i went to the construction site. Here's my opinion:-
1) feels so far far away as i'm from island
2) got too many flies around, is a real problem for me
3) got faulty smell, dont know what smell is that
4) nice design and space, love it
5) love the concept of gated with swimming pool
6) there were documents on the wall comparing the prices of different projects such as BM Utama. Thought it's meaningless since they are 2 different areas
7) price is a bit expensive if compared to the houses at that area
8) very nice landscape and environment, but i guess if the faulty smell is there too often, cant enjoy outdoor too :(

What the heck!!! Cant even move a light switch!!!! I requested that they move the 2nd floor fuse box location to the other side of the door. But what they say is NO, big problem. No more discussion, slam the door at my face. What is the issue? OC fail due to the location of the fuse box?!?! Or a light switch? Bloody hell. What kind of developer is this. Told me it is my problem coz I am the one that buy the house. Yeah, it is my problem alright, I shouldn't have choose Tambun Indah developed property. I am sorry I messed up!!!!

Hey Albert! Is your problems referring to Semi-D unit? I noticed the same problem when i seen the show house. I general you can't find courteous staff from Tambun Indah, i felt that May Chan's staff was better responsive based on my experiences. By normally, developer will not entertain any alteration during construction unless you have very "good" relation with the sub-contractor. If you really want to do it now you shall look for the sub-con if not i advice you to wait after OC issued. Any way i am sorry to hear that you had so bad discussion with Tambun Indah.

The problem lies with you, do you know how many wires are there behind the fuse box? Do you think its really an easy job? "Just move the box location, what's the big deal" <---extreme sign of ignorance..

Why don't you propose yourself as the supervisor of construction, that's better than ranting here for some lame reasons.

Or even better, go buy a vacant land, you may fully customize 100%, right down to the cement/sand mixture..

Er.... right Cari. I didn't ask them to move a pre-installed fuse box (fuse box is not up yet). Just that they install the fuse box 1.5m away from the current location. How is the number of wires comes into the equation, they are going to route the wire anyway, just that they will need 2m longer wires when they install the fuse box. I just say, put them on the right side of the door instead of the left side. Where's the ignorant part? And also move a switch, what's the issue of moving a single switch onto the other side of the door? Just install the fusebox and a light switch at a slightly different location.

Anyway, Tambun Indah is like that now. What to do? In their history, they have never treated their customer like that. Giving me second thought about this developer now. They used to be really good and nice and customer first. Don't know what happen to them nowadays. Too much profit already I suppose.

I also checked with the SA and they told me the latest is by mid-2012. Also the clubhouse facilities will be completed before next new year (I forgot to ask if it's Gregorian or lunar calendar :P).

However, to play safe, what they promised us is as stated in the S&P, i.e. end of 2012.

It's not totally wrong to say that S Ampat is a "ghost town" at the moment. However, things will change in the future. BM town is expanding and the only direction for it to go is south & southwest. That means Juru, Spg Ampat & Batu Kawan.

This area is hard to get value appreciation due to so many houses being built, proposal is about 9k mix type houses. Suitable for own stay only, low rental income and resale value. Disadvantages is near to chicken and pig farms, especially rainy season, will be very smelly. During the flies season, your house will be surrounded by flies, many many. No flood problems as the issue has been solved. I'm existing resident.

I went over to the site again last week, the smell is really bad!! Kinda dissappointed with my purchased there. I didn't actually look into the smell as many of my friends staying nearby and didn't hear any complaint from them. :(

hi Keat Yao , to make long story short, let's said if you already signed your sale and purchase agreement and few months later on the developer came back to you and said they cannot deliver the land area (prior size : 3000sf, Now :2000sf) as what has been stated inside the agreement,worst of all,the developer just compensated you a little bit,if you are the buyer,what can you do to solve this matter??

Hi Albert, I wasn't able to get confirmation from the developer that the chicken farm will move after OC obtained. From my understanding owners of the broiler farm refuse to sell the land because too many co-owners are involved. I believe it's an old family business and things are always complicated in such situation.

The developer would try to resolve this problem, but they can't give me any promise. Anyway, since the flies issue is seasonal, I'm still confident that I made a good choice to purchase a house here. :)

Btw law yer, are u merely advertising or are you insinuating that the developer of pearl garden doesn't adhere to the land size of S&P?

Hi Law Yer, I am also the semi-D owner.
Are you sure you really have to file class action to claim the missing sf? Do you know how much you have to pay and do you aware that Schedule-H of HDA (amended in 2002 with major revamp) allowed +/-3% tolerance? Please refer to Schedule-H item 11 at URL: http://www.hba.org.my/articles/lawyers/2002/amendments_sched_H.htm.

I would suggest those owners who are facing reduced area of parcel (land) deal with the developer directly first. The developer has quick a good reputation in Penang with so many good projects completed already. BTW, it is your choice and please be prepare to spend lots of $$ and time (say 3 to 5 years) if you wish to file class action rather than go to Tribunal court which is FOC as the last resort. I personally don't encourage this to happen if you are genuine to be part of the Pearl Garden community, rather bring the issue to a discussion table, the developer is not that difficult to deal with.

Hi Keat Yao and Albert, since this project is on strata title due to gated and guarded, definitely it will be transferred into individual title after OC and it is part of the Housing Development Act under Schedule-H and it is compulsory to all developer. This developer has done the transfer for Palm Villa in very short time (1-year after OC if I am not mistaken) compare to many developers in Penang whose took up to 10-year after OC.

The value of semi-D in the island will be at least 1.3 to 1.5 million given the same land area and build up area with 14-feet ceiling height. I have at least 3 friends who has bought a unit with SPA signed.

BTW, Gated and Guarded community with Club House is the first in Simpang Empat and it definitely has its value as deterrent to thief and you can go to you in a piece of mind.

hi every1...i bought a DST in pearl garden beginning of this year...as every1 knows, there is a chicken farm near pearl garden...which causes so many flies around the housing area...b4 i bought the house, the developers told me tat the chicken farm will be removed away...recently, i went to the pearl garden office...n i asked them when will the farm be removed..and they told me that the farm will not be removed as they already know that i f bought a unit there...so i feel that i f been cheated in the beginning...so my advice to the new buyers and those who are interested to buy a unit at pearl garden or pearl villas, please make sure get a black and white document from the developers if they tell u that the farm will be removed away...the flies in tat area is extremely terible...

I am also worried with the problems arising from the chicken farm. So I checked with the developers before I signed the S&P, the sales person did tell me that the developer will try to buy that piece of land to remove the farm. However, they never promise me deal will be successful.

Recently, I found out that Tambun Indah has plan to expand the area around Pearl Garden (info from their IPO prospectus for listing on KLSE). I sent an email to HQ to find out if the plan includes the land of the farm.

Unfortunately, their reply was that the effort to purchase the land was unsuccessful because the owners refused to sell. Therefore I don't think the farm will be removed soon.

Anyhow, I never got a promise from Tambun Indah that this farm issue will be resolved. So I'm not so frustrated now, and already assume the worst situation.

Hopefully the future buyers can exert more pressure on the developer.

This.... is bad news, very bad news indeed. I, for one, am told that the chicken farm will be removed because one cannot have a chicken farm next to residential area, MPPP won't allow it. Hmm..... any suggestion what, we (who had already bought the house) can do to resolve this? Will complaints to MPPP helps?

Sometimes, sales people really sucks. Make a whole load of empty promises. Tambun Indah should provide a guideline for this. This reflects very badly on them. I am also told the same thing before I purchase my house coz, the flies are really bad (albeit seasonal). And the smell too. Man.... I am quite upset now.....

True, the sales person is irresponsible to make empty promise. They shouldn't misguide the buyers to believe that the chicken farm will be removed for sure.

The BTM Phase 7 residents, and the Boon Beng Primary School have been complaining about the flies all these years. The situation has improved, but still no one manages to remove the farm. So their statement about chicken farm can't be located near to housing area sounds unconvincing.

I managed to dig out some info on chicken farm requirement. Turns out it should only be 100ft (~30m) from residential area. On google maps, the chicken farm is situated next to Pear Garden DST (but not sure if that is a chicken farm) Can we use this as our basis of complaint? If not, anyone have further suggestion? If not the future truly looks bleak :(

Hi all, just asking about DST. I am a late buyer and now the cheapest price for DST is RM258,000. Just concerned about a few things before buying.
- future management fees. How much will it be? Will it be more than RM100/-?
- Jit Sin school. Is it really confirmed it will be build near Pearl Gardens? Has piling work/ construction work started on Jit Sin?
- Distance from 2nd Bridge. It is quite far from the entrance to Penang 2nd Bridge. Is there any plan to build a direct road from Pearl Gardens/ or around her vicinity to link up to the second link to cut down on travel time?
-Land encumbrance. Per the advertisement, the land is currently charged to MBB. Hopefully, this may not cause an issue when transferring the title to buyers.

My personal comments (no offence):
- Chicken farm. Hehehe. The sales girl is really slick and told me the flies are due to left over food from the construction site workers. The leftover food caused the flies to come and she never told me about anything about chicken farms.
- DST show house. Really impressed with it. The 4x bedrooms and living room is really spacious. I should say it is better than other projects offered by other developers.

- the management fee for DST is 70+; i can't remember the exact figure, and it depends on your land size. However, it won't exceed RM100 for sure. Semi-D standard unit one is RM90(maintenance) + RM9(sinking fund)

- jit sin branch is not officially confirmed, so the construction has not started. the latest news is that the board of directors has submitted the application to the MOE,
we have to keep the fingers crossed. The location is near to the Mountain View Golf Resort, which is about 10mins away.

- It seems that there are 2 roads leading to 2nd bridge, one extended from tambun toll, and another from the federal road near valdor. Either way, the distance will be slightly more than 10km from Pearl Garden.

- I think the land encumbrance wouldn't have effect on the transfer of title. From their previous projects, Tambun Indah is swift to get the title transferred.

Help this helps, please correct me if the info is wrong.

Btw, u can ask the sales girl what are those bumbung atap u can see from the DST show house if she chooses to be ignorant :)

I went to check the house progress today, and quite happy with it. I think they have no problem meeting the end-of-2011 dateline for phase 1 and 2.

Wow!!! chpang. Nice work. My gratitude to you. I was thinking of submitting complain to MPSP only after we got keys and the OC is passed.You know, it is pretty difficult for them to take the complain seriously when nobody is actually living in the premises. I am sure when the OC is passed, there will be a residential committee and we will deal with this issue collectively. I think we will have a better chances of success this way. But, yes, we should deal with this as a collective :) But I do hope chpang complain will be look into.

Looks like my complaint to MPSP did notice by the MPSP. I have received a called just now from MPSP asking about my complaint. From what i am being told is it's kind of impossible for MPSP to take action against the Broilers. There are total of about 6 chicken farms! etc etc ... What they are going to help is to talk to the developer to deal with the broilers.

So .. the question is whether or not tambun Indah developer going to buy the farm?

Hopefully, MPSP really take action and not just called for fun of asking. :)

Quite surprised with the prompt response from MPSP, but quite disappointed with their answer.

Anyway, I did send an email to the developer before to check with them about the broiler issue.

The main points they responded are:

1. Tambun Indah did want to purchase the land from the landowners but they refused to sell.

2. Tambun Indah will try to continue the negotiation with the landowners.

3. They hope the efforts of state authorities and NGO could resolve the problem.

I can see MPSP has improved a lot after the opposition rule the state. I have objected the assessment rate on my new semi-D just after OC-obtained and MPSP has given revised rate with close to 10% discount in less than 1 month. BTW, it is good for Tambun Indah to work with the land owner to settle the chicken farms issues before we group up as a team and write to MPSP head, CM office and the local state assembly representative (This way worked for DPiazza on F/B car park issue). Pearl Villa beside Pearl Garden from the same developer will be badly discounted in term of value if the chicken farm issue is not resolved. I will tell my friend the truth if he is interested to buy a bungalow unit at Pearl Villa.

Hi Snow-Angel,

To me, Simpang Ampat is a serene place, if u r looking for a place away from the hectic city traffic, Pearl Garden can be a good choice. As for the security, I believe it's the same everywhere, not so good not so bad, but the gated and guarded concept should promise extra safety to the residents.

Around Pearl Garden, there are wet markets, banks, primary and secondary schools. A bit further is the Tesco (5-10mins drive) and the Jit Sin High School Branch (pending MOE's approval).

There are some drawbacks of course, the main issue we have been discussing is the flies and foul smell originate from the broiler farm nearby. You may want to check with the developer about this issue.

Many have shared their views in this blog since the launch of the project. It's better you read them all first before making any decision :)

Any idea on the undevelop land bank that Tambun Indah own? Think that if the undevelop land bank is huge..it makes sense that developer could pu effort in dealing with this flies issue..

By the way.. from rough calculation, seems the project is not cheap. Empty land price for the Pearl Villa is about rm67/sf (DS-SD; corner unit) compare to BM Utama (RM50/sf) and BM Permai (RM60/ sf)

The developer is set to be listed on stock exchange soon as Tambun Indah Land Berhad. I came across their IPO prospectus before, there is plan to build a total of 2000 units houses around Pearl Garden till 2016. That should be about 5 times the size of Pearl Garden.

However, if not mistaken, they don't own any land around the area, but acquire them from Mutiara Goodyear, the developer of BTM. (I'm not very sure about this though)

Well..the whole tambun area already got flies d.. n the govt already provide the enzyme to the farm for them to wash etc. N when I asked how they goin to deal with it..she said that they have plans to buy up the farm..but if the owner do not want to sell it..they cant do anything as well..

Not sure about being an area prone to flood. To my knowledge (which is not saying much) simpang area experience flood problem some 10 years ago. I also remembered reading from previous comment that flood had only occur once in that area. So I won't be incline to say that Simpang Ampat is a flood prone area. I would say it is susceptible to flood, like all low land area. That's all. But it is a fly infested area, that I can definitely concur. I am stuck with the lies from Tambun Indah sales rep. Wish they would be more upfront :( about the situation instead of saying it will definitely be sorted. Replies I heard were:
a)Discussion to buy the chicken farm land is in an advance stage and will be a done deal soon (and this was in December last year).
b)Don't worry, the chicken farm will definitely be removed. MPSP will definitely revoke its license coz this is now a big residential area.

So there you go. Before I purchase I explained my worries and sales rep said otherwise. Now I am stuck with them. However, we can work as a community to force the issue with MPSP if Tambun Indah refuse to come good with their promises.

But all in all, I am still ok with my purchase. Concept looks good. Fingers crossed that TI can deliver their other promises.

Hi Snow-AngeL, buying a property worth hundreds of thousands is not the same as buying a cake or a laptop which you can simply trash or leave it aside when you are not happy with. My suggestion is to do some leg work, please visit the site yourself, particularly during heavy rain and to find out is there really 'flood' as mentioned in the blog here.

I myself has visited the sites at least 3 times during the heaviest rain in the past and I can't see any sign or potential of flooding.

FYI, I stay in mainland somewhere nearby Pearl garden for the past 20-year and the flood at Simpang Empat, Taman Merak and the vicinity has never come back since year 2001 after major fixes has been done.

So, I would suggest those not very sure and easily influenced by others about the flood issue, please visit the site especially during or after heavy rain to make sure you see it by yourself.

some purchasers heard from the SA that phase I will be ready around July next year. The last time I checked my unit few weeks ago, they were installing the plaster ceiling.... Everything seems smooth and construction is in full throttle. The club house facilities work has also started.

Don't think there will be an offer for the Tambun Indah customers; we still need to ballot for the share with the issue price of RM0.70.

You can find out their future plan for Pearl Garden there (page 97). There are plans to expand the Pearl Garden neighborhood till 2016, with several phases of Pearl Villas and Pearl Residence. This would add around 1500 units to the area surrounding Pearl Garden.

I sent an email few months back to TI asking if this expansion would include the land of the broiler farm, but unfortunately the answer is negative.

In page 80, it shows that the price for terrace house and semi-d appreciates by 8.70% and 10.95% respectively in 4 months. (This however I think owes to their own price manipulation :P)

Actually I was interested with this project when it first launch due to 2 major factor namely cheap price & G&G concept. Location wise it is not really bad but not the worst yet given the price. Then I survey with my Prai friend, found that they hardly interested in this project due to location (which I ok to me lah) and worst of all the flies/chicken farm smell issue. I was told that during lunch time u can see the uncountable flies go to your table. Hence I think that could be the reason why they push hard here in Penang Island with the thousands banners as most of us are unaware.
Bear in mind people in mainland too are very smart property investor and they know where the good investments are before it reach the island side.
Having say that I really don’t know even when the farm move whether the flies problem will still persist? Hopefully it will be solved soon before the residents move in.
Just my 2 cent view....

I was aware of the flies issue but it was not so bad when i visited the showunit and site...

and i know this issued will be overcomed as when the scheme is completed....as residence move in....pressure here and there

i was deciding on a unit over there.... the other side of penang.... as i have already purchased one last year on at island... batu maung area(prices here is sky rocket and going further up) When i was visiting my current house showunit, the area was full of insects...flying creatured all over as some friend discouraged me... but every unit was snapped up fast and now living here comfortably, and price has increased in this 18 month tremendously. Insect also hilang... i am also surprised.... not even bitten by a mosquito here.

So i am not afraid on the current fly issues over at Pearl Garden/Villa


Anyway, i guess for those interested, better grab it fast as many ppl are doing so.... yesterday itself i saw so many booking...
I am sure it wont last long before all are snapped.....

yes it is terrace, yes i agree distance almost the same, but i asked the mortgage officers from 6 banks which i have met and they mentioned alot working on island bought the property also.mostly from motorola, agilent, intel, jabil

not yet decide on the bank yet..their concept are almost similar actually, only difference are the interest, services included, T&C policy, bank charges only...some have 1 type package..either semi-flexi or flexi...some have both...but i have submitted my application...now just wait get approval and see which offer better lo...

mine is written free legal fees and free loan agreement legal fees

its not stated anything free on the stamp duty of the loan agreement...(which i suppose should be free)

but i did keep asking them and they said no need to pay anything except the MOT (transfer) charges after getting the keys


anyway have to read the s&p very carefully before signing it.... all terms must be stated clearly.

btw...how did you select your lot? it was not an easy task as we only have the lot no and no house no.......

the only way one can save interest is start paying the loan installments from the first release of loan instead of servicing the interest alone

i will go for conventional or islamic as its the same and also allowes withdrawal of access with notice given

Pearl Garden Phase I is almost completed, I checked out the semi-d units yesterday, the doors and windows are fitted, and the units are already locked. They are working on the drainage, sewage etc.

The club house and swimming pool are also completed, where they hold the pool party last weekend.

I just signed S&P for Pearl Villas Semi-D. I am mainland people and bought this house for staying not for investment. I found that many Pearl Villas owner is from Island which high potential is buying for investment but not for staying. I am really worry on this trend as today, many new condo or even landed garden in Island just empty after obtained OC. 20%-30% people really need house and move in, 70-80% of owner start stick "for sale" sign in their gate. This is bad!!!. I hope this scenario won't happened in Pearl Villas.

Initially, I don't believe investor will do that in Pearl Garden or Pearl Villas as it is far away from 2nd link and it is deep in Simpang Ampat. Currently I am staying in Simpang Ampat, I know Pearl Villas is too "ulu". But when I finding banker on my loan, I found that many banker told me their Pearl Villas customer most of them is from Island and seem like more of them is doing investment. Anyway, I will see the trend as well, worst come to worst, I will stay in my existing house :) if lesser ppl move in. I see many ppl complaint about smell, flies, actually this is normal in small town area. I already used to it, I can accept it and I not really feel bad :)

plot 192. I am not sure you guys aware of it or not. 1 thing make me more worry is the area being used to keep all the "water" from these 2 project is still not close with red soil yet. This area is actually for those unit facing North (~plot 166 - 15+) and South (~plot 185 - 198). The area look like a dam, until today, still there even though construction on some of the units in Pearl Villas already started. I already talked to my sale agent many times, when this area going to close down with red soil as it may take time to settle down. But he keep on saying not a problem, architect will only sign if meeting spec and they will put piling before build the base. However, I am not really trust on them. My existing house is allocating in soft soil area, some of the part really crack and still not stop yet as soil sinking donw is happened slowly, we never know when it will stop. I really scare my new house will same as my existing house in future. By the way, what is your plot No?

Loo, you got to prepare to face the flies and bad smell from the chicken farms. At certain time, you can't stay outside the house at all unless you can compromise with the smell and your house must be netted or closed all the time to avoid flies coming into your house. Other than this, this place should be a peaceful and relax place to stay. It seems that the farms have been there long time ago before any housing project and no way the land can be acquired by someone else as the farm lot is owned by multiple parties (about ten of them).

From past experience in another location, it took almost 1 to 2 years for the flies to disappear completely in the surounding area even the farm has been stopped operation. Those staying in Taman Sintar Indah in Nibong Tebal is really suffering now because of the chicken farm smell.

Ya, one reason why Tambun Indah was not successful in acquiring that piece of land is because too many co-owners involved.

Flies and smells problem has been mitigated compared to few years back. That was according to the residents of BTM and Boon Meng Primary School. But I think Hair is right that it is still bad at certain period of time.

Oswald, some people say ok but from my past random visits to the place, 2 out 3 times I could get the smell and quite obvious. Anyway constantly exposing to this smell is unhealthy, and the flies are very unhygience, you know what flies will carry from one place to another. You can check with your good friends or relatives staying there or the garden I mentioned in Nibong Tebal. You must be smart not to ask the sales office, of course the answer is ok as they are the seller and you are the one have to stay there. Even some of the residence there will tell you it is ok probably they are worry it will affect their property value if they tell you the truth or their noses have been immuned, you may ask those who are renting there. Alternatively you may do a research on the impact from google search on "chicken farm smell" or "poutry farm smell" or go there as often as possible at different times of the day to ascertain yourself, it is best that you survey and judge yourself.

Are the buyers got nose problems? Buyers buy because they think is worth to buy while smell is minor things.It can be solve. It just matter or time. Every new housing area sure start with raw land either plantation, agriculture or poultry. If build from plantation oil palm, u think no bad effects? Or build from agriculture, no bad effects? Ask yourself where u stay now.

In conclusion, everything sure got pro and con, is depend on customer needs and preferences. Let me ask you simple question, when you buy sport shoes, which brand you buy? NIKE, ADIDAS or PUMA. That is exactly the issue here. The fence should not only be decent, it should be good. I don't like this part of the fence. It looks cheap and stupid and defeat it's purposes as a gated community. One simple wire cutter and I am in. I am going to complain. All those who dislike the fence should go and complain. This is ridiculous.

Al,How to make the complaint?? Is should gather all the buyer to make the complaint? If just go to Pearl Villas make the complaint I think will be helpless.Previously, I take the brochure it writes in chinese word is 7' of wall.
Oswald, have you personally seen the quality of fence? I believe you will say what is the difference if have fence and without fence as seems not secure. I bought this house because I thought they will build the wall like Tmn Tambun Indah.

Since, they put a request to us cannot put awing and shade to maintain the housing appearance then, they should give us good quality thing.

If the developer promised 7' wall in their brochure , they should honour that. In English version however, it was termed "perimeter fencing". What a vague definition. Anyway, certainly wall is better than fence, and looks more elegant.

Very difficult to gather buyers to make a complaint now. Can only gather buyer when we set up a residence committee. I will be talking to Tambun Indah end of next month. Will try to talk to them though I don't think they will change their mind on this. But if enough of us go there and complain, they might change their mind. If not, we got to push this through our residence committee. I don't think there is much we can do :( Suggestions are welcome :)

I have been asked this question to the SA before. The explanation from the SA is, if using full concrete with 7 feet high, the air will not flow thru and make the housing area feel hot and uncomfortable. I accecpted this explanation as I feel this is true. Anyway, I have no concern on it as the SA told me they will put CCTV surrounding the housing area. Gated and Guarded doesn't mean 100% guaranteed your house won't get break. This is why, they set the price very high whenever the units is nearest to center or closest to the guard house :):):)

I got the real story from my frens who staying in gated and guarded housing area. There is a case where few houses get broken even the units is located in middle. Nobody know how it happened and everyone just blame the security guard didnt do their job well. At the end of the day, when security guard doing post mortem, open all the CCTV and found that only got normal car drive in and out that day. Security guard will never stop anyone who can drive in with access or so called touch n go card. That's only house's owner can have it. But after report police and do further investigation, they found that someone who come in rent a house and clon the card. Even though they give back the original card to the owner, but they still can come in next time with the clon card. This is really worry me as I am sure some of the owner will rent out their unit. So, I would suggest we need to come out so solid solution to prevent this happen.

With now this kind of fencing, make me worry further what kind of CCTV will put and where will put the surrounding area? Like residence who stay facing main road, the fencing is low and where will CCTV put???

To some it all up, I feel unhappy about the "cheap" fence. True, nothing is 100% safe and air flow will be an issue, but that doesn't gives Tambun Indah the right to install cheap fence. They create such a wonderful residential concept and spoilt it all with a cheap fence. I mean, come on.... even a 5 years old knows that the fence is not right for Pearl Garden.....

For the fencing I think the most important thing is whether ppl can cut it or climb over it easily. It seems like it is "not very difficult" to climb over it.

However, this perimeter fence is located at the main road, which should be quite a busy road in the future. Together with the CCTVs, ppl may not dare to climb over/cut the fence. Even though the side facing oil palm plantation is fenced with concrete wall, it is less secure than the steel fence, as no one there can see them climbing in.

I think it's good to have a clear visibility thru the fence from inside and outside. Besides feeling more fresh, ppl from outside can see the beautiful houses inside and in case anything eg break-in etc happening inside. If Pearl Villa also has this type of fence, then can see thru til PV.

Of course, fence with 50% concrete wall is nicer but it can also be climbed over easily. It may be harder to maintain and need painting regularly if not the fainted paint or vandalism or algae growing there may spoil the beauty of PG.

Complaint now will likely to be in vain at this stage. Be unhappy or angry are also useless as we are going to stay inside anyway, unless someone plan to sell their houses and move away.

Perhaps We can suggest to the management to plant something eg the plant with small red flower with honey inside (don't know the name) along the fence, which cover 50% of the fence's height. This will act like a wall when the plant is trimmed tidily.

Just my 2 cents.

I have asking the sales agent too. They also mention based on what you mention. I also asking what the gated will it be. Will it be something cheap quality like the current we saw + the old style with green color. SA said definately will not. Why we buy gated? First reason is we needed a secure environment compare with ungated. Else for what we choose the house and paid with that amount? Second, we wish to have our own internal privacy and outside not able view directly.But with current design, will we have privacy? Please think about it.

For pig smell,sa told us the developer is buying the pig farm and expand their project. It will be 99% success. End result, they failed and they telling me different topic story.

Talked to Tambun Indah Sales Assistance today and asked to be directed to Pearl Garden project manager, Ivan Chang. He informed me that there is 0% chances of changing the current fencing concept for Pearl Garden despite my repeated attempt to convince him otherwise. He advised us to form a committee to change them when they hand over us the key. Basically, he say we are screwed. They won't treat it as their problem anymore.

Any of you guys have any other idea on how to resolve this? I am thinking of using legal avenue to ask for compensation from Tambun Indah in the future when we as a committee change the horrible fences. Better idea is much appreciated. Basically, they are playing hardball now.

I am sure that, to more than 80% of the buyers, this whole concepts stinks. They (Tambun Indah) can act stupid as much as they like. They won't get away with this.

I am not sure why the employees of Tambun Indah are so stupid. If tambun indah fail, they will not have a job too. What's with spending a little bit more for the fence? I really can't understand the stupidity of this decision.

OC for Pearl Garden is expected to be in April-May.

Accordingly, Tambun Indah prefers to wait for all phases to be completed.

Anyone else has the updates?

The photos from the mypearlgarden.blogspot shows that all phases are almost completed, and drainage, sewerage and road are under construction.

Hopefully it won't have any delay.

Just to let everyone know: last week, when I went to the Tambun Indah showroom, the people there told me that the Straits International School would be built in Pearl City and that construction works was under way. Now, I just checked the Straits International School website and learnt that the school would be located near Jalan Tun Dr Awang, not Pearl City. What a shock!

I went to view one of the unit last week, overall i must say that I am disappointed with pearl garden. The interior workmanship is rough and poor, plenty of defects and certanly would need a long time to follow up with the developer to patch them up. I feel disgusted by the pool, the fish-pond alike design carry no taste in any architectual sense, the materials used such as the tiles are really the low class one. Overall it looks like a public pool built 20 years ago. Nothing impressive on the landscaping, just simply 2 children playground and some simple walking tracks and that's all. Its not hard to tell that the developer was trying to cut corner and save cost.
Luckily I am not fooled by the flyer and waited till today, this looks like a low class development and not worth to stay or invest at all.

I later went to the developer office to share my view, they claimed that pearl villa would be better. Lets see.

This Tambun Indah Sdn Bhd is a very disappointed story. I bought a unit there only this year. Before buying, they say so much sweet talk (meaning everything OK!)

Now the house got problem, first toilet pipe leaking water until whole ceiling and wall becomes dirty. Logging report and they took weeks to come put "some gum" only... i was like what!!! onli gum! this is not long lasting!

And the land is not even outside, it is collecting rain water. Their response is so slow and quite ignorance. I was expecting their service is good with the high price i pay at this (now) ulu place.

House quality is so poor and rough. Need a lot of touch up. Spend kinda much of money to make it a Home Sweet Home... Hope their Boss see this and do something. Or else with all proven bad quality of the house, i really hope new home buyer will need to see the house properly before pay any single cents to them!

hmm.. on my unit.. i dont have much problem.. just some minor defect and they settle it after wait for 2 weeks...and clean the whole house..i m surprise that they actually help to do cleaning and wash floor after fixed the defect..

the environment is good, at night people cycling and walking sembang around the taman and i like gated residential...also with pearl villa pearl residence, pearl indah the whole area looking alive.. i think pearl villa OC in this few month time..
