Today 19 May 2010, The Star reported a brave purchaser of D Piazza 1100sq feet made a police report due to the so called "In House Contractor" blocking his renovation works. I have the highest respect for this purchaser who stands up to his right.
Sorry, allow me to use the word gangster contractor demanded they "help" him to demolish the wall and clean the debris for RM1400, and must purchase sands, cement, etc from the gangster contractor at very expensive price.

The Robert Bench, management office' s said if you engage the gangster contractor, then no need to pay RM2K deposit. So, you tell me, are they not related? I called X Scan and they asked me to call David (019-4722054 given by X Scan Penang Sdn Bhd) from the Robert Bench Management office said they have nothing to do with this but then, why allow them to be in the condo? I ask him to kick them out as we are the residents who pay maintenance fees!!! He said he don’t know and ask me to call X Scan Penang. What? Gaji Buta. IF that is the case, we might as well engage other management Office like G.E Tan, Henry Butcher, or any company that can at least maintain security.
Where is the security feature? Can i invite any uncle who is also a contractor to set up a booth in the condo?

X Scan penang Sdn Bhd Managing director Dr Basir (04-3989100) must do something, kick the contractor out from D Piazza. We must call Dr Basir to pressure him to kick this gangster contractor out from our condo! before the the price of the condo drops because many potential purchaser are playing wait and see game. They do not want a condo that they can not renovate and move in.

We want Robert Bench as management office to play their role. We pay maintenance fees and we want security. If they can not kick the gangster contractor out, we will petition to X Scan Penang Sdn Bhd to replace Robert Bench as well.

You know what, the lady in the gangster contractor is rude and emperor and think that his company will bau everything in this condo. She said they renovation works in the show house for 1300sq feet cost RM150K !!!!!!!!!! Are you willing to pay this bastart RM150K !!!! because many of us more or less also do the samething that are extend the kitchen and extend the behind portion for drying clothes.

I am getting very sick of these gangster contractor. Going to Political party service center is definitely an option.

You guys before purchasing the Condo, MUST ask your seller to pressure the Developer to settle the gangster contractor first. Just ask your seller to tell the developer. No use buying a condo but you can not move in. What? RM150K to do the renovation in the show house!!! Really Blood sucker. You Buy now, but can not move in. You have to wait 1 year, wait for the gangster to move out first? that is really stupid.
I post the star article for the potential buyer's benefit. Think not twice, but thrice before signing the SNP. Ask the seller to settle the gangster contractor with the developer first




In-house’ contractor muscling in on renovation jobs

A BUSINESSMAN is crying foul that his contractor was stopped from undertaking renovation work at his condominium unit in Bayan Baru recently by a group claiming to be the in-house contractor.

Ramlee Ariffin, 60, who purchased the unit for his son three years ago, said the developer had earlier stated that buyers could use their own contractors.

“The condition was that buyers must pay a RM2,000 deposit.

“I was asked to fill the renovation forms and indicate what kind of renovation would be done at my 1,100 sq ft unit.

“I submitted the application on May 3 and it was approved by the developer three days later. When my contractor’s workers were about to move in for renovation, they were stopped by the group.

“The group said they would knock down the wall and clear the debris for me at a charge of RM1,400 and my contractor was required to purchase the materials such as sand and cement from them,” he said when met at The Star office in Jalan Masjid Kapitan Keling on Saturday. Ramlee, who lodged a police report against the in-house contractor, claimed that the materials were sold at an exorbitant price.

“The in-house contractor is charging RM11 for a wheelbarrow of sand when we can purchase a small lorry load of sand at about RM60. Even a bag of cement is being sold at RM18 each when we can get them at RM13.80 in the market.

“The quotation for renovation done by the ‘in-house’ contractor is also ridiculous, for instance, the RM8,000 renovation job was quoted at RM15,000,” he said.

When contacted, the building supervisor, who only wished to be known as David, denied appointing any in-house contractor for the renovation work.

“We have put up notices around the building clarifying that we have nothing to do with the said contractor.

“If the buyers feel threatened or if their contractors are stopped by anyone, they can lodge a police report,” he said.

A spokesman for the developer said he would meet the buyer tomorrow over the matter.

He said condo owners were allowed to engage their own contractors.

I thoroughly agree that no single contractor should monopolize all renovation and residents must able to appoint their own. On this we should take action.
However, to be fair, we should not simply say that YC (the "rogue" contractor) is charging everyone RM150K for all reno jobs. Where got lah! That amount is only for the show unit reno, which was quite extensive - you can ask them for details - to let potential customers see what they can offer.
Most of the residents who decide to let them renovate, I think they pay averagely RM20+ to RM50+ depending on the extent.
And pls, those residents who appoint YC are also exercising their rights to choose, so those who don't want to use them has no right to condemn their neighbours who does.
All said, I support all actions taken to ensure YC don't use bullying tactics to stop other contractors. Must be free market.

the management and the developer sucks. the finishing is so bad for my unit. i hv submitted the defect form to them more than 1 month ago but till now it still remain the same. i hv bought few houses from different developer but this is the worst finishing i have ever seen. the management from robert bench also sucks, they seems like cant do anything to the gangster contractor. when i ask them, they seems like they try to avoid my question. the best thing was they stop me from putting my 'house for sale' banner at my balcony saying that it will cause the house price drops. wat a stupid excuse. come on man, is my property! they told me that it is stated in the S&P. i cant hang it from the balcony but i can paste it at my door. so wat is the different@@@? the condo is new so there are lot of space to improve in future. as a management pls perform it or else buzz off and let other to handle it. well, i think it is best to set up a JMB as most of the high rise condo in pg already had it.

Mr Chen, pls lah, this is not pasar malam where u hang banner at your balcony to announce to the Whole Wide World that your unit is for sale. Ask any medium to higher cost condo if they also allow such thing. If u want to sell, there's so many other avenues. Imagine all "for sale" banners like flags hanging in front of the condo. Why are u so hung upn the JMB when u are just an investor wanting to make a buck with your unit sale? And I'm surprised that you claim to have so many other properties and you wish to sell Dpiazza, yet you attempt to bring the Dpiazza price down by giving such negative comments and complaints. I really doubt..

Anon, i hv few properties renting out at this moment. when i bought it with my wife we tought is a good buy but it seems like the finishing was so bad so i decided to sell. Till now they still did not fix my problems month after i wrote it to them. so i think is best for me to sell it. pls read carefully on the statement i made before u comment. even if i am an investor i still think that we need a JMB. i believe that the owners will do the best for their properties. the problem of ganster contracter won't happen if it is under JMB control. in addition, is stated in the law that every high rise building need a JMB. pls correct me if i am wrong. i think is an insult to all the owners and agents who put up banners or postal on their property when u use the word pasar malam. does it really mean that we are so cheap if we put up the banner. pls tell me why they ask me to paste on my door if i cant put it at the balcony? is it really contradict? i really doubt that u are from the management! i am just telling the truth and pls dun get mad on it, lol. as for the management pls accept comments made by other and solve the gangster contractors problem as what commented by other ppl. 1) JMB shall be established consisting of the developer (1 seat) & purchasers(5 to 12 seats, to be decided during AGM) upon the convening of the first meeting not later than 12 months from date of delivery of VP.

2) It shall be the duty of the developer to convene the first meeting (agm) fail to comply, fine not exceeding 20k or imprisonment for a term < 3mths or boths.

Mmm..so much negative buzz over Dpiazza. Friends, take a look around you. Gangster contractor happen only at Dpiazza? C'mon. Honestly this issue has been tackled diligently by a group of residents, talks done with developer, mgt company, the contractor and YB Sim. My hats off to them - I believe some rezidents had already used their own contractors to renovate their units. JMB should be formed soon.
Bad quality? How bad? To me, it's like any other medium cost condo when just got OC. Now at bit messy becoz of reno and committee yet to get organized.
Well, if some think RM3++ K is not worth it, then don't buy. One day, they will know this is a good buy - acceptably spacious unit 1100sq & 1300sq, freehold, 2 covered carparks, reasonable condo facilities, and of course the good location. If don't agree, then go buy The One or Bayan City - comercial title, expensive per sq ft.... - it's your money anyway. No need to complain and spread the negative hype over Dpiazza. All emotional hue and cry without smart in-depth analysis.

Imho this place has potential of doing well. The huge tract of land in front of Sri Malaysia Hotel and behind Pantai Hospital has been targeted for development of 3 blocks of condos and a commercial area by Seal, who have indicated that they may bring in an anchor tenant like carrefour.

I intend to hold on to my unit for now.

Comments is just comments.
Smart buyers will not so easily influences but a few words like this. In the end, it is still up to them after seeing they own unit themselves.
If they like it, they buy, if they don’t, move on.

Buyers will always try to bring down the price, sellers will always try to hike-up/speculate the price. This is the balance, and there is not right or wrong – it is just up to the buyer/seller to decide in the end. This is healthy competition, it is the basis of holding power vs necessity.

If buyers don’t like, and if they can wait few more years, they can go for bayan city, golden triangle, riverside condo, etc all this around 1km away from dpiazza with launching prizes around 280k++.
If buyers like and really urgent to have a property for any reasons (marriage/family/work), then they just buy.

I am not a buyer nor seller, but as a neutral state, this is just my opinion. So we don’t really need to argue much on this though.

190k origanl price is good to stay on regardless the gangsters deco guys waiting for your renovation or the 600++ crowed place.

Visited the project with a resident-friend. Not bad actually. Outside look plain. Inside quite nice, hidden from outside view. 4th floor for facilities spacious and well equipped. Lift lobby and common corridor ok. Unit is spacious but need wall hacking at kichen side to expand out. Most units under reno I see are doing this. Overall good buy.
I also heard from a friend that the developer bought this land from PDC as leasehold, then they convert to freehold for this project. They launched this project per leasehold price. Maybe this is true, not sure.

I feel the design is not being considerate like projects in KL, on top of its poor layout. Though those can be fixed by renovation, how about structural things, water supply system, electrical wiring etc. ?

those who got the 1300sqft...are luckier

upon inspection of this 2 blocks.....

the 1100sqft has very bad workmanship...u will need to completely renovate the whole unit ...even changing floor n wall tiles...

the sewarage pipe in all the bathroom is huge n is not concealed in the 1000sqft unit... ppls shit passing also u can experience...

however the 1300sqft has completely concealed the sewerage piping...


and indeed , the bathroom for the 1300 sqft is very much better and acceptable than the 100sqft which is like low cost or worst.

i was rather suprised with the vast difference of the two units and tried to get some explanation from the agent, i was told, both block has different architech...so architech problem? how come shit pipe can be so ugly like that for the 1000sqft?

some of the tiles, wall tile on the batroom not even done properly, jetting out...workmanship as for the1100sqft is not acceptable for a price of rm300K above.

only thing is first buyer is the one that untung as they can just take out rmm100k and renovate the unit...since the initial purchase price is only rm200k or below

but second buyer buying it at 300k above and renovating it completely is ridiculous...

anyway ..i am just commenting on this condo as my fren just sold his unit below the normal asking price...he sold at rm310k just to get rid of the headache..yes...the 1100sqft

I do not know why your friend is so desperate for the cash...perhaps, he can not hold on..I mean holding power is low. Or you are making up story?

Actually, there are 2 types of person exist in this world. I realise really.

The pro active person who will just buy when he likes the property in terms of location, freehold, reasonable sq feet and facilities around. And of course, affordable according to his level of income. He will look for the advantages and buy. Period and full stop.

Another type is critize, and critize. People said this is perfectionist. Well, let's see whether he is a perfectionis or loser. He will over analyse, will find try to find each and every tiny and insignificant defects & faults.

This not good, that is not good, do not buy this, do not buy that. Too expensive la. If you care to check him out, you realise he is not owning a single property but still renting. I met this type people in my office, a few years back, he already critise when people bought property. Pour ice water.

when bayswater launched, the critize is about near to TNB la, very jam la, this la, that la. Stupid la to buy, Very jam la.

To this loser, a sincere advice.
When you buy property, rule no.1- choose good location, rule no.2 also location, rule no.3 again, location.
If location is good, accessible to facilities and working place, by all means, get hold of one if you can afford. I mean now.

The newly launched Elit Heights in front of D Piazza. Not even can sign S&P, they just paid to a stakeholder and do not know when the S&P will be signed, which means they have to wait for more than 3 years...the price they paid is more than RM420K and above for a slightly bigger sq feet.

3 years of uncertainty. Possibility of another Kampung Buah Pala since many residents were not moving out. Some more, commercial title.

Here, we have a loser complaining about sewage pipe not conceived. Not good because of sewage pipe NOT CONCEIVED. Never mind the good location, OC obtained, good facilities, restaurants withing walking distance, ample parking space, outside also plentiful for your friends to park, just too many good points.

Here, a guy complain about Sewage pipe not conceived.
I definitely will not sell now. Definitely not now, i am looking at RM500K and above. Perhaps, after Elit Heights completed.

Actually, with a few hundred RM, you can get plaster ceiling not only to cover the SEWAGE PIPE. Some more, at the same time, make your bedroom look like a palace :)
Small problem.

To be fair, internal workmanship is very small problem, spend some money WHENEVER you have the
extra money. The uncles are always there for you even to touch up the toilet. But, good location is hard to come by. That's why, the difference is between earth and sky for a property in terms of location.

Simple analogy, for the RM400K you spend for 1300Sq feet apartment here, probably, you can buy a semidee in Juru area with sewage pipe definitely conceived la. Not to mention the car porch can accomodate 4 Toyoto Alphard.
But again, why you want to consider D Piazza?
LOCATION. :)

Hi owners,
Please hold on the units, don't sell it now. I'm sure the price will be going up and up in another 2-3yrs.
I have checked with developer, the subsale transacted price for 1300sqft is RM350k-RM360k for 1 carpark, RM370k-RM385k for 2 carparks. So, please hold on if you can.
I have friend selling Putra Place lately with RM330K, as I remembered when DP launched, PP was just selling around RM220k-RM230k... see how it goes...
Please... ignore those complaining workmanship, please go and have a look at half million project eg Platino, look at the external plastering... it's not smooth either.

Seems like most of my friends that wanted to to buy Dpiazza moved to Elite (400k-450k) and also Golden triangle (280k - 350k) for 1100sqft - 1300sqft, but the thing is they need to wait 3 years.

About quality, they are not built yet, no comments nor comparison.

Somehow I checked in mudah/fullhouse/iproperty/etc, there is almost 200 units for sale.

For owners, you should always believe your trust on investment, if you really think it will go up till 500k, then keep it :)

For buyers, if you really believe you can push down the price further, or think the price not reasonable, just go get another one.

I am serious buyer to looking completed house now.

I can get the price with 300k for 1100sf (one car park). But the problem is the security there really bad compare to orther project. High den condo and anyone from you can use the lift to access any floor without touch n go card really feel unsecure when stay there. I more prefer the security like recency height, baywater, the spring..etc. all must use touch n go card to access the lift go to any floor.

For those who bought it before completed with 1100sf price 200k+- and 1300sf with price 250k+-
is ok for them to own stay. with subsales price more than 300k for 1100k and 380k for 1300sf i really feel that expensive lo. with this price i can choose more nice design and good security from orther project.

Base on my burget, at the end i choose the spring. Although title is leasehold but i still bought there for own stay. Because i very concern for security issue. This is only my opinion. Thanks.

Let's talk about The Spring since you claim very safe. Notorius illegal riders gathering in front of the condo / area. Low cost housing in the area. People of all sort of characters gathering at the promenade. What a conducive environment...

I do not even want to mention good location, freehold, facilities, etc of D Piazza. All these well known facts.

RM380K is expensive for 1300 sq feet completed condo in good location? wait some more la. See what else you can get. Do not hesitate to share with us if manage to buy Bayswater ok at that price?

Forget the past, at whatever lauching price people bought earlier. Similarly, there were people complain how stupid people are to pay RM420K ++ for elit heights now, but again 3 years later, they will say it is cheap.

The cost of renovation is determine by your own taste and life style needs. Some families in D'Piazza could settled there and spend about RM20k or less only.... some may demand more and could have spend more than RM100k before moving in.

My friend owned a RM3.0 million super-condo in Penang, do you think that the quality and the furnishing of the super-condo is so poor? He has spent about RM0.5million in his renovation and furnishing....

So, why compliants? Plan within your budgets...

The only drawback is due to the gangster contractor on-site which it really annoying. Don't feel secure owning the property there with the gangster contractor on-site...*sigh*.

Penang property market in a hot location is not so easily dampened by few biased remarks. If you're scared of all the condo "what ifs", then go buy landed property. No need maintenance, no need to worry all the condo "maybe" problems. Why stress yourself up? :-)

After 3 months getting OC, many are still renovating. Buy-sell transactions still going on albeit many buyers are hesitating on what choice to make. Understandly there are few current new projects just launched, so everyone wants to buy what he likes and can afford. Things will stabilize after some time.

D'piazza is a good piece of freehold investment,the location is excellent. Even current sub-sale buyers should not worry because many years down the road, the value will keep appreciating. That's the uniqueness of Penang property market trend.

When it happen, developer launching new project will lower their selling price and start to offer lots lots lots of FREEBIES. Owner who cannot hold on will throw, eventually if no taker. They will let it out to factories' worker foreigners (bangla, indon and +++). Well, then this is the best time to pick. During Property Fair Talk at G Hotel, Property Analyst forecast landed property will continue to surge for years to come, but high rise condo will be on the down trend or remain stagnant. One of the reason sighted as Expats are in significant decline for the past 2 years. Also can be seen in the news for the past few days. FDI in Malaysia going down significantly compare to other countries in the region, such as Singapore, Thailand, Indonesia and Vietnam.

Of course there is always the other side of thought, while Real Estate Agent i.e. HB predict otherwise and claimed value for high rise will continue to appreciate.

Whether which one is true, it depends on individual. My personal opinion, the analysis from the Property Analyst Professional is more reliable due to their neutrality and realistic analysis, whereas Real Estate Agent such as HB or REHDA may have vested interest in the overall property market and their supporting points questionable.

Don't think there is any right or wrong answer here but which one you trusted?

There are a few types of high rise - low cost, medium cost, high cost, luxurious highend supercondos. I'm very sure the Expats mentioned by the Property Analyst are those targetting high cost and supercondos.
What about the locals, average everyday men like us? How many of us are rich enough to afford such expensive highend properties?
So most of us will have to look for medium cost (can be low medium or high medium cost) apartments/condos. Dpiazza falls under this category. For this segment of high rise property, the demand will always be there.

well... i have met with property agents who told me that prices of property in penang will keep on increasing at a very fast pace...some even dare to claim that the price goes up RM100k every year just like that... i was thinking, what a full load of bull... if it goes up RM100k every year... then in 5 yrs, almost all property will become 1mil already... personal observation is property price shoot up recently within the past 1-2 years only... but do you think the price uptrend can sustain between RM50k to RM100k increase per year? ;)

I notice that the price up trend is different between landed and condo/apartment. Landed price has been going up in a steady trend in the past ~10 years (a more sustainable pattern). But condo/apartment price has experienced a sudden surge of 100% in the last ~3 years. I tend to believe condo/apartment price is almost stagnant. Look at the Spring, the asking price has been stagnant for the past ~1 year.

How did the percentages come about? We must consider the data sampling of the statistics taken. Or else we can safely assume all the % quoted are across all property segments.

Meaning a generic average which can be quite different if we take the statistics by property segments (ie. high end vs medium high vs medium low vs low). So far I never see such data being presented.

My take on the Spring where a lot of speculators got stuck (and a lot of them are real estate agents hoping to repeat the Bayswater windfall). Just take a look at the surroundings. Next a dumpsite that can burn underground without notice. And there'll be a school right next to Spring. IJM brand also can fail due to LOCATION.

A few points to note if the property will appreciate further:

-Are there more MNCs coming in or local enterprises sprouting?
-Any new educational institutions approaching?
-Any government projects to promote Penang as a place to live, learn, work, play?
-Is Penang hungry for more local and foreign talents?
-Any new places to chill out and have fun in Penang?

If the answer to the above is no or barely, then the hike in price is an illusion as the buyers may call the price as high as they want, but there is no market to realize the transaction. Then it's better to buy for own stay than to invest.

There is not really much people buying for ownstay in reality.

Well the actual number of selling is greatly exceed the number of buying.

Small student also know when supply more than demand what will happen.

This trend is not going to last long. You never know when is the triggering issue happen. Faster let go if you think your holding power is not strong as others.

If not mistaken, banker can loan as high as RM300K++ for block D. This means the market value is there. So, to owners, don worry, just sell your properties at reasonable price. Buyer will get their loan approved...however, it is your choice to sell it cheap, to benefit other investors. Anyway, I am not owner :)

I just looked at the 1300sf unit and found something interesting and am here seeking clarification.

My first impression was the space does not feel 1300sf. So we took count of the floor tiles, which came out to be 27x32ft, equivalent to 864sf. Take note I already accounted for the “public area” that many owners are renovating to include as part of usable floor space, but this gross calculation also included all the walls in between.

I was also made aware that the S&P only state floor space of 900+ sf.

If this is true, then my question is:
1.How did 1300sf became an official number?
2.What is the exact floor space stated on S&P?
3.Going by the market rate of 320psf, the “1300sf” unit is valued at RM276.5k. Is anyone willing to let go at RM320k, or RM370psf?

Look forward to some insights.

I am a serious buyer, looking for pool view (or block A high floor facing out), with 2 side by side car parks.

I forgot to mention I also need to spent easily 20k to do the following extention in order to realize the "1300sf".

1. Hack the kitchen wall to extend it to the boundry.
2. Hack the entrance door to extend it to front
3. Hack the maid room area to extend to the boundry
4. I dont plan to hire maid, so the airplane size maid toilet is no good to me, i may have to hack it to join with maid room, or even hack the whole maid room off to make better use of the space.

So I'm thinking the 1300sf unit should be valued at RM302K (considering added RM20k for reno). This still comes to RM350psf, which is a premium to current RM300-RM320 market value which I think is inflated.

The speculator here must be dreaming that money fall from the sky for buyers.

Think carefully if these units can command the same rate as high-end Condos, given it is relative high density and with just apartment level facilities.

Furthermore, check out the floorplan, in order to achieve 1300sqft you have to knock down all the planter box and include balcony.

this D'piazza quality is horrible.

the first inkling of poor quality is when the visitor enter the lift ... like a low cost flat lift !

the second shock is when you walk along the corridor totally dark no sunlight at all !

the environment is very congested , with awning protruding all over the place, very poor ventilation no fresh air

and with those surrounding d'piazza mall shoplots half-dead (or already dead) , this is definitely NOT a investment choice

According to government policy,they got no intention to moderate the housing price in Malaysia especially in Penang. Most of the citizens not afford to buy it. For them (gov), the important thing is to attract the foreign investors. In a short period, the price will not going down. Unless gov willing to pay for it. :(

I am living this condo as a tenant.. the condo's quality is very bad, leaking everywhere so I had to spend much time to fix.. management sucks..lifts are always stopped. not so sure they clean the pool.. don't wanna use it cuz it is quite dirty. security guard was very rude.. this condo is a disaster.. I've never recommended whenever people ask 'How's the condo? is it worth to buy?'
