Hi Anonymous@May 26, 2008 7:55 PM

1200sqft selling price is not more than 300k, advertise price is 328 for high floor, discount 28k, so left 300k, thats what i get last time i asked. lower floor will be lower than 300k

300k 1st hand for a 1200sqft is ok la. look at Mutiara Place@Greenlane, 1200sqft, last time when OC obtained sell for 270k+-, now ask for 350k, also sell like hot cake. last time i want to buy but it was sold when i called the agent.

May 27, 2008 at 4:53 PMAnonymous

Ya... it is correct. They sell it at RM260 per sf. So, 1200sf will be minimum 284K (after discount 28K), and increasing for higher level. The 28K discount was inform only valid until 2008 CNY. So, this is actually a sales strategy as still apply now.
Additional car park sell at 15K.
The additional 2K discount apply to all units?
For the anonymous who bought the unit in 2005, do you mind to reveal the price. I believe it is 10% to 20% cheaper compared to now.

May 27, 2008 at 7:28 PMAnonymous

wah, RM260 per sqft still entitle RM28K discount. After discount only costs RM240 per sqft. Not bad and worth to buy. If the demand so good, why developer give this type of offer? Just curious....

May 27, 2008 at 11:17 PMAnonymous

Hi Bryan,

the additional 2k discount is applicable to all units, not that they have many units left anyway, it only started to give +2k discount this month. according to them, boss want to let go the remaining unit so just give +2k discount to attract buyer. they stop doing roadshow and advertisment since not many unit left.

to Anon@May 27, 2008 4:28 AM
well, maybe its just a marketing strategy, or maybe they are not as popular as IJM or Ivory, so have to do use this kind of strategy to attract people. look at the spring, no discount, somemore booking fee 20k, still got people que at 3am just to book the house. but does that mean the spring is much better than i-regency? i dont know....judge yourself :) :)

May 28, 2008 at 9:52 AMAnonymous

Ya... I believe they increased the price compared to year 2005/ 2006, and offer the discount. At that time, the condo villa only sold at minimum ~280K (try to retreve the info when I visited them in property fair in 2005/ 2006. Now minimum 320K after 28K discount). This will make us feel we are buying cheaper for more expensive condo.

However, I feel the price is OK as per today market.

I bought it for stay. So, every aspect is important to me. Cannot compromise with some obvious -ve points like leasehold, bad traffic, reclaim land, high density and distance to work, school, market. I-Regency just fit into these aspect nicely.

May 28, 2008 at 1:18 PMAnonymous

I don't think anyone will sell off their unit right now. Furthermore, the original price for 1200sqft, Sky Villa, 10th floor above with 2 carparks is actually more than RM300k. I don't think anyone will sell off their unit with less than that.

May 28, 2008 at 2:42 PMAnonymous

RM260 per sf X 1200 sf = 312K
Plus car park 15K = 327K
Legal Fee + bank loan penalty = ~15K
Total cost = 327K + 15K = 342K
So, the second selling price should be at least 350K

May 28, 2008 at 3:38 PMAnonymous

I'm pretty sure 1200sqft, 2 carparks, 10th floor above selling more than RM300k, and it's after RM28k discount. It's 13th floor, every floor up RM1.5k, plus additional carpark at RM12k (in early yr 2006), it's cost RM307K, i'm sure coz i'm the owner.

May 28, 2008 at 4:37 PMAnonymous

Hi Clemis,
I'm curious, ur unit is around RM400k for above 18th floor, so, this RM400k is inclusive of additional RM15k carpark? or if plus additional RM15k for 2nd carpark, it will be around RM415k?

May 28, 2008 at 6:44 PMAnonymous

It cost 307K but the re-sell price will not be 307K anymore. And 1200sf have sold out. You only can get the unit from existing owner, which is not possible for < 350K.

So, the price in 2008 actually not increased a lot compared to 2006.

May 29, 2008 at 10:07 AMAnonymous

Hi Anon@May 28, 2008 1:37 AM

my unit 400k not yet include 2nd car park.you are right. if include 2nd carpark then is 415k. nowadays seldom got family with just 1 car. 1 car park how to survive? sigh..

May 30, 2008 at 12:27 PMAnonymous

Seems like peoples taking up the remaining 1550sf units.

May 31, 2008 at 10:08 PMAnonymous

I know of an agent who has a condo villa unit for sale (low density, level 6, pool view with 2 carparks, 1500 sf). I am thinking of buying from him. Does anyone know the fair price that I should pay? Coz. Ideal tells me that all the condo villa has been long sold out.

June 1, 2008 at 12:17 AMAnonymous

Hi DA,
The 1550sqft of sky villa is range from RM405k onwards (available units). You may check with Ideal sales office. For condo villa, you may judge with the price above but bear in mind, condo villa is lower density as total unit per floor is 2 units & total floor is 11t floor.

June 2, 2008 at 11:34 AMAnonymous

Condo villa is better in design. If you are buying from secondary market, at least 10% above original price. My estimation is 420K.

June 2, 2008 at 2:41 PMAnonymous

Hi, DA,

If you get condo villa, maybe a bit expensive now.

Why don't you consider 1550sf at sky villa. It will be cheaper buying from developer.

Welcome onboard I-Regency neighborhood in advance.

June 3, 2008 at 2:06 PMAnonymous

Cement price increased, adding to already expensive construction material.

June 4, 2008 at 10:31 AMAnonymous

Hi DA/other interested buyers,
I wish to let go my unit at developer price, please let me know if you are interested. I did that coz I haven pay single cent for bank interest. But this only valid until mid July'08.

June 4, 2008 at 4:41 PMAnonymous

which unit, what size, which level and how much?

June 5, 2008 at 5:16 AMAnonymous

I am only interested in the condo villa type. Coz. they are all corner units. Anyone wants to sell and at what price?

June 5, 2008 at 10:20 AMAnonymous

New progress photo available on Ideal Homes website.

June 6, 2008 at 9:32 AMAnonymous

Cement, petrol and electricity price increased. Will I-Regency price increased also? Or decrease coz many people on hold most big buy.

June 6, 2008 at 5:07 PMAnonymous

hi anonymous that have a unit to be sold, please state the details and your contacts? am very interested here. thanks

June 7, 2008 at 11:16 PMAnonymous

To the seller selling at developer price, any particular reason? or was it that you expected the project to halt due to petrol hike ? or the developer may reduce material contents to up margin? just curious.

June 8, 2008 at 1:39 AMAnonymous

anyone looking to sell a 1200sf unit? pls email me at geejun2@yahoo.com... wad is the current MP for it. still 240/sf

June 9, 2008 at 9:28 PMAnonymous

It's sold already. I don't take it up coz I am holding another project and I have to give up that take up most of my capital. Don't worry, I-Regency will succeed. Believe me.

June 11, 2008 at 5:35 PMAnonymous

no reason to stop now....

June 12, 2008 at 1:35 PMAnonymous

Any body take up 3rd car park with 15K?

June 22, 2008 at 3:17 AMAnonymous

It's sold already. I don't take it up coz I am holding another project and I have to give up that take up most of my capital. Don't worry, I-Regency will succeed. Believe me."

Ha ha.. who are you to deserve such belief?

July 3, 2008 at 1:31 PMAnonymous

Hi Joe,

I cant see any new picture in your web.

July 3, 2008 at 2:31 PMAnonymous

Hi there, I am very keen to buy the 1500 sf condo villa. Do you know of anyone who wishes to sell? I have just sold my current condo at Tanjung Bungah. Desperate to buy now. Do you all know when will the OC be obtained?

Please help

July 3, 2008 at 4:47 PMAnonymous

OC estimated at mid of 2009.

July 5, 2008 at 5:29 PMAnonymous

are u serious oc est. mid 2009? i dont think so more likely beginning of 2010..look at palm palladium..completed already yet some are saying oc sept/oct 08 and someone even said oc jan 09 i-regency is not even 50% completed...i know i live in that area...everyday can see whats happening

July 5, 2008 at 10:52 PMAnonymous

Guys, I think it's time for me to say something....do think again when you want to buy this property. Anyone aware that the building layout changed? Some developer submit the first draft of the floor plan and let the purchaser sign the S&P. After some time, they resubmit the floor plan again to get approval from MPPP. They changed the common areas of the building. Who knows what else changed. From law point of view, the purchaser cannot do anything on this because the purchaser bought only the unit. Question is, if the first draft of floor plan has problem, do you think they can built the property? So.... why they resubmit the floor plan again if the original one doesn't have any problem? The base/pillars of the buidling is built on which floor plan? the first draft or the second draft? If it's the first draft, then the building now would got some issues, isn't it? Guess no one knows... An advise, pls b careful when you want to buy any property...

July 6, 2008 at 10:45 AMAnonymous

I heard from my fren who bought this property, they change the developer company name suddenly. Dunno this got anything to do that

July 6, 2008 at 10:57 AMAnonymous

R u sure? usually they resubmit the building floor plan coz wan to cut down the cost of the construction. will use cheaper stuffs, bricks and the facilities also downgrade lo.big pool bcome small pool, big gym bcome small gym, everything small la.... :)

July 6, 2008 at 9:07 PMAnonymous

I concurred to the anonymours about the 2nd draft. I gave my advice early this year in this blog. I guess nobody noticed the importance of draft change. At least there was someone who voiced it out now.

I noticed the 2 blocks of low rise building are so near to each other. There is almost zero privacy. This was the result why common place was reduced to save cost. The whole plan shrunk. Hopefully the developer the new name won't cut down the materials. If they do this, the workmanship may look cheap and easily damaged.

July 7, 2008 at 9:50 AMAnonymous

Thanks for the inputs. As far as I know, the change is only for the facilities level and guard house. In fact, I felt the revised facilities floor plan is better (look higher class), if there is no any revision after Jan'08. But NG for the guard house location changed. No change on the whole building structure and size.
My monitoring revealed the progress is ~2 levels per month, and currently reached level 15. 8 levels to go and could probably take 4 more months for the structures to be completed. If they need another 6 months for interior works and vacant possession, It is only April'09. For OC, my previous property only took 2 months. This is where I came from.
I believe they will complete the project soonest possible as the are paying loan interest (2nd year onward) to buyers until VP. As for the OC, it is depend on whether the developer expedite it. For PP, I heard that their developer still not apply for OC yet.
About the company name change, isn't it all the way marketing by Ideal Homes and developed by Cygal? Anything I don't know?
All kinds of input are welcome!

July 7, 2008 at 1:36 PMAnonymous

bro, at first i also cannot believe. but the building structure changed olede la... not only the facilities floor....i called up to check already, the best part is the sales ppl dun hav any idea on what actually happened. good sales service huh? somethin must hav went wrong somewhere..

July 7, 2008 at 4:26 PMAnonymous

Can you specify what have been changed?
I went to the site a few times but didn't noticed it!

July 7, 2008 at 10:29 PMAnonymous

u wont see it if it did not affect ur unit ma..so simple!! haha.. u said it in the xnetcc blog also la... the corridor way narrow, 2 lane bcome 1 lane, big guard house bcome small dog house..hehe.. u also said the car park look wierd.. what else will b changed? u know ah? all these are common areas.. all shrink, shrank and shrunk already.. so? cannot do anythin lo..

July 8, 2008 at 10:23 AMAnonymous

True that the corridor is narrow. But I didn't mentioned anything about the smaller guard house, just on the relocation. the road looked small but we never measure it. It could be 2 lanes as well, just can't tell during construction. Car park looked weird, is about how they locate the car park lots. Nothing to do with the structure change as I know.
I don't know if there is any pervious floor plan version, but this is still about the same with the floor plan I have since Dec'07, except the guard house location and narrow corridor.
I went to Ivory last night to have a view on it. The whole building still very huge despite the "shrinkage", compared to PP, The Spring, VG....
Appreciate if you could provide more specific changes? I just need more input and I will verify it.

July 8, 2008 at 10:25 AMAnonymous

By the way, they still working at 9pm last night.

July 8, 2008 at 5:45 PMdavkhoo

how joe, can u have ur website add to look at the photos of ideal-regency?

July 8, 2008 at 9:40 PMAnonymous

buddy, can help take photos for both sides corner units at block E? view from kitchen facing corridor, from dry area facing coridor also the outside view of both units?

July 9, 2008 at 10:54 PMAnonymous

whats written in the S&P,can change anytime. all they need to say.. "this is not valid anymore". MOst of the developer will promise u this and that. Some dont even know what is happening. They just sell and thats it. Do u know that they can just use back those materials stated in ur S&P and we can do nothin about it? Its legal...same goes to the common areas.. its out of our control..

July 10, 2008 at 9:33 AMAnonymous

really disappointed with this project, it will turn into cheap class apartment eventually. sigh...loss money liao..

July 10, 2008 at 6:49 PMAnonymous

expect something like isuria...

July 10, 2008 at 7:20 PMAnonymous

Feel sorry for those disappointed with this project, whether you are the owner or not. Anyway, I feel the other way.
Those claim above might be true, but lacking of fact, thus, only appear as a statement.
Really wish somebody can prove me wrong at this point so that I can start aiming for other project, and not waiting for this one, but seems to be so difficult.

July 10, 2008 at 8:08 PMAnonymous

Bryan, no need care about them, can take photos i requested? so little photos on block E? thanks

July 11, 2008 at 10:10 AMAnonymous

Hi, potato, You want to see the view from kitchen window and dry area on the corridor, right?
I do not have plan to re-visit the site yet. Maybe next weekend. See how.

July 15, 2008 at 6:33 PMAnonymous

The entrance to the condo is ridiculously small, what are the developer thinking?

Even apartment value less than 200k have better entrance....it looks like jail...

July 15, 2008 at 8:33 PMAnonymous

haizzzz... brochure show everything is big... after built, everything small...common area la...buyer cannot do anything.. "am dui" lo...

July 16, 2008 at 9:55 PMAnonymous

Hi fellas, anyone seeing the temple been relocated? Who said it will not be there? Please comment!!

July 16, 2008 at 11:49 PMAnonymous

I m not a owner but I noticed the bricks of the wall from far ...changed!! If you look at 4th floor onwards, the wall is sand bricks and not red ones. This is a sign of fuel price hike crunch!! This is a sign of the developer start using cheap materials.

The low rise builidings were so narrowly near to each other compared to the models i saw. Everything shrinks fast ... surprise.

About the temple, it will be there most likely.

July 17, 2008 at 1:53 PMAnonymous

I verified against the drawing dated in year 2006. The measurement is correct. Probably just visually different.
For model house, it is normal the units looked bigger as the furnitures are smaller in scale. I realized it long time ago. I believe many people know that too.
For those who realize the size now, probably you didn't study details enough previously.
Hope clear the doubts!

July 18, 2008 at 12:25 AMAnonymous

I did heard the materials has been changed due to cost reduction. but, as a big developer I dont think ideal will do like this,or this will affect their reputation. some more they still have a few projects running.

July 18, 2008 at 9:11 AMAnonymous

u really a potato. rising of material cost is a fact that everyone know; this bring the serious impact regardless u r small company or big company. in order to sustain the profit, developer must find a way to reduce the cost, so, downgrade the quality is what happening in this condo right now. what u can do with that? Face it!!

July 18, 2008 at 11:09 AMAnonymous

Rising of material cost is not only happen in this project. All on-going projects are facing this issue. As for the different tiles used for IR, it's due to the fire & security concern. As of today, they are still building according to spec. Don't try to spread rumors. Just stay tuned and lets see which projects will turn out strong and stronger and which projects will be abondoned. No need to argue here, it doesn't show anything but only envy to the existing owners.

July 18, 2008 at 1:43 PMAnonymous

I thought all the things used for the building already checked with the proper authority before sell? Can they just change it simply said due to fire and security reason? Owners are promised what they see will be what they get before they bought the property. Is what is done right?? What else will be changed?

July 18, 2008 at 2:38 PMAnonymous

Just get yourself prepare and ready to see the 'different' thing happen in this condo. If the developer change the material, legally you cant do anything against them. If you expect everthing remain unchange after the petrol price goes up, then just your own wishful thinking...see doctor la

July 18, 2008 at 7:01 PMAnonymous

ah long, how do you know they changed the materials? You don't have any prove to support what you're saying. At the same time, i think you should go see doctor and check your mouth!

July 18, 2008 at 7:38 PMAnonymous

Those only based on theory la..... It's sound reasonable when material cost up, dev will do cost saving things. But please make the statement after you are sure and to be specific, what have been changed? Nobody able to answer this until now.
It's also sound reasonable that this blog will only be visited by those who interested in it and of course the owner, but still a lot of uninvited "friends" come here and don't know what they try to prove.
Red or grey bricks, it's is all sand bricks. No red bricks for this projects, which I knew it before I bought. The sand bricks appear to be reddish, normally only used in on the wall between 2 units, and used for wall of the stairtcases in IR. The project already reached level 12 in May, which is before the petrol price increse. You may visit http://xnetcc.net/photo/details.php?image_id=10 for the photo I posted.

July 18, 2008 at 8:57 PMAnonymous

IR will be one of the best property in Penang! I have faith in Ideal!

July 19, 2008 at 10:45 AMAnonymous

did anyone would like to sub sell their unit for 1200 sq ft for sky villa above 15th floor with 2 car park? more prefer sky villa because condo villa too near with each other no privacy.

July 19, 2008 at 2:25 PMAnonymous

I just love IDEAL layout, low density and facility. Price for Ideal is good, compare with Bays Water.

July 19, 2008 at 5:16 PMAnonymous

ya, i agree with you. ideal price more reasonable than bayswater. layout plus location also very nice. hope to have a unit at IR. but as i know all 1200 sq ft sold out for sky villa.

July 20, 2008 at 3:30 PMAnonymous

i regency better than bayswater.. u guys must be kidding yurselves.

July 20, 2008 at 8:42 PMAnonymous

what i mean here IR better than bayswater is the 'price'.pls don't misunderstanding, of course if i can used RM350K to RM400K to buy bayswater condo will be much betterlah. but it seem now impossible to buy bayswater condo for this price.

July 20, 2008 at 9:57 PMAnonymous

ha ha! ya la.. but when bayswater was launched also around RM300K-400K nia.. but i wasnt talking abt the price..the location, furnishing and layout also baywater wins hands down la...

July 20, 2008 at 10:21 PMAnonymous

Just ignore the guy. They are IJM staff. They buat kacau-kacau so that thier project get notice.. All they would say is IJM the best. So no point explaining this and that to them cos they came here not for sharing but promoting IJM.

Check out Baywater blog, the residence there complaining about poor management and they "kena tembak" too

July 21, 2008 at 1:12 PMAnonymous

I saw some of the new uploaded photos. Very nice. Many many thanks!!

July 21, 2008 at 1:35 PMAnonymous

Bayswater? Visited before but the layout is out. The area is not as big as the actual area visually. Maybe design problem. After Platinum and Pearl Regengy, plus the IJM office block operated, I am not sure if you still like that area. At the moment, you have to experience the construction work, don't know until when. It is convenient but never a good place to stay for long term.
I visited IR site last weekend. The car park area was full of White Horse tiles, and level 3 is completed with the tiling work. The tile levelness is good.
Doors also installed for the show unit. Good quality is what I can say, including the lock.
I will post some photo up on our website after some editing!

July 21, 2008 at 8:16 PMAnonymous

is that the show unit ready? so which mean i can go IR to visit their show room?

July 21, 2008 at 8:24 PMAnonymous

i believe after IR completed the price will be more than RM400k.
especially for the 1550 sq ft, the price will be shooting up like bayswater condo.
and base on my opinion, if the commercial area hot, it will help up the increase of the price for IR. sorry, i'm not the owner of the IR, pls do not misunderstanding i'm try to promote my own properties ok. just stand as a third party view.
actually, i'm very interest on this condo, but already fully sold out and have to buy from sub sale

July 22, 2008 at 9:49 AMAnonymous

The show unit not yet ready. Ideal will inform us when it is ready. In April, they said it will be ready this Oct....
By the way, the show unit is just an empty unit without any renovation.

July 26, 2008 at 8:32 PMAnonymous

Looks like unit 1 and unit 6 have different location of views. Different as indicated in S&P. Dry area will not serve its original purpose anymore and with the kitchen cooking smell (at unit 1 side), this will be a problem. Less air flow space if compare to unit 6. Seems like need to change the house renovation plan!

July 28, 2008 at 12:40 AMAnonymous

I have been following I-regency. I nearly bought 4 months ago at 410k for a 1550 sf sky villa. But there were only a few units left and hence limited choices. So I decided against it and thought the economy might slow down and affect prices. I contacted I-regency 2 days ago and the similar units are now selling at 467k (1550 sf) for level 3a. I am gutted. But good for those who invested early in this project. I suspect properties in Penang will continue to appreciate. At RM 325 per sf, it is still nothing compared the prices in KL. Remember this is an island and land can only appreciate. Just thought I share my expereince. But doesn't make me feel any better!

July 29, 2008 at 12:09 PMAnonymous

Are you sure? Level 3 included the private garden and 2nd car park?
If so, the changes might only no 28K discount previously.

1550sf X RM260 = 403K
Garden: 600sf X RM80 = 48K
2nd Car Park: 18K
Total = 469K

Normal, 2K discount will be offered, so, make it 467K?

July 29, 2008 at 2:32 PMAnonymous

I don't think your calculation is right. Coz the unit that comes with a private garden is priced at 505k. This info. is true 5 dyas ago.

July 29, 2008 at 6:08 PMAnonymous

So, now IR sell at RM300 per sf?

July 29, 2008 at 8:13 PMAnonymous

i think after completion the rice will be higher. like palm palladium 1154 sq ft already at aound rm360k. why ir cannot for this price. compare this 2, most of people will be prefer ir than pp.

July 30, 2008 at 9:58 AMAnonymous

PP owner always claimed PP is better, and so as IR owner. I can understand that! But if compared spec to spec, for sure IR is at the better side. PP advantage is only 1 block and almost completed. IR advantage is better facilities, workmanship, sufficient car park....
No point to compare further. Let's enjoy IR progress, and in future, the resort type life style and the convenient of Palazzia.

July 30, 2008 at 11:56 PMAnonymous

i m not an owner of any project but to '...prefer IR than PP' claim above, it is skeptical to say so. Do you know that most of PP owners were originally ex-IR owners ? I came to know about at least 5 of them on my side not knowing the others. Reason? pls read through agian what had been said in the early page of this blog.

And to the above self-confident blogger, just visit this site (http://palmpalladium.blogspot.com/) posted by one of PP owner, look at the toilet sanitary fitting GIVEN (glass partition, wall hung basin, pedestal water closet in marble) and the tile size in each toilets. I hope you know what it meant by pedestal water closet. And look carefully at 'Laminated wooden' floors in each room, and the swimming pool area..are they self explanatory ?? I wonder.

Dear fren.... What's wrong if I prefer IR? I feel alright that you prefer PP too! What I commented was not to compare coz everybody of course will feel their condo the best within the their reach, otherwise, why make the purchase?
I prefer IR coz easy access, nearer to FIZ and other shoplots, and potential to rent out the room(s) to student, can have 3rd car park. I also feel the facilities design is better, but I will only comment further after construction completed. The unit structure also suit to my type of design and life style renovation going to be
For PP, 1st time access to the site, I and my fren already put it into "no" list, not because PP no good, but not meeting our needs.
And what's wrong if there is ex-IR owner in PP? May be those who can wait? Must understand the reason. Probably some IR owner also PP owner. Not too sure why this point brought up.
Anyway, PP lovers are welcome to this blog for constructive discussion, but if with special intension, please stay in PP blog and enjoy your toilet.

1. Gaurd house location not finalised yet. Appear in progress to locate it back to the side.
2. No material change in place. Paramount hv many projects. They purchased in bulk amount & keep in their own whse. Minima impact from raw mat price increased.
3. VP remain at mid of 2009.
4. Only 3-4 1550sf units & a few penthouse left, sell at RM300 per sf.

August 2, 2008 at 12:28 AMAnonymous

To IR,
Then never said ...'most ppl prefer IR than PP'. Never made such condemn on other projects! If you think lifting your asset value by downgrading others,it could be an ignorant act. You may feel great but it is a thin red line of morality you need to look after it.

August 3, 2008 at 9:34 PMAnonymous

Guard house location not finalised yet? somethin wrong? y so many changes?

August 4, 2008 at 9:48 AMAnonymous

To the PP anonymous,

Pls read thru all my messages, The statement 'most ppl prefer IR than PP', is not found. You are the first one come out with this statement.... So, morality ya....?

Btw, I visited PP showed house last weekend! It is a great project, by didn't change my thought on it.

Anyway, I'm going to stop responding to this topic. Wasting time...

August 4, 2008 at 9:00 PMAnonymous

ya, i agree with you. pp show room very nice but the location not suite to me. every condo sure got plus n minus, i can sure that no one can stand in front to said that the particular condo have all the positive and no negative occur.
each individual got different need that way choose different location n paid different price.

August 5, 2008 at 1:39 PMAnonymous

For me, location is the King. Followed by price and so on...

I have been told that the gate will be at behind of Palazzia. If it can be changed to the side, this will be a plus point and this kind of change is welcomed. :)

August 5, 2008 at 9:02 PMAnonymous

Prepare for massive trafic jam there... lol. I wonder why so many changes?

August 6, 2008 at 2:03 PMAnonymous

Can you define:
1. massive trafic jam &
2. many changes?

August 6, 2008 at 8:11 PMAnonymous

If you can read layout plan and follow the posts in this blog, i guess you can see what i'm saying about.. :)

August 7, 2008 at 11:08 AMAnonymous

All only say the change but din tell in details wat's change.

No people tell about traffic jam. How?

August 7, 2008 at 12:26 PMAnonymous

I checked with Land Office, new goverment cannot allow strata title to be approved.
Because the sqft is only 950 (inside S&P) and the additional area is 600sqft (supplemental agreement).
This is lup hole case and cannot be allowed.
It means that we cannot obtain the strata title forever?
So, I-Regency not worth it at the market.....very sad......

August 7, 2008 at 12:45 PMAnonymous

Hi May@buyer2,

What you say is correct but i don't think is because of the new gov. Actually this issue had happen to Mutiara Villa owners whereby the sqft in S&P is different from the title. So when these owner have to sell their units they still can sell it with the title available but they have to bare for a fee (the additional sqft) to transfer the title. I think the Mutiara Villa owner have to fork out additional 50K for the fee.

Conclusion, the developer is paying less and the owner bare the rest.

August 7, 2008 at 12:47 PMAnonymous

what a shocking news? gone case this time :-(

August 7, 2008 at 1:26 PMAnonymous

no worries mate, after OC obtain can form up a commity and bring this to court if necesarry... all those sales talk r just crap! empty promises....

August 7, 2008 at 2:11 PMAnonymous

What will happened if cannot get the strata title? What is the different?

August 7, 2008 at 2:13 PMAnonymous

very very shock news, so how ? if strata title cannot be obtained , so, my unit in level 9 not worth it. u guy say this is the lup hole case in law , are developers pay under counter to government , is involve ACA (Anti Corruption Agency)? hopefully they can check details.

August 7, 2008 at 2:30 PMAnonymous

wah, all developers are "TIPU ORANG" , later on I-Regency condo become I-Regency Flat only, some more the strata title is problem. Only through under counter baru boleh dapat strata title , lagi kena ACA, teruklah macam ini.
aduh, Malaysia , Pulau Pinang

August 7, 2008 at 4:25 PMAnonymous

I still doubt on this news. Do you think our lawyer can confirm this? They should know the law....

August 7, 2008 at 11:08 PMAnonymous

Welcome to call 04-2592020 (TOWN PLANNING AND DEVELOPMENT DEPARTMENT) to confirm on this

August 8, 2008 at 10:47 AMAnonymous

For those who regret buying the condo unit, I am willing to solve your concern by buying over your unit with your original price + 10%. You will still gain 10% and I get my condo I wanna buy. This is a win-win solution. :)

August 8, 2008 at 11:53 AMAnonymous

Ignorance buyer. Thats why there are so many problems arise in Penang development.

August 8, 2008 at 11:56 AMAnonymous

this does not apply in I-Regency only. I can easily name few, such as Putra Place, D'Piazza, University Place, Serena Bay, etc... so if so worry, buy landed... in mainland... hehehe...

August 8, 2008 at 12:10 PMAnonymous

Another ignorance buyer. All the project you mentioned will have the same fate. Thats why this is the problem happened in Penang and only Penang. Thanks to all ignorance buyer.

Check with the laywer that had handle this type of case recently and you will know.

August 8, 2008 at 1:04 PMAnonymous

If not mistaken Silverton also face the same issue on strata title.

August 8, 2008 at 1:27 PMAnonymous

Pls name a few lawyer so that we can verify this? Don't just simply say.. talk is cheap

August 8, 2008 at 4:54 PMAnonymous

The extra sf captured as accessories parcel, like the private garden and car park. Being informed with this, the project will able to obtained the strata title. Other project din do this.
Believes or not, judge urself....

August 9, 2008 at 10:23 AMAnonymous

Some one take intiative to call the lawyer and also the local authorities to confirm everything ma settle lo... simple as that!

August 9, 2008 at 12:21 PMAnonymous

To all owners, the strata title issues had been raised even when this blog was up. Nobody cares to listen. The fate of common place will dictate the value of a property. Common place does not belong to the owners no matter what or who the government is. It makes ownership transfer complex.

Secondly, the master title may be attached to commercial title (the one out there.) Your committee decision may be overruled by commercial law and agreement. That means you won't get bill passed at the expense of the commercial owners.

Check this out and good luck.

August 9, 2008 at 12:33 PMAnonymous

I am one of the owner. I did not know the common place under accessories parcel agreement does not worth a penny!!!

i m getting to panic now. What we should do?
What if strata title is issued 10yrs from now? What if we want to sell our unit, do we need to dig out $50K just like the one mentioned up there????

There are so many uncertainties clowding my thoughts! shall we call lawyers to charge the developer??

August 9, 2008 at 12:48 PMAnonymous

Gosh!!! I have confirmed with my friends working in property sector in Pg & KL. Yes, common place will be charged for rental if Housing Dept is strict on this. That means we owners have to pay $ in the future just to step foots on that common place that we dreamt to own!! Just as one the a;mous said we may need to fork out $ or reduce our property price to sell our units in the case strata title is not out before we sell it.

My investment going into the drain now..!! This really agitated me!! any second opinion ????

August 9, 2008 at 9:40 PMAnonymous

I think some ppl is trying to sabotaj this project by saying all these nonsense. I'm one of the IR owner. Although there are some changes in the layout which makes me a bit unhappy. But overall i still believe this is one of the best property, and i did not feel regret, not even a bit buying this property. A good suggestion is call up and confirm all these accusations with developer, or form up a committee after OC, then if there is problem, we can hightlight to developer or take the necessary action. Maybe things are not like what some ppl said! I believe it's pointless to talk here especially listen only to rumours... We'll just have patience, wait and see... :)

August 11, 2008 at 9:34 AMAnonymous

All these points verified with developer before. The extra area (common area?), master title, strata title and son on. This doubts were cleared. But we can always said developer is cheating.... So, let see. If all the above claims really happen and how they keep the reputation to built The One and other future projects? All the above seems like the developer only interest to do 1 time project and run away....
Also, this project was having issue back in 2005/06 (not sure), and maybe, the above source is from that time period. The project changed hand from Rich Focus to Ideal Homes. If someone know about this, please provide info.
Also, if someone know which portion in S&P can help in these, please advice as well.

August 11, 2008 at 10:58 AMAnonymous

Rich Focus = Ideal Homes. They just changed the name of the company. Both companies are actually owned by one family... However, it still didn't stop me from buying this project. Wat to worry? If you are so worry, transfer your unit to other interested buyers.

August 11, 2008 at 1:33 PMAnonymous

This is what i heard from my fren, but i'm not sure about it. One of the ideal boss, last time bankrupt. So there was all these issues back then. And from the progress seen until now, i think the new management is doing quite a good job. I dont think they will want to risk doing anything which will spoil their reputation. There are new launched projects coming in, there will be more in the future. And despite the things i heard from my fren, i still believe in Ideal. Thats y i bought this property. We'll just wait and see... We've waited for so long already, its worth while if we wait another few more months ... to MOVE IN... hehe.. :)

August 11, 2008 at 2:09 PMAnonymous

Ya.... Ideal Homes managed by the son of Rich Focus boss.
I meant, since the take over, the issues probably being handled well. Now just need to verify whether the above claims are from the period before or the after. If old issues which already solved, why raise again?
Me too, after hearing all the history, still decide the take a unit.
For those disappointed, you may sell at original price + 5%. I think I will be able to get a friend to take over your unit. I am thinking of the possibility to take up 1 more 1200sf unit too, if the level 9 owner really want to sell. My email already published in ealier message.

27 years old Myanmar foreign worker has been murdered at the construction site at IR.

August 14, 2008 at 9:09 AMAnonymous

Read from news paper that he was murdered in one of the toilet at the shop lot. Only discovered by other worker after 3 days...

August 14, 2008 at 9:58 AMAnonymous

walla wei..now that apartment will become haunted..

August 14, 2008 at 11:11 AMAnonymous

Pls share the newspaper link... so everyone can see it.. else dun simply spread rumors...

August 14, 2008 at 11:51 AMAnonymous

Oh my god, what such unlucky things happening in IR?

IR will depreciate due to this haunted property.

August 14, 2008 at 12:37 PMAnonymous

The report is true. The victim die in the toilet.

I am not an owner there... but to be fair, there're also murder case happen in big mall, KLIA, the curve, Sunway Carnival in Prai... No a big problem to me, but the success of the commercial does matter to the value appreciation of the property.

August 14, 2008 at 12:56 PMAnonymous

August 14, 2008 at 3:11 PMAnonymous

omg, that is horrible. anyone know this case happen in which shot slot?

August 14, 2008 at 3:24 PMAnonymous

Wa lau! This also can goreng?

Then you wait long long to buy a depreciated IR....

August 14, 2008 at 3:26 PMAnonymous

People die everywhere!
My previous garden, the guard die in the show house. The show house still sold with good money, and no impact to the garden property price pun!
I also sold my unit with profit! :)

August 14, 2008 at 6:12 PMAnonymous

Once there was a murder or suicide case, it always left a scar to our heart everytime we passed by that property.
Anyway, not much people know about this case, so i dont think it will affect the property price, unless people goreng the news kuat kuat.

August 15, 2008 at 9:43 AMAnonymous

So, do anybody still dare to go to Queensbay mall, KLIA and also latest Megamall..... haha!

August 15, 2008 at 9:52 AMAnonymous

paper didn't mention it's IR shoplot. it just stated uncompleted shoplot along jln bkt gambier. It can be CEO too. i just wonder... however every construction site has cases... what to worry?

August 15, 2008 at 12:34 PMAnonymous

You can call press to confirm.
Die ppl maybe good for business plot and shop detail if you can use it correctly. but definately bad to residental. Don't forget this month is hungary ghost month. The victim just discovered after die for 3 days. Somemore he's hometown is far far a way. It is not easy to settle. Believe it or not. up to you.

August 15, 2008 at 1:14 PMAnonymous

Hav some sympathy on that poor fella and stop goreng this anymore lo. News today reported he pass away cos of heart attack... not murdered! No one wish this to happen, not even the worker himself..

August 15, 2008 at 3:03 PMUncle

August 16, 2008 at 3:04 PMUncle

Let Uncle say a few words, everyday also have new born baby and people pass away. Dont "Goreng" so much issue on this, let police carry on their investigation. A friend of mine who work as a project manager for the past 15 years told me, most of the construction site happened case, this is due to the foreign worker always dont border about the safety measure. Some time also due to money and girls matter. We all the purchasers suppose to work as a team and to defend the external party like other developer company or agent or Alien to add so much poison letter in our blog. Ignore what they had commented, anybody who scare about "Ghost" , please advice me where can we hide, the best is migrate to " THE MOON " enjoy your moon cake over there.

August 16, 2008 at 4:32 PMAnonymous

ya uncle, i totally agree with yr point. actually this totally not related with resident area. this case happen at commercial, i also wonder the people can used this case link with the resident area. so funny la. may be this people think that this case can impact the property value for this ir project. freind, this is impossible lah. ha ha

August 16, 2008 at 10:37 PMAnonymous

Hearsay serviced condo at 1200 - 1300, indicative price at 350 - 380 psf. that's work out to be 420k above!

August 17, 2008 at 12:29 AMAnonymous

If nobody wanna buy the commercial area due to the death case, do you think IR still worth that kind of money?

August 17, 2008 at 8:50 AMAnonymous

Already say believe it or not, up to you ma. For me, everything is possible.Don't be too "steel tooth"
One question to my fre, uncle. New born baby or ppl pass away everyday, will it affect the ppl ard or got relative one. One more time, believe it or not, up to you.

August 17, 2008 at 9:32 AMAnonymous

i believe this case will not affect the commercial area. every commercial area also have this kind of thing happened.
i'm not the owner for this project but if you have i willing to buy from you at original price plus 5pct. as my point this property location n value will be increase after obtain. of course the value cannot compare with bayswater shooting like rocket lah.

August 17, 2008 at 11:40 AMAnonymous

I was looking for a condo, ideal size around 1000 sp.ft, +/-15% ok. Wondering why the University Place, with tones of shoplots, ample of car parks, close proximity to USM, so many good criteria, but their sub-sale price after so many years still rm260k for two car parks empty units... it mean rm267 psf (deduct the extra car park). Does that mean something fishy?

While considering i-regency, wondering how come the speculative price has a quantum leap? It there any particular reason for i-regency to claim for 350-380 psf? More reputable developer? More shoplots/retail activity (convenience)? Better rental prospect (any other private collage or commercial near by)? Better location? Still cannot figure out how to justify the extra 95-120 psf, can someone help?

August 17, 2008 at 12:01 PMAnonymous

Look at that, the buyer only willing to buy the property at original price +5percent, is that much of the appreciation of IR now?
Death case defintely is normal, but if the ghost wandering around and always appear to scare people, then it will depreciate very much.

August 17, 2008 at 3:05 PMAnonymous

May I know you are interested in resident units or commercial lots?
Just my personel opinion, Ideal group also develop another project called " The One". Located at Bayan Lepas ,very near FIZ. It is much much more huge project compare to I-Regency in term of commersial. Do you think they will push for "The One" or "I-Regency"? Do you know how is the condition for commercial lots at Ivory Plaza? Now called "University Place" Just opposite "I-Regency".
Go and find out. Recently just got auction for commercial lot/ office at "Ivory Plaza" Price RM260,000.
Commercial lot/ office you know, at RM260,000.

August 17, 2008 at 5:09 PMAnonymous

I am looking for residential property. rm260k, that's is really cheap to our KL standard for a shoplot, but what's the size? But, you not yet helping me address the question of how come so much price different btw i-Regency and Uni Place. They located on the same strip anyway and one is closer to Bayan Lepas and USM.

August 17, 2008 at 7:32 PMAnonymous

it is not a shop lot, just small little place for hawker stall, that is considered relatively expensive, go have a look yourself.

August 18, 2008 at 10:30 AMAnonymous

Hi, Uncle, welcome! Please divert yourself to
for owners' blog, &
for progress photo.
Here is a bit infected by some kind of virus.

For Univerty Place and Ivory, those may visit the relative bolg for more info about quality and other spec.

For Palazzia, it is different concept where F&B and exhibition area is ready plus modern outlook.

For I-Regency, It is simply more resort lifestyle concept and bigger built up area. The podium design also excellent and no direct access from the shoplot, means only resident will able to access to it's facilities. Other plus point including using quality material and with quality workmanship from Paramount.

If you have any question about IR, you may direct your question to me. Most of the concerns have been discussed.

About the ghost, don't know what to say. I just laugh when ever I try to put any comment about this. So, I decided to just ignore it. :)

August 18, 2008 at 11:12 AMAnonymous

hi Bryan,
IP here... dun bother of what ppl say... it's obviously they are trying to affect our condo price and trying if there is chance for them to grab it from us... dun bother lar...

August 18, 2008 at 12:09 PMAnonymous

Never bother, their comments sound like amateur.

A few more clarifications for those who interested.

I-Regency currently sell at ~RM300 psf from developer. Sub-sale market don't know yet. Will be increasing approaching OC obtained estimated mid of 2009

Palazzia sold at ~250K and above initially. Now you cannot get is with this price already and it is already fully sold. To be completed by end of 2008. The One just at initial stage. May only start operate partially after 2011.

August 24, 2008 at 7:37 PMAnonymous

Hi there,

If someone want to buy my house with a price that I agree, can I sell it now?
Or I need to wait until OC obtained then only can sell the unit?

Is there any method that I can sell the unit now? Can anyone advice?

I am willing to sell it slightly cheaper than market indication price for I-Regency as I may move to KL very soon. And I am looking for another unit in KL for own stay.

Can anyone offer me some advice?
Million of thanks in advance.

Medium floor 1200 sft unit with 2 carparks, anyone interested?

August 24, 2008 at 8:47 PMAnonymous

Until the bank fully release your loan to the developer, there're no way you can sell the property (unless you buy cash la). And bank only release all money after OC.

August 27, 2008 at 11:40 AMAnonymous

To answer your question, University Place is only 700sqft, not 1000sqft. If it's selling at RM260K for 700sqft, it means..RM371psft. Let's compare this with I-Regency unit if you want.

August 27, 2008 at 4:12 PMAnonymous

FYI: University Place smallest unit 900sq.ft. Please don't make false claims on other project to jack up your own. Please practice some respects, thanks.

August 27, 2008 at 4:15 PMAnonymous

i-rgency also same ma, 700sqft in S&P. university place after extend also 1000sqft.

August 27, 2008 at 5:44 PMAnonymous

Well, correction to the anonymous above.

U Place ==> Not Sure
I-Regency: 950sf ==> 1200~1550sf.

For I-Regency, the extension is done by dev. Is ivory do the same for U Place?

August 27, 2008 at 8:43 PMAnonymous

oh, really?

I-Regency only 700++ sqft in SNP?

Wow, it is way too expensive then.

700++ swft selling at 400k? No way!

August 28, 2008 at 2:49 AMAnonymous

Pls don't confuse ppl that
IR is 1200 to 1550sq.ft.

August 28, 2008 at 9:57 AMAnonymous

If 400K for 700sf, anyone can think one also know it is not correct la.

August 29, 2008 at 4:17 PMAnonymous

KLCC area: RM1.3K psft for 600sqft unit means RM780k, but not for IR in Penang, it is close to RM400 psft but not beyond. Bear in mind, it's just USM area. Just my thought.

August 29, 2008 at 5:14 PMAnonymous

talking bout USM area.. will the shoplots there be fully occupied with photostat shops / minimarket / tomyam n nasikandar restaurant?..

hi class FnB will think twice to open their outlet there coz their main customers are only pennyless students..

August 29, 2008 at 8:37 PMAnonymous

do u know how many overseas students there are now in usm?lots of them with money..what do u mean penniless..they are yg students, some girls driving merc...honda 4x4...and who do u think are renting the condos in uni place, desa airmas in sungai dua area...and usm area is in upper/middle class area la lots rich people will go to the high class fn b...please do your homework before talking nonsense

From the road side it looks impressive

September 16, 2008 at 6:47 PMUnknown

September 17, 2008 at 1:21 AMUnknown

Hello! Why are we still discussing I-Regency here when we already have a forum? Time to take all the discussions there.
Thanks to all who created the forum..excellent!!

October 6, 2008 at 5:23 PMBryan

Hi, SC,

Which forum are you refering to?

October 6, 2008 at 5:25 PMBryan

Level 21st of Sky villa is in the making. Soon, the whole structure will be completed.

October 27, 2008 at 9:12 PManonymous

your monthly installment of housing loan should not > 30% of your net income.

Fresh Degree holder work as MNC engineer earn < RM3000. Even with 5 years experiences, most of them earn <5000 per month.
A junior manager monthly salary can range from RM5000 to RM10000
A senior manager can be >10K

RM 400K-500K for a condo. ? Monthly installment around RM2.5K . How many factory worker afford to buy?

Do not force yourself to 'save this , save that' , just to stay in a so call condo.

Hi! Anyone know when will the show unit be ready? TQ.

December 13, 2008 at 10:57 PMAnonymous

Not sure whether there will be any show house for condo unit...any comment?

December 13, 2008 at 11:07 PMAnonymous

But Ideal never declare that there will be show units available. What they said is better dun go there till the project done. If any accident happen, might delay the project later...

December 13, 2008 at 11:09 PMAnonymous

Not sure....didn't heard Ideal mention about it...

December 13, 2008 at 11:10 PMAnonymous

I went there and have a look last two week, no show unit for condo

December 13, 2008 at 11:33 PMAnonymous

Ideal told me that they already start extend the area!!!I tot the extension should only start after OC obtain?? Anyone know why???

December 16, 2008 at 5:45 PMBryan

Show unit will only be available after the whole structure completed, means when already safe to enter the site. However, the show unit will only be an empty unit without any renovation.

If want to see what happening inside, visit:

They extend the unit during construction for vary simple reason: cost and time saving. The sales informed me that they have very high confident that they will get the OC. If finally really can't get OC due to this, worst come to worst, hack it down to the structure as the plan.

I heard from the contractor mentioned that the target date for them to complete the residential project is by March 2009. Then, estimated OC will be obtained latest by June 2009.

I don't think the project gonna completed by March'09. Looking at current progress, at least till June'09...Anyway, does anyone know the status of lucky draw organised by Ideal during 25Dec2006? I didn't heard any winner till now...guess no lucky draw, just set up to get ppl sign the S&P oni...any comment?

Anyone heard about the lucky draw even from Ideal during S&P signing session, ~25DEC 2007....??? The price is one unit of office, home hifi...etc..

January 5, 2009 at 10:45 AMAnonymous

I thought the lucky draw only applicable for those who signed up S&P before 25 Dec 2005 as mentioned from the developer? Looks like the developer is taking this granted to get buyer sign up as earlier as possible every year :( As far as I know no lucky draw was organized since Dec 2005 until now.

Sao has cancel his plan to purchase IR because he heard of something bad. He/She did not specify the problem

Friend of mine also facing similar problem recently, finally one of the local chinese bank offer him the loan. Same reason giving but personally I think it is due to recession, as some of the shop/service stop offering 0% interest now. Even car loan is difficult to get approval....

loan rejected due to extension of common area not match with snp 900sqft? can you advice here?

Although Ideal is new developer but they progress is going VERY well.

I believe it's your personal problem for not getting the loan. One solution is to dump in more CASH.
