Thank You.. Yes i am the one of JH but i not really stay here because of the bad condition but I always come here especially to visit my house. Yes i very sad because I want to bring my family to live here but I do not believe the social environment here. Yes at same time i also try to sell my house but it's hard to get buyers. however I will not rent to foreigners because I do not want be like 'cakap tidak serupa bikin'. That why at my early comment i try to help and give such good info/comment but at the end maybe it does not help then my lately comment more to attack because I am so furious.

Jurian, FYI, all the status/update on various issue are only share on official facebook group. if you join in you can see the status of each issue, such as farm, foreigner etc. Inside facebook group are more happening than here. another reason why no resident like to post here is cause by open comment, mean what your strategy might seen by your enemy. Is a stupid move if you post your strategy again those farmer and foreigner here. they might take preventive step again you.

For me road link to Batu Kawan is needed to increase our social harmony here. Yes traffic will be congested if this road open even they upgrade our road but if not we will be forever isolated. The problem is some people use our isolated as 'dumpster' site. Can see business activities at JH shoplots, i think foreign business activities more than local business shop. I also not really need our road connect to Penang Science Park or Batu Kawan but our condition not so good that we had to expect something. Our condition here like as a drainage system that we are at final level of drainage and all kind of object will stuck here. We need to open to release all these objects.

Same as the proposed 'Rumah Mampu Milik' near JH. I heard the site quite big with some block of low medium cost flat more than 100 units Personally i not agree coz this area will be like 'Rojak' area. But what to do coz we need more local people here. have to accept to reduce the existing problem. There is no problem if our conditions is clean

The question has many times people ask me. Even MPSP workers who collect garbage had also asked me the same question. For me you have to be honest. I honestly replied that I have purchased the wrong project. Maybe I not make a study from the various aspects before buying and it will be a very useful lesson for me in the future. hope this taman be better in the future.

ATTENTION!! yesterday evening caused some fighting among foreigners infront of Juru Heights Bungalow entrance. More surprising is at that time there are some MPSP uniformed enforcement team. This shows that foreigners here are not afraid of us. Why?? coz they are too many here. Every sunday and public holiday they will come out to gather infront of Juru Heights.

Last month I saw JKR carry out cleaning the road reserve, looks like to widening Juru Heights main road. But until now there is no sign to tar the road reserve. Just clean and leave it. I remember a few months ago they also cleaned opposite of the road reserve and then leave without any road widening and back into bushes. Why they do not tar the road reserve? If do not want to tar why do cleanup work. Just a gimmick? i dont know..

be careful!! Juru Heights main road Jalan Kebun Baru very dangerous at night especially during the rainy. road is too narrow only 20 to 25 feet and not in good condition. The most unsafe road to residential areas.

Here Juru Heights issues that have been going on for several years without any solution:

1. there are many foreign workers loitering around
2. too many houses here are allowed to be use as foreign workers hostel. uncomfortable as a result of the nuisance of foreign workers hostel
3. stench that comes from the coop farm nearby
4. swarms of flies that is constantly pestering the residential area
5. main road to Juru Heights too narrow only 20 to 25 feet and very poor road surface but this road every day use by heavy vehicles such as trucks, lorry and vehicles of residents. this road is the most dangerous road to residential area.
6. until now there is no connection road to Batu Kawan or Penang Science Park. end of the road

I just want to ask a question about Juru Heights non gated. Is the guard house and pole gate under common property or else? Can this guard house and pole gate allow to hang flag or poster of politic party? Can opposite party or free candidates also hang their flag? Last question is residents community established to preserve the harmony of this Taman and also involved in politic?
I ask this question coz for me guard house and pole gate for any taman should not allow to hang any politic flag or poster. Can hang at any property but not at guard house or main gate entreance coz it will show this community all is under that party and more to politic. If one resident of double storey terrace from opposite party want to hang up flag party that he supports at guard house and pole gate, are the JH community allow it?

just now i come to JH. before that I visited the nearest taman. I saw nearest taman they not use a guard house and pole gate as politic place. Even Juru Heights gated community also not do that.

I think my action not join commitee is right coz i worried there is an element of politic. Some one told me, in Facebook especially now they talk more about politic, less talk about Juru Heights issues. Register as a resident community or for politic community?

Still looks same. I feel very embarrassing when all my family, friends and officemates who came to my house gave 100% negative comments for our taman especially about too many foreigners. All of them dont like this Taman, they feel disgusting and uncomfortable with the nuisance arising from foreign workers hostels around. They never come again to visit my house. I do not understand and do not know what the advantages of this Taman? what kind of this taman? For me there is no meaning develop with high end bungalow with attractive gate and the exclusive name HEIGHTS if cant show the true picture. For me Juru Heights is an embarrassing and failure to creat as one good housing area to live especially on Sunday or public holiday. That my expression of my dissatisfaction for this Taman that I face every day since I have to stay here coz I bought a house here.

Yes at sales promotion level they said Juru Heights concepts similar with Jesselton Heights. Both use the name 'heights', but now why the gap between Juru Heights and Jesselton Heights is totally different?
Jesselton Heights condition very peace, calm, harmony and comfortable. Juru Heights condition very bad,too many foreigners loitering in front of Taman makes this area look no class,too many house even 2 storey terrace used as foreign workers hostel that cause nuisance like noisy, bad views, dirty and every early morning u will smell some shitty chicken/pig from farms nearby.
For me to compare with good Taman like Jesselton Heights is not suitable and i think Jesselton Heights resident will get angry and does not want us to compare with their Taman.

Hey, got this post when researching for some of the properties in Juru. From my understanding from all the 300++ comments from this post, the biggest (or top 3) concern is the foreigners issue. Although there are bunches of foreigners in the area, but are they creating problems?

I am staying in Setia Alam now, a project by SP Setia, one of the most reputable developers as somebody mentioned in this post. We are also staying with a lot of foreign workers (indonesian and bangladeshi) as the project still on going, maybe 10-15 years down the road. They are also wandering around in the shopping mall (setia city mall), shop houses and restaurants as i apprehend this as normal as they need to carry on with their life here too. Occasionally, we do have some break in to houses which could happens in any part of the world.

My point is, even setia alam is one of the most reputable projects in Klang Valley or maybe in Malaysia. There are also problems going on, partly created by foreigners. To me, juru heights market value is not downgraded because of foreign workers, but a few commentors in this post who condemn the area with negative comment, where i believe they are somebody who has been affected by this project directly or indirectly. Otherwise, there should be contributing suggestions or comments raised rather than such.

Just my 2 cents.

I'm sure you've never come here. Of course there are foreigners everywhere. You can see them wandering in shopping mall, shop houses, on-site construction workor etc. But have you ever lived with them in one community??

Juru Heights situation is different when some of the units is used as a dormitory/hostel for foreign workers. When you live in Juru Heights is no different as you live in the dormitory. Can you imagine in a row of double-storey terrace house you live has been used as a hostel for foreign workers and of course a variety of nuisance wil happen like noisy, dirty, uncomfortable. Can you control them? What you has mentioned above about foreign workers is 'WANDERING AROUND' but not 'LIVE WITH'. For your information Juru Heights is categorized by developer as 'high end' area because has more than 200 units of bungalows + 300 units of double and three storey terrace house. Have you ever seen an area classified as 'high end' has many foreigners gather around AND use as foreign workers dormitory?? Normally foreign workers will live in Low Cost or Low Medium Cost or old residential area but Juru Heights is high end area and new residential area. For me this is a bad record in residential property.

One more thing have u ever seen one residential area faced many issues?? Juru Heights issues is :
1. foreigners, use as foreign workers hostel
2. nearby pig ang chicken farm - shitty smell, flies
3. isolated area - deep area surrounding is farm, forest and light industry
4. main road too narrow and off road. The main road to this Taman (Jalan Kebun Baru) is end up to this Taman
5. no infrastructure and facilities
I think your Taman Setia Alam only faced a few issue.This is a new record of development that i believe only happen at Juru Heights.

HI Namemee, visited Juru Heights 2 weeks ago and here is my observation:

1. Narrow road (agreed with you), but i saw the end of the road before turning into juru heights are having some development, any idea what is going on there?
2. Went in to the double storey, agreed with you, i see some houses are sandwiched between hostel, i differentiated it with door widely open and clothes hanging all over the house compound.
3. Went in to the G&G area, better environment and condition, but only splitted by a 5 ft (or higher) wall, any issue reported in G&G for criminal issue caused by foreigners?
4. Shitty smell, agreed, we went there during rainy day, this might be the reason for such heavy chicken shit smell? I heard from my brother in law that the chicken farm will be moving soon, how true is this?
5. In my taman, it used to be one house converted into foreigner hostel, but it last for a month or so, i think the residents here make a big noise to SP setia and they did something about it, i think this is mainly due to the area is still under development which is very dissimilar with juru heights where developer will give it a damn.

I think the neighborhood not only spoiled by foreigners, but also the surrounding like chicken farm, rocky road condition, narrow road and etc...

frankly I bought a house here is to stay with family. the developer announced that a proposed road connected to Batu Kawan/second bridge and the condition of this Taman will similar with Jesselton Heights (one of very calm area in Penang Island). These two reasons that attract buyers. but both reasons are just bad marketing strategy. But the current situation is very severe and the condition similar like low cost housing areas. The developer did not take action to preserve the harmony of this area. The most useful lesson I got was to very careful with any project by this developer. If there are projects by other developers please choose another first!

Anonymous - you can tour one Malaysia but you will not find 1 Taman facing major multiple problems like foreign worker hostels, chicken farm, narrow road, isolated and no infrastructure. All this problems occur at the same time! Where the quality of living for this Taman? we buy a medium cost house with high end bungalow not buy a low-cost houses.

This is a failure project and unprofessional in development planning. I think Juru Height owners can make inquiry to local authority and professional parties like REHDA to find the cause, vulnerabilities and solutions

Anonymous - which Taman of Perai u live?. Yes Perai, Sberang Jaya and etc a have foreigners but there live at low cost or low medium cost taman like Taman Pelangi and Taman Perai Jaya. Some of them live at 10 or 20 or above years old taman. Juru Heights is medium cost and some promotion state that Juru Heights is a high end area similar with Jesselton Heights. Less than 1 year Juru Heights has been damaged by the activities of foreign workers hostel. does not matter if Juru Heights priced at RM60k, aged 10 years and above and similar with Taman Pelangi.

Anonymous - condition of the road is dangerous during the night and rain. road users need to be careful. Please think how can one big development with 259 units of housings and 27 units of shoplots but still use a narrow main road (around 16feet to 20feet)?? why when the development is carried out, the road is not improved. The roads need to be upgraded based on the capacity of units. The width of the road is not able to satisfy the number of vehicles. This is one point of errors for requiring a study to look at the causes why this happen

one more issue is can housing unit convert to hostel? i heard housing unit can not be convert to homestay. Has a complaints and restrictions that do not allow the house is used as a homestay on reason homestay is under commercial category. Why hostel activities allowed even hostel is under institution category? and i think the nuisance arising from the activities of the hostel is worse than homestay activities

2012 National Audit report inform the maintenance of state roads in Penang is not good especially at mainland. So this is the best answer to why the road to Juru Heights is not upgraded and not connected to Batu Kawan or Penang Science Park until now.

Too many foreigners hang out in this taman especially on holidays and many medium-cost houses (2 storey terrace) are converted to foreign workers hostel is the reason why this taman is low quality. Buy a house in Juru Heights is similar to living in hostels or foreigners village. In my judgment, for own/family stay in Juru Heights is not worth it in terms of value, quality and may be embarrassing to your friends who live in other places that have better quality of life than this taman.

Based on the current condition, Juru Heights is not entirely a residential area but more to foreign worker dormitories. I rate this Taman as low class coz totally lost the quality of live and neighborhood compare to others residential area. Get ang pow if you can recommend a buyer to purchase other projects. How to recommend if your own Taman built by the same developer is also embarrassing?? When friends or family come to Juru Heights all of them gave a negative comment and ask the developer name who build this Taman. When they see the condition of our Taman, are they interested to buy? Honestly, I personally would not suggest anyone to buy a project under the same developer with Juru Heights after having too many problems. Please purchase other possible projects will definitely create a good residential neighborhood to live in.

JURUIAN - How to recommend to others to buy if we also live in low-quality neighborhood. Before you recommend any project, you should bring them here first and I believe they will vomit. U must help your friends or family to get a quality home to live in. For good living i recommend project from DNP, Airmas, Paramount, IJM. At least on holidays when this taman is full with foreigners, you can visit your friends Taman that have better quality of life.

I have to inform my friends, my family and my officemate about the situation here although it would embarrass me. They need to know which project can be trusted and which project can not be trusted. Our shoplots, low cost and double storey terrace used as foreign worker dormitory. The quality living in Juru Heights alway interrupted by nuisance of hostel activities. What kind of area, what kind of project, what kind of planning and what kind of housing is this? How can I promote other projects to my friends if i also purchase a rubbish project? Of course I would say better u buy other projects if u don want suffer like me. My housing at Juru Heights is the best example for failure project. If i purchase a good project of course i will promote to buy and i always happy to tell people about my house but if not of course i will not recommend and always complain. This is a fact and can see at site.

The second bridge was opened, what is the advantage to our Bangla's Height? where is the proposed road 100 feet link to Batu Kawan? All this is a great lie and we only get bangla's placement. Shame on this development, planning failed, bad neighbourhood, quality living like rubbish, very disappointing compared to other projects. More embarassing when using name "Heights" but the quality living is low class, use as dormitory for foreign workers. Very shame on this project especially for outsider who visited the Taman. I have a teaching story. Before I bought the house in this Bangla Heights, I have checked on several housing projects. One of the projects that I visited is BM Utama under DNP development (phase 1 or 2 im not remember) was priced at RM270K for 2 storey terrace. I visited the BM Utama show unit and i told the sales consultant in my head now I want to buy either this BM Utama or Juru Heights but Juru Heights is my top list because of the cheaper price.

The BM Utama sales consultant told me better buy their project because Juru Heights location is not so good, isolated and no facility even cheaper then BM Utama. I responded back his statement by saying "FYI there is a proposed road from Juru Heights link to Batu Kawan which will open soon when the second bridge was completed and that area will boom up. At that time Juru Heights value will increase and highly valued." The sales consultant only silent. After afew days i reject the BM Utama project and booked Juru Heights coz i think Juru Heights is cheaper than BM Utama and have prospects.

After I bought and lived in Juru Heights I feel very upset. The Juru Heights facility is still same like 6 years ago, the road still narrow, shitty chicken and pig farm still there and the road link to Batu Kawan still not start yet. The most frustrating is Juru Heights has turned to Bangla Heights when many of the houses are taken and converted to foreign workers hostels. When the houses converted to foreign workers hostels the situation becomes very bad, disgusting, nuisance, noisy, dirty and uncomfortable to live in. Every day i will suffer with the nuisance from this foreign workers hostels until I was ashamed to invite any of my friends come here. The house value also drop because of too many hostels activities here like Taman Pelangi low cost.

Now when im thinking back if i accept and buy BM Utama property, sure now i live in calm and comfortable housing area and sure i will proud to invite any of my friend with this quality living. If now i meet the BM Utama sales consultant again im sure he will laugh at me for not listen to him before. Now i feel very regret. This is my true story that i faced everydays.

Juruian why are you not listening to the BM Utama sales consultant. Yes BM Utama price quite expensive but it is worth and you will enjoy with the quality living. You should know that DNP is a reputable developer so you can believe what they provide. They build a good neighborhood to life not only build n sale.

If this is true, the land beside Juru Heights is not proposed for affordable house anymore but change to proposed hostel worker. Be ready for more foreign workers hang around. That mean Juru Heights is totally a wrong location developed for housing and should zone as hostel or industry area.

Community does not work. They do not take care of this Taman in terms of complaints and nuisance. Most complaints about nuisance problems of foreign workers to MPSP/State are from individual or small group.

U should make complain direct to MPSP, copy to CM and YB related to this issue. No problem to make a complaint even alone. What is important is u take the action.

Some people interested give feedback about my word "heard" but nobody give feedback ur word what should u do if there is a nuisance posed by foreigners. So I believe 'they' possibly from adjacent taman or not from our non gated.

Juru Heights non gated used as a dormitory for foreign workers. Much worse, no one here who can help or referred to if there are any problems. Many problems such as noisy, dirty, privacy, theft, loss and damage thing. All this happen every day but nothing can be done,

worker hostel proposed by state gov at Juru Village have been opposed by the villagers , and guess what , YB Bukit Tengah , Ong Chin Wen proposed have that at the end of Juru Height. Officially , Juru Heights is 外劳村 , approved by State Gov

At the beginning Juru Heights is a quiet place.6 months after that several companies began renting houses here as a dormitory for their foreign workers. From quiet area turns into a nuisance area. At this stage we are only experiencing problems such as noise nuisance, dirty and uncomfortable. After a few years there was a new problem loss of small items like such as shoes, clothing, shoe cupboards, chairs, tables are placed outside the home. I believe that the loss of these objects are derived from foreign workers who live in this taman.

Why the problem of foreign workers dormitory in JH was not taken care? why this issue is still the same and do not finish?

I believe the best answer because there is no unity and no large parties want to take this as an issue to be solved. I believe not many complaints on this issue to be submitted to the local authority and if has complaints it came from small group or individual that is certainly their voice is not strong

The main issue is change of use to hostel foreign workers. This taman bukit juru now under 2 categories namely housing and hostel workers.The property will not grow because hostel value lower than housing value. Many units especially double storey terrace non gated hard to sell and the price around 300-350k only.

Please learn from Prestige V how they resolve the issue of the placement of foreign workers in their community. FYI Prestige V is also the same situation as Juru Heights when 2-storey terraced house used as a dormitory for foreign workers. The hard work from Prestige V community, developer (PLB Homes) and Muncipal Council (island) now all the units of foreign workers dormitory were ordered evacuated. I was very surprised by their efforts. If they can, I am sure we also can

2. cooperation developer / developer who is responsible or not
