine if you are staying in light point or collection 3 you will have to walk quite far to play tennis.

Piko. If you look around all the newly launched projects in good location they are mostly hitting rm600+ per sqft and above. In my opinion this project is worth buying. I looked through the project plan and I feel that it is worth buying. I have a vision that one day it will somehow link to The Light. With recent LGE announcement to built the cycling track from queensbay to komtar which will bypass Penang World City and The Light it would draw lots of people attention to these areas. To me nothing is a sure win situation but sometimes we just got to take the risk. Of course it should be a calculated risk. Usually people buy the project by looking at the location, reasonable price, design and etc. For me I always do research to find out beyond that. For example I will find out what are the surrounding existing projects, what is the secondary market prices at that time, rental yield from the existing surrounding projects, the surrounding empty lands are owned by who or which developers, what are their plans with the empty lands, find out developers insider news on their future plans, studying state government upcoming projects which could affect your future properties demand such as the cycling track and etc. Always maintain rapport with the developers marketing and sales people to get insider news so that pin are always ahead of the rest. To me understand all these could help me to minimize my risk whether to go ahead buying the project or not. Some thoughts..

Oh ya. For your info. One of the Insider news if that the current The Light Waterfront U-Turn to Georgetown just before N-Park is just temporary to ease The Lighwaterfront residents convenience to go to town area. There is a plan to construct an overhead bridge from The Light to somewhere near e-gate caltex petrol station across the busy coastal highway. So in future The Light residents don't have to go all the way to the above U-turn to go to town. So try to imagine will this affect the Bayswater, Platino, Vertiq and Pearl Regency prices in future? The plan is there but yet to fully approve. When this materialize I foresee The Light together with above existing projects will be like a connected community.

yes, coll 2 is very near to the commercial. during my visit, i tried to walk from the light coll entrance to the end of the promenade. it is walk able. I heard that IJM will start the construction for phase 2 sometime in Q3 next year. is it true? I din notice on the tennis court only at coll 2. thats good. thanks for the info.

on the penang world city, i think price is reasonable. i am expecting they will sell it at at least rm700/sft since the light sold at 600/sft. so, not bad.

good to hear about the overhead bridge. hopefully it will materialize.

Pinko/Cindy.. Lots off people wanted this project and I expect lots of units will be taken by their own employees and also insider arrangement. I don't expect many studio units available during soft launch.. My chances of getting the studio unit is pretty slim I guess but I will still try my luck, I don't have much rapport with ivory sales folks but I do know that the sales gallery will be ready by Jan 2013. The maintenance fee is around 35cents +- including sinking fund. Ivory bought the land for rm240 per sqft and selling it at rm650 per sqft with the margin of rm410 per sqft. I know more about The Light projects than Penang World City. Sorry. But try to cycle from queensbay to The Light projects. I have cycled many times before along the proposed cycling track project by state government which will bypass underneath Penang bridge. It is pretty near actually and you can also see fishermans wharf too. The fishermans also offer to fetch you to underneath the Penang bridge for fishing for just rm10. Do you know that you can go to gelugor tesco from Penang world city without goin through the main road by bicycle or motorbike? By the way, the light commercial shops are not for sale to public. IJM will lease out only. They control the tenants. Like mid valley.

Zoomone. Yes. I got o know this since last year or beginning this year which I mentioned they will built the convention centre first. You can also check out my previous post in this page. They will start to built convention centre which is on the sea. It looks like an oval shape. I guess the reason why they decided to built the convention centre first is to attract more crowd to the area to boost the demand. Oh ya. I got to know that there is so far two 4 or 5 stars hotels confirmed will occupy the phase 2 commercial area. However he did not reveal which company it is. Oh ya. Since you are planning to get the ground floor unit in collection 2 the maintenance fees is 42 cents per sqft for your house built up area and 10cents per sqft for the accessories parcel like the deck and garden.

It 40 cents for maintenance fee and 2 cents for sinking fund. Yes. The garden unit is paying more maintenance fee compare to the same unit but without the garden. For example my built up area is 1367sqft with 454sqft garden+deck. It will be 1367sqft x 42 cents + 454sqft x 10 cents. You can't see block G unless you enter into the construction area but I can see it from Penang bridge as I was traveling back to pg from mainland. If not mistaken it is now on 4th floor. Block F & G are progressing slower than the rest of the blocks mainly because most of the blocks are constructed on the sea. The rest of the blocks have reached the top most floor. Confirmed the studio unit on block G are fully sold during launching. Not sure bout the bigger units in block G for bumi units but you can check with IJM. Buyers snapped up all the studio units during launching especially at block G due to better view and privacy. The per sqft for block G studio units are higher Han the one at block C facing light linear.

Frogprince. I don't think so it should be 10% out of the maintenance fee. Right now where I'm staying which is also IJM project the sinking fund is 2 cents too. Not 10% out of the maintenance fees. The maintenance fee + sinking fund for my unit is approximately RM620 per month. You can use above formula to calculate. Those bigger units maintenance fees may reach 1k+ per month. But if you look at he entire collections there are really a lot to maintain. Look at the amount of plants over there + pools. This is why the maintenance fees are so high.

I have a chance to look inside of collection 1 today. I can see very good quality end product there. They put in wood frame front door and it look class and nice. They put in premium quality 2x2 tile on the living room's floor. They put in quality parquet wood floor and apply good workmanship there. They use Panasonic air condition units in the bed room and living room. They tile the wall of every bath rooms. They skim coat the wall and it really look flat and nice. All I can say is that; they (IJM) really put in a good end products here. I am very happy for those collection 1 purchaser.

Hi. No more non bumi units.sold out.bumi units estimate to release in may. IJM will send invitation out when launching. I foresee the waiting list will be long. My wife colleaque who is a bumi intend to buy the bumi unit too in april/may before release. For studio units all sold out even the bumi units. the bumi units are the bigger units for sale. I do know few bumi units are selling at 840k+ for the 1367 sqft. Better buy compare to linear which is selling around that price. The OC for collection 2 should be in Jan 2014 the latest. Cant wait to move in..which unit are u interested in?

Unfortunately I dont have the launching price for 5th floor however you can use 3rd floor as benchmark.3rd floor launching price was 810k. Looks like they have hiked up quite alot since then. To be honest when I bought my unit all the 1367sqft units with 454sqft gardens were fully soldexcept my unit. So far I've not heard of anyone letting go their units. I dont think people are willing to let go at this moment as they prefer to wait for OC n see how much it has appreciated. OC should be in Jan 2014 the latest. Less than 1 year to go. In my opinion collection 2 is a worth buy compare to the rest because of the design closer to sea. I think you should try buying the bumi units once released. Of course price will hit close to a million by then.

Normally IJM Land price their Bumi release lots at least 30% higher from the launching price. In this case The Light Collection II type B, which initially priced at ~800k, will easily fetch >700psf, or ~1mil and above. Is this a reasonable price tag? When comparing to Penang World City it definitely is. All units come semi-furnished, low dense, green certified, at least 2 car parks, luxury facilities, and commercial portion already started.

Thanks steve. We can use as benchmark when they release bumi units.those units with garden comes with 3 carparks.collection 1 and 2 dont have DIBS. Collection 3 comes with DIBS. I personally feel that The light is a better buy than penang world city. If JT estimation is correct I dont think the bumi release for 1367sqft is a good buy anymore unless you really like it n for own stay.

Has any body got any idea when we can expect OC? I asked a few IJM staffs and the answer varies, ranges from mid 2014 to end of 2013. I cannot wait to see it completed as I think it will one of the best contemporary luxury living in Penang.

If not mistaken, S&P stamped on Feb'2011 so this case the expected o.c will be early 2014. Base on track record of IJM, they never delayed their delivery and in most cases they actually delivered earlier.

JT. You are right. SnP was signed on 21 Feb. they I expec them to OC by Dec or early Jan so that I can move in just in time for CNY.haha. I'm a bit worried on the overall progress of collection 2 because it looks like they have lots for block g and f. The past few days they have been working at night too maybe because they are rushing for time.

Penang Fan. I look fwd to it too..getting more and more excited as time goes by.

Yes tyh!, I cannot wait to move in. I have been to the newly completed Light Linear and Light Point. The finishes is quite good but IJM can be a bit short sighted. The Serenity Lounge for the light linear is so noisy from the highway traffic so it is hardly serene unless they double glazed the lounge. As for the Light Point. The Sky Lounge looks like a 5 star hotel lobby but again it is open air. It would be nice to have some weather proofing and air conditioning or even ceiling fan in time when the weather is hot with no sea breeze or worst thunder storm.

I had approached IJM and question them why hadn't they provided a build in Microwave or better a steam oven. They build the kitchen cabinet with hood, gas stove top and oven only. I am asking them to include a build in Microwave so I do not need to get a carpenter later to saw open a hole in the new cabinet so I can install a microwave or steam oven.

I actually told them that I will be happy to pay them extra for the Microwave build in as a whole package. Beside a design space for dishwasher installation will be nice. This is a must for modern living.

I hope more owners like me will voice this out so IJM will listen.

With all due respect, it is unlikely IJM will customized to individual unit at owner's liking. Even for a small kitchen customization. Simply because they are not small company and no one is willing to override the so called SOP.

However, everything is possible, there is no harm trying right?

I have a friend willing to purchase LC2 for his own stay, are they all sold out?

I wasn't requesting for customizing just my unit only. I am hoping more owners will request IJM to provide a build in microwave or at least provide a removable panel/door for the possibility of introducing such if one should so desire later. A microwave/steam oven is very desirable in all modern kitchen.

This should be applicable as a standard feature throughout every unit in the future- kitchen interior design.

Hi..I highly doubt IJM will change their plan even if more owners raise this concern to them.by now the kitvhen cabinets for collection 2 should be work in progress by the carpenter. I guess we just have to plan how n where we r going to place the microwave next time. Anyone has any photos to share how the kitchen looks like for light point or collection 1?

Haha, that's the problem with condos that come with fitted kitchen. You won't get exactly what you want most of the time, and the worst is, everyone gets the same kitchen in the whole building!!

i think the light point kitchen is nice, signature kitchen is a luxury brand with simple and quality design, just that i hope it is electric hob, i am fine with all units with same design as long as it is nice.

I don't see any built in oven for the light point. Noted there is a gas stove/hob for wet kitchen and what looks like electric stove for the dry kitchen. Can someone verify if that is a electric or induction stove in the dry kitchen?

I like the counter top which allow for a breakfast area with high stools.

I hope IJM will provide an additional build in Microwave above the build in oven. That will be perfect.

Im expecting the kitchen to be better than this. Not enough built in cabinet I feel. I like the open bar concept where I can take a quick meal. In a way there is also an advantage of having this simple kitchen so that I can plan my own decoration to the kitchen. How do we know it is from signature kitchen?

My other condo was done by signature and I wasn't impressed. I was sold by the show units they have in Gurney Plaza but the Penang Designer was not that good. After several revisions I asked who did the show units and was then told that it was done by their K.L. Designer not Pg Designers. So I insisted that my kitchen drawing be reviewed and revised by the KL Designer. Only then it was acceptable.

They are expensive and they demanded a 90% payment before they even start the construction.

They made several mistakes and I have to live with it. I wasn't too happy with the final result.

They said you get what you pay for. In this case it didn't apply. I pay but got lousy jobs.

I will not use Signature Design again for sure.

I couldn't agree with you more. Sig Kit sucks! In fact, most kitchen shops in Penang suck! The designers lack creativity and taste, they are only interested in over charging you with all those unnecessary design that will look cheap and ugly after the whole thing is being built....:)

Type b facing pool ground floor all sold out.no bumi units on the ground floor. If u r fine with 1st floor there is 1 unit above me. Bumi units n target selling price around 900k plus.ijm staff told me. Bumi release around july now. If u can buy directly from developer will be cheaper.

I managed to go inside collection 2 few times. They have installed the water heaters, floor board, air cond n etc.built in kitchen not yet.the tiles they used are Ferruni brand. The lift have 2 sided doors which means the door opens based on which unit u stay. Like the lift in ikea.they have started building the swimming pool at block D.

I was able to check in on the studio unit last night. One of the unit already have the kitchen cabinet up. I can say it is very nice. It has built in oven (I think is electric) nice solid surface on the top. I open one of the drawer and I can say good quality products apply here. Although it is dark in there but you can see that it is built like a 5 stars hotel's suite.

Light Collection 1 also provide build in kitchen with oven, induction cooker, gas stove. All units has 4 air-con and 3 heaters.

I heard that the price for LC1 condo is about RM1.3M and water villa is RM3.4M above.

Based on my snp stamping IJM should handover the key to us by early march 2014. Aircond is panasonic brand with inverter, vacuum is electrolux n water heater is hybrid cabt remember the brand but I googled before n it cost 1.5k per unit.

Hi. Unfortunately I dont have much info on the commercial launching but the whole piece of phase 2 commercial land have been fully reclaimed. They are building the retaining walls. Partially completed. Oh ya. For those collection 2 owners if you look at your snp the actual units of aircond installed for your units are more than what is stated in the snp. E.g type b1 it should come with 3 units but I went to cjeck my unit it has 5 airconds instead.

The 5 air-cons are placed where? Is it 2 bedrooms, study 1 each and 2 in living/dinning area? The living area is huge so you may need 2 air-con to be efficient. What about the C units? Has it got 6 air-con? As it has 3 bedrooms.

Yes. You're right. All bedrooms and study room have 1 uniy of aircond. 1 each for living and dining area. All bedrooms n study room came with wooden flooring and kitchen are using 2 x 2 tiles. The brand is Feruni. The toiley bowl brand is Toto. The lift is unique. Both sides are accessible. Like the one in ikea. It has panel buttons for disable people to press too. I like the idea the lift doors can open at both sides. More privacy. All the doors are using lever rather than round shape door knobs. The deck floors are not using real woods. Not sure what it made of but it looks like wood to me. The car park lots are painted with grey color with yellow lining. Looks like the one on 1st avenue except it is grey color instead of green. The kitchen cabinet are are white in color except the bottom doors are brown. Too bad my unit hasnt install the cooking hood and hub and oven yet so cant comment on the brand yet. Today my unit just planted some plants in front of my deck and garden. So happy to see it.

Haha. Ya. Thats my unit. I went in couple of times. Last time I went in was earlier this month.soon they will lock up my unit like the studio unit after they complete installing the kitchen. Block C are quite complete n D almost there. next time I go in I become tour guide. Haha. I went to the lanscape garden too facing collection 1. Not bad. One place I never see is the infinity pool at block E and F.

As for me I didnt really go inside but I went to LC1 and took some photos of the fishbone - dropoff area. Also went to the newly built light promenade and see the pontoon from there. Very nice view from the promenade. Ponton is blueish in color. Maybe I will send some photos for u to have a look.

Penang Fan, I doubt it. Maybe in Jan or Feb but i think they will make it like LC1, maintenance fee free for few months but they handover the keys first and slowly touchup the things that have not yet been done.

I checked my SNP. It was signed on 15th Jan 2011. They should deliver before Jan 15th 2014 or face a fine right? I doubt IJM will not deliver before then. They have a good track record for handing over.

Based on my observation getting OC or key by Dec is definitely out of question. Quite alot needs to be done. My prediction is march. Signed is january but the 3 years actually starts from the stamping. Try look at your SnP again when it was stamped. Mine is March. Urs should be very close to mine. Maybe few days difference. Jase nemo, nice photo u shared. How did u get there by boat? Shud ask me along......

Hmmm. Mine perhaps was stamped later..so if we get key in march u get paid penalty from ijm where else mine dont have. Wasted.. sigh..the promenade u mentioned is the commercial phase right? I have a feeling that LC2 wont get key by dec for sure. Quite alot still not completed. Maybe this is the 1st project IJM ever missed the dateline. Haha.

Jan 15th 2014 is the dateline as the 1st 100 buyers in line during soft sale launch date for Collection II.

The penalty is 10% per annum of purchase price pro-rata on a daily basis from expiry date of delivery. So If property is a million. It will be about 277 a day to be paid by the vendor. It's 8,333 a month for each million dollar unit. Enough to buy a nice 55" LED 3D HDTV.

It is stipulated in clause 25-1, Pg 11. I bet from now on IJM will be working 24 hrs. to beat the dateline for delivery.

I was one of the 1st 100 buyers too. My queue number was 42 or 62. Cant remember exactly. I dont mind it gets delayed then. Haha. But honestly I doubt we can get the key in january. The main reason why it is behind schedule was because the initial contractor hired by IJM to do piling on the sea suddenly pulled out. The IJM open tender back. So the delay was about 6 months before the piling on the sea started. Once I get the key I will be super excited. Does anyone of you here owns block d garden unit on the ground floor facing pool?

Yes. IJM decided to remove the chicken fence along the road facing Light Linear and replace with concrete wall same as LC1..just taken out today..today I received letter from IJM realeasing another 10% for the road n drainage serving the parcel. Next 10% would be completion of internal and external interior.. getting closer now. Wohoo

Once the Certificate of Occupancy is received by your developer, they will advise all Buyers (using Registered mail) that the units are ready for delivery of vacant possession. Buyers will normally be asked to make an appointment for an initial joint inspection of the property with the developer's rep. The appointments would likely be assigned on a first-come-first-served basis, so the whole hand-over process could take several weeks, depending on on the total nr. of units, the nr. of staff available & the availability of Buyers. As far as I know, there is no legal time limit for the handover as many Buyers are either overseas or too busy. However, you can expect your developer to advise you that vacant possession is deemed to have taken place two weeks after delivery of their notice of vacant possession -  this governs the 18-month Defect Liability Period.The initial physical inspection could take as little or as much time as you like, depending on how fussy you are & the quality of the finishing. 30 minutes to 2 hours should cover most situations, at the end of which you have to sign a form listing the  defects you would like the developer to rectify. You can choose to accept all the keys or leave a set with the developer to allow access for rectification of the listed defects. My advice is to return ALL the keys & not accept vacant possession until you are reasonably satisfied, unless you need the accommodation urgently. In the nutshell, your reno can only commence after all the above completed.
