KS_rev: I guess you must be a potential buyer who's angry with the current second hand price, which is beyond your budget. However, prices of all properties in Penang are getting dearer...
I read an article in ST last week that the reason is not because the old properties are getting valuable, rather, the cost of land and construction material for new launches are getting more expensive. Perhaps that's because new land in Penang are sold through tender, rather than selling at the cheap to crony?

KS_rev: The same with properties in KL/PJ. I find that buying old properties (and reburbishing) are cheaper than buying new launches. Perhaps you should look for older buildings in Penang.

yes i am very regret that i did not buy a house last year which i found out the price have been different by >60k in 6 months in recent hike, for speculating reason.

You mention about buying a older house and refurbish, yes that idea is good for landed where after u refurbish it's still 'like new'. But how can you apply this to a 10+ years apartment/condo, yes you spend big $ refurbish then your unit is like new, but what about the overall building structure and it's facilities? Is still aging (unless the management is doing good work all the years). Somehow you know what renovation fee is PG island is WAY EXPENSIVE than even in KL, it's just not worth to spend these $$ for few years, then start looking for another new house because your current condo will go into 'run-down' condition...

There are well run older condos. These condos has proven to with stand the ravages of time. Avoid Condos that are poorly maintained as some condos has poor ability to collect monthly fee or sinking fund. A good example from my personal experience is Gurney Park Condos. Owners expect $3000 a month rental and sale price of 500K and above but the common areas is run down, gym is barely serviceable, pool is dirty and elevators break down are the way of life there. Beside it is very "chup". Low class service apartment caters to sick Indonesian who arrived here for treatments!

Personally my suggestion to you are If you are looking for investment (passive income), freehold/leasehold may not be so important as long as the area is matured or with growth potential. Tenants will not care whether it is lease or freehold anyway. Looking for projects with commercial lots (shops/eatery) nearby and best if within walking distance, easier to find tenant. Looking at current popular cases such as bayswater,putra place, gold coast, marina bay,tg park all fulfiling this criteria). Summerplace could very well fit into this category as well as long as Lot-28 and maritime square take-off sucessfully. Choose the "worst" unit within the "best" location could be another option, this is how Gurney parks stands out among the rest, not difficult to understand but somehow this appeared to agitate Penang Fan quite a bit. As for the hot location, i would think along the whole Lim Chong Eu expressway from batu maung to Macallum as this goes inline with the government focus growth currently with the 2nd bridge construction, SME parks, existing industrial parks, and perhaps The mega integrated development such as bayan indah new reclaim, Light Waterfront and southbay. George Town is too congested, as for the tourist belt along gurney to batu ferringhi, existing price already too expensive.

And last if you are looking for long term own staying, don't wait, as always there is no better time but now. Look for what you like and within your own affordability, move in and enjoy, that's all!

Saw the logo days ago, it looks ok... But the guard house is still way far from elegant. Can we do something to let IJM knwos that this higher class condo has a lower class guard house as compared to Ocean View or The Spring? Does anyone has the same feeling too?

Regarding lift lobbies:

- Tower 3 (Type B) has the most beautiful lobby.

- Lobbies in Tower 1 and Tower 2 are very ugly, for:

1) They are smaller, but most importantly,

2) There are 3-4 utility doors built insider the lobbies which are covered with security glass doors. The utility doors are and looked cheap. The yellowish door color is the one most common used in cheap flat.

Could anyone make a complaint to IJM?

If I'm not mistaken, this is a medium cost apartment as stated in SnP... I think IJM does not treat it as a high class condo.

To me, how elegant of guard house is not that important. The most important is the security is good and strong. I still can accept the current guard house.

Anyway, it will be good if there has the shielding at the scan in/out entrance/guard house. This is more convenient for the resident while scanning through the system especially in rainy day.

I have no chance to go lobby to take a look. Don't know how ugly of the lobby in Tower 1 and 2. Again, for long term, most important to me is we must have a very strong management to do the maintenance. No well maintain, no matter how beautiful of your building or landscape... it would be looked like a cheap flat at the end.

Guardhouse has its purpose. Do we want fanciful guardhouse for the guards to relax in? The maintenance cost would be fanciful too. I've pop in last month and delighted IJM is installing wood panel at the lift lobby. Dont expect hotel type of lobby cause again, the maintenance will be costly. Guess we have to be realistic.... luxury comes at a price.

just got a reply from ijm, vp letter will b send out by this friday or next monday..once the bank release the final drawdown by 1st or 2nd week of Jan only we can collect the keys.n then the OC shud b end of Jan or after CNY already...
so disappointed with them..tot that hand over the keys will be this month.

I do agree that strong security is a MUST. But why do The Spring and Ocean View have an elegant entrance, but Summer Place doesn't deserve one while we're paying more? It does matter to make Summer Place a more elegant place.

Of course we know the purpose of guard house. I'm not talking about the fanciful kinda guardhouse, but at least a more presentable one as compared with the lower cost The Spring and Ocean View. It also serves as the MAIN and ONLY ENTRANCE of our place. Why don't we choose a better one, if IJM is willing to fix it better? :)

I notice that IJM has removed the dead tree :) However, the contractor's banner is still there?

is tower 2. but we have to call ijm before we go to claim the keys. the reason is, have to wait the bank release the final payment to them. they ask me to call in by next week, either Wednesday/Thursday.

Yup, received the VP letter on Xmas Eve. Two payment need to be clear before key collection. 1st, the remaining balance that need to be release from bank. 2nd payment is 1 month (deposit) & 3 month (advance) maintenance fees + 3 month sinking fund.

I have just received my VP letter today, very happy. However i am not very clear on what to proceed next, especially on the bank settlement part. Do I suppose to follow with someone myself, or IJM/lawyer would follow up and keep me updated on the status?

Hi Summer,

1st, you need to call to IJM see whether can collect the key or not. They will check for your payment see whether your bank did release the payment for them or not.Then they will let you know can or cannot get the key.

If they say your bank already fully released the payment then you need to call to your bank and ask when is your 1st installment start. Before go to collect the key, pls buy the bank draft or what stated in the letter to pay for the sinking fund and the maintenance.

After you get the key, pls do your QC by yourself.
1. Check every tile, see is that solid or not.
2. Check your wall, see got any gap or break line or not.
3. Check your water, toilet bow/water pipe got leaking... etc

This is what I understand.

Hi Summer and all the owners,

I visited the house with my friend that got her key and she asked me to act on behalf to comment. So far, the furnishing is acceptable and the area of the house is space effective even only 1012 sf. No major renovation is needed. The bridge view is nice even at unit 1 10th floor. Not much comment on the house itself except the balcony's and the viewing deck's fench are rather unstable and not solid. The letter box's lock are mostly rusty. The Poolside Shelter with timber decks are surely not enough and propose to add 2 more near to the gym and 2 more near to the Children’s Wading Pool. Hope more comments to be posted for sharing and highlighted to IJM.

Went few times to visit my unit since getting the keys. Haven't really gone through thoroughly for the defects, but found only few dented tiles, room door cracks at the side of the lock, wall cracks a little only. All in all, the finishing is quite ok :) However, in terms of facility wise, there're some problems:
1. guard house - discard the fanciful guardhouse mindset, there's not even zinc roof or awning there. I purposely visited yesterday to try to scan in at the guardhouse (thought it's ok if it could be scanned from inside the car without winding down the window, but it couldn't) in the rainy day, I got it all wet :| I have complained to the management, and hopefully they'll put up at least zinc roof (for those who dislike fanciful).

2. There is NO SAUNA room as stated in the house rules :| I asked the management, but the management said there's NO SAUNA. I have even shown the management the house rules talking about the SAUNA usage, but the management said they can't do anything. We gotto enquire directly from IJM about this.

I couldn't find Summer Place's link in ijmland.com.my already (not sure why they removed, but The Spring is still there) May I know who's the right person to enquire this?

type-C pool units selling like hot cake as it is the nearest to type-A and just 30-50k higher than type-D and there's only 2 units each floor. Of course, pool view is the most demanding view among all.

Jeff, just to share after viewing all types.

Type C should be a good choice.

As compare over D
1) More spacious in Living Area and kitchen/foyer - extra 2 ft wider
2) Master bedroom n 3rd bedroom also wider by 1 ft
3) Price different only about +- 40k ( about extra 380 psf )
4) Limited units - ratio 1 : 3
5) All stand alone balcony - all type D facing outside view ( balcony joint with next unit )
6) Better demand / during launching
7) nearer to sea

As compare type B
1) Size are the same except type B got extra room
2) This extra room will cost about rm80k-100k
3) The demand will only best suite for those required 4 rooms unit

anyone clever enough to make a quick and rough estimate of the amount of units at summer place that is out for sale? so many listings but could be many repeats.

generally how many percent of the units would have changed hands say withing the next one year? 30%? 40%

over here in Kuala Lumpur some of the completed ijm projects continue to have high turn over in sales but lag in rental yield and yet is not occupied by buyers.

in one instance the property prices transacted were up 40 percent within obtaining keys. and continued to rise another 8 percent during the following year.

there are a lot of crack lines in the high units. i would say out of four rooms the lines are running across three rooms. i notice that they have taken some effort in pressure grouting. and are observing for leakages.

maybe as an RC structure it is too long and the allowed construction joints are not working well. i will post the photos if the administrator accepts them.

otherwise the defects are mainly minor and the finishing is rather good. tiles look ok, some rushed painting on the door so a little uneven and bare at times. lighting positions rushed and ceiling lights too near the wall. toilets generally ok, a little small.

i guess as an engineer i am not so frightened by cracks. they start freaking me out when i start seeing structural ones or when i can see through one. ha ha

one owner mentioned flimsy barrier at balcony. mine was ok. nice big balcony.

i have been there morning and evening and so far from the pool i don't smell sungai pinang. the unit i have is on a high floor facing penang bridge and the butterworth port. it is really nice. the wind though can be really strong, howling away.

while the roof was not locked i went up to look at the metal cladding and how the finishing is up there. looks tidy enough. hopefully the waterproofed the rc floor before putting on the brackets and metal cladding. then any water that comes from the side wind will not then be susceptable to ponding sufficient for the water to seep through the cracks.

as i was not able to see the cracks from the top of the slab i am assuming that they are one way slabs and so the crackline formed where it did.

all in all quite comfortable with the layout externally.

i have three car parks one the ground floor itself and they are side by side just in from of the management office. happy. i even got a tag for a motorbike park. cool.

expect to see settlement surrounding the piled structures within one year but it looks like the designer as made allowance for them... maybe one day they will enlighten us on how the are hanging the sewer pipes etc.

wah a lot ceiling cracks.....it doesn't seem to be hairline crack, and definately can't be covered by painting. Will IJM rectify this sort of crack defect? It is so obvious..

I double checked SnP, sauna wasn't there. Can someone check the hardcopy of the brochure to see whether it's there or not? I failed to get one from the office. However, the house rules have it. lol

Awning at the guardhouse is till an unsolved issue while rainy or sunny day. May I know the way to channel this to IJM?

Anyways, I still aware of the sands/cement banner there. If we're forced to buy expensive materials there, will IJM do something to help?

looking at the subsale prices, it would seem that summer place is being pushed to a somewhat middle-upper class kind of place.

Looking at the design, build quality&material, landscaping, summerplace is somewhat a replica to bayswater. Except the guard-house can be improved, the security system, lifts, pool, gym, are very much similiar. From convenience and leisure perspective, bayswater out-gunned abit as having e-gate and tesco, however summerplace also have lot-28, future maritime square, and also my personal favarite the nice promenade. Summerplace is a leasehold that is the distinctive difference,but bayswater 1176sf furnished units and are asking >580k nowadays.

But a bit disappointed the shower area and Kitchen. it is too small. the shower area just even smaller than the "First World" hotel shower room.

AndrewPg and k, in the art of trade it is always the simple suppy v.s demand, what is there to do with greediness, 3rd world country (Malaysia is developing country, come on) or showing off? The owners can ask for whatever price they want but ultimately it is still depending on buyers to decide if that's the fair deal to accept. I have sources from agent friend that he is currently handling >20 subsale units and so far already closed 6 cases with average selling price >380psf, most of them were type-C. Time will tell whether the sales can continue to trend up. Anyway, he also revealed another information that he also handling >20units in platino at the same time but 0 deal closed to date. Maybe you should go and post at Platino blog that it is over-priced.

Last but not least, maybe both of you can recommend what are the better choices over Summer Place in Penang currently and the reasons behind, this could be more constructive.

You should direct your anger at the speculators, who price you out from buying a unit, instead of running down the development. I'm looking forward to moving in and happy for the price appreciation, although it dont affect me since I'm not selling.

Lot 28 was bought by one bumi owner who is letting out the units like e-gate. He is choosing carefully the tenants and is not desperate to let it go. If someone can buy en-bloc from IJM, i think money is not their issue.
Hope this fact clears your clouded judgement.

I have also checked on the S&P and hard copy brochure regarding the sauna facility and confirmed it's not stated. I guess the sauna facilty stated in the house rules are just their standard house rules copy which they use for other condos as well.

I went and collected my keys for my Tower 1 middle floor C9 unit today and I have to agree with you all who mentioned that C9 has the best view of all, no regrets choosing this unit. Only a few defects on workmanship found on my unit.

1) There is a part of my balcony railings(top part) unpainted and it was rusty.

2) Dry yard's corner tile has a crack.

3) Balcony and dry yard wall paint uneven.

4) Glue stains on all bedrooms window frames.

For those who has been following this thread since long time ago would know that I have been fighting for the shortcomings on our external condo wall paint(brown paint columns as per our hard copy brochure) with IJM. IJM's Wan Zahrah has given verbal promise that IJM will paint back the missing colors. I have already begin to doubt her words as nothing has been done still. But I am too tired to follow up with IJM anymore as I have spoken and also emailed to 4 different person more than 10 times, and the last was Wan Zahrah who was supposed to be the right person with authority in charge of this issue.

Our condo really looks no difference from our neighboring flat's white/beige colors and it also looks like a hospital! Probably they wanted it all white in order to blend in with the surrounding flats....

Today I have highlighted 4 issues to Mr. Chow, our management office person in charge.

1) The missing brown columns paint on our external condo wall.

2) The guardhouse issue.

3) The missing water tank roofs(wings design)

4) The missing water lilies on the water lily ponds.

The water lily ponds at the swimming pool entrance is suppose to be one of our 5 special features of Summer Place Condo. In our brochures, it's stated very clearly that we have 5 special features, they are Poolside Wi-fi facility, Community Halls, Viewing Deck, Contemporary Tropical Garden and Water Lily Pond at Swimming Pool Entrance.

The reason why I voiced out on the missing water lilies is because one of the management staff told me that the water lily pond is already completed without the water lilies. It will just be the ponds with stones in it and they won't put in any water lilies.

Mr Chow said all these are not within his control, all he can do is to help us to emailed to IJM regarding all these 4 issues and cc a copy of the email to me. I am not gonna put high hopes that he is even gonna email to IJM, but to all those who will be collecting their keys, please do your part and voice out on the shortcomings.

While Spring has:
Nice big saunas, oversized basketball court
Lots of rooftop space, NO POOL but lots of ponds

My oh my, what on earth is IJM thinking during its planning for both these projects?? Using the lure of Bayswater to hype-up customer response but offering them only bits & pieces of facilities?

I will look at my side and see anything can voice up to IJM or not since I have not yet to collect my key. I need to take time to look into my SnP... only will voice up the thing which missing in our SnP. NO black and white, difficult to argue.

Although it has no legal binding, the brochure was an official promise IJM committed. Yet they failed to deliver them.

This should be seen as cheating if IJM has no conviction to deliver their promise.

It has been a real bad design on the entrance of Summer Place by IJM and it look so so not grand at all if its to compare with Spring and now what, OC obtained? I expect them to be better or at least it would like the Spring but it is far from what i could have imagine of my dream house and I dont think we can do a shit thing bout it dy. It has been a real let down. I will definitely do my part by bringing up the matter to IJM when i collect my key next week. Huh.. Im a bit let down with IJM piece of shit.

Agree with you, Soulhealer. I mentioned before, but there're ppl think that a fanciful guardhosue is needn't for the securities staff to stay comfortably and prevent them from carrying the job properly (though what i meant is a proper guardhouse to increase the goodwill of the area). But at least, nice awning to prevent pouring rain at scanner and pedestrian walkway is a must. That is what I meant.

I have made a verbal complain to the management. Hopefully the management really channels what I said to IJM. Hope that everyone of us can cooperate and get what we should get, like what longkang gang is doing.

yup i think it is all part of the penang outer ring road ... it includes a couple of acres of reclamation in front of gurney drive. PORR is a really old masterplan and most people do not even know if it is still part of the plan. many things were shelved during the 97 asian crisis, even the jelutong expressway was executed with initially much financial constraints. http://onthemove.penang.gov.my/image/porr_map.jpg

The reading room, indoor gymnasium, aerobic room and games room are located at the 2nd floor of tower 3. They are not missing. But currently only the gymnasium is fully complete while the other rooms are still empty. You can go and check it out, the facilties room labels are written on the glass doors.

You can also access these facilities rooms via the 2nd floor of tower 1 & 2 as they are linked. But you will need to use your security card to tap for entry. This is also the same floor which linked to your car park at 2nd floor, so you won't get wet during the rain if you wanna get to your car.

The smell is stronger during the hot day. Because the heat from the sun is 'boiling' sungai pinang which is the source of bad smell.

As i said before, those facing river units (high floor units included) would be most affected depending on the wind direction.

The lower units, which are not facing the river, are also affected though lighter smell.

Those high-floor units in Tower 1 facing penang bridge is the best ones if one is sensitive to smell.

In other words, get a high-floor unit in Tower 1 facing penang bridge if you are sensitive to smell.

I been to the site quite often ever since the construction of SP started. Yes, there is smell during certain timing, at certain location, not really consistent. Sometimes it is coming directly from the shoreline, somewhat fishy and salty but definitely not stinky as I would comment, standard sea-breeze smell from beaches everywhere. Another smell is coming from sg pinang, appears during hot and stuffy day, but trust me it is not that bad. I have been jogging along that stretch of promenade, just a hint of muddy smell, I am sure you wouldn't need a ionizer whtsoever. Anyway guys, see the sg pinang with your own eyes now, it is no longer the 7 most polluted river in malaysia, it is now class III from the initial of class V. Base on definition "Water under this classification may be used for water supply with extensive/advanced treatment. This class of water is also defined to suit livestoick drinking needs".

Low tide = smell of mud. Hot weather and certain time of the day = smell of the Sg. Pinang. The river condition will take time to improve. Maybe the Summer Place resident can organize a mud ball activity to improve the condition as well as foster 1Malaysia spirit. :)
At night enjoying the lights of the compound? I thought should be the view of B’worth! Then again there is not much to see at night. :)

For waterfront units facing Southeast like Summer Place, morning sun means hot. Because there are two sources of heat in the morning till noon: one from the sun, another one from the reflection of the sun by the sea.

Therefore those units heated up by (indirect) afternoon sun may not be as hot as the units having morning sun.

put up heat block curtain could be the solution...

Cant wait to renovate the place and move in soon. Anyway for those who are still looking for contractors, I have two to recommend:

1) Steve (0124431885). General renovation works including floor tiles, windows grill, wiring, eletrical fitting (lights,fans,heater etc), painting.
2) Lai (0124231379). Kitchen cabinet, built-in wardrobe.

I have engaged their service before, both are friendly and provide good follow up. Most importantly work quality is good and price reasonable. You can qoute my name if do call them, recommended by Mr.Tan from tower 2, 18th floor.

Bad News, heard that the gangster contractors are shifting their base currently in Spring, to Summerplace. To share a bit on the basis of thier business, these people are,technically speaking, responsible/volunteer themselve in waste disposal. However in actualy what they will do is to setup a conhtainer in front of the building, and start to screen/pestering the contractors. For owners who did not "contribute" to them, their contractors would get hardtime by those gangsters. Also you will have to purchase cement or sands from them in the much higher price. They usually do not mess around with bumi, so its a typical chinese buly chinese case.

Normally nothing can be done against them, police/IJM/security guards will choose to close one eye, and they will roam freely n the building. This is not the day one problem but unique embedded culture on penang soil. Shameful but helpless.

Anyway, if they do really coming over, we as a residents will need to decide whatever actions to be taken, but we must all be united together.

Internally IJM will not engage those so called inhouse gangster contractor. However, those coming by themselve, un-invited, are the biggest threat. I think there will be as i also heard about the news as what Summer has mentioned. This is already the culture here in penang, and it is the standard practice by the local "tai Ko" to make some pocket money. Unless someone such as developer or authority willing to negotiate and come to term with them, or else i am afraid that we may have to see ther ugly face very soon.

As I heard from my friend from BayStar, his place had gangster contractor before. They voiced out to the developer, and the developer settled for them. They can choose their contractor freely, or engage with them (and he has heard that their workmanship is surprisingly good)

First thing first as of now is to identify whether there is any, and if there really is, can we write in to the developer to help us to settle?

(槟城22日讯)槟岛房价以火箭速度年年攀升,一间700方尺大小的公寓单位动辄超过20万令吉,不过槟岛的房租价格与屋价相比,则如同“龟兔赛跑”,十年如一日未涨价,地产领域专家认为过多公寓林立是导致房租价无法涨的主因。

据了解,槟城大部分地段的组屋或公寓房租价格,在过去10年来保持相同的平均水平,即使该房子的市场价格已比之前高了许多,房租却依然不见起色。

据租房人士表示,槟城房租大概有10年未涨价了,目前靠近市中心的一间700方尺大小、一厅三房的组屋月租行情介于500-700令吉,这与10年前的租价一样,有些屋主甚至会主动降低房租,避免租客走人。

另外,位于市中心外围的地段与上述房子类似的月租为450令吉左右,若3人合住加上水电费每人一个月就180令吉左右,这价格在吉隆坡只能与人合租一间房而已。

目前,一间单人房的租金约为150令吉,价格同样也是多年未涨。

屋多租客少价不攀升

房地产专家向《光华日报》指出,槟城房租价格无法涨升的原因,主要是因为有越来越多的组屋及公寓建起,加强了市场竞争,在屋多租客少的市场趋势下,价格自然就不会攀升了。

成房奴经济被绑死

同时,爱投资的槟城人买了房子不居住转手租出去,使到市场呈现僧多粥少的情况,原本想靠投资来缴付贷款的计划无法完美实现,一不小心投资者就成了另类房奴,本身经济状况将被绑死。

不敢抬高怕吓走租客

房产领域专家表示,从外地来工作或求学的游子一般缺乏交通工具,因此须寻找靠近工作地点或学校附近的房子,而这种情形在地方大、出入不方便的吉隆坡,是导致房租维持在高水平的因素。

反观槟城因地方小且集中,即使交通不方便的游子不会受工作或学校地点局限,较易找到居住地点,这让屋主无法仗着地点优势抬高价格。

另外,来槟工作的“外地人”一般来自吉打、霹雳或威省,当地房价本来比槟城要低许多,租金也便宜,因此屋主也不敢把房租定得太高怕吓走租客,有些屋主还以“优惠”的方式包付水费来吸引租客。

至于包家具与否也会在一定程度上导致租金不同,一般包含家具如沙发、冷气机及冰箱,房租会调高100令吉至150令吉左右。

由于冷气机及冰箱都很费电,租客一般都被要求自付电费。

ya i was there too yesterday and honestly, it was disgusting to see ppl in t-shirts and pants swimming in the pool (water clean to swim already??). we do hv lycra for more modest wears. i tot at first were the cleaners. Well perhaps coz now it is not regulated yet (no residents) like the promenade last time dirty with ppl and children cycling sharing with many motorbikes.. so hopefull ppl will wear proper attire when SP starts to be occupied..

The swimming attire matters is not a big issue la. It happens everywhere in malaysia. We can make this as our agenda during our JMB meeting, impose strict regulation on the attire for all swimming pool users. With due respect, i think there should be no excuse for the muslim guys. Maybe for the muslim girls, we can invite those muslim committee members to share their opinion before any implementation. Or we can have a standard and decent attire for all muslim girl to wear when they use the pool. Im sure all owners also want to upgrade the living standard for summer place. Maybe mohd hafiz can help .

Yes..for Muslim guys should not be any excuses..for Muslim girls..normally they wear swimsuit as inner wear and wear t-shirt and short pants..but i can see few very religious family that are very strict..if I'm not mistaken..i saw few Indian Muslim as well, same floor as me..and one of the family brought the children and relatives..and their kids happily swimming in the adult area pool..they are just like 8-10 years old..and i think their uncle swimming with long pants and t-shirt..it's not that disrespect them..but me myself as Malay,feel disappointing with their mentality..best is, once people start to move in..we can have meeting to solve remaining issues as well..

Open the window to scan actually is good for security purpose. Not all car window is transparent glass, without open the window, the CCTV not able to capture the face of driver.

I think what we should request is a roof build on scanning area.

About the swimming pool attire issue, this is exactly what happened in swimming pool at Ocean View as well, just behind Summer Place.

Those involve also Indian Muslims who stayed in the apartment. Few ppls tried to persuade them not to avoid wearing pants and shirt in the pool for hygiene factor, but the group reluctant to listen, end up with argument, the group even threathen to report to Jabatan Agama Negeri and a prominent local Malay political party at that time.

Since then no one dare to raise complaint again, since it is getting very sensitive when it touching on religious issue.

Yes, we must be sensitive and respect any matter that related to religion but please don't mix swimming pool hygiene with religion practice as this is totally two seperated items. I am not racist and have multi racial friends.

There is widely available swimming suit for muslim women at the supermarket. I believe IJM management is experience enough to put up signboard for swimming attire guide line. I would appreciate our muslim resident friend advise.

That's great that we have bunch of people here who care about our living environment :)

There're issues that can be handled purely by the management, like the swimming suites stuffs, but I think we should focus on those that we need the developer to react immediately:
1. Guardhouse Awning/Roof to prevent rain
2. Water Lily Pond
3. Brown color columns painting
4. Water tank wings
Else, i guess it'll be forgotten and we're being taken for granted.

I've voiced out to the management, yet, no reply from them. Do you guys think that by creating a petition, and let's sign on together, will it help?

p.s.
1. May we add in the sauna issue since the house rule has it?
2. Can someone draft a copy (my command of English isn't that good) and I can do the submission?
3. After getting the letter, the desired residents who agree on what the letter is drafted can send me their unit number, and it'll be listed down to show IJM how keen we wanna solve the problem.
4. I shall CC the management team, and ask them to get back to us asap.

Thanks for the initiative AK Lim, my english also not that impressive else i would volunteer. Anyway to add on the issues currently:
1) Guard-house. Yes, we need a roof at least
2) Water Lily Pond. Yes, agree.
3) Brown colour stripe. Yes, it is missing.
4) Water Tank wings. I can see them from my units, they are there but a miniature version. The size doesn't match to what we see in the brochure.
5) There is no side-skirting tiles in the unit. I am not sure if this is normal, the Spring has it? is this a standard requirement for medium high cost condo like SP? But one thing I am sure sure is that the lower part of wall can easily get dirty and damage if no side skirting.

I would, however, suggest we separate the 4 requests into two sets of requests.

First, we shall focus on the three items that we all can unite, which are:

1) Guard-house.
2) Water Lily Pond.
3) Water Tank wings.

And the request for brown color stripe should be separated from the rest. Because reading through the forum, there were some residents who were happy about the existing color.

If we put the 4 requests together we will first be divided about the color. And the developer will take advantage of our division not to do the other 3 requests which I believe all of us would agree.

So write a different letter for the color stripe. Another ones for the other 3 requests.

Took some relatives and friends to show off my 1107sf unit at tower 2 last weekend, they really love the location, the luxury super big lapse pool, 2 gyms, the excellent pool + bridge view, and also the landscape. I cant be agree'ing more to them, as I have been looking for places to stay for quite sometimes along jelutong highway in this price range, and this is the best so far and definitely no regret with the decision to purchase. Gold Coast was my first choice then but building looks a bit old now. Putra place 2nd choice but don't like the view, built up and design. bayswater ad Platino totally out of my budget. Also don't like the neighbourhood and surrounding of Symphony Park, Serena bay, halaman krystal, and ocean view.

Feel pround to own one unit here, and hopefully we can quickly address and resolve some the issues brought up, and also the people can follow house rules when using car parks, pools and gym later on. Please don't ruin this beautiful place.

1. Can we request the management to hang a mirror on the car park pillar to reflect the incoming car? I found it dangerous when I tried to make a turn to the next level. Well, we have only 4 levels, so it wouldn't be costly for the management.

2. I have some connections with state ruling party. If the gangster contractor do exist, turn on your cell phone video camera and record it down, especially when they threatening you. YBs always enjoy themselves in holding a press conference, and I always believe that political pressure is much more effective than other means. Need all SP buyers cooperation in gathering such proofs and let us "Goreng" it. I not mean to bypass the IJM management but if they intend to get rid of this gangster contractor, they should act before we do.

Today I had complain to the management office about the touch n go area without roof and it will be problem during raining time. They reply that they are looking into that problem.

Hope you guys can complain to them incase drop by the management office. More ppl complain more effective.

I am going over to SP this afternoon to confront him again as he has promised me to write in to IJM regarding the 4 issues(guard house, brown column paints, lily pond and water tank wings) I brought up.

By the way, I just got back from Parkson last night and I agree with Leo, there are so many very nice varieties of muslim swimsuits for muslim ladies. Arena brand in particular.

I just called up my banker from Hong Leong. He said IJM only paid the interest till 22nd of Dec, and we're not informed about that. So the late charges and the interest occurred are charged to my account. And by 1st Feb, I need to start paying the installment. Did someone aware about that?

Regarding the touch-and-go issue at the guardhouse, some ppl suggest building a roof to solve the raining issue. I think the best way to solve this issue is to just change the touch-and-go system to scan-and-go system. It will be more sensitive in detecting our cards.

I went to the SP this afternoon, Management already planed build the roof for the touch-and-go.
For the security purpose, touch-and-go is better then the scan-and-go. becos need to open door/window to scan. this can make sure the CCTV can verify the ppl.

what can we do? I can think of:

1. Make a complaint to MPPP because they illegally put a container beside a road. Here is the url to complain:

Have you taken action yourself? Too many persons like you, always persuade, urge, demand others to do this do that, but usually the one who post the message like you will never take action yourself in the end.

Too much talking but no action. Better still instigate others but self just sit at home, watching the show from outside and see who take action first. During The Spring obatined OC that time, also got few heros like you shouting very loud in the forum, complaint this, complaint that, claimed want to report police, threathen MCA Minister, CM, Adun and etc... Urging fellow residents to United, blah..blah..blah..

But what happened in the end? Your guess is as good as mine.

IJM paid for the interest, can we claim that?

Yesterday my designer have to park her car outside because the guard do not allow her to go in, and she kena saman .. not from MPPP but from traffic police. So meaning all our wireman, plumber will have to pay for the saman as well?
