BTW, if someone is selling Alila for 400k, pls let me know....as what I understand there r much more buyer than seller. The price is nowhere 400k....i suppose it may already fetch 460k and above since its already complete.

I believe the selling price for good unit could touch RM 480K. The cheaper ones are behind the hill or Block B.

i offered rm440k for a unit but the owner said too low. this was at a lower floor too. the price is crazy. i am focussing on another condo project nearby (surin). they are having soft launch now and the price is pretty reasonable - 440k for a 1554 sqft unit.
I did ask for Surin as well, but 1300 sft, which floor you are asking ? The price seem to be more reasonable. I think is more worth if compare to Alila, Surin is fully seaview, better than Alila.
yes, surin have most of the units seaview. but i guess too early to put a comment better than alila. fyi, there's a floating mosque nearby. moreover the project just begin. whereas for alila, its already completed and buyers do not need to pay the interest. once you take into consideration the interest and risk of waiting for completion then you can judge which one is more worth to buy.
i just placed a deposit for surin even though my heart still yearns for alila. alila is simply too expensive now. i am paying 439k for 1500 sf for surin. this is developer price. the new block will be launched in june and insider told me the price will start from 500k onwards. if you prefer privacy and have the cash, go for alila especially the 1367sf unit. the view is simply awesome.
I'm thinking to buy Alila earlier, but the price is really high at the moment, if I can't find better price for Alila, Surin will be my best choice. Surin maintenance fees is quite expensive if compare surrounding area, 25sen per sft.

Lim, for surin, i only managed to get the unit at level 5 facing the pool. there are similar units at the other end of the block (facing coastal tower condo). for high floor, the cost should be around 447k. one thing i like is the foyer is huge (200sf) and it is stated clearly in the S&P as yours and not common area. some condos allow you 5' as foyer BUT this was not clearly spelt out in the S&P. leaglly this 5' is not yours.

Lim, i have tried for nearly a month to get a unit in alila. my budget is 440k. no seller at all. most of them asking for 460k-470k. even a few asked for 490k. i was a bit late though. 2 months back, it was going for like 400k-420k.
Yes, strongly agree, I can get Rm405k b4 OC obtain, but the owner refuse to sell upon signing S&P !!
I think now the price is for foreigner instead of local.
maybe for some, alila is expensive at >460k. just consider a few points, its completed, good location, freehold, the unit is spacious and no noise pollution in the vicinity, cooling environment so its definitely worth the price. of coz i m and owner and not planning to sell. i for see this project to touch 500k in 2 years time. not selling also if this happens since its one of the best place to stay.
if not mistaken i heard that Hunza want to launch their new phase for the Alila Horizon end of this year
yes. alila 2 is coming up right behind alila. moreover they will price it higher and hunza is targeting foreign buyers. i heard the starting price will be >450k (not really sure though). this news in on the press.
I think the current Alila price is crazy. The layout is good, but I don't think it has views that can match Surin. Besides, the winding road leading to the place from Mt Erskine is a headache. I think its price is high right now because, for its kind of price-range & built-up, it's the only brand new condo that's immediatly available for occupation in that area at this moment.

I don't think Alila's high asking price can stay for long. Once, places like the Waterfront, Surin & Island Resort are completed, they'll be giving Alila tough competition. These places have far better views than Alila as they are much closer to the sea.
This suppose to be blog for Alila but now it turns out to be discussion for Surin as well. Maybe its because some frustrated buyers (oops not buyer coz they can't get any unit) are a little jealous about Alila and try to convince others that their investment in Surin is more wise. Surin current price is already around 430k and bear in mind the waiting time and also the interest that you need to pay during construction. Think about it whether its worth. Yeah, seaview seems to be nice but do you have any idea you may wake up 5 something in the morning. And the density around Surin is higher. Alila may be away from sea but its in a more pleasant environment.
darren, this is a public blog/forum and anyone can share his/her opinion. if you only want to hear sweet things on alila, then you are living in denial. dont get me wrong. i love alila and i tried for 1 full month to get one within my budget. the owner hiked up the price like there is no tomorrow. in fact my offer of 440k is already 100k above the original price and they still refused. finally they agreed but i have given up on alila by then. this is just feedback for all to benefit. we are here to share opinions, right?
If I was the owner, I would have taken the RM440K offer. There are many other nicer projects coming up in that area. Many here are already talking about Surin being a better buy. Soon, with more options for people to compare & choose, it will be difficult for Alila to compete as one thing it lacks big time is seaview (yup, critical). So, for interested Alila buyers, if you wait a little longer, I think the current asking price may go down.

Hunza issue the letter to the so called 'owners'. what about those investors looking for quick gain. It seems the current asking price you gain 80-100k already. Its seems the letter from HUNZA is really killilng it. The actual transacted price is not that high. So you 'owners' out there if ppl cant afford why buy, right? Sell at the price you think is right for your property.

The ppl really want to buy and bargain. As for owners pls don't fall on their trap. Have u really go to the site. Just feel it! I am an owner at Alila, the 1421sqft unit (facing hill side). have ppl asking for RM 440k about few mths ago on my unit through salesperson of Alila... but I have no intention to sell coz me and my wife just love the environment... frankly, i am not sure of the market pricing at the moment... but I would suggest those owner of Alila Units, PLEASE DUN SIMPLY JACK UP the pricing and end-up not occupation on those unit... I understand more profit is better but if you are making 80k-100k of profit, I believe it is kind of very GOOD deal already !

just a note - the units facing pool & (somewhat) sea view faces the afternoon sun...HOT!!
Area seems nice coz houses around there are medium to high cost = good crowd.
I think the maintenance fee is $0.18/sq ft. Gym is up - ppl are swimming in the pool. Very nice deck area with jacuzzi, waddle pool - balinese in nature.
Unit at 11th floor away from afternoon sun (Facing new houses & part hill) - ppl were asking to buy at 480k (1.4k sqft)
Workmanship is one of the better ones I've seen when i got to get in.
at 440k it works out to be 350/sq ft.-in the league of many apartments in gurney drive or the now fashionable bayan baru area.
well,making a profit of 80 to 100k on completion of this project is a hefty 30-40% premium paid by potential buyers-reminiscent of the markets in singapore and Hk be4it crashes
Beside talking about demand and supply, anyone would like to talk about other things like....when planning to move in, what reno u planning to do, why we get charge for using the BBQ pit....etc
I think Alila Horizon is grossly overated. Some of its shortcomings are: although it comes with 2 carparks, the alignment of the carparks is front-back instead of side by side. This is very inconvenient if both the car owners go out and come back at different times; 2ndly, the kitchens are so dark and gloomy that all the housewives are complaining. That is also bad feng shui.
Fiddler, I think the carpark you mention is for those penthouse owner which come with 3 parking space. So for those normal units will have side by side parking. I totally agreed with you on the kitchen, maybe because the air well is shelter from the rain and not much sunlight can get to the lower units. What probably they should do is to provide more lighting at all coridor.

The earlier posts on this thread and on the Surin thread have a lot of comparisons already. It all boils down to personal choice, access, distance to Georgetown and Pulau Tikus, whether it is for rent or for own stay. If for rent, Surin is probably better. (Think sea view)
By the way, I mentioned Pulau Tikus because there are a lot of medical facilites there, which could be handy one day.
I opted surin. easier to access and nearer to the sea. but mine is pool view, no seaview.. sold out :(
Went with a couple of people to check out Alila. Going from Mount Erskine/Fettes Park, everybody disliked that small winding road we took to reach the place (or maybe, it was my driving). Can't imagine driving there at night. Other easier to drive routes to get there take significantly more time. The balconies at Alila are large, but sadly there's no pretty view to enjoy from them. And if you get those facing the swimming pool, you'll be facing the hot setting sun. Plus points ... nice environment overall, good workmanship and it's completed (for those who can't wait).
Yup, I totally agree with the comment about Surin being easier to access and have nicer views ... valid reasons enough for people to decide on Surin if you compare against Alila.
Best route to access Alila is throu Pearl Hill. I think the view is great, if too near to the sea you will see total darkness at nite.
Aiyo, where you will see total darkness sat nite if stay near sea. There will be moon at times and when it is shinning bright, the sea will reflect the brightness. I think that is a beautiful sight. And at nites when there is no moon, it still won't be total darkness. Where got property built on beaches. It's always on the opposite side of the road.
Surin price is more reasonable. I think is more worth as Surin is fully seaview, better than Alila.
latest news a SUPERCONDO coming right up infront of MAR VISTA very near to the FLOATING MOSQUE. Dunno whether SURIN VIEW will be block. Can someone pls reconfirm?

i think d supercondo u mentioned is waterfront from taman ratu? but its not going to affect surin's view. waterfront is not tat tall n not big and oso at a much lower ground compared to surin. surin's view can b guaranteed without obstruction wit landed properties rite infront of it. unless some crazy developer wans 2 compensate d house owners for new project.
Faryna, Surin's view won't be blocked. This can never happen. I was interested in Surin and Alila. So i went to check out the both places. I went to Surin's site. Right in front of Surin are landed properties. And Surin is situated on higher grounds. So no worries. Surin's view guaranteed not blocked.
Guys i know where Waterfront is. The one i am talking is still pending state govt approval. Right on the beach front next to the floating mosque. I know very well the site for SURIN and i am doing a research as to whether this new supercondo will make any impact/difference on the price for Surin upon completion.
The view of Surin will not be blocked. That you can rest asured.
However, the price issue is very hard to say since both projects are not up yet. We do not know what the property market is like in the next 2+ years. But I think the super condo will only help to bring up the prices of surrounding condos. And mind you, the surrouding condos like Coastal Tower are not bad condos. All priced at 300K+.
Also, I think you can't compared the price of a super condo to that of Surin and Coastal Tower. Those are just normal condos.
Properties price going to drop 20 - 30% after 6 months later or 2009. BEWARE!!!

I own one normal unit at Alila Horizons facing the pool. Not happy with the followings :
- no side by side car park,
very troublesome
- kitchen dim and small
- walkway to the rooms are
so narrow
- balcony of master
bedroom is just next and
accessible to
neighbour's balcony
All in all the actual unit is smaller than the show unit. Actually besides the nice landscaping, Alila is nothing to shout about when it comes to the individual units. If I have a choice I would have sold it off and look for a better home but the new homes are out of my budget.
Moreover, I am currently renting a house and the owner is taking it back in 2 months time. So I need to move in soon. Maybe I will sell it off in 5 years time after enjoying the landscaping (the only thing I like about Alila.
Hi to the anonymous above, how much you bought your Alila for? Looking into the predicament that you are in with Alila, you might wan to consider Regency Heights? It's landscape is nice, should be comparable to that of Alila.
And the price starts from 330K (original unit with 1 car park) and RM350K (original with 2 car park). Regency Heights should be within your budget. As of now, many owners are letting go their units dee so you can consider it as new. Regency Heights should be within your budget as it is cheaper than Alila.
Of course, after considering all the above, if the location of Sg. Ara is not acceptable to you, then I can't think of any other place new, within your budget and ready to be moved in.

Hi Anonymous at the top, I presume you bought your Alila from the developer? Then congrats, you have made 110K. You can liquidate that money and buy Grand Ocean at tanjung bungah main road is priced at about RM360K, sea view, and OC just been obtained too.
yup..i bought it fm the developer and if i sell i will make +100K. thank you so much for the recommendation and proposal. appreciate it but regency heights is not the area i would look into as my office is located in town area. i hve seen grand ocean during their launching and i quite like it as i can get additional space at the foyer. the only setback is the building is quite near the mosque and also near the main road which will be noisy as sound travels upwards. thanks so much. i cant do much now. just want to share my frustrations.
Hi frustrated alila owner above, I guess there's always good and bad about something. No perfect world. I am also an owner, I own D4. I bet your unit is D1. My kitchen is very bright since its facing outside, and my car park is side by side. As I have noticed, most of the units facing pool or so called sea view, will have front to back carpark. My unit is facing hill. About making +100k i personally do not think so. I have already paid more than 12k for bank interest and if i sell now I will need to pay 10k penalty. Again, the legal fees i paid 5k (for s&p and facility agreement). If sell thru broker at 460-470k, they will take ard 5k. Hence its already a total of 32k. Any profit after minus the selling price has to minus off this 32k. Unless you are cash buyer. Otherwise i do not think anyone making 100k as claimed. Just to share the actual facts. Are you a cash buyer?
Very true, each person got their own liking. So it is hard to please everyone. I also even heard owner of the Cove complaining about this and that. Same for buying cars, bmw owner also complain this and that. Nevertheless, the show unit really bigger than the actual unit especially the coridor leading to the toilet in the masterroom for D1 type. I had i hard time planning on what wardrobe to put. Until now still not up yet. Other than that, the wrought iron grill style sucks big time!! :(
yes, no ocean is waveless so no project is perfect. Since I already own the apartment, I have to learn to love it. initially i dont like the iron wrought gate too but after seeing it, it doesnt look that bad. You can view it at tower B-3A. Someone has installed it.
Will share with you what to do with the walk-in closet later. Gotta go.
I came to the conclusion and choosen the 3rd design for the wrought iron grill (the bottom one). Trust me, this is the best among the 3, dun believe check out 5th floor block A.

Surin big foyer... mmmm.... how many of us really spend time in the foyer, its not like it is facing out and you get all the sunlight, is it? Unless you got tonnes of shoes to display. =)
5th floor Block A? Will go to view this weekend. Not sure which to instal. Any idea how much it cost? Noticed many of them did not follow the house rules and installed their own choice of aluminium doors and also sliding windows at the wet kitchen. Management only allows windows that opens out. They claimed sliding windows will cause accidents by falling off !! If they want to standardise it, I personally feel sliding doors will be nice as you wont see windows jutting out. Some may open wide and some may open just a little bit which will be an ugly sight. Have the management thought of that? I wonder for those units that refused to follow the renovation rules, are their rm3000 deposit forfeited? Can someone share with me? I really want to install sliding windows. AND I KNOW THE MANAGEMENT IS ALL OUT TO FIND WAYS TO 'MAKAN' THE RM3000 DEPOSIT.

Anyway, since you commented about Surin I would like to inform you that the big foyer can be covered up and made into a study or store room which can be very useful. I've seen the floor plan of Surin. There are other condos which have big foyer also such as the corner units of Uni Place. Developers is actually giving us buyers to decide on how to make use of the foyer area to suit our needs.
Different individual have different views bout the big foyer area.
Just to share my views on Alila.
If one is the original owner whom bought early from the developer & selling it @ RM 480K, then, yes after deducting all the expenses, one can make more than RM 100K.
As for the carpark side by side, only the pool view & lower units are affected.
I have a unit D2, pool view/sea view. Carpark is side by side.
Sorry, I don't know how to put pictures into this blog on the grills but the second choice is a better design than the first one. The third design is for the penthouse unit.
The only thing I'm not happy abt Alila is the developer didn't provide any hot water piping / electrical point in the common bathroom. One would have to hack the wall unless one is contended with instant water shower.
I tried looking at Surin but most of the good units were taken up during their soft launch. They buyers have the cheek to let go sub-sale for extra RM 10K, even before the launch. Got to be kidding.
No worries about Tg Bungah area. There is another coming up end of the year....

Actually the management there is also blur blur to the max. I ask about the sliding windows and they said NO sliding windows, however when I pointed that one unit actually put sliding windows, the commented “we don’t encourage sliding windows as it may jump track and drop below”. So meaning it is ok ?? I also not sure. About the design of the grill, apparently I heard the 3rd design is for penthouse only, but when I check again the second time, they said must follow any of the 3 design. So what the heck, I am going all out for the third design, since I have seen some non penthouse units already installed it. Just my opinion, the front to back carpark should have allocated to those staying at penthouse, since they got 3 parking lots, more convenience for them compared to those with two parking lots. Anyway I feel Hunza discriminate between non penthouse and penthouse units a lot. For example, during the key handover ceremony, Penthouse owner gets to sit at nicer allocated table whereas we have to walk here and there to look for table to sit. It shouldn’t be that way, I believe I paid the same amount per / Sqft too, Hahaha. Why don’t Hunza build another special lift for them if they want to treat them more special? Hopefully no penthouse owner reading this.
Oh about the grills, pricing of grills you really have to hunt for it. I got quotation just for the main door grills ranging from 900+ to 4k+. So happy hunting!!
Can anyone let me know which floor can I view the 3rd design of the main grill door? And if you hve installed, (either the 2nd or 3rd design) pls advise the price as I was told it could go until 4-5K. Phew!! I have seen the sliding window and I am going for it as it looks so much better than the windows that open outwards. I went to see D4 unit today. I prefer the one facing the hill. Large and bright kitchen compare to the rest of the units,with small and dark kitchen. The one facing the sea as well is very hot in the afternoon.One unit up for sale at RM 490k. Have placed a deposit for this unit facing the Hill. Selling price at RM 490k. Still worthwhile as price of material have gone up. At least my purchase is secure. Am sure it will go up again later. Not keen on Surin as still another 2 to 3 years wait. Anything can happen to the project.

Now still considering to buy a unit at Alila. Saw the seaview & hillview. Prefer hillview with morning sun. Seaview has afternoon sun, so hot and warm. Different unit with different design. Take the corner one as it has bigger and spacious kitchen area. The seaview is no seaview at all. The sea is so so so FAR away. The construction material is going up.Perhaps MYR480K offer to me looks ok.
If you like hillview then go ahead, no need to talk trash about other view.
BLR is going up soon, like to reach 12%. 1997 economic crisis taught us good lessons, those investor bought with BLR-x.x might find it more appealing to dump their unit off with slimmer profit margin. Wierd theory ya!!...Bet on the history.

In term of housing layout, most of the types have reasonable room size and nice kitchen-dining layout. But personally thinking, the balcony is about 70-80% the size of the living room (seem relatively congested), what's the frequency of balcony usage? No comment about the pricing, but the balcony layout have me think twice. Surin, worst, about 200 sf wasted on foyer... 5 yrs later i gotta hack to make full use of the space. Any other recomendations for project with nice internal layout and good location? 1400-1500sf wanted.
I am very disappointed over the way Hunza handled outside contractors. Priorities are given to their own in-house contractors with minimum restrictions but my contractor is having hell of the time with them over small matters. No wonder outside contractors are rude with them. The saying goes if you want to demand respect, you must respect others too.
what problems are u having, as my (outside) renovator is having none.
An advice to those who wish to use outside constractors. You may consider renovating your house 2~3 months later when the renovation 'heat' is over. You know what i meant...Nobody will disturb you which I plan to do for my property.
If by 2-3 months later you are the only one renovating, I believe they will stricter and more there will be more pairs of eyes on your unit. Can someone share with me whether those units who doesnt follow the management's requirements of putting casing window at the wet kitchen and also the same wrought iron door in front got back their deposit of RM3000?
There shouldnt be any problem with different windows and wrougt grill. mostly u dont get back your deposit if you had drill a hole through the structure beam or have substantially mess up your surrounding area. People who drill a hole through the structure beam really have no concern of the building safety, only care about their unit look beautiful. Damn i saw a unit doing that.
It's alright to get your own outside contractor as I think Hunza allowed since Day 1. But everyone has to follow the design on wrought iron. They have 3 design for u to choose. Failing to do so, I think they would forfeit your deposit of RM 3000. As for your windows, I think Hunza is not particular on it so long as u don't change the cosmetic/original plan of it. If in doubt, just check with the management office in Block B.
I am following the Hunza rules as I don't have extra $$ to donate my RM 3000 to them.

It is quite difficult to follow exactly the 3 choices. As long as it is wrought iron and the design is quite similar, should be OK. I hve seen a few units installed stainless steel instead of wrought iron. As for the wet kitchen, the management told me I must install case window as they do not allow sliding windows. Well, I did see a few units installing sliding windows as well. The house rules stated no renovation should be done at areas that can be seen from outside. I also noticed different units have different design at the foyer. Not easy to control, ya. However, if the management comes out with thousand and one excuses of forfeting my deposit, I will go after them. It is not a small sum and I am good enough to follow at least 90% of their rules as of now.
To Alila residents who are now residing there, can you pls share your comments how's life in this new place? How's the facilities area? Are they well taken care of?
Noticed that occupancy is only abt 30% to 40% as there are still plenty of units untouched. Do they belong to foreigners or investors?
No sure it is because of the amount of renovation going on or the cleaning service not on par. Sometime find that certain areas are not well maintained, for example the pool itself at times look murky and algae surrounding it. The pond fountain always fails to run continuously, few days ago it wasn’t running and we can smell horrible smell coming from it. Other than that, still a lost of dust spreading here and there, have to sweep constantly to feel comfortable and also the lift stink with cigarette most of the time. I just can’t wait for the renovation heat to be over, so everyone can have a more comfortable living.
Yes, the pond stinks most of the time.I saw hundreds of tadpoles swimming in the pond. Just imagine when they are big, you can see hundreds of toads jumping around and enjoying the facilities !! Nice landscaping but not easy to maintain. The management will hve to think of something to ensure the pond is clean. This is their responsibility. They came up with such landscaping so they must have a solution. One more thing, I believe the renovation heat will last at least for the 1st year as 60% of units are still untouched. Gosh!
I dont mind a low occupancy. Im not sure have u seen before swimming pool full of people, especially weekend. Nowadays, worst, swimming pool got no maintenence at all. Saw how the workers clean the swimming pool?? Today saw them cleaning in the morning, thinking of taking a pic. Who knows the workers missing since then! I like the environment at night, it really the best moment you can relax. All the facilities, gym room, outdoor gym,landscape, car park, playground, for me, so far good. Ya, really hope the reno heat will over. Cant stand the noise pollution anymore. Hope the management will read this blog and improve themselves. Oh not to forget, the malay girl in the management office, dun act like boss, be more polite if not you got complaints soon!
I have visited just about every property blog in Penang, it seems every condo owner is talking of renovating. Most of the condo are brand new or just a few years old and why is there any need to renovate, when one just spent some hundred thousand of dollars. Sorry for I am not familiar with the situation. People nowadays very rich....hahaha. No la, some basic things still need to renovate..i.e kitchen cabinet, additional power point, relocate power point, plaster ceiling, build in furniture, lighting, grill for door and windows and new cot of paint. Beside that, some really like to change the whole perspective of the whole unit, i.e make some room bigger by taking down some walls.

Installation of water tank is about RM 200. Depends on your plumber. Mind u, the common bathroom doesn't come with hot water piping.
Hunza gave a letter to all owners urging them not to hang their laundry clothes in the balcony bec it's horrible & would drop in value for property. Now, dear hunza management, how does one expect to dry their clothes when the wet kitchen has NO sun ?? Hunza providing all owners a dryer ??

if people can afford a place like alila, surely they can afford to buy a dryer too...for instance samsung or lg clothes dryer..but as usual typical malaysians...wont spend money on such things..rather buy expensive cars..funny really some people live in condos that cost about 140-160k but drive bmw mercedes, 4x4 wd which cost much more than their condo and also in condo will be full of family members...parents, children indon servant of course, grandparents too..all cramped inside..no sense of privacy/space..as hokkiens say..."pang sai" also can hear...how do malaysians put up with such conditions...its not as though they cannot afford a bigger condo or house...again...privacy and individual space is not a priority here...still have kampung mentality
Please la, doesnt mean you are rich and stay in condo you should use a dryer. And doesnt mean you are educated you dont hang your clothes at the balcony. And doesnt mean you are malaysian you do that. Even some foreigner stay there also agreed on getting their clothes dry by the natural ways.
if I am paying so much for the condo, I can certainly do what I wish within my compound. If you like smelly laundry, go ahead to use dryer.

If my clothes which hang on the hanger was too "eye-catching" for you, i think u shd consider buying a hse and not a condo. Or maybe u can sponsor every unit a cheap dryer instead?! Thanks first ya! Wow people...the things that going to bring down the value of the property is all the cracks appearing around the units, the freq failure of the pond & swimming pool pump and the eye sore of indo quarters next to alila. This should be the consider of the management, not all the branded clothes hanging at the balcony. They should focus more on these issue, instead of blaming the resident.
see for yourself, if baywater resident hang their clothes at balcony....anyone able to get a cheap unit there now? I dont think so.

The management won't issue the letter reminding not to hang laundry at balcony if there's no complaint from residents. The management acts on behalf of all residents so, it's not right to blame it on the management!
Mobile hanger will be a good solution instead of hanging it at the balcony railing.

The cracks are not the fault of the management but due to those purchasers that chose to completely 'rebuild' their units using 'jack-hammer's' and etc.
The management has taken necessary actions on the fish pond which is working well, the water is clean and clear and the fish are happy and not complaining anymore!
The swimming pool has had teething problems due to the use of the sand filtration system. This has been rectified. If you don't believe me go to any swimming pool in the UK and compare the state of those places in a so called "developed and cultured country"
Re: the Indon quarters. These are built on land not belonging to Hunza/Alila and is therefore not under the jurisdiction of the management.
The bottom line is not the management always blaming the resident but the resident always blaming the management. Even some residents using threatening behavior to them. People are always quick to complain but slow to commend.
When complaints are made there are procedures to follow and sometimes delays are due to the fact that approval has to come from Hunza top management before repairs and rectification of problems can be carried out.
If issues get so escalated (ie to the press) at the end of the day it will be the purchasers that will end up the losers.

FYI, Penang property price has not drop as much as in Singapore and in fact the price is still holding. Even if it drops, a 1400 sqft condo in good location easily cost you RM 450k and above. Furthermore no seaview.
Btw, I am curious why you highlighted that Pg property prices have fallen considerably. Good location properties will hold up.

There seems to be a big price gap between the smaller size and bigger ones. Went to see it, Realize that the smaller size has SUPERB view especially at night whilst those at hill view SUX, come on, who's going to pay 450K++ for a balcony view which sees the rock!! if it's a hill with tree's it's ok, too bad the view has been cemented or otherwise roof top! I rather pay more for those sea views but anyhow, the price is too high, 500K for 1300 unit? no doubt the location is cool! I love this place! Saving up to get one!

Owners in AH do not like short term rental. Word is that they will install a finger print reader to excess into the building. All residents will have their finger print registered upon moving in. This will create inconvenience to short term rental people…
