It is near to Glugor roundabout. I think traffic volume an d noise will be high. And it will be facing big tnb plant. Any pollution coming from tnb plant?

I think similar to any condominium project just launch, it will be 80%-90% sold during the first week of the launch. Penang property buyer really crazy rich.

yup.. targeted 20-25cts/sqft & only 2 lifts to service 12units/floor. Also just next to power plant (not sure if this is bad for ur health in the long term).

But other than the above, price/location seems like a good deal.

Lanai Seri Condo just in front of Bukit Dumbar Villa, another new townhouse. If there is a concern on power plant, the same goes to BDV's residents too. But I think the condo from the power plant still a distance away, should not cause a big problem.

The big TNB thermal power plant in front of this project is a big disadvantage. If you google "thermal power plant", you will see most plants will be located at ulu ulu place (I think due to pollution concern).

I am sure you have seen housing area that is very very near to high tension cables. Government still allow the housing area to be built although we all know it is bad for health.

Plus, it is not TNB sub-station, but a big TNB thermal power plant. Please consider carefully before you commit to it.

PS: However I think the project will sell like a hot cake when it is launched. Ha..

I observed one thing is that everytime I passed by this TNB powerplant, the chimney and exhaust pipes seems inactive..not sure whether this plant is actually using which technology for generating electricity :-(

The the pipes is working, from what i observe from my house at bayswater, normally TNB will let go the smoke at around 6pm and can see the hot air from far from the house oso. But i not sure how harmful is that.

** I was told by the staff that the project will launch on year end, better call up on November (off no : 04-6405588).
** The 1131 sq ft and the 1384 sq ft entitle for 2 car parks, but the 776 sq ft just entitle for 1 only ( you can buy the second car park - not more than rm25k).
** The maintenance fees is around rm0.20 - rm0.25 per sq ft.

It doesn't matter whether the smoke is released through the tall chimney or the exhaust pipe, You'll smell it when the wind is blowing towards your unit.

I went to MRCB sales office few days back and the project is pending for approval. Unfortunately I didn't ask her what kind of approval.

About the power plant, I have spoken to one of my engineer friend who works in TNB, according to him those thing come out from the chimney is not smoke, but steam. This is not confirmed and appreciate if you have time to clarify out.

Every project has it's +ve & -ve. It is up to own individual's taste & preferance. No project is perfect.
As for the TNB plant, whether it is radioactive/pollution etc, it remains to be seen.
So, if u think the project is good, then grab it. If u think otherwise, then look for others.

As far as I know, there wasn't any and there won't be any nuclear energy power station in near future, in this country.
No worry of radioactive material....
Probably smoke pollution.

I went to the office today.The sales person told me that the soft launch will be at end of year 2010 but the price will increased.
Type A & C (1131sf) - 330K onwards
Type B (777sf) - 220K onwards
Type D (1384sf) - 440K onwards
Low density Condo - 15 flrs (not include basement car park)
Maintenance Fees - 0.20 per sf without sinking fee (very expensive with only swimming pool, gym & BBQ pit)

I went to MRCB last year, they said going to launch in Mid April.
I went to visit again in March, they said going to launch in Mid June.
I went to visit again last week, they said going to launch next year!
I will visit in next year, probably they gonna tell me they will launch in mid of 2020

I went to the office last 2 weeks; when asked about lauching date, the answer is next year, but 'tak tahu' the exact month.
Frankly speaking, the location is superb, who care about TNB chimney? Bayswater, Platino and up coming Pearl Regency are around there, get a unit of this project will never go wrong for investment.

Knowing IJM and MRCB Land will merge together soon. I am just thinking Lanai Seri will be launched with IJM’s tradition with ‘Luxury Price’ and the strategy that only benefits speculators.
What is the price to expect if launch next year 2011? Ferringhi Residence in Batu Ferringhi by Mah Sing will unveil 1Q in 2011, with it's condo price tentatively RM480 psf onwards.
OK, look at the project just next to Lanai Seri, Pearl Regency by IJM, with price ~RM550 psf; Maritime by IJM too, price ~400 psf onwards, some how with lease hold.
Now, let's look at Lanai Seri estimated Price in 2011 if the price is RM450 psf (a very conservative prediction)
776sqf:- RM349,425
1131sqf:- RM509,175
1384sqt:- RM622,800

Frankly speaking, since mid of 2009,I am looking for an unit of this condo for my own living, so that I don't need to travel from Butterworth to Bayan Lepas for work; but now, with the price of RM350k just for 776sqf apartment size, I need to drop my plan and willing to pay extra time of travel and Bridge Toll.
