I don't think it is possible. Because they just complete the tnb substation. If let say they handover the substation to tnb, it will take 2 to 3 month to do cabling and move in transformer and energize . So oc maybe may or June.

Now the price is already slightly at 900K. After O.C., which as I heard its around May 2012, it will definitely be increased. I think it will be 920K - 950K or higher (plus lesser unit will be available to let go)
This is based on looking at new condominium lauches, its already around RM400/sqft, so if you put on common sathu tarrace unit, 2360 x 400 = 944 K.

It is a very nice place to stay, especially if you have a family. At least even the intermediate units have the access to the common garden at the back for the kids to run around or ride a bicycle without worrying about the passing cars.

I don't know about others, but I will generally prefer a wider 2-floor terrace rather than cylinder like rocket 3-floor terrace. Make my knees hurts run up and down and worry about kids jumping stairs all the time.

Be careful who you chooses. I got a plasterer from Hell. He damages my hard wood timber floor with deep scratches and also my white-tile floors. When confronted he denied and got very ugly showing gangster mannerism.

Make sure you protect the floor before they start work. They will drag their ladders with no consideration at all.

can consider Taman Pantai Indah by Chong & Co. not sure sold out or not. price i heard is 1.4m but 22 x 90. if you discount it to the same size as One Residence or white lily, it's actually not that expensive. plus location is good. but One Residence or white lily is gated and guarded.

Taman Pantai Indah is great, i like it very much. But there is a motor way right behind your house. Also there is a sharp-curve fly over behind. Do you noticed that? In chinese Feng Shui perspective, this is not so good. But for young generation, mostly doesn't care about this.

Previously I went to the 1-world showroom and ask about the Sathu which they mention all gone. Probably the sales person there are not up-to-date.

Today I went to the actual Sathu site, there is a counter in the club-house to show available units.

For Sathu, all the intermediate are sold out except for the show-house unit (1m+). Others are the corner lots, around 3 or 4 of them ( 1.1m+ to 1.3m)

i think both are equally good if you like sg ara. but i would rather to pay a little more for the convenient. i would either go for southbay or white lily because of location and access.

To me price wise quite a lot different if we really compare apple to apple.

White Lily: I don’t like because land area is much smaller , 22*60. Build up also smaller. Not much facility. Quality / workmanship also in questions as the developer background some may know. No pool.
Price wise if I want same land size as Sathu I would pay about $1.2/1.3M for it.

Southbay: I have surrender of the jam. Those stay Bt Maung usually late for town dinner on weekdays. Hopefully better with 2nd link.
The house design not that nice. The frontage is very short. After car park in little space available. Very high ceiling and 3ST, similar like Sunway Gambier, my friend already cannot tahan the stairs.

Personal view….not meant to hurt anyone.

Pls share more views, Tq

Though VP has been given, I understand from a few friends that the developer is delaying the hand-over of keys despite bank has released the last payment, and maintenance + sinking fund payment are paid.

The staffs claimed that they're waiting for other bankers to release the money, which is NOT making any sense.

After further probing, then my friends were told that they need another week to touch up.

It is obvious that the house is not fully ready, but VP was issued in order to not bear the interest.

Hmmmm... wondering why the Architect agreed to issue the VP !!

Just my 2 cents.....

I think as a buyer, we should stand to hold our interest. And it’s fair the developer to hold theirs at the same time.

Since the architect has issued the VP, there is no way the developer to bear the Apr interest anymore, legally.

However due to the delay of handling over keys (and we knew what’s going on, apparently the house is not ready), as a buyer, we might have the right to request some kind of compensations.

I am not sure. Probably all the buyers viewing this blog should gather the voice then talk to developer. Bottom line, let’s create a win-win situation.

Or even better still if the developer people saw this, they voluntary to do something for us before we raised our concern.

The ugly side of the developer have resurface it seems…try to short change the buyers and try to be shielded by the weak legal system.
Obviously the facilities are not ready but expect buyers to pay.

Election is looming. Govt is very sensitive to housing needs nowadays.

Highlight this issue to:
• State Exco: Wong Hon Wai and CM office
• Sg Ara ADUN

State have some power to intervene or even halt their ongoing project.

Or if state not entertain for Federal govt.

i tried to get into the Sathu and Dua Villas but was stopped by the security. They have been very professional and ask if i have any document to allow me to get in. i said i have none and they being apologetic in refusing entry. Very professional and makes me feel safe.

Comparatively Dua Villa have more impressive entrance/arch than simplistic Sathu. But kind of worry as there is big drain facing it and the land is lower than Sathu land (due to sloping down from SP Setia hill). Anyone have any idea on the history of the drain overspill in heavy rain?

How about Tree Residence? Is it same level as Dua or Sathu?

There is a sense of confusing logic in term of pricing….

Lowest selling unit in market
$860k
Land=1650sqft
$521 per sqft

Sunway Aspera, Teluk Kumbar (typical individual title)
$680k
Land=1200sqft
$567 sqft

Typically Sg Ara is 25~35% more than Tk. Kumbar for similar type. Also One Residence is G&G concept.
Is there anything or just some desperate speculators cannot tahan pay loan sell undervalue?

Any comment or facts that can be share?

Penang, In that case you should buy single storey bungalow at minden height which is selling for RM1.13m for land area of 4019sqft. That works out to be RM281 psft. Much better than any you have mentioned.

Hi Penang, what I can think of is that the smaller the land, the more expensive per square feet it is. What I observed is that rich people maybe paying 10mil for a large piece of land, is it expensive? Maybe. Given it is a large land, it may cost less per square feet than normal people like us pay. So for a fair comparisons, it has to be on the same land size. So the rich are not paying more after all.

Single storey bungalow? Is this apple to apple comparison?
I have seen such similar deal in so called Minden area….BUT look into the immediate surroundings/community and the house itself of these deals. Basically you are paying for the land only. You need to demolish and put in >$600k to make it more liveable. Also unless you are cash rich, you need lots of cash to finance it.
BTW, Not all Minden areas are high class la.

Back to here, I am comparing and new and DST (with exception of G&G) property.
May be besides land we can add in build up area as comparison. agree?

I’ll let u do the maths…..anyway land size to me is more important (for 2 & 3 storey type)

I just want to know if there are some reasons that we may not know causing 1R seller to sell at this price?

Developers have been making hell lot of money from the positive sentiments in the last few years. They have managed to "convince" buyers that land in prime areas are too scarce and too expensive, therefore selling properties at off location to buyers at a good price with big fat margins. There were plenty of good stories to tell and sell, example, second link, no more land, price will keep going up, people who made lots of money buying and selling...etc.

But the fact is, we have had more homes built than what we actually need. There's more than enough land to accommodate everyone based on the slow population increase in Penang (it won't surprise me if it's actually a decrease), judging from the moderate enrollment rate at local schools.

Just to elaborate my comment earleir.... I don’t really consider Aspera as very very far type. There are others which are way out and really have to travel deeper inside.
It just that personally and for the sake of my family, I find it hard to accept the surroundings neighborhood and the jam on the TK road.

Well I guess pretty much depends on whether you buying for owner occupied or as investment. I have to admit that I am one of the owner in Dua Villa. My family and I are really looking forward to move into this new house with facilities and security. My kids can run around in the backyard and each of them can have their own room and toilet. I spent a year looking around including apartments and terraces across penang island and this is the only place I can afford with 4 bedrooms. Apartments like breeza, strait quay, platino, fettes residence or even now in Southbay selling at 600k-900k with 2-3bedrooms (1000-1500sqm) and no backyard. For investment i think people normally consider near tanjung tokong or gurney with high rental income .
This is just my personal opinion.

I also wish an extra 100k can buy a terrace like one residence at a better location.
4 years ago my parent bought new 3 storey terrace in sunday bukit gambier at 700k. 2 years later I bought one residence at 700k. At that time sunway bukit gambier is selling at 950k. I was hoping that if i pay an extra 100k (800k) I can get a unit beside my parents house. Unfortunately, it is just not going to happen.
This is my personal experience to share with.

i am talking of buying for own stay. and i am talking of buying old house in the location of your choice (original but still good condition). new one of course cannot get. probably need 20 to 30k on repair/painting/flooring and kitchen. the rest can move in then slowly buy or upgrade.

not 700k. we are talking of 100k more than teluk kumbar. so, it's 780k. eg. lip sin, pekaka, century, sg dua, all near your parent's house.

bayan baru leasehold, i think <700k. can pay and convert to freehold.

I almost give up in finding the “old” house….most of the time it take me easily estimate >$100k to “repair” & renovate to make it “ok-ok” only for own stay. for nicer maybe $200k. I haven’t mentioned some even need a teardown!
My friend sold his condo to supplement his Island glades house “repair and reno”..already more than double the estimate. Because he cannot borrow for reno cost.

$30k reno is rarely heard...

There are some with fairly good reno and well maintain house, HOWEVER the price also factor in the selling price. Unless u r lucky to find it in good condition and low price.

That’s why I look for newly completed project. I just need minor reno and ready to move in. as a typical wage earner cannot afford high cost reno better keep for my children education fund lor….LOL.

Somemore got warranty 2 years from developer!

i actually did it for less than 20k including car porch tiles many yrs ago but excl. kitchen. i go direct to individual contractors instead of giving to 1 main. i could have spend 80k like you guys but i didn't coz i hv seen many people upgrade/downgrade house when they progress from 30 yrs old to 50.

Even for new house like One Res, the kitchen (top+cabinets) and build-in wardrobe for rooms may cost >$20k in today costing for direct deal with contractors.
Of course it is much of personal taste and how much u want to reno.

Hi Kim, One Residence Sathu is already touching almost 900k (if not more) for subsales, your request for 700k is just next to impossibility, unless you found someone who is not reading newspaper and surfing blog ;-)

if u r lucky enough to find a well renovated and still in good condition....it is good idea. But usually those so called reno and furnished already 10/20 years ago.

However There is also problem in valuation....u have to find the "right" bank that can loan u that extra...go around and ask banker on current scenario u will know.

Thats way I mentioned before to twyeow that I also wish to purchase a terrace in a good location two years ago, but it seems that only One residence offer at this price (700k).
I am glad that I bought one in Dua villas two years ago. It has a great elegant entrance and landscape and I am hoping the management will keep it up. For 700k, my brother now is looking at Teluk Kumbar unless he wants a old house which in previous discussion people mentioned that you need to spent another 100k to renovate and repair.

i m a strong advocate of good locations. i will either squeeze on renovation or stretch on financing. travelling is a daily affair, to and flo, worst if need to divert to fetch kids. got to really think carefully if you want to plunge in 100k+ for renovation in not so good location. usually when income grows, people will start to think of better locations. this is when they will be caught by the renovation especially it happens in very short period of time eg. 2 to 3 yrs

Now I am only 28 years old and i guess when my income grows to certain levels and at that time I probably will sell my terrace in One residence and get one in a better location. At least now my property has a capital growth at least 200k.
For most of people, their first home always not the idea. Once you save another few years plus the capital growth of your current property, then you can refinance or sell and get a better one. Thats way i think One residence is good for first home owners and young professional families.

i know some people who earn a lot still got their plan screw up by heavy renovation that they pour into every single home they bought/upgrade along the way.

hope your renovation cost didn't offset your capital growth of 200k coz potentially you could end up in bungalow/semi-d since at 28 you already in a terrace house.

i think it's a combination of factors, eg. profile of developer, land cost, and timing. One residence was launched b4 price hike. also, i think southbay is much more accessible (jelutong expressway) than sg ara. seaview, lifestyle and being integrated also play a part.

Kim, good location will appreciate faster, i m afraid i have to agree with Property guy. but don't get upset by his comment. now you make 200k, and you learn. next round you will make 2m. at 28, many people still "pok kai" including me.

Sg Ara also consider not so good location?
Cant imagine how would you consider the Teluk Kumbar, Batu Maung or needless to say Balik Pulau.

Location is definitely 1st concern, however you also need to consider the neighborhood+community. For eg. some of the Minden heights house next to Kampung cannot fetch good price. Then in Taman Sri Nibung, there is also 2 rows are next to Kampung and the prices too are suppressed compare to other sides of the housing areas.

Nowadays younger people would not just location only, but branding and concept too. at least you don’t have to pay toll to Sg Ara! 

But Funny that ppl say SG Ara no good LOCATION but keep stay in this forum?!

Actually location is also depends on your daily life.
Of course, we no need rocket science to confirm Greenlane/Island glades is VERY STRATEGIC location, especially if u r on business or working in town.
But if you are working in FTZ or somehow involved FTZ business then SG Ara is good too. in term of schooling too it is better than Bt Maung. at least there is one reputable Chinese School Chong Cheng, further our u have MinSin Then KwangHwa. Then access to PhorTay and ChungLing too are nearer than Bt Maung.

Batu Maung and Sungai Ara, what difference does it make? If town area, air itam or bayan lepas, then I can see the differencelar. Small differences, people will be able to adapt one.
Last time, I remember people consider bayan lepas/bayan baru area like some kampung far away, but right now the the perception has changed already.

I think children should not play in the pool without supervision. Even standing beside a swimming (which of course do not have railing at all in all pools I ever seen) can even be riskier.

Then on the concern of flood, let’s look at the common sense on actual site. There are only 3 phases with the middle mainly built for Koop member.

Which side/phase is the river located?
Which side near to the hill (higher) ground?

External beauty would surely be nice, however Do not judge a book by its cover.
You need to know why some phases/project need lots of makeup while some do not need to.

Probably the renovation may take some times...usually 2-4months. I heard that only allow engage licensed contractor from management office for any renovations. I guess this could also slow down the renovation progress. Licensed Contractor = Gangster Contractor???

oc handed over in May. buyers need to check defect and feedback, developer need to fix the defects before renovation work can get started. All this takes at least 4 months. So people will start move in from Oct'12 onwards.

I will not let one residence down and I Have zero tolerance with gangster or bad security. Remember we all pay 220 a month. 2 security guards not enough we hire one . This is our own compound we can even put CCTV . Now we can't do much because developer has to fix all defects. After 6 months if this still happen I will urge we form our own management. If security guards not good enough we change to another security guard company.

I own a unit as well in Dua villas. Before we launch any complaint to the developer, we need to give them an opportunity to fix all these first. my unit also have some defects and I guess this is very common issue with brand new house. Because there are so many units there so it probably will take a bit of time. I have purchased a brand new house in Australia as well and having the same issue at the beginning.

As I mentioned before I have zero tolerance with bad security. We, as a community should work together.

Ewelee, i understand your frustration. it is a bit hard to investigate the issue now as there are so many construction workers going on. After few months when all these works have done, we will tighten up our security and make our community safer for our family.

If IDEAL did not fix all these defects, although I am PhD holder in science, I have friends who are PhD holder in law, we will take any possible legal action. We can also lodge complaint to the consumer affair association. Now is 2012, not back in 15 years ago where Ideal can do whatever they like.

sinofi, as far as i know, almost all dua villas hv this problem. i ask the site ppl, the so called 2 "pillars" behind are not concrete pillars. luckily the 2 side walls structure still fit enought. only problem is the back wall which hv opening for windows and doors. if they just use the green wire to fence up, there are no ppl will complaint. now they build the wall there yet no ground beam. the rest you guys hv to ask the proffesional (C&S) to comment. me only hv working experience.

if normal crack like what happened in carpark, you guys are encourage to use NSG cement to repair. normal soil settlement, NSG cement is the best solution. the waterproofing specialist will hv it. there are few brands you guys can hunt for which Pantent, Sika etc. those hardware shop selling cement can get it.

Looks like the old Ixexl issues are repeating.

1. Appointed contractor. If you make enough noise, letter to Police and Dev boss, you may be excluded, but that really took a lot of effort and time.
2. Poor management team. You all may form the JMC and replace them after 1 yr, but the account is a problem. Difficult to get back the fund even a few warning letter by local authorities to them.
3. No maintenance fee by some units. They will be able to showed you the receipt that they already pay 24 months upfront.

I am one of the sathu owner, I have no problem engaging my own contractor. As far as i know, you are free to do so. But for building materials, it is indeed control by a 3rd party (hardware store at sg ara, but their pricing is standard) I know, as i confronted them. Reading back those post, it is funny that people tends to blame management for everything and anything. Petty theft is everywhere, it doesn't mean a G&G will stop crime.

I found the cracking problem can be found almost everywhere for Dua Villa unit. The wall at car park, the wall at backyard, and the wall at the bottom of the front door. Some of cracks are up to a scary 1cm!! Is it solely due to non-cement beam problem at the backyard? Or the whole land of Dua Villa is actully sunking? Quite worried about this and this is absolutely unacceptable, the construction work has just finished early this year!!

ewelee, have you logged police report for your own case? it shouldn't be difficult to track down given that only developer's subcontractor, management office or surrounding "gangster" contractors could have done it. All of them have rightful access to the G&G area with authorization letter from management, this make the security hard to hunt them down. This is inherent risk with every project. According to my Interior Designer, this happened at central park too. What you should do is to log police report so that police can patrol this area.

Having going to see units in SATHU & TREE RESIDENCY, there is one funny observation.

The agent used the access card to enter through the guard house but for TREE, he have to wind down window but for Older SATHU can just do it in the car?
Same developer but why difference system?
