This is a strata title property...good so that you don't get look alike castles built next to your house and looks like...For this SB is priceless, as there is no other development in Penang with this title yet...I think.

come on, does "look alike" really important feature to you? i would rather say price is the main consent. It is just a terrace house, what so special on that? at KL, terrace house is just for mid range ppl. $1million might be too expensive for factory mid level ppl, not semi-D , not bungalow.

I doubt any company director or CEO will consider that at all as not a semi-D nor bungalow.

Interesting! 1M strata title 3100sqft landed property is now considered expensive & priceless......somemore want to buy semiD/Bglw with 1M in Penang Island, where to find leh brothers & sisters. Even those 2000sqft condos along coastal highway which are built on reclaim land and hanging on the sky are selling >1M. Lets see...RM320/sqft vs RM500/sqft, which one is more expensive? Anyway, no need to debate lah....you invest yours I invest mine, who's right who's wrong time will tell.

Hi All,

I bought my bumi lot on Oct/Nov last year at around 835k. I actually seen the house once for an hour and fall in love with SB. I returned to Malaysia for raya couple of months ago and went to see the site. I was surprised to see the Clubhouse was so tiny, and not so nicely designed because it has lots of steps and such a small pool. Then i went to my lovely bank executive who kindly approved me the loan on the phone whilst I am overseas last year (didnt i tell that they treat their customers like royalties) I was given a pewter set of kacip pinang (i really dont know what they are for) and some nice raya angpow on my recent visit. They really awesome, never been treated like that in any bank.

Anyway, even the bank executive was saying the same thing, the Clubhouse is so ridiculously small and oddly designed. I was so disapointed. Then I was told that the price of the property now is like 1 mil, but I wasnt quite sure if this is correct. I do plan to keep this property for a while as no point to sell Bumi property less than 3 years. Actually I was so regret to buy bumi property, the different price is so little. I guess it would probably be easier to sell the unit next time if its not bumi lot???Anyone???

I also saw the showhouse has been sold and fully gated and locked!!! Gosh I wish I can still see it.

I was told by the developer that my unit will be ready 2nd quarter next year, is this true?

I live overseas actually and not sure who manage the properties like this. Anyone? How about Henry Butcher, are they any good? What sort of management fees you looking at? How to find tenants?Any recommendation on the interior design around the area? I heard KL interior design are cheaper than Penang because its a competitive market there, is this true? Do we have to get MS approval of the interior design layout prior?

rosmawati,it is not neccesary u have to keep ur bumi property for 3 years then only u can sell,u can sell now if u like,you just need to apply for a state consent which shouldnt be a problem.Let me know if u wish to sell,i am a property agent by profession. penanghomes@yahoo.com

thanks for your reply. iam sort of torn.Sounds like a good step is to hold on the property until the price soars. We never know, it might pay to wait for a while. Anyway, i will email you privately, still keen to discuss this.

MS- I called Mark Goh when i went back for recent raya to view the property again. He said they have been locked now.But he has the key and would let the SB me to view the property again if we want to. You can try him. I ended up didnt call him back to look at the property as only went back for raya for 5 days, not enough time to muck aound :)

Has anyone look at the SB bungalows? they look pretty awesome in the picture. I wonder whats the prospect like if buying that property? Do you think it worth buying? It is quite close to Malay houses in that area, my mom actually lives at the other side of that bungalow area and I wonder if MS are going to take over that area as well. It seems odd that the billion dollar project just stop there next to kampung houses. Do you guys know the value of the land around Batu Maung area, somewhere around the primary school or close to the bungalow side?

I heard that MS also building some awesome property in KL that every unit has their own pool or something, has anyone has a thought on this kind of property investment.

What do we do with the Mah Sing VIP card thing that we got?I got this card(its like an flash ATM card) from MS and I have no clue what this card for. Anyone?

did anyone get "wrongly" billed for progressive interest even though you opted for the 0% interest until, vacant possession? MBB, out of the blue, charged me ~2K for Dec progressive payment...when I called to check they said something along the line of developer not settling the progressive payment, so they have charged me and are now trying to claim from developer and re-imburse...sounds to me more like a screw-up at the bank's end...anyone face this problem?

Yes, Im facing this problem. Raised this matter with MS and MBB last month and was told something along the line. Apparently, MS was given 21 working days to settle the o/s interests and MBB did not wait for the maturity of 21 days. Instead MBB straight away debit the borrowers a/c thru our standing instructions and when MS pays up probably w/i the 21 days grace period, MBB will reimburse back to borrowers a/c. I queried MBB that the free interest scheme during construction period is an agreement among MS and MBB and it is wrong for MBB to deduct from borrowers a/c b4 the expiry of the 21 days period given to MS.

MBB told me that they are in the process of rectifying this error. I'm truly dissapointed with MBB despite it being the NO. 1 Bank in M'sia. Wonder how would MS respond to MBB's way of doing things since MBB is one of the end financier of MS and this kind of arrangement is totally screw of of the 5/95 scheme and free interest during construction. Is is a scam or what !!

Went to their sales galery today, Bumi lots sold out already. The road at the traffic light junction had been widen, SB Lagenda + 2nd link in progress, looks great. I believe that area will be a classy neighborhood once the surrouding projects completed in few years time.

I still remembered a shop owner bought a unit at Bayswater and smile away with profit taking of about 150K. 2 years later, the same unit is sell at 700K. He curse and sweat......
So, lesson learnt, keep the unit until all the surrounding projects are completed, then see what is price will be. Southbay has a very similar lifwstyle concept just like Bayswater. Trust my word....good luck to all those cannot wait to that long.

Lim, u need to understand what is the current situation now. Cost of living no longer cheap now. Even indo maid is also asking for 2 fold increment. With the Japan tsunami, many Japanese investors are buying up Malaysian factories who make cements, tiles etc, they need to export it back to Japan to re-build their land. This makes the market shortage of these materials, prices will go up again. Also, since MM2H program encourage foreigners to buy property here,more and more expensive properties will be built.

I have 2 frens works in 2 well established (sizable) developers in PG. Their projects are in Bt Maung (landed, completed) and Jelutong (condo, still under construction).

Sorry to say that, very very few foreigners purchased their properties. Majority are local.

Do not be mislead by the flase picture preached by speculators.

You do not need to be a millionair to buy a 1M house. You just need to have 100K down payment + 50K legal fee and ofcourse must be capable to folk out ~4500 for monthly repayment.

Most of those who has owned an apartment a few years ago already has made >100K if they sell their apartment now.

"sell high, buy higher" -- this is to upgrade our life and reward ourself. to save 100K cash one may take 8 years or more. with a little bit luck, one can earn 100K in 2 years time through property.

for a graduated couple age >35year, they can easily achieved 5 figure net household income. so 4.5K monthly repayment is affordable.

looking at the current property market trend, people is willing to start to lock-in the 4.5K monthly commitment now to own a 1M house. after a few years, your income might increase tremendously but your commitment might not be varried a lot from 4.5K. This is the beauty and power of bank loan to fight against inflation and property bull market.

i see some friends are staying in a current value of 1.8M semi-D houses, but only do a monthly repayment of 2.5K until today. this is the result of committing 2.5K monthly repayment since 7 years ago when they bought the semi-D house at 600K.

in every asset, there is a risk it could turn into liability !

Those who learn form property down turn experience from Tokyo 20 years ago or recently US, then they will know this "long term asset" can turn into "long term liability" or even wipe you off completely if financial crisis come !

What I know, the property price in Tokyo transacted 20 years ago, have yet to recover to their former peak... and those owners have to tie up 3 generation to repay the bank loan !

WHereas in US, many house owners are serving "under water mortgage" i.e. meaning, their property price is lower than their loan amount, and they need to serve monthly instalments in order not to be bankrupted or sleep on the street !!

You need to consider : Schooling (secondary) is a big problem if you stay in Bt Maung.

I already made my mistake to buy a house and stay there. My kids are suffering.

Your kids need to spend 1 hr x 2 trips on road everyday if they study in Chung Ling, Heng Ee or Ping Wah.

There is the other side of the coin too.

Secondary schooling only 5 years, but working in the factory is 20 to 30 years. If you buy a house in Tanjung Bungah, u need to suffer for the next 20 to 30 years. If u buy a house in Southern area, you only suffer 5 years.

On the other hand, can u find a development project with SB scale with G&G and full facilities in Sungai Nibong ? If yes, I will go for it for a long long time.

Does this logic to all of us ?

I bought another house in Geenlane. The house in Bt Maung becomes weekend house. (do not rent out because the rental is very low)

I have 2 kids study in the secondary schools mentioned earlier.

They have to wake up at 5am, get into bus before 6am, back to home ~2.30pm.

If they stay back for activities, they will catch the bus serves afternoon class and arrive at home at >8pm. If it is a rainy day....worse.

Forget about Phoy Tay. There are 1,200 Chinese primary school students to get into secondary every year. Phoy Tay can take 300+ students only.
Also the address in Bt Maung will be a disadvantage compared to Sg Dua, Lip Sin, Sg Nibong...etc.

If you think prices for SB is high, do pop over to Fettes Residence where a 2,000sqft condo is asking for RM1.2mil, i.e. RM600psf, even though it is located at a noisy intersection and sandwiched between a low-cost flats (and a teh tarik stall) and 3-story commercial shoplots with noisy AC compressor.

Surprisingly low transaction for residential for last half of 2010, only about 100+, and you have to split that between landed and condos.

Congratulations on your profit. I suppose you paid ~RM700k few years ago for the unit, and now just sold it for ~RM1mil. You are very wise to sell now before the price softens when there are more sellers than buyers.

RM700k sounds reasonable for this type of house, by today's standard. But for RM1 mil, that's a little bit stretched I guess. Difficult to make money if you buy at RM1 mil, unless for own stay.

To see if there are more occupiers or speculators in this project, just wait for 9 months and check out how many units with lights on at night.

Type A where you can get for 700K. Type A lots are 24x75 with extra land. If i am not mistaken the cheapest lot for Type A during soft launch also above 1 mil d. So, sokohaw's lot definitely sold more than 1.3 mil based on his 30% profit..

Don't worry about the defects lah. That is a very minor thing. When times are bad, property price would go down even if the house is 100% defect free. When times are good, even if the house is grossly defective, price still go up! And another dominant factor would e location..:)

i think the price cannot maintain low... common sense will tell you that if the house is purchased at RM700k or RM800k and assume 6% interest rate, for RM800k house, you need it to appreciate about RM48k every year to sustain this... so if the house already 2 years, then RM100k profit is not really a big deal since you gain about 6% per year?

so condomama, RM700k is not possible to sell at all, that will be selling at a loss... which doesn't make any sense....

I hv got my keys and checked out my unit. I'm extremely happy with the quality and the finishing. You can tell from the quality that they really emphasize on building a good house and care for the quality.
It's a good piece of product and I'm definitely staying in. The price would definitely go up but I think paying the current price, this is definitely worth every cents of it.

wow, penang govt has planned to widen the road at the N-park (towards bayan lepas) to 3 lanes to ease the bottle neck at that area. that means good news to southbay owners because it has easier and faster assess now. couple with the 2nd bridge, i can only see better prospect for SB, be it sale prospect or staying convenient. Now, we need to count on MahSing to ensure that all their plan to develop that area is materialized.

It's still not buyer's market, YET. Be patient, you won't get much good deal out there at this moment. Let the speculators starve for a while before putting food in their mouth. They still have fat to burn around their waists..:) Let them put off some weight before feeding them.

Houses are empty, there are few resale buyers, rental yields are low, economy is not going to fly if not falter. Don't worry mate! Just sit back and enjoy your latte first.

Whether it is within or beyond the reach of working class is irrelevant. The fact is, the supply of housing in Penang is much more than "real" demand, judging by the number of unoccupied houses and super low rental yield vs the cost of money in Malaysia.

We will never be able to run away from fundamental economics. Economic distortion will correct itself one day, of course the sooner the better, and later would mean a harder landing. That is why regulatory intervention is crucial to minimize volatility.

Hi Southbay Residence owners,

I have just submitted the plan for my back rooftop renovation but was rejected. Reason from the council is because Mahsing submission masterplan is 10 feet but the actual is 9 feet. So this project has been disapprove by the council. Any intermidate owner please confirm from your S&P. My unit is with additional land hence the S&P does not define the actual length.

Hi Yati,

To solve your issue please request your contractor to go to the council office in KOMTAR and find Mr. Chong. About the guideline renovation please inquire him and I believe more than 3' is not an issue. He will provide you the drawing for renovation and submission which will cost RM3,000 within 1 to 2 weeks for approval. This RM3,000 is call RASUAH. Yet people are hu ha talking good about LGE administration got no RASUAH. What a joke!

The rest of the renovation I also wondering how can they get approval from the council. Answer is please see this Mr. Chong aswell. I believe he has the answer.

FYI previously my backyard roof application was rejected because I did not go to the right channel of people in the council.

Southbay Plaze 1,100 sqft = RM 1M/3 = RM333K

So, Southbay Plaza is way overpriced.

This house has 6 rooms and each room can sleep at least 3-4 persons on average. It is perfect to rent to foreign worker. Each person is charged RM100 to get ~RM2k rent monthly. So the landlord just need to pay another RM1.5k to make up the RM3.5k monthly repayment to bank.

I understand that no such law exists. The only guideline is there is a limit of number of residents allow in a room.

If I am not mistaken, the ration is 3 people per room. S So, there are 15 people is allowed to stay in a unit of SB Residence.

as a matter of fact, yes, i do feel inferior in front of ang mo. at work, they are my boss. after work, they are my customer/tenant. i still live in era that i need to serve them (like colonial time) both at work and after work. but they treat me well, at least for salary increment and rental they think in USD, better than chinese. in that sense, i feel that they are more superior.

Property Guy, yes i would agree with you that 30 pax a house is a no-no as it is hazardous to health and also safety issue. But as some members have ask what if its 5-6 bangla per house will you be ok with it? The question is, are you against them because of their nationality or because they squeeze so many people into one house? Thats a huge difference to the problem statement :)

After reading please feedback what do you understand.

To my understanding Penang Mah Sing does not understand or do not want to understand what does the SnP stated. They should have prevent this to happen in the 1st place.

Making grandfather story want to make police report to chase away this 30 indon/bangla tenants and so on really show their stupidity.

You have a lawyer to issue out a warrant/warning letter once the owner of the residence does not follow the SnP regulations.

You don't need a rocket scientist to think this. That is why there is a law to follow.

If they work at where I work now confirm their GM already kena FIRED.

white lily also good but i thought for house, the bigger the better unless you are very old already. my only consideration for buying a house is $$$, never the size. isn't it wonderful to stay in bungalow in Jesselton with 1 acres of land with private lift, swimming pool. btw, moving from 30 to 60 yrs old, people will normally up the size when income and kids grow. only after 60 when kids are married and have their own place, people downsize.

actually southbay is not big lah. it's just that nowadays developers build 3 storeys and it's a hassle to climb the stairs. i like gated landed home because of safety/security reason. otherwise i will go for 2 storeys with bigger piece of land
