hi there, is your receipt of the booking fee directly from SP Setia? It so, your contract with S.P Setia is effective from the date of the 1st receipt irrespective of whether your SPA date is June or Sept 2009. Post this question to the acting lawyer and ask him ' Does the receipt served as a binding contract between the buyer and the developer and so is the date of the receipt? i.e. your contract is effective with the developer from date of the said receipt!

Wow.. I think 9K is quite expensive... Let assume:

3 additional aircon points = 3 x RM200 = RM600
3 additional aircon piping + installation = 3 x RM300 = RM900
6 additional 13A sockets = 6 x RM150 = RM900
1 ceiling fan point = RM200
2 telephone points = 2 x RM200 = RM400
Assume change the switch box = RM1000

Total around RM4000

Maybe I might wrong as outdated on the labour and material cost.

I also think it is way too expensive, that is why I would like to ask for opinion from you all.
Even if I add in the cost to repaint the house due to hacking, I still don't think the price is reasonable.
Any contractor here to comment?

Actually, I wanted to query and ask them to break down the cost, but I doubt they will entertain me.
Anyone already asked them?

Perhaps they took into account the inconvenience n hassle of hacking the walls n
ceiling that we owners will have to do? Most times when we hack n patch the finished result is not perfect.

Just received the upgrade letter yesterday. So disappointed with their offer. The cost for upgrade should be lower compare to what we will need to do in future as they does not require to hack the wall, patch and re-paint.

Probably this is their golden opportunity to earn more from purchaser.

this is not their core business. they sure will earn more from purchaser. per house few thousand of profit is a small amount for them. i don't think they will only mark up few hundred of profit. they have whole bunch of professional to feed.
if feel comfortable with hack the wall, then ask normal electrician to do the addition points after house completion.

Below is a some article talk about the porcelain tiles for your reference.

The main reasons to choose porcelain are set out below:

Larger tiles can now be produced up to 2mx2m to provide an elegant uncluttered finish with simple lines and a contemporary and spacious feeling.
Wet rooms and showers are perfect for porcelain because it is impervious to water penetration.
It is highly resistant to chipping and scratching and lasts for many many years. The tile is a homogenous mix so damage just blends in.
It is frost resistant so may be used outdoors. In colder countries it is the external material of choice.
Once installed it is very low maintenance, easy to clean, resistant to mold grown, stains and bleaching and does not need sealing.
It is even stronger than granite. Granite is considered the benchmark when comparing very hard stone. Porcelain is 25% stronger than granite.

My personal opinion its not worth for me. And i dont mind to have existing 500X500 floor tiles. What i concern most is the balcony, the SP really poor at this area, as the balcony is not fully cover.Do your know whether for the balcony, can we come out from the master room and is there any tiles cover the balcony floor ?
Existing show house shown we can access to the balcony from the master room and also there is a tiles on the balcony floor.

Hi all,
recently, i was wondering why setia vista are hot and till all being sold out. the road access is bad, and so expensive up to RM660k for 2-storey lousy design (outside look like a low cost terrace)
Meanwhile if you are topping up with RM50k you can get a 3-storey beautiful design (example, sp setia island, bayan residences).
Now i know why, that is because the 5/95 package that give you the convinent not to pay for installlment till completion. i guess a lot young ppl buying this for speculation and want to re-sale after completion.
i can foresee this property will have a sharp fall in price probably sell at RM600k after completion.
in fact , you can do a vote here, how many ppl are buying for stay? i guess out of ~200 units , only 20units are for own stay.

I don't think that's entirely true. Before the bank approves your loan,they do a background check on you to see if u can tanggung the mortgage payments. So if u are not 'financially strong' u won't be able to buy the house as the bank would not approve the loan.

I had taken the upgrade package. 6.5k is reasonable for me since it includes both floors + staircase. The diff for staircase is the bull nose vs strip. Saw the sample quite nice.

i asked public bank before.

to me, the house design is very urgly & out date if compare to one residence which modern and spacious.
if you use built up area to calculate, setia vista is way too expensive compare to one residence:-
OneResidence Phase2: 2530sqft. RM670k ~ RM730k
Setia Vista Phase2/3: 1750sqft. RM580k ~ RM600k (if minus out ~40k of 2 years banks interest that sp setia pay on behave 1st but in fact is already charged to your house price)

setia vista unable to design for guarded/gated community because above of carinata the land is belong to other developer. once the other developer starts the construction, the road need to be shared with setia vista already. For my information from setia staff, they are provide 1 year patrolling security guard service.

which sales staff told you have cctv and 24 hours security? my advise is you better clarify with the sales staff again.

The sales staff also told me the same as kt. they will provide patrolling security guard but they can't confirm whether they will provide guard house and cctv. i just treated without guarded/gated when i bought it (anyway it is individual title). if in future setia provide it then is an extra thing i earn.

I got from Public, the package is BLR-2.0% throughout tenure, zero interest till VP,lock in is 5years, penalty 3%.
Which bank package u took ?
I bought for my own stay. So the lock in period n penalty is not my concern.

I believe the Public can revise for you as during that time the bank still not release the $ to developer. The Public dont want to revise my current rate anymore, reason is only certain ppl who achieve their scoring able to revise to -2.2%. Cant proceed to others bank anymore as already bind to the locking period and penalty.

i bought phase 3 as well. Since there is no 24hours security service and is not guarded, i am a bit worry on that. should we request SP Setia to provide Alarm System as well (at least in upgrade package)?
the other solution i think of, is to request SP Setia to setup a temporary guard house (move-able) at the entrance of phase1/2/3, and provide 1 or 2 guard there at least for nite time.

Good News, Phase 3 and Phase 4 will come with 2x2 Homogenous tile for living and dining, others remained 1.5x1.5 ceramic tile. Estimate project completed before mid of 2011, less than 1yr for house construction and 0.5yr for landscape and road.

Regardless for own stay or investment, nowaday, the key is security & safety. Don't you think so? In fact, i know a lot of young ppl bought for investment including tze ( i know he is not admitting it). I bought for my own stay since hardly can find a new 2 storey terrace in Bayan Lepas area nowaday.

Noted for those young ppl, be prepared for your invested setia vista, most likely you will get yourself burned. i can tell you the estimated price upon OC is around RM640k and will not have many people want on this location. take care!

I am really interested to know the reasons people decide to move from apartment/condo to landed properties.

I have heard many people saying "to upgrade lifestyle". For me, it is not so much of upgrading lifestyle but mainly because I want to get rid of the management and maintenance fee of the apartment. Furthermore, I want to own a piece of land that belongs to myself (individual title and not strata title). And also with a bigger family and kids, it is not so convenient to stay in apartment/condo anymore.

Seems like many people are looking for the concept of "gated and guarded (G&G)" even for landed properties nowadays.

If you are asking/looking for G&G, be prepared to pay a possibly much higher management and maintenance fee. G&G concept looks attractive when you purchase because they come with all types of facilities in a guarded community. But as years go on, you will feel the pain with the management and maintenance fee. You may not feel the pinch when the economy is good ... but when the economic downturn comes and some of us lose our jobs, we will be dreading. We need to pay for the loan and also the management and maintenance fee. Just imagine you are already paying such a high price for your landed property but yet still need to pay additional fee for so-called management to maintain your property. Furthermore, when your next generation occupies your property, they have to keep paying the fee. Also bare in mind that G&G comes with strata title.

What about having only guard service? It is a norm nowadays for landed-property developers to provide at least 1 year of guard service, but it is part of goodwill. Thereafter, the community itself will have to take charge.

Disclaimer: I am not saying that G&G concept is not good, but I am commenting based on my own perspective and preference. It really depends on individual preference.

I should say that SP has earlier promised to provide "24-hours security services and CCTV". I can show proof because I have printed out a copy of the Setia Vista features shown in the website dated 4 Jan 2010. If you go to SP website again now, you will not see this sentence anymore because they have removed this sentence. Even the hardcopy brochure mentioned about this. This is again very unprofessional act of a developer. I hope future residents here will work together to fight for our rights as promised to us when we bought the property.

On another topic, if you noticed the trend now, there are a lot of new landed property projects from Sungai Ara linking to Relau side and along Jalan Paya Terubong.

actually i bought for my own stay as well. frankly, i dont prefer to have the G&G as it need additional monthly maintenance fees.Important for landed is freehold title.
May be we should ask Setia for the explaination of their earlier promised "24 hrs security service and CCTV".
Compensation is unlikely,unless it was capture in S&P. Infact there are not much choice of dbl sty terrace (freehold) in bayan lepas area.

This give me safe feeling stay in my house especially when my family member is alone at home or especially at nite/midnite. You know house in greenlane always get breaked-in and i dun hope it repeated in SV.

Hi David,

You definite have the points to be worried about the security of your family. Relau is an area with high population of foreigner workers. I have been dealing a lot with these workers, they had paid a lot to come to M’sia to work and most of them are cheated by the agents. The threats are always there that there would be a few of them that would look for opportunity to maximize their earning during their stay here. Without any transport, their first choice will always be residents who are near to them. Touch wood and hope that SV will not be their targets.

Irrespective whether you are buying SV for investment or own stay, the guarded community concept introduced by SP earlier would somehow bring up the value or security level of the property. It is only sad to say here that SP is quite unethical in this case. I don’t know about others but for my case, they promised and ensured that SV would be provided with the basic guarded facilities and system same as SPI. All the houses (phase 1-3) would be built on an elevated ground with on entry point whereby a guard house +CCTV will be stationed there. They even showed us with their marketing video clip about their building concept. Can they just manipulate their buyers like that? Promise something that they cannot deliver. Last time, I was prepared to pay more for SV because I was attracted by their additional features that are different from other developer nearby. I think my decision would have been wrong.

This guarded community concept has been marketed by them through their website and their marketing video. They cannot just deny it like that. They can’t just treat the buyer like computer software. Just “Undo” or “delete” the statement from the website and assume that everything is back to OK. I think it was only fair that they shall compensate us something back either monetary or in kind such as improving the security in each house by providing a proper CCTV/Security grills or some other security system. I think all buyers should defense their rights and voice out their opinion. These require pressures from the residents themselves to make a positive change. Otherwise, this thing will keep on happen to M’sian only.

Lastly to David/SetiaVista or anyone else, I’ll support your calls for the improvement of the security level in SV. Just include me in.

Pls review on this promise with your top guy in KL or Penang before we make complaint to them. Give us an solid explanation on this. When upgrade things, Setia send us letter timely to inform the cost incurred and when downgrade (remove the Guarded service and CCTV),Setia do it "QUIETLY" without informing the buyers. What kind of branded developer you are ? Dont your all feel shame on this and how many cost you can save from this downgrade ?

I believe Tan Sri Liew would like to know also why their Penang management doing such a shame things.

Indeed, one of the selling points of this project was its concept of a guarded (not gated) community. SV's current website (under features) says "A special consideration is placed on the security & safety of residents". This confirms that SV is non-committal on their part as to what form or shape the security aspect will be implemented, if any.

Hi all,

I would like to make few things here simple & clear and hope that we are at the same wave length:-

1. Setia Vista will only provide 24 hours security service for the 1st year. It will be up to the future residents to decide what they are going to do for the rest of the years.
2. We are requesting SP to provide us the guarded community facility – one entry point & CCTV as promised in their websites.
3. We are asking for guarded community not gated community. Gated community is for property with strata title. That is different story. In order to enable guarded community in the future, the set up must be right from the beginning. It won’t work if it has too many entry/exit points. Furthermore, it is legally wrong to block any car from entering the premise of a guarded community without the strata title. The guard house and CCTV just to monitor the movement of vehicle/people – better than none.
4. Our complaint must be based on facts. We are not going to create something out of nothing. (To SetiaVista & those who have printed out a hardcopy of the previous contents in the website. Please be remembered to keep it. That is a very important written document. I don’t have it at this moment as it was never in my mind before that a well established company like SP will use this type of backdoor tactic. Just silently deleted it after mentioned by SetiaVista on 31/12/09 thru this blog)
5. If SP is adopting the ISO9001 system, than there is sure a platform for the buyer to provide feedback. They need to entertain all complaints from buyers before they can close the file. But remember to cc. to their higher management. Anyone who know any info on this, kindly please assist. tze – if you can get their CEO one, then things will move very fast. That for sure.

So far, we only see comments from owners. We hope that SP staff could come in to clear the doubts or facts if there are somewhere wrong in the facts given by us. You deserve the right to defense the dignity of your company. We have nothing against SP and we have no hidden agenda behind. For some of us, we just want to do something for the safety & security of our loved ones and there are some of us who do it for the RM in our pocket. No matter what, we just want to claim for our entitlement. Please take our feedback positively for the continuous improvement of your company.

But, I don’t think we could be wrong by so much. When SP mentioned about guarded community for SPI project, SP could provide the single entry point +guard house. But for the case of Setia Vista, the guarded community suddenly becomes a patrolling security service. We can’t accept it if you can’t do it just because there is going to be a new road open up for other developer’s project. You should have thought about this earlier before you wanted to claim it. Please don’t treat us like a second class customer just because our house is one floor lower than SPI. Secondly, removing the 24hrs security service & CCTV from your website is something very obvious and fishy. I don’t know why you want to do that for at the first place? If you have other predicaments, we welcome you to initiate a dialogue with all the owners here. Write to us fast…… before things turn into ugly. It is not going to be good for us and it is not going to be good for you when this kind of things receive too much of publicity and attention. You are expanding your land bank in Penang. Don’t let the SP reputation spoilt in your hands. We are not trying to find fault here. We deserve a fair treatment. Please react wisely and please treat us with respect before you want to win our respect.

By the way, if it is true that the guarded community needs to be scrapped due to your mistake. Please be professional. Admit it & correct it. If you need to come up with extra money or acquire land to build an alternative road for other developer, Just Do It. A promise is a promise. You can’t just UNDO it.

If there are only few of us complaining, outside people may think that these few monkeys are trying to be funny. When more and more people stand out, then we might have a stronger case. Please open up a new email address if you don’t want to disclose your identify since our property is yet to be completed by them. We don’t want ourselves to be victimized and targeted. I am one of the sv owner. I hv concerned on SP Setia taking away the CCTV and guarded facility too. When I bought the Setia Vista unit, one of the reason was the CCTV and the guarded service. I was convinced that SP Setia will provide CCTV and guarded service through their website. Beside the website, the guarded community feature was also stated many times in their media articles. In short I was truly convinced that sure Setia Vista is a guarded community (mentioned in the Setiahomes Setia Vista website, news article and even in their Feb2010 news letter pg 12 which you can also download from Setiahomes website) and with CCTV provided at the guard house (it was mentioned in the Setiahomes Setia Vista website until lately it was removed from the website like what Setiavista mentioned before). I bought the Setia Vista unit even without the Setia sales person approaching me 1st as I hv already convinced by the brand and also information provided in their website and also other source such as their news letter, news article etc. How should I know that a renowned and reputable developer like SP Setia can claim and promise a feature through their website and other medias then remove it after buyers have sign S&P and putting their hard earn money in their product? In short, be it through sales person, through their website or other source, a promise is a promise. The developer might say that well it is not in the S&P, so it is not legally wrong to remove it. But please, don't spoil your reputation and be fair to your buyers that trust you as a reputable and responsible developer. We deserve to get what you have advertised through whatever source.

Aiyoh...who is the fella who started this panic??!!! I was so worried about this matter. Now I can sleep well. This is irresponsible as I was planning to make a trip to Penang to clarify with Setia on this matter this weekend. Went to Setia Pearl Island last month and the environment is very good...lotsa flowers blooming and good landscaping. My friend live there and was told it is a very windy area. Let's hope Vista will have the same environment too. Confident Setia will deliver good investment for me. I am considering to stay when is completed...

Don’t believe even a cent what they promised you verbally. Even the manager (yeoh) words are unworthy, furthermore just the sales person. I also been conned before.

If they intentionly scraped the info from the website, meaning they’re erasing the facts from the buyer memory gradually.

So, I felt we should still persist that they give us written confirmation. It’s for everybody benefits that (David and the rest) are heading this, so we should support.

Thanks for the info. I personally know both Yeoh and Rajoo due to my purchase of a property in Setia Pearl Island. I have spoken to them and both of them are consistent with what they have committed i.e to provide security guardpost and CCTV cameras.I am a repeat purchaser and so far I liked what they have done in Setia Pearl Island anyway. They have given me their assurance and were puzzled by this issue. So next time you guys need any clarifications on the development, just go direct to any one of them, your concerns will be addressed.

Just signed up last corner unit last week. Vista Grandis looks good. Yes the sales person told me 1 year guarded with cctv and guardhouse. You guys are worry unnecessarily. Agree with Chris, not sure just call up their top guys in Penang. Straight to the point. We should focus our energy on other productive issue such as how we want to renovate our house, who is the good renovation contractor, where to buy what, best price for stuff, kitchen cabinet-which one is better, kitchen top tiles, etc as we all in the same boat once the houses are completed. Good to have concern but once it is confirmed,what doubts can there be now?

We can use this blog to get the best benefit for all and I am keen on how to renovate my new house now. The rate they are going, it may be completed under a year. Not much time, budget issue needs to be addressed ya. I am not Bank Negara Malaysia and thus cannot print money to do all those stuff at one go.

I am thinking of buying stuff like downlight casings to keep as I have roughly an idea on how many downlights I need. Anyone care to share where to buy? My friend told me a shop opposite stadium at Dato Keramat is reasonably cheap and lotsa id guy will buy and charge us double the price.

Pls help out here....

Why i said that because, i am heard different plan since day 1, from 24 guarded comunity w/ cctv, to patrolling service only, now back to the day 1. This can be proven by the saying from kt, chris, anil. all different story

We will continue to gather the list, just in case anything change in the middle by sp setia.

Hey,

I've been following this blog for the last 2 weeks on the Guarded and CCTV issues.

It's interesting to see the ups and downs on the evolution.

Bottomline is that the DEVELOPER still have the upper hand. I do believe that there is some thought about changing something, and different signals have been sent out to test the water. When you start to gather a group and matters are heated up (email to HQ), then thangs are re-instate (of course Developer will not use the word "re-instate", but say everything is still remain unchanged), then it makes the LEADERS feel "stupid".

In this case, I've seen the Leaders being very objective, because I've seen other blogs where purchasers are asking for the sky (regardless of whether it was promised or not, just because that's what they like for their "dream home"). In this case, the Leaders only focus on Guarded and CCTV.

Aiya... it's hard to be a leader, but, David, you've done a good job, and I think credit should be given to his leadership... though I'm not a purchaser for SP Setia's projects.

Frankly speaking when I bought a unit of SV that time was under prelauch stage and it wasn't has any brochure or posted in setia website. The brochure and website is only shown after Aug 2009 and I bought on June 2009. They never committed got CCTV when I bought but now they will provide CCTV for SV then is an additional feature for me.

Understand that you are sub-con, which in-directly developer is your friend (pay your money) and house buyer is your enemy (as they give more problems for you to solve). This make your sentences siding more on developer side.

I think no harm to growth the email list. We could use to talk how to form our own residence committee. By the time we move in after renovation, I would think it almost 1/2 year from OC. Which mean we only enjoy 1/2 year guarded service from SP Setia.

Great news. They have reinstate the CCTVs and guarded development back in the website. We must be thankful for Setia being a gentleman and listen to us. At least they walk the talk unlike other developers in Penang. I am thankful to buy from them.

Things to buy if you are going to have plaster ceiling. Anyone got a good contractor doing plaster ceilings. The one I had for my condo is not good as the joints are not straight, There are many designs available and since our design is almost the same, why not we find a good contractor and nego on the price. We need to plan the down lights first before this can be done. Pls give feedback before we move on to topic 2: kitchen cabinet and drawers next week.

I doubt you bought last SV corner unit. The corner unit cost more than 1 million. But you so urge to look for cheaper reno, best deal for any reno items. This attitude does not sound like a person with 1 million house. I dunno what is your purpose at here. I guess you are the renovation man that want to look for business here. Hi All,
I would like to stand out for "Guarded community with CCTV" concern!!!

For my case, I was told that SP will provide patrolling service free for 1st year when considering purchase Acacia.....well, at the same time, I had also browse through their website which stated "Guarded community with CCTV". Thus, I had further clarify with Sales person on this issue and got feedback as told before. (That time, I thought it might be their website haven't being updated! )

hi all,
I visited PISA property fair today and am particularly interested in SV 2-storey terrace but unfortunately only a few units left (mostly corner units). There's 1 particular corner unit priced at $740k++ which i am interested but after much considerations, there are 3 questions that pops up in my mind:

1. Current completed 2 1/2 SP Island are priced at ~$700k++ with much bigger built up area (2.4k++sf vs. 1.7k++sf. Which one is more worth buying?
2. Future low cost flats by the side of Calophy which will be priced at $42k++. Any concern?
3. Is it worth waiting for Tree Residences (by Ideal prop) which shld also be priced at ~720k++ onwards in June/July 2010? This has a clubhouse + much more facilities.

went to pisa property fair and saw there is one developer got a plan to built a condo + shoplot (called Golden Triangle project) near the relau traffic light. and sure there is a plan from council to further widen the current road there,just matter of time only.according to the developer, the current mosque and govt clinic nearby the relau traffic light will have to be relocate for future road widening.
Hope the road widening will take place soonest.

Last I was informed from SP that the CCTV will only be installed after the OC obtained. Also SP is giving out the upgrade package for Phase 1 and 2 for their electrical and flooring, but I heard it costs a lot, someone can provide more detail on this?

got news from my friend work in SP setia. He said guarded service only provided to phase1 & phase2 units only for 1 years. Not applicable to phase3 and 4. And also there will not be any fencing built up on it.

I heard that because there is another small piece of land beside phase 1 & garden not belong to sp setia. So, they cannot fence the whole phase1-3 area with single entry.

the promise should be only 1 guard post with 24hrs guard, not single entry.

Hope what my friend said is not 100% true. Will contact the GM to understand in details.

Phase I & II tentatively targeted to complete by end of the year, OC in Q2 2011.

Guys, i am a purchaser of both Pearl island and Setia vista.I dont understand why you are all unduly worried.Setia has never failed as a resposible developer and will never fail in future. They have very good reputation and i dont think they would want to screw itup.The best person to talk to is the developer themself and not irresponsible gossipers and people who are so so kan chong. Why dont you guys make an appointment to meet or speak to the GM himself. I was just like you guys at one time until i heard it from the horses mouth. A lot of things you read here are not true.Go and speak to the right people and have a peaceful sleep. I tell you how to reach then GM. Call the office line and ask for his secretary Ms winnie. If he is not there pls leave a message and he will definately call you back. Trust me , the operate very professionally.Pls dont panic, take it easy. Cheers

I have been observing this project quite some time. As an observer, this tell that SP setia is losing penang customer trust and the confident/quality level is going downtrend. Btw, you can see this project is sitting on the lower end side. Initial the project is like SPI, 3 storey, guarded, beautiful landscape & privacy home. Now, guess what, is 2 storey old design, no guarded, simple garden. that is it. Too many changes made by sp setia just to get the project sell off with minimum cost (max gain). Good luck SV.

Old or new design is very subjective. i like setia vista carinata house design because i feel that it is modern and yet practical. The project is guarded and the garden also impressive. The garden planning is much later than SPI and is more modern than the rest of the garden by other developer.

Good luck to you also when you want to do renovation with gangster contractor.
Just like happen at Dpiazza condo right now where their renovation quotation cost with the developer contractor estimated 4-5times higher than outside contractor.

Hahaha ... when I read the reply from Bryan to Tze, I laughed and rolled on the floor.

Really funny ... in SPI column, Bryan mentioned that "Sg Ara is a remote area and the access is even teruk". And yet, Bryan (claiming to be so smart) still bought his property at One Residence, which is just opposite SPI. Unless, the two Bryan's are different. But I doubt so because Bryan was the one who kept harassing SP Setia owners in the SPI column.

Bryan, tell us what is so good about One Residence.
Strata title? 3 years time to complete? Do you know that strata title project incurs lesser cost to developers as they do not need to apply to the authorities to cut the land into individual title?
Need to pay management fee for life? Think about it, how much will you use the facility?
Is it worth paying extra management fee for life when your house is already so expensive? Isn't G&G concept just a high class town house?
Built on lower ground compared to SPI?
Easily prone to flood?

Well, I am not claiming that SPI or SV is better than others, I believe each project has its own advantages and disadvantages. This is all subjected to individual preference and affordability.

This Bryan is not even a home buyer in SPI and Setia Vista, why is he doing here? A few issues I want to highlight on One Residence...
1) Looks like they may run out of money...their earthworks seemed to take forever to complete...start and stop work for the last few months
2) Did you know that the land is lower than the road level..up to 2 metres. No issue on flood now as the drain will be deep enough to cater for the rain water but 5 years down the road, one may never know.
3) Paying maintenance for life? Not for me. A study shows that those retirees, those with kids will more likely to use the facilities. For most, you just want to live and rarely go the the so called clubhouse.
4) Nothing bad about the location but orientation is not so good compared to the others within the surrounding area.
5) Good luck to you!

I have seen the future development layout, a TNB substation will be built by other developer somewhere near to Lot 1 and Lot 4. Too bad.

Also, another block of low cost building will be proposed on a land opposite Lot 38 & 39. How sad.

So, I have decided not to consider Lot 1 to 3 anymore, even though the original fengshui before the future development is attractive to me.

Unfortunately, those vacant land nearby does not belong to Setia. They do not have any idea what will happen next.

Not only that. Have u guys thought of the surau? Where will Setia construct the surau which is to be surrenderred to MAIPP (Majlis Agama Islam Pulau Pinang)?

Somemore future development opposite Lot 38 & 39 also most likely will require such surau.

Too much unknown. It is too risky to invest here.

Last week I nearly goín to pay the booking fee already, but pull hand brake just because of this.

In malaysia, the surau is a MUST for all the new property project so i didn't see any problem unless you want stay at other country like Singapore or Hong Kong. And, Surau will not going to impact our daily life regardless chinese or India because Surau with us since we was born in this country.
By the way, I'm not muslim but i said all are the fact.

what you mention is a good trigger here. i would rather think where will the pusat kesihatan and surau near relau t-junction will relocate to. Anyway, whatever you talk is just an empty talk till you have a firm plan from government or other developer on your surau, low cost & substation talk.

I called up SP office just now. The staff mentioned that there is no plan for any surau in the Setia Vista site.

However, I am quite surprised that another developer bought the land nearby the hill (next to Lot 1 and 4), if it is really true. I have talked the engineer of SP before last year, he said the hill land there is very solid and hard, and difficult to develop. And also not easy to get approval from the local authority for such land.

regarding the new pusat kesihatan, info i got is the new pusat kesihatan highly going to be built on the land beside the relau Malay school that currently use for planting veggies.
govt already send few letter on intention take take back the land to the veggie seller who rent that land .

I am agreeable with Tze. If worry too much then better buy after the completion of the whole development inclusive of neighboring project. I believe the neigbouring land / hill is 250m above sea level and thus no development can be down at these area. It has something to do with hill land committee requirments.

at least SV project is done by SP Setia which so far doesnt have a bad record in penang projects and we can rest assure the SV project can be complete within timeline.
Not like the developer on the project opposite the SPI,latest news there is controversy among the developers and likely to affect the project timeline completion. i believe those who invested there must be shaking now.
