May I post my 2sen opinion? Well, I don't own a unit here but just happened to browse thru.
My observation is it brings no benefit for PLB to delay getting the OC if it can manage to get it done earlier. With OC issued, PLB would be able to claim 100% on the project from house owners and/or financier; unless the take up rate is so low that it has to absorb majority of the project cost by itself, I don't think they'll want to delay it either. Furthermore, by submitting for early OC released, the risk of facing late handover and LAD would be lower.
I might be wrong but that's my limited understanding of how a progress claim works in construction industry.

- a simple sign board of prestige heights at the entrance
- oc status
- play ground
- plant trees
AJ, thanks for consolidation. Here my inputs on to you have posted:
1. Paint all the fence walls down to the level of tar road at least. The elevated cement color from drainage spoils the environment for those units constructed on the slope. This especially happen to the row opposite Semi-D. A huge contrast of ugly match.
2. Lamp posts or lighting at houses' back lanes too.
3. Clear safety sign boards or indicator at entrance and exit for PH residence area to prevent road hazardous. The main road is scary as vehicles are speedy.
aj , no problem if you prefer to submit all the concerns
i just telling my opinion , if you can get plb fullfil all your requirement , ph will look perfect , price may goes up , investor will happier than you
but , be realistic , if you request too much then you are nothing different like anjing gila barking to the air , nothing will happen

another thing is act fast , i guess you get all the concerns already , submit now , is actually too late even you submit now
one more thing , I strongly agreed to at least paint the fence wall , it will cost < 2000 but make the place look much more attractive , offcourse greenary is a MUST

PLB Fans, pls be very careful when you plant trees because all the high voltage TNB cable are underground.
Near future, the root of the tree may break the cable & cause huge loses to affected unit.
I will plant a tree infront of my unit but will use a big vase to do it rather than taking the risk to break the ground. I propose you plant small bamboo trees which is also good for Feng Shui too.

The residence i'm currently staying has underground cable and the developer planted huge tall palm trees outside every 2 houses along every streets in the housing area. There's no such incident of roots breaking the cables for the past 10 years. I believe SP setia also planted trees outside the houses.

bang - minor painting work does not affect the issuance of O.C. Pls note that authorities would not be inspecting those minor paint work or hairline crack in order to issue O.C. PLB is doing a good job to touch up before handing it over to buyers. They are aware of what need to be done rather than to wait for buyer to point it to their nose. Authorities approval are based on compliance with the approved plan and general safety provision.

I tend to agree with your view. It sounds reasonable to me. I do not mind if PLB deliver OC in June or July as long as they dun give headache on defects. My opinion might not sound too great for those who wanted to sell but at least it is just an opinion from a 1st time house buyer

Although sunway tunas is better in term of location , but PH just 10 minute from sunway tunas ,new , better spec , layout design , RM580k should be reasonable.

Hi Jndrel, perhaps you should consider registering your interest with VST. Heard that they are doing soft launch for 30 units at Tlk Kumbar. Indicative price around 500k but you have to wait another 2 years to move in.
Just contacted PLB, according to them the VP will be issued in 2 wks time from now, hopefully they keep their promise this time.
By the way, I just went to the site and saw that there is no wall built between the jungle and the housing area. I recalled that PLB promised to build the wall to fence out PH from the jungle. After contacting PLB, I was told that they got no plan to build the wall due to MRCB owned the land. To those unit owners towards the end rows, do you have any concern? I am worry about the animals that might come out from the jungle like mosquitoes, lizards etc. I don’t feel comfortable with them not barring the open land from the new houses, as this is what I’ve been told (to build a wall separated from the jungle) earlier before I decided to purchase the house. Seems like they are changing plans without notifying us :(
Another thing is the wall outside the project is totally worn out and looks very ugly. :(

How long the buyer can drag for key collection? Developer might push the buyer to collect the key and claims that they will not liable for any loss or damages after xx days. What happen if buyer did not collect within the xx days?

che, your roof edge must be 20 ft set back from the road. If it protrude the building line, then the authority will not approved and it has to be demolished. Also, better check with your neighbours for consent as normally it is the neighbour that complained to authority if their view is obstructed and also if it affect the wind circulation

1) It is still valid but there is a time frame (which I could not recall). If not mistaken, shld be 12 mths from the time the property get its OC.
2) The contractor is just at the corner of the shoplots. You can try this number 649-3280.
3) If you are the owner, you should have received a form from TNB asking you to request for electricity.

Try to call the number you give, 6493280 but the number is not in service anymore. Any other alternative or number i can reach in order to file a complaint to the developer to rectify the problem?

thanks, i able to contact Ah Boon, and he assign another guy to incharge for the defect. Thanks for the help offering. Now planning after rectify the defect can start my renovation. Now busy up with finding the wiring and air cond piping guys, grill, and so on.....thanks everybody for the info sharing

The kitchen tiles used by PLB for Prestige Heights is discontinue. Just no long after get the OC already discontinue. Cant get it else where. Good luck and watch up for future renovation for kitchen to prevent all tiles need to chamge to new.
A Big Thank You to PLB for installing the "Taman Name" 12 months after OC. Really glad to see it even it is just a small little cute "prestige heights" logo.
Hi Flower, the kitchen tiles code is Guocera Y277A. I couldn't find any shop selling it in Penang. Finally managed to find a shop in KL that still have the stock. You can try to call Buimaco 03-90562778, 016-6626103. For the floor tiles, the developer's contractor still have stock when I asked. Ong Seng Seong 0164222488.

I've bought it. I have a few pieces left but I need to stockpile for future use. :) The shop said it will cost few hundred to arrange a lorry to send it to Penang. But I managed to find another lorry transportation company (0176882924) that have lorry travelling between Penang & KL everyday. I can't recall how much exactly but I think should be RM10 per box of tiles for transportation only. Quite cheap. I bank in the tiles price for Buimaco then inform lorry driver the shop address and the lorry driver will collect it in KL and send back Penang and you can then collect it from the lorry driver shop in Jelutong.

I plan to move it soon, but recently I found that Digi line that I am using has no coverage when stay indoor. Previously was quite okay although the line was very weak but at least still can make call and receive call. But now totally no coverage.. :(. Seems like both Digi and Maxis have no coverage in PH... Which mogile line you all are using ya? Please advice so that I can switch to that line.. :) Thanks ya!!

Yes. You are right. Inside the house, there have no lines if using Digi & Maxis operators.
However, Celcom 3G line can be received anywhere inside the house. You can plan to switch to Celcom operator and one thing to take note is you must enable the Celcome 3G services and your phone must support 3G (or HSPDA=3.5G). If not, you will still have the same problem like Maxis or Digi.

Yes. Celcom 3G got line. But, you have to enable the Celcom 3G service and your phone must support 3G. I stay in Tingkat Kampung Bukit 2 as well:)
