This is gonna be a hot property in view of the location, perhaps the web-master can add in this blog?
Anyway, Ivory has already accepted booking before the road-show, on 11-12th Feb if not mistaken. Given 10 + 5% discount, but even with that the selling price is >400psf. Furthermore, there is this 24+6months holding period before s&p being stamped, standard practice for Ivory projects but the periods seems much longer in this case.

Thanks Peak. My friend who works as a Site Supervisor told me if the ceiling height is above 11ft.from the floor Then, should be no problem, if the ceiling height is below 11 ft, the house will give you a feeling of "pressure" due to low ceiling.

By the way, is there a "The Residence" coming up also? Ivory is the developer?

Cecilia:- "The Residence" is another Ivory's new project. Will commence work in another 2-3 years (24+6 months as in letter of offer) and took another 3 years to complete. So the targeted completion date is 2016/2017 provided the project kick-off.

Jeremy:- Yes,3 blocks with 37 floor for the total of about 600 units. Not so dense as 6 units per floor only. For those low density apartments/ condos, the common issue is they do not have enough fund to maintain the facilities. So for low density apartment/condos, the facilities is = almost non or pay a very high maintenance fees..........

I checked with HSBC today, they are not offering loan for this project yet due to the project not getting the advertising permit....any idea about this? The finance agent told me HSBC will only allowed the loan and S&P able to signed only after developer obtained the advertising permit.

I also one of the buyer who just booked The Peak Residences on Sunday at the roadshow. I just paid the booking fee RM5000 on that day and they requested me to pay the rest of 10% downpayment and sign the SnP on this coming Sunday.

You're factually wrong to say the good or bad quality the maintenance of one condo or apartment, due to low or high density. Whether sufficient funds collected or not to maintain the condo or apartment is depends on the attitude of majority of the owners, whether they pay up or not, irregardless whether it's low or high density.

It could be due to many factors, even if the condo is high dense, doesn't mean the owners will certainly pay up. In fact, there were a few good examples of high dense apartments in Penang which failed to upkeep their condo well and its facilities are in deplorable state now.

One of the reason could be due to too many investors which not bought the units for own stays and mostly either rent it out or put aside until they got the right price to sell. Mostly don't bother to pay maintenance fee on time, till they sell the unit.

Also another likelyhood is once you have this type of situation, even the usual owner who pay up on time will start to think twice to do so, since even with the prompt payment, the facilities still in miserable condition. At the end, more defaulters on maintenance fee until at a stage where no one going to bother to pay.
Imagine condo with high dense, the population who use the facilities definitely greater than those in low dense.
Of course, low dense condo will also face the same problem if the owner doesn't pay up the maintenance fee.

Hence, your argument of low dense condo will cause problem compare with high dense apartment definitely not going to hold water.

i bought block A 26th floor in Nov2009, with the price of RM292,800 after 45k discount. Just went to the road show at gurney to ask what is the price for 26th floor of block C. Surprisingly, after all the deduction/ discount, the price is about 27k higher compared to the price i bought! Just within 3mthns :)

i agreed with what you said...ppl behavior is the issue for most of the case....but by having a good control, it can ensure the ppl pay the maintenance fees monthly and punctually, example, disable the access to the building as most of the new property using access card now. But as what Peak said, low density apartment will facing the issue of lacking funds for big maintenance work like lift, painting...water tank leaking...even you collect 100% maintenance fees from all dept, you still always need to pay extra when such a big project involved.

By the way, we should share the idea here...but perhaps just healthy debate...no offensive...

WPK:- HSBC is offering bank loan for "The Peak Residence". But NOT yet/ still too early for "The Residence" as "The Residence" do not have any permit yet. For "The Peak Residence", the permit is obtained. There are few banks offering the loan. HSBC, Maybank, RHB.....

V-ion:- Yes, that is the "procedure" practice by Ivory. You will signed the SnP during the 10% downpayment, but the SnP not going to stamp yet until the project kick-off. The targeted SnP stamping will be on June 2010. As per the government's rules, the developer have to be complete the project after 36mths at max take effective from the SnP stamping date. Finger cross for not to delay anymore for the SnP Stamping....

Monsoon- Thanks for your point of view. I do agree with you on certain sense. Anyway, what I had mentioned earlier is "ONE" of the fact that facing by a lot of people. You can always check with peoples staying @ low dense apartments/ condos. On top of this, I didnt say this is the major factor, but the chances there is higher. Off course I totally agree with you on human behavior is playing a very important role. But do bare in mind, we cannot choose or control other people's behavior, but we have the right's to lowwer the risk. Dont u agree? Anyway, I just share my point of view. There are nothing right or wrong. Nobody here is the judge. But if I do mentioned anything u feel wrong or makes you not happy, I apologize. Bali- Yes, you got it. This property had a possitive sign on the pricing growth. As per my statement earlier, the average growth is in the range of 5-10%. Off course the higher floor, u will enjoy the higher growth... Congrats Bali, u had make your smart choice...

Stazcy- The land is not cemetery. Is kind of jungle last time. But last time was "semi-cleared" by the previous developer. Unfortunately, the previous developer was facing some problem and now took over by Ivory....

Hi Bali, I bought Block A back in November too and when I checked during the Gurney roadshow, the same floor for Block C has appreciate by about 9% after discount. So for Penang as long as the developers are well known, the value will appreciate. but I don't foresee it to be as high as Bayswater which is really crazy.

But as I bought the unit here for my own staying, I just hope that The Peak will commence as per schedule and completed with good showmanship.

One more thing, I also noticed that the master bedroom's bathroom comes with a bathtub. I really don't like the bathtub and I checked with the sales during the Gurney roadshow whether we can opt not to install the bathtub and she mentioned that we can request thru the sales person not to put in the bathtub and also if need to put in additional light point or power point, we can request that too. Can anyone confirmed this too?

i think Peak already answered that on 23rd Feb :-). Anyway, "The Residence" is the future project of Ivory, to be planned on a plot of land right in front of Tanjunk park, opposite and across the road of Island Plaza. It was originally called "Tanjung Tourist Mall", but the name of the commercial portion has been revised to "City Mall", and the residential portion as "The Residence".

Targeted SnP stamping date will be somewhere in May or Jun 2010... Completion will be within 3 years from SnP stamped date..........

I think Ivory had no more discount as the units for non-bumiputra was almost sold out.......Btw, I m not from Ivory. U can always try your luck @ Ivory office if u r really interested....

Tyler, ceiling height is confirmed not lower than 10 feet which is the standard height in the industry.
Btw, heard that Tesco is under construction beside Quayside Condo by E&O properties as of now.Tesco from e-gate will move to tjg. tokong in 9 mths time.Lease of 20yrs from E&O to Tesco.Anyone can confirm this?

Yes, Tesco confirmed is there in Tg Tokong. The construction beside Quayside condo is for Tesco.
For the E-gate tesco whether or not to move there, this is yet to confirm. The initial contract happen to be in such way that Tesco e-gate will move to Tg Tokong, but the latest news is Tesco may not move but the Tanjung Tokong one is the new Tesco, the 3rd Tesco in Penang.

Just visited the site. There are some site clearing job in progress. A temporary guard post was there with a security guard at the site.
About the foundation work (paper work/ documentation), it can be true 65% completed as the SnP stamping will be pity soon. Should be within next month, batch by batch.

do u guys notice that, there will be 20 shop lots beside the peak condo. it goes shop lots , then above it car parks for residents then above it facilities for residents. will it defect the look and the class of the property ?? and the main entrance to the condo is just beside the shop lots. will it look like low cost apartments ?? i dont understand why is ivory doing this to us ! at least if the shop lots are separated frm the condo, then it will ok rather then attaching it will the condo itself.

The SnP stamping late is their strategy in foreseeing late delivery. Why rush to stamp it if they are bound to pay penalty. Date of delivery unit is based on SnP signed/stamp date.

I also bought a unit in Block C in Feb this year at the Gurney Road show. Have you guys noticed that we have paid the first 10% of the purchase price to a legal firm and not the developer. The acknowledgement of receipt is not from Ivory. How long does the law allow the developer, through its agent, to receive and keep 10% of the purchase price without executing the S&P? Is not this transaction unusual? We have paid the 10% for 6 mths now, yet there is no acknowledgement from the developer.

Does anyone know is it a common practise that the buyer will have to bear the loan interest before the construction is 100% completed like the Peak is doing right now? I did checked with some of my friends & base on their comment, mostly the buyer only bear the bank loan interest after the OC is obtained.

As long as the bank releast any payment to the developer as per progressive schedule,the purchaser will have to pay for the interest base on the amount bank releast.But there were exceptional cases where developer will bear the interest during construction period.You have to check with you developer on this.
Once OC obtain, then you can start to pay you monthly loan installment as per stated on your loan agreement.

Yes, Ooi is right... But the bank interest will not be high during the construction. U may need to pay the almost full interest when its nearly complete. Its based on the construction progress.....

For the site clearing, the progress is +ve.... looks like they can start the base work pity soon....

How abt the SnP stamping date? Does anyone have any idea when is the SnP stamping?

today i received a registered letter frm ivory, one of the paragraph wrote :-

"in this connection kindly take notice that we are not agreeable to the lodgment of any private caveat by our goodself(ve) and/or your financier over the master lots on which the said property shall be erected. in the event of any lodgment of private caveat, you shall be held liable for all damages, losses and expenses that may be suffered by us, other purchasers or any other related parties having the right in law"

and the letter ended with that they will notify me on the date, time and venue to collect my stamped copy of the sales agreement.

is there something fishy about this letter ?? i gonna go tru with my lawyer friends about the contents of this letter.

for your info i bought a unit in block b, do other purchases got this letter ? pls share . thanks.

Dear all Buyers,
For the letter frm Ivory is basically a letter of acceptance of the offer. Previously all the buyer just get the letter of offer when the 10% down payment. So this letter is officially to informed that Ivory accept and agree on the package of offer as mentioned in the letter of offer. In the event of this, the next step is to get the SnP stamped.
Is anyone already initial and get the copy of stamped the SnP? Is there any changes in the SnP which we sign earlier? Does anyone study on this? If so, dont mind kindly do share your findings. Thanks.

Wow.. Ivory still havent stamp SNP yet?! Amazing! Was considering the peak in Feb/Mar 2008, but luckily wasnt tricked by Ivory to pay 10% to the so-called trustee. My other condo is nearing completion wit potential of locking in big gains d.. while the peak still havent really started ground zero yet.

I checked with the management, the red paint on the main advertisement board was due to gangsterism who failed to demand protection money from the developer and not getting the exclusive right for the renovation contract. Not sure how true is it.
Besides, I also heard there will be a low cost condo located next to Block A and a high cost condo next to Block C.

SnP lawyer fees is bear by the developer while the loan legal fees is not. Some banks absorb loan legal fees but not sure which bank offers such package.
Ivory sales rep said the piling has started and expected for the next 10% payment (upon piling completion) by April 2011.
The 5% rebate will be released to the buyer upon the first drawdown of the bank loan. So if buyer take a 90% loan, the rebate will be issued upon the piling completion.

For the site progress, now still at site clearing stage. Wondering the pilling can be complete by Apr 2011. But hope everything will follow as scheduled. Somehow, the developer follow or not, it must be complete by Sept 2013. This is the gov. rules to get the OC by 36 months of the SnP stamped date. The longer developer drag to start the ground work, the better for the buyer as we dont need to bare with the loan interest so early.....

I think the 10% that you need to pay is for Progress 2(a), money should be released by bank to developer if you are taking up a loan.

+ the initial 10% downpayment, this should make up of the total 20% from the purchase price.

I call bank.. they said tat the money is still pending for approval. and i called Chow Tat Seng, they claim that they have already sent letter to Bank to ask for payment. the ivory should send the letter to the lawyer and bank and should only "CC" us, what is the job of the lawyer for? Lawyer, meaning they act as single contact point between all parties, why is the letter still reach our hand ??? WTF


and the bank .... even worst, the moment they approve our loan, they should have already make the fund available ... where got such thing one...

if you tell this story to those in oversea become a joke of the day.

I have just received the same letter too. I called up Ivory and apparently the payment from the Bank was 1 day late, hence I am charged RM 8.70.

Why are we penalised for a fault not ours?! Is it the bank's fault or the lawyer's? BTW, are we having the same bank? Mine is HSBC. Hope someone can enlighten me on how to solve this. It's not about the amount of money, but being penalised for something not our fault.

yes ivoryis charging the interest, one week dealy cost ~100 dollars, hsbc advise to claim the amount from they upon completion of the purchase, i.e when ivory hand ver the unit to us, we will then do a claim against HSBC on this.

Hi tan, after consideration and doing some checking n surveying. I've decide to only install the 'bath 1' which cost RM1,350..........

For 'bath 2' i feel that for own stay or investment you can easily buy a basic water heater which cost less than RM300........

For all the air-cond you can buy it less than 6k n installation is less than 1k........for my unit which is 1,000 sq. ft. (lanai type).......piping n wiring doesn't cost that much cos de bigger de house de biiger de cost for piping n wiring...........in conclusion i feel that the air-cond package is abit over price.........

After checking with my air-cond contractor, he say that de price is quite reasonable and it's easier for them to fit in de air-cond units while under construction for there are possibility that if u ask ur own contractor to fit de air-conds after de completion of de property, they might need to buy sands, semens n others from de developer to concealed ur air-cond piping n wiring (they can't bring their own)..... and it'll be expensive......

type & total cost is RM15,200.Wow alot of money

Both water heater is important,so maybe I'll
cancell the living hall & one smaller room air-
con unit.Anyway,I'll be visiting Ivory next
week to finalise and if possible ask to extend
the 2 weeks deadline for submission.I still
have some questions to ask them.

So far,we don't have much response from other
owners of late.
You mention about the 2nd 10%,I think its
coming soon.

I have financed the legal fee into my loan agreement. called my lawyer for the copy of invoice and also official receipt with the detail breakdown....the legal clerk inform me that the copy of invoice wont be issued to me and as for the official detail breakdown, she will have to ask her boss and see whether can furnish to me or not....I am puzzled over this...

To Ken - I was told by Ivory for air-con Panasonic a lower grade will be fitted,I think without inverter type(cheaper than their best model).Just for info:
Those willing to accept the offer,for lower floor,you have 2-3 months to committ and for higher floor like mine must confirm in 5 months
time.I understand their contractor are well experience with a reputable track record so their work I'm not so worried but you pay more for a quality job.Warranty wise,we can always refer back to them.Should be no problem I guess!
Water heater is an important factor,its conceal like in hotel with a storage tank capacity type.
I like this concept.Anyway,I still got time to
consider before accepting their job.

I've choose to cancel the 2nd bathroom water heather cos you can fit just a normal water heather which cost roughly less than rm300 (i think), rather than de propose ones. For master room i'll take it cos there's a bathtub n u really need enough hot water to fill up ur tub. I dun like de hot weather so fitting all de air-cond.

Hi All,

Regarding the ground work and structure, I have seen it. Saw the columns and beams for ground floor level for Block C and heading towards block B. So should be ok. No worries. Saw if from Fettes Residence lift lobby on the 32nd floor. It's very clear from there. Should have taken the photos that day when I have the chance and share with you guys. If I go to Fettes Residence again I'll try capture the photos from far...it's clearer that way.

Just to clearify, the land was not cemetery land. Its a hill. A lot of ppl might mis-understand that the land is a cemetery land, but in fact, it is not. Yes, it near to cemetery, but it still a distance from the site..... Even a luxurious like Fettes Residences also near cemetery (in the sense of within sight distance) but still selling like hot cake and the price keep increasing..... So weather or not it is near to cemetery, I think its very much depend on individual.....

Car parks for side by side position are meant for those bigger units like 1750sq ft and above.
I personally feel lucky we have 2 car parks,it doesn't matter whether front & back or what.I got a good friend staying at Tg.Bungah area in a high end condo but with 1 car park,so the wife car had to park by the road side.Imagine, when it rains,so inconvenient.

That apartment is not under state project. Is built by developer as is a duty of developer to built low and medium apartment in their housing development project. Developer will then handover to state government for those with low income.
