we have a good start here to discuss about unsatisfaction about part of house finishing but then how effective the comunication between developer & buyer on this matter?

S&P only mention about Spec. and layout plan, we still have room of negotiation to demand more.

One thing to point out.

Let consider, someday @ wet-market, ppl buy more chicken than duck meat. Is it mean chicken is good or ppl like more the chicken taste on that particular day?
Furthermore, we are buying premium chicken, if inside stomach full of shit, what we are going to do?

I appreciate anyone said SB response very good but what we demand on wishlist is another issues.

Shoot man.....we are talking abt house worth 800+k and suddenly we have one hero talking abt chicken....apa lar?....

i have a friend who's family (big family)bought quite a number of units at one go. they bought it when the price is still 745K. according to him, they manage to get MS to agree to chg the door to another more beautiful design. not sure how true is that bcoz no black and white fr MS. hopefully it's good......

another thing to share. i jst came back fr KL. as i was driving at cheras area, dono how i drive drive, then reach one MS project in KL, Hijauan Residence. i drove in, it looks good. they put up the bungalow as show house. beautifully decorated as well. the superlink home is 95% same design as southbay and it's fully sold out. i look around, the landscaping is good oso and the area is also comfortable.

So, buyers of MS, be prepared to move into a nice home. might not be perfect home, but i shall say it's going to be very close to that.

Mah Sing is going to cease all the free goodies by end of this month. Those who have not sign on, please be hurry up before you regret for life.

Whatever it is, there is no perfect investment in this world. If u ever read SPI forum, see how vigorous of the debates about house defects. I sincerely hope MS will not repeat the history as what SP Setia did. This will destroy their reputation and will hinder them from gaining Penang ground in the future.

Penang government is going to develop Batu Kawan as another new township. I believe, due to the 2nd bridge link to Batu Maung, this will further spurs the economy growth in this region. Which means, all SB buyers will see a decent appreciation in the coming years.

i went few weeks ago, and i realised there are water stains on the wall of 3rd sample unit(without I.D). I dunno whether they have touched up or not. It might cause by water leaking?
Overall i like the I.D. Without I.D, buyer can easily see the quality of the material given. Sanitaryware's quality is good, using "Delfin", if not mistaken?
Bedroom's doors are using flush door?
is SB using Cement concrete roof tiles?

The wall hasn’t been built yet, why does Mah Sing charge us 1K to ‘remove’ it?
Should it be free? In fact Mah Sing will save up material cost by building lesser walls.
Do not tell me they build the whole house complete first, and then demolish for those who paid 1K? Well it doesn’t sound making sense to me though.

Agreed with Aiden. MS should not claim that wall removal since it's not built yet. 1K charges are too much just for it.
The auto gate system 5k is expensive also.
But I have no idea abt the cost of solar water heater system in the market.

The point is not the cost! It is how Mah Sing made money, I don’t want to bring down Mah Sing name as well, as I definite an owner for this project. Since the wall hasn’t been built, it cost Mah Sing nothing to give us free to choose not to having the there on 2nd floor right. Doesn’t it sound better? It is just like providing 'after-sales-service', at no cost to Mah Sing and to us. Win-Win! right.
Agree to hack the wall later is terrible. But the wall isn’t there yet!!

I agree with Aiden. The point is not the cost (MS does not build the wall or we remove it later). It is the terms and conditions that they set. For e.g., MS should probably charge a nominal fee - maybe RM100 for processing the request at most.

also, for those buyers, please read the Terms & Conditions carefully. As a buyer, we cannot complain later on the workmanship or material of the Upgrades later. That does not make sense? furthermore, there is no specification of the solar hot water system. What is the diameter of the copper pipe? What is the brand of the solar hot water system? What is the warranty period?

as a reputable developer, I don't expect them to send a letter like this, with the terms and conditions only covering MS and NOT the buyer at all.

Echo the disastisfaction mentioned on the upgrade package. Apart from that, they should be offering bulk upgrade pricing (discounted because it is per housing project). Worse off, the specification is not stated in the agreement, only generic information.

What do you all think off about forming a house owner group as to negotiate better terms for the upgrade package for all house owners benefit? If we can get a couple of hundred house owner support, I'm quite sure we can do something about it.

Hi All, the 1K is actually part of the cost to cover the chg of house dwg. of coz MS has made some profit out of it. for those who do not the want the wall, new dwg needs to be submit to council for approval and this require money. otherwise, OC cannot be obtained when inspection is done.

actually, for the wall, the work of knocking it down after the house complete is not too much of hassle. even the cost is not significant compare to your entire renovation. it's the tile that counts. once you hack the wall, u'll damage some tile around that area. as such, the cost and time of finding the matching tile is the one that counts.

for the gate, it's definitely more expensive. lower grade motor is around 3K while better ones will cost u max 4K including labor. but need to note that MS only provide one motor point on the left. So, need to add in the cost for laying additional motor point. However, after adding up, it's still cheaper.

for solar, 300L supply require a panel that cost around 5K. labor cost is around 8-9K. but if not mistaken, once you sign up with MS for the solar pkg, they'll do some roof re-inforcement on ur unit to hold the solar panel. if you plan to do it after ur house is complete, the solar panel supplier might not be able to install a panel that can supply hot water to ur entire house because ur roof cannot support it.
the gain would of coz be the electricity saving but the drawback is wen we having continuous rainy days, then u need to switch on the solar panle thru conventional electrical supply as the panel is not able to absorb any sunlight.

for solar panel, oso need to ask MS what is the size of the copper provided. minimumly it has to be 6". oso need to ask for the after sales maintenance. the panel will collect dirt, birds residue, and dust. so the efficiency will drop and require cleaning. usually it's once every 3-4 yrs.

neway, i'm not signing up either of the pkg bcoz i'm those person that do not like to gv ppl money to spend first and having the result 2 yrs later. there cud be newer technology than solar panel 2 yrs later, and we never know.

anyhow, it's ur decision, no right no wrong.

We have no choice but to sign the package if you want to have Solar heater system in your house. If you not, you may need to do major renovation just to fix the solar system later. The reinforcement, piping, hacking the tiles, etc.
But the payment and time given are a bit rush... like buying 1600 stuff... haha.

The main reason for solar heater is to be environmental friendly, which like recycling is never cheap. Should we help the environment then? I would say YES if we can afford, to build a better future.
We are staying in a country where sun light is abundant and if we are saying solar panel is not helping, then this technology has no place in most other countries.

I not sure if there is current market price as sub-sale is not allow until VC if not mistaken. Most of buyer also not start paying housing loan under 5/95 scheme. It seem there is no hurry for the owner to sell at this moment until project completion.

Bumi lot will be released at 900K+ after the projest about 70% completed. Already 300 plus potential buyers in the waiting list. So, after OC, got chance to hit 1M.

Agree with South. Swimming Pool, wading pool, gym and meeting room are useful facilities for many of us. But games room...hmm what type of game will be there? Might consider changing to table tennis or snooker/pool table, footsal...etc?
The swimming pool doesn't have high pressure water massager along the wall (zagguzi type)? And it is 5ft deep? Does anyone see any changing room available?

About 40 bumi lot left. The bumi lots are the bottom 2 rows, left side of the guard house accoring to the site map. They didn't mentioned when. Only say it will be released at 70~80% construction completed. From what I saw yesterday, bumi lots still nothing yet... except a few pilling beams (I guess).

USA, I actually doubt the subsale will do better. From my observation, I fell owner will looking forward to buy directly from developer for landed property. 1 reason is cheaper price and another reason is waive legal fee.
So, 900K from developer may still got buyer but might be different if from subsale (need to pay legal fee).

Just my thought......

Agree. The swimming pool area is not very well decorated. Even some of the middle end condo in Penang has a better decorated resort-style swimming pool & surrounding. We should feedback to Mah Sing management for improvement since this is their maiden project in Penang island

All SB Buyers, I believe some of you who are or who had stayed in condo before. Some of the working committees are really rigid and some are really nuisance (of course do have good ones).

This is something that we need to review to ensure that it is properly managed due to there are lots of money on the maintenance fee and sinking fund that in their hands. Make sure a good and proper accounting practices is executed. Poor management or mis-managed will result in poor and notorous reputation.

Any landed properties will reach RM1m in time in Penang. Just we have to pay maintenance and sinking fund perpetually. If management committee screwed up, the price appreciation will also screw up. It's like condo coming to landed. Worry in the future, if the management screwed up, who is going to repaint the whole southbay for us? Don't expect the residents here be kind enough to chip in for the sake of neigbourhood? Doubt it! Malaysians have yet to understand living harmonoiusly yet.

I have doubt it will reach RM1m. The appreciation has been 'absorbed' by MS. Always buy during early launch and not later. The worst will be when one purchase bumi released units i.e it will be the most expensive unless you purchase for own stay. This is a simple rule of thumb. Most of the potential purchasers will look at the early bird price and compare with the offer price, and if it is too much of a difference, they won't buy. It is as simple as it is. For me, why fork out $ when I can wait for new project elsewhere even by the same developer. Remember, the cycle will continue for all projects by all developers. This is just my 2 cents.

I beg a different opinion. As long as the developer manage to create value surround this area, the upside opportunities are abundance. Not forgetting it's close proximity to the upcoming 2nd Penang bridge also.

Let's see how MS develops this piece of land they have purchased. If I am Southbay owner I will hold this property for at least another 5yrs to monitor the development.

Lastly, RM1mil is actually not big nowadays (sad to say but it's true).

Hey guys,
Currently we are around 1 year before OC is obtained. So just checking, but is anyone of you owners here that has the intention of favouring to stay vs making some $$?

I have been pondering on this question since making the purchase and have more or less decided on staying.
My reasons are as follows:
1) Firstly I need a place to stay instead of renting.
2) I really like the practical layout design of the place.
3) Personally I can't find another place which has a better value for what we are getting (of course this might vary across different people). Prices of apartments and landed are rising ridiculously (except for Spring and SP Setia due to too many speculators :P might also happen to SB depending on you buyers). Anybody knows of other good landed places which will have a good community?
4) It is right by the coastal highway, so getting to town will be relatively quick once the 2nd bridge is completed and the flyovers to bypass the 3 traffic lights are done.
5) Once SB City is completed, this place won't be so ulu anymore.

Would love to hear from other owners on their opinions at this point of time.

I'm looking at RM4k rental a month. If condo of 1,500 sq ft and furnished can fetch RM3.5k - RM4k rental a month, renting southbay at RM4k is at a premium as this is a g&g community and even better that it is landed strata title. It is 3,000 over sq feet (double the size)

There is no property bubble. Today, our Housing Minister just announced that Malaysia is still far away from property bubble. It is the trend of the property prices at this era, which is still lagging behind. Prices that are high are from good and strategic locations. In the end it is still the same whole story, location, location, location.

Welldone to comrades of Southbay Residence and this location won't go wrong. Limited in supply of units and bearing in mind, it just 3 mins drive from 2nd Penang bridge. Feng shui wise, you may not see the sea view, but position wise, for North facing units, it is backing the mountain and facing the sea.

Asking price of RM1.1 mil or more is just the right price, and it is still commanding much interests.

Wow, so many flippers or motivated sellers wanted to sell off their unit already even before the project has delivered VP and OC. This is indeed a bad sign for this project as many buyers will not be able to hold for long as full installment will commence immediately after VP. On top of that, the noise from air planes will negate the price as well when the owner can move in, or maybe good for kids to learn math based on the noise, how many planes actually departed or landed can be counted as well.

There are many funny people around. They can go to certain projects and act as a consultant to make people believe the projects are worth to invest and how good the projects are. At the same time, they can also go to different projects and act as a savior to advise people don't simply invest due to many reasons.......Come on, aren't we all the same? Invest now & hope to get profit few years later? You buy your property, I buy mine. Who will gain & who will lose, it depends on luck and judgement. Sub-sale start 1.1M; mean 110K 10% down payment, all the fee & stamp duty 50K. And this is full 3 story, reno & furnish min 200K; total 350K. This 350K, if one year you save 35K (after deduct all your expenses), you need to almost 10years to reach this 350K cash (assume you just invest in FD where for sure no risk, at least for the history in Malaysia).

Now after spend the 350K cash, you happy move in, you still need to serve minimum 200 per month for maintenance free, monthly installment RM4726, assume you get a good rate, BLR-2.x%, only need 4%, and you need to pray hard that will forever 30years no change. Is will total up 5.5K per month just to sustain this ‘Perfect Dream Home’. And worst that you are no more cash in hand.

Yes, if only if you able loan 50% or less (so many cash rich ppl around, you may be one of them), then you will be enjoy; else you and your spouse need to work harder to consider get a sub-sale house here. Unless you get a super nice first owner let go for you with original price ~800K.

I can anytime get this type of house at much more strategic location such as greenlane or gelugor, at the same price or even less. I wonder if there are buyers taking up the offers. If the starting price was ~800k, then these people are trying to squeeze the maximum fortune out of it, and test the limit to "hopefully" sell it out for more than 1mil.

Please remember that the >3000sqft is build up, not land size. The land size is only 1600+? Gated, means you have to pay maintainance, it does not come free (unless you tell me it is free for life). I agree that club house does not come for all property, but does it worth 300k? You can buy a highend sports club membership already with 300k.....if Mah Sing sold it for 980K, then to me, it is expensive also at that location. (is the bumi lot sold out?)
