hi today i have just signed for snp. the office was so crowded with ppl during this saturday. but eventually able to get my appointment done in 2 hour. share with you guys on the info which i have, been told of my bought carpark location which is at 5th floor and quite near to the lift of tower G. and another side-by-side carpark location is unknown until OC obtained. most probably will be 5th floor oso. one thing to note, as i have been told by the lawyer, the 3 yrs commencement till completion is expected to start from the date of stamping, which is early of next year. and developer confirmed and decided to have tiles along corridors.
me too... my B2B car park is at the very end of i-tower while my unit is in G-tower... need to walk very far lor... please include me if there is appeal... i just know that i am one of the early bird while i know there are buyers later than me getting a better location of car park than me... even getting the 4th floor one while i am at the 5th...

even we have sign the snp...but from the snp they didnot putting down the date...so if they going to stamping on next year we also cant do anything(check with friend lawyer)...:( that mean they still can delay even we had sign snp...
no rules to protect us... only protect developer... we all so ko lian...!!!

well.. i can give you 102% assurance that they won't go for snp stamping so soon.. they will defer around 1 year or so...
yeah, as i have been told they din stamp it 1st is because they still need to check each of the snp document so that no mismatch once sent to stamp.

Haven't receive any "rebate" yet. After postponing since March, they said it will definitely be by end of Apr.
Guys, don't be surprise when you receive RM11xxx instead of RM13xxx. Cause its not genuine rebate!! We are borrowing more from bank, and GSV is merely passing back our monies, minus the 3 years advance interest which GSV will help us pay mthly.
And they dare to call this rebate!
there are a few things in my mind.
1-GSV never mention to purchaser about "excess interest" before.
2-GSV never explain to purchaser in detail about the calculation of excess interest. RM13000 rebate but need to pay RM1500+ interest.
3-GSV deduct 36months interest up front from purchaser by force, no option given. On the other hand, GSV will pay to the bank in progressive method.
I wish to get your opinion in this matter. I personally feel this is unfair to purchaser and will pending to sign the authorize letter.
I already knew this is going to be their trick, when Elite started to refund "rebate" net off interest. After all, Seal and GSV are adik beradik companies.
I wish to do a simple survey with all the tgt buyers. Have you signed the authorize letter and agree to pay the interests up front?

For rest, pls read your supplement agreement, it is mentioning very clear that exact amout of rebate will b issued. Loan interest deduction is not making sense. We shud all file the complain to the developer or even the lawyer, this is our right regardless the result.

Purchaser Financier shall be refunded within fourteen(14)days upon the vendor's receipt of the first draw down of the loan/financing.

I have met with the head of complaint department at CAP and this is the first case they see such rebate case. They have go thru all the ducument and see what they can help. This is no gurantee to get back the full rebate money, but i believe more complaint will help the things solve faster.

Having homes near house of worships is highly undesirable. The worst is Mosque which blast out call for prayers, guaranteed min. 5 times a day sometimes even more on special occasion. The 6am morning call is the most annoying as the noise will even wake even the dead.
The Chinese temples isn't much better with the smelly cancer causing incense, noise of fire crackers, chantings and gongs. All house of worships may it be a church, mosque, temple will contribute to noises, traffic jam and parking problems.
Yes, value of such properties does go south or make less attractive for resale.
So buying a property to be your ideal home can be very tricky in Malaysia. Count your blessings if your home is void of nearing any house of worship.
Pls have some respect on places of worship be it mosque, temple or church... Why so Bo Ka Si... Your parent didn't teach you manners?
CK open your brain please. I am not being disrespectful. It is a fact that living near any house of worship is undesirable. You can choose to live near one or even a funeral home since you want to be respectful but the resale value of such properties will not be good. It's your choice and money. I said it purely economics nothing disrespectful here. Get it?

Dear all early bird, pls double check with developer how will they calculate the interest subsidy upon OC obtained. As far as I know, it is not based on progressively payment. You had to pay full interest of excess loan from day one. I had made complaint but the officers try to persuade me that I'm the only voice. Pls show our voice...else u wont get full rebate or nearly full rebate.
