Sizzling hot sales even before launch


Ivory Properties Group will showcase over RM600mil worth of residential projects in prime locations in Penang at the Star Property Fair 2010 from July 23 to 25.

Its director Ron Loh said the properties, Moonlight Bay and 10 Island Resort in Batu Ferringhi, and The Peak Residences in Tanjung Tokong, were around 88% to 90% sold out.

He said Moonlight Bay would be completed in two weeks while the 10 Island Resort and The Peak Residences were scheduled for completion in 2012 and 2013.

“The RM237mil Peak Residences, comprising 609 condominium units, did exceptionally well as it is 90% sold even before its official launch in the third quarter of this year,” he said, adding about 65% of its foundation work was completed.

Ivory will take up 10 booths to promote their properties at the three-day fair, which will be held at G Hotel and Gurney Plaza. The annual event is organised by Star Publications (M) Bhd in collaboration with Henry Butcher Malaysia Penang.

Loh attributed the Peak Residences’ brisk sales to its affordable pricing at RM334 per sq ft and its strategic location in Tanjung Tokong.

The project’s facilities include a four- seasons garden, reflexology path, barbeque area, swimming pool, wading pool, jogging track, children’s playground, clubhouse with facilities, outdoor exercise station and jacuzzi.

He also said the RM193mil 10 Island Resort, located on a three-acre site at Miami Beach in Batu Ferringhi, comprised 266 condominium units and 15 units of resort villas.

“The units are spacious, measuring 1,100 sq ft in built-up area, while the double-storey re-sort villas have over 2,000sq ft in built-up area,” he said.

The project, selling for RM479 per sq ft, comes with facilities such as swimming pool, games room, karaoke room, gymnasium, sauna, barbeque area, reflexology path, life-size chess, community hall and children’s playground.

Loh also spoke on the RM190mil Moonlight Bay, a luxurious gated and guarded community residential development on the hillslope of Batu Ferringhi which was scheduled to be handed over to purchasers in the first week of August.

”There are 70 units of villas, and 20 units of condo-villas or low-rise condominiums, which are sold from over RM600 per sq ft.

”The villas have built-up areas of 3,800 sq ft, while the low-rise condominium units measure from 1,950sq ft,” he added.

The project comes with facilities such as swimming pool, hilltop pavilion with water and wooden deck area, playground, tower with elevator, jacuzzi, waterfall, community hall, and jogging path. - By David Tan (The Star)

Well, Choosing a reputable developer is pretty important. My relatives and I have bought few units around Penang Island with different developers. I would recommend Boon Siew and IJM. I did not have a good experience with Ivory.

I dont think moonlight bay can sell well. Please go there and look at your own eyes. Will people like to stay in such a hill slope area ?

Having bought two units from ivory I am quite happy with their service,they have always answered any of my concerns instantly and fairly.
