goh,

2 types of legal fees:

1) S&P - RM250 for this project
2) loan legal fee - depends on the loan amount u take. the higher loan, the higher fees it will be.

if u pay cash, u only need to pay for the S&P, which is only 250. if u take loan, then u need to pay for the item 2 as well.

Which floor did you book your unit in May? I book my in early Aug 09 level 11 facing hill view.
As for the loan I think RHB gave the best rate as compare to Maybank and Cimb which is higher in term of repayment amount for the same numbers of years and loan amount.

For non zero cost legal fees the repayment amount for 15yrs is RM 717.34.-blr-2.00%.Therefore you save RM 2,673.57 between non zero cost with zero cost.The total amount payable for 15yrs for zero cost is RM 131,794.85 against non zero cost which is RM

TRS, yes. don't you noticed that they dun put the site plan out in show room office? the site plan has a lot information like what are the other development projects on the empty land. Probably after you sign your S&P.

Dragon, that is not true anymore when a masjid build in front, even you get a good sunshine, but you get a loud noice as well. to me, at least i know the space in front of my unit, all are development.

According to the plan, Idaman Iris is sitting at the road junction. Its left is a site for "Kemajuan Masa Hadapan", when it is launched at Pisa, the staff said the "Kemajuan Masa Hadapan" is to be built a petrol kiosk (I do not know is true or not). Right side of Idaman Iris is Pangsapuri Sri Pahlawan that is rumah angkatan angkatan tentera, badly maintained (I went there once). At right side of Pangsapuri Sri Pahlawan there is a papan notice that states a development to build a 15 floors low cost flat 280 unit, but according to plan, it should be a tapak sekolah, I do not know which one is correct.

At left side of the tapak sekolah/ low cost flat will be Idaman Cempaka (13 floors medium cost apartment 352 units).

At right side of Idaman Cempaka is Pangsapuri Sri Abadi, again a badly maintained flat....

Behind those flats/apartments I am talking about, there will be a road and other housing development. Nearest to Idaman Iris and "Kemajuan Masa Hadapan", there will be a masjid. At right side of Masjid, there will be a 23 floors medium cost apartment 680 units. At right side of it, there will be a 17 floors low cost flats 480 units. At right side of it, there will be another 15 floors low cost flat 280 units. At right side of it, there will be a 13 floors medium cost apartment 170 units (it is right behind Idaman Cempaka).

Please take note it is a development plan, and plan does change. But seem the response is good, I think koperasi will continue to launch its project. Do you notice the banners that koperasi put up at road did not state project names? I think it is to be reused for projects it has at that area.

First of all, i just talk to Abidi...the plan he show me last time which showing whole land area around Iris is not the final decision yet, and might change, no body know, as example they do experience recent development at other side they change instead of building low cost, they build double storrey terrace house and even the rotation of Iris can change after launching. Are you sure what you see is correct? It should be a School, instead of the "flat" u said. Mr.Business please specify clearly the location that you said is going to build masjid, this is important.

As what i know, the right hand side of "kemajuan masa hadapan" should be 3 storey shop lot. This shop lot is very good for that area and for our convenient.

If I do not remember wrongly, the double storrey terrace house you are refering are built for its members, not open to public.

Your statement make sense. Now I think the notice board is for the 15 floors low cost flat 280 units right behind Idaman Cempaka, so the school should be between Idaman Cempaka and SriPahlawan.



Please refer to the plan to know exact location of Masjid. It should be behind "Kemajuan Masa Hadapan" and shop lots. Normally the Masjid will near main road I do not think Koperasi will build it deep inside behind Idaman Cempaka that you thought.

I do refer to the plan where showing lots of future development there, but there is not Masjid there. I ask both sales person, Hamidah and Abidi, whether there will build masjid or not as it not drawn in the plan map, they said yet, but is located far from Iris, which i said, at far behind Cemapaka there.

Maybe you can pls help to double confirm with sales person?

I know most of us do not like Masjid, but we should think from their perspective. From history when they move to a new place, the first thing they will do is find the direction and build masjid. Masjid is their center of daily life. In Malaysia, most of the Masjid will be near main road, and are big and beautiful buildings.

Please visit koperasi's project at Sg Tiram behind the Star, the surau was built right middle in the housing area.

I feel that I have a strong need to inform you that...
1st, Pangsapuri Sri Abadi is not a flat, it is an Apartment (with facilities like 24 hrs security guard, access card, swimming pool, tennis court, gym, 1 free car park for every unit).
2nd, the maintainance has been improved since the JMB has taken over from the developer (UIS) who had not been able to maintain the apartment as expected.

Hello All,

I think the map cannot 100% trust, since anyone can edit that, and maybe there are ppl misuse or put incorrect information.

The mosque stated there, refer to floor plan from Tunas Muda, that should be medium cost apartment (correct me if im wrong) or low cost i not sure, and would not be mosque.

And the worse thing i see is, there is a tesco behind Idaman Iris.

I think better stop guessing here, any doubt just talk to the developer, at least their answer more accurate from what we read here.

I just find out that idaman iris is built on land parcel PT247. I had check with Abidi before 2 weeks ago about this low cost house stuff. As I understand, the lcoation is behind the Sri Pahlawan Apartment right now.

This is the requirement from Government. In order to get OC approved, this low cost flat must be completed 1st. There is a sign board stated about this low cost project in that empty land.

Good news for those who want to release their units.
Just get information that Koperasi not allowed to transfer the name of the house unless you cant get the loan approval.If not they will return the money with your unapproved loan letter or RM500 is not refundable and they will open to their waiting list instead transfer like that.please be noted.

If they are going to build the lowcost apartment infront of unit 1,18,19,32 (opp of type A), you can go cancel your unit now, no matter it is on which floor, which unit, because there is no more landscape garden, "future" tennis court, and whatever as described.

If you want to stay there, and have already booked an unit, so be it, just wait and see, you speculate this and that for what, there is nothing much you can do.

For those who do not have constructive comments or proof on your speculation, just keep your hand off (yes, you!) and have a nice day. =)

I'm Iris buyer since begining of June.
This morning just received Abidi's call to ask me go to pick Carpark + Extra Carpark.
From the koperasi carpark record, it seem like the extra carpark (80 lots) still available around 20-30 lots. I think RM15K too expensive if compare to D'Piazza Condo carpark price (RM12K). Somemore Iris consider Apartment Condo only. I got both carpark lots at 1st floor but far from the lift. My carpark location still ok bcos facing pool view. 1st floor almost full, level 2-4 still got a lot. Many level 5-6 buyer choice level 4 carpark. Reason is no need to use lift.

I think interest rates are going up so if you managed to secure BLR-2.1% is considered quite good. I took from Public and they seems quite efficient and offers fast service.

Did you all read through the whole agreement before signing? It is in Bahasa so can everyone understand everything mentioned?

Regarding my post earlier above, i've already released the unit Level 10 type C, unit 23 facing pool.

You will have to go to koperasi to inquire if it is still available. According to the koperasi, i won't be able to direct transfer the unit. You are only able to direct transfer the unit to you direct next of kin like mother, father, brother or sister.

don simply mark selling price to RM250k, tolong sikit, you bought less than 200k, not yet serving the full bank loan amount interest/installment, and still, your unit not yet complete. Dun dream lah. No easy money here, ok?
Remember, the quality from tunas muda is not that impression through out their project. So 250k probably wont reach even completion and OC. Based on my 15years experience, i will quote for RM230k upon OC.
Hence, i think no stupid buyer will buy from you two.

starting from 185k for first floor ( means 5th floor) because below is carpark. And then I remember block A is more expensive because no neigbouring wall attached. then each floor add up 1k, and if additional carpark is RM16

I did get the valuer to value this property before ( through one of my banker ). This is the number i get , of course with 1 car park.

I know you guys are trying to earn more money, but look at the status. if the project can fetch RM290k ( RM340 per sq. ft), that will be after OC obtain. look at now, <50% completed, how can it jump to this crazy price? today, dpiaza is 270~280 per sq. ft., TGT is 238~265 per sq. ft., some how micheal is disconnected with penang bayan lepas market and look for RM340 per sq. ft. This is call DREAMING!

You agree or not, it does not make any impact, and you should not flame.
I recommend you to buy Dpiazza or The Spring, because the place is better for you in terms of sqft/price.

Idaman Cempaka and Idaman Iris is a place that a lot of buyers that bought is those who really need it for marriage, own-stay and keep.
Not for gorengs and flippers, because this is the only property medium people like us can afford.

For us, we cannot afford those crazy expensive condo anymore.

Your banker is so right, RM210k for 1cp, and the original price for 1cp is 185k – 209k (depends floor and unit).
So your banker estimate, with all the interest, penalty, legal/fees, agents, stamping and loans that the sellers need to bear, they will lost a few thousand too.
Icicic, your banker is great, let’s see if there are any sellers want to lost money, now I show you what is called DREAM :)
You can always value each of the property based on sqft/price. But if you are not happy with it, just move on and find a better place for yourself. You don’t need to parasite here.

i just receive a call from goh, they are a group of bulk buyer (guess they are holding ~10u). they are rushing to let go a few units before signing S&P which will induce 10% capital money for them.
the price they let go is 10% on top of the developer selling price which mean ~20k extra.
Kindly advise anyone already took the deal? i am still thinking where want to take or not as 10% incresement is way too high.

the least is that we have a unit there, and i m not sure whether you have or not. the beauty of property is that every single unit is unique, no two units are exactly the same.

if you are a professional investor, pls do not trust 100% of what YOUR banker or valuer says, if they are that accurate, they are multi-millionaires now, and probably will not be quoting you values.

i guess is not about mtance, is about the cost, koperasi tunas cut cost to build it. if you remember relau vista, villa emas or n-park 's corridor are put on tile although the mtance is similar (RM100 to RM150).

Muhammad is right, cost is definitely the main factor. Comparing to relau vista, yes, no doubt, iris is at a bit lower end. Compare to N-park, not ever can say anything, as they has more facility like sauna, badminton court, tennis court. If you still want me to continue compare, i think err.....

if not mistaken the project is infront of pisa (in between pisa & maybank/public bank relau). near the maybank relau junction. got two type, 820sft & 1200sft. for 820sft unit type, the starting price is 250k & price increase according to floor level. for 1200sft unit starting price is 350k. a bit pricey due to construction material expected increase.

launching date no idea, maybe next few month, or maybe next yr. project expected complete early 2014.

as for idaman iris, no more unit available. according to staf, last week got 1 couple have to let go one unit due to can't proceed loan. but waiting list already sapu.

the tunas muda staf have confirm there will be a cross junction connected idaman to pisa & now under contruction by JKR. so idaman iris & tunas residency will be very near. idaman iris already sold out but cheaper than tunas residency even for residency small unit.

Isn't it reasonable Iris start selling price from RM250k today?

I believe more room to grow in Sg. Ara as more developers focus in south Penang due to 2nd Penang Bridge.

The new name for TM Residency is Tunas Residency. :) This project is located in front of PISA on a triangle shaped land. I would say that this new condo will be noisy and polluted as it is too near the road.

Definitely more that 250k with condo facility for Idaman Iris. There are buyer already asking for 235k for Idaman lavenda with smaller buit up area 750sf and basic facility.
