The current frustration of the buyers from The Spring is not just about the money. They are getting impatient of the prolonged delays in O.C arrival which has already upset their move-in plan.

Being owning a house before, I can understand that kind of frustration.

Definitely. If one has plans, waiting would really be a pain.

Sping was launch when it was almost completed with promises of obtaining the OC quick within months. It was one of the selling points then and i guess that made buyers who are eager to move in early unhappy with the delay.

Summer Place's is expected to complete in 2011. That's still a long time from now although from the contruction, it looks like it will complete earlier. Perhaps IJM put in a more conservative schedule to make sure it meets it this time. In any case, i think the SAP still states 36months which will be 2012. Well let's hope it doesn't have to go the distance.

i believe they will complete on schedule or perhaps even earlier than that. You can see the rapid progress work at side. This project is totally different scenario as the spring because every single month delay will cost them hundred of thousand on interest payment alone. easily more than RM300,000. Unless the director are sleeping. I wish, they wont compromise on the product quality in order to deliver fast.

lucasking, u can check with your lawyer, i only take my S&P, loan agreement not yet, my lawyer's clerk said they only stamp the loan agreement upon advise the bank to release the money to IJM, now still waiting what they called Letter of Undertaking and Progressive Billing from IJM. I dun think IJM going to extend the due date to 90 days from our S&P date according to my lawyer, really "teruk" their procedure compare to other Developer, my friend bought three storey terrace house from "SP Setia" also got plenty time for Bank to release the money to Developer.

Yes, I received the progress billing already. It just to inform you that your 1st stage payment need to be settle within 60 days which from the date that you signing S&P. That's why I keep calling the lawyer to settle my loan agreement faster. I just signed it last week. Hope can get the copy (stamped) within these 2 weeks.

Hi guys, if you took a loan from Maybank, you would have received a charge for fire insurance premium this year by Etiqa. In actuality, we do not need to have this double coverage as IJM has already purchased a Master Policy for this building while under construction. Please call up your lawyer to draft a letter to reject this premium.

Dear All,

Something to share regard renovation contractor. “Idexl Homx Inxxrior Desigx” is one of the assigned contractors @ the summer. Pls be more careful on this contractor as they may play “tai chi” before & after signed off the quotation. If you plan to use them, pls ensure your quotation stated in clear & list out in detail from them. If not, I am sure their boss will do something different for you compared to the initially promise.

As advice, drop this contractor if you have other contractor which provide better service & can be trust at least to build you sweet home.

is SP 80% completed? as far as i know, bumi release can be obtained only if the project is 80% completed and now there are news that bumi lot sold lio..... guys, better check with Bumi Unit on the release.

Went to the side just now. The progress is very fast. The car park was completed. Block A is going to complete soon. Block B and Block C are also almost reach the top floor. Swimming pool ground work is on going.

I think the project may complete on 3rd quater of 2010...:)

The Spring Condominium, a newly completed condominium project along Jelutong Expressway by IJM Land. So far there were two complaints as seen in The Spring Condominium blog comments. The owner of The Spring was disappointed with the quality and workmanship.

The first one was dated on 7 Nov 2009 - pictures of a busting pipe in one of The Spring Condominium unit. Another new complaint dated 14 Nov 2009 about a terrible bathroom leaks (video attached below).

That's what I been have saying all along. Fast progress can be a bad thing. "Make hast means waste". Fast jobs tend to be shoddy. I prefer "slow and steady win the race". Summer Place resales value will be much affected with the result of Spring's bad constructions & adversed reports. Speculator are getting their ass burnt and IJM reputation gone and blemished.

I dont really agreed that summer place resale value will be affected based on the spring. Their value will depend on their end product and not the spring. Honestly , IJM reputation has been deterioting since bayswater....from siera vista, nautilus bay, the spring.......we cant deny that it is a fact that IJM receive much more complaint than complement. Nevertheless, I still hold some confidence with IJM to make a come back to deliver a better product for Summer Place.

Agreed that IJM carry intangible brand. The quality they use is good. However the concern is on their sale price which is beyond market price.

Last few weeks, they release few units for sale (as mentioned by the saleperson, the units was cancelled by previous buyer-not sure if it is true). After checking, they have mark up about 50K (minimun)from launch price. Still concern on the ROI that i can get after the building completed.

My friend bought the Spring- bumi release lot and she told me that the price that she purchased is higher than current sub sale price for a same unit. Wondering why she says so...maybe regret i think...The quality is not so good as she thought. She applied for 40 years loan with the hope that she could have a DREAM HOUSE

Hope IJM people dont simply goreng the price. Many buyers want to own IJM house but is not affordable with the "goreng" price and in the end they give up and look for others project. Me is one of them.

Hope in future IJM would sell their houses at the reasonable price. Then probably i would revert back

That's true even for Platino. They indeed mark up $50,000 or more from their original price if you buy their left overs now. Worst these units are not choice units too. eg. those low floors facing west or high way view. But they expected these will be taken up anyway on completion. Will see.

they going to additional butcher your neck
if you sell the property less then the period.
it will cost 30-40k penalty payment.

I think the show unit will open upon bumi released to attract new sales. probably march 2010. The purpose of having the show unit is to let all buyers view their future home. But to IJM, the show unit is only meant to attract sales. As a reputable developer, they should open up on specific days as part of the customer service.....Disapppointed!!

im Summer Place buyer, IJM make very cofuse in legal fee and disbursements, i bought in first launching, need to paid stamp duty for loan , my friend bought few months after, no need paid, so now for bumi units need to paid stamp duty for loan amount, as i know stamp duty is not small amount, IJM pls clarify.

I joined the fun for the Bumi release, again the response was over-whelming. People using foreign workers queued over-night as early as 3pm on Friday, together with some locals in minority as well. Most of the people going for the smallest type-D unit, and surprising those facing the sg pinang got sapu first. I believe this is due to the pricing. Those "hot" units during launch, Type-C, eg. C6 and C9, still left a few units and up to number 27 still virtually un-touched. Overall price has increase to 370psf, so good news for the early buyer.

I do feel that unit C9 is the best, pool view is guaranteed and also from my observation during site visit, it does offer quite a good bridge view as well. The sun from the west should be minimize also as tower-3 can provide some shelter. Price is ~100k cheaper than the Type-A, more making sense for investment although may not for own staying. Nevertheless, i didn't get the unit that i wanted that day, perhaps i will get one through sub-sale later. The promenade is quite a good place for walking/jogging, and hoping that the Lot-28 will be openend soon with some good eatery and hang-around places..

I heard that the lanscape architect is a well-known architect in Penang as well as Malaysia which gain great confidence from IJM. I beleive they will carry out the job professionally and of course, they won't dissapoint the buyers. Look at basywater....a well done job and greatly recognised for their piece of work.

About the bumi release, I was really taken aback after getting to know there were buyers starting to queue up since Friday afternoon. Congratulations on those who have managed to get one because I have personally paid a visit to the site....the view is great and the pool, garden and etc really spacious and on top of that, the promenade (as mentioned by Prop) have gained more than enough confidence for buyers to purchase even though the price has gone up tremendously high.

Thanks on your comment, Initially i also have full confidence on IJM as their motto is excelence through quality and they have proven track record eg Bayswater. My confidence level drop after my exeperience purchased " The Spring ". FYI, their landscape architect are the same as the spring. If you r free just take a look at The Spring.

They may have egaged a good lanscape architect but at the end of the day.....the outcome of the lanscape also depend on IJM commitment and their budget allocated.

Hopefully , they can do a good job again.

I own a C9 too, but not for sale :-). Went to the site, quite convince that the unit will have good sea and bridge view, even a bit of type-A's view if turn the head to the left. The pool view also very promising. Anyway, anybody happens to know when will the nearby shoplots (lot28?) open? from the design itself, they should be cater for some cafe/convenience stores and perhaps some offices upstair. Very nice indeed, i can imagine myself taking a jog in the morning/evening overlooking the sea, then enjoying a cup of coffee in one of the cafe later on..

john, summerplace comes with a nice pool, and full covered car parks. Location wise it is further away from the dumpsite, and right infront, at the end of the new promenade (can avoid most of the noise from traffic and crowd). There are also these new lot-28 shoplots right beside, cafe/convenience stores shall be very much available at ease. In the future, there shall be more shops available from maritime square projects. If the whole promenade development does take-off well and become popular, then summerplace shall become hot..which i believe it will be :-)

John, although this 2 projects are within the same area...but there are a lot differences if you were to perceive it carefully.... Just walk there and you will see by yourself..

290K??? That is even cheaper than the Spring. IJM launched the bumi units for above RM 330K. I have one unit for sale, facing the pool and bridge. If this is the price, I would rather keep than sell.

Bumi units already priced at >=330k, good sea/pool view even higher, up to 370psf, and also people queued over-night for that. However from HL's perspective, no harm asking, as there could be people willing to let go now either less popular units (facing sg. penang), they got it at special discounted price or personal financial problem. Hi, I am an owner of a middle floor C9 unit at SP and I have been to the site quite a number of times. A bit sad that the muddy smell that either comes from the shores or Sungai Pinang tend to be very strong, the strong muddy smells are there each time I visited.

I would also like to ask whether is that the final paint job on the condo? As the color is extremely dull with only very light greyish colour. Very different from what I saw in the brochure and website.

It seems like the Spring is having the rubbish smell, and now Summer Place is having muddy water smell.
Is it really safe to stay in sea reclaimed land like this one, i mean in such a short period after reclaimation and construction started. If the soft land is not stable, this will have problem on the structure later.

It is even worse considering we always have this earth quake in nearby Sumatra. The road leading to Summer place already packed with cars. It will only getting worse. Some more, the place is not premium considering a few blocks low cost housing around. Another failure project like The Spring

檳島市議員王耶宗今率執法組官員等人到該處視察,並指市局執法組將在週五、六、日下午6時至晚上12時30分到該處駐守,對非法擺檔小販採取行動、要求公眾不要在走道上騎摩哆,因將危及在走道上跑步及騎腳車公眾。

他說,交警並不能對在走道上摩哆騎士採取行動,因其執法範圍只限公路,不包括走道範圍,況且該走道是屬于怡保工程置地有限公司。

他說,市局執法組則只能為停放在走道上摩哆開傳票、而不能開傳票 在走道上騎摩哆騎士。

缺摩哆停放格

“但若有人在走道上飆摩哆,則可聯絡警方行動室04-1281872,警方將馬上採取行動。”

他說,該走道旁約40個為殘障人士設斜坡,被摩哆騎士濫用,使用斜坡駛入走道。

他是針對某報報導該處發生種種問題如摩哆騎上走道、塗鴉、亂丟垃圾等,而巡視當地,並對媒體發表談話。

他指出,由于走道屬於怡保工程置地公司所有,因此該處清潔、美化及修復被塗鴉的裝飾、牆面工作都交由該公司負責,而市局只是在清潔問題方面扮演輔助角色,派人清理垃圾。

“海岸上垃圾,則由市局承包商Pen Mutiara負責清理。”

他希望公眾不要亂丟垃圾及塗鴉,破壞美觀。

此外,針對公眾投訴指該處缺乏摩哆停放格一事,因此才將摩哆停放在走道一事,他說,市局基設及交通小組將在會議中提出增加摩哆停放格的建議。

不提高路燈亮度

路燈不能增加亮度,否則不合准則,影響睡眠。

公眾同時投訴該處路燈亮度不足,對此,王耶宗說,該處是住宅區,而根據我國標準,住宅區路燈不能超過150瓦特,因此不會更換更亮燈泡。

他說,根據該標準,安裝在高速公路路燈為400瓦特,公路路燈則是200瓦特,住宅區路燈則是150瓦特。

“由于是住宅區,因此路燈不能超過150瓦特,避免晚上太亮影響當地居民睡覺。”

Hi Summer, if the residences wanted to make the surrounding clean, actually we can form a team to take turn to clear the rubbish at the river side in every 2 weekends. I think this is more important because the smell there would be disturbing our daily life... this action also would help our earth. I understand this is not an easy way to form it... not many people willing to join... but we could not depend on the IJM, MPPP or even the Pen Mutiara. Of cause, it would be great if any party willing to take their part seriously.

Regarding the hawker and motorbike roaming... we only can pass it to the penang government.

I also feel sad to see such beautiful promenade going to be 'destroyed' by such kind of peoples. I don't know what's wrong of m'sia education.

Unfortunately this is sad but true, these malaysian people think they should just dispose whatever they have on the spot and not any further even into trash-bin a meter away. We are seeing the same problem across all promenades, and perhaps also queensbay. Typical "eat and shit at the same place" mindset, its a combination of laziness, and ignorance act. About the idea of forming a comittee or voluntary team and take care of the cleanliness, I am fully support. But i am not a good leader in this, anybody willing to take the helm i will definitely participate.

what longkang gang pointed out is true, obviously some "colours" are missing from the external-wall paint. Suppose to have some brown stripes running across the building, like Platino perhaps. Current plain white colour does lack of a bit of characteristic, and look like the spring. Has anybody clarified this with IJM?

Looks like Summer Place is nearing to its completion. I hope it can be done before end of this year. Regarding the external wall paint colour, we can see there are brown strips from the brochure. Perhaps it’s not the final painting work. Need to clarify with IJM on this. Looking at the latest photos submitted by Ally Che, it is really sad to see there are still motorists riding the bikes onto the walk path at promenade. What can we do on this? Continue to call the press to publish and alert the authority?

Another concern is regarding the so called ‘gangster contractor” when it’s ready to move in.

Officially no, as all units including Bumi lots are suppose to be sold out. But anyway, the trick is you can always walk inside the IJM sales office and ask, the staffs there may somehow be able to "squeeze" some units for you :-), but be prepared the price shall be >=370psf. Another way is you can try to get from sub-sales, as long as you willing to offer a reasonable price, plenty of owners are willing to let go of thier units.

I had enquired with my sales person Nellie few weeks ago and she said the external paint job is final, all white is the color. I did ask her on how come the colors are different from what has been published in the brochures and shown(model) in the IJM office, she couldn't answer but she said she will clarify with the management and get back to me on this matter. Still no news from her until now.

Today, I had made another call to IJM's office and spoke to Mr. Ong to clarify this matter. It seems that the external wall paint color is final and color is all white. According to Mr Ong, The management decided to change from the original plan to make it simple, all white, reason given is easy to maintain.

I told Mr Ong that we are dissatisfied and unhappy because for the amount of money we paid for Summer Place and we look no difference from The Spring from the outside. We paid for the original plan, which the external wall paint has some colors, especially with some brown stripes. What has been published in the brochures as well as summer place model displayed in IJM office looks very elegant and completely different from the real thing. We wouldn't want to direct our friends or relatives visiting us to look for a condo which looks like a hospital!

To me, this case is obvious that IJM is saving its cost on paint work and we buyers are the victims.

Anyway, Mr Ong promised us to discuss this matter with the management and get back to me. I had given him my contact number. I will update here on the outcome of this matter when Mr Ong gets back to me. If not, I will call him again in a weeks time.

Although colour-liking is very much individual and some may prefer plain-white as current, but we buyers paid the money, and its our decision to decide whether to make the change from original or not, not IJM. IJM has done unnecessary cost savings ,

1st : The painting issue
2nd : The entrance and dropping zone colouful
paver ( instead they lay black Tar road )
3rd : .........etc

They should have at least maintain or upgrade what has presented in the brochure. Cost savings can be avoided by completing earlier. Save on the interest subsidy paid to the bank and deliver earlier to buyers. ( win / win )

The whole project development value could estimated more than RM150 mil , and their gross profit could be easily RM50 mil.

I dont understand what is the problem with the management who handle this issue.

Long Kang Gang, i dont think Mr Ong / Ms nelly can do much about it ( or perhaps they may not even highlight to the management)...because not every sales staff are committed to their job. SOME of the IJM sales staff have been pampered with easy sales thus making them forget about customer service and value. Honestly , me and my friends has experienced this and really got pissed off.

Hopefully your Mr Ong is the exception.

But I have told Mr Ong that this issue has been highlighted in the forum here and I represent Summer Place's buyers from this forum to voice out our concerns on this external wall paint issue. This is to give IJM some pressure from public forum here where everyone would know of this issue.

I agree with you. If we go to the site and watch closely at the paint job, the white is like as though it's only a very mild one layer over the cement and some parts are uneven too. Looks very much like those base paints usually applied before actual paints.

I am currently working in KL, when i paid a visit to the site, I also do not like the colour, agree with the point that it is too plain and lack of characteristic. I found out from a relative, who is also the purchaser of SP and has called up IJM to enquire about this, the answer given was this current paint colour is already being finalized and IJM has the right to change it. I am very surprise about this, and also not so sure whether this is listed as part of clauses within S&P. Nevertheless, really hope a developer as reputable as IJM will not try to play punk and simply push through this in thier own way. I am trying to write an email to the higher management.

I would suggest we form a group of committee and gather at IJM office to question them, meantime can invite reporters standby as well. If you guys have time, please take a look The spring condo painting, the OC obtained not over 2 years, the painting starting drop, very obvious pain dropping day over day, some clearly can see uneven painting and wall colour. If SP owners still not highlight this concern, soon we will become victim same as The Spring owners. Overall I very dissapointed such a good reputation developer can be done a such silly contruction.

Hi all SP owner,

I had spoken to one of the sales person frm IJM bout the painting & was told it is finalized & cannot be change. This is ridiculous..It is our money that we paid for & this is what we get??? I did asked if the painting would be the same like The Spring (after 2 years paint drop) & you guys know what was the answeR???`That's y u pay sinking funds'. Sinking funds is for us to pay spoilt elevators & repaint after probably 5 - 7 yrs & NOT because IJM not painting it properly at the first time...I think we should gather & pay the politicians for sg pinang area / jelutong area a visit because this is really sucking us dry. SP is not some ciplak flat & we bought the condo for > than RM250 per sq ft & had increase to > RM300 now. Should be take the action now??If once the VP is obtained, there;s nothing else we can do about it & VP is coming soon in about 2 months time..who's with me????

The new promenade there are now become the 2nd gurney drive like last time, every9 there are plenty of 'MAT REMPIT' wandering there, partying, and racing there, it's gonna be a BIG BIG BIG risk for the residence who is gonna staying at summer place. I am staying somewhere at summer place now, so each 9 i can hear the noise that caused by those brainless mat rempik over there... wat kind of actitivites that mat rempik like to do i think i dont need to explain more, PLS RAISE THIS UP TO THE RELEVANT PARTY...

You can't actually "solve" this kind of problem (rempit). Gov just can't place police officer and station there to jaga 24 hours.
In 5- 8 years time, even after Maritime complete or the whole area fully developed, this issue still remaining unsolved.
Those people just can't get anything else as that is their "life".
You may suggest IJM to close up the promenade area and put up a guardhouse at the road junction, but this won't be happening because of Lot28.

wat will happen if one night u go back late like 2-3am then accidently hit them while they r racing there... i guess u r not gonna get away from them... BUMP is needed there i guess... we ald cant do anything for stopping them to go there, but we can stop them for racing over there..

Hi ALL,

Other then the exterior plain white color, i would also want to raise up another mismatch of the brochure's picture. This time is the water lily pond entrance to the poolside. From the brochure, it looks there is a stream of water running down from higher ground through staircase to the pond. But the photo shown above in this forum taken by Lim on 18 July seem no such thing. the staircase remain a normal staircase without any setting to let water run through it. Can some one try to verify on this? The picture in brochure with the stream of water make this project looks very hing-class, if it happened to be not like that, then i would be very disappointed.

Went for a jog in the new new promenade and the feeling was real good, it is one of the best jogging place around. Also took some sometimes to survey the progress and surrounding of summerplace. All the green landscaping are pretty much done, and can see the pool already filled with water, basketball court and gym are also ready, access road has been re-paved, guess the VP will be just around the corner. The place indeed looks promising, direct sea-facing with good views especially those with both pool and bridge view (anybody knows what tye?). It is located right infront of promenade, a morning or evening walk/strolling/jogging along the seafront while enjoying the sea breeze and view is just a door-step away. The future opening of shop-lots beside would make the place even more attractive, cafes like oldown, starbucks would be really good. I have been looking at properties in Island but i cant pin-point any new med-high end condos which is beter than SP in those perspective. Bayswater is good but the price alreay went over the roof, and it has a tesco but without a promenade. I regreted i didn't get any units during the launch and even bumi lots release although i were personally there. Anyway, anybody has 1107sf >10th flr units with bridge and pool view willing to let go at <=370sf?

Maybank also charge me interest for the loan without any notice, from IJM and the bank. Only realise this when performing the online banking yesterday. Will bring this issue to the bank and IJM next few days.

Come back to SP, quite like the landscaping and pool view too, but based on my previous experience, the so call pool view is only good for those lower floor unit, may be up to 3rd or 4rd floor. The higher floor unit will only have the opposite block view, can only see the pool view if you look down from the balcony. Personally i like the type A unit in SP, with large and long balcony, come with unblock see view.

Heard some rumors saying restaurant like KFC and Maddona will be opening at the Lot 28, if that really happen, definately will make SP a better place. Hopefully when Maritime Square complete, SP will be as good as the current bayswater.

hi michael/Lim, I prefer higher unit for the better sea+bridge view, privacy and quietness actually, opposite block is at least some distance away. Sea+Bridge view is a must for me, pool is a good to have at least during night time there is still something to appreciate, not so dull, dun mind to look down though. Type A and B are too big for me, type D is further away from the sea, so Iam in favour of type-C. These type-C pool+bridge view at tower-2 get sapu out very early during launch, heard alot of units are bought by IJM staffs, another un-fair act. During bumi lots release price at 380psf, so i am abit reluctant. But heard maritime going to start at 400psf, this price may be reasonable then...too late. Since the earlier purchasers bought only at ~320k with zero interest, hopefully i can get good deal through sub-sales..

Thanks for the comment. I was charged with ~RM600 in June for interested by Maybank. Not sure what happend, will need to find out from Maybank. If you have any update on this, pls share out. thanks.

Btw, do you mean SP will get OC by Oct?

Maybank HQ called me a few weeks ago and informed me that the interest had started count. I told them that IJM should pay for it. The guy said he would verify with IJM. I saw my latest statement, the interest was clear...
Just call Maybank if they don't call u.

I was also charged a similar interest by Maybank for June. However, this was settled by IJM and reflected in my July statement.
As IJM has to absorb the bank loan interest till VP is obtained, it is no wonder that the target date for completion of SP has been brought forward to end of October this year !

Happen to pass by Summer at nite and saw the building floors is lighted up with WHITE light (corridor & staircase) .... does anyone know will there be any yellow light instead of white? Cause it make no difference with the low cost flat. Total hospital look..

Big mosque located at the land beside Pinang Court 2, in front of Pinang Court 1. I don't think is the big concern here as you can see the price for 1012sf got people asking for RM440k already.

Anyone can ask for a sky-high price but nobody buy ... it remain just that Asking Price

Even if a single unit is sold at a ridiculous high price, it does not mean that is the market price ...... " One swallow does not make a summer ! "

Currently a lot of speculators in the market ...

When the economic situation changes ... people become sober and the market run out of fools , the bubble will then burst, sending the price on a downward spiral ... market collapse

I agree with Warner, it is very difficult to get a good unit at <400psf, or perhaps <400psf, in this case the "good" i am referring to location, built-up (~1000sf) built quality, condition, facilities. For those <300k, although there are still plenty but mostly not fulfiling the requirements as stated, eg. mutiara height, symphony park, n-park, e-park, sunny ville, villa emas, Alpine tower, eden seaview, ocean view, mar vista, halaman krstal, all are either in rundown condition, poor facilities/location/ or poor neighbourhood. For range of 300-400k range and "reasonably" good, i can only think of a few, Putra Place, U-Place, D'Piazza, Birch plaza, ratu mutiara, and perhaps the spring. So base on all these comparisons, make your own judgement if summerplace is the right place for you.
