If holding power is strong, RM 300k should be reached easily. The area is going to be developed well by state government and Pisa also will be re-furnish and re-built as well.

Most of the buyers bought around 200k - 220k with additional carparks. I think maybe it is tough for you to force the sellers to give the penalty to bank loan, because its a big lost to them to sell it almost flat rate. We shall see by then.

I believe there is much better properties like TGT, dpiazza, elite in the area worth better than this if you have money.

I felt that most of the owners are really buy for own staying, if you just screen through the total number of requester/buyers in this thread.

Hope you all can find someone that willing let go 230k (- loss for buyers), unless it is 5th or 6th floor.

Real demand will lift the price higher. Not speculative demand.

Inflation will cause interest rate to rise which will slow down property maarket. (This is what happens in China today)

Dpiazza is selling RM380k-RM450k now. Most of the d'piazza is 1100sqft but they will include the carpark with total size of 1300sqft. Check on your SPA or title particulars. Correct me if I'm wrong.

TGT is selling quite cheap on phase 1 but I guess still got 3 years pending for completion.

Elite, the price is so much higher and do not forget the monthly maintenance. Agreed that the location is good.

If all future development around Bayan Lepas area, RM300k is very easy to hit as raw material for construction is getting expensive now.

Just my 2 cents...lol

your comments sound funny, who willing to let go with -loss since property penang expected to raise 10-20% this year.

Nowadays, if owner make no profit in penang property, should be some wrong with her/him. Hope you can meet them.

Anyway, just wait and see what the actual selling price when OC obtained. we still have a long way to go.

Some of them pretend they don't know the price had increase 10-20% yearly but still asking for the lunching price in 2009.. Better get a time machine to when back that time to get a unit.

I'm one of unit owner and very happy to see u all. I’m feel so lucky because can purchase this property. My dream house become true (Green mountain view & nice development area). I will spent remaining life time in this property.
I like to advice the existing owner that do not subsale the unit because thiS project is one best project in best location. Sincei I in property development line, I definitely say that this project in best location where very easy to access to Bayan Baru, Bayan Lepas, Relau. Other than that, the maintenance fee cheaper and under rich developer. The layout very nice and spacious. This is property nearby to second road that they want to build to golden triangle. This project nearby SP setia green and other future development.
This property price can be easily touch RM270K few month after get OC. Please do not subsale in early stage of OC. U are unable to buy this type of property future if the existing owner want subsale the units.

agree with LIM. to all unit owners, especially for those who buy this unit as their 1st home, do not sell your unit because in future you'll not be able to get this type of nice & modern design of apartment with condo facilities at this hot area (Sg Ara/Bayan Baru border). all future projects at neighboring area launch with unaffordable price, far out of reach for middle income. this place is nice to stay, near to Hope Children Hospital, Hospital Pantai, supermarket Giant, Sunshine, BJ complex, Bank, shops you name it. Once you sell, you will regret that you have to buy cheaper house outside Sg Ara/Byn Baru area.

Developer just collected the 75% payment last week. That mean still 25% remaining job to complete. OC not so soon but no later than Dec 2012 because my S&P signed on Dec 2009.
