i do think Peter has some basis to what he says. Anything above RM1 million is not liquid. Do you guys own a business or are you working for people?

Perhaps i should be asking, do you grow money on trees like those plantation owners?

If you don't you most probably have to rely on loan.

So how many properties can you buy above 1 million?

RM 1 mil is not liquid... yes and no... no for my business peers, yes for some others of my friends at lower working level... is about 60 - 40 ratio...

even our business growing money we still need to take loans... i wont explain y but if u are on business..... u will know :)

how many properties u can buy above 1 mil? this is a good question... what do u think? :)

Judging at how frequent you visit this site. I would say no more than 3 properties above RM1 million each. No offense ar, just my preliminary judgement.

To understand the word illiquid, it is best that you go through the statistics and see what's the average income for the Penang people. Who cares about your group of friends who can afford properties above RM1 million. We are talking about in general, the population mind you please.

After stating all that, i think your comment wouldn't be bias anymore. Just a few things that needs to be highlighted to you. B

Statistics has a standard deviation. It can run by only so much. Besides, anyone can claim that they are rich when it comes to blogging. Perhaps they should start seminars like Milan Doshi and start wavering their banks statements around as proves : )

i agree that we should look at overall penang knights salary range... and that is y <1mil properties is more than >1mil properties. but i guess the argument point here is, are those 1mil props over supply?

especially landed props, price hike damn a lot these 2 years.

statistic is important, but it is just part of information. should not leverage 100% on it to make conclusion... this is what i thought.

hmmm... rumours can somtimes = information, speculations can also = vision, dreaming can be as big as = ambition.... to me la... u may not agree :)

oh ya... all my say is not focus on FR, but in general...

wow, wow, the discussion is getting chim already, standard deviation also come out, later people will talk about some other more chim statical terms which I'm totally out, but over here, all I know is the source from JPPH has some transactions missing, and a disclaimer saying "The information contained in this publication has been obtained from the Section 5 Form(Stamp Act 1949) received by the Valuation and Property Services Department for the purpose of stamp duty valuation. The Department and NAPIC accept no responsibility for any loss occasioned to any person or persons as a result of any inaccurate information contained herein. Material published in this book cannot be used in any arbitration, litigation and legal proceedings which involve valuation dispute."

Note the word "inaccurate information".

Hi All,

The question of "how many million dollar properties can one buy based on current economic environment?" is very interesting. I wonder why would anyone want to buy so many properties except for speculation/hoarding purposes (I am one of them too..:)).

I think no one here would deny that there are plenty of people nowadays who own at least 2 properties (3 & 4 is also very common). When I start to see my uncles,in-laws,cousins etc talk about buying properties that they dont need, only for reasons of making quick bucks (this is the hottest topic during ching ming gatherings), it tells me the "demand" for properties is "artificial", and this explains the high level of household debts and those empty units.

Is there an oversupply of properties, my guess is yes (judging by the number of units with lights off at infinity, skyhome, springstide, etc). I drive by these properties on a daily basis. Would the price come down, my guess is yes (how much I dont know), some speculators at infinity are already showing weaknesses.

But I guess the most concerned question here is, "would I be able to make a nice profit for my fettes residence?"..;) Dont kan chiong, OC will be coming soon, you will know then..:)). By the way, anyone knows when Hunza is going to launch Alila 2? How much do you think Hunza would price it? RM400? 500/sqft?

You think all these MM2H expatriates are so dumb ah? They are very smartlah, they can find out more facts that we locals, since they have ample time, most of them being retirees.

They also know about all the hyper-inflated prices by speculators.

You're right Peter expats are definitely not dumb, and not easily persuaded by rumors, hype and speculation. Westerners (Europeans and ex-locals living overseas alike) are well versed in the economics of property supply and demand based on statistical facts as they have much more experience in the property boom/bust cycles. Unlike Penang, many advanced world cities go through these cycles every few years and hence have a much more transparent systems in place where they can read what is real or unreal demand. Some countries even have monthly or quarterly official data on the number of properties sold and how much so both potential sellers and buyers have some idea of the approx value of their suburb. I believe the the recent Malaysian Govt JPPH property transactions is a good source of real information. It'd be illegal to under report the transacted price as it'd be cheating on stamp duty and also pose a problem and loss for the buyer if he sells it at a later time. You're also right Peter that expats, especially retirees, have a lot of time on their hands and are expert at researching value for money property deals, and not just in Penang. Those on MM2H are looking at maximizing their pension/savings, and definitely not in the $1mil plus bracket. This is my opinion for what's worth. I'm an ex-Malaysian who has been living overseas for more than 30 years.

I've been following this site for more than a year but have resisted from making any comment. I must say I find the exchanges quite amusing but also informative and thoroughly enjoy the 'local speak' that gets thrown in when the debate gets a bit hot under the collar. Now to the point of your question Condomanna about FR, the answer is yes I've had a look at the property and several others. FR is nice but at the curent price that speculators are asking, it's not value for money. Let's not forget one has to shell out another at least MR$200,000 to fit it out. Why would you do that when you can get relatively new nice condos that are
already out and perhaps even furnished, for MR$1.3 to MR1.5 mil. I believe most foreign buyers do not want the hassle of 'renovating'. By the way, it's an odd
practice that one has to 'renovate' a new property. Penang has a glut of properties for sale. It's a fact, not a guess! I'm still looking and will
find the right property when I see one. When you're buying to live (although only part-time), you don't have to rush...as I said before there are plenty on offer.

JUNE 2011 , the purchasers have to start paying for the loan interest after 31 MAY 2011 . It will be the best time to see whether the price can stay or not. If no selling pressure and the demand is more than the supply then it will be interesting to see the price to stay or move upward. I heard that got few transaction done at RM 1.25 million for the 2400sq ft type. Let's wait and see .

why i am having a feeling this over speculated condos going to bleed Penang into bubble? I starting to see trend where property CEO starting to address shortage in buyer - real buyer, more&more property talks, bank landing drops (i could be wrong) and to make matter worst major country are at risk. Initially I thought it is too soon for a bubble; but base on activity around Malaysia it might trigger once the inflation hits low end market - average joe. So I would like to see how it going of effect Penang property investment overall after domestic goods and petrol price reviewed. Talking about FR, why the project looks slowing down or is it still on schedule?

To all future FR residents,

A giant bas sekolah always parks illegally every day from 8pm to 9am right in front of FR, blocking the view to the entrance and vice-versa. I called Palmex a month ago, they said they will "do something" but till today still no action taken. I am urging all future FR residents to call Palmex to give them pressure. Please do it fast as the key will be handed over in June and after that I believe Plamex won't bother anymore. We don't want the front of FR turns into illegal parking spot even before we move in.

Like maintenance fee for medium cost apartment.

But this one suppose to be supercondo, based on the close to RM600psf selling price.

in future, there might more of this similar case after the new shophouses completed & open for business. u can easily see double or triple parking right in front of the old shophouses & prima tanjung shoplots.

Vincent, kk, don't worry. We have to understand that IOI can't do much to address the bus problem. The jurisdiction is out of their vicinity. I suggest the better party to handle this matter would be the MPPP. We can write in to MPPP to voice the matter to them. Also we should ask MPPP to address the double and even triple parking problem along the shoplots. These inconsiderate drivers hog the road and cause jams right up to the Mt Eskine T junction traffic lights.

I suggested to IOI that since they can build the FR project, then applying to MPPP to draw double yellow lines is kacang effort, but they gave me crap reasons like the future residents may want to park outside so they cannot draw the double yellow lines in consideration to the residents... anyway, the chances is we need to handle the issue by ourselves like LittleOne said...

Peter you are right. we should select properties by looking at the maintenance fee. So, E&O service apartment is such a goodbuy... 700 per month... can show your status well...

and I also agree with Peter that we should go to buy penang iconic super condo twin tower, The View. 400 per sqft, damn good deal. Act faster before the price go up!!!

We should be generous enough to let the poor bus driver to decide where he wants to park his vehicle. There is no "No Parking" road sign and it is public road so no big deal if the bus is parked there. Inside FR compound we have ample parking spaces for visitors. Who know one day we may need the service of this bus to send our kids to school? Wow, what a convenience.

A parking offense is a non-moving traffic violation which is considered very very minor (that explains why the gov can never put anyone in jail, they can only fool you to go pay your fines with some special discounts..:))whereas robbery is a felony which will definitely be punished by jail term in Malaysia.

So Moshi, next time think first before you make yourself look like an idiot.

And by the way, as you guys keep mentioning about the giant bus sekolah, I personally have never noticed that in spite of driving by this place multiple times in a day. Is it because I drive too fast, or the bus is simply not as gigantic as being described here?

(3) watching burial ritual
(4) driving pass (or rather "through") graveyard at night
(5) having ghostly guests walking around the lift lobby during ghost month every year

then it might be a viable option, provided the price is substantially lower than the other projects...:)

By the way, in case you have not heard, that's the place where gangsters used to dump dead bodies "to get rid of" evidence after gang fights. But then again, beggers can't be choosers.

If you look around Tg Bungah & Tg Tokong area at this
time around for a new Condo to buy,it is unlikely to find one now with their pricing and two car parks(compulsory nowadays)Look at Breeza,it is shooting up the sky.

Anyway,I will be visiting Ivory soon to discuss
and negotiate with them for more discounts if
possible and book either Peak/Latitude if still
available.

Sounds like you have a high tolerance for ghostly neighbourhood. Everything also "no problem" & "no big deal". Great. It's your choice.

10-15 years later when the time comes for you to sell your unit and the apartment starts to age, I bet all your potential buyers will have plenty to say (complain) about the graveyard....eehhh...unless you want to sell cheap, really cheap!..:D

Negotiate with Ivory?? Hahaha...how can you negotiate in this bullish market? You'd be celebrating if they don't call you 2 days after your visit to their office that they are going to increase the price by end of the month..:D..Usual trick by developers nowadays.

straits regency also same as 1600 sft but with fully reno cost me 650k!

And fettes original unit cost me 730k!

I love fettes outlook,but the price if compare with straits regency look like too expensive!

Homer,Straits Regency locate at Tanjung Bungah. Just behind from Surin Condo.

The interior look nice and feel windy with fresh air too.

But the outlook sure is Fettes resisdence look more class.

I am still consider which condo should I choose for...

Would you share with us why you zoomed into these 2 projects out of the many projects around them?

I did compared with those area condo.

The Brezza I don't like the layout and the day i passed by there i saw lot of malay child was fun in the pool.The first image already cause me refuse this condo.

And about waterfront condo, that's under my consideration. But what I mind with the 1475 sft tat main door is facing a lift.


Straits Regency the layout hardly to find in market and the price for me is reasonable. But the things is, the outlook like robot.

Fettes outlook more like super condo. But the studio type and the dirt air tats to be at a disadvantage

To add in your case,Waterfront would be my choice and you know what,my friend bought it during construction at 390K same 1475 sq ft.Now selling at crazy price.

To me,it depends on individual liking and also our budget,but I prefer to purchase through developer direct than upon completion where the price is too high.

I will be visiting the coming Property Fair at Gurney Plaza/G Hotel to try my luck for my 2nd ideal home.

One thing for sure is we are taking a big risk to venture into it.If I were you,I'll visit the coming Property Fair first then consider which exactly what I'm going to do now.

there are still few is cheaper than FR. also located at tanjung bungah. depending on what you want. FR is located at road side which is convinience for you guys to move around to TESCO, island plaza etc. all are walking distance. if you are local, can consider the pearl ville. which is far cheaper. as you are local, you hv vehicle to move around lah. ;-)

Studio is not suitable for family, if want to sell to young couple, do you really think that they will pay more than RM1mil (in future)just for a studio? Anyways, this is just my opinion. sk, you could also do a comparative study on nearby existing projects. Given that it is about RM450 per sqft for the studio unit (RM720k/1600sqft), see if the surrounding projects are about that price. You can compare to Tanjung Park, Straits Quay and the upcoming refurbish Island Plaza.

Be cautious when you buy the studio unit in FR, the size is written as 1000sf on the S&P. So if you buy the unit at RM720k, you are paying $720psf and may have a problem when getting a bank loan, unless you buy in cash.

A sad reality is that when we wait for property prices to drop or property buble to burst, we are not able to secure housing loan because the banks becomes cautious and stringent in vetting housing loan application..... unless you have loads of cash sitting at home (poor people like me still cant afford to buy irrespective of the economic condition)

Just wondering if any residents have encountered problems with their unit so far? I have a noisy problem to deal with on a daily basis.... Not the traffic situation but rather the loud noise from the water taps. Have submitted a complaint but the developer cant seem to do anything about it :(

I had a chance to view the condo and was not impressed with this condo. The swimming pool and sauna is extremely small for a large condo like this. The only thing nice is the entrance foyer. The traffic noise is unbearable too. I personally wouldn't pay above 450 Rm per sq ft for this project.

My experience with the developer is that once you have collected the keys to your unit and they have rectified the defects in your unit, any subsequent defects that you picked up will not be entertained. I have had a few bad experience with them personally. So my advice to future FR buyers is to be more thorough when u note down the defects in your unit. Any minor defects should be noted down. I was more chin chai with them and it backfired.

Dear fellow FR residents,
The glass panel in my living room cracked just a few days ago. The loud cracking sound caught both my elderly parents by surprise….bearing in mind that no one was close to the panel at the time of the incident. We reported the matter to the management office immediately. A representative came to take some pictures but she hinted that they may not repair the panel for us.
On the following afternoon, I went to the management office to enquire about the repair work to be carried out. I was told that it is my responsibility since I have taken possession of the unit and have done renovation to the place. Mr C speculated that I could have broken the glass during renovation or by accident due to “a falling ladder”. I tried to explain that the reno was completed about 2 months ago and I have being staying there ever since. The glass panel was in good condition before the incident. What could have caused the glass panel to crack all of a sudden is anyone’s guess. Unfortunately, the management’s stand is they are not going to fix it. Full stop. Feeling disgusted, I left the office.
I made a call to the lawyer’s office where I signed the S&P agreement. I was told that I don’t have a case against them since I have moved in to the unit. Not satisfied with the answer, I called a lawyer friend of mine. Her point is that the developer should repair it during the Defects Liability period...of course what is covered during that period is a grey area. She referred me to the Tribunal Court to assist me on this issue. I will write to them to see whether there is any avenue for me to seek a better response from Palmex with regards to this issue.
I have since engaged another contractor to replace the glass panel for me. The cost of the repair is RM160….not a significant sum but still a cost that I don’t think I should bear.
Anyone has encountered a similar scenario before? Care to share.

The glass probably cracked due to thermal stress,especially when it is exposed to direct sun and expand. If the panel is not constructed properly so as to allow room for expansion, the glass will crack under stress!!!

An update on the glass cracking incident:
Four days after the first glass panel cracked, another glass panel in my living room cracked all of a sudden. Both panels are fixed beside the sliding door in the living room. Again, we made a report to the developer but they were adamant that we are fully responsible for the cracks. The remark that I could have broken the glass myself was simply unacceptable to me. That prompted me to submit a complaint to the housing tribunal or Kementerian Perumahan dan Kerajaan Tempatan (KPKT).
On Monday 22/11/11, Palmex together with its subcontractor made a visit to my unit. They finally agreed to replace the cracked glass panels for me. What prompted the U-turn in decision??? My complaint to KPKT or because of the bad publicity they are getting for this incident?

Cracking glass probably due to subsidence, which happens in most buildings, normally appearing as cracks on your walls, or doors that can no longer close, etc..

Chat with my ID guy and he said FR is quite popular with own stay folks due to its location, proximity to the amenities. However, he said it is a really noisy place, you practically have to close the windows full-time.

Well, I told you so... still, you will grow immune to the noise over time ;-)

Really, this is just a high-end apartment, hardly a super-condo, although you pay super-condo price. Many real super-condo along Tg Bungah.

I just want to make it clear that I didn't make the complaint to the housing ministry purely over RM160 per se. I was just annoyed with the management's attitude, in response to my first complaint. Hinting that I could have accidentally broken the glass myself and then putting the blame on the developer is outright questioning my moral values. At the end of the day, it is not about the money anymore.....

it is quite noisy during weekend but my parents at waterfront also heard the noise. air condition in my house is good as i stay at high floor and i have a air testing gauge. for any condo, 8th floor and below will suffers dust and others air pollution - research on wiki. water tap - changed it and no more sound. my glass was broke for no reasons and replaced a new one within 2 days. my sink was also stuck and being fixed with FOC.
Overall it is quite annoying on saturday night when all the bikes reving but we are not the only one suffers... couldnt find anywhere more convenient than here... so, have to shut up my windows for every saturday night, turn on air cond with ionizer and leave my bed room door slightly open, it works well as it is very windy.
good things are - convenient, nice view (depends on which unit/floor u stay), windy, can see nice fireworks during new year :) my neighbour is nice, kids have friends to play around, joined several residents parties, enjoying reading newspaper in the inner garden...

overall i am still a happy resident here and you just have to get rid of the noise for once a week. oh ya, i have thick curtains and rubber on the windows, works well.

We all know that no new properties around tg tokong are selling at RM330/sft anymore. You are looking at RM450/sft onwards to RM1250/sft (E&O)

To be fair. All facilities should only be reserved exclusively for residences' use only. The only facility that should be open to guest are car parking facility and that should be monitored for frequency use(residence may allow a friend who work close by to park their car there) and time sensitive too.

Restriction should be applied to all irrespective of race or religion. Residence who invite outsider to use the facilities should be reprimanded or pay a fine!
