What Tan said is correct. A lot of drop off from first block. As usual, developer would not release the units for fear that subsequent tower cannot sell! Same goes with Elit Bayan, 2nd block not doing well. Sources informed only 50% take-up, true? Anyone can confirm this?

If compare Elite, TGT and The One, I think Elite is superior, with Jusco moving in, the overall project seems to be 'class' a bit. The rest no hope... Agree with boLanliap, beside Gurney Plaza (& Qbay), no other commercial space in Penang is maintaining well, eventhough Time Square which is yet to complete fully, you can start to see the 'Prangin Mall Komtar' or pasar malam standard. It is not a surprise kopitiam, mamak stall, ice kacang stall open there.

OK, now look at TGT, i would expect to see mamak stall with football live show, kopitiam, kedai tyre, Internet Cafe, banks, mini market and etc open up their shop there. Yes, no doubt, very convenient, but you will need to share the same space, same 'entrace' and join the crowd (residents from Relau Flats & Apartment "Metropolitan"). For me, it's just simply not an ideal living space, if it is apartment or flat standard, well, fair enough.

The redevelopment of PISA is a very good news to TGT. Developers/MPPP will take care of the traffic flow. The Jalan Mahsuri junction beside PISA will be connected to the T-junction where TGT is located; construction to be completed in 1/2 year.

I just booked a D2 type, G tower yesterday. RM265psf, 2nd car park 20K.

M tower will be sell at RM288psf, but free 2 car park. If there will be early bird rebate during M tower launching after CNY, probably the price is still cheaper than current G tower.

By the way, the sales told me that yesterday was the last day for G tower sales. No booking allowed there after. Don't know how true is it. This force me to make quick decision to place the booking.

Anyway, not expecting huge appreciation for this project in near future like D'Piazza (~50% appricaition), but 5 years later, I expect to see many people will look differently on this project, especially after the road widen to 6 lanes.

I don't expect the commercial lots will do well, but I do expect the residential lots itself will do well by itself.

Swee Yean, I am not too sure about this. I just commented based on the final selling price. Need to take notes of below:

1. I calculate based on the smallest unit of M tower (smaller than my D2). Not sure is there any bigger unit. From the fllor plan, all unit looked alike.
2. Every 1 level increament of 2K for M tower.
3. Depend on whether there will be any early birds package and how much rebate.

Currently there is construction opposite Jalan Mahsuri T-junction beside PISA. Staff from koperasi told me it is to connect the road to Relau T-junction. You may go to the construction site and ask worker there.

Anyway, the MRT and The Great KL will not cause the steel price hike up. This should be caused by the developement in China and India.

Without the approval how can a developer sign the SnP where it will activating the clock for deliver the project in three years. Make sense? I agree with Swee Yean. I think GIM keeps on delay the S & P might be due to the A13 Planning Approval is not approved yet. Besides the A13, the B1 Building Plan is submitted on 26 Oct 2010 and till now already 95 days and still in process stage. if you look at Bayan City Elite height, the B1 Building Plan is submitted on 24 May 2010 and approved on 2 Nov 2010 and total it took 161 days. Considering GIM is going to take 160 days, it will take till April 2011 to get approval. If this is the case, the purchaser RM5K deposit will be hold till April 2011 only sign S & P

Whatever the reason is, there is no reason for the developer to sign the S&P before sold off most of the M tower, which to be launched after CNY. Therefore, I am actually no hurry in looking for bank loan at this moment, and waiting for better package than BLR-2.3%.
If more ppl withdraw better as thay can sell at 288psf together with M Tower.
For the first batch buyers, be prepare that the project will took about 5 yrs from the time you q-up for booking until OC obtained. This is normal. Even D'Piazza took ~3.5 yrs, which is the fastest per my knowledge.

If you missed buying the `plastic seat' for 4-figures, you'll have to fork out an additional 13k for the 2nd parking lot (for those not the 1st 80 potential buyers)

I think people still mind on 13th/14th floor and afternoon sun (which is no so good in feng shui too). Pool view of M-tower is not preference this time, as it is facing afternoon sun, and yet need to pay extra RM2k compared to garden view.

i am not sure how is the financial for this company (GIM) as i saw that their landed property build (oasis residence in relau beside sp setia projects) are terrible slow!!! take more than half year just to clear their land!! you can go there and have a look.

In the beginning i would like to purcahse this condo. after seeing so long queue (desperate owner wait since 1 day ahead ) + no unit#10 (corner unit)+no free car park that I want, I already give up.

This is the cheapest among other Condo that i have seen. But if you have $$, better buy Meriden residence with very nice layout and low density!! beside the developer are also reliable since they are the subcon for IJM.

this is just my thought!!!

The so called 50% sold of Meridien Residence is made by insiders. The response on 1st day launching is very bad, I estimated not more than 5 units are booked on that day.

Up to now, TGT is the best deal with RM288 psf, with not so bad location and facility, that's why all sold out in 2 days (not to mention duplex/penthouse).
Meridien is high end condo, although not very large in sf, but the design with semi-D concept, open corridor and magnificent view can be the best option for living, the price ~RM500k for intermediate floor/unit also reasonable in current market, but in term of location, it is not so good. I was getting excited when visit their office/showhouse during CNY, and then i went to the actual site to look at it's environment, it's just ~opposite SP Setia clubhouse, but it is also very near to appartments/high dense flats, with that, i gave up.
Beside Meridien, Pavillon is another comparable option to look for, the location is quite OK, although Pavillon is located in Teluk Kumbar, but it is very 'outside' and near to the airport.
Anyway, i don't have $$, so i go for TGT.

AJ: I don't think it's correct to say that all those who queued up are desperate owners. For me, by queueing up for 13 hours, I'm able to save 13k. This translates to earning 1k for each hour of effort. Returns are much more compared to those who queue up for days just to get the latest gadgets (i.e. iPhone)..

Just to put it into perspective, RM 1k per hour is equivalent to earning RM 170k per month..

I was also interested in Meridien initially, but after their price increased by RM 100k within a year (when asked during property fair, I was told that estimated price would start from RM 380k, but it's now RM 480k), I decided that it wasn't worth it..

My 2 cents..

Per my understanding.

As far as TGT buyer policy is concern, no one are allow to transfer the unit he/she had booked. If the buyer decided to let goes the unit will goes back to developer and you require buy from developer.

few months ago, i called ask them why website is blank (not even have contact number, email, etc), they said in progress to bring in new content, so temporarily down, and said soon will will up, but no exact date.

i think during M-tower launch, they bring it up a while(gim.com.my), with same content, no new update at all. But now make it down again. Dunno what GIM is thinking?!!

I think all buyers let developer earn interest from the 5K deposit that they have invested since almost 1 year.

Last property fair saw that a lots of people pull out from I tower causing lots of available units and the developer still keep on increasing the price to RM298sqft.

It is bad if you purchase to stay if it is delay. For investor perspective, it is better if the project is delayed(not cancelled).

Heard the extra carpark is now 28K. 40% up from initial 20k.
Regarding TGT building model, i saw the south wall of block G is plain with nothing. Windows on this wall will make whole building looks more classy, better design and higher value.

ppl alwiz concern about price/sqft to know whether they already have paper gain/loss based on latest market driving. that served as good reference which ought to be taken into considerations. for this project, everyone is asking the snp signing date previously due to the pending status of construction landing zones.once snp is laid, required info should be stated explicitly within the documents.in the meantime, i have few frens who have already seek for subsale for tgt from my fren who bot them earlier and offered more than 50k than previous price to be transacted.

Not sure there will be 10% up until OC. At 400/ft, hardly get any subsale buyer for that location. Unless the road link up the T-junction with PISA T-junction came true.

Is the road widening to 6 lanes still in progress?

With current progress, the earliest OC should be end of 2014. What a delay!

i just went to the office to get some updates...

1) I tower to start signing SnP on the 23rd June 2011.

2) G tower estimate by august to sign SnP, not confirmed yet...

3) Now doing the drainage at site and once done will start piling, they mentioned by mid of June to start piling but now still have not start. Weird thing is that who is doing the piling, the construction company still unknown and yet want to start piling by mid June which is now...

4) SnP stamping estimated by end of august.

Let's see how this project will proceed as mentioned date or delay again.

Project delay is very comment. Even projects in our company also always delay. That's why when i get a unit there, I don't even want to look at their completion date. Add on 1~2 yrs sounds more logical.

Since the S&P delay, not sure if we can get a new bank loan interest rate. Anyone got any idea?

I also booked a unit of M Tower.. I just got called yesterday.. Apparently, they didn't receive my offer letter from the bank, so they couldn't process my S&P.. Thus, they said will try to have me sign the S&P next month..

I received news that I-Tower buyers already sign S&P but i bought I-Tower and i have not received any news / letter or anything from developer. Call and they told me Bank Offer Letter just received, and will process S&P soon. I called up bank and they told me Offer Letter already submitted months ago. What the heck??!! Buyers needs to be careful and follow-up on these issue as the management doesn't seems to be organize.

currently i stay at Desa Golf condo... corridor is with tiles 1X1... when i bought is just about 200K last few year... but Golden triangle is ~350K and above...how come can it just cements only!!! look like flat/apartment house... some of the apartment also with tiles on corridor... or they want to reduce cost??!!
