Beacons of prestige and style

BSG Property, which has built well-received residential and commercial properties at prime locations in Penang for several decades, is adding several flagship development projects to its impressive portfolio.

Its latest star is the Mira Residence, a pair of elegant 32-storey high rise towers housing 322 elite condominium units situated in Permai Village in Tanjung Bungah.

Designed for urban professionals and young families, it offers nine stylish layouts ranging from a cosy 1,352sq ft with three bedrooms and two bathrooms up to a generous 3,642sq ft with four bedrooms, three bathrooms and a powder room.

“Every unit will be partially fitted with luxurious and high-quality furnishing for discerning buyers who seek convenience, comfort and style.

“Balcony areas also provide spectacular views of the lush natural environment of rolling hills and gleaming sea,” said BSG Property executive director Alfred Chew of the freehold project slated for completion in 2016.

He said Mira Residence offers residents a comprehensive range of facilities such as an infinity pool a lap pool, a kid’s pool, a gym, an outdoor exercise area, a children’s playground, a Jacuzzi and barbeque pavilion. A nearby public Linear Park offers an extra green space for the family.

The development only has six units to a floor, with every level serviced by five elevators to ensure sufficient privacy and convenience.

“Attractive water features and beautifully landscaped gardens further enhance the experience of upscale living. Being in the heart of Permai Village, residents are connected to a thriving commercial precinct.

“They are also surrounded by various modern amenities and conveniences,” he added, pointing to examples like Tenby Schools Penang which is within walking distance.

Chew said they would be offering an exclusive promotion package for Mira Residence at the upcoming Star Property Fair 2014 in Penang which includes a 5% rebate, free one additional car park bay and no maintenance fees for 24 months, limited to the first 10 purchasers.

There are also legal fee waivers for sales and purchase agreements, stamp duty and loan documentation, all subject to terms and conditions.

Another development BSG Property would be featuring at the fair is The Landmark in Tanjung Tokong along the island’s northern coast.

The freehold, design-driven skyscraper will have modern resort facilities.

It is set for completion in 2017. The 41-storey building will have 308 units.

“Besides an unparalleled view of the famous Gurney Drive promenade, investors will also benefit from the buy-to-let scheme that BSG Property has recently introduced to Penang folk,” business development manager Chong Hock Aun pointed out.

He opined that such schemes were rapidly gaining popularity as an alternative investment, as besides guaranteed returns, one can also enjoy the vast facilities.

“Investors can purchase a unit of the fully-fitted corporate suites and enjoy a 6% guaranteed rental return per annum for two years.

“It is low risk as the property will be managed and rented out on a daily basis as serviced suites. Revenue will be shared with owners based on annual occupancy rates, hence it’s a passive income for owners to enjoy,” he explained.

Another offering, the Raffel Tower in Bukit Gambier, offers similarly lofty residences in a one of the most sought-after and strategically placed locations at the heart of the island close to major transportation infrastructure like the Penang Bridge, second link and Penang International Airport. There will be 260 units in the 29-storey building.

There are only five units per floor which come in spacious layouts ranging from 1,400sq ft to 1,600sq ft. The freehold residences also offer panoramic views of the sea, the iconic Penang Bridge and lush, rolling hills.

“Every unit of Raffel Tower is made perfect with fully furnished packages that provide home owners with the most convenient and hassle-free move-in process possible once the property is fit for occupancy,” Chong said.

The company is also introducing Oakridge, a collection of 10 exclusive, freehold three-storey semi-detached homes in Sungai Nibong. They will have built up areas starting from 3,385sq ft onwards, with 4+1 bedrooms and six bathrooms.

With land areas sized from 3,525sq ft to 5,459sq ft, there is an abundance of space for outdoor landscaping. Units also have energy-saving features like expansive windows that provide ample natural light and ventilation.

Oakridge is set to be completed by the end of this year while Raffel Tower will follow suit at the end of 2015.

BSG Property possesses one of the largest land banks in Penang and is presently focused on urban township schemes and fully integrated mixed-used developments in the state as well as in Johor, Kuala Lumpur and Melbourne in Australia.
