wow, sound very convenience, hope got improve the route there... and every rating also got 5 stage (in penang traffic status, less jam, jam, jam jam, very jam, super jam)... for my point of view, the only road there now is jam jam in normal day, public holiday, working hr is very jam, hope it wont bcome super jam in future... worse come to worse, it will bcome, very super kao giak sipeh jam liao if no improvement, lol

those who live in BELLEVIEW home will understand how they actually deliver what they had committed. i m temporary renting one of his low cost at perak rd. even though lowcost but the way they manage r as good as condo, so just imagine how will they manage a nice home which now cost more than 500k for 1300 sqft.

i agree that farlim has no good record in housing demand but strongly believe that it's coming to b stronger..let's look at some freehold like asia heights as n example.look at this property..it has rose to close 300k now. all will b surprise when all season ready. it build on land not hill or cemetery. is going 2b like bayswater, the price will guaranty booming.

This will be further enhance after the completion of the second short cut hill way from Thean Teik to Bukit Jambul (the work of the road will be commenced by this year end)and another approx. 4.5km stretch of highway to link up Thean Teik highway with Tan Sri Dr Lim Chong Ewe highway. The traffic issue at Thean Teik will be resolved within 10 years and the property at ASP will appreciate more.

I wouldn't consider this place due to the heavy traffic congestion in Thean Teik road. If you can withstand 1 or 2 hrs traffic jam.

Maybe in 10 years time when the new road is constructed. And that's a long wait.

I live in an apartment at jalan perak at this time n traffic over here is not only jam in the morning but it's jam most of the time at least that is a traffic on duty that take control during peak hours most of the time. Traffic light turning left to farlim has allowed free flow, that has already improve traffic jam especially after office hour..

Regarding traffic jam issue, it is very much depends on what time & which route you take. eg. I travel from Balik Pulau new market area to Chung Ling high school at 6.25am & I can reach school before 7am.

From Chung Ling (2.10pm) back to Balik Pulau, will reach home about 2.45pm (not latest than 3pm).

Traffic jam is common now in Penang island. It is not only at the Lebuhraya Thean Tek but it is every where. It is the time management that count! You can avoid heavy traffic at a cettain hour like hedges and Unknown mentioned. Which place is not jam? Pls feel free to share. Pulau Tikus, Batu Feringghi, Tanjong Tokong area also jam. Pulau Tikus is worst still as the road is narrow too! To those who do not want to face the jam, then pls consider to stay at mainland (traffic started to build up too). Else, you can consider SP, Kulim, Ipoh. Those areas are more relaxing!

Also take note this building is at the beginning of Lebuhraya Thein Teik, not so deep inside LTT. Boulevard, BL, ASP, Melody Homes & Shineville are at the begninning of LTT. And I must say, the free flow turn left from Batu Lancang has improved the traffic.

My dear Peter Pan, Which project of Tanjong Tokong that you compared with? Are you comparing with the Freehold title property? We can talk more when you disclose about the name of the condo. We must compare it apple with apple for a reasonable comparison.
In fact, do not look down on the central part of the island and think that it should cost lesser. Those northern part are rather compatibly jam if you talk about the traffic. Anyway, you can pursue to buy the Tanjong Tokong property if you can find one. Afterall, it is YOu, being the owner who is going to stay in and importantly you will be happy with your choice of selection and area of living. :-)

Let's look at symphony park jelutong...price 320k-350k..is close to 500 per sq ft...can u explain. Moreover the one in tg tokong maybe least hold.

hi peter pan...to get a unit with a same facilities for 4++ in tg tokong or bungah are no longer available. pls tell me if u hv one. indah bay now 350-380k(700sq ft), costa villa or bella vista now 500 per sq ft, costal tower 500 per sq ft(1010 sq ft)brezza/leasthold 450-500 per sq ft, andarman 1k per sq ft...i lived in tg bgh b4..on the way down 10 traffic light b4 gurney. at batu ferringhi every night at 9pm i hv to called it a day. Now at Air Itam i can still go to tesco/giant..sunshine etc..even after 9 pm. My job allows me to drive around farlim/air itam/jalan perak n town..abt traffic i think i know much better..along jln tt? it is not as worst as u ppl think le.

Dear All, the peak is selling at RM450 per sq ft for 1000 sq ft unit.

As we know, tanjung tokong is one of the most expensive areas in Penang which Air Itam is NOT YET. and I do request AC to explain the reasons and the points of selling at such price comparing your so called Apple with Apple.

I'm taking an example like The Peak, takes less than 10 minutes to reach Gurney Plaza, 5 minutes to Straits Qoay/ Island Plaza and Precint 10 as well.

Please do note that I do consider Four Season Park just the matter of the price and I'm not here to critic your company's project.

I'm just here to make a comparison and hope you have a good selling point and explanation for these.

And one more thing is about the capital appreciation. If I'm buying at 4xx per sq ft for 4 season right now, what is the appreciation that you foreseen while there are still plenty units left for Four Season Park? is it giong to be 500 per sq ft in the future or 600?

Hedge, symphony park is 700 sq ft, not 500 sq ft.

P.pan..it's u who should know wat your need really are. As for me I always want to have seaview that was why I lived in tg bungah n batu ferringhi before my child start schooling. Since we decided for them to study in town so I decide ASP bcoz I want everything but I can't pay more. ..walking distance to wet market, supermarket, hardware shop, bistro, tuition, boutique n many many more. Old relative can just walk any where they don't have to depend so much on us. Access card to everywhere within the premises.

Just go ahead with any properties within the island n it will definitely appreciate provided it is freehold ...some least hold r also doing well BUT when or if the market slow ??? What would u choose? That's reason i make up my mind on ASP 1323 sq ft. At that time when I buy it was only 434,000 with 2 car park ,about less than 330 per sq ft. n it was 550k at summer place(leasehold) so I make up my mind n go ahead for ASP with no regret n happy with the progress!!

The reputation of Belleview r the mantainence of all his project, example belisa row/court, pelangi,harmony view, island plaza,mutiara villa etc etc..., for apartment/condo or super condo even gated community..the most important are the developer must has a reputation n management of the properties if not?..even they promise you palace at end of the day you get forest. For all season..all shop lots r lease so don worry about mismanagement

Just went to settle my unit outstanding air con build in piping n realize that they have increase the price of my similar unit at 610k and I can still see buyer place booking for their unit, even slow but Belleview deliver quality house to those who sincerely want a good home not speculator. I m confident when complete w o.c...it will b at least 80% occupied not like certain place which were fully sold but only 30% were genuine stay in owner the rest were speculator. Buy house from speculator you may have to settle spa n loan agrmnt...that are really cost a lot money. We r not salesman but those believe in Belleview. I'd owned hse by Penas n Bsg but ??? And Ratu consider ok. Dearest Peter Pan...if u has an ideal of where u think is comfortable with u, just go ahead n get it as hse in Penang had increased far than what we expect? Happy Hunting!

furthermore, overall the quality of Melody Homes Apartment is not as good as their past projects, they have an online community on facebook, i read that more than half buyers was disappointed after O.C obtained and some even will not invest in Belleview future projects anymore.

it's more than obvious that this hedges guy is a person from Belleview group. He doesn't dive into the problems as people mentioned and solve. All he does is just defend,defend and defend the company.Even if you are an outsider/fan/hardcore fan, or even a staff of belleview, what you should do is to solve the problem or maybe discuss, but not asking people to sell the unit away. He mentioned 50% of people is dissatisfied with the worksmanship and everything, and yet you came out with the word that you would buy it from him from the original price. I find it ridiculous

hi derick, let me tell u a story...2 yrs ago i aim to own a 7 seater astima but i really can't afford to pay 250k so i decided to go for a brand new local model 7 seater for only 60k and a friend asking me how do i feel about what i got? So this was my answer..what i paid was what i will get, i don't expect to get a comfort of an astima when i only pay for this amount, although i do face some minor problem but it was under warranty but my friend who paid for 250k for that used imported astima have to repair/change the whole power steering system for nearly 20k because it was not under warranty. So i believe one think in life are what u pay is what u will get so when u face any problem..see the person in charge first, if he/she can't rectify your problem than u may report to the higher authority. your problem can be solve but your misunderstanding exposure of someone reputation cannot be collect back even though he or she may had already solve the damage to your property.

Yes, that's what i m trying to tell here. How many low cost apartment give you condo facilities? So far I think only Belleview achieve it.Defect happen everywhere for a new house even more reputable developer like IJM and IOI. I owned an IOI project as well, I can tell you, their problem is 10X worst than Belleview. Most important is that they give you warranty, and they are willing to repair that for you. house reveal, all photo that you post, that is repairable, small defect only. You know , IOI project i bought, whole unit tiles, gap is like 1CM between tiles. Those problem you cannot complain, because its not a defect.

i can`t deny that belleview "fans" are good defenders:), please just accept what people complain and do it well, buyers disappointed not only because of what they saw when the first time they step in to their new house.
we also very disappointed that the gangster issue, i had read the above one lie comment said that "if find any gangster issue just report to belleview",
...oh...pls, don`t play the ball, don`t try to pretend as a good company and not involve into the same group with the gangster, actually that was belleview let the gangster come into the building, the worst is belleview staff even try to convince you to give every renovation projects to the gangster constructor, and we have to give to the gangster to approve to start the reno works and the gangster always threaten other outside constructors and not allow them to reno your house then the gangster constructor will ask for the expensive price and expensive rubbish fees from us, from this point, i think belleview and the gangster are work together try to make more money from this very unfair and dirty method, therefore as a buyer of the melody homes, i can say that what they(belleview) said was not truthful and reliable, for those who interested with All Seasons Park, you have to prepare a painful of your pocket to pay for the unfair and overprice reno and gangster charges.
so, may i know belleview can guarantee that is no gangster issue for the All Seasons Park like Melody Homes??

i think you really first time buying house.Tell me which project is free of gangster.Actually, those are renovation company not gangster.Just that a group of gangster in that area ask payment from renovation company/developer to protect them, and one of their service is to block other renovation company coming in.
Whole Malaysia is like that. so do not blame developer/renovation company. Fighting gangster is the police responsibility. Of course, there is no one owner including myself like to see this kind of situation. You can make a police report, just like what happen in Central Park. But do not act like crazy man shouting at every ppl that come across you..

Buying property is a question of timing.

I got in at around RM300sqft around end 2010, Spring Tower, when we just getting out of the post 2008 recession.

Without lifting a finger, my unit already appreciated at least 200k, irregardless of traffic jam, gangster contractor, etc...etc...

I buy this place because Ayer Itam is a high density area.. and no much more land to develop... period..

Why people still wanna stay in high density area despite all the abovementioned "problems"... because everything is there, duh...

Now that Belleview succesfully demonstrated that businesses can run well there... and for the first time every in Ayer Itam, someplace upmarket for people to hang out... I think the future can only look good for ASP.

Btw, wait till you have to deal with Ivory (if you bought The Peak), I have a property by them and I can only say that be prepare to have to "deal" with them.

I am buying a unit in Autunm after seeing the commercial lots look successful. As for monopolised contractor, it happens everywhere but at idfferent extent. Even milion ringgit apartment face this. Some ask your own contractor to buy sand, brick, etc from them. Anyway, what they want is some $$$, whether carry out your work or not that is secondary.

I joined the ASP Ass. over a year ago. All his postings were very negative about BV. When I dsagreed with him, he suddenly asked for my unit number. I don't trust him. He is a stranger, I refused to give my unit to him. I don't feel safe giving a stranger my unit. Is there anything wrong with that?

Hi Paulz,
I think you really do not have the right to ask for the owner unit.
First, the committee is not legally set up , and of cause there aren't any elected committee legally yet. You do not have any as of now.

Secondly, even if there is a residence committee set up later after OC, the management office should take over the responsibility to re-scan the member, by that time, management office should give the authorization for those valid buyer to join the FB forum, owner unit number is highly confidential. I doubt BV will pass you the full owner list if you are not the committee.

Anyway, buyer should appreciate your effort to set up the FB forum for discussion,
But since you are the one who set up the page, you can kick out anyone you think is suspicious..

but please do not misuse it to collect the owner unit.

I bought a unit in ASP when it was launched and knew that BV was a good developer and I trust them even though it was in Farlim.

I joined the f/b community soon after it started. The admministor is worried about the sinking fund money which does not yet exist. If there are problems to solve he should just go to BV, not rant in the forum. The forum in f/b is just used to frighten the members on problems which do not yet exist.

Facebook, has limted privacy and anyone can go in and have a look at your information and photos.

first, you might be a buyer.
but from the previous comments that normally buyers are not talk the way too stand at the developers side,
only the staff or any relative people do, then i can sure you are the staff or any person that relative with BV too :}, of course, the readers here have to judge by them self.

if as a normal buyer are don`t mind about any not pleased comments to developer or management.
if no want not pleased comments is simple, then just provide the best to the buyers and let buyers have no chance to give negative comments :).

our forum was bring some good benefit and advantage for buyers, one of the recently case was the developer try to bill buyers the payment overdue days penalty interests but this happened was not caused by buyers, this happened was caused by developer penal lawyers or bankers but developer insist to ask buyers to pay for it before investigate until buyers have to group up and discuss with those lawyers and bankers, finally lawyer agree to bear the penalty interests.
gratefully, because we have this forum thus we can group up, if we did not have the forum, i think the only way we have to do is to pay the 'buta' interests even that is not our fault, so this is another chance for buyer to give negative comments :)

face the fact that dispute cases and bad records in Malaysia property of management performance and the fund misuse by the developers and their appointed management companies are the second most complaint records and filed by consumers(buyers/residents)besides direct selling cases
.

obviously this forum has been give advantage for buyers but disadvantage for developer, thus i can understand why those relative person are dislike the forum and me and try to spoil it :)

i will not waste time to answer those comment that did not bring benefit to buyers but only try to bring disadvantage to buyers or consumers.

this is internet era, even a country gov also can lost their power because of internet msg spread, every developers have to try to give the best service to the consumers and don`t fool up buyers,
also be humble of speaking if even want to defend for developer, always keep in mind "people is the boss, buyers is the boss!", today buyers not like our father era, mostly are educated and know the procedure and gov regulations and what as buyer rights, therefore don`t let buyers and residents have the chance to give negative comments or even dispute some cases to tribunal, it is good to keep good reputation for now and future, and this will selling fast and save more on advertising cost :)

Teik Lee is being proactive and hilited the importance of the sinking funds. This is to avoid the new buyers or first time buyers aware of the past experienced that the experienced buyers encountered before. So, it is beneficial to all of us the onwer of All Seasons Park here. We want to have a good maintenance to our condo in the near future. Thus, we should give a pat to Giore Lee (Teik Lee) for his great effort and walked the extra miles to share with us and what are the areas that we need to pay attention at in order not to be fooled by the management/ developer. So, let's stay in one voice. Remeber this...United we stand, divided we fall. So, I guessed some of you might heard of this before. What they want is to get as many buyers to join them so that they can get hold of the buyers' tower and unit number. In your F/B they can see who you are, how you look, your famly and photos.

Look at SURIN Condo. They discuss their problems openly and are not afraid of other people knowing what they are discussing about their problems.

Penang island everywhere is jam especially morning and evening time or public holiday. I think why still has buyears looking at this projects with few reasons:
1) they may staying in farlim, Ayer item or terubong area
2) close to their parent
3) locality, heart center in penang island
4) four seasons place, shops renting not selling.
it may under well management controlled by belleview
5) convenience purpose. No need to drive out for groceries, dinner or lunch, etc just a footsteps away and it may save lot of times traffic jam, petrol, parking fee etc

My sibling bought one $400k for 1235sf one and half year ago and when i have found out the reasons why they choose this project, the price for autumm is selling at 600k for 1236sf
I m totally shut down
