1200sqft selling price is not more than 300k, advertise price is 328 for high floor, discount 28k, so left 300k, thats what i get last time i asked. lower floor will be lower than 300k

300k 1st hand for a 1200sqft is ok la. look at Mutiara Place@Greenlane, 1200sqft, last time when OC obtained sell for 270k+-, now ask for 350k, also sell like hot cake. last time i want to buy but it was sold when i called the agent.

Ya... it is correct. They sell it at RM260 per sf. So, 1200sf will be minimum 284K (after discount 28K), and increasing for higher level. The 28K discount was inform only valid until 2008 CNY. So, this is actually a sales strategy as still apply now.
Additional car park sell at 15K.
The additional 2K discount apply to all units?
For the anonymous who bought the unit in 2005, do you mind to reveal the price. I believe it is 10% to 20% cheaper compared to now.

wah, RM260 per sqft still entitle RM28K discount. After discount only costs RM240 per sqft. Not bad and worth to buy. If the demand so good, why developer give this type of offer? Just curious....

Hi Bryan,

the additional 2k discount is applicable to all units, not that they have many units left anyway, it only started to give +2k discount this month. according to them, boss want to let go the remaining unit so just give +2k discount to attract buyer. they stop doing roadshow and advertisment since not many unit left.

well, maybe its just a marketing strategy, or maybe they are not as popular as IJM or Ivory, so have to do use this kind of strategy to attract people. look at the spring, no discount, somemore booking fee 20k, still got people que at 3am just to book the house. but does that mean the spring is much better than i-regency? i dont know....judge yourself :) :)

Ya... I believe they increased the price compared to year 2005/ 2006, and offer the discount. At that time, the condo villa only sold at minimum ~280K (try to retreve the info when I visited them in property fair in 2005/ 2006. Now minimum 320K after 28K discount). This will make us feel we are buying cheaper for more expensive condo.

However, I feel the price is OK as per today market.

I bought it for stay. So, every aspect is important to me. Cannot compromise with some obvious -ve points like leasehold, bad traffic, reclaim land, high density and distance to work, school, market. I-Regency just fit into these aspect nicely.

I don't think anyone will sell off their unit right now. Furthermore, the original price for 1200sqft, Sky Villa, 10th floor above with 2 carparks is actually more than RM300k. I don't think anyone will sell off their unit with less than that.

RM260 per sf X 1200 sf = 312K
Plus car park 15K = 327K
Legal Fee + bank loan penalty = ~15K
Total cost = 327K + 15K = 342K
So, the second selling price should be at least 350K

Hi,
I'm pretty sure 1200sqft, 2 carparks, 10th floor above selling more than RM300k, and it's after RM28k discount. It's 13th floor, every floor up RM1.5k, plus additional carpark at RM12k (in early yr 2006), it's cost RM307K, i'm sure coz i'm the owner.

It cost 307K but the re-sell price will not be 307K anymore. And 1200sf have sold out. You only can get the unit from existing owner, which is not possible for < 350K.

So, the price in 2008 actually not increased a lot compared to 2006.

The 1550sqft of sky villa is range from RM405k onwards (available units). You may check with Ideal sales office. For condo villa, you may judge with the price above but bear in mind, condo villa is lower density as total unit per floor is 2 units & total floor is 11t floor.

Guys, I think it's time for me to say something....do think again when you want to buy this property. Anyone aware that the building layout changed? Some developer submit the first draft of the floor plan and let the purchaser sign the S&P. After some time, they resubmit the floor plan again to get approval from MPPP. They changed the common areas of the building. Who knows what else changed. From law point of view, the purchaser cannot do anything on this because the purchaser bought only the unit. Question is, if the first draft of floor plan has problem, do you think they can built the property? So.... why they resubmit the floor plan again if the original one doesn't have any problem? The base/pillars of the buidling is built on which floor plan? the first draft or the second draft? If it's the first draft, then the building now would got some issues, isn't it? Guess no one knows... An advise, pls b careful when you want to buy any property...

I concurred to the anonymours about the 2nd draft. I gave my advice early this year in this blog. I guess nobody noticed the importance of draft change. At least there was someone who voiced it out now.

I noticed the 2 blocks of low rise building are so near to each other. There is almost zero privacy. This was the result why common place was reduced to save cost. The whole plan shrunk. Hopefully the developer the new name won't cut down the materials. If they do this, the workmanship may look cheap and easily damaged.

Thanks for the inputs. As far as I know, the change is only for the facilities level and guard house. In fact, I felt the revised facilities floor plan is better (look higher class), if there is no any revision after Jan'08. But NG for the guard house location changed. No change on the whole building structure and size.
My monitoring revealed the progress is ~2 levels per month, and currently reached level 15. 8 levels to go and could probably take 4 more months for the structures to be completed. If they need another 6 months for interior works and vacant possession, It is only April'09. For OC, my previous property only took 2 months. This is where I came from.
I believe they will complete the project soonest possible as the are paying loan interest (2nd year onward) to buyers until VP. As for the OC, it is depend on whether the developer expedite it. For PP, I heard that their developer still not apply for OC yet.
About the company name change, isn't it all the way marketing by Ideal Homes and developed by Cygal? Anything I don't know?

True that the corridor is narrow. But I didn't mentioned anything about the smaller guard house, just on the relocation. the road looked small but we never measure it. It could be 2 lanes as well, just can't tell during construction. Car park looked weird, is about how they locate the car park lots. Nothing to do with the structure change as I know.
I don't know if there is any pervious floor plan version, but this is still about the same with the floor plan I have since Dec'07, except the guard house location and narrow corridor.
I went to Ivory last night to have a view on it. The whole building still very huge despite the "shrinkage", compared to PP, The Spring, VG....
Appreciate if you could provide more specific changes? I just need more input and I will verify it.

whats written in the S&P,can change anytime. all they need to say.. "this is not valid anymore". MOst of the developer will promise u this and that. Some dont even know what is happening. They just sell and thats it. Do u know that they can just use back those materials stated in ur S&P and we can do nothin about it? Its legal...same goes to the common areas.. its out of our control..

I m not a owner but I noticed the bricks of the wall from far ...changed!! If you look at 4th floor onwards, the wall is sand bricks and not red ones. This is a sign of fuel price hike crunch!! This is a sign of the developer start using cheap materials.

The low rise builidings were so narrowly near to each other compared to the models i saw. Everything shrinks fast ... surprise.

About the temple, it will be there most likely.

I verified against the drawing dated in year 2006. The measurement is correct. Probably just visually different.
For model house, it is normal the units looked bigger as the furnitures are smaller in scale. I realized it long time ago. I believe many people know that too.
For those who realize the size now, probably you didn't study details enough previously.

Rising of material cost is not only happen in this project. All on-going projects are facing this issue. As for the different tiles used for IR, it's due to the fire & security concern. As of today, they are still building according to spec. Don't try to spread rumors. Just stay tuned and lets see which projects will turn out strong and stronger and which projects will be abondoned. No need to argue here, it doesn't show anything but only envy to the existing owners.

Those only based on theory la..... It's sound reasonable when material cost up, dev will do cost saving things. But please make the statement after you are sure and to be specific, what have been changed? Nobody able to answer this until now.
It's also sound reasonable that this blog will only be visited by those who interested in it and of course the owner, but still a lot of uninvited "friends" come here and don't know what they try to prove.
Red or grey bricks, it's is all sand bricks. No red bricks for this projects, which I knew it before I bought. The sand bricks appear to be reddish, normally only used in on the wall between 2 units, and used for wall of the stairtcases in IR. Bayswater? Visited before but the layout is out. The area is not as big as the actual area visually. Maybe design problem. After Platinum and Pearl Regengy, plus the IJM office block operated, I am not sure if you still like that area. At the moment, you have to experience the construction work, don't know until when. It is convenient but never a good place to stay for long term.
I visited IR site last weekend. The car park area was full of White Horse tiles, and level 3 is completed with the tiling work. The tile levelness is good.
Doors also installed for the show unit. Good quality is what I can say, including the lock.

i believe after IR completed the price will be more than RM400k.
especially for the 1550 sq ft, the price will be shooting up like bayswater condo.
and base on my opinion, if the commercial area hot, it will help up the increase of the price for IR. sorry, i'm not the owner of the IR, pls do not misunderstanding i'm try to promote my own properties ok. just stand as a third party view.
actually, i'm very interest on this condo, but already fully sold out and have to buy from sub sale

Looks like unit 1 and unit 6 have different location of views. Different as indicated in S&P. Dry area will not serve its original purpose anymore and with the kitchen cooking smell (at unit 1 side), this will be a problem. Less air flow space if compare to unit 6. Seems like need to change the house renovation plan!

I have been following I-regency. I nearly bought 4 months ago at 410k for a 1550 sf sky villa. But there were only a few units left and hence limited choices. So I decided against it and thought the economy might slow down and affect prices. I contacted I-regency 2 days ago and the similar units are now selling at 467k (1550 sf) for level 3a. I am gutted. But good for those who invested early in this project. I suspect properties in Penang will continue to appreciate. At RM 325 per sf, it is still nothing compared the prices in KL. Remember this is an island and land can only appreciate. Just thought I share my expereince. But doesn't make me feel any better!

If so, the changes might only no 28K discount previously.

1550sf X RM260 = 403K
Garden: 600sf X RM80 = 48K
2nd Car Park: 18K
Total = 469K

Normal, 2K discount will be offered, so, make it 467K?

PP owner always claimed PP is better, and so as IR owner. I can understand that! But if compared spec to spec, for sure IR is at the better side. PP advantage is only 1 block and almost completed. IR advantage is better facilities, workmanship, sufficient car park....
No point to compare further. Let's enjoy IR progress, and in future, the resort type life style and the convenient of Palazzia.

i m not an owner of any project but to '...prefer IR than PP' claim above, it is skeptical to say so. Do you know that most of PP owners were originally ex-IR owners ? I came to know about at least 5 of them on my side not knowing the others. Reason? pls read through agian what had been said in the early page of this blog.

And to the above self-confident blogger, just visit this site (http://palmpalladium.blogspot.com/) posted by one of PP owner, look at the toilet sanitary fitting GIVEN (glass partition, wall hung basin, pedestal water closet in marble) and the tile size in each toilets. I hope you know what it meant by pedestal water closet. And look carefully at 'Laminated wooden' floors in each room, and the swimming pool area..are they self explanatory ?? I wonder.

Dear fren.... What's wrong if I prefer IR? I feel alright that you prefer PP too! What I commented was not to compare coz everybody of course will feel their condo the best within the their reach, otherwise, why make the purchase?
I prefer IR coz easy access, nearer to FIZ and other shoplots, and potential to rent out the room(s) to student, can have 3rd car park. I also feel the facilities design is better, but I will only comment further after construction completed. The unit structure also suit to my type of design and life style renovation going to be
For PP, 1st time access to the site, I and my fren already put it into "no" list, not because PP no good, but not meeting our needs.
And what's wrong if there is ex-IR owner in PP? May be those who can wait? Must understand the reason. Probably some IR owner also PP owner. Not too sure why this point brought up.
Anyway, PP lovers are welcome to this blog for constructive discussion, but if with special intension, please stay in PP blog and enjoy your toilet.

1. Gaurd house location not finalised yet. Appear in progress to locate it back to the side.
2. No material change in place. Paramount hv many projects. They purchased in bulk amount & keep in their own whse. Minima impact from raw mat price increased.
3. VP remain at mid of 2009.
4. Only 3-4 1550sf units & a few penthouse left, sell at RM300 per sf.

ya, i agree with you. pp show room very nice but the location not suite to me. every condo sure got plus n minus, i can sure that no one can stand in front to said that the particular condo have all the positive and no negative occur.
each individual got different need that way choose different location n paid different price.

I checked with Land Office, new goverment cannot allow strata title to be approved.
Because the sqft is only 950 (inside S&P) and the additional area is 600sqft (supplemental agreement).
This is lup hole case and cannot be allowed.
It means that we cannot obtain the strata title forever?
So, I-Regency not worth it at the market.....very sad......

What you say is correct but i don't think is because of the new gov. Actually this issue had happen to Mutiara Villa owners whereby the sqft in S&P is different from the title. So when these owner have to sell their units they still can sell it with the title available but they have to bare for a fee (the additional sqft) to transfer the title. I think the Mutiara Villa owner have to fork out additional 50K for the fee.

Conclusion, the developer is paying less and the owner bare the rest.

wah, all developers are "TIPU ORANG" , later on I-Regency condo become I-Regency Flat only, some more the strata title is problem. Only through under counter baru boleh dapat strata title , lagi kena ACA, teruklah macam ini.

To all owners, the strata title issues had been raised even when this blog was up. Nobody cares to listen. The fate of common place will dictate the value of a property. Common place does not belong to the owners no matter what or who the government is. It makes ownership transfer complex.

Secondly, the master title may be attached to commercial title (the one out there.) Your committee decision may be overruled by commercial law and agreement. That means you won't get bill passed at the expense of the commercial owners.

Gosh!!! I have confirmed with my friends working in property sector in Pg & KL. Yes, common place will be charged for rental if Housing Dept is strict on this. That means we owners have to pay $ in the future just to step foots on that common place that we dreamt to own!! Just as one the a;mous said we may need to fork out $ or reduce our property price to sell our units in the case strata title is not out before we sell it.

My investment going into the drain now..!! This really agitated me!! any second opinion ????

I think some ppl is trying to sabotaj this project by saying all these nonsense. I'm one of the IR owner. Although there are some changes in the layout which makes me a bit unhappy. But overall i still believe this is one of the best property, and i did not feel regret, not even a bit buying this property. A good suggestion is call up and confirm all these accusations with developer, or form up a committee after OC, then if there is problem, we can hightlight to developer or take the necessary action. Maybe things are not like what some ppl said! I believe it's pointless to talk here especially listen only to rumours... We'll just have patience, wait and see... :)

All these points verified with developer before. The extra area (common area?), master title, strata title and son on. This doubts were cleared. But we can always said developer is cheating.... So, let see. If all the above claims really happen and how they keep the reputation to built The One and other future projects? All the above seems like the developer only interest to do 1 time project and run away....
Also, this project was having issue back in 2005/06 (not sure), and maybe, the above source is from that time period. The project changed hand from Rich Focus to Ideal Homes. If someone know about this, please provide info.
Also, if someone know which portion in S&P can help in these, please advice as well.

This is what i heard from my fren, but i'm not sure about it. One of the ideal boss, last time bankrupt. So there was all these issues back then. And from the progress seen until now, i think the new management is doing quite a good job. I dont think they will want to risk doing anything which will spoil their reputation. There are new launched projects coming in, there will be more in the future. And despite the things i heard from my fren, i still believe in Ideal. Thats y i bought this property. We'll just wait and see... We've waited for so long already, its worth while if we wait another few more months ... to MOVE IN... hehe.. :)

Let Uncle say a few words, everyday also have new born baby and people pass away. Dont "Goreng" so much issue on this, let police carry on their investigation. A friend of mine who work as a project manager for the past 15 years told me, most of the construction site happened case, this is due to the foreign worker always dont border about the safety measure. Some time also due to money and girls matter. We all the purchasers suppose to work as a team and to defend the external party like other developer company or agent or Alien to add so much poison letter in our blog. Ignore what they had commented, anybody who scare about "Ghost" , please advice me where can we hide, the best is migrate to " THE MOON " enjoy your moon cake over there.

I was looking for a condo, ideal size around 1000 sp.ft, +/-15% ok. Wondering why the University Place, with tones of shoplots, ample of car parks, close proximity to USM, so many good criteria, but their sub-sale price after so many years still rm260k for two car parks empty units... it mean rm267 psf (deduct the extra car park). Does that mean something fishy?

While considering i-regency, wondering how come the speculative price has a quantum leap? It there any particular reason for i-regency to claim for 350-380 psf? More reputable developer? More shoplots/retail activity (convenience)? Better rental prospect (any other private collage or commercial near by)? Better location? Still cannot figure out how to justify the extra 95-120 psf, can someone help?

Just my personel opinion, Ideal group also develop another project called " The One". Located at Bayan Lepas ,very near FIZ. It is much much more huge project compare to I-Regency in term of commersial. Do you think they will push for "The One" or "I-Regency"? Do you know how is the condition for commercial lots at Ivory Plaza? Now called "University Place" Just opposite "I-Regency".
Go and find out. Recently just got auction for commercial lot/ office at "Ivory Plaza" Price RM260,000.

For Palazzia, it is different concept where F&B and exhibition area is ready plus modern outlook.

For I-Regency, It is simply more resort lifestyle concept and bigger built up area. A few more clarifications for those who interested.

I-Regency currently sell at ~RM300 psf from developer. Sub-sale market don't know yet. Will be increasing approaching OC obtained estimated mid of 2009

Palazzia sold at ~250K and above initially. Now you cannot get is with this price already and it is already fully sold. To be completed by end of 2008. The One just at initial stage. May only start operate partially after 2011.

To answer your question, University Place is only 700sqft, not 1000sqft. If it's selling at RM260K for 700sqft, it means..RM371psft. Let's compare this with I-Regency unit if you want.

KLCC area: RM1.3K psft for 600sqft unit means RM780k, but not for IR in Penang, it is close to RM400 psft but not beyond. Bear in mind, it's just USM area. Just my thought.

Show unit will only be available after the whole structure completed, means when already safe to enter the site. However, the show unit will only be an empty unit without any renovation.

They extend the unit during construction for vary simple reason: cost and time saving. The sales informed me that they have very high confident that they will get the OC. If finally really can't get OC due to this, worst come to worst, hack it down to the structure as the plan.

I heard from the contractor mentioned that the target date for them to complete the residential project is by March 2009. Then, estimated OC will be obtained latest by June 2009.

I don't think the project gonna completed by March'09. Looking at current progress, at least till June'09...Anyway, does anyone know the status of lucky draw organised by Ideal during 25Dec2006? I didn't heard any winner till now...guess no lucky draw, just set up to get ppl sign the S&P oni...any comment?

I thought the lucky draw only applicable for those who signed up S&P before 25 Dec 2005 as mentioned from the developer? Looks like the developer is taking this granted to get buyer sign up as earlier as possible every year :( As far as I know no lucky draw was organized since Dec 2005 until now.

Developer said the whole project is expected to complete by June 2009 and OC obtained by Sept 2009. Hopefully no more postpone...Many project only obtained OC after 6month of project completion

Friend of mine also facing similar problem recently, finally one of the local chinese bank offer him the loan. Same reason giving but personally I think it is due to recession, as some of the shop/service stop offering 0% interest now. Even car loan is difficult to get approval....

Although Ideal is new developer but they progress is going VERY well.

I believe it's your personal problem for not getting the loan. One solution is to dump in more CASH.
