Be cautious, Be smart to choose and invest in all projects, Be a smart consumer. Many available and options all over the place. Hope that they won't apply the strategy like them (u know who is the culprit) selling to bulk buyers and their cronies. Cheers and happy hunting.

strategy is usually for a start, they offer to cronies painting Big Picture that can make money. Also no commitment = can withdraw anytime. Then they release news to the public Phase 1 fully sold or always only left few units. If cronies snapped up all ph 1 units, they goreng and released subsequent phased to the public and push up the price. (u know who). Those gong gong one will rush without thinking twice. It is safer to buy from S.P. Setia, BSG or E & O since they delivered and their properties have proven to appreciate very high.....Ask around those buyers from these three co. All the buyers are very very happy buyers. Ask 'u know who' and those of unenthical developers. You will be shocked to hear their bad experience - product delivered not according to spec, plan and bla bla bla... and most unable to sell for profit or even rent it out. Typical one very significant around along jln Yeap Chor Ee- Those commercial units opposite USM and also besides it. Have been empty for a long time - pity those buyers, also not forgetting Times Square commercial lot!

Based on the current market situation, do not go for it.

The subsale market and rental market are floaded.

Check Summer Place, The Spring, I-Regency, Birch Plaza, DiPiazza...etc.

You will have problem to find Ang Mo who is willing to stay in this location.

Awan: Have you booked any unit for TGT (The Golden Triangle)? If not, you have missed out a good chance for rental/invest. For Elit3, the price is RM368psf, too expensive, think twice!!

Elit 2 having promotion months ago and the deal is better than Elit 3 and the empty unit keep on increasing. Now queue up for Elit 3, just for a 15k car park? Something must be wrong some where.

These desperate people are driven by fear to buy as the developers blatantly increase the prices without any justification for each successive phase

this show a glaring lack of affordable housing available for the masses

The people are being held hostage by greedy and unscrupulous developer

the government should enforce a price control mechanism NOW !

I guess more ~50-60 professional "queuer"/speculators already lined up/set up their camp since early this morning for tomorrow Elit 3 launch ... Guess each of them will book at least 2-3units & ready to make a bunch of quick money by squeezing the hard earned $ from those poor working groups. Aii ... guess the poor folks will be poorer (by being loan bearer for nxt 20yrs) and the rich folks will be richer by doing nothing and enjoy their luxurious life without working daily ... the poor will envy for their luxurious lifestyle, sport car & keep wondering why the rich got so many $ ? Actually what they didn't know is that they are the one who pay/sustaining the rich one's luxurious lifestyle/indirectly you are the one who working for them in next 20/25yrs by paying the monthly housing installment ... Cruel reality but you got to face it .. this is capitalism unless you want Malaysia turn to Communism economy .. or be united like Egypt to overrule the speculators with earlier property bubbles "Burst" ... let them feel the pain ...

Why not the developers just keep their mouth shut and don't inform the public about early bird package and offer it when the genuine buyer (first 50 or whatever) book it. It will give the genuine buyer a surprise and it will be highly appreciated. It is becoming unethical to use this tactic anymore.

Look at the person above, it is like the old days box office movie, if you want better seats, buy from the punters.

What I can conclude that, the developers has make a stupid move to allow opportunist to take advantage off and personally the integrity and reputation is at stake. Please be more responsible on your marketing strategy

My advice is don't be fooled be the marketing strategy of the developer. How can someone get 2 Q numbers and some event get the Q number for sale @ RM4000. You can find all these nonsense even on our local press such as http://www.sinchew.com.my/node/194003?tid=1. What a joke! Good luck to those who is on Q to buy. I can get somebody to Q for me by just paying RM50 per 24-hour. If Elite-3 is so popular, how come Elite-2 is still on sale.

If you are buying for own stay, I have no comment.
If you are buying as an investor, I don't think it is a good choice.
1. The price is already too high. The one I am interested a corner unit costing about 400/sq ft, too high for Bayan Baru area;
2. I couldn't find one with a perfect design. There is no unit having good ventilation in all bedrooms and toilet ventilation is bad;
3. The secondary market price depends a lot on the type of retail lot they are bringing in. It could be an eyesore looking at Times Square ;
4. In 3 yrs time, when you sell, you have to compete with over 1000units around that area. Imagine Penang population is not like KL;
5. If you are renting out, Ah Mor will not stay in such congested area, my factory Ah Mor prefer to stay near sea or hill, Equatorial side or Gold Coast;
6. Locals will prefer residential or Condo.Penang people are kiam siap. Why should they pay extra for water and electricity bills;
7. For high level manager, why should they stay in a place where they have to queue up to get out of the car park every morning. Imagine there are 700+ units with about 1000 cars in the car park.
8. Last but not least, when you invest in a service apartment, you are taking risk. Is this risk worth it with questionable return? Risk means you are not protected by HDA. The SPA can be very biased towards the developer. e.g. Progressive payment can be Upon Commencement of work instead of Upon Completion as stipulated in HDA.In service apartment,the term in SPA is at the full liberty of the developer.

Cant really compare D'Piazza with Elit (D'Piazza already out) , or even the new project nearby, called Arene.

To invest or even own stay, belows are some of my 2 cts opinion:

1. Strategic location which is the most important factor for all the property investment.
2. Freehold
3. Good accessibility
4. near to FIZ which can get ex-pats and yuppies (e.g St Jude, Suntec City, Mayang Mall) to rent. Convenience for owner who work in FIZ.
5. Great mix of amenities for convenience living (Giant, Jusco, Sunshine, , Queensbay Mall, PISA, Banks, Schools, Hospital, Wet market,

I work in a big MNC, i have a lot of "ang mo" colleagues coming from different countries that work here for 2 to 3 years, none of them stay in bayan lepas area. All of them want Gurney Drive and Tg Tokong. Even gold coast also they won't consider. Some of them take even take cab to come to work and willing to suffer the traffic jam in the morning, then i ask them why they don't find a house in bayan lepas area which is closer. They told me the below why they choose gurney and tanjong tokong areas :

i) Superb sea view which Bayan Lepas cannot find
ii) Close to their community, all their friends, countrymen are staying in those areas
iii) close to all the international schools - Bayan lepas : zero.
iv) Close to great night life spots like gurney and upper penang road and QEII which a lot of happening there as they like to drink beers with their friends when they socialize.
v) Safer - they tell me Bayan Lepas is not a safe place to stay compare to gurney, i don't know where they got this info.

Even for local , what are the reasons they will chose elite over dpiazza as both locations are very close to each other but elite costs almost 60% more expensive than Dpiaaza and elite is a commercial title. If Elite brands themselves as strategic location, dpiazza should be the same too. What is the different between walking 2 mins to Jusco (If jusco really builds their supermarket in Elite area) vs 5 mins walk from Dpiazza condo ?

For local, to purchase this property for own staying is ok. Location wise is always excellent when there is an established retail mall such as Jusco just underneath, if put the noise factor and traffic aside. The psf still reasonable although this already factored-in the higher utilities in the long run due to commercial title. However from investment perspective, i will not recommend. Rental wise could be difficult as it is true that expats are favouring those units along coastal line from Bayan Indah to Tg Bunga. Gold coast, as far as i understood still popular among those expats working in mainland/Kulim. Putra place on the other hand is capturing rental market for those higher rank locals from outer-states again working in mainland/kulim. Capital gain wise will not be significant as well due to potential buyers are likely to be locals and again it is true that nobody would want to pay for higher utility bills if given a choice, unless there is an offset in the price.

my buddy also a property investor went there on the launching day but he never get the prefered unit. Maybe he should hire 1 bangla or indon to Q .

Anyway, in my personal opinion its a good choice... if you can afford to buy..
because i dont think can find future new projects below 400k in penang...
but the price for Penthouse is quite reasonable.. and so its fully booked... by Pantai Doctors... so rich lo...

Penthouse comes with single car park.. need add 15k to get extra car park... meaning that the rich brats also have to Q to get extra car park.. the developer is not looking for customer satisfaction.. they getting bad perception and just want to make money.. i rather go for Sp setia or IJM projects which the developer has good feedback from the buyers.. the elit buyers are in risk.. who knows if they build the unit worst than d piaza... good luck to them..

Regarding Dpiazza, no doubt it is poor in quality, however, the price increase a lot for the past few months, sub-sales are less now, no many people want to say in the market.
Regarding the rental, it is quite a good rental for Dpiazaa range from 1200 to 2200.

For those people who queue for elit3, 1 queue only entitled one unit only. Do not confuse other people.

This developer is not honest n hiding lots of facts. But I still think Elit 1 is a good buy, no doubt.

I really signed the s&p doc, and seal give 4 time installment for the 10% down payment, last payment is end of February, and end of march we pay for legal fee, i think this is a good arrangement, anything just call to the office and ask... they are quite helpful...

1st time hearing developer offer 10% down payment by installment fashion...interesting. As Pen commented, signing SPA without a date and without stamping, it seem dveloper is not ready to kick off the project. It is risky if continue pay installments to developer, better keep this money in your bank.
So call the 5% discount voucher, this is funny.. they launch Elite#3 at discounted price for 2 days also at 5% cheaper ?? Offer of Voucher is uses in supermarket to attract sale, but it uses in half a million condo now (shame)...this may show the Elite3 or maybe the other 2 blocks do not have genuine buyers.... very risky.

but if u consider the property cycle, then i will agree, cause now price is too high, until majority can not afford to buy, so there are lot of empty units in the market, i guess price will start to come down soon... cause if majority can not afford to buy... then wa for seller selling high... just my personal opinion..

Im interestde as well. im looking for a unit at elit 1 , or 3, but only few units left. That is because the unit number is not good for feng shui and small sqare ft.. and some of the unit is on highest floor and too expensive.
my budget is below 500k.
can you give more infomation on the unit that u refering and give us your real name which is same as in booking form so that i can call the developer office and confirm if you are a genuine buyer of elit 3.
if not please do not waste our time nego the price . because i want deal with the genuine buyer n not from 3rd party.

as you said , the price will goes up. then why u must let go the unit?

if you are from early bird, by now u already save 20k plus 25k for extra car park , total 45k, if later u sell the property, at least u can sell it for 500k , then y u want let go this unit? is the unit number not nice?
i reserve booking for elit 2 or elit 3 already, but the price is too high more than 540k.
but if u give me the early bird price, i will take it. lets be profesional to run the deal. yes im interested.

i never think of let go the unit, this is my 3rd property, im quite sure that you know the loan terms, which they only provide 70% of the loan amount for 3rd property owner.
fyi, unit type F for elit 3 has been sold out, u can confirm this from the developer office itself.
just my concern is, if i let go the unit back to the developer, they will sell it back for 448,440 n with only 1 car park,
so i think of sell it to other buyers with 2 car parks plus the discount price of 407,000.

looks like a lot of "investors" are not affordable and cannot get bank loan. Instead good money just by selling the early bird package. I wonder did they really in the queue for 3 days for the early bird package??? Really very dirty tactics to 'goreng' the price. Just like marked up the price upfront then tell u there is discount.

(槟城23日讯)槟岛丹绒道光另一个总面积740依格的填土计划,已获槟州政府“原则上”亮出“绿灯”,一旦获取各相关批准公文后,即可开展此项耗资约21亿令吉填土大计,涉及的发展价值可高达150亿令吉。

上述填土计划也是依恩奥(E&O)集团刻在丹绒道光进行中的首期填土计划的第二期发展计划,在首期填土计划中涉及填海240依格,计划如火如荼进行中,已完成的计划包括海峡港口购物广场(Straits Quay)及高档排屋。现刻赶建工程包括多栋高级公寓计划。

总发展价值达150亿

依恩奥集团在本月12日在致给马来西亚证券交易所中,告知已获槟州政府原则上批准上述第二阶段填海计划,唯有关方面尚须领取各相关的批准,包括环境评估报告必须过关。根据英文财经周刊The Edge引述HwangDBS指出,有关填土工程料耗费21亿令吉,其总发展价值达150亿令吉。

在第二阶段计划下,将涉及打造三个人造岛,面积分别是163依格、73依格及480依格,总面积是716依格。根据星报引述依恩奥执行董事Eric Chan日前的谈话指出,第二阶段计划将是一项综合发展项目,总面积约740依格,也是第一阶段计划的三倍面积,预料将可制造120亿令吉的发展价值。

依恩奥有限公司(E&O) 在4月13日致给马来西亚证券交易所中指出,该公司是在4月11日获得槟城城乡规划局致函告知槟州政府在原则上已批准(In-Principle Approval)由丹绒槟榔发展私人有限公司提出的大蓝图计划,有前计划即涉及在丹绒道光进行的第二阶段填土计划。

大蓝图须符批准条件

在依恩奥致给证券交易所的通知书中指出,公司在1992年获得在丹绒道光进行980依格的填土权力,其中首阶段240依格的填土计划取名斯里丹绒槟榔,工程在进行中。

他表示,州政府就原则批准开出了条件,包括大蓝图必须符合所有技术要求及其规划批准条件、为保护公众利益,州政府将慎重审阅有关蓝图,公司将在州政府不须出分毫下,进行必要的相关技术研究。

该公司指出,上述原则批准对公司取得其他填土批准将是关键一步,不过它承认同时还须要其他的批准公文,填土计划才能开跑,包括一个令人信服的环境评估报告(EIA),它将胪列出其将衍生的交通冲击评估。

州政府及人民获何好处

丹绒道光依恩奥填海计划引起争议。在州政府原则上批准有关计划后也引起争议,著名槟城社会时事观察员阿捏聂多即对计划提出一些疑问。

他在其部落格提出的问题包括槟州政府及人民将从此项数以亿令吉计的填土计划中获得哪些好处?这包括在740依格的填地中有多少是保留作为公共用途,如公园及作为绿肺的。

此外,他也提出,之前的填海计划被指造成新关仔角面对海泥问题,一旦第二阶段计划进行,它将会对海流及新关仔角及环境造成的冲击多大?至于公众是否将获得出入使用人造岛上的海岸线,还是成为私有产业,禁止闲人进入?他也提出,在此项计划下,会有多少房屋是作为廉价屋分配,会否保持政府规定的30%?

他也提出,有关填海计划原本是槟岛外环公路的其中配套,在外环公路计划已暂时取消下,在1992年的填海交易是否还有效?

If you ask the developer, they said stamping already started. If you ask the bankers that you apply for the loan, they have not receive any stamp copy yet...per my friend that purchase Elite#1, still not yet receive any stamp SPA. Furthermore, the pilling work at site doesn't seem started yet, there are people and pilling cars at site but never see the pilling pillers standing on the ground !!

It seems the size in SPA is smaller by 67sqft, logicaly should make a claim to it (assuming $350/sqft), can claim back ~23K ... What is the maintenace fee is basing-on ? 1710 or 1643 sqft ? usually it calculate by unit size.

I just went to the developer's office to ask about the difference in size in SPA vs advertised. They said size stated in SPA is gross area (minus foyer, garden/balcony and the small area just outside the kitchen). They said this is the requirements in the local council by-law. In the other agreement with the developer, it is stated that the usable area is the same as what was advertised.

The maintenance fees is calculated with the usable area and not the gross area.

Anyone can verify the developer's statement?

Without Jusco, this piece of land is worthless. Bad feng shui also (directly beside hospital) and no peace of mind (5 times call a day). Moreover, very jam cause so many units with the location near to school. For those without kids, location like this doesn't bring much utility. Do I smell sour grapes here? I don't really agree with Stanley's opinion.

Buyers don't really have to worry since the initial selling price is still lower than market price now. The lower end D Piazza and the leasehold One World is selling at RM4xx psf!

Furthermore, beside hospital is actually a plus point for medi-tourism. Just look at the properties prices nearby Loh Guan Lye. Not to mention the Giant, Sunshine Square, wet market, bomba, Bayan Lepas FIZ and the upcoming renewed PISA. By the way, near school is good!

The only think I do not like is the prayers but 5 times a day only, what the heck. By the way, D Piazza is also nearby and nobody is complaining. Also, get a unit that doesn't face the mosque! There are many units that are facing the hill and they would be very much shielded.

Bayan Baru is a booming new township and it is good to hold on to the units and dun fall prey to those that try to condemn the prices so that they can try to secure a unit themselves.

I really cannot find a nicer FREEHOLD condo at Bayan Baru that is more strategically located than Elit Heights.

I would start to worry if they start to close down the big factories in FIZ like Dell, Altera, Intel, Agilent, AMD, Bosch and such.

I guess you are an investor or speculator when you mention:
a) The initial selling price is lower than market price.
b) Beside hospital is actually a plus point for medi-tourism.
c) Near school is good.
d) You will start worry if big factories in FIZ like Dell, Altera, Intel, Agilent, AMD, Bosh and such close down.
However, i just want to share with you my opinion and my reasons for saying against it.
a) Even though the price is lower, what is more important is the value you get. When there is three blocks facing one another, the ventilation is actually very bad. Even “if” it was 20% discount, I still think it is overprice.
b) The location beside hospital is only good if you or those renting from you need to go to hospital. If not, from feng shui perspective, it is not a good location because too near to hospital. What I mean is resale value will be lower cause it will be very difficult for you to convince those who believe it.
c) Location near school is only good if you or those renting from you have kids. If not, the traffic will definitely makes you headache during peak hours.
d) When many people bought because the developer say that Jusco will be open at the location, do you still think that a pool of people will be queing to buy when it turns out that JUSCO are actually not going to do so.
You can choose to agree or disagree. I’m here to give an opinion for the benefit of people reading the blog, not for any people who are interested to make money out of their investment.

I like the location. It is close to FTZ, market, hypermarket, etc. very convenience. Still couple blocks away from the school and I don’t see any traffic issue so far. Personally I don’t really against having hospital opposite to the condo. As most people in Penang city is highly educated. It is an advantage when emergency happen, couple of minute could safe a life.

Just checked further with Seal on the AEON/Jusco deal.

- AEON signed contract with Seal, no cancellation heard, dunno where the rumors came from
- even if AEON wants to cancel, Seal will just manage the mall by themselves since it is one of their company business

by the way, check with them also on the remaining units - penthouses are still available if anyone still interested.

Gangster contractor came to my unit yesterday & told in threatening way to our ID. Harshly questioning him what are you doing?! When told him we are the owner. He told us we've to get the service from him - soil, tiles, iron grille & waste disposal. Why SEAL not managing the site well till these Gangster take over?? Dun feel safe living here ! I bet their price wont be good not mentioning their workmanship! It is a broad day light robbery! What I know is SEAL appoint them for waste disposal. If they charge exorbitant amount, this is not right. Can't SEAL do anything like kick them out?

it is now residential title, for RM400, you can try your luck on mainland if you want new property. The next project in front also going to cost around RM550. I don't think anyone will wanna sell at RM400/sqft. Good luck searching. (for condo properties)

ELIT project is under commercial title even it served residential purposes... Arena project consists of Residential and Commercial on the top of 7th floor....and Golden trianlge is Residential titile.

What benefit for developer when the claim the project as commercial title rather than the residential.. need to pay more ? more easy to get approval ?

for buyer/resident, the assessment is killing us... since buyer may not aware of the rate will be during purchase time...
just like 1-world project... one of my cousin bought is bcoz= the cheapest project during that time... but now the assessment = rm1200... y need to pay so high... ? where the money all go ? usage ?go to MPPP?

how all this developer get approval from state government...

state government should stand up to help the resident.... u help me i help u..
