Hi All,

I enjoy reading this forum. I gain a lot of valuable information about BLVD.

I booked a unit type A, 18 floor 1195sf. Going to sign the S&P next week. I did ask the sales girl about the MF. They said is RM0.18/sf + 10% for sinking fun. So, total RM0.20/SF. Is it true or this will be stated in the S&P ? I am not sure about this. Any one can advise me ?

Great News for all of us.
Thumbs up to the State Government.

I also visited actual show unit after they called me up. My opinions:
1. Car park area space for turning up seems like smaller than turning down. <-- NOT GOOD
2. Corridor with high wall and spacious. <-- VERY GOOD
3. Nice Materials for Door, Floor, Bathroom Tiles and etc. <-- VERY GOOD
4. More space for installing Air-Conds, if you notice where they install the Air-Conds for the show unit. <-- VERY GOOD
5. East Wings Type D Units are able to see Air Item Kek Lok Si. <-- VERY GOOD
6. Penang Government Plan to re-structure and upgrade road from Lorong Batu Lanchang till Lebuhraya Thien Theik. <-- SUPERB GOOD :)

CS, East Wing type D might be block by spring tower.

Gov plan to upgrade the road, when is it happening? i try to be optimistic, but we are talking about goverment here, and GE is coming, hope DAP remains in power till the proposed plan is completed.

Yes, some lower floor unit of Type D East Wing sure will be blocked. However, higher floor unit are save. :)

We must believe in ourself and DAP. Refresh back, since our beloved Lim taken over, how is the situation of Penang today? I checked some forums, where they voted will allow Paka*** or Bari*** and 99% voted Paka*** ;)

I must admit, our beloved Lim really did a great job on re-structuring Penang, and bring Penang back to track.

Yesterday I went to RID Bay Avenue to discuss about the draft S&P. I concerned about the so call "inhouse contractor". I asked the sales girl whether the contractor will restrict us to let them do all the renovation work or to charge our own vendor some money. The sales girl said if we pay the "sampah seh" to them and let them do some minor renovation, then it will be fine. Besides, I also asked whether RID impose control on the inhouse contractor. Their relied NO. But they said don't worry the inhouse contractor is "OK" one. I worry about this indeed. It is no fair if the S&P stated that we need to ensure our own contractor follow the Rule and regulation but RID do not control the inhouse contractor.

The developer should put some control on this inhouse contractor because this is a condominium few hundred thousand not medium or low cost apartment. If just pay the sampeh seh and let them do some minor renovation, then it is fine. They cannot ask to handle the full renovation of each unit.

Hope that everything follow the plan and catalog.

It is better than other apartment in Farlim like Asia Height. Since BLVD is located at the end site, it look like those house that located at hill side near Tanjung Bungah area. Hahaha !!

How many visitor car park in BLVD ? May be Management will impose the time limit for visitor to part their car at the visitor car park like what is now happen in BL Garden.

Harlo, to all my pontential future neighbours....

I just book a south wing high floor (28th floor) corner unit. Am wondering if the unit can have nice Kek Lok Si view or not? (can see fire crackers during CNY? :D) Another concern is the afternoon sun, will it directly shine to the unit? anyone have any clue can share with me?

On the other hand, the price went up significantly high compare to when it first launch. The unit i book is about rm348/sqft and is only entitle for 6% rebate? only 6% rebate now?? :( is there any other discout or promotion package available?

Anyway, on the good side is the build up are very nice in term of quality, layout and some small details like location of the power points, etc. based on the show unit. Two side by side car parks and the 11ft high ceiling are very strong plus for me. I love the location too, abit isolate and on top of a mini hill, which give me the peace i wanted (hopefully).

The only draw back is the traffic and the price now ( rm348/sqft and only 6% rebate :( )... Hopefully PG state government can improve the traffic around that area ASAP.

I need to start to apply loan. Any good banker can intro to me with attractive package?

I want to gather a team and address this unfair issue to the BLVD director. Why just 10th ~ 15th floor owner get to pay the bank interest by coming Jun 2011, seem the whole construction just reach 50% ONLY. In addition, the BLVD sales personnel never mentioned that the free interest period of 80% was actually calculated base on individual unit and not the whole construction. It smell like a dishonest trade.

Now i know why people like IJM. When they said free interest, they really mean it. This is call first grade developer.

I've just visited the showroom n clarified with the sales lady, being told that upon the 80% completion of the progress, which mean upon reach your house level, you'll need to bare the interest, all the buyers should have received a letter which came together with the S&P, it stated that very clearly and we have signed that too...so it's useless to make any complaint even to the director I think.

Yes, I'm pretty sure too that the sales lady & the banker told us the same thing. Were told that the initial completion date was end of 2012 and we only start to pay the interest around Sept 2012. I doubt if they purposely did that! But what to do? We signed the contract.

I just realized that Public bank has deducted 600++ late last year from my account, but still trying to figure why.

I have been relocated in oversea, and I am concern that I might miss the important notice from the bank or developer.

According to the agreement i have, it said that: "the developer shall reimburse us at their absolute discretion and subject to terms and conditions to be determined by them from time to time, the progressive interest incurred by us for the payment towards the purchase price under the facility from the first release of the facility by the end financier to the payment of EIGHTY PER CENTUM (80%) of the purchase price (stage 2(h) of the third schedule of s n p, which according to mine stage 2h refer to COMPLETION OF ROAD SERVING THE PARCEL. i really wonder, is the road has been completed, until the developer can certified it as 80% complete?

The sales person explicitly told me when i bought my unit. that it is the 80% completion of the entire project and not expected to pay any interest at least until mid 2012.

Hi guy..,
I am still refering this case to the expert as personally i dont have much experience in this situation.. In addition, I have much doubtful on the S&P contents as well:-

1) refer to tan statement "Apr 10, 2011 12:23PM".. the developer shall reimburse........ (which road it refer to)??

2) refer to KJ statement "Apr 10, 2011 11:20PM".. (what means by the 'building')

I just felt like Reka Indah developer words was untruthfull and unprofessional. Their sales represent their company, how can they simply feedback any wrong information to us just to attract buyer without any responsibility. They has mislead us with wrong information and make us blindly sign up the S&P.
Eventhough they did put the dirty trick clause in the S&P but it stated in an unclear sentences.

Eventhough this "phenomena" just happened to the 10th ~ 15th floor buyer now, but it will slowly swift to the higher floor..

Pertaining to "80% completion of the road", yes, the sales lady said the road is almost completed now. Due to this is the 2nd phase of their project at BL hill and 'share' the road along BL garden/avenue, so it's consider 'almost done' on the road portion. And the buyers on 16th floor onwards will receive letter soon.

It seems that all of us were mislead by the sales person. The gave us wrong information just want to attrack more buyers. They're really irresponsible!

Hi I'm buyer of 21 floor.Wow, this is sure a hot topic that had been argue. Actually I'm one of the early buyer for this project and I've remember that from the info I've gathered from the sales person at that time, they don't really use the word "until VP",they told me interest is only absorb up to 80% of work done and not til VP. So, I'm very sure that not up to the whole building completion. I don't think that is a mislead info... anyway i'm quite happy to hear that this project is going to be completed early next year. Best point is I can move in faster rather then late. Happy to meet u all there.

When I did my purchase recently, the sales rep explicitly told me the interest need to be serve upon 80% completion of the purchased unit. This become one of the reasons I decided to buy a higher floor unit.

I figured RID is very screw up in their marketing plan and publicity, although they have been an established contrator in delivering very solid track record over the years. Such as Harmony Residence (by BSG), Gurney 11 (by Ikatan Awana) and other well known IJM projects. They should learn more from Belleview Group in marketing All Season Parks.

Guys, should we make use of the forum in FB to address our concerns. I think we shall have faster reponse and able to gather more owners in addressing issues.

KJ, you can search for "boulevard condominium" in FB. I believe it was created by CS Gan many months ago. U will see the title of "Boulevard Condominium" written on a yellow background.

But I figured once in a while the web side cannot be found in FB, donno why.

Anyway, I would suggest all BLVD owners make use of the FB forum to form a strong team in order deal with the developer on this matter.

Stephy, I manage to talk to PBB banker today. She told me some owners got $$ deducted from their account is due to auto debit/standing instruction being set earlier on.

Those $ are the interest suppose to pay by the developer. The bank system is not smart enough to handle it well. She told me the developer will have it refund into your loan capital later.

You may want to follow up closely with your banker on this issue.

The clause is not in our s n p. It is in a separate letter that the developer pass to us as a separate document which include an official receipt of my down payment.

Recently State Government is planning to improve the route around Farlim and Lebuhraya Thein Teik, it should carry positive impact to the house area. Further more, the property price in Penang is expected to appreciate from time to time.

One more factor to consider. RID is a realible constructor, u can take a look on their track record as IJM and BSG constructor.
