Hi Paul,

It is normal if got special counter at the ground floor. During my first inquiry to this unit(before s n p), the staff told me all renovation thing must give to renovator assigned by koperasi, and it is stated in my (our?) s n p agreement too.

ahmei, thanks .. but i think wen we get the key we have to deposit abt 2k for revovation purpose. we may need/have to gv the appointed constructor do somethings.. maybe the grill or what.. else they may request some funds like for cleaning ur rubbish or what...

jz received a call from koperasi informed than the car park been change again. what the helllllllllll they doing there.... OC not yet approved and got so many things and issues...
thnking of whether the developer got problem or not... Disappointed and fedddddddd upppp..

Dear Unknown, i have seen a lot of remarks by various commentator and wonders why all of you would like to mention this "for own stay" when you guys are looking to buy a property? Does it matter to the seller whether you buy it for your own stay, or you buy it to rent out/to resell/to give as a present to others.

You mean if you mention those line, the seller will be more willing to sell it to you at a lower price? If not, whats the objective of telling others what you plan to do with the property?

Pls do let me know as it puzzled me for quite sometime already :)

Sri Abadi just next door of idaman lavender is similar in size and with swimming pool some more is selling at RM180K. Any reason why the subsale of idaman lavender price so expensive? I saw ad RM260K, RM288K and even over RM300K.

U want to compare fresh apple with the expire one think logicaly la. Sri abadi got swimming pool more facility why not u get a unit there someore cheaper 180k only. For your info my friend get a unit there early last year just 115k. There are plently of new appartment to choose from if u are not affort of it.

For your info TM residency 820sf without swimming pool starting from 250k end last year price, not even lunch already finish 3 or 4 more years to complete. 1000 more people in the waiting list. I am the one in the waiting list also. Had u survey before shooting people! Do u know that Seri Nilam owner asking 250k for their 700sf appartment! Residential properties in Penang likely to rise this year

BUTTERWORTH: Prices of medium-cost residential properties in Penang are expected to appreciate this year due to significant demand for houses below RM400,000, says a real estate consultant.
Henry Butcher Malaysia (Seberang Perai) Sdn Bhd senior manager Fook Tone Huat said this category of residential properties were also recession proof.
For high-end properties, he said the take-up rate was expected to gradually slow down while prices were likely to be flat as buyers continue to remain cautious over the domestic and global economy.
“Uncertainties in the global economy and the new ruling by Bank NegaraMalaysia is likely to put pressure on the property market. However, the impact would not be significant as the market was cautiously optimistic.
“However, property prices are not expected to decline in view of the relatively strong domestic economy and the impact of the Economic Transformation Programme,” he added.
Fook said more stratified development such as high-rise and gated projects were in the pipeline for development on expensive land due to positive demand for new living concepts.
He said properties in northern Seberang Perai Selatan and Seberang Perai Tengah would enjoy significant demand with major growth areas being in Alma, Perai and Simpang Ampat.
“Alma (Bukit Mertajam) is the up and coming development area due to cheaper development land. Perai is the existing prime development area located at the centre of Seberang Perai with high traffic flow and population concentration.
“Simpang Ampat was also in demand because the area was near the Second Penang Bridge,” Fook said.
In the commercial category, he said the segment was likely to see a stable trend amid the absence of new commercial properties while agricultural property prices were expected to rise as it was relatively cheaper.
Fook said mainland Penang was likely to attract new development compared with the island which faced land constraints. However, he pointed out that there was a 50 per cent difference in property prices between the mainland and the island given the demand from locals and foreigners. - BERNAMA

That is very nice unit. Were only 2unit side by side in every floor . This type unit very rare. I think maybe difficult to get this the type of unit . I dont think the owner will sell.
