Just a thought from my mind...

I am wondering why the quality of properties from a same developer (IJM) can be so different in term of the price we paid. For example, Bays water is very successful an all aspect, Summer Place has minor flaws about the hospital look painting but overall ok. Platino, which is so call luxury condo receive only complains but no compliment about the chicken wire and jungle look garden.

In my opinion, It will be helpful if IJM management attend BRANDING course so that they understand the intangible factor - trust, from their buyers. No hard feeling and I sincerely hope IJM can improve in future, so we could continue our support.

The developer is trying to cut its budget in order to maximise the profit margin. I had bought some condos from IJM before such as RIANA GREEN ,KL and Sri Pangkor, the lanscapes are real nice and the fence look luxury ... Platino looks no different than the SPRING and those medium cost condo .... We have to do something about it . Otherwise the price of Platino will not sustain after OC . When no demand or buying support , the price will begin to fall .

Ted and others it is your responsibility to warn every would be buyers in this forum about IJM short changing us Platino buyers. Everyone here should post warnings on other IJM future projects site here. This would show IJM we meant business.

I did a few postings on Light Collection, Light Linear, Light point and Maritime Sq. Let every investor query IJM. As to how IJM can call Platino a luxury condo when it is not eg. using chicken wire mesh for it's security fencing, indistinguish looking entrance gate where some medium cost apartment's looks better then Platino's.

I just can't described my anger and disappointment with IJM. I feel cheated and like being robbed by a dishonest developer.

The pen is mightier then the sword. Use it efficiently and defeat your opponent. If every owner will to post their dissatisfaction on every IJM future developments.

IJM will loose potential buyers. Hurting their pocket books is the best revenge since IJM hurt ours through cheap finishes when we paid luxury prices to buy their properties.

Let this be a lesson to IJM. We will not accept what ever they dishes out even though the S&P may not specify the quality requirement of workmanship and structural parts in the common area.

I don't understand having 3 plants right next to the pool (in between big and children's pool). Not only this is an obstruction but also the flowers and leaves from the trees would litter the pool very often. Really illogical. Was it designed by amateur?

I have done my part by issue a complaint letter and asked my s&p lawyer to stop releasing the final payment to Ijm until the chicken fence is fixed. That is the only argument point we can stop to release payment to them. Every owner pls do so

Umm! checked my S&P Looks like we are not entitle to any compensation unless it's more then 36 months from date of signing the agreement. So mine was signed in 2008. IJM will only be liable if it delivers later then 2011. And it's 10% of the purchase price per centum per annum from day to day! That's chicken feed! If but we pay(cash buyers) the progress payment late they charge a hefty 10%. They on the other hand got 36 months to deliver. Just ain't fair.

That's the current standard. For Condos it's 36 months from signed S&P date, for houses it's 24 months.

Latest photo shows the bad condition of the slope at the back where the chicken fence was located (temporary removed). Just 2 days after the previous photos and after the rains, sand bags are used to stop the soil erosion. See how bad the whole slope is all along the back; from the tennis court until the Bayswater boundary.

A landslide is imminent. IJM should be sued for not building a retaining wall. Very unbecoming of a famous developer. I am sick to the stomach. Is this the back yard of a luxury condo? It's not even fit for low cost housing estate as it poses the danger of landslide. The sand bags will not hold it for long. Thanks Peter for the dramatic photos.

Guys, my suggestion is

1st. Set up a facebook group"Pg Platino issues"
(Reason:2knw how many owners are interested to involve and also their respective expertise which could help in cost and time efficiency)

2nd. Set up (asap) a small team of committee consist of those who can commit in action against IJM (meet up in FB for regular updates and progress since not all can meet outside)

3rd. Work distribution according to expertise and resources availability (1 on legal aspect, 1 on media preparation (including PCA and PgChinese Chamber of Commerce if possible or political aids), 1 on liaision with IJM regarding progress and communications and 1 more to update sum photos as proof of action in progress(to inspect and visit the site for any other issues to be corrected), last bt not least 1 more to search for more owner recruit)

Benefits are: fast action,proper approach and hopefully problems could be solved asap. Future Platino Management Corporation Committee members established.

Disadvantage : Not all owners are interested since sum investors might wana push out their units asap, IJM may not entertain the requests which defeat all the purpose, time and effort put in.

Off course,Easier Said Than Done & time is the essence, but I believe team work are the determining factor.

What is the point setting up so many meeting facebook, blog, pccc (which is crap) etc. Do u think it is effective? The problem is the developers. No point talking to them. they will come out with all sorts of excuses and in their heart, they are thinking what can you do if they don't comply.

For owners and investors, grow up and move on. Just be cautious on their next project. Remember, they are such a big organization and is linked with the government. Who cares about your complain. If they care they should have done a lots to prevent such thing.

Sometime you win, sometime you lose. This time the developer win. hehehehe

A lot of Penangite looking up too high on IJM. They are not much different from other developers. My IJM properties water keep leaking. Leak few places during warranty period and few places after warranty period. Called up the repair manager Sunny, he said because my wireman accidentally step on the pipe when install light. So, all the leak because of wireman step on it......

I suspect they are using low quality water pipe, although they claim "sirim" approved. Sirim approved guarantee good quality? I don't think so!

The only way we could make IJM weary is to continue writing and posting on the newer IJM development to warn others about IJM short changing the Platino's buyers. To a small effect IJM reputation will be affected. However small this may be it will affect their sales and also litigation in future. IJM is now proven to be a bad developer and shows unreasonable cost cutting at the expense of looks and worst of all safety for her clients( eg. chicken mesh for security perimeter wall.

Motion detector for sirens, spot lights and cameras should be used around the chicken wire fencing area as that is easily accessible by rapist and thieves. That will definitely improved the security and act as a deterrent.

IJM should invest on such high tech security system for a luxury condo like Platino.

Spoken to Ijm sales today. It is unlikely the developers is going to make any changes or upgrade the fencing or luxury entrance and so on for platino.

When it comes to this stage, there is no one to blame but yourself.

Vp is expected to receive next week and bank interest will be charging upon vp not oc. Good luck and happy staying in luxury platino.

Evey owner who paid luxury price should be up and against IJM cheating us. Write, get the lawyer, press involved and post your dissatisfactions on all IJM new development blogs to expose IJM dishonesty and low cost cutting tactics.

Not sure if Ijm install CCTV at carparks n inside elevators. Alpine tower faced the problem before. IJM didn't install any CCTV at carpark n elevators. Thus 2 cars were stolen. Residents had to use sinking fund to install the CCTV to prevend crime. At least this is the basic IJM should do.

Sadly with all these adversed reports on the questionable quality of Platino Luxury Cond must have affected it's attractiveness for investors. But how much is it worth in the open real market?

Is it 400 rm, 500 rm or 600 rm per SF? Can someone with a good experience in real estate put a fair value to it.

Here's my 2 cent view of the situation.

I can assume that all of the units have already been sold by Developer to Buyers (Speculators). There is nothing concreate about the final finish as it is not stipulated in the S&P agreement. Honestly as the developer has already SOLD and received $$, doesn't it look like buyers has little or no chance at all. It would be a different picture if the deal was built up first then sell, therefore Developer will definately make the place ideal. Buying up front has it's risk and all of the complains you have would not shake up a large corporation like IJM. They have the muscle to probably initial legal proceeding with some of you folks for some of the comments made. Again this is Malaysia and usually we know the guy with the deep pockets will suceed. Sorry but just my honest and brutal opinion on this matter. If things however turn for the good (Developer on the side of the Buyers), then so much better. It's unlikely as this company are driven on PROFITS and CASH, as their measurement is on the returns to their stakeholders or the value of their shares which of course they expect a HUGH capital gain on the appreciation value.

Al if the comments made here are based on truth and facts how can IJM sue us? Even with their deep pocket IJM cannot have a case as these are no slandering or baseless rumors. eg. they indeed use Chicken mesh for security wall, they did use sand bags to reinforced the grass slope as cheap solution to retain the soil erosion.

If they are stupid to take any action against the truth then they will loose and the publicity that they create will bring them more damage then they can handle. They will live to regret it. Even the biggest and most powerful can be brought down. One can never fight against truth.

This is Malaysia....being correct doesn't mean you will suceed.

If IJM is "stupid" why would they continue ignore you guys? The company would have immediately remedied the situation.

If you look at the S&P, no detail statement mentioned about the facilities. For the unit you buy, you don't even get assurance of the quality of the tiles (Italian Marble for example).

So companies in this business are clear to use the currently legal structure to continue to sell without worrying too much about the impact.

You question the quality of the first class condo their promised, did they ever provide a legal document to stipulated the said condo will be equivalent to say 11 Gurney or Springtide Residence? It will be the perception of the value you had bought this property.

For example in today's The Sun front page, you will notice a photo whereby the police are preventing residents from gathering at a site whereby works are beginning onbuilding high-tension wire cable towers. So tell me where is the fairness? Where is the social aspect? It all about $$$....I'm sure you also know this deep in your heart!!!

The truth is : Penang buyers themselves are encouraging developers to do what ever they want! Why were they buying properties basing on papers & "mini show house"? Some even Q up early in the morning at developer's office during launching! We are already a looser since the beginning......isn't it true? In my opinion, I will never think IJM builds luxury condo in that piece of land which is similar to those along Kelawai/Gurney/Tg Bungah etc. So, to hit >RM500/sqft will be a task for Platino. As a Platino owner, I think it's better not to amplify the bad points over here as it'll affect the value of this property. Just move on and be more cautious next time. You won't win all the time in property investment, just take this as a lesson(I had learnt mine from SP Setia......no big deal!)

What ever. Platino Luxury Condo will be IJM trademark for luxury! If that didn't measure up then they will only suffer with their reputation.

Al, when we bought Platino at $380 SF. Springtide Residence, 11 Gurney, Mayfair are priced almost the same so we all expect IJM to give us comparable to these super condos. They are answerable to the public if they cannot deliver the same luxurious quality as we expected based on the prices range per sq ft.

Believe me I am sure more complaints will follow after keys given out. There were be more discovery of cost cutting evidence. This Platino is a good example of IJM turning greedy at the expense of buyers who trusted them to deliver what they paid for.

I predict the gym equipments will not of luxury quality and probably cheaper then those installed at Bayswater The swimming pool timber wood decks were not to be seen even though the detail illustrations featured it another cost cutting. Beside the cheap chicken mesh security wall and ugly sand bagged grass slopes. I hope they are not skimping the buyers of luxurious bath fixtures too. Will see.

IJM has too much cost cutting for this supposed "Luxury Condo". I hope would be future buyers of IJM luxury condos will take this into consideration.

I for one will never buy again from IJM. I just felt cheated.

Saw the fence going up again and some gym equipment in the gym room. Is the fence nice .... NO!!!. From a distant, the gym looks sparsely equipped. Swimming pool still has no wooden deck except for the out-of-place overhead deck next to it. "Summer place" longkang still deep and uncovered. Why have a deep uncovered longkang cutting through the "summer garden"? Should make it wider, then fill it up with water and fishes, wooden bridges across it -- at least then there will be a nice summer garden.

Will post pics when I have time.

The green chicken fence has been upgraded but still doesn't look LUXURY enough.

IJM attempted to upgrade the perimeter fence by putting a metal box cap over the steel bars. And then disguise it as concrete block with concrete coating spray. It's hollow inside!

Thank you for the pics, Raymund. The metal box cap sounded like a joke indeed. The new fencing at the back looks better than previous green chicken fence but it is by no mean come close to luxurious. The wimpy looking fence and its foundation look like they are about to fall or come apart. And of course the slope looks precariously unstable and obscene; bare patches, uneven and eroded. Nothing less than a retaining wall is need there.

Peter, your pic show the gap between the ground and the bottom of the fence is so HUGE!

Thieves can easily dug through the holes and crawl in. No need to climb up and jump over the barbed wire (if IJM intend to put one)

IJM should cement all the base to close this gap.

This is a SECURITY concern!

Thanks for post the photos.

I am also appalled at the scarcity of any high end gym equipments. Not to mentioned there are only a few cheap cycling and free weights installed.

This is a luxury Condo and the gym looks very under equipped. Where are the thread mills with TV and elliptical machines? These are the standard equipments in a good gym. I had long suspected that IJM is also cutting cost with Gym equipments and looks like I was right.

Please include that in your comment form when they issue it to you. Beside the chicken wire replacement is still ugly, the uncovered deep drain(summer garden) awaiting a bad accident should someone fall into it and also the missing wooden deck at the pool.

I also wish to request IJM not to install those cheap and flimsy metal boxes over the existing steel perimeter walls. These metals boxes will get out of shape eventually beside it will get rusty and contaminate the rest of the steel structures.Very bad idea and entirely wasteful. Whoever in IJM came up with such idea should be rendered inadequate as a decision maker. This is a bad remedy and money wasted.

Looks like IJM do not have any qualified people to managed problematic issue like these effectively. The Architect who is in charge of aesthetic should also be fired. How can these professional agreed to that is beyond me.

Indeed IJM has a bunch of very inefficient decision makers. See how they wasted money on the chicken wire mesh which has to be torn down and removed. Now they have to rebuild again with something more substantial. I call that penny wise pound foolish.

Raymund, Platino is indeed a BIG Security Concern. All owners should bring these out to IJM. Some of the points to note:-

1. The fencing at the back with its poor construction and sturdiness or the lack of it would allow easy access to the grounds. This area is the least visible to the guards.

2. The carpark is easily access from the grounds around the "winter" garden, especially the lowest level of the carpark. Most residents will enter their apartments from the lifts in the carpark. Many dark corners and pillars for hiding or lay waiting for victims. Security doors and grills must be installed to control access to carpark at all levels.

3. One of the most serious security concern is the main entrance. There are no gates at the entrance. The guard house and barriers are setback further inside the compound. Anyone can enter into the compound and enter the building without even needing to go past the guard house. Imagine how to protect entry in the middle of the night. This is the first condo I come across with such lack of security consciousness, even among the lower cost apartments, will post some pics later (including how Platino protect the entrance now - hope we don't resort to this in the future.)

4. The low height metal fence will not be much of a deterrent to potential thieves or robbers.

Hope IJM would look into these concerns. Owners please do your part to inform IJM.

Why Platino does not have Gates at the entrance?

Why it opens its grounds and buildings for just about anyone to walk and drive right in?

Can you imagine a car following you right into Platino compound?

What would you do if a whole convoy of Mat Rempit's decide to detour into Platino compounds at 2 am?

Or any would be thief or robber sneaking into the compound at the far end of the OPEN un-gated entrance during the day or middle of the night?

IJM please do something about it!!!

Thanks Peter for the photos. The BEP akitek Sdn. Bhd. (Ar Kam Pak Cheong) from Tropicana, Petaling Jaya dont know how to design a proper gate for our so called 'LUXURY PLATINO'. Even the contractors are smarter then them, contraoctor got BRAIN and know how to use dust bin as gate because they realised got people go inside the compound. I think we have to use dust bin as gate also if IJM also no BRAIN too. Unit holders, please make complaint about the gate... we need a GATE for security purpose!

Yes, I agree this "BEK akitek sdn bhd" is hopeless. They are very unprofessional to allow sand bags for retaining walls, chicken mesh parameter walls, ugly steel rod front parameter wall, removing wooden platform at the pool side that was stipulated in the model/drawings, not that it looks more luxurious now infact the opposite and the none existence gate and guard house.

I wonder where they graduated? Can they call this a luxury condo? This Architect allow IJM to do whatever they want to save cost. Very unprofessional indeed. Shame on them.

Apparently this is a very small and unknown Architect firm and do not even have a web site. Seen some of their works and I don't find any of their Architecture works outstanding at all. Probably this Platino Project is one of their biggest project, their bread and butter. Being a small company they are easily suppressed by IJM- "kind of a yes sir company" hence IJM can do anything they want.

You can call them and ask them why they are so unprofessional allowing IJM to do all these cost cutting.

Watch out! The same Bek Akitek will be designing "The light Collection III". After my bad experiences with the Platino "Luxury Condo" from this Akitek I would not tough this project designed and supervised by them even with a pole.

Who would believe this Akitek again. Now this Akitek promises the sky eg. roof pool. roof garden, a floating deck on the water - more sales gimmicks? Possibly the floating deck will be floated away or into IJM pocket by the time they finished the construction. Things "changes when completed" like magic- with no consultation to buyers who paid lots of money-They can remove or improvised anytime and anything. Sadly all these changes are only to IJM advantage and buyers will be the victims again. I say enough is enough. The S&P should be clearer this time with the common areas and facilities offered written in B/W- Yes what's the Guardhouse made of and will there be a gate at the entrance, security parameter wall and if so what material- not chicken mesh again please. We the buyers are tired of being short changed.

I am not a Platino owner, and I am a big detractor of IJM, due to:-

(1) their undeserved popularity in Penang, in spite of building condos of average quality
(2) their dirty tricks of reserving all the popular units for IJM management, and leaving their "real" customers queueing overnight during property launches
(3) capitalizing on the above mentioned to sell their properties way above market price (namely The Light project).

However, as much as I dislike IJM, I think you guys are a little bit too critical of Platino.

(1) I know IJM labelled Platino as a luxury condo, but how much did you guys paid for (in terms of RM /sqft) it? RM600 /sqft? RM 700? C'mon! Everyone knows material cost is not cheap nowadays. You pay the price of a BMW but want to get a rolls royce?
(2) The guard house thingy. I think the reason it's set back is to avoid the obstruction of traffic along the main road when there's a queue during a security check or peak hour.
(3) You guys took a photo of the gym from outside to figure out how well equipped the gym is, when the project is not even completed yet?

Hehe. I suspect you guys are Bayswater owners who are out to talk down Platino, with the hope that would impact Platino's rental & resale value, and therefore preserving Bayswater's unreasonable asking price of RM500+/sqft and rental of RM3-4K.

If you ask me honestly, if both Bayswater & Platino are selling at RM500/sqft, I would definitely go for Platino as it is newer, quieter, less densely populated, and after all, labeled as a luxury condo.

If you say Platino's quality is not up to standard, Bayswater is even worse!! Those who paid RM500/sqft for Bayswater would regret!

We all paid for the Roll Royce price when it was in 2007. Please do a research on luxury condos in Penang on 2007, and list us any condo selling around RM350 psf and then compare the quality and facilities with PLATINO? I can now list you a few of them which are Mayfair, Infinity, Springtide, and so on. (those condos were selling at 1m to 1.5m during launched because it's 1x bigger than platino) Our penthouse owners in Platino also paid 2 to 2.5m to buy a Platino as well and expected it will be somewhat similar to any high end condo as well.

If you are comparing the current value of the luxury condos in Penang, it will be around RM500 or RM600 psf as the materials, workers, land price went up significantly over the last 3 years. And the developers also want to sell as high as possible to speculate the property market and make the most profit of it.

Again, when you are comparing Baywater and Platino which is not apple to apple comparison. Baywater selling at RM270k to RM350 during launched and Platino starting at RM750k and above. Are you trying to compare the feature of a C class to a S class? If you are paying for a price of S class and you get a C class ? What is your feeling? What is your expectation if you have paid a high price of a CAR or HOUSE? Your expecation will be high? or if you paid USD200k a year to study in Havard Law School? Can you compare with the local university? it is the same story for Platino. Today if we pay RM450k to RM500k for Platino, of course i will not complain. You pay for what you get ...

Please read the comments for the recent mercedes as well? a lot of people paying for high price but get low quality as well. WHY? because of the high EXPECTATION.

When we bought Platino, IJM stated that Platino will be the first luxury condo in Penang and it will be definitely be a luxury condo.

Onwers, please complain to the IJM office to get us a GATE for security purposes. We are paying for a mercedes S class but we get a mercedes C class quality.

Fight for it until the end.....I think IJM will ignore us but please post your comments in property website in relation to the TRUST and QUALITY of IJM.

Don't let other investors fall in the same TRAP that we have encountered.

(1) Please forgive my ignorance. Maybe I know how much on average you guys paid for Platino in year 2007?
(2) When you say comparing Bayswater & Platino is not an apple to apple comparison, do you mean Bayswater is actually by default inferior in quality compared to Platino? If yes, how much do you think Bayswater is worth today in terms of RM /sqft (for a seaview unit that is)?
(3) Based on what you have seen so far, how much would you value Platino today? (sea view unit in RM /sqft)

Today, Bayswater owners are trying to sell their properties at RM 500 /sgft, while resale market of Platino is also going at RM500 /sqft. My point is, it doesn't make sense for anyone to pay that kind of price for Bayswater if you can get Platino at the same /sqft price, because if you say Platino quality is lousy, Bayswater is 2x worse!!

You are way out of line to critic us Platino buyers. Your reasons does not stand to logic. We paid $385 sf for Platino in 2007. At that time the pricing was comparable to other super condos as Winnie had explained so eloquently. What do you not understand? Are you still in kinder garden?

We as owner of a "Luxurious Condo as was advertised by IJM" are very frustrated with being stiff by IJM false advertising. We are now getting a medium cost condo instead. We are writing here and into other IJM new project blogs hoping to warn others of IJM false advertising. IJM is going to launch more luxurious condos at highly inflated prices and we cannot "tahan" others getting cheated like us. See their IJM ads. Coral reefs, sky gardens and roof top swimming pool, floating platforms, marina bay etc. give me 'F---g' break. They can't even do a straight forward Platino Luxury Condo right. The use of chicken mesh for security wall is a joke, bad earth works for slopes with no retaining walls and not forgetting the "no gate entry"(what happened if there is a riot) for a luxury condo is unacceptable. When completed how many of these advertised features will be delivered? It's a gamble. Given most Malaysian Architects are unprofessional enough to allow IJM to do as many cost cutting they wish. These Architects acted as puppets and are only good at approving payments, no questions asked with no regards to the buyer's interest.

Please stick to your low cost condos blogs where you belong. Do not bother to contribute here if all you can is to spill more garbage, unwanted and unsubstantiated comments.

In other word "shooo" be gone. You are not wanted here.

By the way about the none existance of a gate at the main entrance. I am extremely concern as would all residence should. Let's think of the worst scenario. Should there be another May 13th or truck bombs, suicide bombers anything like that. Platino is an open target and these crazy people can just drive in. We need a gate so we can close and lock up for the building security.

Why does it takes you to bring up and not the experience developer or the professional architect to think about it. This gate is prudent.

Platino residence should fight for one. If there is any such incidence the gate is the 1st line of protection we can have. We need it.

Please insist on the gate to be installed.

Raymond that's a good thing at least someone up there in IJM knows that's a bad idea. I did pointed that out in this blog and I hope it was my good advice they took heed. Those hollow metal box painted to look concrete is a waste of money as the shape cannot be maintained and rust will step in if it's metal. I am wondering if the Architect is aware or worst it was their stupid idea. It cannot be the engineer as they are not incharged of appearances or aesthetics.

I still can't get over how a reputable IJM think they can get away with the use chicken mesh for security walls. What a joke. If I am IJM I will be so embarrassed.

I wish to combat the negative campaign on this Platino thread and make readers aware that the 'Moaning Minnies' - such as Peter Grant, Penang Fan, Raymund and Winnie (who could all be the same person in fact) - do NOT represent the views of the majority of us owners.

I am very impressed by IJM and am delighted with Platino. I have spoken to several other owners and they are also very happy with their purchases.

Some of the complaints have been made prematurely before completion of Platino (rants over the temporary green fence serve as a good example). Others through ignorance and poor grasp of the project’s modern, open concept. Some are so plainly wrong (libellous, in fact) that I question the authors’ motives and agendas.

I collected the keys to our condos recently and can assure you that the place is FANTASTIC.

Upon inspection, our units were so clean that we felt inclined to remove our shoes. The quality of finish much surpassed our expectations. Except for installation of kitchens NO renovations are necessary : even the paintwork is perfect. The bathrooms are super. The almost move-in condition means that residents can expect to face much less renovation noise and disruption in coming months than usual (less so as these 'sky bungalows' don't share common walls). Less expense too.

The fittings throughout the units are good quality. There are emergency alarm switches in every bedroom, a ‘smart home’ system, air con points already installed (so no hacking of walls necessary), water heaters, rain showers : owners don’t even have to purchase loo roll holders. The windows are uncommonly good quality (designed to be leakproof I understand).

The landscape and common areas feel very airy and spacious - I like the 'open concept' and NO WAY does this resemble a 'medium cost' development. That is ridiculous. Platino is a very pleasant luxury resort - definitely.

Platino was a real BARGAIN for anyone who bought early. The Moaning Minnies must have made at least RM 200,000 profit on their units if they purchased at soft launch. (If they disagree I’ll happily buy theirs off them at a lower price!)

Please note :

There are some genuine concerns about the location of the guardhouse, yes. However, IJM are aware of this security issue and have advised that an additional guardpost will be provided. This can not be done until the OC is issued as the development will be inspected in accordance with the original plans.

Peter Grant has taken photos of the entrance, comparing Platino’s archless entry point with the entrances of Putra Place, Putra Marine and Gold Coast Resort. He adds the caption ‘Which is a luxury condo?’ The answer, Mr Grant, is PLATINO (the others look tacky and old-fashioned). Your criticisms say more about YOU in fact.

There is a rumour that nearby Tesco is to move and that a hospital will take its place. That’s a nonsense : NOT TRUE. Tesco hold a 30 year lease on the place and are currently renovating at considerable expense.

At the moment the ‘Four Seasons’ garden is admittedly unseasonal. However, the plants need time to establish and blossom. For me, this was never a selling point. If a garden section fails to resemble mid-winter (in the Tropics!), big deal! All that is important is that the landscape looks green and beautified.

It is best for anyone interested to just go see the place for themselves.

You are the only "owner" speaking highly of IJM and many has seen it but no body write anything positive except you. Where are those so many satisfied customers here? Who else here had expressed so much satisfaction as you did? I am suspicious that you may be IJM voice since you have never written before.

Please read our comments over again. All the comments are valid and accurate. There is nothing slanderous. Be thankful that the chicken mesh are replaced. Had none of us brought that up you will still be living in a chicken coup!

Come on, guys. Leave "platino-owner" in peace. He is living in a dreamland. He is one of those people who have eyes but cannot see, who have ears but cannot hear...what you called those people? OKU?

I have the first chance to go into my unit a few days ago and it is definitely not worth the price I paid for.

Let me start with the external environment first. The entrance, according to the IJM PIC will remain as it is. No more additional arch because of the "open concept" of the design. But they forget that the residents here are not "open" for thieves and robbers. I think they will have to address this security issue again when more residents move in.

Second, I visited the "winter" corner. All it have is a simple set of playground equipment for the kids. Missing are the "snowman" or "winter feeling" as shown in the brochures. Don't tell me it's impossible to create "winter" in the Tropics. If IJM knows it is impossible to do so, why do they use the 4-season concept as their selling points? You mean they intentionally want to cheat us in the first place? If they cannot build it, don't say it. If "platino-owner" do not know how the 'winter feeling' can be created, please go visit our shopping complexes when they put up their Xmas decorations. The least IJM can do is to put up some snowman, some Xmas trees, and decorate the area with snow-like walls or surroundings. We never expect real snow but at least snow-like stones and slopes...

The gym....? Hmmm..If these are all the equipments IJM can afford, then they are really cheating us on the maintenance fees. Only treadmills? Where are all the weight equipments?

The rest of the ground...like the summer, autumn and spring are still very much a work-in-progress. So to give IJM the benefits of the doubt, I reserved my comments for now.

Let's move in to the unit proper. First, there is NO grill door! This is a residential unit, not a hotel room! IJM, can't you differentiate between a hotel room and a residential unit? Actually, IJM realise that grill door is a necessity, so they come up with a standard design for the front and back door but ask the residents to do it themselves! This is the way IJM shift their costs to the residents!

Then there is the "luxury" kitchen! Just put 2 sinks into the small space and you call that a kitchen? Is this the best that you can do, IJM?

If this is an example of IJM's luxury standard, buyers of the Light better be prepared for bigger disappointments!!!!!!!

Winnie are right. I wrote 1 letters, 2 emails and I called the IJM HQ, Datuk once in K.L. and asked for a reply none responded. I find both Mr. Toh and the Datuk very rude and irresponsible. You would have expected them to treat me well as a valued customers to their luxury condos but instead I was ignored and treated worst then some low cost housing applicant. Very arrogant they are. Will never buy from them again.

Look the fitness centre has not free weights and the thread-mills are of cheap quality beside other things. Nothing luxurious about this Platino.

I am not a fan of all their projects (Pearl Regency, for example) but I don’t doubt their commitment to quality. My only link with the company is as a repeat customer and as a friend of an IJM engineer and friendly acquaintance of some others. As the latter, I can see how professional and passionate they are about these projects and it annoys me when their efforts are subjected to such premature whining and bitching – especially when it’s my own properties you’re ignorantly slagging off.

While you’re entitled to your opinions as much as I am to mine you are not entitled to anonymously damage the reputation of Platino (nor IJM nor the architects, for that matter) with this wholly negative campaign of half-truths and untruths (albeit sprinkled with one or two fair but very minor criticisms). If your identities were known, some of you could be sued by IJM (not that you’re worth the bother).

Penang Fan and Danial……….The green plastic fence issue. That fence was clearly a temporary measure. The excess roll hadn’t even been cut off the end bits if I remember. On the one hand you guys accuse IJM of being arrogant, indifferent – even unscrupulous – yet on the other you claim that IJM installed the metal fence only because they listened to your complaints. I was told ages ago that this metal fence would be replacing the green one. (By the way, I notice that plants have recently been set along the new fence to green over it in time and barbed wire set along the top).

Raymund……….. Your unit isn’t worth the price you paid for it? Okay, why keep it then? Let me buy it off you. Whichever one it is - usually the biggest complainers are the ones with the smallest units - I’ll give you a FULL REFUND.

Raymund (again)……….. No “additional arch”. What’s this obsession you and Peter Grant seem to have with arches? Do you want Platino to resemble a scene from Arabian Nights? Why is an arch deemed to be a security feature? Because it keeps out double-decker buses?

Raymund and Penang Fan(again)…………. The gym. There are lots of machines in the gymnasium, not just treadmills. If there’s anything specific that is missing you should speak to Management at Platino, not whinge again here. I see that there are dumb bells but I should think that if there are no other free weights that is because they would damage the wood floor.

Raymund (again)………… The entrance grille and kitchen. Now you are being extremely disingenuous. You knew full well, like the rest of us, when purchasing your unit that the condos do NOT include grille door nor kitchen. Most new-build condos here don’t.

Winnie………… Your recent comments are again libellous (though I guess you are too dim to know what that means). What you say is too stupid for further debate.

Penang Fan (once again)………. The reason that satisfied Platino owners don’t post anything positive here is because most people, I believe, have better things to do! His argument does have some basis to it. Why don't all of you wait till everything has been finalized before whining about it.

Now a days, RM350.sft is the standard price that you would pay for a condo in Penang. Some might even be higher. All of you should count your blessings and be contended with what you have.

There are many people out there who can't afford the things that you guys already have.

Yes, I agree. These sinks are cheapies! Same as Spring's medium cost condo. Please post more such photos to expose IJM's short changing us. We bought a luxury condo and at such we expect quality. Some said we paid $350 sf but in 2007 that price is considered luxurious(as in May fair, Springtide Residence etc.) The Cove was only $250 sf.then. So IJM should honor that word luxury. These cheapy sinks are not luxury fixtures. By the way the playground looks like one built in one of China's public playground. Color is so tacky. The Architect has no some taste.

I love the playground. The colour is wonderful. Every people has different taste. Some like it black, some like white, others may be like red, green and yellow. There is no way to satisfy everybody or buyers but the colour chose was for kids. Please grow up.

How do you mount a good sink on the wall? Since this condo comes with no kitchen, of course you are not going to get a branded sink. Just remove and donate it away. You are meant to build your own kitchen. There is nothing wrong here. You guys are really inexperience in property or like I mention earlier, just a Bayswater owner.

Condomana and Penang Fan…….. I agree that the kitchen sinks look cheap but I believe that there is a good reason for this. The specifications do not include a fitted kitchen (although they do include the sinks). I may be wrong but I understand that a developer has to provide sink units in order to obtain an OC : IJM provide just basic sinks ONLY to satisfy the OC requirement.

IJM realize that customers (well at least the quite affluent type who can afford Platino) normally customize their kitchens with sinks of their choice (their preferred colour or brand) as part of the installation of their individual kitchen from Matrix or Bofi or wherever : the original sinks tend to get torn out and it would be a waste of resources for IJM to supply more expensive sinks which end up being dumped.

I personally don’t mind the louvre windows in the kitchen (at least they’re transparent) though I accept that some people don’t like them. I certainly wouldn’t like them in any other room but I think they’re suitable for a kitchen.

Any complaints on the internally build quality? Like tiles, wall cracks, uneven floors, low quality wooden flooring? I have not seen that so far, apart from the sink which i believe who every can afford this condo can afford to custom made nice kitchen with solid surface.

Even with some internal defects are ok as long as the developer takes the action to correct it in a timely manner upon defects submission. Timely manner means anything from 2-6 weeks. You can't expect that everything is perfect as the building and units are not built by Engineer but labourer.

If you are really a unit owner, you would have obtained your key by now. Please go inspect your unit and its surrounding.

If you can find things that is really "LUXURY", please snap a few pictures and share them with us.

Until now, I have not been able to find anything that I can consider luxury! Even the intercom (or Smart Home) unit is no better than Spring.

So, instead of arguing over who is right or wrong, please show us proof with photos. No point arguing with idiots who could not even afford to step foot into Platino. Talk is cheap!

I apologize for my ignorance about the kitchen sink, as I have been a low-cost-apartment-buyer all this while. And even poor people like me also throw away these sinks and put in decent ones. As for the windows, well, hehe, personally I think it is very ugly, put I accept that you think it's suitable for the kitchen (even my low cost apartment get better windows then this, btw). Luckily you guys didnt pay more then RM350/sqft for this, otherwise have to throw rocks at IJM office already.

You for one should know better not to compare an apple with an orange.

CA Goh's projects are all below market price. They are very well known for cheap, quick but with certain short-comings.

The same goes for Central Park and Gurney 8

There are many other projects that went for RM350/sft back in 2007. For example, Fettes residences and the brezza.

Despite the fact, that you are not please with your unit. I do believe you are making a profit from it already. So, please don't ask for Mount Everest when you are only paying for Mount Kinabalu.

Which condominium or luxury condominium in Penang provide branded sink that does not come with a complete kitchen cabinet and appliances? There is no point to provide a branded sink for this case. Even for the kitchen tiles, it is not necessary to provide at all even with a 5 feet height as you are going to build your standing cabinets and hanging cabinets.

The only let down here is the floor tiles which is not impressive.

No point insulting each other now on how good or bad Platino is. Keys are available, everythings are out of the bag already. Just go take a look but be objective as to what you see. No need to be emotional.

I would like to invite all stalkholders; owners; IJM Management/Staffs, Architect, potentiate buyers and also observers and Apt-Penang readers to have a walk around at Platino and to view a few units. Owners please bring your keys with you, I will also open my unit to the group. Cameras allow!!!

Let's be objective and evaluate the project, I suggest the following (all can also suggest):-

1. Design and Concept
2. Theme (eg 4 seasons)
3. Meeting the Concepts/Themes - Wow!! Factor
3. Facilities
4. Quality of Construction
5. Choice and Quality of Materials used
6. Workmanship Quality
7. Landscaping
8. Good Feel!!

We are evaluating a Luxury Condo, so don't say it was only RM350/sqf. It is at least RM500/sqf at today price (looking at current advertised prices and Bayswater prices - btw Bayswater has some better quality stuffs than Platino)

So how about this Saturday? Just wonder how many dare show their faces, or continue hiding behind nicknames - Hey!! you IJM mgmt, contractors and architect please show up to support your project.

Property Talk, Platino owner. Jeremy and Condomana please come forward to show us the good positive points of Platino.

I do have some :-

1. Very nice water theme - like the water fall sound.
2. Fast quiet lifts, metallic mirrors but ...
3. Lots of green spaces but no enough varieties of plants.
4. Saw afew units type B, F and D - good spacious design, optimise spaces well. Sufficient natural light from big windows.
5. Infinity pool is bigger than from photo
6. Gym room is good size with many windows, equipment wise look adequate (better than photo shot)

I will leave those areas with potential of improvement for the actual viewing.

So please don't disappoint us and not show up. We walk together as gentlemen and ladies and give our opinions then we can have coffee at Paparich. Who knows we might be neighbours soon.

If you smell smoke there must be a fire. There are so many luxury condo in Penang completed but Platino is the only one that has so many negative feed back. If only one owner complain that is a different story but with so many there must be some truth in it.

This is a luxury condo no matter how much soft landing buyers paid. They took the risk and as the general pricing went up because of prevailing rise in Penang's property prices. So the comment that owners should shut up and be happy since they make profit is unfounded.

We paid for a luxury condo and we expect it so. Had we not complain we will still have the chicken mesh fencing. What about the wooden deck at the pool side? The gym without the free weights and the gate without a gate?

IJM need to look back and reflect on itself and make sure they do not short change buyers who fall victim due of their greed in making more profits. They have to respect and not short change her loyal followers.

An invitation to get IJM top brass rep to walk round with owners would certainly help.

I guess those overall exaggerated -ve comments were a bit premature by just judging the property from a distance. Nevertheless still some improvements needed by IJM on the overdone water features. Don't get me wrong, the water feature landscape is nice, but certain parts are quite dangerous especially for kids and during the night and during raining seasons. Very surprise to see how spacious the common area with this limited piece of land. As for the unit itself, tried very hard to find defects, (except for some minor defects on the wall paint which is easily considered negligible), nothing major. I guess IJM has spent a lot of time and resources going thru rounds before the vacant possession. Maybe due to big hoo-hah caused by certain people, IJM decided to beef up the details before VP.

Hi. I own a unit in block A. Based on the selling price we paid in 2007 which is comparable to mayfair, gurney 11 etc. Platino still a bit behind but after visiting my actual units and the garden. The overall quality still acceptable.

Yes there are some minor defect works and the major one will be the back door where u can't install the grill and the gate at the entrance and if u access from the car park to swimming pool area. U gonna mind the step as the put both tile are on the same colour which may cause the kid or older people to fall.

New rules to cool property speculation
November 03, 2010KUALA LUMPUR, Nov 3 — Bank Negara has implemented a new loan to value ratio of 70 per cent for homeowners buying their third residential property as it seeks to moderate property speculation.

The central bank said in a statement on Wednesday that financing facilities for purchase of the first and second homes will not be not affected.

“The measure aims to support a stable and sustainable property market, and promote the continued affordability of homes for the general public,” it said.

Funny that banks are desperate to increase loan out amount at least for some banks. Even with higher BLR, banks are giving away higher - values. like BLR-2.3% etc. Thus, banks can always increase the minus value to off set higher BLR. Also, at least I know one bank is giving away FD rate + 1% (or less depends on amount) on completed projects. and no tie down period and no penalty for early release (but not refinance). The package was created for investors. One hand Bank Negara trying to curb speculations of properties on the other banks and developers are trying hard to encourage that. Irony of the economics.

Platino could be the 1st condo to burst due to high holding cost (Bank instalment, Bank Interest, Maint fee...etc)

With the new 70% LTV set by Bank Negara, it is more difficult for those buyers (who own 2 properties) to upgrade because they need to dispose off 1 of their exisitng properties.

*Less investors nowadays due to escalated property price. And investors are more keen in new projects but not from the subsale market. The buyer pool could be limited to those intend to upgrade

On top of that, the cost of capital is higher as the buyers need to fork out more cash, 30% of the purchase price (where you can keep in ASN at the return of >6% per annum)to fund the purchase. In the past, the buyers can just rely on the bank loan to cover 90% of the pruchase price at much low BLR rate ~4%.

Penang people are CASH-rich. Most of the big-time speculators here buy with CASH and do not need to borrow from bank.

Just think...if you are a bulk purchaser of the Light, which bank will give you a loan to buy 5 properties at one go? According to my survey, these people do not borrow from bank. They use their own cash to buy.

And from the BNM statistics, Penang has the highest FD in the country. Penang people are the most KIAMSIAP in the country....

For sure, the cash rich inveestors can afford to hold the property but it is at the expense of diminishing profit (selling price is stagnant due to the over supply situation).

An inventor will not buy property from other investors in view of the current supply and price (Based on an article in iProperty magazine, the normal propoert appreciation is 3-4%/year with the exception of 2007-2010). The investor would rather to keep the money somewhere else to earn interest, wait and see.

The pool of the buyer is confined to the real buyer who wants to buy and stay.

My comments as a buyer and none investor.
Got my keys and was taken around for inspection. I found some minor faults and generally satisfied.

The keys and owner's manual was well presented in a black zipper binder. I found the male and female changing room need a proper divider as it is quite easily acess between the two rooms divided only by a shallow pool of water. One can just walk over to the other sex changing room why wadding across the shallow pool of water. So women watch out for intruders!

I strongly feel that the open gate should have an additional auto sliding door as a security precaution in an emergency.

As for the gym. I find it too sparse and there are only 3 thread mills and lack of other popular equipments eg. the elliptical machines, stair climber etc.

Also there is a section of the walk area towards the gym area that need to be evaluated for safety. There are open water trenches which was part of the architecture feature. I think it is a bad design. I find that a flaw as unknowing visitors can fall into it easily.

The home smart wireless remote system(for control of air cons and lights) and the panic button is a bonus unfortunately if you need to require you need an electrician who know this system to avoid damaging the system.

Lastly I find the visitors car park very small and grossly inadequate for a condo of this size.

On the whole the condo look spacious and airy. I am quite happy after viewing it and I hope there will be more improvements made soon.

usually, developer will leave it to the last minutes which is one year after vp.

forming of JMB provide all owner a platform to raise concern/query to the developer as well as gather/unite all owner to 'demand'/'push' developer to improve or take immediate action in a proper documemented approach.

check and balance is required to ensure customer's interest is protected.

The prices may drop after the investors pay the interest (RM2K/mth for RM500K loan) and maintanence fee (RM300-500/mth) for some time.

Platino is the highest price condo just join the subsale market. It requires high holding power.

The potential buyers are those buy for the purpose of own stay (not that many in the market currently). You should not go in if you mean for investment purpose.

According to IJM staff there were less then 2 sub sales transaction so far. There are still a lot of greedy speculators unsuccessful in selling theirs with a huge profit.

I suspect prices will slowly go down to a more realistic level. Currently speculators are dreaming of a 40% profit for a 2 1/2 years wait. But they can dream all they want and ask for the sky but for now it will only be a dream.

I suggest waiting for 6 months and speculators will start selling at cost or lower as they will not want to continue paying interest and monthly fees.

They will not be attracted to renting it out as it will mean locking their capital up for other properties speculation. Beside damaging the properties due to negligent rental.

Look for realistic pricing. Correcting to around 380-450Rm SF.depending on views and floor level.

A secure source reveal that most of the buyer in Platino are work in factory with dual income family . Monthly income from both side are ard RM 10K . They intend to earn fast money !
They saw their fren earn huge money through Bayswater .......
But with more n more IJM property along the Jelutung expressway ( Summer Place/Spring), they will found NO tenant / No subsale buyer interested in this condo .

Tang and Rick, I don't think the price is going to drop just yet, not before or even soon after CNY. Platino units do have the edge in rental market. Look, Platino is suppose to be one class above bayswater, and Bayswater rental is fetching ~3k currently, as long as platino's owners willing to lower down thier expectaion and just match that number, it is good enough to cover a big portion of installment and there shall be no problem in holding on the units. And since the demand is already proven with this rental rate then why should Platino owners be worry? Perhaps bayswater owners should feel the worry, as tenants may just switch to platino in this case.
Furthermore, for platino owners to dispose the units now they will have to bear the bank penalty and RGPT, kinda lose-lose situation.

The View:
year 2008: asking between RM700k to RM950k
year 2009: asking between RM680k to RM750k
year 2010: mostly asking RM600k to RM700k

and now sokohaw saw ppl offering RM580k...the trend is obvious, it is dropping.

"Luxury "Platino will kind of see the same trend like The View. Maybe need to take 3 yrs for the price to come down 20% to 30%.

For this kind of "luxury" condo, maybe RM700k+ should be a fair price?

Platino owners needs a strong holding power, don' forget the maintenance is really eating into it, other than the bank monthly installment. The maintenance here is easily RM300 to RM500 per month.

Please remove these from your listings but thank you for having marketed them.

I disagree with some of the recent comments. In my experience there has been a huge amount of interest in Platino. Most of the current asking prices are not unrealistic actually.

Other than unit size Platino has much more in common with Bayswater than The View (the better location with shops and dining nearby, same developer with its reputation, similar quality) so I should think prices and sales activity will more likely follow the Bayswater pattern (where prices went UP).

I disagree that there is "huge pressure for subsales" and that "a lot of the investors must be bleeding now". How can they bleed when realised prices have already shot up? I see a lot of professionals and businessmen keen to buy a unit as a home and some for rental investment (consensus from property agents and the relocation experts who house corporate executives seems to be around the Rm 5,000pm mark for a furnished Type F) : they don't seem to be complaining about the current price range - at least for the smaller units (although I have no idea about the largest ones).

One can expect market activity to heat up further once OC is obtained (early December), of course.

There aren't as many units for sale as it may appear. Many advertisements are duplicates by different agents. (On one classifieds website I once counted 19 adverts for a Platino studio, for example, yet there are only two studio units at Platino).

Something we can learn from the findings on the 2 Stuodio units.

Even though the studio units could not be sold out since few months ago, the asking price still goes up (I saw from mudah.com yesterday that the latest price is MYR620,000).

This creates a wrong perception to the potential buyer that the price is on the up trend to lead the potential buyer to buy.

If Platino is considered "Luxury" then what is the Light Waterfront, Super Luxury? Just came back from the long queue of collection II soft-launch today, studio at 700psf, and bigger units at >580psf. However i stil l find this price more worthwhile than platino of ~500psf. first of all, i don't have to pay for the agent,s&p and loan fees, which is over-killing. Secondly, the design and architectual for The Light is world-class and claim to match that of canary wharf in england, dockland in melbourne, and toronto queen. Third, residents are free to roam around the whole areas freely with shared facilities, such as pool, gym, and coral reef. I don't know why they gonna manage this but the concept is cool, there are easily 6 pools there in the future. Green concept, recycle material, rainwater harvesting, hybrid energy systemm wind turbine. Interne and broadband ready. Vacuum port also there. There will be free kitchen cabinet, air-cons, and heaters. Last but no least, this is a price a 3 years time to come. The only thing platino has the edge now is the E-gate and Tesco, however this can be superceded when the light commercial started. Go for Light point, collection I, II,or even the III and IV if you want to consider platino. I am sure you are smart enough to make a choice.

You forgot to mention that Platino has an emergency "jalan belakang" escape route (from traffic jam) thru the Marine Police quarters..

If IJM doesn't build a special lane for Light residents exiting the Pg Bridge into their homes, meaning these guys would have to detour all the way to TNB chimney/TDLCE Expressway sliproad..and fighting with Pearl Regency+Platino+Bayswater+Lanai Sri Condo+whole Light community at that junction...there's only 1way to describe it: BOTTLENECK SUFFOCATION

guys... pls dont buy any IJM projects! This luxury platino yet to get OC until today. All owner wonder why, but cannt get any answer from IJM. They just put blamed on government. Everybody started to pay installment already but cannot do anything. Very bad to the speculators because they cannt make it to sell but have to pay installment already. I heard owner take stone throw to mirror near play ground due to OC cannot obtain !

The truth is that the OC HAS been obtained. We owners have received written confirmation (another clue that you're not one).

Look at 2056sf type, agent was calling for ~ or >RM1.2mil


Now asking for RM970k...a drop in RM230k!
A drop in 20% of price.

Seems like the luxury speculators "investors" for luxury Platino has no luxury to hold onto the price.

Cas, Danial, Raymund......... I can't help but feel that month after month one person is posting all these misleading claims under various nicknames. (The diction and tone and snide comments are so similar).

Who else would bother to keep posting on this thread if they weren't interested in buying or selling or weren't owners or agents?

In my opinion this thread has really been sabotaged. It's no joke because feedback from agents is that prospective buyers have been voicing concern about this misinformation which they read.

While everyone is entitled to voice an opinion about Platino or any developer or development - positive or negative - there are downright twists and lies being posted here.

It is NOT TRUE that owners have generally been asking RM 1.2 million for Type E units and have now reduced to RM 970k. It has been difficult for sellers to gauge values in this new secondary market but asking prices have remained much the same. (Now that the OC has been obtained I shouldn't be surprised if there's more upside).

'Cas' - I personally know of 2 units which have been sold : one at a profit of 43% and the other (with a sea view) of over 54%. So the persistent pest on this thread can stick those facts up his anonymous ass.

Kinda agree with Sun, if one going to pay >1mil for an unit at Platino, then might as well go for The Light. psf for The Light may be higher but looking at the architecture and full infrastructure in the future, the potential is much more promising especially looking at the mean of investment. Light collection I 1500sf 3 car parks were asking from ~1mil during soft launch, this is quite comparable to the asking price of platino bigger units currently. However the light offers unique architecture, direct sea/bridge view, and a first-of-da-kind coral reef pond in penang. So which do you think the tenant would choose, platino or the light? Furthermore, The light in under construction and this is the price in 3 years to come, potential still there. The risk for The Light is that the commercial portion may not realize, platino still has the tesco and e-gate, that's the edge.

Have you all noticed there are 2 saunas? Why do we need 2 saunas is beyond my understanding. It would have been nicer to have a steam room instead of 2 saunas. Beside all luxury condos has at least and open air jacuzzi except Platino. I personally prefer one in the changing room as we have lots of room there and also some privacy. I suggest owners write in and request for one. I would also like to see drinking fountains in common areas eg gym, changing room, library room.

Every property in PG island is sell like hot cake during launch. Those ppl even queue 2-3 nights before the launching day, or hire bangla (pay them few hundred to thousand) to queue. But how many of them are genuine home buyer? I bet 75% of them are speculators (I emphasize, SPECULATORS, they not qualified to call as investors), they only thought of buying during soft launch and try whatever effort to push the price as high as possible until project OC, then try to sell off as soon as possible without paying much bank interest/loan. They have no intention to stay or keep the property (for rent) at all.

So sick of seeing these kind of scenario.

Property market is under boom cycle now, so it is not surprising to see long queue during new project launches. I have personally participated in few of these queuing including southbay, summerplace, light linear, maritime square, collection, and the most recent elite height, but at least i honour the moment myself and never engaged foreign workers. There is no 100% success story each time but at least I still manage to own few of them currently. I have no intention to flip it after O.C or even as soon as after s&p signed. I am looking for rental return and long term capital gain. I am not chipping-in as a group, and forked out the upfront cash through my own pocket, even after the 70% LVR capping being introduced.

So KS_Rev, am I belong to the group/individual which making you sick?

Has been a long while since I last posted a comment here. The posting list has grown to the 5th page now.

Glad to see a good number of posts from all interested parties. Some were good and constructive but others were simply missing the point.

A web site/blog such as this is a platform for netizens/investors/property enthusiasts to share information and serve the fitting purposes. To use the Web to sell a property, especially of significant value, is a long shot. The best way to buying/selling a property on the secondary market is probably still thru some well-connected agents. Of course the unit's marketability depends on the location, view, furnishing, and the asking price.

You have the freedom to design and renovate to your wish, to park your car in front of your doorstep, to make a garden, to keep a pet, to avoid monthly maint fee (that may be enough for food when you retire) ...etc.

It is very painful to pay RM400-600/mth for the maint fee.

This amount of money is enough to pay for the monthly meals of an old retired couple.

I think nowadays the trend has changed.

young generation might prefer to choose condo instead of landed property because :-
(i) various facilities for modern life style
(ii) better security & privacy
(iii) good view, less or no insect/pects for higher floor

That's why the condo is selling at such a high price nowadays ! Especially those well-maintained & good facilities condo.
People are not just buying a property, they are buying a "life style" !

I just check the website, this is not bank auction, it is an open auction ! Meaning the owners employed auctioneers to auction the property in order to sell to a high bidder !
You are not definitely getting the price of 778k as you need to out bid the others !
This is the new trend of selling properties as nowadays people are so crazy about buying properties and sometimes this craziness can cause the auction price to bid until a ridiculous level and very good profit margin for owner !

Recently I heard one landed property (3000 sq feet) with run down condition at Ayer Itam was sold at auction for 1.7 million from reserve price of 900 k ! That is far far higher than market price !!

To the contrary, I have personally come to know a few Platino owners who have recently sold their units for some handsome profit; and several who bought on the secondary market and plan to move in soon.

To do well in the property market isn't a walk in the park. Owning one is not even half the story, what you do after owning it is where the "money" is.

Even when the market is hot, it's usually the top 20% or less get transacted, let alone those units without the desired view, correct fengshui, preferred floors, interior design and furnishing, and other reasons for potential buyers to consider. In fact, if these things are done right, these properties are in good position to do well regardless of good or bad time.

A few may get lucky; but to just let the unit sits and expect "good" offers to come knocking is a long shot, especially when the majority of Malaysian property investors are still not used to buying on the secondary market. In our neighboring country, they have a better way of putting it: wait long long.

然而,相信是業者把房屋的價格定得太高,昨日拍賣的22項房屋和地段,一些在檳島的豪宅(定價105萬)比一塊位於威南的土地(定價60萬)貴一倍,以致18間房屋全拍賣不出,至於4塊地段中,有3塊脫售。
拍賣官:業主把房價定得過高拍賣官沙姆干說,從昨日的行情來看,業主的確把房價定得過高,他會把有關情況反映給業主,希望他們可調整屋價。公司將於7月3日在愛心大廈再主辦一次拍賣會。
另外,世界不動產聯盟(網絡和市場)副主席倪傳鵬說,儘管當天的產業無法出售,但這不代表拍賣會不成功。

Owner not able to sell at 900K above or 1 mil. Buyers who want to buy a life style there for that price are close to 1-2%. Subsales or let go definately not success. Plus raymund and peter photos on there. Eventually owner will need to hangon until water fish come in or else you can sell it at 600-700k to beat pearl regency. 1 mil there are so much landed house choices. Wake up! IJM markup price too high already for this platino.

IJM never mark up lah. It's the greedy speculator owners who bought the units at RM330/sqft and now trying to sell at RM500/sqft.

However, based on the one comment before your latest comment about Srishanbid's auction, there were no interested buyers at the auction for one 2659sqft platino unit selling at RM1.05 mil (works out to be RM395/sqft). The unit is on 18th floor. By today's standard, RM395/sqft is not expensive for a condo, but I wonder why people don't like platino. Refer to link below for more description on the unit.

You are in a way right, Penang property price is definitely not linearly correlated to Dow Jones Index, unless you're talking about a major financial disaster in the US, something like eehh...a credit downgrade or a gov default (which is unlikely, eehh...I hope)....:D

Penang property is much more related to local effects, like residential demand, local resident income, a little bit of foreign buyer demand, local sentiment, raw material cost, land cost, credit availability and last but definitely not least, speculator/investor demand...:)

Every investor is panicked now. US government does not even have the $ to pay its civil servant if the bill is not passed next week.
