I like the exclusivity road that leads to the developement, alot of privacy.Guess should be nice since this is the first completion of The Light. Future buyers will take this as a benchmark to guage their workmanship for their successive launches.

U mean collection 2 tyh? I dun have any units in collection 1. Ya swimming pool is very big and good thing is the water is not cold. So its nice to swim inside.

I have the garden unit but at my floor(lvl 4)the noise is quite minimal. Once I close the main door I cant hear much noise anymore also when i stand in the balcony, not much noise. But I notice at lvl 16 the viewing deck the noise gets louder but we know the higher we get the noisier it will be.

Its not just about view, for me its more like exclusivity, an address. For linear you have a big swimming pool and for collection you can swim in 8 different swimming pools, rent a boat to go fishing or celebrate some occasion.

And also waiting for commercial phase 2 to kick off, then will be better. But sure you can get seaview if you want but just got to pay more. For some people, they prefer lower floor as they are frightened of heights and also good if you have earthquake, just need to run down a few floors.

Agree with momo.I purposely chose the garden unit because of the exclusive feeling n to do some gardening. Oh ya I mean collection 2.so will you stay in collection 2 or linear?do you play tennis? Jack, the workmanship is very good. No cracks, no rusted metal but the only thing I'm quite surprised to see is that they are using non branded toilet accessories.I'm staying on one of ijm project n they used Johnson suisse. Memo, I like your garden unit. I hope u got the corner unit coz got privacy. The are units between the pathway where I think people can just look into ur house or even climb into it.

Not going to move in Linear for now cos I just moved to my current condo for 1 year. Too lazy to move around.

Will see when Lc2 gets ready. I played tennis before but not good at it, but can still play lol. Dont really know how to do a high serve but for casual play will be ok.

Hi unknown. Not everyone like to seaview. After a while you will feel bored n prefer to have private space like garden to do some gardening or even do a barbecue. I'm paying 60k extra just to have a 454sqft garden to myself. U also feel a bit exclusive compare to your top floors which do not have garden. When I want to go out I don't have to fight for the lift n I can invite neighbors to have gathering in the garden.u can also built fish pond. U can't do anything in your balcony even if you have sea view.if u ask me to go for tea at balcony I think it's too cramp.

I used to stay in landed property with garden. But staying in condo with garden is a different experience. While u have your garden, you also have security n also get to use the facilities unlike landed house u sometimes feel worried of house break in n no facility at all. Unless u are staying gated landed property.i don't think the noise in linear that bad.

Fl09 u r right. I am on the 8th floor, closed my door n no noise at all, place nice and breezy. Workmanship no complaints. Gave an ipad for the alarm and intercom system n provide training too.

Am very very lucky to own a unit here. :)

Hi unknown.the noise isn't that bad actually. Yes. Lots people selling in mudah now but that is because lots of the bulk buyers are selling it now to get profit. The actual non bulk buyers in linear was about 15 buyers not inclusive of ijm own staffs who bought it. If my estimation is correct 90% of linear owners are bulk buyers. I predict linear price will shoot up again once occupancy is high and collection 1,2,3,4 and commercial phase is ready.

tyh and Mr. Tan, what if the price drop? What if nobody wants to rent it from you since there is so many units available? What if the bank increase interest rate? U might be forced to rent it out cheaply or sell it lower if u don't have holding power. To be optimistic is good but to be overconfidence is definitely not. So many well known bank can go bankrupt. What is IJM compared to banks like Lehman Brothers or Solomon Brothers? Did you think those people who commit suicide or borrow from Ah Long really expect it to happen or plan it ahead? It is better to invest wisely rather than to be sorry in the end. What do both of u think?

Nice reading all the comments. I am not an owner of Light Linear but an owner of LC1, 2 and 3 and may be LC4 in future. Those that did not manage to buy, are giving all negative input to try to drive the price down. Sorry to say but it will never drop to its original price. These investors will make at least RM300k to RM400k which is a lot of return comparing to the initial down payment they made.

The Light Linear is such a masterpiece as well as the whole light water front project.

Hi Stanley & Unknown. Bulk buyers do not buy alone. They partnered with others to buy in bulk therefore the risk is lower. Bulk buyers have huge cash flow and they can afford to wait. Lets take an example of someone who i know is a bulk buyer. He and his 3 partners bought 3 units of Light Linear during launch. If they take RM 2 mil of loans with BLR - 2.3 for 30 years monthly loan repayment is RM 9549.00. Each of them only pays RM2387.00 monthly instalment for all 3 units. Furthermore they enjoyed 0 interest during construction + free legal/stamp duty. Bulk buyers wont get bankcrupt so fast because they have partners to leverage on the risks.

A lot of people like to compare Penang to Singapore.

Bear in mind that the rental yield in Singapore is 6-8%.

But, in Penang, the typical rental yield is 2-4%. If you are lucky, you may get 5%.

There is no fundamental to support the property price in Penang.

In macro perspective, no doubt economy is slowing down in EU and USA. How much it impact our property price, in this case, Penang, is very much depend on how much our economy rely on EU and USA.

USA+EU account 18% of Malaysia total trade (1). Speaking the degree of impact, I think it is not significant. Of course I can point out more to support my statement but I do not want to type long reply here.

If you have a different point of view please share it. But please do not include your personal emotion into your argument. I need facts and figure.

The price if Linear is RM550/sqf. 20 years ago, in year 1992, the price in Pulau Tikus was RM300/sqf. So it's 85% increase after 20 years, no bad at all compared to the 70's, when property price increased by 10 folds.

In my opinion, the current property price is 'healthy'.

My concerns is over-built and too much speculative activities. A market slow down will not cause the industry to collapse. What we should look out for is the next big recession... this time the consequences will be worst than 1985 & 1997. Many people will be burnt by greed.

yes condomana. as you can see, more projects happenings at straits quay, and selling at comparable price, better sea view than the light (full sea view) and more favooured by expatriate. i foresee a VERY HARD time for the light owners now, especially speculators - rental is almost impossible, price is high to sell. Many more trying to let go now before OC, because after that, more will try to sell and price will crash further from current tag. good luck! This is getting exciting :).

Comparable price? E&O quayside studio unit is 1 million and above with size of 1000sf-1100sf, its almost double the price per sf, comes with 1 carpark only. Which family now only owns one car?

You guys dont have to rush into buying this project.

For starters,
1) Property prices are actually stagnated now. Sales are not as breeze as it used to be.

2) The location for this property isn't that great. Gelugor area demanding RM550/sft? Keep on frying man. This area is not Gurney drive or Tg Tokong for that matter.

3) It will be years (15-20 to be exact) before they complete phase 2. Try dealing with the dust and dirt from construction and the highway.

4) If you guys wait for another 1.5-2 years. I am pretty sure the price will drop. Economy is not looking too good now. Provided if they print more money in the near term.

5) How many people can afford properties above RM800k in Penang? They would probably spent their entire life paying for it. Leveraging on high debt to cash ratio.

6) Let the speculators hold. There will be a few who will panic and sell. Just like what happened to Platino.

7) Expats certainly won't buy this area. Maybe after the whole project is completed but as for now i dont think they want to stay in a dusty and noisy environment (future constructions and coastal highway)

8) To go to E-gate you have to make a huge U turn.

We are better off buying landed properties. Condos are overbought now.

I believe the new u-turn will complete very soon...
The price for The Light project is not cheap anymore and the high maintenance fees is another matter of concern. But looking at the project design, this is a masterpiece. The Collection II looks to be the most promising...I am sure the price are with the market considering even Sg Ara or Relau condos are so highly priced now...

Many owners for Light Linear are speculators,many of them bought at least 3 units , some even bought 10 x Units during the pre launch. They almost snatched up all units during pre-launch.It was sold at about RM 550 K to RM 650 K during launching. Now they are selling at RM 880 K to RM 950 K ! Just imagine the profit vs down payment ( they paid during launching ) they are expecting Very very huge profits!
Furthermore, Light Linear is different from Light collection, the owner of light linear cannot enjoy any facilities in light collection. The definition for IJM on light linear is condominium and not luxurious condominium like light point. I am nither the owner for like linear and light point. I'm not promoting light point. Just sharing on the points which I know.

The light linear is the lowest cost property in the entire the light area. it consists of only <5% of the the light area. whats worse is that, you can't use the facilities in the rest of the 95%, which are shared between the light collections and light point, etc. so if you don't mind feeling like an outcast in the light, feel free to stay in light linear. it is considered a SEPARATED property not part of the luxurious standard. while everyone else in other part of the light can walk around the large compound, you will be stuck in just light linear and can't go inside freely as other neighboring properties. Feel good? Then buy the light linear.

Tell me which one said by unknown is inaccurate. This is cheapest and most EXCLUDED property in the light. Only this property is not considered to be part of the 95% of the light. you CAN'T access light collection facilities. What is wrong with this comment

Is it so bad to have our own facilities to ourselves? Look at the positive side, only the Light Linear residents can use their own facilities, makes ours exclusive, doesn't it? Personally i wouldn't bother to walk to another compound to use their facilities neither would I like the idea of other neighbours coming in to use ours. Just my personal feelings.

Unknown. This is not he cheapest property in the whole light project. We have studio units in collection 2 which is below 500k. Linear maintenance fee is close to rm300 per month where else light collection n point are all above rm500.long term linear would be better for long term stay/retirement. How often do you use the facilities?very seldom based on my experience. Linear owners shouldn't feel outcast by collections and point. I have a friend who owns linear n I welcome them to collection 2 to use the facilities. I see linear as part of the light project community.

Yes I think I have to agree with unknown. The fact that linear is an out cast or "pariah" in the light development entity. It is separated by the road. The linear light may have the name light attached but ends there it shares nothing with the light collection sea front side. The security for the Light(sea front Light) would not even allow any residence enter least to use the facilities of the Light on the sea front side least to enter the property. If I live in the linear I would feel that like light out-cast.

Linear Light is living in solitude like an island surrounded by highways, noises and pollution. Can't even walk without endangering ones life by crossing busy road/highway. Away from Tesco,E-Gate and the new waterfront malls and restaurants.

I also anticipate the speculators will drop their price further as it is less desirable to rent out to expatriates and the bank interest piling up will force them to sell at cost or lesser.

At the moment Linear sales are flooded in Mudah and other property agencies already. Watch it getting worst.

Light linear owners just have to face reality.

Light Linear does not share the same facilities that Light Point will be enjoying with the rest of the Light collections.

It is stated clearly when they first started selling it.

Anyways, the facilities are the least of my concerns if i am the owner of this project.

It would be the amount of speculators involved in this project. It is already flooding the sub sale market on Mudah

Expats wouldn't want to be staying there with construction going on for the next 15 years.

Dust and noise pollution.

There are no nearby amenities that are accessible without making a huge U-turn.

If you really look at phase 1 of the light project. It is purely residential and everything is cloistered very near one another. Densely packed to maximize corporate earnings. If i want to get a cup of coffee/restaurant meal i would probably have to drive up and make a U turn back to E-gate or might as well go to Queensbay.

Omw back from Queensbay, i will probably have to make a detour and a U-turn to get back to my condo.

Getting home is hard enough if i were to go out and shop or grab a meal. However, upon arrival i have to deal with the dust from all the constructions and the highway.

Not really a healthy living environment for families.

I understand why so many people like IJM projects. They spend a lot of money to advertise and the buyers like it so much that they are willing to fork out money up to 50% from the property price. Buyers are dying to pay that handsome amount for their brosure that won the best design and their paper that is of superb quality. How about the quality they deliver??? That is even better. When IJM use the word "luxury", everyone rush to buy regardless whether it is luxury solid chicken wire fence, super duper eye sore balcony, magnificently ugly grand entrance and the ultra ordinary solid gymnasium. They are incredibly smart. Just walk to their office, one can feel the aura and the ego too of owning one unit convinced by their beautiful and polite agent. Congratulations to those who are successful. Have a wonderful dreams and great future. I'm rushing to grab one for my family.

class no class, we watch and see, maybe 15 years later, will be different, by then, you already lose 100% of interest to the bank or oppurtunity cost with the money you get stuck inside the loan.

the linear got its own facilities, the olympic size pool which light collection don't have. The linear compound already large enough for jogging, cycling, if u see clearly the light collection, the facilities are lesser, only thing is near to the sea. Liner is not a luxury condo when it first launch, just a normal condo, that's why selling cheap at launching. Those who are real owner like me will feel satisfy. Secondary owner might be suffer a bit for the high price.

I can see now that it is a case of each owners for themselves.

Light linear owners would claim that they have better facilities and a bigger compound and an olympic size pool than Light collections

Light collections would say that they have facilities that Light Linear can't access and don't have.

Jog around with all the dust particles in the air? It is detrimental to health especially for residents with asthma and COPD.

"unknown" definitely is a potential buyer but disappointed due to price was already very much higher than the launching time. Only way will be coming back everyday to give same bad comments...noisy, dusty, no rental, price drop....
I've just visited the place with an owner, I feel it's reasonable OK and potential to grow with the commercial coming up.
It's normal for the Linear to stay in their own compound facility ( by paying only half of the maintenance fee as compare to the light collection ). You pay what you get...
I believe the resident will have the chance to access to the sea front in Phase II area. I may consider an investment here...

Honestly speaking , I m very envy on the huge gross profits made by the speculators who did bulk booking ( 3 to 10 x units ) on Light Linear during pre - launch, just imagine you only need to pay RM 50 K down payment during pre-launch with zero interest package during construction. If u manage to sell out you units ( which was pricing about RM 550 K during pre-launch ) at RM 950 K , the gross profit will be RM 950 K - RM 550 K = RM 400 K per unit. RM 400 K gross profit vs RM 50 K down payment : 800 % gross profit !
Agree that the owners of Light Linear who bought during pre launch did a good buy. I believe it will be a nice place to stay in future. But the owner who bought Light Linear during sub sales today will have to contribute a lot of profits to the speculators.
This also explain on some reasons why the properties in Penang island has become so unaffordable today to many salary earners in Penang .

Just be careful of the Mudah.my's ad. Sometimes one property can be amplified by 10-30 times depending on the number of property agents. Not saying they are not true but for some, many agents are just doing their work.
To me The Light Linear's price has been adjusted to the current market price in Penang. The pros about Linear would be the smaller density sharing the facilities, the lower maintenance fees, lower price psf. The cons would be blocked view for some units and exposed to the highway noise. The Collection have its pros and cons too. Better sea view (but be careful of the smell it may developed from the surrounding areas), bigger facilities but bigger density off course...you may see lots of unknowns coming to your facilities, less noise since it is insulated by Linear.
Overall...I think it is still a great project. It is such a beauty when you look at them from the bridge...and they have lots of windows...very green.

Linear has been certified wih GBI -green building index. What I like the most about linear is the low maintenance fee. For collection it will be because of its gated community concept. What I dislike about linear is because of the slight noise from the highway but stil ok as overall n for collection is because it is a bit cramp. Not sure whether you notice this in the overall collection phase. There is only 1 tennis court at collection 2 to be shared by all the collections n point residents.

slight noise? you need to keep your window/door open to allow the sea breeze to flow through. the noise from the back is almost unbearable. it is not 'slight'. of course, since you bought it, you will have to say it is 'slight'. don't believe me? go stand there at normal working hours or at night, noise at low level or high level, all very loud. not a place to stay. forget about the maint fees. i will surprise if anyone wants to rent here. rental is going down to 2K (people might go for other place and pay less, and enjoy a quiter home).

You need air-conditioning 24 hrs since you cannot open windows to keep the traffic noise down. That will be hefty on your electric bills beside being impractical.

No body will want to live there least high rental paying expatriate.

Would be interesting to see if the price goes down. Speculators who did not have to pay interest during the construction are now hit with monthly mortgage. Lets see how long they can last paying for empty apartments since they can't sell and can't rent. It is hitting where it hurts. Their pockets!

Those condo at Gurney, Kelawai, Tanjung Bungah are affected with highway noise as well...did not see the price coming down because of this. Even Bayswater's went up so high that it is close to Platino's price (which has less traffic noise)
It all boils down to demand and supply.
Probably some people missed the boats and hope the price will come down...

Traffic noise is due to speed of motor vehicles running. Places like Kelawei Rd, Gurney Rd, Tanjong Tokong has slower traffic much to a crawl unlike traffic in super highway eg L.C.E.ighway. Hence traffic noise in super highway has super loud noise. Bayswater and Light Linear are both affected by zooming traffic. The later being more affected as it is right on it.

Guys, I think people who can afford to stay there should not worry about electricity bills. Is only those who counts how much they earn n spend everyday tend to worry about these charges. People who is not even staying there shouldn't have to worry for the owners(无聊)。Penang has many projects to suit different level of people ,can't afford means cant afford, move on to somewhere that suit u with your level of income. I think best place now is Balik pulau, quiet, near to ocean n affordable$$$.
Penang prices has gone up since 2006, every owners has bagged at least 50% of profit n prices r moving upward. But we can't sell! If we sell today, ended we have to pay more tomolo. I bought my bayswater in 2006 for around 600k after selling our house due to safety/security reasons.i knew I paid more than 200k than its launch price but now it is worth 800k plus. In 2009, me n my wife queued patiently for 3 units for my children,cos I seriously dun think they can afford with their salary scales. Our investment paid off cos we like this location, the quality of lifestyles n it's future prospects. I was very glad when I saw it featured in Asia Business magazine as TOP 8 projects in Asia. Mr Toh from IJM told us in 2009,look at longer term prospects n don't look at short term profits.
I urge all buyers, starts from small n built up.Penang is small but our people are hardworking n capable.

Just because people don't think this is a nice place to live doesn't mean they can't afford it...:)RM800k? Sap sap sui lah to these folks. But whether that's throwing money down the drain or not, ah!!..that's the issue. There could possibly be many reasons why they condemn this project, maybe the noise, maybe the way the developer sells the units, maybe the way the buyers try to greedily flip for profit, maybe the bad location etc. Don't look down on people and ask them to go stay in balik pulau lah.

No, if you cannot withstand to live with the noise highways and streets in cities, I advise you to live - not in Balik Pulau - but in landed properties deep inside a Taman. Suppose that won't be a problem since RM800k seems sap sap sui to you.

I personally live by a highway and thank god no buildings are blocking my view (yet)and I have perfect view of the Penang Bridge. I leave my window open to sleep at night. Don't see the problem, unless you tell me the noise has impact on my nerves and it will spoil my personality sub-consciously when I sleep.

That's what we get to live in cities and by the streets, if you expect different just because you paid much higher for the design then expect to be disappointed. Somebody already reminded you guys in 2009 when this project was first introduced.

To all speculators who find difficulties selling - serves you right.

its a big problem. the sound level is too much. a lot of speculators franctically selling off and dropping prices. there are some selling 1.1 mil but nobody buy :) normally 800K + and dropping. they can't tahan long.

You won't able to rent, won't able to stay. at 1Mil, you are losing 4K interest + maint fees per month. For how many years? the whole project in the light takes 15-20 years. The value of properties in Penang island depend on location and also who is the developer. Just look at The View, why this property till today selling cheaper compare to Bayswater, Summer Place ?

I do not own any unit in Light Linear but I believe this property can have a good resell value.

You all should know their motive behind it. For the bank already said that the value is now at 8xxK so it confirm the previous buyers already made good investment. Then this guy keep saying they "tak boleh tahan" The only person tak boleh tahan is him. Prepare for crash !! I hope you have the gut to hold it when it crash on you. You should focus more on improving your homeground since you will be staying there and there's pretty much nothing you can do about the noise and dust. Inflation is only a small part of the reason (but a big excuse) for the high property price in penang.

Again, simple logic, you can buy a brand new semi-d house in Kulim for RM280k, so what's the difference in Penang? Are we using "premium super grade thai fragrant cement"? Are we using Malaysian Master's degree holders as construction workers?...:) Sorry, can't blame it on inflation.

I am sorry but I have to defend our govt a little. If you travel around, you will appreciate that our inflation is just peanut compared to our neighbours (i mean prices of goods in relation to salary). Look at Jakarta, food is priced at almost s'pore standard but salary is not even our level. China also to some extent.

And i see some of you (workign class) still happily looking for landed home which is around MYR1m. ask your colleagues (same position) in HK/s'pore, see whether they dare to even talk abt landed home which is around SGD3m. i bet they only talk abt govt housing which is already 500-600k. but for that price you get private with pools and facilities in penang.

You are also right to point out that we are much luckier than those in HK/Spore/China in terms of home ownership. If you guys understand the fundamentals of inflation it has to do with one and only one thing - money printing.

Money printing increases liquidity aka cheap money and this has to go somewhere.

The banks decide who gets the money and where the money should be flooding into.

Hence, certain areas would see higher inflation compared to another area because of this influx of liquidity.

The problem with all money printing is that it will never ever solve the current problems that we have.

You don't solve a problem by printing more problems.

All this compounded debt will eventually pile up.

All the leveraging has to de leverage to someone some day.

That is how bubbles grow bigger each day. Piling more debts on existing debts until we can't possibly pile any more.


This is just my theory of the current scenario for condominiums in Penang.

Since, developers are always launching new projects.

New buyers would prefer to buy new launches where they can get the best deals and worry about it 3 years later.

This will eventually leave the sub sale market a bit stagnated for the condominium segment.

Prices will eventually start to stabilize as liquidity starts to tighten.

It eventually bores down to the holding power of each individual and i believe there will be plenty who are willing to cash out on their profits.

The Question now remains, will there be enough buyers, foreign and domestic demand to absorb such a huge supply of condominiums in 3-6 years time? Will there be enough liquidity and loan approvals from Bank Negara?

Are there that many high income earners in Penang?

Or is EPF,Khazanah, PNB etc involved in funding this inflation as well through market capitalism funding of the developers company.

Example, Sime Darby and E&O. PNB and SP Setia. Ivory and Dijaya.

Major shareholders are government's investment arm and employees retirement funds.

If that is true, this bubble is going to be hard to pop.

I do understand inflation is higher in certain countries but you have to understand their income per capita is so much higher as well.

To me, Light Linear was built just to block the sound and dust from the highway for the rest of the IJM projects along the sea. It also provide shade for other better projects. The layout have only 3 rooms and 2 bathrooms. For those with big families and with a lot of relatives or guests coming to visit, it doesn't seem to be practical at all. Think thrice before buying. You might end up regret after the bridge is open or if IJM change their existing plan for future developments once there is no demand anymore in the near future. To those who are over optimistic, BE CAUTIOUS. You might end up regret or be sorry for the rest of your life and the life of your love one.

I don't think this place would be popular with expat.

I got many expat in my company and talking to them, one of the most important criteria for them is close by to International school.
Because those who come here for longer term will bring their wife and kids. Furthermore, their kids spent almost whole day at the school, with their wives picking them up for lunch break.

They rather have an hour long commute, than have their family suffer the commute daily.

As for MM2Hers, unfortunately most that I met are retirees trying to stretch their retirement money, and frankly the retirees we get here are not from the same league as those who moved to Singapore, if you get what I mean. You will see them more likely going for the RM500k condos, than the close to RM1mil ones.

Light Linear is overpriced for MM2Hers, and too small (and not near International school) for the expat.

Expat normally stays in 2000sqft and above, since it is their company paying for it. Again, being close to International school is utmost importance.

Furthermore Expat is first to go when there is a downturn in economy, so very very high risk !

Aiya, where to find so many "million" sub sale buyers in south east Penang? Even my landed houses in Minden Heights also kena sangkut for years already. You can put whatever price tag you want, the truth is : >800k condo & >1.5M house--Bad for sub sale. People offer 950k u also don't want, sure bo?

Luckily you said you didn't want to sell to the agent that offered 950k. That actually saved you from the heart-ache of finding out that there is actually no buyer at all at 950k. The fact is, the agent just gave a number that he thought would grab your attention, so that you'd talk to him more. He would than put you in his database of "seller list". ...:)...cheers!

don't you know the Penang World City is selling 800 per sq ft for empty unit? 600 plus sq ft selling 600k and above. Linear got so many things and still below 600 per sq ft, go figure out. Minden can see the sea meh? got facilities meh? not even a landmark also.

Wah, another proud owner of Light Linear. Even Minden Heights properties also nothing comparing to The Light now....sigh...Our property value also got hit Millions mah, give chance lah!
Still talking about RM/sqft to judge market? U must be joking liau....2.0M semiD with RM500/sqft and 2.5M supercondo with RM450/sqft also nobody wants....how to justify? RM/sqft concept is over, bro. Real buyers are buying property basing on "affordability" now. If can't afford, RM300/sqft also useless, can see cannot buy. That's why the developers are smart now, no more >2000sqft condo but ~1000sqft instead.(Except IJM projects lah, of course...as they build things with "sea, facilities & landmark", more worth I guess...)

today i went to light linear with dBA meter and the result as below
entrance to light : 78 dBA
5th floor (window open) : 65 dBA
5th floor (window close) : 60 dBA

consclusion : noisy and dusty

If you have so many buyers or want to sapu all the light linear , why not go to mudah, iproperty or kwang wah yit poh and buy. There are plenty available...good luck
