The first housing scheme with user-friendly green features in Penang has already attracted substantial registrations from Penangites and Singaporeans.
The project, known as Setia Greens located on a 29-acre site in Changkat Sungai Ara, comprises over 215 units of landed property and one block of condominium. It has an estimated gross sales value of RM468mil.
It is scheduled for launching by SP Setia Bhd in middle of next month.
Setia Property (North) general manager S. Rajoo said the company would kick off the first phase of the project comprising 149 terraced houses and 18 semi-detached houses.
Over 40% of the first phase had already received bookings from Penangites and Singaporeans, Rajoo said.
“The highlight of Setia Greens is the green features that include rain water harvesting system, water efficient fittings, solar water heater, low volatile organic compounds paints, and cool roof system, all focusing on increasing the efficiency of resource use while reducing building impact on human health and environment,” he said.
He said the green features do not incur on the owner any extra maintenance costs but instead generate enormous benefits.
“The solar water heater and the cool roof system, for example, reduce the usage of electricity. The solar water system harnesses energy from the sun, while the cool roof system ventilates and releases the warm air trapped inside the roof, keeping the entire house cool,” he added.
“Furthermore the front and back of each unit face the north and south directions, which keep it away from direct encounter with the sunlight from the east and west directions. This helps to keep the unit cool,” he said.
The terrace units are priced from RM898,880, while the semi-detached are priced from RM1.6mil onwards.
“We are targeting people with the disposable income to upgrade,” he said.
The first phase of the development is scheduled to complete in late 2012.
“We plan to launch phase two in the final quarter of 2011,” he said.
Rajoo said the project’s strategic location near to the Penang International Airport and Penang Bridge provided for easy accessibility.
“Setia Greens also makes for the ideal homes for those working in the Bayan Lepas Free Industrial Zone which is just a short drive away. Shorter travelling time to work spells energy saving and a boost for Mother Earth,” he said.
Rajoo said SP Setia had submitted application to obtain the Green-Building Index certification from the Malaysian Green Building Confederation.
The Malaysian Green Building Confederation was established in May 2007, comprising consultants, academia and representatives from the building industry to initiate a non-profit making organisation to promote sustainable buildings in Malaysia. - By The Star
