For those who are considering to take up their offer, i suggest to you DONT. You are abetting Bolton to run foul of the building plan when you agree/instruct them to knock down an existing wall and build a new one, against the approved building plan. There are legal implications in doing this. There will also be complications when applying for strata title if you do this.
The best move is to wait for the building to be completed, delivered to you with vacant possession and OC (Occupancy Certificate - or CF/CFO - Certificate of Fitness for Occupation). After that, it will be fairly easy to claim late delivery damages from Bolton. You need to know how to send your claims properly to get it done quickly.
Right now, in response of receiving the letter from Bolton, you should reply by registered post asking them to confirm that this is in accordance to the approved building plan and that it will not affect the application/issuance of the strata title later. Also ask them who the land surveyor is/will be. Shoot the same questions to the surveyor. cc one copy to MPPP and the land office.

From the Bolton's letter, my understanding is that said upgrading will only be made after vacant possession is made and local authority's approval for upgrading is formally obtained. For these 2 conditions to be met, the demolition of original wall is required before a new wall can be built.

Noticed that tower B is already being painted, it is different as compared to the complete-grey from the model and picture. The building is now white with light blue strips added, quite similiar to the Brezza except the later is using dark grey colour. I kinda like it, definitely looks more lively as compared to the dull grey. Observed that The Light Linear also being painted currently, but i must say that the complete-white is really disappointing, together with the standard squarish design, the whole buiuding looks like a work in 70-80s...

Has anyone send out legal letter to developer to claim late delivery interest? How do we claim late delivery interest from developer? I think we should get one lawyer to represent all affected buyers. I've contacted Rajen & Lim (office in Northam Tower tel : 604 2101311) and the lawyer (Franky Lim) ask me to draft own letter and .cc copy them. I begin to wonder this lawyer represent buyer or developer although I get free legal fees when I purchase the property. Can someone shed some light about the process? Thanks in advance.

My S&P dated 05.Sep.2008. Just consult another lawyer (BHTan) for second opinion. According to lawyer, there is nothing we (buyer) can do except wait until VP. Once VP, all affected buyer can start claim the late delivery interest through lawyer. Best to get all affected buyer to go through one lawyer. Obviously buyer cant appoint panel lawyers to represent affected buyers due to conflict of interest. They were appointed by developer and they will not be in the position to negotiate the best compensation for affected buyer.

As stated in the S&P (page 10)

1) "Vacant Possession of the said Parcel shall be delivered to the Purchaser in the manner stipulated in clause 26 herein within 36 calendar months from the date of this Agreement."

2. "If the Vendor fails to deliver vacant possession of the said Parcel in the manner stipulated in clause 26 herein within the time stipulated in subclause (1), the Vendor shall be liable to pay to the Purchaser liquidated damages calculated from day to day at the rate of ten per centum (10%) per annum of the purchase price from the expiry date of the delivery of vacant possession in subclause (1) until the date the Purchaser takes vacant possession of the said Parcel. Such liquidated damages shall be paid by the Vendor to the Purchaser immediately upon the date the Purchaser takes vacant possession of the said Parcel."

According to lawyer (BHTan), in most cases developer will compensate through renovation which means no "cash compensation" or they will only compensate 1/2 the actual amount due to buyers. No doubt there is flaw in our legal system where buyer were not protected by scrupulous developers. Unless buyer agree to haul the developer to court if they refuse to compensate.

looks like they gonna delay the tower A as well. The construction has basically halted since half a year back. S&P stamp date is end-2009, expected completion end 2012. With the current progress i doubt that they can complete on time.

Drove past Surin the other day, Tower B already pretty much completed, and it looks great. When would be the O.C? I heard from a banker friend that the O.C. will only be given after the whole project is completed, in this case including the central block with car parks and facilities, and also Tower A. Can the O.C. be issued out separately for Tower B in this case? Anybody can confirm?

Also would appreciate if anybody managed to get inside the Tower B and snap a photo or two to share, really curious to find out how the seaview looks like. I am interested in seaview <10th floor unit, think price should be more reasonable. Already noticed people putting up for subsales currenty.

I happen to drove by and saw that the air con duct from the outside master bedroom up to the balcony was not conceal. That's obvious and it looks so ugly. If that is true, I think it's a mistake made by you. Don't try to save this sort of money. It's still not too late to get it conceal back by now. Don't forget that this is your first project in Penang.

My friend has an unit at Tower A, the s&p stamp date was Dec'09. This is proven genuine as he has showed me the copy of the document, no challenge. Just went there to check on the progress yesterday, looks like they are now doing the final touch up for Tower B, and already resuming the works in Tower A which have been stalled for months. Bolton only has slightly more than a year to deliver to owners of Tower A in this case, good luck.

As it is a 2x2 lanes, it may be a bit noisy... what do you think ?

This had plan since 10 years ago as you can see now partially of the road was 2X2.
I think it will not be a great impact to Surin as it was alternate road only. People will still prefer drive through original main road and is more convenient rather than you drive big round to infront of Surin. Furthermore federal gov did not allocate any budget/ fund to this project.

If it is done, I do not think it will be an alternate road but a main 2 x 2. I saw that on an UOB Penang map dated oct, 2011 but I cannot find it on internet to show you. Basically this new road start/continue Jl Lengkuas directly between Surin & Beverly hills/waterfront, then it continues to Shamrock beach houses, then behind Miami green. to BF and then to Teluk Bahang.
If they built in Teluk Bahang this new Forest eco theme park (+ Butterfly farm + Penang national park), that give a good reason to go head with the project as the original small road (seafront) is much too small and narrow for this kind of traffic...
To me, it makes sense but it is a question of budget of course and time...

Dear TIMAS,

If you want fast development, you cannot rely on federal because federal needs to take care of everything in this country and they don't have enough resources to do it (in spite of having a high ratio of gov servant to population in the region). Key office holders are too busy with buying luxury condos using THE PEOPLE's money, therefore no time to plan for development activities.

So at the end of the day, Penang gov needs to be proactive, rather than keep saying "we can't get money from federal", it will have to think of innovative ways to come up with own resources to build these roads.

for me i don't think is a big issue to build this road in front surin, for sure the traffic flow will become more heavy but still can acceptable as i research on the plan they proposed. The small road only start from Shamrock beach, Tanjung bungah main road until surin still in 3+3 so u prefer using 3 line main road or 2 line road?

Penang plays a prominent part in the whole country economy, currently the 3rd largest-economy in the country after selangor and Johor. Two-thirds of medical tourism revenue goes to Penang and it contributes 10 per cent of the nation’s GDP. Penang ranked 4th in the country in terms of tax contribution. However with all these Penang only getting 3% as return from federal government, and need to find their own way in getting fund to support the continue development and infrastructure upgrade. I don't think the current way of state government handling the situation is sustainable, there aren't much land-bank left in the island to swap with the investor in order to fund the development, not to mention those golden zone along the north-eastern coastline.

does anybody knows of an access/link to photos of surin's interior finishing? been curious about how it looks like in actual (since there wasn't really a show unit opened for public viewing).

also close up photos on the middle facilities block (swimming pool etc). the design is again different from the brochures..there is now a roofed structure + a jolly green dinosaur on top of the block which did not appear in the drawings.(aware the brochures are only conceptual drawings based on their past explanations, just want to know how much deviation there is)..

Wonder when it is going to be finished? Last I checked they said Dec will be amlmost finished and OC by Feb 2012. Well Dec has come and gone and Feb is fast coming.

On another matter I have checked with a property developer friend of mine on the late payment. He said that most developers will try to "negotiate" with buyers by wither throwing in a kitchen or some renovation or offer 25% or 50%. He told me to forget it and just file a complain with the Housing tribunal and it is 100% clear cut case can win. There is no need for lawyers fee etc.

I also asked that usually the S&P is signed with a new company and not Bolton or the main company itself so if anything happen lawsuit etc the main company is protected.

I was informed that nowadays if the Housing Tribunal finds the company guilty it will blacklist not just the company itself but also the main parent company and they will not be given any approvals for new projects.

I am not sure how true this info is .. can anyone with more experience comment? I hope when the day come and if Bolton try to use negotiation tactics to reduce its compensation we can all reject it and stand firm that we want 100% or we will file a case with the Housing tribunal. The Housing Tribunal was set up specifically to handle cases like this.

I visited the place today and saw that there was a side opening on the road that was not closed so what else ...go in lo.

Guardhouse, car park all done road also done. finishing work on landscaping....went to the car park and saw the view was very good. We have a great view and i was on the ground floor so the unit views are even better with the new semid's in front i doubt there will be any immediate project to block the view but still too early to say.

took some pics but did not get to go inside the units. Surin plot of land is wide ie good view but no depth so the guardhouse to carpark is very near..no wonder the facilities are on the rooftop but the benefit is more units have good view and finishing in general looks good. BTW I am not working for developer.

I heard we should OC and collect keys together on end of Feb. The good news is I heard that the late payments will be paid to buyers together when we collect our units. If this does happen then Kudos to Bolton. We will have to wait and see.

another project launching at Batu Feringghi 1200 sq ft and 1 car park also selling for 680k already and 2nd car park need to buy bidding style.

For the mistake of Bolton's staff in sending out the progressive payment notice late, u have to pay more than twice the usual bank interest. Your bank will charge u the loan interest as stipulated in your loan agreement signed once said progressive payment has been paid to Bolton. Bolton will charge u separately overdue interest of 10%pa ( which could be higher than your loan interest rate)for the period from 17 Jan to the date your cheque is banked into Bolton's bank account as stipulated in the S&P Agreement executed. If your bank loan interest rate is below 10%pa which is Bolton’s overdue interest rate, u’ll then pay more than twice the interest amount u pay to your bank for the period from 17 Jan to the date Bolton banks in your bank loan cheque. Again, it depends on how fast Bolton can bank in said cheque! For those of u who pay using your own fund, Bolton will still charge u overdue interest for the period from 17 Jan to the day your cheque is banked into Bolton's bank account.

AL- i am not agree with you said, very simple thing need to do from BM GUY- Just call up bolton and your bank. If you apply loan normally they just "cc" you and "to" your bank. You will receive letter in ordinary post, bank will receive register post or pos laju (This is for the legal firm to ensure you had sign and received the notice so that they can take action on you when you argue(legal requirement). Or else you just tell Bolton, you and your bank never receive any notice regarding the draw down. As my experience,you just need to call developer express your concern and waived the interest. Meanwhile ask bank expedite.

I encountered something like this before with the other project (commercial), at that time it was still on 2nd progressive payment and I am required to settle the 5% myself and not the bank. The letter was received on 18-Jan-10, and the expiry date stated as 20-Jan-10. Obviously 2 days is not sufficient for me as i am staying state away from the developer office, and will be under business trip 2 days later. I also refused to pay through online as the amount is too huge for a normal payment transer but require to use TT, which will incur admin charges. I called up the office, the PIC told me they have already sent out the letter on 28-Dec, and it was not their interest to know why the letter took this long to reach me. They insisted that i have to pay on time else interest will be imposed. I was furious then and asked to talk to their big boss directly. Finally I managed to pay 2 weeks later, with no interest.

Morale of story is, avoid guessing and speculation, things will not be in your way if you don't help yourselve. Give the office a call directly and find out yourselve won't take you too much time.

What we need to do now is to pay up the balance, get the keys and start renovating the foyer! I was told that the local council did not approve the previous application for Bolton's proposed foyer's renovation. Bolton had therefore abandoned its plan previously proposed to renovate the foyer for better usage. Does any one know whether or not we need the local council's approval for change of internal layout? Can any one recommend any good carpenter to work on kitchen and bedrooms?

Clause 26 of your S&P Agreement details the difference between vacant possession and certificate of Completion and compliance from local council (CCC). Some people call it Occupation Certificate(OC) or Certificate of Fitness (CF). In the case of Surin Tower B, CCC was obtained by the Architect on 18 Jan 2012. Once u or your bank pays up the balance, key(s) to your unit will be given to u. U'll then inspect your unit listing down all the defects(see Clause 29). Once the listed defects have been rectified, u can then commence renovation. I think some one has previously made the confusion by mentioning about OC in April.

Guys, I went over to the site yesterday just to check out the works after receiving the letter of delivery of vacant possession. It is indeed all almost nicely don up. Landscape was up as well and it was guarded by two security officers sp I cant went in. I had a word with some of the construction workers and they said the recreational/car park block was completed as well with the pool all filled up. Looks like the handling over of keys is near. Will be sharing the photos later. However, one thing that I am mot unhappy was that eventhough we managed to obtained the OC, I doubt the units was habitable as construction of Tower A was ongoing and it is only at around 13th floor. So, looks like it will take almost another year. I also doubt we can barely use the recreational facilities and dust will be all over the place. I thought that is most unfair to us the Tower B buyers where our compensation will be stopped and we had to endure another year of waiting without any compensation. Is this the way hor reputable company works?!!

Stake Holder is KN Lee & Associates, the solicitor of GLM Property Dev SB (GLM). Its function is to hold 7.5% of each condo's purchase price and release them to GLM when certain conditions are met and at certain times as specified under Stages 4 and 5 of Payment Schedule stipulated in the S&P Agreement.

well, it is kinda expensive. But once JMB is formed, you have all the right to decide your own mnt fee. From what I observe, surin is only offering standard facilities with no additional tennis/squash/badminton courts to maintain, anything <=20cent should be reasonable.

Summer place is working on JMB now, pretty fast.

Yes, the security is tight.

I think once the bank release the payment, bolton will handover the keys to tower B owners by next week. Should be able to start renovation works in March 2012.

Timas, we hope Tower A can be completed asap as well to complete this Surin Project.

Personally, I feel the interior design is nice and quality especially chairs, tables, walls, floors, flowers etc......

By right both towers have to be completed before OC can be obtain.

By right the earlier buyers are entitle to 1 year of late delivery compensation...

Just visit a unit this morning 1300s/f hill view interior .The room is too small and missing window that should have.Toilet?I don like it at all.
A lot of hacking work must do in front of the main door.
Ceiling height not even 10f.

PROS:
- wall finishing workmanship not bad
- There's a Jacuzzi, according to mr foo next to swimming pool
- common area e.g. guests waiting bay and community hall nicely done (But too many community hall which i think could best use to convert some into games room etc.)
- quite a lot of recreational hang out area which looks trendy and comfy
- designated loading bay for cargo
- nice view
- of course, entrance and guard house looks good
- every block got it's own visitors drive through for passengers drop/pick up.
- for my unit, car park bay is good and convenient
- so far, no hollow sound for unit tiles


CONS:
- for each floor, staircase entrance not covered with door. Very ugly sight exposing the cement staircase and flooring. I plan to contribute my bathroom doors!
- gym too small, equipment far too few
- rooftop recreational area and pool is OK, but I felt lacking. could be better and more spacious if gym were to be built 1 floor below according to original plan
- rooms and toilets surprisingly very small, while living and dining area is very spacious
- beware, balcony grill is a bit rusty
- room and toilet doors made of soft board, a lot of defects
- cheap plastic covering for air con piping across the balcony and not embedded in the wall; need to spend extra to cover with plaster.


CONCERNS:
- front foyer might not be a waste after all; according to mr foo, there's a chance owners could get green light to renovate the front foyer (as bolton marketed); he is trying to clarify with HQ on this restriction.
- For those whom are due to receive late penalty cheque, have to wait still. According to mr foo & co, awaiting for KL Finance dept to finalized.


CHEATED:
- floor to ceiling height not 11feet as marketed
- for 1307sqft, 2nd room has only got 1 small window (the other 2 windows missing); it really matters especially for corner units like mine.
- only 2 tier security to your unit: guard house and lift access

Dear all,
Haven't sought professional advice, yet.
But in my opinion, buyers might be able to hold Bolton liable for 2 things which I spotted:
1) Stated in S&P Fourth Schedule (Building Des): Bedroom/Kitchen & Utility doors are provided with Timber door, which in fact is only cheap soft board door with defects.
2) In brochures for marketing material, is clearly stated 3-Tier Security, which is not the case. This is neither artiste impression nor illustration.

As for the missing windows in 2nd room for 1307sqft, it was in the unit layout plan with measurements and room sizes. This layout plan is not attached to S&P, so not sure if can hold them liable for the missing windows.

I'm not sure with you guys, but to me, the two missing windows is a big deal cause I don't like rooms without ample natural lighting.

FYI: Explanation given when asked on ceiling height, the height on your unit floor to the immediate floor on top of you is 10.5 feet. How to accept that kind of explanation?

Settled all my payment today and made an appointment to view the unit next month. Just pray that it didn't dissapoint too much.

The staff told me that most probably the OC will be out during MArch. But I doubt it will be habitable then as constuction was going on for Tower A till evening. Just imagine the amount of dust that you will be dealing with. Worst will be the swimming pool which is just beside the construction area. This is what DISSAPOINT me most.

UNKNOWN: I think you are right. Those paying about 600k will definitely expect more. More so if you are buying it to stay. I initially had very high expectation after I saw the photos on the common area which undeniably looks cool.

MAVERICK: I think the third tier of security will means you own unit's door. If you install another grill that will be four tier. But I initially had expected the entrace of the lobby to have another tier of security. They are good at playing with words, don't they?!

For the timber door, after i scrutinized the S&P, only for the entrance to ther unit is stated that we wil get solid timber door. The rest of the door will be timber (chip board) door I presumed. The gym was realy not in the floor plan that was in the S&P, so perhaps wecan do something about this.

They can argue a lot on what that is not stated in the S&P but it is in the brochure. But it will forever stick in my mind that I felt CHEATED. I doubt I will ever buy another development from them again.

Hi Kit,
The 3-Tier was very clearly being sold as guard house, lift lobby area and lastly lift access to the floors. These were the exact confirmation from Bolton direct staffs and also the sales agents in the gurney plaza booth.

Yup bro, gym is not originally on the top floor. It was supposed to be one floor right below swimming pool. Of course by relocating the gym on the rooftop, Bolton get to sell the area as carparks. Besides that, with a much smaller gym, Bolton don't have to furnish too many equipment to save cost, else the originally bigger gym will look so empty and lame. Haihh.. the gym is a joke.

Just visited my unit today and the photo will upload to my FB later.
For my unit no 2 kitchen is too small so have to hack the wall to make it bigger.
Ceiling not more than 10 f.
Poor finishing wall in my masterbed room.
Some of the floor tiles is different colour .
From the owner manual I notice that Bolton are using low grade tiles for this project.
RM2000 deposit for renovation but 10% means Rm 200 non refundable fee for administrative changes.
P/s I still think RM 380 per month is expensive because we only have a small pool and a small gym only.What you all think pls comments .

I'm using my unit to be a showroom pls visit me after OC.

Just inspected my unit. I think enough has been said about the low ceiling height, defectives doors, small bedrooms/kitchen/dining area/gym. So, no need for me to elaborate or repeat.

I just want to add that there are way too many protrusions at the corners of each bedrooms. Not only do they take up considerable amount of space, they make the rooms small. Furniture arrangement is really difficult.
I am also disappointed with the so called wet kitchen being so tiny. Not sure what to do with it. There’s also an ugly looking pvc pipe that runs down from the ceiling to the floor. I don’t think it can be shifted. This really restricts a lot of things that we can do with the wet kitchen area. And, I just have to mention about the foyer. It just takes up too much space and is making the kitchen & dining area small. The front wall where the main door is will have to be torn down and moved outwards. Lots of hacking to do. Lots of $$$ needed.

However, I am pleasantly surprised with the quality of the walls of my unit. Good workmanship, could not find any defect on the walls !. Happy with the location of my corner unit. Nice seaview. It has lots of privacy unlike the units close to the lifts.

Just been told they got the OC yesterday. Can’t wait to start renovation and move in ASAP … but have to sort out the ID work first which is now quite challenging due to the factors mentioned earlier.

If your unit is facing the sea, don't worry about anybody blocking your view from your balcony/master bedroom even at the lower floors. There's no high rise right in front of the block.

wow, can't complain about the ID at the gnd floor lobby and the rooftop pool area...awesome!...very nice environment with soooooo many spots to chill out...and even the lifts are IDed!!..all the walkways and corridors are with tiles..

only turn OFF is the actual size of our unit..turned out so much smaller than what was expected or imagined..agree that there's gonna be quite some wall hacking to do.. no missing windows as encountered by some tho...

some imperfections here n there but overall it's good..

Hi Chucky,
You have to place refundable renovation deposits of i think around 3.8K. You need to submit your renovation plan to the mgmt office for approval. But if you hack walls on the open foyer, I'm very sure mgmt will forfeit your deposit. For the strata title approval, there is surely a heightened risk with our new CAT gov. Doubt we will get approval from council. Pls share the good news if there is any positive breakthrough.

Room very small while hall and foyer very big. Size kinda out of proportion. Workmanship very bad alot of quality issues even before moving in.

Another thing i notice is the small roof over common area crack at the corner and the cement fell off. Very large crack can be notice from picture taken far away. Will post the picture later.

WHen entering my unit, the floor in front of the lif, theres a pool of water i wonder if there a leakage somewhere or wat.

I inspected my unit as well at Block B, Type C. Overall, i am quite satisfied with surin especially the ID, Flooring and lift design. It is awesome. The unit is decent size. The only complaint is the workmanship for bedroom and toilet door. I have requested to replace it.

I have to apologize to Surin. Seems like the picture is not a crack but a tree. However the roof is a little dirty.

With that Im impress with the ID but workmanship is a little bad. Maybe its because they are rushing to complete the unit so they dont have to pay more fines to purchasers.

i have inspected my 1307 persf unit. Overall ok minor defect. The master room is a little bit small but good seaview direct from the room .
Awesome ID at lobby , rooftop pool area & gym + walking track besides the fencing . Feel Resort Lifestyle here :-)

inspected my unit Type B. expected small room size but surprisingly they look OK to me. found 3 defects so far which can be rectified easily. Nice view on the swimming pool and the sea. 1 thing i dont like is the PVC Trunking at the balcony. Other than that, not bad as Surin for me is just a medium-end condo. Definitely cannot compare to high-end projects like Infinity, Harmony Residence, Paragon, etc.

Can you Bolton did this nonsense!They allocated my parking bays back to back. It means if I parked my car 1st then my husband got to park at my back. So I can't move my car if I wanted go out 1st the next day!

I don't know how many units are given this stupid back to back car parks. When we signed the S & P, Bolton promised to provide 2 parking bays & we just found out when we collected the keys from Bolton. (Car Park allocation was not included in our S & P). what can we do now? I cant imagine to move in & move out our cars everytime we go out. They have plenty of car parks at the other floor & u know what, these are for rent only. It means for Bolton to make $$!

I am the purchaser of block A and equally worry about the car park allocation. A friend of mine called up the office and was told that the comunication on the car park allocation (both back to back and side-by-side) already been done during the sales period. But apparently both my friend and myself did not get this information at all, this is not something which should be missed out by a genuine buyer. Furthermore for those purchase through agents, they are trying to push the responsiblity to them(HB, NB, PT etc) for not being communicating this.

i will follow up again but things don't seem to be that simple after-all.

Kindly be informed that the car parking bays at Surin condominium are common areas as per stated in the Sale and Purchase Agreement (SPA). It was also stated in the Second Schedule of SPA and House Rules that the said unit has been allocated with 2 car parking bays for the right of use by way of an allocation system deemed appropriate by the Developer/Management and it is solely at the discretion of the Developer/Management.

Please be also informed that any decision for relocation can only be done once the Joint Management Body or Management Corporation is formed and such decision must be tabled and agreed upon by majority owners during an Annual General Meeting (AGM) or Extraordinary General Meeting (EGM).



As such, we regret to inform you that we are unable to accede to your request on the relocation at the moment.

So this means that we have to wait for things to happen one at a time. I have inspected my unit and just some minor defects. Waiting for them to repair. OC has also been received and once we agree to their repair work they will issue the auto gate cards for us to use.

Bolton has also told me that they can help to provide us the drawing for the change/move of wall to increase the internal space but we will have to submit and get approval from MPPP ourselves. I will probably pursue this course and get approval as do not want to affect strata approval. Any ID willing to do this for us if they do the design and reno?

I am also not happy with the carpark but so far Bolton has been reasonably responsive and have always replied my emails. To be frank their late payment was surprisingly quick. Some other Penang developers can be quite bad in paying back. So other than the carpark problem which hopefully we can resolve once the joint management committe is formed the rest like design, lobby, workmanship, professionalism etc I give good marks. I definately feel it is a good buy, no regrets. Hope to see some of my other neighbours there too. sorry for long post.

Back to back car park is common now in Penang. However the allocation must be fair and transparent.

Probably the allocation of carpark is based on unit price. Lower/cheaper units will get the b2b carpark.

Chucky>> If they already provide us the plan of wall extension, why do u still need ID? Unless u plan to use a different extension design.

If I happened to know this back to back car park allocation then I wouldn't be so angry and I don't mind to invest more to buy an unit that provided me side by side car park. But I feel like cheated by Bolton =(

One more question, since Surin has obtained the OC and we are paying the maintenance now, when can we get our access cards? I don't feel good to pay loan every mth bt can't enter my own unit after the management office is closed.

I know I have complaint alot. But mainly cuz I am very frustrated with the car park allocation.

Zing....I sympathize but what to do. Look on the bright side lo. The design looks better than i had hoped. The overall feel is quite upscale. Late payment is quick no need to beg and in time for reno.

On the card. 1st step is to insopect and submit report for defects. Wait 4 weeks then can reinspect. If all is ok then sign agreed defect clearance form and then collect the cards.

On the plan and ID, I was hoping that the ID guys know how to submit and get approval from the council.

I need some advice from sifus.

Surin Management Office is going to charge us RM50 for each touch & go and access card as deposit.Total amount is RM250. Doest it make sense? My friend bought her bayswater but IJM didnt take a cent from them for the 1st 6 access cards.

received the late penalty $$$. no question asked, no hassle, just sign and take the cheque. this will surely helps to start the renovation. looking at the foyer, the extension will give me an additional 150sqft, practically another room. else the space will be a waste. OC obtained and i am waiting for the defects to be rectified.

There will be no rubbish collection centre in block b. according to surin , the rubbish bin will be located in block c.
Imagine carrying our garbage down the lift and walking to block c every nite .
Coastal towers has a collection centre on every floor.

Hi all, I pass through Surin last night around 8 plus. I notice that all the lights on the corridor is not turn on and only partial lights in the car park are lid up. We are paying the maintenance from January until April this year and how come they are not switching all the lights on the corridor of every floor? Are we not going to pay in the month of May? since they have save the electric bill for the pass 4 months.

For the cheque, i went to their office at fettes park and collect. I did not receive any letter too. I have cashed the cheque and now waiting to get the access cards. So far so good.

Bolton informed me through email and follow up with a call to collect my LAD cheque.

I have called (ya, again)Surin Management Office this afternoon and the PIC said the access cards are ready. So we can go collect the acrds during their office hour.

"owners may apply for ADDITIONAL access card at a fee of rm 50.00......."
Does that mean that we will be given one card free and have to pay for the rest?

(1) All 6 access card are FREE ! They need Deposit for each card .This is a good practice to ensure the future cost (lost / spoil card etc ) be minimized !
(2) Wasted OUR fund if they switch on all the coridor light in this vacnt ocupancy period .

I heard that for the 1.3k sqf layout, unit 1 and 8 is different. The rooms in unit 8 are a little bigger while the dry area in unit 1 is bigger and rooms a lil smaller compared to unit 8. Can anyone confirm on this?

Hi AI - it depends on when the S&P was executed. Example for me, my S&P was completed on Apr 2008. Based on S&P, the condo should be ready by Apr 2011. Since VP was on Feb 2012, Bolton thus paid me 10 months of Late Delivery (around 8.5% of the Purchase price).

If you have to pay a deposit then when can you get back your deposit? Purchaser will be owning their uunit until they die.

So FUNNY to ask us to pay DEPOSIT but the cards are FOC.

It means that when we buy a TV set, it comes with a remote control. Remote control is FOC, but you have to pay deposit to get the remote control.

Bolton thinks we are stupid to katok. Well, they are so smart, u wan to enter your house, then u have to pay! They know we cannot do anything.
