PE, Besides rebutt my facts are not true or ridiculous, the best you can do is just start with childish name calling.
But at least your childish way is far more better than victor's uncivilize way of argument.

Penang, I do not know when the burning started and how long it took but the burning smell was already there when I visited the site around 6 something in the evening. I also do not know if the burning occurs everyday but during all the three times I was there since last week, there were burning smell every time so I can assume the burning takes place almost every day?! It's scary knowing I'll be moving in soon. Air purifier for every room in the house, that's for sure.

The Light,

A fact is a fact, you can't change it. You can call me anything you want, it doesn't matter. I judge you based on what you have written and not the way how you write....I read again your comment...i dont think i can find other word to descibe you other than " Selfish KPC "

June 7, 2009 at 6:05 PMUnknown

when someone from the kampung go to town, they will say town very big. But those from city go to town they will say town very small.... i had been living in that area for 20yrs, where i saw a rubbish dump area become the spring....haha

Regina, although we find no real value in your statements, welcome to the blog!

June 7, 2009 at 7:06 PMCereal Killa 2011

Dear The Light,

I am sure you have more productive things in life to do rather than commenting senselessly in a blog whose property means nothing to you.

This blog has been going on for more than a year, with 2000 over post at each timeline of the project, from sale to OC. We have read our fair share of useful comments, advices and also nonsensical, brainless or uncalled for comments and criticisms on the Spring and its environment.

However, with the OC and VP obtained now, its becomes more evident that the residents are more interested to discuss on their welfare as well as ways to improve their new homes and surrounding areas. In addition, potential buyers and sellers are able to discuss sub-sale transactions.

The blog has evolved from a positive-negative debate warzone to a matured discussion forum with real exchange of ideas and problem solving scenarios.

Given the above, your juvenile comments obviously dont belong here. We are past the stage where some bloggers just try to ignite commotion to catch attention.

Try to grow up and dwell on constructive issues rather than playing god to decide on whats right or wrong. We understand that some people have a problem achieveing that in life. But if u try hard enought we trust you can do it.

Cheers!

i have been around that area for about 3 years now...the fire catches due to gases (methane is for sure) released from the rubbish i guess and it takes days for it to go off at times...

June 7, 2009 at 9:05 PMUnknown

I already told you guys to buy units facing the ferry. No need to worry about the burning smell. Those owners whose units are on the ferry's side will agree with me.

I can't smell any burning from my unit's balcony and I go there nearly everyday. I can only smell the burning smell when I am at the corridor.

For those who haven bought yet, BUY the ferry side....!!!!

I heard that if we ask outside contractor to renovate our house we all need to pay RM500 for the gangster contractor .
396 units collect RM 500 so fast to get rich huh?cement Rm 22.00 per bag! outside only sell Rm 15.00 per bag.Why we need to pay more for the gangster!

June 7, 2009 at 10:43 PMUnknown

June 7, 2009 at 11:39 PMUnknown

Lets forget about those non constructive comments and focus on our real concern here dear Springters.

I think LaksaOng and Fadzil mentioned about the gangsters and thats what our concern should be. I will definitely stand against those unlawful behaviors. I just cant accept that we as a buyer that paid hundred of thousands of ringgit has to bow to those gangster contractors who force us to buy very overpriced materials for our own house renovation.

what the hell is happening and where is the justice? IJM and The Spring management definitely need to play a role in this, regardless those gangster own a unit or the whole floor. We still pay our house and the maintainance fees, unless those gangster will pay for us.

I am going to stand against this, and guys and gals pls unite and fight for our own rights. Some echo, anyone? :)

June 8, 2009 at 1:42 PMislander

hi justice, i agree with you.
it is ridiculous to pay these fellas extra costs. We need to highlight this matters as soon as possible. we have to adjust our lifestyles when the cost of things go up, now, we need to pay these fellas our hard earned money? the authorities need to know about this matter soon.

June 8, 2009 at 5:13 PMAdrianQ

Bware of what U gonna do lo.
Haiz.. they have been there for ages..
Hm... It is like a culture similar to
protection fees.. During my 1st properties.
I am also forced to obey the rules..
THey might be way more powerful then we thought.
By the way, I will support U if U all plan to go against them. Ganbate!

June 8, 2009 at 7:06 PMUnknown

islander, I agree that we need to get the relevant authorities attention in this matter.

AdrianQ, yes, we must take precaution steps when dealing with those group of people, but I will say this is possible to minimize the impact if not get rid of them entirely.

I talked to my contractor and he said we cant make it by individual, we can chase them away by forming a united force. So we will need all springters to take part in this.

If anyone of you face any threat, please post it here so everyone else aware of this and we shall gather all the incidents and raise it sky high to IJM management, police etc.

IN addition, please drop an email to justinesalvation@gmail.com so we can keep track of everything to make it a case.

June 8, 2009 at 10:54 PMUnknown

I've raised up the gangster contractor issue with IJM sales, they just tell me to get my own contractor to purchase the raw material from them.. otherwise jst wait for 6 months later on renovate, coz normally they will hang around for 6 months only...

June 9, 2009 at 10:02 AMgwsc

i recently move in to somewhere near the spring. yes, the smoke smell is quite often. some more i think b'cos close to dump site, a lot of flies and insects. if the rubbish in ur house not thrown for more than 1 day, definitely a lot of flies. so better close ur doors and windows most of the time. fix air-cond and air purifier.

June 9, 2009 at 10:25 AMUnknown

Wah... air-con the whole house.... very expensive...

June 9, 2009 at 11:50 AMUnknown

Dear GWSC,

If you dont mind, can you please let us know exactly where your house located. I can see the nearest resident other than The Spring is Nautilus bay. FYI, I have stay at ocean view facing the spring before. I didn't encouter this problem. TQ

June 10, 2009 at 8:48 AMAdrianQ

I havestay in ocean view b4 but for only 3 months then i moved out. The air condition there is not that healthy. Althought i didnt feel like what gwsc flies and insect. But definitely Crow a lots! and FLies depends on seasons. Sometimes none and sometimes full!!

June 10, 2009 at 10:15 AMUnknown

i stay in Ocean View...the salty smell is from the sea breeze...just like gurney or batu ferringhi...no flies and once in a while a mosquito in my unit

Hi Basheer,

I spent around RM30K for basic renovation (kitchen cabinets, skirting, stainless steel grille for whole house, PVC curtains for all windows, double layer painting, lighting & fans for all the whole house, 1 mable dining table, water heater & intallation fee for the lighting and fans).

If want to buy bedroom sets for 3 bedrooms and a set of sofa...I estimated around RM10K.

Greetings!!!

Another owner here. My unit is type C 13A :)

Bumped into this blog not too long ago. Gathered lotsa info after going through all the 2k plus comments. I would say the comments left by those that purchased the units for own stay are very useful esp to me which is a first time buyer noob...

I am having dilemma regarding the renovation too. Been asking quotations and stuffs. Anyone knows any good kitchen and reno/id contractor that can recommend?

I am considering my options since this is my first property and I dont wanna get ripped off. Thanks.

June 11, 2009 at 9:32 AMUnknown

Dear All Spring Owners,

For those of you who interested in purchasing stainless steel in a group, do give me your email address and your house unit. I will keep you in the loop. The price of stainless steel I got is around RM50 - RM60 per sq ft.

Hi Wa,

Yes, my wall kitchen cabinets is the ceiling height type with US half mirror.

For those of you who interested to do interior design, skirting, kitchen cabinets, etc...do let me know as my contractor will be coming to my house this saturday morning to get the measurement. I can introduce him to you all too.

Pls put me in the mailing loop for the grille. My email is goo2dolls@hotmail.com.

Can you email your contractor contact as well? Are you using one contractor to do all the ID/kitchen reno work ? Thanks.

June 11, 2009 at 10:36 AMSnowy

Andrea,
Your stainless steel grille is included the main entrance? My relative did ask the management rep and she said we can put stainless steel provided we must paint it in white (same as the color code that they provided).

June 11, 2009 at 11:25 AMUnknown

Hi Wong,

I asked Mr. Ong from the management office, he told me that only iron need to be paint white. Stainless steel doesn't need to be painted white.

June 11, 2009 at 12:13 PMUnknown

June 11, 2009 at 2:45 PM7rock

I also have one plaster ceiling contractor, you can call to ask him to come and give quotation, at least you guy can compare the price they offered. Mr Chong @ 0124235861

June 11, 2009 at 2:51 PMUnknown

Hi Ooi,

It really depends on what type of material you use for kitchen cabinets? How tall is your wall units? How many drawers do you have? Fyi, the more drawers you have for your kitchen cabinets, it will be more expensive. What is your measurement for your kitchen cabinets? This will affect the overall of your kitchen cabinet pricing.

if interested can call my contractor just mention Saad house. the guy very old and can be trusted 04-2617016 ask them to give quotation first but no stainless steel.

water heater tank type 35 L price RM520 without instalation. i give the cntact number later.

June 24, 2009 at 7:57 PMAmy

Let me share my grille quotation:

Vendor 1
Main door RM 1700
Bird cage RM 900

Vendor 2
Main door RM 1250
Bird cage RM 650

Both give me 1.2mm thickness iron.
My main door measurement is around 3.1m x 2.5m.

Anything that I should take note (e.g.: different thickness, different kind of iron??), because the price seems a lot different.

Haven't gotten any other quotation yet.
Others can share your quotation?

Thank you.

June 24, 2009 at 9:06 PMUnknown

hi Amy,

maybe you need to ask how is the quality of the lock?

your birdcage do include top price? As i know the poly carbonate roof is quite expensive and we must use it as it mention in the layout.

The voice of complain..

Today at noon i guess it was raining quite heavily. So i just took a wild visit after work at my unit to see if anything to spot. Guess what? Masterbed room window has minor leak of water which i believe it was due to the rain.. So, it is quite similar to what Chee Yong had last time, but it wasnt that bad compare to his.. If the rain was so very very heavy, i think the leak will be worse! I will make a complain to the management soon. The rubber seal need to be inspected and to be replaced completely.. As i would imagine, it could be caused by poor sub-contractor quality control? probably lack of check and balance? Or simply we give you work and you do situation.? Let see what they will say. Ultimately this araises unhappiness to the owner, me!

Mr. Chee Yong, pls share what actions have been taken in your case. Would really appreciate if you can share with us all in here..

Sincerely,
Fisol

my defects are still outstanding.

cheers.

July 10, 2009 at 9:48 AMUnknown

Dear Friends,

Those of you who have not done your grille, you may call this person. Ah Lai (012-90064913)

He is very honest and will show you what is the difference between powder coated and not. His price is also very very reasonable and cheap. I am satisfied with his workmanship.

According to Lai, nearly every one of you who have installed grille is not powder coated. For powder coated, the paint is very smooth and nice. It will also not rust so soon. I can see that most of your grilles have rusted. Call him up and chat with him and you will know the difference between materials.

Happy renovation :-)

Oops sorry, the correct number for the grille guy is (Ah Lai 012-9006491)

Seem like negative response more than positive one. Since April till now, no one actually comment on The Spring. Who bought The Spring? Want to share your experience here?

No worth it buying leasehold property, the price too expensive better go for freehold because when time become shorter the value of this house become cheaper.

Better think twice before buying leasehold house.

People always said that when that time we no longer here or die and why think too much because they want to make profit on these property (hit and run). Who care!

What will happen to your next generation, your son or your grandson? That time property in Pg like in Hong Kong or next generation will not afford to buy as the price grow faster than their income.

July 18, 2009 at 12:32 PMYes

do you have any idea how long can a building last?

i guess you will be surprised if you get to know//... certainly not 99 years, haha

experience civil engineer able to tell you... :P

July 18, 2009 at 1:38 PMUnknown

Yes, you are right leasehold not worth to buy, the building can last for many decade or generation but land not belong to us, land lord will sell it for other project, good example now leasehold landed property at Bayan Lepas selling at rm250k - rm280k, Gelugor and Sg.Dua Bglo selling at rm350k, 3500sq.ft balance 44year selling so cheap. If freehold how much will it cost? That time if want to sell people also don't want to buy.

Better think long term, ha3 before posting

July 18, 2009 at 8:41 PMCereal Killa 2011

cannot afford say cannot afford lah.. its a shame that some bloggers cant even afford leasehold homes, not to mention freehold ones. heard there are some large 10,000 sq ft freehold bungalows in Sintok Kedah going for RM300K only.. am sure yur next generation will be most grateful.. :)

July 18, 2009 at 11:49 PMUnknown

This blog created for everyone to post their view on property and why some of the blogger behave like uncivilized, no matter they can or cannot not your concern and you are no rights to judge people ability.

Some time some blogger feel they know everything but actually they don't know anything even single and simple thing. We'll know from what they had wrote civilized or uncivilized(Just know how to shoot without proof anything).

July 19, 2009 at 12:06 PMUnknown

those ppl tat giving negative comments here are just behaving childish and stupid...
firstly, why they view this page? becoz they r also interested to buy!
secondly, if interested, then y give negative comments? becoz cannot afford to buy and jst becoz they cant get it, they dun wan others to feel good to get it too..
selfish behaviour!
shame on u! leasehold so wat? u thinking of giving and keeping the property until ur next generation? think about it.. will ur kids or grandchildren like an old old apartment first tat time? they would be much happier to get on their own!

July 19, 2009 at 6:31 PMUnknown

I dont see much diff abt leasehold or freehold on apartment/condo. The price sure will drop more compare to freehold if you want to compare among them, but it might only happen when the leasing left less than 50 years time. Yet, if so worry on house price drop a lot, you still can rent it out. Use the common sense, the price also wont drop dramatically, it should be depreciate little year by year. The important things to decide price of a property - Location, Quality of the house, residents, developer, surrounding facilities and market sentiment. Actually, it is meaningless to discuss about leave to next generation/next next, can anyone make you move without proper compensation if you stay a place more than 30 years? If you read newpaper or have some basic knowledge then should knw the answer. However, expensive or not, is not us to say. It is the person who brought have the final say, if he/she think worth it, then it worth.

July 20, 2009 at 11:32 AMLAW

when people decide to buy house, whether the land is freehold or leasehold, is an important consideration. people who don't think about it, is because they don't know the difference!when property has leasehold title, say about 60 yrs remaining, the bank will relutant to approve loan (true case). if it is a 99 yrs leasehold land, even you have stay there for 98 years (since u born and live amazingly till age 98), the next yr u r going to lose ur house without a cent compensated to u(simply because it is a leasehold). However, they are still a lot of other factors that can make a leasehold property worth to buy, one of them is-- it is cheaper, and more worth when become cheaper in future. if i have $$$(a lot, maybe millions), then i don't mind to buy.

July 20, 2009 at 12:21 PMUnknown

Dear Spring Owners,

Don't worry so much about whether leasehold or freehold property. Frankly , it is more important to have a strong team of JMB ( joint management body ) to upkeep to the place. There are also plenty of freehold property in penang not worth considering basically due to the poor maintenance issue. I personally believe that it is a matter of time when leasehold ( especially state lease ) property will be reviewed and extended by the state government. For those who are very negative about leasehold property. Please do a simple survey on the penang properties which are on leasehold land. eg. IJM, PDC, Farlim..... etc mostly are leasehold. Just think about it. If 10% of the population were to protest , do you think our state government can handle. Refer kampung buah pala case. It only involve 23 residences......and our current state goverment already have a big headache liow.

July 21, 2009 at 9:39 AMUnknown

hi, let me share out what is 'like'...(my opinion)
different ppl have different 'like'...

i bought smaller type for 250k because i 'like'
when bumi lot release same type unit for 310k still have lot ppl buy.. this is because they 'like'

if you feel lease hold is not good because you dont 'like'
however i 'like' the spring as it is in good location

conclusion, every properties have positive and negative thing...
if you really 'like' the positve thing, you will not care for the negative
if you really don't 'like' the negative thing, whatever positive thing also not attract to you.

This is the meaning of 'like'

July 21, 2009 at 10:45 AMUnknown

my meaning of like....

when boy meets gal, they like.

FYI.

Asking price starting from 285k found in Mudah.com and yesterday kwong wah newspaper classified ad.

My guess is around 5% less than asking price before OC which is around 2 months ago...

August 3, 2009 at 10:24 AMgwsc

if u have a choice, don't buy the spring sub-sale units. let the speculators and IJM staffs suffer! teach them a lesson!

August 7, 2009 at 11:29 PMProperties fan

There are more than 100 units The Spring in the sub sale market, so take your time to choose a nice and lowest price unit.

August 7, 2009 at 11:35 PMProperties fan

When the investor no longer can hold the units, the price will drop further. Let all investor suffer because of flying up the price.

August 8, 2009 at 12:51 AMUnknown

Key reasons why stock prices can be chased up:

1. Public/institutional/fund mgrs/foreigners are being made to believe, solely by write-ups & fundamental figures (of make believe?) that POTENTIAL for appreciation improves over TIME & DEMAND

2. Syndicate manipulation on stock prices based on erratic volume-demand relationship, in the absence of any verifiable statements

So, for something that can't be FELT, TOUCHED, ENJOYED or UTILIZED - like stocks - even the common public can be so easily enticed into parting ways with their hard earned savings $

So why not pickup ur phone and call the nearest advertisement/agent for a Spring unit that interests u, and let all ur 5 combined natural senses (plus the sense of worthwhile value) - decide whether or not that unit is worth good value for its asking price?

Like the stock mkt, not everyone can afford to pay & takeup their purchases. And let it achieve its true investment potential. Which is why winners results rom many others losing.

Likewise for property mkt. But it doesn't stop them from bad-mouthing every project or price; even those with inherently great value in tandem with demand

August 8, 2009 at 9:42 PMUnknown

Seem that most of the units are selling at ~RM340 psf. Do you think it's worth?

August 9, 2009 at 1:42 AMCereal Killa 2011

Its evident that till today, they are sour grapes who are still griping with the fact that they failed to own a Spring unit during the launch hence are stirring up the market with negative sentiments and hope to cash in.

wei has a good point. let the market take its course. Its all basic supply and demand.

August 9, 2009 at 10:40 AMUnknown

It depends on some individual some pronounce "like" (girls) as above, they "like" or not whether lease or free hold, worth or not, 2nd cloths or new cloths and lastly although virgin or not virgin, I don't care as long as I "LIKE" these word I "like" Ha! Ha!

Now greedy investor they stuck there and no demand from buyer that's why they scare and monthly paying their bank interest. Cannot "TAHAN" OH!"

August 9, 2009 at 1:16 PMUnknown

Hi LaksaOng,

Still, it very much depends on how long ur "cash-rich" subsale buyers can keep on benefitting banks thru dishearteningly low FD% returns..go ahead, keep on going on

Or maybe line up at 530am & buy Amanah Saham Malaysia1 unit trusts..any much different than IJM launch's early beeline?

Look at it this way..what's to stop the next subsale buyer from buying an already "expensive" unit from u, at even higher price?

Again, it very much depends on perception of REAL VALUE; not touted value as advertised on mkting brochures, artist impressions, developer claims, public hearsay, reputation etc...

If u u'stand a candlestick pattern in stock trading, not everyone can benefit from the highest whisker sale of the day; nor pickup fortunately at lowest whisker as well. Consider it a decision & choice well made if u're within the 75% range from the avg.

A person's wrong price entry/exit doesn't stop the candlesticks from continuing an uptrend formation, does it?

It really does help if u can argue in a more academic & financial perspective, with solid reasoning, rather than ambiguous referencing. As far as I know, only real syndicators jack prices up using unrestrained ambiguous emotions.

Hi, I'm from other condo that getting OC really soon. I went to The Spring 2nd floor(dont know which block #) to see your appointed contractor's showroom. Are they (those 2 by the roadside @ entrance) your gangster contractor? Do you guys facing problem with them ?

Hi adrian,

Before We can work out any quote for you, the following information need to be provide by you:-
1. Floor and ceiling area
2. Concealing wiring - estimated there are how many points?, normally this wiring are for down light, 13 amp.power sockets points, air conditioner power points etc., we need also to look at the actual site before quote.
Please let me know so that we can work out the quote for you.
Thanks,

Hi Xzone,

Don't worry about the gangster contractor problems? From my understanding these contractor are appointed contractor from the developer, so there why they are so fearless and very demanding to the residents /owners, please do not worry, if thing getting out of hand, the owners / residents must stay together and united and launch an official complain to the developer, report this case to the police, the local government and I'm sure you can engage a lawyer to settle this type of action. This is another kind of money extortion.
Regards,

August 18, 2009 at 1:01 AMeasy man

Hi everyone,

No offence...
For type A,B,C the prices range from 350K to 280K.
Wasn't it simply nuts to buy at above 280K? you can have it for 280K NOW.
There are deals being done below 270K

I know alot of people had a number of units for sale, guess what, is still having it for
sale. I have seen clients take one look and say 'Aiya .. small lo!' then dissappear.

My reasonable assesment for type A is 220k-230K.
CRAZY! You would say, 'The launch price started from 240 up"
I have been following this blog since before the launch,Try reading this blog from the begining, maybe you might be enlightened.

My offer for purchase at 240K is not ridiculous.
Let's say U bought one for 350K, will u buy another for 320K now? You wouldn't say
ridiculous would you? It would be a steal for u!
Then I don't mind buying for 280K and sell u for 320K.

Has anyone seen SOLD OUT units still AVAILABLE for sale?
If you haven't then U AIN'T SEEN NUTHIN' YET!
If you have, R U SIMPLY NUTS? Fikir lah... Have nice day!

August 18, 2009 at 8:36 AMAdrianQ

Hi Simon,

My Unit is 1600 Sft. Nothing Done.
No wiring and nothing empty.
SO tat's y I am Looking for soo many things to be done. I Just wanna U.
How much is Ur workmanship to install tiles Per sft? I got my own tiles from Oversea.

August 18, 2009 at 10:20 AMUnknown

Dear easy,

YES, you may get TYPE A for RM270K but only at level2.

Do let me know if you know anyone is selling any unit at level23 for RM300K. I doubt you will get the chance to buy it.

Cheers.

August 18, 2009 at 11:05 AMspinnaker

Yo EASY,

Before I continue to allow u to hoodwink everyone else in this blog about units going as low as 240k, perhaps I should scan out the ACTUAL PRE-LAUNCH (even before official launch) prices & paste it on this blog/linked website

230-240k prices are level5's & below, that's if u don't mind..but then again, The Spring guarantees seaview for every unit..low or high, u ought to just shut ur trap & be happy

Oh btw, the rubbish hill is at least 3 stories high. So u do the math..

August 18, 2009 at 4:04 PMUnknown

any concern on the rubbish hill? the smell is quite strong at the shell station. besides that, heard that burning activity alwis happens there. any1 can enlighten me on this?

August 18, 2009 at 4:42 PMSimon Tan

Adrian,

Nice to hear from you, regarding the floor tiles for your information there many types and grade in the marketing, so be careful when purchase of this type, if the quality is inferior, after installation you will see the effect, as for workmanship, there also many levels of quality of works, so it depends on what kind of quality you prefer, off hand we can't really give you a actuated quote, we need to access the work site etc.
I'm willing to work with you, of course with a reasonable return, you know what I mean right.
Keep in touch.

August 18, 2009 at 11:04 PMsecretJEWELRY

Seen like interesting on The Spring price like 'easy' looking for. I personally own 1 unit there and looking for 1 more unit if anyone willing to sell it at 240K.

'easy', let's both grab the unit at our dream price. cheers...

August 18, 2009 at 11:25 PMCereal Killa 2011

Just sold my type A ferry facing for RM305K. Banker who did my deal confirmed similar type A higher floor sold for RM315K. Subsale will always be there as the market finds its equilibrium.

Someone said can go down to 240K? Good Luck and happy waiting. Your desperation for an IJM property is astounding!

August 18, 2009 at 11:40 PMGreg

To be fair, RM240K just not realistic at this moment. Though no one can predict the future.

August 18, 2009 at 11:45 PMCereal Killa 2011

dark knight,

ever wonder why the spring blog is so active and vibrant compared to other projects? thats because everyone is hoping to get a piece of the property even after all this while!! Pretty amused how some familar names are constantly trying in vain to suppress the price when they can channel their energy in looking for another project in PG? Conclusion is simple. They love the Spring and with their measly budget, thats probably the best condo they can afford

August 19, 2009 at 9:42 AMUnknown

i will sell at 240k if i dont like the spring anymore

August 19, 2009 at 4:19 PMUnknown

Dear Easy,

I think The Spring not suitable for you....With your budget , i suggest you try Ocean View......For your information, i have just call a few agents for Type A - Estimated price range from 295k to 330k. I have even called up the developer IJM, the last recent transaction ( a few days ago ) for type A , sold at RM316k. You dont have to believe me, check it yourself.....Current property market is on the recovery, The Spring subsale is getting lesser, Occupancy rate getting higher....., Choice unit getting lesser. Conclusion...the price may sustain and eventually go up..... Dont dream of getting 240k , you will go crazy.

August 19, 2009 at 11:34 PMBK

Saw many "For sales" banners hanging out from balconies or sticked on the windows the other day. Making the Spring look so "cheap", cheap sales like that. Ugly.

August 20, 2009 at 10:46 PMGreg

Anyone being approached by a middle-age guy claimed to be from a company take charge of The Spring?

I mentioned to him, it's ok, I have already appoint a company recommended by a friend to do renovation on my kitchen, but this guy claimed I can do so but need to buy sands and cements from them.

To avoid further argument with him, just tell him will call him, if needed.

Anyone buy sands and cements from this company? how's the price? can I just ignore them, since the company recommended by my friend has said will cover all materials.

August 21, 2009 at 12:04 PMUnknown

PL Tan,

I think you are being approached by the contractor that "pao" the reno works there. You either will have to buy materials from them or pay garbage fee to make sure your reno works with external contractor is smooth. Harsh reality for us, penang high rise property owners.

Btw, anyone happens to have Ah-Lai (the grill contractor) new contact number? The old number given by Wa Ai Ni does not seems to work anymore. Apreciatte if anyone can share. Thank you.

August 23, 2009 at 10:59 AMGreg

Just wondering why the contractor allow to loitering around The Spring since our apartment got card access system.

August 23, 2009 at 11:33 AMwick man

240k - 270k for The Spring ? I dont think any one will sell with this price.(sit on the basket and wait slowly loh)
Someone said their client after visit Type A ,the answer was too small. This type of client is wet market people, cant compare the signature brand.like compare mini cooper and Pronton Waja.Of course mini cooper is small but Quality is there and show your status.
270k you can buy a semi-D at B.W,but you cant buy even 1 unit at The Spring.

August 23, 2009 at 2:18 PMUnknown

RM270k can't buy semi-d in Butterworth, maybe Simpang Ampat can. in Btw, semi-D is RM400k above, 3 storey terrace also almost RM400k already.

Hi PL Tan, the contractor is based outside of the unit, and if one or two units appointed them as contractor, with proper documentation, they can come in. And what if they also own 1 or 2 units?

If u are facing problem with them, my suggestion is complaint to the developer and make police report.

August 24, 2009 at 12:04 AMUnknown

Just because the Spring is near to the populous Macallum St housing area, that shouldn't mean its rental/sale rates can be downgraded so conveniently. (no offense intended).

If so, what becomes then, of the much touted & iconic river mouth splendour called Summer Place?

Get real people! At least the stucked Oasis buyers & Kg Buah Pala people are waking up to face reality.

Even the so-called "flawless" Bayswater Condo residents are slowly experiencing decadence in their facilities workmanship & JMC budget issues.

Holding out for a 240-270k "perfect" condo will turn out to ur wishful thinking & elusive dream

August 24, 2009 at 3:38 PMUnknown

Oh my goodness Victor & Steve, please keep your unsolicited so called mainland property prices update to yourself. So much sacarscm. Other people are as informed and as learned as you.

As much as the speculator has the right to hold on to whatever high selling price that they tried to justify to earn a big profit.

Remember, the buyer also can make an offer of any price he deems reasonable judging from a few factors:
1. The nearby rubbish hill. Smell from the site during burning and wind blow. Some don't even bother to consider your unit no matter how low you offer to sell if they find out this to be a big problem.
2. Sounds from the mechanical pumps, huge sewage plant across the road during the silent night.
3. Noise from the fast moving vehicles along the Jelutong expressway.
4. Most glaring, the subsale market has been flooded with unprecendented many units of The Spring. Some agents have 2-3 units to show you around.
5. One thing is for sure -not all project by this so called established developer will command such a premium like the one near the Tesco.

In the website of mudah.com.my today, it was advertised 1 unit of The Spring for sale RM288K. May be, it is the only unit or may be many prices will start dropping soon.

August 24, 2009 at 7:42 PMJMC

Some ppl just come here to 'char' the market price so their unit can sell higher.. No surprise those ppl are not even resident, maybe just agent. Feel free to make your offer.

August 24, 2009 at 9:27 PMgwsc

tonight kwong wah there is one unit asking for 275K. if u interested, pls grab a kwong wah on 25 Aug 2009.

August 24, 2009 at 10:15 PMSK

I saw some ppls sell the unit at 280K with 2 car parks. I won't buy there even if the price drop to 270K...

August 25, 2009 at 12:15 AMCereal Killa 2011

RM275K? Probably a low floor unit with a funny layout. Anyone can claim to see a low price but never the type and floor. Prices herein can vary up to RM30K extra.

I have been flooded with subsale queries from agents for less than RM290K but I am holding out for a higher amount. As it is now, I am already renting it out for more than RM1800 and mine is a SMALL unit, mind you :)

There will always be buyers hoping to depress the market for a quick sale and there will always be desperados willing to cash out at a small gain. Fro those with holding power, its best to hold on. The market will soon find its equilibrium.

Why do you think the subsale market for this project is so vibrant? Becos not many places in Penang u can find a new and reputable developer condo with a strategic location at RM300K liao.

August 25, 2009 at 11:51 AMUnknown

Cereal Killa, I agreed with you, there have been a lot of claimed that prices are selling that low but never have they proof the unit no. and floor. I guess Lim is one of the sour grape who already miss the opportunity and i strongly believe the prices will go up sooner or later. Why sell low when IJM can sell above 300k !!!
PEngineering is right, Type A, unit 13, 9th floor sold at 316k last week.

I hv seen ppl advertised units 1200sf & 1300sf, fully furnished with 2 carparks in www.Mudah.com last week for only RM1600 per month. But I amlooking for unfurnished unit b4 this oct. I will be going to penang to see apartment/condo around there in the 2nd week of sept. Anyone willing to rent ur unit out for Rm800?

August 25, 2009 at 12:38 PMgwsc

same thing, anyone can claim to see a high price anywhere but never have the type and floor. and very often that is the asking price, actual transaction price could be lower.

August 25, 2009 at 12:47 PMgwsc

it serves as a guidelines to us when we know there is unit asking for 275K only. the cheapest price when launch is around 230K, assume now they want to sell at 275K, that means around 20% appreciation. so both interested sellers and buyers will look at this as benchmark. sellers want to sell more than 20% appreciation while buyers looking for bargains, those willing to sell with less than 20% appreciation.

Dear everyone,

Something to share at The Spring’ contractor, this contractor "idexl homx inxxrior desigx" can't fully trust on them. If they promise something to do for your dream house, my advice is to get black & white with detail listing about what they going to do for you. As time past, they will play 'tai chi' around to fulfill their initial promise especially their boss. Furthermore, their working progress is damn slow. The excuse given by the boss was mainly due to no enough workers to complete the job on time.

Pls ensure you had checked again your quotation if you had assigned them as your renovation contractor to ensure they had completed the job on time & with correct materials used for your dream house.

Thanks.

dear cklim123,

Appreciate your update on the contractor very much.

Thanks.

Since the begininng, this blog was used to create artificial demand ....

Now Why in the world would anyone want to sell Spring middle floor for 280K - urgently? Is it vertigo?

And why would anyone rent out for rm1000/month?
Go figure leh.

The project started in the boom market, unfortunately the economic downturn caused demand to wane. The reality is speculators are more than owner residents, that's why u can see 'FOR SALE' hanging on the balcony.
my friend, Holding power is until liability incurred meets profit margin at MARKET PRICE!
Sorry folks Market is going the other way ...

Owners can have a good sleep ... speculators ....can stare at the ceiling...
People with vertigo of falling demand....you decide what's best...

August 25, 2009 at 11:46 PMeasy man

ME? I can wait....

August 26, 2009 at 1:11 AMspinnaker

Dear EASY,

Keep on waiting, my friend. It may be a smart move. If it's not, eat more Smarties & maybe one day u can finally guess the price direction right.

As mentioned before, there's no such thing as the BEST, RIGHT OR PERFECT LOW price. for projects in Pg, it's all abt value for $ based on good location, accessibility, surroundings, view, etc

Can anyone claim that The Spring DOESN'T have one of the best traffic-free & dispersion road system to either Komtar, airport, coastal road, perak Rd, Jelutong, Gurney drive etc?

Today I've just consulted a contractor who's being housed by IJM at the single-story makeshift houses just diagonally across Nautilus Bay. That area will eventually be replaced by single story houses to compensate those squatters displaced by JE construction.

Directly beside the Spring would be a 2ndary school (teenagers..less screaming?). A surau will occupy the green patch beside Summer Place, while the Maritime project (SoHo office & towers) will take up only HALF of the green vacant seafronting land....while (surprise, surprise), the plot beside it has been sold to a church for 200k!

Ppl would usually be quick to equate mosque, schools, mkts with high-dense, depleted quality of living...but the reality of reclaimed, leasehold land, is that such obligations to Govt cannot be avoided.

Think of it as strategic facilities provided to community to create a diverse, vibrant & unique living space. With a sense of community identity & belonging

Ask any stucked Oasis buyers now if they agree that The Spring is grossly subsale overpriced? With Nusmetro suffering losses at RM1mil/mth due to the Kg Buah Pala debacle, one prob wouldn't stop wondering how the S&P terms & prices can still be fully respected, w'out risks of facing substd workmanship & materials.

Here's the hardcore reality: Banks pay peanuts for FD's, foreign funds have long gone chasing overseas vibrant stock mkts, our Govt is more concerned wth cross-party defections, while China/Vietnam have long replaced M'sia as cheap skilled labor destination.

With substantial savings as a legendary "kiamsiap" Penangnite, u would still think so much abt not jumping at a property that's already existing, strategically located & well poised for all JE traffic to see?

Do u think that much when forking out RM5-7 for subpar Lrg Selamat char koay teow anyway?

Why no one seems to face any issue with the in-house contractor or most of you decided to give in to them.

I have raised the issue to one of the staff in IJM but somehow got a reply "nothing they can do about it" except advise me to report police if continue to harassed by them. Frus...

Strongly agree with the above comment on "Idexl Homx Interixr Desigx". Pls drop this ID as their services really terrible. High blood pressure will visit you while deal with them. You may assign them & will have the taste. Thanks.

Hi The Spring Owner,
I'm considering buying The Spring.
Last nite, I went there for a look and pass by the service road between The Spring & Nautilus Bay. When I stopped my car on the bridge nearest to the Type E units, I noticed a strong smell. I guess it is from the big drain just beside it. Can anyone confirm?

Thanks.

I learned that quite a number of The Spring owners get their kitchen design from Cooking Zone. I get their service too but I am very regret doing so. The boss Mr. Ho is such a dishonest person, as oppose to how he act before we confirmed his quotation.

The whole thing started when I realize he installed something not on agreed dimension and he refuse to change it with a reason that the size is standard 100mm offset size. I dont buy this answer so i measure other cabinet that he installed for me and found other size with 50mm offset. Then he told me only certain size with 50mm and the one i am looking for is only 100mm offset hence it cannot fit.

I dint give up because paying him more than RM15K, my expectation is high. I cant take in a cabinet with more than 4 inches gap from the wall ending. So I made call to another kitchen designer asking general question regarding issue like this. The kitchen designer without hesitation telling me for such condition, they will go for standard 50mm offset and do a customized size for the ending so it will look perfectly fit to the kitchen.

With this, it is proven that Cooking Zone cheated me on 2 things. First, the offset is indeed 50mm offset for all size, no such thing as 100mm offset only. Second, he said there is no way of customizing the cabinet size, which is not true.

I called him with these facts, which happen not even 30mins after he denied all the complaints i made to him. Without any more nonsense and he said he can do it for me now. What a shameful act and from that moment on, i know he is not trustworthy anymore.

September 19, 2009 at 9:37 PMUnknown

But my objective is to get my kitchen turn out to be what is promised, so I pretend to be a dumb ass without questioning on his previous contrary statements.

Now that was fixed, comes another 2 issues (malas wanna illustrate anymore...) that he is again trying to avoid being hold responsible for. Whenever we find something not right, he insist that things is right. Come on, who is the customer? He cant even listen to his own customer, even with facts that he failed to accomplish his work...

I am not sure how others think about this Mr Ho, but for me, he just failed my expectation badly. And i did something very wrong too in the early stage, I should ask him to put up a 10 pages detail quotation instead of half page quotation which given him all the reason to hide from his responsibilities.

So guys, if you get recommended to cooking zone, yes you can go ahead, but please be very very careful with this guy. Make sure you get all the details on paper, else you will regret to hell if you fall into circumstances like me where he dint install the right thing.

ANyway, i learn the lesson hard with RM15K+. I am okay to show the kitchen if anyone wanna get more detail on issues that i face from this guy. I wont discourage you to get his service if he can offer you good price, but he will hide alot of details and request for top up after that.

September 19, 2009 at 10:43 PMSir Hoe

bad, i paid deposit to Mr Ho for my kitchen too. have not started anything. Are you free to share your issues with me? What things did he not install and how is your kitchen now.

If Mr Ho is indeed problematic, I would rather just use the deposit to get some accessories and engage another shop.

You can contact me at "sirhoe at gmail dot com"

September 20, 2009 at 1:47 AMUnknown

Bad,
Quick question, if the cabinet did not leave sufficient space from the wall, when you open your cabinet, wouldn't it knock on the wall and creates scratches on the door and wall? i think the drawing will have the measurements, that would serve as a quotation.
