I called the police and the police asked me to lodge a report. Because i have not been threatened, i have no case to make a report ... yet according to them. But I believe if everyone of us calls the police, they will do something.

Victor, I fully support you. You have already gone through extra miles here to help all the residents to fight against gangster contractors, this is very much appreciated.

Anyway I have been to the site on Tuesday, apparently nobody was at that container. My contractors also allowed to go in without any problem. I would propose to monitor the situation for a while before escalating the issue, it would be really bad if the authorities (police, MPPP, MP etc) think we are just crying wolf. But whoever first encountered the conflict, please trigger asap in this blog, then we can act together. I believe that group feedback is always stronger and bring more impact than individual's.

I have also noticed that somebody is washing up the "Lily Pond". Heard they will put fish in, not sure whether will plant the Lily, lets see.

I have bad news to share. It came from insider info.

The top management of The Summer Place was allegedly receiving Angpau from the gangster contractors.

An informant told me that the no 1 and no 2 of the management had accused each other of receiving Angpau from the gangster contractors few days ago. Apparently, at least one of them had allegedly received the Angpau. Allegedly the guards also received Angpau.

As a result, the gangsters have been allowed to roam free in The Summer Place, checking and harassing other contractors.

IJM now owes us an explanation. They have to explain to us why the gangster contractors have been allowed to roam free in The Summer Place. They have to investigate and clarify to us whether the alleged Angpau was indeed taken.

If Angpau was not taken, IJM has the responsibility to show proof to us that they have indeed make complaints about the illegal gangster container and the gangsters’ activities to relevant authorities, such as MPPP and the police.

Flankly, has anyone actually been harassed by the alledged gangster contractor? If you have, please lodge a police report and let us know. If not, what's the point of us debating over the issue here?
To all those who pretended to be owners, for your information, WE, the genuine owners, are given a folder with forms for registering our renovation contractors with the management of Summer Place. We are required to place relevant deposit as well for the duration of the renovation. Renovation can only be done on week days during office hours. The guards will check on this. A representative from management of Summer Place will also check on the renovation upon completion to ensure renovation are according to specs.
Thus, no contractor are allowed into Summer Place without the registration. Safe for contractors rectifying defects as contracted by the developer.
If your renovation contractor are not allowed into Summer Place because you have not done the above, please do not speculate that the guards are colluding with gangster contractors.

Dahlia17, those living in the flats will not park near Summer Place as its inconvenient, a bit far from their home. There's also fencing behind the shops, Lot 28 till Summer Place.
As for the smell during low tide, aint all beaches in Penang has that smell? If you're accustomed to the smell in Gurney Drive/Tg Tokong/Tg Bungah, you're all right. The price to pay for unobstructed seaview?

You said you were threatened by the gangsters, I think you would better make a police report to protect yourself. Don't go to the police station nearby. Instead go to the police headquater at Penang Road.

Besides complaining to IJM, we should also:

1. Make a complaint to MPPP because they illegally put a container beside a road. I have done that, it's as easy as 123.

Hi fellow owners, i am looking to renovate my units, mainly on kitchen/buit-in cabinet, plaster ceiling, and electrical/plumber. Please kindly recommend if you have came across any good contractor.

I am having a type-C, and I have been told by one of my contractor that the location of the power-point at kitchen area kinda hindering the cooking stove, and may have to be relocated. Does anyone of you face the same problem and anyway to walk-around this issue?

i m really really pissed off with IJM!

my contractors were threatened by gangsters. they had no choice but had to pay them RM500!!!!! and i have to pay the RM500 back to my contractors.

and what more? the gangsters said to my contractors they will ask for money again from my next groups of contractors (for kitchen cabinet).

why this thing don't happen in platino? is it because the buyers are all have more money, so IJM has been taken care of their interests? what about our interests at summer place?

why gangsters are allowed to get in to my unit? why do we pay our money to hire more than 10 guards and gangsters are allowed to go in? what sort of security is this? 3 tiers? 4 tiers? bullllllshittttt!

now i don't dare to complain to our management... don't know if they are the same gang or what...

To answer ur other question, why the contractor not in Platino? There are few reasons, but one of the main is Platino consider low density compare with Summer Place high density with over 500 units, the contractor can do mass business at Summer Place.

Worst case is SP management provide the renovation list to gangster so that the gangster come and collect fees.

1. Why Gangster contractor have the free access to Summer Place having the right to walk in others units and ask for rubbish fees!
2. Why Gangster contractor allow to build a ware house right infront Summer Place!
3. Why Gangster contractor having the renovation lists and know currently which units are doing renovation!
4. Who give them access to summer place, we need to audit the form submission!
5. Why should the summer place resident need to purchase sand, clement and tiles from gangster contractor!
6. Why IJM give them right to collect the rubbish Fees!
7. Why IJM did nothing and allow Gangster contractor to threaten the resident of Summerplace!

I will call IJM HQ tomorrow as my units get splash with kerosin.

According to BOC act, every apartment and condominium MUST have 1 visitor car park reserved for every 10units.

I am sure IJM knows it and he will not challenge the law.

Birch Plaza (time square) was once did not reserve any visitor car park and we file a complain to the management and a cc to COB.

Dear Penang Fan, as I have predicted earlier, they would be some desperate sellers after CF...mainly the speculators with weak financial standing. That should only be fair to those genuine home buyers.
However, I disagree that the current middle east wars and japan's unfortunate disasters will result in dropping property prices. The above incidents will increase cost of construction. Petrol prices and other commodities have jumped over the roof. With the rebuilding of Japan, cement and steel bars will be in high demand. Primary market have already saw a 10-15% increase in prices from new launches by developers. Secondary market will largely depends on demand and supply. Supply seems to be ample in a few years time.

Regarding gangster contractors. It's common knowledge that money corrupt. If you feed these gangster more will breed. By giving in to them you're encouraging these parasites of society. Many people are just too afraid and prefer to give in and that is very selfish and wrong. If these gangster grew bigger and richer they will have money to bribe the police making them even more difficult to be apprehended. At such they become Mafias. Just be brave report each case and these vermins will be eliminated eventually. The more afraid you are with them the more they will intimidate.

You're right, there's hardly any direct beach front properties that dont cost a bomb these days. Now, you need to tender for just the rights to reclaim land. That should drive up land cost and future developments.

This rental yield will pose pressure to those 2nd owner.

Went to check out the 1k+ sqft unit at 1st and 2nd block last Sunday 22-May-2011. I love the facilities, land-scaping and the built..was close to 90% on purchasing it at around RM410k, until i check out the swimming pool area. A group of children and some adults were swimming with their clothing on. Seriously? For RM400+ i am sharing with these kind of people with such mentality? Must be like Oasis case where the developer in exchange of Kampung Buah Pala land gave a few units for them at half price or so... There goes the exquisite feel of sea view...~

Nicole, I believed those ppls are the relative of the unit. I went there before, and 2 kids ask me not to close the glass door which they said they dint bring the card with them, i asked them which unit they from, they cant answer me, so i just close the glass door as this is for our security purposes. I noticed that they are from the relative of one of the unit. We cannot control that but it will be only happened during weekend.

Im also one of the resident here, i too, dislike those residents who purposely refuse to follow house rules. 1st time offender , i think we should give excuse but there are still ppl who thought that the whole condo belong to them..especially those visitors n tenants. When the JMB is formed, we should give the security guard the support to let them enforce strict rules to be followed.

From my observation, these things happen is mainly due to :-

1st , our security guard are too lenient/lembut or too scare to offence the resident.
2nd , lack of support from the management/residence to enforce strict rules
3rd , All security guard must have proper training. Sometime the culprit is itself the security guard.

Hopefully, we can have a better neighbourhood and a good team of management and security to make Summer Place a good place to stay.

1. NO PET ALLOWED BUT LATELY A LOT OF DOG CAN HEAR BARKING AT NIGHT FROM THE TENANT HOUSE.
(NO ACTION FROM MANAGEMENT).
2. VISITOR PARKING MEANS FOR VISITOR .
3. NO SWIMMING AFTER 10P.M.
4. GARBAGE LEFT OVER AT LOBBY BY STUPID TENANT.
(GUARD NO DARE TO TAKE ACTION)
IT SHOW THE MANAGEMENT UNDER MR CHOW NO CREDIBILITY AND DOUBLE STANDARD TO RUN AND ENFORCE THE RULES AND REGULATION AS STATED BY MANAGEMENT.HOPE IJM CAN REPLACE MORE COMPETENT PERSON TO MANAGE THE BUILDING.

all owners, please call to IJM office to request a change on management personnels and security personnels. they're not doing their jobs properly since day 1 and this is very frustrating. there are a lot of issues, violations and no actions taken. house rules not being enforced. outsiders are being allow to come in and use the condo's facilities. the security at lobby even leave the doors to lifts open unattended and simply grant access to people without access card without checkings. it will be a very long list if we list out all the issues that we're facing now. do something before it become from worse to worst.

Observer.., What Jewel comments was right to the points.. Summer Place actually not worth for so much of money.. reclaim land, list hold, build in simple structure, poor ceiling height (poor air ventilation), located beside the death sea (smelly), near to BIG MOSQUE project (noisy in future) and the worse was the main road to the Summer Place was often full of Malay ppl hooking around (too near to the low cost FLAT).. Thus, for me the Summer Place price was actually being "boom bast" by the investor as to gain the easy money from those potential "DUMB & DUMBER" buyer.. RM400K above for just 1,000 sqft of "sangka burung" : ) .. I would rather top up some money as to buy the landed property.. Seem already pay additional RM100K plus as to get just "sangka burung" why not additional "RM150K plus" as to get any medium range of landed property .. isn't this sound more relevant and SMART..

Now the world economic was so so unstable.. Just wait n see how this "SMART" investor going to continuous BOMBAST the price or rather sell back the free lot at more reasonable price..

Lastly, i own a bungalo at the South Bay area.. Hence, the purpose i comment here was to wake up those DUMMY buyer from continue throwing his/ her "sweat" money into the investor pocket..

No progress of Lot 28 (a reputable one, only Burger King is there up to date).

There is no big shopping mall to attract outside crowd. (No outside crowd will drive all the way there for Burger King and whatnot)

Lot 28 will end up as office space (low rental yield).

So, Lot 28 may not be able to bring up the value of Summer Place.

When marinetime completed, price will shoot up another 10% above.

All housing agent is " sort stock" of it...believe me :)

Prices for Summer place actually falling. Check with Mudah and you will know the truth. Any suggestion that the price is going up is just an attempt to boost the price up artificially as there are no evidence of any such demand.

As long as there are no presence of a bustling business community this place is doom. Beside I anticipate price will fall after the big Mosque is build. IJM is clever to withheld building the big Mosque until Maritime is completed. All such claims are in only within speculators dream.

Heard from an agent friend that there was actual transaction for 1109sf at >=500k, original condition. This condo is more for local, for own staying purpose. Location is strategic, direct seafront, good condition and design causing the hike in demand. I don't think it is worth speculatng anyway as the price already this high - you cant flip, you cant get high rental, so why speculating? I dont understand...

For this condo, We will wait and see, personally expected this condo price will continous up in the coming months, especially after this election,I am not held any condo unit in this property, as i knew maritime square shoplot unit is fully occupied, the front units ground floor, all selling luxury car like ferrari / bmw / bentley car.

The whole area will very happening in the next 1/2 years. Prices of this condo will not fall easily, this is the last condo in town area direct facing sea front.

Just look at the price of the spring, it increase also, the non-hotcake nautilus bay property also up nearly 1m for non-sea view unit.

Actually what happen to all speculator owned this unit..they seem asking for something around 600-650 per sq ft. Is it people now prefer Penang most dirties/smelly river view. Or is it leasehold are better than freehold nowadays. Or houses near to LC fetch a better price because it's crowded with yan energy. What Alan just said was correct transaction are around 500per sq ft...even that I considered it expensive. I would rather go for bayswater or light linear which cost around 550-600 per sq ft n it's freehold,..or consider straight garden condos cost around 520 per sq ft. I am just sharing my reserch/accurated view with no intention to hurt anyone.
