Many of my customers are unclear with the process of the EPF savings withdrawal to purchase houses, so I would like to share this process with the readers here.
EPF Withdrawal to Purchase a House allows us to utilize our savings from EPF Account 2 to partially finance our purchase of a house individually OR jointly with our spouse or close family members namely parents or siblings.
1) Maximum amount that we can withdraw is as follows:
The difference between the house price and the loan amount + an additional 10% of the house price or all our savings in Account 2 (whichever is lower but not less than RM500)
2) Download and fill in Form KWSP 9C (member) using black ink pen from below link.

3) Bring along below original documents and their photocopies (all in A4 sized paper) to nearest EPF office (Georgetown, Bayan Baru or Seberang Jaya) for verification purposes by the EPF Officer.
- MyKad
- Bank Book or Saving Account Statement or Current Account Statement
- Stamped S&P
- Housing Loan Offer Letter
- Proof of Relationship (marriage certificate, birth certificate) for joint purchase with our spouse or close family members namely parents or siblings
4) Normally EPF officer will inform that we would get the money within 21 days but for my case I received the cash in 1 week after submit the application.
Very simple process, isn’t it?

Hi Ally,
Thanks for sharing but it will be great if you could also highlight clearly that EPF withdrawal is ONLY for property which carry with residential title and NOT commercial title.
I point this out as Penang start to have a lot of condo with commercial title (eg Elite) and a lot of us are not aware of this clause.

I have personally check with EPF office previously, EPF withdrawal to purchase a service apartment (that is apartment with commercial title)or a shop lot with residential unit or a small office home office (SOHO) unit is allowed.
However I would suggest you to confirm with EPF personally any inquiry you have. Nowadays government agency is very effective and friendly :)

It seem to be several versions of what we have. In fact, the confirmation about this is from Elit where the sales person confirmed that purchaser is not able to withdraw his/her EPF for this property. I have also confirmed with my lawyer and according to her, as long as the SnP state that this is 'commercial title', then you will not able to withdraw from EPF.
Perhap like you said, visit EPF office personally would be the good idea.
Hi Ally, thanks for sharing the process of EPF withdrawal for purchase of property. On the sale of the property, would that be any form we need to fill in as well? As I understand the ePF withdrawl would go back into Account 2. Please correct if wrong. Thanks!
For sub-sale house, additional documents are needed, which are "Form KTN 14A" and "Receipt penyerahan" which your S&P lawyer will prepare for you. These 2 documents are usually take some time, much depending on how fast the lawyer, the vendor, and the government officer work.
It is good we could share what we know (of course the article could not cover all aspects :) ).
Please download the form from link stated in the article, it will explain the documents we need in every scenario. As long as we have complete documentation, the withdrawal process is fast and smooth.
