Unhappy over compensation

Residents of an estate in Mount Erskine are not satisfied with the compensation offered by a housing developer that bought the land there. It is learnt that the developer had issued a letter of eviction to the residents last month.

Residents association chairman Teh Kim Long, 74, claimed that the compensation of between RM30,000 and RM60,000 offered to the residents, was less than half of the current property value.

“Residents were given the option to accept the money or get a flat with a built-up area of 55.7sq m (600sq ft),” he said, claiming that 62 residents were affected by the development.

Teh claimed the residents wanted to pay the quit rent to the developer but the latter did not want to receive the payment.

“It is stated behind our quit rent receipt that if the quit rent is not paid in six months, the residents would lose their right to voice out their concern and cannot object to any changes conducted by the land owner,” he claimed during a press conference at Pulau Tikus assemblyman Koay Teng Hai’s service centre in Jalan Peirce yesterday.

Teh said that the residents were confused as they are unsure as to who they should pay their quit rent.

“We have engaged a lawyer to collect our quit rent and seek his service to hand over the quit rent to the developer.

“Several residents have paid their quit rent to the previous land owner as they fear they might lose their right,” he said.

Koay said according to the land office, the ownership of the land was transferred to the developer on Jan 5.

“I have also called the developer to convey the wishes of the residents last month,” Koay said.

When contacted, the developer refused to comment on the matter. - By The Star

Think out of the box a bit....Hold your grudges to much bigger thing than small fries.... Have you ever ponder how many low cost apartment we could build with the Cow in Condo? Maybe you should suggest how much the compensation should be.... There's two sides to the coin, maybe the federal goverment should step in to do more charity eh? I am placing my bet even if the compesation was 120k which was the actual value as claimed, this article would still be published aka with a little spice and gravy.... Published by the Star some more... The useless newspaper....

This is not really the state government's fault, but the problem lies mainly with the greedy bloodsucking developer. What do they expect residents to do with a miserable & extremely pathetic RM 30k??? (which is a mere tenth of the actual value of the houses!!!)

By the way, RM 120k is NOT the actual value of the houses as assumed by CK. Actual value is around or even above the RM 300k mark (case by case basis). Some houses there are even worth RM 500k, based on current leasehold prices. The houses are by and large good-sized proper brick & concrete structures, NOT wooden, zink, and atap houses. And the residents are rightful, legal owners of the houses, NOT squatters. If Kampung Buah Pala residents can be compensated with proper houses (NOT low cost flats), then why not these residents, whose houses are of much better and higher standard compared to the ramshackle & poorly constructed Buah Pala ones???

Josh, its simply because the affected residence is Chinese. If they are non-Chinese, LGE would jump in and act as a hero.

I have to admit, I am a staunch DAP supporters. But LGE conduct really pissed me off after he took office. For example, what's the point of him implementing no plastic bag to save the enviroment, but on the other hand close both eyes on illegal stalls setting up along the coastal( of course all the waste went into the sea). Can Chinese traders now set up stall with MPPP close both eyes in Gurney? If not, why the double standard?

Also, why does DAP convention allow Muslim prayers to be recited but not other prayers? How many % of DAP members are Muslim?

I am not against LGE for helping any races, what I am against is in the process of trying to project himself as Malay or Indian hero , he conveniently left out the Chinese which is the root of DAP success in Penang.

LGE, i urgge you to be a CM of all races. If not, I am sure DAP will suffer in GE13 because of your overly ambitious political career.

ps: Are you aiming for DPM post with all your antics?

It is like you going to Thailand and telling the Thai government that Islam is the official religion there when Buddhism is the official religion there.

Religion and politics aside.

The question you should be asking yourself, are you happy with the changes so far? Did you indirectly or directly benefited from it ? Is Penang booming? Do we have a deficit or a surplus? Is Penang a greener and cleaner place?

This is just the first 4 years, perhaps the next 4 years all your wishes would come true, who knows.

Kor Su Lu, you sounds like Koh Tsu Koon. Tell me what is so difficult for a CM to implement the law on illegal traders regardless of race? Why the special treatment to some?

3) even the Malays residence in my area are pissed by the illegal Malays traders, and we collectively have sent tons of complaint to MPPP, but no action taken. So, is this what you call Chinese Perkasa?

Jeremy Tan, I agree with you that Islam is the official religion. But aren't DAP against playing racial or religious politics? Why fall into that, just to boost LGE ego?

What is the point of having Muslim prayers in the convention , when the attendees are practically 80-90% non Muslim?

You see, DAP is their haste to earn the Malays vote, they have made serious blunders here and there. One of such blunders is by giving Tengku Aziz a vice Chairman position and a senator ship upon joining. Doesn't this look so desperate? And now, serve them right for their blunder!

Ok, so the topic now is, why LGE administration do not step in to force the developers to compensate the above residence? Why was he so quick to step in when it involve non Chinese? Such as Buah Pala squatters? Is LGE a CM for all, or CM for non-Chinese?

John, LGE choose to be CM. no one forces him. And he is paid to do his job. So, why can't tax payer questions him when he sleeps on his job? Same goes to Najib administration, we can critise them when they sleep from their job. So why the special treatment to LGE?

Also, the illegal traders mess I mention happens during his term. Do you think it's better to stop illegal hawker when they just started, or wait till their is gigantic structure after four years like now? The place I mention is along Queensbay stretch, and the illegal traders basically snatch up every inch of available slots, more than 1km stretch. Doesn't this impact the Jerejak sea? What about residence staying nearby ? We have to put up with rats, roaches, rubbish etc because of this. Parking problems, and traffic issues too.

My question is simple, if Chinese hawkers were back into Gurney drive like what they I'd in the 90s, will MPPP tear them now? If yes, why the double standard when your party's motto is Malaysian Malaysia. Or did DAP just change its motto to LGE for PM?

In fact I emphatize with you, especially if you stay at D'residence , QB area or within the the vicinity.In fact, as a proud Penangite, I too would like to see the MPPP find a timely solution to solve the issue, no doubt about that.
However, Your argument that I don't agree is that you racialize and politicize the whole issue, you drag in malay , non - malay, DAP, KTK, LGE,speculate blindly LGE future political path, Muslim prayer in DAP convention bla.... bla....
Don't you think it is getting more complicated when you drag all this in ? You think it will help you by racialize the issue ?

And our topic here is about the MPPP enforcement to evict the illegal hawkers, If I'm not mistaken. However, all this discussion aside, I think the state government and MPPP have to do something about this illegal hawkers issue sooner rather than later before the surrounding area and water quality in QB deteriorate into something like Gurney Drive.

Kok Sur Lu, no I am certainly not trying to racialist issue. I fact I am a strong supporters of DAP' Malaysian Malaysia. That's why I am so disappointed with LGE when he tries to play racial politics ( all the example above).

All we ask for is a CM for all. We don't ask for special treatment or anything else. If someone broke the rule, warn them, fine them. Don't just close both eyes just because you want to play racial politics.

If squatters were evacuated from their home by developers, by all means help them to secure a home. But securing a Diuble Storey terrace for squatters at the expenses of buyers? Isn't this nuts, and if this is not racial politics, then what is? So now that Buah Pala has set precendent , what about Mt Erskine folks? Why don't you step in and help them to secure a double Storey terrace house too?

Majority of us reject BN because of or ructions and racial politics. So why are we allowing our state goverment to fall back into the same old regime? I am beginning to agree with RPK. PR supporters really can't take critism. When you critise their idol, they will act like UMNO thugs or Perkosa hooligans. So, really how do you expect the other 50% of BN supporters and fence sitters to respect a party that is no difference from BN?

Kok Sur Lu, I voted for DAP for 3 times consecutively. And I will vote for them again, but just for Parliment. Like RPK says, majority of you hardcore supporters were just recent convert. Some of you were even MCA or MIC supporters back then. So what rights do you have to question someone who have been voting for opposition all their life? And my family too re strong DAP supporters. We support DAP leaders like Kit Siang and Karpal. But we are really disappointed with LGE.
I have decided to spoil my vote for state seats if things in the state do not improve by GE 13. Rest assure and you can observe, a lot of us disgruntled voters will spoil our votes as a sign of protest.

I live in Penang for more than 30 years. Today I'm feeling Penang becomes more better and the growth of economy is accelerated since from the last few years. Yes, I say 'accelerate' as I see there was a slow improvement during BN ran the state (that could probably make Penang lost the 1st seat on FDI during KTK time). That's the reason why some people saying BN was not doing anything to the state in the past 18 years merely becoz of too slow or too low profile till people are not aware of the development totally!?
Overall, since after 308, there is a change for better and definitely need continuos improvement. If I would rank today's state government performance, I will give 70% in view of its 4 years experience in administration.
As for BN, hmm..., I can't find any reason to justify for the passing %... now being an opponent party, any contribution thus far? I can't recall either.
On health and hygiene regulations, I see the current officers are more serious in executing.
Traffic problem, Penang (all major cities in fact) has been beset by traffic woes for the past decades... but at least efforts are already started.
Well, btw corruption and illegal hawker, I choose the latter. My two cent's worth.

Maverick, can you tell me what major development under LGE administration? What type of economic growth? Please be specific.

I am sure everyone wants a clean goverment, me too. And bravo to LGE administration for being clean so far. But is clean goverment is ALL we want? Don't you want an efficient goverment as well? I am not sure about you, but if you observe the sidewalk and Padang nowadays, how regular are the grass trim? Yes, to you this is petty issue, but this concern us residence, as it will be a breeding ground for mosquito etc. DAP is the state goverment, and it is state goverment responsibility to ensure the state is run properly.

Imagine a MNC hire a CEO, the CEO is a clean person. But other than be clean, practically he left the company rot, as he doesn't care about other stuff. Is this the kind of CEO we want in Penang? Now, don't come twisting and say I want a corrupt CM bla bla bla. If I want a corrupt leader, I wouldn't have voted for PR repeatedly. I want a CLEAN , EFFICIENT CM that is also fair to all races. is that too much too ask for?

we are talking about the lack of enforcement on illegal hawkers. It is that simple. I doubt you voted for DAP in the past, because the way you articulate your thought is exactly tainted with the venom spewed by the BN regime.They have no shame of calling themselves government and identify other party as the oposition. In fact they are opposition in Penang and in a few others more developed states and territories.The are only the legitimate government for the less developed areas and the representative of less-informed people.

Some Malay and Some Indian called LGE as a racist. Now a Chinese also blame LGE for playing racial politic. Then all things come to equal, we can conclude that LGE is fair and is doing a splendid job.

Different people might have different opinion about what's right and wrong. For me, I feel there's absolutely nothing wrong with the hawkers at QB, except that the place is not a designated area for hawkers, therefore considered "illegal". I think MPPP should re-organize that area to make it more suitable as a hawker site, and then issue permits to those who follow strict cleanliness guidelines (yes, we should seriously protect our seas from pollution). C'mon guys, this is free market and free enterprise in action, supply goes where demand is. Hawkers are part of our culture. I cannot find a reason why we should impede that. Oh, just because the traders are of a particular race?? And yes pgkia88, I have learnt hard to read before I typed...;)
