Marinox is luxury in a prime location

Masmeyer Development Sdn Bhd will be showcasing its luxurious Marinox Sky Villas at the upcoming Star Property Fair 2013, along with a unique scale model of it.

The company’s booths are set to be a main attraction with a first-of-its-kind, giant Lego model of the project and beautifully illuminated from within.

“Instead of the usual scale models made of cardboard or wood, we decided to come up with something different.

“It reflects the unique lifestyle that residents can expect at Marinox,” said company chairman Datuk Mohamad Tajudin Bakar.

He pointed out that the development, strategically located in the heart of Tanjung Tokong, Penang, comprises 301 spacious units housed within two, 33 and 29-storey towers which range in size from 1,260sq ft to 2,960sq ft.

“It sits in a prime location close to all modern amenities and conveniences. There are shopping malls, retail shops, food and beverage outlets, as well as financial, educational and medical facilities all just a short drive away,” he said.

These include Tesco Tanjung Pinang, Straits Quay, Precinct 10, Island Plaza, Prima Tanjung, Gurney Plaza, and the upcoming Gurney Paragon, to name a few.

The world-renowned tourist belt of Batu Feringghi and the Unesco World Heritage City of George Town are also within easy reach.

Marinox’s typical units come in four layouts — Type A at 1,260sq ft and Type B at 1,450sq ft, both with four bedrooms and two bathrooms. The 1,650sq ft Type C has 4+1 bedrooms and four bathrooms, along with a utility room.

Type D offers a spacious built up area of 1,950sq ft with four bedrooms and two bathrooms, as well as an additional private sky garden measuring 1,198sq ft.

There are also three types of double-storey units, with Duplex A and Duplex B featuring combined built up areas of 2,270sq ft and 2,600sq ft respectively. Both have 4+1 bedrooms and five bathrooms.

Duplex C is the largest at 2,960sq ft, and has 5+1 bedrooms and five bathrooms instead. All Duplexes also come with a study room, pantry and large family areas.

Marinox features modern design aesthetics inspired by marine elements. Residents would always feel like they are coming home to somewhere special.

“Much effort was invested in the floor plans and layouts, as we wanted to create spaces that are functional, versatile and comfortable for inhabitants.

“Most units are sea-facing, and afford sweeping views of the Andaman Sea. The remainder offer partial sea views, and vistas of the surrounding Tanjung Bungah and Tanjung Tokong neighbourhoods instead,” added Tajudin.

Set to be completed in 2016, the development has a Green Building Index certification pending, thanks to its environmentally friendly features like windows that reflect heat, and rainwater harvesting.

“The glass lets in ample natural light, whilst keeping the heat out. This translates into savings, as it reduces the need for air conditioning and artificial lighting,” he explained.

The development also features a separate car park block, atop which sits a vast deck of leisure facilities. These include a two-storey gymnasium, infinity pool, special jogging track, children’s playground, Jacuzzi, sauna, multi-purpose rooms and landscaped gardens.

“We’ve received tremendous response thus far, and over 80% of units have already been sold,” Tajudin added of the high-rise residential development, which has 24-hour CCTV monitoring and card-only access.

The company will also be featuring its Milrow Villas project, which comprises 17 vacant, prime plots of land measuring 7,061sq ft to 12,992sq ft, on an adjacent site.

“One can then draw inspiration from their favourite things, and design their dream villas that fill them with pride and joy,” he mused, adding that they could also recommend consultants to buyers, should they so desire.

Combined, both projects have a gross development value of some RM340mil. They are Masmeyer’s maiden projects on Penang island, since its establishment in 2002.
