Belleview launching projects worth RM500mil

Belleview Group is launching residental and commercial properties on the island with an estimated gross development value (GDV) of more than RM500mil this year.

Group managing director Datuk Sunny Ho told a press briefing that the projects comprised 227 houses for Palmyra Residences in Balik Pulau, 1,300 condominiums at three high-rise schemes in Air Itam, 62 terraced and semi-detached properties in Bukit Dumbar, and the 1st Avenue shopping mall complex in George Town.

“We are launching now because of the lower raw materials prices. Steel, for example, is now about RM2,000 per tonne from about RM4,000 earlier this year.

“The prices of other materials have dropped by about 30% compared with earlier this year,” he said.

Banks were also offering attractive housing loans at an all-time low interest rate of 2.2% per annum, he said, adding that Belleview also believed the global economy was on its way to recovery.

The Palmyra Residences comprises double-storey terraced and semi-detached houses priced from RM373,000. The properties have built-up areas ranging between 1,625 and 1,976 sq ft.

In Air Itam, the condominium units under Melody Homes, All Seasons Park and All Seasons Place will be built on a 20-acre site, which will also house a 250,000 sq ft commercial complex.

In the third quarter, Belleview will launch 1st Avenue, a shopping mall with an estimated gross commercial area of 600,000 sq ft, next to Komtar. - By David Tan (The Star)

I heard that there is a seond phase coming up along the same row, when is the next launch date? Should i wait?

04-2821999, heard that phase 1 going to finish and phase 2 when launch the price will be RM430k, if you want to buy any property better make it fast because after september the price going to increase and msia government going to increase the petrol RM2.00 that time everything start expensive.

i went to the site this morning,phase 1 still left less than 10 units and phase 2 going to lauch in next month but price will be increase again.

You mean the same patern of terrace but revise price? Have anyone try going in the weekdays and chk with the traffic flow, since in-between the road leading to the P'residences is a chinese & sport school? Do anyone have any idea as to when the new road leading from B lepas to Genting?

If so.. how much do you think it cost for a home in Balik Pulau, 20 x 70? Its pretty hard to find a unit that surround with so much green nowadays. In fact BP is slowly and neatly coming up? What says you.. in the next 15yrs, it turn out to be next establish place in the orient.

RM300K is reasonable price for 20x70 DST in Balik Pulau. I heard that Bellview project LA is 20x62 only, how come the price up to RM373K and even now up to RM393K ?

I've heard from B Pulauian that the best spot for a landed is around Sg Pinang area,How true was that? Cause theres a runnning stream along the project...It gives a cooling effect

Hi Mr Wong im planning to sell around 388k. Its just a transfer of name, the SnP not signed yet.

Im not from BP so i dont really know which is the best area. I just feel that Palmyra would be a good investment due to the potential future development in BP. It is also quite easily accessible and not deep inside BP.

Sometimes really unbelievable, Penang's landed house so laku even in Balik Pulau. Anyway, Palmyra Resindences deisgn is nice and it is just 15-20 min or 12km from Bukit Jambul Parview Tower. We can't get new double storey house in Penang by $379K somemore with Belleview group.

Frankly, this is the first property im investing in. Not sure if its the right decision, but i bought it to invest, not to live in, so ill be happy to make just a little profit off it =)

The latest price for Nypa already gone up to $419K. Then the 2nd phase will be launching soon in next month. I belive, when the project complete after 2 years, it will be increase again and it might be $450K++. Anyway, there's a risk there and it depend on how much risk you want to take.

if you refer to today Kwongwah press and if what they are talikg is true, probably 419k may worth. I'm also a bit surprise that Balik Pulau now is new housing developing area growth with so fast.

i think 419k is the type B 20x64 ft while type A 20x62 is 393k.

This project should be a good investment. I heard 2 universities coming up, one of them is the LimKokWing U. Anyways Balik Pulau is still famous for its Laksa and the Durian Orchards. Way to go Dato Sunny Ho.

If not mistaken one is a unit of USM and the other one is LKW. With the current political issues, there is no hurry for the Fed Govt to decide. I have read this sometime ago in the business column of The Star newspaper. I have o dig deeper for more info.
