i signed S&P on August 2008,so the PDCP girl saided to me that don't yet 3 Year. (belum sampai 3 tahun lagi, tunggu.............lah). ok!!!!! Whyyyyyyyyyyyyyyyyyyyyyyy hv to wait until cukup-cukup 3 year to hang over, i don't understand?????? Jangan buang masa kat Front desk officer and staff at PDCP, they are for display purpose only. Even PDCP GM and Project Manager can't even bother to take the delay problem seriusly.
Everytime you ask them, the way they answer cam tak answer langsung.

Can only hope escalation to PDCP Chairman, Dato Rosli and CM Lim GE can help move thing a bit but only can hope. Below than them, can confirm hopeless.

Though I've sold off my unit in Ixora Heights. Just waitin for OC obtained to officially hand over my unit to the new buyer.

But still share the pain of PDCP inefficiency.
My bro who bought new apartment at Jln P.Ramlee about 1 year later than me, also have moved in to his new home now. Still remember when Ixora Heights being built 50%, my bro new apartment just start piling.

I also called up few times to PDCP, every time also entertained with same answer, "belum sampai 3 tahun pun, tunggu Aug/Sept la."

Just check with PDC front desk, they are trying their best to get the OC and deliver the key to the owner by August 2011. However PDC is ready for the worst in case not able to get the OC on time, they will pay the penalty to the owner accordingly base on the S&P agreement. FYI..PDC is having difficulty to get the approval from JKR. Not sure what is JKR concern.

18th. August 2011 is my Sales & Purchasers Agreement will expire. Only left 24 day to get CF. So will PDCP or The Developer pay their penalty to every purchasers accordingly by housing law????? Any ideals!

Don't worry. PDCP will compensate buyers every penny they need to pay.

But more to worry about PDCP finishes.
~Tile-less corridor. Only cement?
~Glass-less window at staircase area
~CCTV-less security.

What a shame!

Project delay too slow, poor quality, staff priviledge over customer. Luckily never buy this project.

No VP/OC, the reno company cannot renovate the unit. VP will delay indefinitely. Get ready to claim LAD from PDCP.

BTW, the reno company look like belong to a gangster group. surprise to see if PDCP also use this dirty tactic to gauge profit from the buyer.

I had asked PDC so many time to confirm that there was no reno company. And we can use our own reno worker. Suddenly pass by saw the banner, which mean the whole building has been sub to this reno company? PDC always told the bullshit things. Some more said that these few weeks can hand over the key to owner.

Actually, just hope they over due-date so will pay us penalty, not meaning to get it next week because we had waiting almost fully 3 years... (just another few days will be full 3 years)

I feel upset no because all bullshit info from PDC but miss Raya sales and for those Melay who wish to have new house celebrating Raya this year, might can't make it if you plan for renovation.

This is the answer from PDC "As per instruction given, we are to handover to you within August. We have notified that we have to pay the LAD to customers and we are following the HDA guideline in paying out the LAD. "

Very poor management in PDCP. Can't even manage well a small scale project (148 units) and very limited facilities some more, like Ixora, how u expect them to manage a bigger project in Batu Kawan. No wonder, the balance development of Bayan Mutiara also given out to other developer.

No one in PDCP seems knowing what went wrong with Ixora that cause delay from one authority to another. From front office to top management. Totally no leadership and ownership at all.

Understand from my lawyer, PDCP will pay us penalty as stage S&P 10% per year. He saided developer will pay us untill OC Obtain start expire dated 18-8-2011. Please call your lawyer to update this issued.

The tapered design on the rooms/living area is a waste of space as u can' t utilize the space effectively.
Hope OC will come time as i had bad experience with rich focus developer. OC is only obtained after 9 months. You can't claim LAD since they handover VP before the term is due.

I have just called my lawyer firm, They said that they haven't received any letter from PDC to request bank to release payment. Then I called PDC, they said they have called the lawyer firm many time to come to collect the document but they didnt show up at all. Then I called the lawyer firm again, now they said that their office boy havent go to collect, bank should send the document directly to them. And asked why so hurry, and said that most probarbly I will only get the key after Raya.. Really poor service! FYI, the lawyer firm is xxx Zarina lawyer firm...

Confirm. Gangster company invaded Ixora Heights. Owners prepare to pay exhorbitant price of sands, cement and renovation cost. The gangster will not allow other company to do renovation and set table at the lobby to monitor.

Sad to know PDC Properties, a semi-govt also resort to this dirty undertable deal with the gangster.

Just bring along your IC only..if you want to take on the behalf of your spouse..you should bring along the letter of endorsement from the owner.. infact its all stated in the letter which was sent by PDC for the collection of the house key

Collected the keys today but we are unable to enter as the guard claimed that the padlock was changed by the mgt although we were assured that we can go view the unit today.
Since we cannot enter to our property, i hope PDC does not start to charge maintenance fees upon VP. They should only impose maintenance fees aft OC is obtained. I hd bad experience where ivory charged 2months of electricity n water bills to the common fund prior to VP.
Some units started renovation, obviously they are tapping into the common Electrical DB and i hope the electricity bill is not absorbed by the maintenance fund. Rightfully, reno should only be done after TNB n PBA connection, otherwise, the charges will go to the common fund.
OC still??? Anyway, we will need to collect the application forms for TNB n PBA once OC is obtained.

OC should be issued within two weeks upon submission but looks like PDC is following the footsteps of other lousy developers, .... (non compliance).
Btw, i just visited the place, it's like a run down apt. They did not even bother to clean up the lobby. This is the quality of PDC.

Advise for those not yet get the house key, PDC will only paid the penalty until that day u get the house key although the OC not obtained yet. If case OC only obtained after 3 month. Then, PDC will pay less to owner.. this is bad developer, get the maintainance fee from us but nothing action to cleaning around. PDC is doing the reverse thing that provided the house key but not yet obtained the OC. what the CAT developer doing.
From the yesterday newspaper found that penang hill carpark have a safety problem. Do u know who is the developer? the answer is PDC

For all owners, we should write an email to Mr Lim Guan Eng about this issue

The developer has breached the contract. Based on the S & P, VP should be issued along with the CFO but the certicifate is yet to be obtained. We sure will take action against the developer. They cannot cuci tangan now.
Write to CM also tak guna coz I've done so. On several ocassions, if i got lucky, i get a response from his assistant but no actons. When they think that they are high almighty, they will fall someday.
