Haha..anyway thanks for the concerned ..the unit has been concluded today. Sorry to those who think that this was a scam. It was just a situation for us because we either needed to co-broke or owner units. But thanks to the owner that trusted us and we managed to conclude the deal. There's no way we could scam because we are Project Marketers . There are a couple of projects we are doing with the developers . So sorry if this has mislead people to think this was a scam. haha
P.s to sad...it works...but make sure you really have a genuine buyer or you'll get the same remark lol .

Hahaha. Thank you all for your "comments". It might shock you but before I posted my post I had a feeling that I might get these kinds of feed back from other viewers. I do not blame those who have thought that it might have been a scam or a "strategic tactic", but what I can confirm and assure you that we did have a serious buyer in hand. Anyhow as Ryan has stated, the deal was closed at the end of the day with the trust of an owner that called in. I usually won't post these kind of comments up if there wasn't serious buyers in hand. As far as i am concern, they are late in obtaining the OC. As long as i haven't receive my keys and sign over the VP, they should be compensating me each day for late delivery. So far it has been 3 weeks.

Hello Swee Thai,

Since you just went to the actual site yesterday, you must have noticed that :-

(1) Lights have not been installed at the entrance yet
(2) Lights have not been installed at the "Breeza" signage yet
(3) Glass panel has not been installed at the fish pond yet
(4) The trees are dying at Block B lobby entrance (in fact they are dying every where within the compound).
(5) I am sure more things are not properly done yet inside

Like that OC also can pass ah?

These UDA jokers built a RM100mil project, and then screw it up with sub-standard landscaping. Hehehe.."Malaysia Boleh"!

As i told you guys here before ,you should check the history oand the practice of this company . Coversion of FREEHOLD status is just part of their marketing strategy . And the temporary homes will be built more and more . For your information , the developer will not compensate you in full and some dont even pay you a single cent for the delay of OC.Dont forget your loan interest is moving regardless of OC obtained or not. About the OC , let wait an see. If not mistaken , they are facing some problem with XXXX . Now still pending XXX for approval. Good luck .

After receiving the letter yesterday, i called up UDA to ask about the compensation. Since i signed my S&P on the 19th of January 3 years ago and VP is on the 28th of February, by right they should be compensating me 39 days for late delivery. According to them, they would abide with the terms and conditions as stated on the S&P provided all this while you have been making your payments on time, basically what it means no late payments.

They are in the midst of preparing the cheques for those who are eligible for compensation and those who falls under this category.

Dear Tedd,

I don't see why you are still complaining. Everyone who bought into this development is making a huge profit out from it.

We all know that this condo is selling like hot cakes. Ask the agents and they will tell you the same story. Demand is more than supply for this development.

You can reason about the pros and cons until the cows comes home. The final results are clear:
1) Everyone is making a profit from the original purchase price
2) Buyers are more than sellers
3) I personally made a profit of RM200k plus potential late delivery compensation of 39 days that sums up to RM5k (called UDA regarding this already)

I am happy with this investment.

Jeremy , i do make huge paper gain from the BREEZA since i am still holding them. But i really feel uncomfortable with the price which look really artificial and fragile ? When you really calculate the price per sq feet for a leasehold property. Do you have the information of the FREEHOLD coversion and OC . From the info i get they are facing some problem with OC due to XXXXX which i can not reveal here .Many things are still pending due to STXXXXXG Pls check from your side .

Hi Tedd,

Apparently the Brezza will not be converted to Freehold anymore. Number one is that they did try but failed due to political reasons associated with the villagers and the current state government.

Secondly, they have already sold all their units. Hence, it is not in their interest to spend more money to convert.

I have to agree with you that it is not ethical for this developer to be short changing its clients. We just have to be more cautious next time when we decide to invest in their projects.

No hard feelings but seriously you shouldn't complain about your investments. It just makes you look stupid for insulting something that has already gained on paper. If you are not happy with it, you can always sell it and than bitch about it. Since you are still holding it, it won't be in your own self interest to be bitching about it.

FREEHOLD conversion is no longer important now . The most important part is the OC . From the info i get , they are facing problem in getting OC due to too many things not comply with the regulation . Do you get such news ? If by March OC still not obtained . Then there will some panic selling . those who have sold their units will be celebrating for the profit . Those speculator who had purchased at high price , will have to cut loss or wait and see. Pls check and verify the OC matter .

I was viewing a unit at the condo this afternoon for a possible purchase. However the sight of seeing the lifts broken down with a construction personel scooping water from the rock bottom of the lift worried me. The water looked muddy, wondering where the water comes from.
For the price I will need to pay for the unit, I am thinking thrice the value of the property. Other concerns include the security and accessibility of outsiders into the condo,seems to be pretty dissapointing.

Wow, a lot of offers to sell and offers to rent,
but hardly any offer to buy.

So, the conversion to freehold seems like a bait-n-switch strategy then.

Walau, RM600+k for a mere 1,200++ leasehold property and 1 carpark only, the musical chair must really went on for a really long time.

Now that the music have stopped, let the circus began.. ha..ha.. as the speculators/flippers are scrambling to dispose.

You know very funny is that every real-estate agent I asked just a year plus ago are promoting these "hot" units, and you wonder if it is just them adding on to the fire. Because, finally at the end of the day, they make money irregardless whether you buy or sell. So the "hotter" it is, the better.

So, the last holder when the music stops is the final sucker !

My renovation contractor also commented that the workmanship at the Brezza really poor, which is good for them.. ;-)
The also opine the view is not really impressive, only one block has better view, and even that is looking down at low-cost housing.

Finally, it has been months since it "looks" completed, but still no OC ? Ha..ha.. UDA (a Federal entity) must really go and massage the CM balls before anything will happen. Serve them right !

I have to agree that things will slow down eventually, but not for the big boys though. The one feeling the pinch would be the middle income to the low income group.

I have to say i'm not greatly impressed with The Brezza at all. The design in many respects is poor with bedrooms overlooking lift shafts and no natural light. Long stretches of wall with no power-points, no power-points in some essential places in rooms and lots of dead-space in the living area.

The place picks up a LOT of noise from the building sites that surround it during the day and also from the low-cost housing that surrounds it during the night, what with motor-bikes, yapping dogs, people and frogs!!!!

Couple that with non-stop and relentless drilling and hammering that has gone on for MONTHS on end make The Brezza the most immensely irritating place I have ever lived.

I would NEVER buy a unit there!!!!!

And now it is only a leasehold, not going to get freehold status. Should'nt you guys plan legal action against the developer for false representation ?

My ID guy told me, this place not worth it, especially if you want to do proper renovation, will need major hacking. So, many speculators who bought this place (hoping it will go up like E&O properties), just leaving it as it is, otherwise, they have to come up with big money for renovation.

The project will be called Darra. Built up from 1400sft-1800sft. Indicative price from RM800,000 onwards.Located behind the UDA Vantage shop houses.


Another development located just behind Simfonia or in front of the future Darra is a JV between UDA and Nusmetro. Project called Marinox Villas. Indicative price RM650/sft onwards. Built up from 1250-3000sft (duplex)

Dear Rafael,

If you are considering Darra, you should seriously think twice as the price is not cheap, considering the fact that the developer is UDA. You would definitely be better off buying a renovated Brezza unit for the same price, and at least you can inspect the unit to make sure the ceiling/toilet/anything leakable is not leaking...:)

City Residence would be a better choice, provided you can get one then. It is freehold, "maybe" a better developer. its built on top of a nice looking mall, so wuld be very convenient, not to forget also Island plaza, Precint 10, and future Landmark commercial are just across the road.

Hi Rafael,

I am considering the Darra. At RM560/sft it is still affordable for that location. The new projects are going for at least RM650/sft.

A friend of mine managed to sell his unfurnished Brezza unit for RM780K this month. Size is 1350sft. Block A level 18. Sold for RM577/sft. Pretty good price.

So, the Darra at RM560/sft is still reasonable to me for that location

I am not a big fan of Ivory projects. So i will pass.

Pls bare in mind that the price RM 560/sqft for Darra is the starting price...meaning lowest floor and facing the back side of the sea view block...:) And don't forget the hassle of waiting for OC, renovation, leakings etc. And before your Darra unit is habitable and productive, it'll be at least 1 year after full payment to UDA (in other words your money would have been sitting idle for one year)....:)...So what's the point?

I am speaking on behalf of the joint management body of the brezza.

I am glad that you noticed our efforts in maintaining the Brezza,

We are constantly trying our very best to ensure that our Brezza will appreciate in value with time.

Besides, repainting the building itself and addressing the defects of the condo. We are also trying to upgrade certain facilities on the condo itself.

At the moment we are awaiting approval to convert the space behind the guard house to a Brezza Lounge. A place where visitors can wait and lounge whilst waiting for the residents to come down to pick them up. It can also be a safer room for kids to wait for their buses to pick them up for school instead of standing along the entrance.

At the same time, with the help of a resident we have agreed to put in place a pool table just next to the swimming pool for the residents to use. However, this is a pay per use pool. 50% of the cash goes into maintaining the facilities there.

I believe you can still find an affordable unit at Block B.

You should buy before they launch the condo next to the Brezza that would be going for a higher price.

I recalled there's a row of shophouses just beside Brezza Condo, facing main road. I think the name is sort of like "Vintage"(?). Any idea what are the shops will be opening there?

Thanks for your compliments. It is indeed flattering.

The row of shophouses will be quite vibrant in the future. It is called the Vantage. The name of the project basically explains itself. A place or position affording a good view of something.

At the moment we are not entirely sure what the owners of the shop lots plan to do with it but i believe all the units there will be fully tenanted given the strategic location.

I think it is safe to say that there will be F&B restaurants, pubs and bistros, hair saloons, signature kitchen show rooms, offices etc

Not too far away is Tesco Hypermarket and the life style marina Straits Quay. All the amenities are just around the corner.

In the future, they will be reclaiming more land in front of the marina to develop that area into something like the Palms in Dubai.

The price doesn't go up just because of some repainting work.

However, The Vantage could surely provide an impetus for further price appreciation for Brezza as the wide variety of services that will be provided by the shops would definitely enhance the conveniences enjoyed by Brezza residents, as well as making the short walk to Tesco much more enjoyable.

Oh by the way, another piece of info for you. If you're a foreigner, you can't buy any condo below the price of RM 1 million in Penang now. That's the latest regulation by the government in Penang. Feel free to express your unhappiness here..:)

Hi Amy Lurve,

It is best for you to engage MM2H website (Malaysia My Second Home) to have a broader perspective of the benefits that you are entitled as a foreigner in Malaysia.

I believe the RM1 million rule for foreigners has not been enforced yet. There are a few foreigners buying properties in the Brezza lately.

I would advise you to purchase your condo soon if possible (not necessary the Brezza) before they enforce the law on foreign ownership for properties in Malaysia.
