peak of the peak, do u mean in front of the peak there will be the latitude ? will it block any view frm the peak's 3 blocks ? i recently visited the site, still can't believe how this developer gonna put all those buildings there ? I'm really worried, are they gonna cramp up the side ? furthermore a lot of shop are coming below peak and latitude. anyhow need to wait till they are complete i think.

No, basically The Peak is a single loaded apartment. The view from Lanai/ balcony does not block by any nearby buildings. But in front of The Peak, the left front side if viewed from Peak to Island Plaza direction, there will be Latitude. So, basically it wont block much of the view of Peak. Perhaps it may block some "cemetery view" instead.
In some point, may agree with u on the crowd as in all Latitude, Peak and Tmn Bukit Emas, it gonna be more than 1500 units in total. So, in certain sense it is a "high dense" area if u lump up all together.....

yup, peak of the peak. that is what I'm worried bout. actually i went to the peak site that day. was surprise as the road is called "lebuhraya" but it was just a small road going tru a double story resident area !! what I'm worried is since they gonna build in this 3 property will the developer gonna make a proper road for the properties, if not it gonna be a mess for us and the landed property folks there. and they gonna make shop lots below peak and latitiued, expected more cars coming in (customers). i really hope the government will make sure the developer will built news road to settle this issue. if they gonna built new access road frm where will it be ????? lets wait and see.....

Yes, I heard Ivory going to widen the road (Lebuhraya Halia). But how wide and until where the road going be widen, i think nobody can/dare answer/ commit at the moment...

10ft.No complaints for me.
I can view from afar as for Blk C,the construction is up to level 9 already.
Guess this project is in full swing now and that's great.

I was told the block nearest and highest among all is block C,next is B then A.From my observation,their construction is in full speed.
I am confident this project will be completed on schedule in mid 2013.
Well,I'm looking forward to this day and hope to meet some of you guys(owners)who in a way contributed on this blog.

As construction is progressing fast,I do hope we'll hear more comments and advise on this Site
especially related to "Peak" among us and share information which is beneficial to all of us.

If I'm correct,the effective date of S & P agreement was 15th Oct 2010 and not in January.There's a lapse of few months, as at first I also thought it was in January 2010.Anyway,as long as this project is completed by 2013 which I expected,I would be happy.

John, u r right. The SnP effective date is by Nov 2010. Meaning it should be complete by Nov 2013......

Tyler,I fully agree on quality.To me, the most vital part of a Condo is the land must be solid ground with a good foundation.I have confidence with Ivory thats one reason why I purchased it.

StaYSI,I took the package for both air-con and heater altogether as I highlighted earlier on this blog.Though the price is quite costly but I go for quality with good workmanship.The contractor are well experienced and familiar with their work I was told.

Peak of the peak,like what u said and what I mentioned earlier,hopefully we can meet up in 2 years time to celebrate.By the way,by then our 2nd link will also be completed.How wonderful!!!

PYY: No worries. Your unit Level 4 = level 6 in actual, which does not same floor with car park. :)

You can sell your unit now but its abit complicated I'm afraid.Best to refer to Ivory first.I was told prices have increased significantly of late.

I'm afraid your request maybe hard to come by but probably at lower floor if you're lucky.House prices nowadays are ridiculously high but yet still people buy,for some out of desperation.My advise is always book early though there are risks to take.

John you are right, one of my friends just sold one unit at 28th floor for 440K. Looking at the limited land in island, higher building cost, good location, higher demand + others factors, the price will only getting higher and higher, early bird sure will get the benifit.

Wow,from some of your comments here,I do believe Pg prices are really crazy.Tg.Tokong area is much in demand now after Tg.Bungah as you can see there's alot of development around with E&O,Uda etc.A friend of mine who also bought one unit earlier told me upon completion,it could fetch above 500k.I said why not!
Ronnie - U can call up Mr Koay of Ivory for more info on water heater plus air-con package.It cost around 15K(2 built in conceal water heater plus 4 air-con,living hall & 3 bedrooms Panasonic brand.My opinion is abit expensive but quality assured.Many owners took up the offer.

Yes, I bought through subsale, It's rather complicating, because the unit is not allow to sell at this stage. You have to pay deposit and draft an agreement between you and the seller, both parties agree upon the selling price and wait until OC obtained to apply for house loan. This is only possible on the premise of you know and trust the seller.

not sure how true it is, heard that they are sort of slow. my friend bought a unit in Feb 2010 and S&P only is signed in Oct 2010 and based on HDA, they will have to handover the unit latest by 36 months from the S&P date, failing to do that, they will have to compensate the buyers.

I also heard from my friend that there are also many buyers who booked the unit much more earlier than her in 2008 and 2009. now my friend is sort of regretted of buying from ivory. not sure why this happen.

We booked our unit end of 2009 and we were told by Ivory the project will be completed by end of 2013. We have no problem with that so we bought a unit there. I would be most surprised if your friend didn't know about the schedule completion date when she made her booking.

I must agree with C.Before I made my booking in Jan 2010,I was told by their sales staff of the process they go through and completion date is second half of 2013.There will be a lapse of nearly one year for this project.I was aware of it and have no regret.I believe it will be completed by next year.No worry.

I saw that Peak Residences on the half way completed around 20+ floor and new ground site which is for Taman Bukit Erskine will construct soon.

why not buy in china since you are there. 2nd and 3rd tier city still ok. i see 成都 , 東莞 projects selling in s'pore. cheaper than penang. and got more upside potential due to population and urbanisation (i mean after this round of cooling measures. in fact the bank is lowering reserve ratio to lend out more to stimulate economy)

OHM is a penang developer, you can call them or check thier website, they plan to build high rise building and also terrace house. I have a same question like you which is where still got place to build, they say will move some kampung house there..........

The ohm pro just at in front of The Peak which opposite the evergreen. The mansion Hse and Charlie fac will replace by the ohm condo and lmc. Behind the squ Hse will replace by three storey terre hse. There will be a road crossing from the peak road to evergreen road. Not sure the block status

I believed so.Yesterday morning I was having breakfast at Mt Erskine market and heard people next to me talking about this issue.Its only a matter of time they'll come to a compromise agreement for the benefit of everybody to move out for the new project to proceed.It will be good for those living nearby and surrounding area I think.

Development is good for Penang and it's people.The government sure have it's plan,guidelines and priorities right before approving any housing projects.It's an eyesore as sometimes we see old and unoccupied houses or buildings being left idle or vacant for years and nothing done to it.

From the numbers on the wall, it seems that they have completed 26th floor and working on 27th floor now.

Completion by mid of 2013 seems too optimistic. Considering they have to do the paint job and building up the landscape etc.

I'm looking at end of 2013 which looks more promising.

Hi KonPing, i 'm not the buyer on the Peak but buyer of the Latitude LAST TIME, not now. I cancel the booking at RM600+ K somemore got Angpao 288888 with type B, 20+ floor, 1500sq somemore Tower B. Very Good unit.

I think level 36 or 37 onwards may more secure, just my 2 sense.

Offcause the back sigle storey may not block the Peak view.

Actually. I like the design , location. Good place to stay, I m not investor thus not sure whether good for investment. I cancel it due to i change to others. I book Latitude that time because I only affordable that budget. Sometime I think to buy yr dream Hse is depend that time what budget you have, fix it and execute it. You can upgrade it when time to time. I m more on conservetive type.

Growth,thanks alot for sharing.If you have seen the Star paper front page yesterday,you'll realise that Tg.Tokong/Bungah area is one of the most expensive on the island.I'm happy to have bought this unit for stay.My personal experience before is sometimes we think too much comparing the pros & cons,we end up buying nothing and live to regret it.

She could have arranged with the bank loan altogether for during construction.Repayment period could finish earlier.I was at Fettes park last week during lunch time and met two Ivory staff,you can recognise them as they're wearing usual green uniform shirt with tag on it.Ask him about the Peak,he said well on schedule.He also told me Latitude & Taman Bukit Erskine will start soon.

Renovation wise I heard no problem.Hillslope concern for Peak project is unnecessary as explained to me by Ivory senior staff.This project is right on schedule and will be completed by second half next year.Get ready for celebration,I guess.

Now should be around 28th floor.From their previous project the coloring is quite pleasant & nice.I believe road widening should be sometime next year.The current price I saw in newspaper & advertisement for 1100 sq ft 500k and above.I recently saw one rather new condominium where they provide security access card for entering lift lobby and car park area.I'm impressed with these security features.Wonder whether Ivory provides or not.

By selling 500K,you made some profit but it is very unlikely you can find a similar one with that price.Here,we are talking about two and a half years ago compared to now.

Just go into the 10 Island Resort thread and read for yourself. Firstly fir us who paid the initial deposit in 2007 but we given a 2009 dated S&P which exceed the 36 months timeline, we ARE still waiting for our LD. Next we were told if we agree to waive our LD, we can choose our car parks lots. Ivory has now kept quiet about this item. As for the condo itself, declared VP in Dec 2012 but until now still fixing up the place. Forced to pay 4 months of maintenance, warranty work slow, and until now no black and white on the car park lots. This is just some of the frustration dealing with Ivory. When it comes to collecting money you have to pay to get the keys, when it comes to paying well you know. Honestly, I will not buy another property from Ivory base on the experience. Best luck to Peak owners!

Ivory only need to declare VP to collect all monies then in order fir you to collect your keys you have to pay them the deposits and at least 4 month maintenance. Then the agony and pains begins.......

Thanks A1 for sharing your disappointment with Ivory.It certainly kept us alert and aware of what to expect before the project is completed.Frankly,based on our S&P agreement,the Peak is supposed to be ready by October this year.At this stage,I'm not too sure about that.Let's hope they could finish on time.

I believe the architect has to apply to city council for a Temporary Occupation Permit before the developer can declare Vacant Possession for owner to take keys and move in. This is the standard practice and as a public listed company now, I don't think Ivory will do projects not complying with relevant building law and developer act.

Free mind, in Malaysia public listed companies only have to pay a fine...if caught! I hope that my highlight here will give buyers to influence Ivory to do a good job instead of just promising you the moon and when completed a whole bunch of new issues will arise. After all all monies already roped in and now you are at their mercy. Only way they will pay attention if buyers are aware of their practices....what is being said is happening at Island Resort. No bullshit!

I think rental wise, it is difficult to tell right now because there is no market yet before it is completed. But your rental should be almost guaranteed during the QingMing Festival (Chinese All Souls Day). You can rent it out as short term stay during the month to cater to those who come back from outstation for QingMing. You can surely charge a premium due to it's proximity to Penang's biggest graveyard.

I agreed with Unknown.To me,it's not right next to you or right behind your back but a distance away.Frankly,I nearly missed buying this Condo as I was being very choosy and wasted several opportunities before.Anyway,the price have appreciated so much,why worry!I would suggest to you guys to buy opposite at Straits Quay,leasehold,reclaimed land,nice view for a similar size and it cost you a fortune to own a unit.Good luck.

Graveyard is never a concern, as normally is a good "feng sui" land.
My concern will be more on security today, robber, break in, snatch thief... as this will harm u and ur family.

And as usual, buyer never expect a flawless finish by developer. u have ur right to file complain and get it fix for any defect. Thank you Al for his sharing.

(1) near botanical garden, my mom's fav recreational destination.
(2) my ancestor's tomb is nearby.
